Cleaning Services Cost South Coast NSW 2026 - Complete Pricing Guide
The South Coast is not one cleaning market but a string of them, running from Wollongong under the escarpment down through Kiama and Jervis Bay to Batemans Bay, Merimbula and Eden. Wollongong behaves like a small city, with a university, a steel industry, apartment stock along the beachfront and cleaners who work a tight urban patch. South of Nowra the pattern changes completely into holiday towns where the population multiplies over summer and the whole trade reorganises around changeovers. On price in 2026, a regular three bedroom clean runs $135 to $240, a one-off deep clean $340 to $700 and a three to four bedroom bond clean $480 to $950. A holiday house changeover is $110 to $240, window cleaning inside and out $200 to $460 and single storey gutter cleaning $200 to $440. Two local factors drive the exterior work. The escarpment makes the northern Illawarra one of the wetter inhabited parts of the state, so mould, algae on shaded walls and slow drying are ordinary costs through Thirroul, Austinmer and Coledale. And the sand on this coast is unusually fine and pale, especially around Jervis Bay, so it travels indoors further than ordinary beach sand and works deep into carpet backing. A great deal of the older Illawarra and coastal housing is also clad in asbestos cement sheet, which must never be pressure washed or abraded, so ask about the cladding before anybody aims a lance at a wall. Book January changeovers in the winter before.

Cost Depth: Four Hundred Kilometres of Coastline
No cleaner services this whole region, and understanding that is the key to getting a sensible quote. Wollongong and the northern Illawarra support a dense urban market with plenty of operators and short travel. Kiama, Gerringong and Berry sit in an overlapping band. From Nowra south the towns are separated by real distances and each has its own small pool of cleaners.
Which means a Batemans Bay property is quoted by a Batemans Bay operator, and an Eden property by somebody local to the far south, with no realistic prospect of competition from Wollongong 400 kilometres up the highway. In the northern half you can shop around properly. In the southern half you are negotiating with a short list, and in January with whoever has a slot left. Knowing which half you are in before you start ringing saves a good deal of frustration.
Costs reflect property size and condition, salt and fine sand exposure, rainfall and shade under the escarpment, whether the property is a permanent home, a holiday house or a student rental, the distance a cleaner travels between towns on a long coastline, and the season, with January and Easter tightening availability sharply on the holiday stretch.
Cleaning Costs Across the South Coast for 2026
This region covers more than 400 kilometres of coastline and contains at least three separate cleaning markets that barely touch each other. Wollongong and the northern Illawarra form the first and the largest. A university city with apartment stock along the beachfront, a deep rental market and a dense enough population to support plenty of operators working short distances. Rates there sit a little below Sydney and availability is reasonable through most of the year, with a sharp exception around student lease turnover.
The Shoalhaven and the southern towns form the second, and they run on holidays. Huskisson, Vincentia, Mollymook, Ulladulla, Batemans Bay, Narooma, Bermagui, Merimbula and Tathra see their populations multiply over summer, and the cleaning trade reorganises around changeovers through January and Easter. Short stay turnover cleaning is the dominant product in those towns rather than a sideline. The third is the hinterland, running back from the coast through Berry, Kangaroo Valley, Milton, Moruya and the Bega Valley dairy country. Acreage, rural blocks, tank water, septic systems and long driveways, priced on travel as much as on floor area. Interior rates are modest and the exterior work is substantial.
Two physical factors cut across all three of those markets. The Illawarra escarpment forces moist air up and makes the northern suburbs some of the wetter inhabited country in New South Wales, which puts mould and algae on the permanent cost list. And the sand along this coast, particularly around Jervis Bay, is exceptionally fine and pale, so it travels indoors and into carpet backing further than ordinary beach sand does. Statewide figures sit on the NSW cleaning services hub.
What Cleaning Costs Along the Coast
Rates vary along this coastline more than they do within any single city market, and the driver is supply rather than wages. Independent operators across Wollongong and the northern Illawarra charge $48 to $85 an hour and two person teams $85 to $125, with competition keeping the lower end honest. South of Nowra the hourly figures are similar but the minimum bookings lengthen, and in the far south towns a cleaner may be one of only three or four servicing the district. That changes the nature of the negotiation entirely.
Season matters more here than in any inland market. Through January and over Easter the holiday towns absorb every available hour, and a permanent resident in Ulladulla or Batemans Bay wanting a one-off deep clean in the first week of January is competing with several hundred changeovers. The same job booked for May or August costs less and offers a choice of operator.
Property type splits the pricing as much as location does. A beachfront apartment at North Wollongong has narrow scope and awkward access. A four bedroom holiday house at Vincentia has wide scope and a hard deadline. A dairy farmhouse outside Bega has long travel and a septic system. Each is quoted on a different basis, which is why a single regional average means very little.
Specialist work is often more local than people expect. Carpet cleaning and window cleaning operators cover the Illawarra comfortably, while in the far south the same services may come from Bega or Canberra with a minimum job value attached. Where several properties can be done on one trip, that travel cost spreads and the per property figure drops noticeably.
| Service | Price Band | Charged How | What Pushes It Up |
|---|---|---|---|
| Independent operator, Illawarra | $48-$85 | Per hour | Competitive market, short travel |
| Independent operator, far south | $55-$90 | Per hour | Thin supply, long distances |
| Two person team | $85-$125 | Per hour | Large holiday houses, student cleans |
| Regular house clean, 3 bedroom | $135-$240 | Per visit | Weekly or fortnightly, lower hourly rate |
| One-off deep clean, 3 bedroom | $340-$700 | Per job | Cheaper outside January and Easter |
| Bond clean, 3 to 4 bedroom house | $480-$950 | Per job | Carpets, windows and yard usually extra |
| Minimum booking, holiday towns | 3-4 hours | Per visit | Longer again in the far south |
Wollongong, the Shoalhaven and the Far South
Treating this coast as one region produces misleading quotes, because the three stretches operate on different logic. Wollongong is a city of its own with a university, an industrial base at Port Kembla, a beachfront apartment belt and suburbs running up against the escarpment. Cleaners there work an urban patch, fit several jobs into a day and compete on price. The complications are the ones a city brings: strata buildings, parking in the central suburbs and a student rental cycle that distorts November and December.
Kiama, Gerringong, Berry and Shellharbour form a transitional band. Close enough to Wollongong that operators will travel down, popular enough with weekend visitors that holiday letting matters, and increasingly occupied by people who moved out of Sydney. Pricing sits between the city and the holiday towns, and availability is generally reasonable outside peak weekends.
From Nowra south the towns become genuinely separate. Huskisson, Ulladulla, Batemans Bay, Narooma, Bermagui, Merimbula and Eden each support a small local trade, with meaningful distances between them. A cleaner in Narooma is not going to quote a job at Ulladulla for a single visit, and nobody is driving from Wollongong. In practical terms, your available market is whoever lives within about half an hour.
Batemans Bay and the towns around it have one further wrinkle worth knowing. They sit closer to Canberra than to Sydney and much of the holiday trade comes from there, which shifts the peak pattern slightly toward Canberra school holidays and long weekends. Operators in that stretch plan their year around a different calendar from the one Sydney-driven towns use.
| Stretch | Operator Supply | Peak Pressure | Dominant Work | How To Approach It |
|---|---|---|---|---|
| Northern Illawarra | Deep, competitive | November student leases | Regular and bond cleaning | Compare three or four quotes |
| Wollongong city and suburbs | Deep, competitive | November and December | Regular, strata, student | Shop around on price |
| Shellharbour to Berry | Moderate | Peak weekends and Easter | Mixed home and holiday | Book ahead for weekends |
| Shoalhaven holiday towns | Small local pools | January and Easter | Holiday changeovers | Standing arrangement essential |
| Eurobodalla and Batemans Bay | Small local pools | Canberra school holidays | Holiday changeovers | Different calendar, book early |
| Bega Valley and the far south | Very thin | January | Holiday and rural | Whoever is within half an hour |
| Hinterland and dairy country | Thin, travel priced | Year round | Rural property work | Batch into longer visits |
The Escarpment, Rainfall and Mould
The northern Illawarra is one of the wetter inhabited parts of New South Wales, and the reason is sitting directly behind the houses.
The Illawarra escarpment rises steeply a short distance inland, forcing moist onshore air upward and wringing rain out of it. Suburbs tucked against that wall, through Thirroul, Austinmer, Coledale, Scarborough, Stanwell Park and Mount Keira, take considerably more rainfall than Sydney and lose winter sun early because the ridge blocks it. The practical result is houses that stay damp and southern walls that barely dry out between showers. Algae and lichen on exterior surfaces is the visible consequence and it is relentless on shaded elevations. Render, painted weatherboard, fibre cement, paving, retaining walls and roof tiles all green up on the escarpment side, which puts house washing and roof cleaning on a shorter cycle than almost anywhere else in the state. Owners there typically wash exteriors annually where two or three years would do inland.
Indoor mould follows very much the same pattern. Cold damp external walls, limited winter sun and shut houses produce condensation, and the escarpment suburbs carry a great deal of older fibro and weatherboard housing on piers that relies entirely on subfloor ventilation. Decades of landscaping, concreting and extending have blocked the vents on many of them. Treatment runs $170 to $500 for a bathroom and $230 to $620 for ceiling mould removal, though the fix is almost always ventilation rather than cleaning.
Landslip risk is the other escarpment factor and it affects cleaning indirectly. Properties on steep ground with retaining walls and benched driveways need their drainage kept genuinely clear, because a blocked agricultural drain or surcharging downpipe saturates fill that is already marginal. Clearing gutters, ground drains and surface drains on those blocks is maintenance with consequences well beyond appearance.
Living With Rainfall Under the Illawarra Escarpment
Expect the shaded elevation to be the problem. The southern and escarpment-facing walls green up first, stay wet longest and need washing most often, while the northern face may look fine for years. Soft wash those surfaces with a detergent at low pressure, and do not blast them, particularly on the older fibro and weatherboard stock, and accept that an annual cycle is normal here. Indoors, the fix is nearly always air movement. Confirm the bathroom fan discharges outside and not into the roof space, walk every elevation to check the subfloor vents are clear of garden beds and paving, and keep furniture off cold external walls. Then keep the drainage clear on any sloping block, because on the escarpment a blocked drain is not just a cleaning issue.
The shaded wall is where everything starts, and indoors it is nearly always a ventilation problem.
Fine Sand and Salt Exposure
Sand on this coast behaves differently from sand elsewhere, and the difference shows up in carpet and door tracks. The beaches around Jervis Bay are known for sand that is unusually fine, pale and rounded, and the same character runs through much of the coastline south of Shellharbour. Fine sand travels further on feet, towels, dogs and wetsuits than coarse sand does, and once it reaches a carpet it works down through the pile into the backing where no domestic vacuum will recover it. That is where it does its damage, grinding against the base of the fibres with every footstep.
Door and window tracks are the second place it accumulates. Fine sand packs into sliding door channels and destroys the rollers, and on a holiday house with constant traffic through a single sliding door that happens within a few seasons. Vacuuming the tracks out is the whole technique, because a cloth pushes the grit deeper into the channel. A narrow crevice tool and two minutes a month will outlast any amount of wiping.
Salt then does the chemical half of the damage. Marine aerosol settles as a hygroscopic film that draws moisture out of the air whenever humidity rises, which is why glass cleaned on a still afternoon can look hazy by the next morning without rain. Aluminium frames pit, powder coating chalks, stainless that is not grade 316 develops tea staining and door hardware stiffens. Rinsing frames, screens, balustrades and hardware with fresh water through the warmer months slows all of it. A hose run over the exposed elevation every few weeks costs nothing and buys years of fitting life.
For an owner the consequences show up as a cycle rather than a rate. Coastal properties here need window cleaning three times a year or more where twice would serve inland, and exterior washing sits at the upper end of its band because salt-bound grime wants detergent and dwell time. Where tea staining has established on stainless, an oxalic acid based cleaner such as Bar Keepers Friend lifts it without the chlorides in a general bathroom spray that make the corrosion worse.
| Stretch | Exposure | Window Cycle | Exterior Wash | Main Issue |
|---|---|---|---|---|
| Stanwell Park to Coledale | Surf plus escarpment rain | 3 times a year | Annually | Algae on shaded walls and salt |
| North Wollongong to Port Kembla | Open surf, urban | 3 times a year | Annually | Salt film, apartment glass |
| Shellharbour, Kiama, Gerringong | Open surf | 3 times a year | Every 1 to 2 years | Salt and coarse sand |
| Huskisson, Vincentia, Hyams | Bay, very fine pale sand | 3 times a year | Every 1 to 2 years | Fine sand in carpet and tracks |
| Mollymook and Ulladulla | Open surf | 3 times a year | Every 1 to 2 years | Salt and leaf in gutters |
| Batemans Bay to Narooma | Surf and estuary | 3 times a year | Every 1 to 2 years | Salt without drying wind |
| Merimbula, Tathra, Eden | Surf and inlets | 3 times a year | Every 1 to 2 years | Salt, oyster country humidity |
Holiday Houses and the January Peak
From Nowra south, holiday changeover is the main event of the cleaning year and January is the whole argument. Towns along this coast see their populations multiply over summer. Families fill Huskisson, Vincentia, Mollymook, Ulladulla, Batemans Bay, Malua Bay, Narooma, Bermagui, Merimbula and Tathra on week-long or fortnight bookings, overwhelmingly from Sydney in the north and Canberra further south. A one or two bedroom property turns around for $110 to $170, a three bedroom house $150 to $240 and a four to six bedroom group house $230 to $420.
Hosts most often underestimate the arithmetic of a peak Saturday. Every property in the street changes over in the same four hour window between a ten oclock checkout and a two oclock arrival, and the number of cleaners in town does not change in December. Hosts who hold a year-round arrangement, including the genuinely quiet weeks in June, get those slots. Hosts who ring in late November do not, at any price.
Scope on this coast has one addition that trips up newcomers to the trade, which is the sand. A property with sand still in the bed bases, the sofa seams, the shower recess or the door tracks produces a guest review that costs far more than the clean did. Experienced operators vacuum before they wipe, lift cushions out, check the outdoor shower and do the tracks thoroughly. Linen, restocking, a damage check with photographs and a reset to the property standard round out a proper changeover.
Deep work belongs in winter and should be booked then. Most hosts run two or three deep cleans a year, along with upholstery cleaning and mattress cleaning once the season ends is the usual pattern, because furniture on this coast absorbs a summer of sunscreen, salt and sand. Short term rental registration and fire safety requirements apply along the coast as elsewhere in the state, administered through the NSW Department of Planning, Housing and Infrastructure.
| Property | Turnaround | Linen | January Loading | Deep Clean Cycle |
|---|---|---|---|---|
| Studio or 1 bedroom unit | $110-$145 | $25-$45 | 20-35 per cent | Twice a year |
| 2 bedroom unit or cottage | $120-$170 | $40-$70 | 20-35 per cent | Twice a year |
| 3 bedroom house | $150-$240 | $60-$105 | 20-35 per cent | Three times a year |
| 4 to 6 bedroom group house | $230-$420 | $95-$180 | 25-40 per cent | Four times a year |
| Same day Saturday surcharge | $40-$100 | Not applicable | Standard in January | Not applicable |
| Outdoor shower and barbecue reset | $25-$60 | Not applicable | Not applicable | With each turnaround |
| Post-summer reset clean | $340-$700 | Separate | Not applicable | Counts as a deep clean |
Student Rentals Around the University
The University of Wollongong reshapes the rental cleaning market in a ring of suburbs, and it does so on a fixed annual timetable. Share housing concentrates through Keiraville, Gwynneville, North Wollongong, Fairy Meadow, Mangerton and Figtree, and those tenancies turn over in concentrated bursts at the end of the academic year and again mid-year. End of lease cleaners across the northern Illawarra book out through November and early December, and a tenant ringing a week before handover in that window pays a premium or takes whoever is left. Share house bond cleans have their own economics and the split is what makes them work. A four or five bedroom house costs $520 to $980 to clean properly, which divided between housemates comes to $105 to $245 each, and that is almost always less than the bond deduction that follows a rushed self-clean on the final afternoon. The difficulty is the housemate who left in September and stopped replying, which is an argument for agreeing the arrangement when the lease starts.
Condition in these properties skews toward particular problems more than general neglect. Ovens and cooktops carry the heaviest load because several people cook independently, bathrooms accumulate scale where nobody owns the task, and bedroom carpets take the wear. Those three items are where the hours go, and a cleaner quoting without seeing the oven is quoting blind. Send photographs of all three if you want a figure you can rely on.
One piece of timing advice saves real money. Arrange the clean for the morning after the last housemate moves out, with the property completely empty, instead of working around boxes and furniture. Cleaners charge for the obstruction, cannot do the floors and miss what sits behind things. Coordinating a single empty day is the cheapest thing a share house can do for its bond, and where the lease covers a yard, garden cleanup belongs on that same morning.
Getting a Student Bond Back in Wollongong
Agree the cleaning arrangement when the lease starts and not in the final week, because by then somebody has usually left town and stopped replying. Write down who pays what share and what happens if a housemate departs early. That one conversation at the start of the year is worth more than any amount of negotiation at the end of it. Have it done on a morning when the house stands completely empty, and arrange it in October for a December handover because the whole suburb turns over at once. Point the cleaner at the oven, the bathrooms and the bedroom carpets, since that is where the hours go in a share house. Keep the carpet receipt and photograph the property on the final day.
Settle the arrangement in March, book the cleaner in October, and hand back a completely empty house.
Moving Out and Getting the Bond Back
End of lease work along this coast carries two seasonal spikes, and knowing them is worth money. Expect $480 to $950 on a three to four bedroom house and $310 to $530 on a two bedroom unit, both assuming ordinary lived-in condition. Bond cleaning on this coast takes in the cooking appliances and rangehood, the wet areas, internal surfaces throughout, cupboards inside and out, skirtings and light fittings, internal glass with its tracks, and wall marks that lift without taking paint. The exclusions on this coast follow a recognisable pattern. External glass matters more here than inland because of the salt film, carpets carry fine sand in the backing, and most properties have a balcony, courtyard, outdoor shower or carport that sits outside a standard quote. On a holiday house the barbecue and the outdoor setting get inspected too, which surprises tenants moving out of one.
Sand makes carpet treatment close to unavoidable on the way out of a coastal tenancy. Where carpets were done professionally when the tenancy began most agents want a receipt showing the same at the end, and end of lease carpet cleaning at $38 to $78 a room adds $150 to $310 on a three bedroom house. Book the extraction for a morning when the place can be opened up, because carpet left damp in coastal humidity develops an odour inside a fortnight. The two spikes are November and December for student leases in the Illawarra, and late January through February when holiday season staff and seasonal tenancies end further south. Those are the periods when availability decides the outcome rather than price. Three weeks notice is the sensible lead time in the north and longer in the far south towns, where the operator list is short in the first place.

| Wet areas and laundry | Yes | Included | Salt scale builds on shower screens |
| Internal glass, tracks, flyscreens | Yes | Included | Ask that tracks are vacuumed, not wiped |
| External windows | No | $140-$360 | Salt film makes these more visible |

What the Tenancy Law Asks of You
The whole of a contested bond usually turns on two words from the residential tenancy legislation.
A tenant must keep the premises reasonably clean during occupation and, at the end, hand them back as near as practicable to the state the ingoing condition report recorded, with fair wear and tear discounted. Official guidance lists the ordinary duties in plain language, covering dusting, clearing cobwebs, washing windows, replacing light globes and keeping any garden in order. On a coastal property with a yard and an outdoor area that garden duty carries weight. Reasonably clean describes a condition and prescribes no method at all. It does not say professionally cleaned and it does not on its face require a receipt. Where a lease contains a professional cleaning clause, that clause has to survive scrutiny on the facts of the individual tenancy, and the body applying that scrutiny is the NSW Civil and Administrative Tribunal.
Fair wear and tear gets stretched by both sides. Wear that comes from simply living somewhere across a tenancy is not a cleaning failure, so a worn traffic path in hallway carpet after four years, faded paint and light scuffing are not deductions. Grime allowed to build, oven carbon, shower mould left untreated and salt damage allowed to establish are not. Reasonableness is weighed against the age of the building, the rent charged and the expected life of the fittings.
Documentation decides the rest and on this coast mould records matter particularly. A tenant who reported damp in writing when it appeared stands in a far better position than one who cleaned it quietly for two years and was then charged on the way out, which is a live issue in the escarpment suburbs. The bond itself sits with the state until the parties agree or an order releases it, with forms and timeframes published on the New South Wales Government website.
Handing Back a South Coast Rental
Go back to the ingoing condition report before you start, since it is the benchmark everything is measured against. If it recorded the courtyard swept and the outdoor shower clear, that is the standard going back. Pay attention to whatever it noted about damp, because in the escarpment suburbs that note is what protects you if growth advanced over a wet couple of years. On the final day photograph everything, the oven interior, the window and door tracks, the balcony, the outdoor shower and the carport included, and keep the carpet receipt. If it will not resolve, the tribunal is built for people running their own matter, the filing fee is small, and what gets compared is the ingoing report with ordinary wear discounted. Spotless has never been the test applied.
Work to the ingoing report, photograph the outdoor areas as well, and report damp in writing when it starts.
Carpet, Sand and Slow Coastal Drying
Carpet on this coast fails from underneath, and the cause is mechanical and has nothing to do with staining.
Fine sand works down through the pile and settles in the backing, beyond the reach of any domestic vacuum. Every footstep after that grinds those particles against the base of the fibres, and the visible result is traffic paths that look flattened and dull long before the carpet is old. By the time it shows, the fibre damage has already happened, which is why deep extraction once or twice a year pays for itself here. Hot water extraction handles embedded sand better than anything else and is what agents expect at end of lease. Steam carpet cleaning runs $38 to $78 a room with a minimum around $130, and drying takes four to eight hours in a ventilated house. In coastal humidity, and especially in a holiday property that gets locked up afterwards, that stretches considerably and residual moisture is what brings odour back a fortnight later.
Low moisture methods have a real place for that reason. The options land at a similar price through dry carpet cleaning and encapsulation, leave the carpet walkable within the hour and suit apartments, upstairs rooms, winter bookings and any property that cannot be aired out afterwards. Surface soil comes up well and deep soil less so, which is why a neglected carpet still wants extraction first. Two specifics on this coast are worth adding to that. Pet urine and salt both reach the underlay, so carpet odour removal needs an enzyme treatment that gets down there and not a surface deodoriser. On a holiday property, book the extraction for the start of a vacant stretch and not the day before a booking, because handing a guest a damp carpet in February is how a property earns a review it cannot undo.
| Approach | Price | Usable Again | Best Fit | Limitation |
|---|---|---|---|---|
| Hot water extraction | $38-$78 a room | 4-8 hours, longer in humidity | Embedded sand, end of lease | Drying in a locked up house |
| Dry or encapsulation | $38-$72 a room | Within the hour | Apartments, winter, holiday turnarounds | Less effective on deep soil |
| Hire unit, Britex or Rug Doctor | $45-$65 a day plus chemicals | Overnight at least | Topping up between visits | Leaves water behind |
| Stain treatment | $35-$140 a stain | With the main clean | Specific marks | Some stains will not shift |
| Pet odour enzyme treatment | $90-$280 a room | Up to 24 hours | Urine reaching the underlay | May need a repeat |
| Mattress clean and sanitise | $80-$200 a mattress | A few hours | Holiday properties, allergy households | Does not fix a worn mattress |
| Flood or water damage extraction | $190-$650 plus drying | Days | Storm and burst pipe | Underlay often replaced |
Windows, Gutters and Exterior Washing
Exterior work is where this coast diverges most from inland pricing, and the sequencing saves as much as the shopping around does. Glass inside and out comes to $200 to $460 on an average house, moving with pane count, second storey access, whether tracks and screens are included and how far the glass has gone. Confirm the flyscreens are in the price and ask that they come out and get hosed from the outside in, because screens hold the salt and fine sand that wash straight back down onto the glass with the next rain. Clearing gutters costs $200 to $440 on a single storey and $400 to $780 on a double storey, and it is maintenance work rather than appearance, and in the leafy escarpment suburbs and the hinterland towns it wants doing twice a year. Gutter cleaning cost moves with roof pitch, gutter height, whether there is guard to lift and reinstate and how much comes out. Once a tile roof gutter blocks, water backs up under the tiles at the eave, and in this climate that leak does not dry out on its own.
Pressure cleaning and house washing are different jobs at different pressures and the distinction matters on the older stock. Pressure washing sits at $0.80 to $2.50 a square metre and suits driveways, paths and concrete, where hard pressure causes no harm. Anything rendered, painted weatherboard or fibre cement wants a soft wash, and on the Illawarra fibro stock that is not optional, since asbestos cement cladding must never be pressure washed or abraded. Roof cleaning deserves care on the escarpment side. At $650 to $1,900 for a single storey house it removes the lichen and moss that thrive in high rainfall and visibly transforms a tile roof, but working at height on wet tiles carries real risk and older tiles crack under foot. Confirm the operator holds public liability cover and works to the height safety requirements enforced by SafeWork NSW, and decline any quote that has somebody walking an old tile roof without fall protection.
Getting Exterior Work in the Right Order
Work top down and book it as one package. Gutters first, because the debris comes down the walls. House wash second, for the same reason the gutters came first. Windows third, once nothing further will run over them. Driveway and paths last, since everything rinsed off the building ends up there. Owners who book these as separate jobs in a random order pay to clean the same surface twice over.
Two timing points matter on this coast as well. Washing glass and paintwork in a hot onshore wind means the detergent dries before it is rinsed and the salt-laden air puts a film straight back on, so an early morning on a still day lasts noticeably longer. And on the escarpment side, pick a genuine dry spell, because a soft wash that gets rained on before it has been rinsed properly leaves streaking.
Gutters, walls, windows, driveway, booked together and started early on a still morning.
Beachfront Strata and Common Property
Wollongong and the coastal towns carry a substantial apartment stock, and in a strata building the cleaning boundary is not where owners assume. In a strata scheme the lot is broadly the internal space and its finishes, while the structure, external walls, roof, corridors, lifts, car park and usually the external face of the windows are common property maintained by the owners corporation. Cleaning responsibility follows that line almost exactly. You arrange the inside of your apartment; the building arranges the lobby, the corridors, the bin room and in most schemes the outside of the glass.
Beachfront buildings carry two costs that inland strata does not. Salt attacks balustrades, lift door frames, letterboxes and external hardware continuously, so rinsing and detailing those is a genuine line item in the budget rather than a nicety. Sand comes through lobbies and lifts all summer, which means entry matting and hard floor maintenance need more attention from December to February than across the rest of the year combined.
Balconies are the usual grey area and worth checking before engaging anybody. Many schemes treat the balcony floor surface as lot property and the slab and balustrade structure as common property, which means an owner can clean and seal the tiles but should not be commissioning work on the balustrade or the underside. An owner who pays for work on common property can find they cannot recover it. The strata manager will confirm the position in a single email, which is worth sending first.
Periodic work belongs in the scheme ten year plan rather than the monthly invoice. Corridor carpet cleaning, hard floor stripping and sealing in lobbies, car park pressure cleaning, high level dusting and facade washing are all periodic, and on a beachfront building the facade cycle is shorter than inland. A contract that folds them into the monthly figure makes it much harder to see what the scheme is buying.
Hinterland Acreage and Dairy Country
Behind the coastal strip sits a band of acreage and farming country that prices cleaning on entirely different grounds. Berry, Kangaroo Valley, Jamberoo, Milton, Moruya, Cobargo and the Bega Valley dairy districts carry rural blocks, hobby farms, guest cottages and working properties. Travel dominates the quote on these addresses, and an operator losing forty minutes each way wants a longer minimum booking than a two hour visit. Batching the house, the windows and anything seasonal into one longer visit is the single most effective saving available.
Tank water and on-site wastewater are both standard out here and both change what a contractor should do. A pressure washer draws six to fifteen litres a minute, so exterior work can take thousands of litres from a tank, and anything applied to the roof or washed out of gutters reaches the drinking supply unless the downpipes are diverted first. On the wastewater side, a whole house worked through with chlorine products in one session is what tips a septic system over.
Humidity in the valleys behind the coast is higher than on the beachfront, which surprises people. Cool air settles in a valley overnight and sits there, so houses at Kangaroo Valley or in the Bega hinterland can run damper than a house at Mollymook with the wind off the water. Mould in wardrobes, on ceilings and in cupboards is the common consequence, and the fix is ventilation and not repeated cleaning. Dairy and stock country adds its own pattern. Fine dust from feed sheds and laneways travels to the house on the prevailing wind, flies peak with warmth and stock movement, and cobwebs under eaves rebuild within days through the warmer months. Clearing webs is cleaning at $80 to $220 as part of an exterior visit, while a residual perimeter treatment through pest control at $180 to $400 keeps them off for months.
Bush Fire Prone Land and Ash
Large parts of this region sit in bush fire prone land, and on those properties gutter clearing carries a second purpose beyond drainage. The escarpment reserves behind the Illawarra, the forest country west of the Shoalhaven and the heavily timbered land through Eurobodalla and the Bega Valley all put houses against bushland. Eucalypt litter accumulates in gutters, roof valleys, under timber decks and against external walls, and each of those is an ember ignition point rather than simply a blocked drain. That reframes the timing of the whole job. Late winter through early spring is the window, so a property is clear before conditions turn and not during the season, and gutter cleaning in bushfire zones belongs on a fixed calendar and should not wait until somebody notices. Property preparation guidance for the season is published by the NSW Rural Fire Service.
Ash is the cleaning consequence that follows any significant fire or smoke event, and it reaches well beyond the fire ground. It settles on roofs, in gutters, on glass, on solar panels and on outdoor furniture, and because it is alkaline and abrasive it should be hosed off before any cloth touches it. Dry wiping ash across glass or paintwork leaves fine scratching that shows up as permanent haze. On a property collecting rainwater the roof matters doubly. Ash washing into a tank affects water quality and not merely the taste, so the sequence is to disconnect or divert the downpipes, clean the roof and gutters, let decent rain flush everything through, and reconnect afterwards. Guidance on rainwater tank supplies and household water quality is published by NSW Health.
Cleaning Tasks That Count as Fire Preparation
Clear the gutters properly in late winter, lifting and reinstating any guard, and clear the roof valleys as well because they collect from two planes and hold more than the eaves do. Rake litter out from under timber decks and back from the base of external walls, and move stacked timber, boxes and matting away from the building. All of that is work a cleaner or gardener can do. After a smoke event, hose roofs, glass, panels and outdoor furniture before wiping anything, since ash is alkaline and abrasive and a dry cloth will scratch. On a tank-supplied house, divert the downpipes first and leave them diverted until real rain has flushed the roof. Solar output also drops measurably with ash on the panels, which is worth a clean in its own right.
Hose first and wipe second, and on a tank house divert the downpipes before anything goes near the roof.
Hiring a Cleaner in a Small Town
South of Nowra the available market is whoever lives nearby, which alters how you go about engaging anybody. In Wollongong and the northern Illawarra you can compare three or four quotes and treat it as an ordinary purchase. In Narooma, Bermagui or Eden there may be a handful of operators covering the district, and they are selective because they can be. A property offering a standing arrangement, a flexible day and a clear brief gets taken on, while one wanting a single visit on a particular Saturday in January frequently cannot be serviced at all.
Insurance still matters and should still be asked for, whatever the size of the town. An independent operator should carry public liability cover, commonly $5 million or $10 million, and one with staff should hold workers compensation as well. Ask for the certificate of currency and expect a document rather than a reassurance. Reputable operators send it the same day without any friction.
Access arrangements need settling because many of these properties sit empty between visits. Holiday houses and weekenders run on lock boxes with a changeable code or smart locks with temporary codes, and the thing to agree is what happens if the cleaner cannot get in. In the hinterland add gates, dogs, a long driveway that cuts up in wet weather and patchy mobile coverage to the list. Consumer protections apply as they do to any service. Work must be supplied with due care and skill and be reasonably fit for purpose, and the national framework behind that sits with the Australian Competition and Consumer Commission. In a small town the practical advice is simply to raise a problem promptly, in writing, and give a genuine chance to put it right, because the relationship is worth protecting on both sides.
Being the Property an Operator Wants to Keep
Offer a standing arrangement in place of one-off work, be flexible about which day so you can slot into an existing run, and batch jobs into fewer longer visits. Give clear directions, a gate protocol, confined dogs and a contact number that works where mobile coverage is poor. Say upfront if the property is on tank water or septic, since both change what the cleaner brings. Then set the brief properly on the first visit. Walk the property, name the surfaces needing particular products, point out anything fragile, say which rooms matter most on a short week, and mention allergies and pets. Request the public liability paperwork, confirm the rate and what happens if the job runs over, and agree cancellation notice in both directions.
In a short market, being easy to service is worth more than being willing to pay more.
Pricing Town by Town
Along a coastline this long the quote is set mostly by which pool of operators can reach the address. In the northern Illawarra, from Helensburgh through Thirroul to Wollongong and Port Kembla, competition is real and rates sit at the lower end. The complications there are urban ones: strata access, parking in the central suburbs, escarpment damp and the student lease cycle. Interior pricing is the most competitive anywhere in the region.
Through Shellharbour, Kiama, Gerringong and Berry the market transitions. Operators will travel down from Wollongong, weekend visitors support some holiday letting, and prices sit between the city and the holiday towns. Availability is generally workable except on peak weekends and through the Easter stretch.
From Nowra south each town prices on its own supply. Huskisson and Vincentia carry holiday loading and fine sand. Ulladulla and Mollymook behave much the same way. Batemans Bay and Narooma run on a partly Canberra-driven calendar. Merimbula, Tathra and Eden sit far enough south that specialist services may come from Bega or across the border, with a minimum job value attached. North of Helensburgh the market becomes metropolitan and joins the much deeper Sydney cleaning market, while inland and up the escarpment it runs into the Southern Highlands market, which prices on entirely different grounds again.
The other coastal regions in the state face a version of the same salt problem. The Central Coast deals with fine sand and a large stock of older fibro cladding, and the Newcastle market adds deposited port dust to its exterior cycle.
Two inland regions have no salt at all and price on other things entirely. The Hunter Valley works on travel distance and rural dust, while the Blue Mountains spends its exterior budget on gutters and fire preparation.
| Town or Stretch | Regular Clean, 3 Bed | Bond Clean, 3 to 4 Bed | Changeover | Local Factor |
|---|---|---|---|---|
| Helensburgh to Coledale | $140-$235 | $500-$900 | Limited letting | Escarpment rain, algae on walls |
| Thirroul to North Wollongong | $140-$240 | $500-$920 | $140-$220 | Urban market, apartment access |
| Wollongong and Port Kembla | $135-$230 | $480-$900 | Limited letting | Most competitive rates in the region |
| Shellharbour, Kiama, Gerringong | $140-$240 | $500-$930 | $150-$240 | Transitional, weekend visitors |
| Huskisson, Vincentia, Jervis Bay | $145-$245 | $520-$950 | $150-$240 | Very fine sand, heavy January peak |
| Mollymook, Ulladulla, Milton | $140-$240 | $500-$930 | $150-$235 | Holiday loading, thin winter supply |
| Batemans Bay to Eden | $145-$250 | $510-$950 | $150-$240 | Canberra calendar, long distances |
What to Look Out For in a Cleaning Quote
A coastal quote has a few more ways to go wrong than an inland one, and all of them are visible before you accept. The loudest warning is a firm fixed price offered over the phone with nothing seen, no photographs and no video walk-through. Condition sets the hours, so an operator committing without looking at the oven, the shower, the window tracks and the outdoor areas will either come back for more on the day or quietly cut the job to fit. A range given honestly and tightened after a look is the better sign.
Scope in general words causes the disputes, and the coastal list differs from the city one. Alongside external glass, carpets and blinds, ask specifically about the flyscreens, the door and window tracks, the balcony or courtyard, the outdoor shower, the barbecue, the carport and any boat or board storage. Ask for a written list of inclusions and exclusions and treat a cheaper quote without one as incomplete.
Three questions belong in the first call on this coast. Will the flyscreens come out and be hosed, or just wiped in place? On anything built before the mid 1980s, what is the operator going to do about fibro cladding before putting pressure anywhere near a wall? What turnaround is realistically achievable in January on a holiday property, which is a scheduling question rather than a price one.
The remaining checks take a minute or two each. Get the public liability certificate of currency as a document, check the goods and services tax is already inside the figure quoted, and establish who supplies the equipment and consumables. Where the work goes above ground level, confirm the access method and the fall protection. Where a property needs clearing before cleaning can start, rubbish removal and hoarder cleanout are priced separately and should be.
Comparing Three South Coast Quotes
Lead with the three coastal questions, because they change the method and not just the price. Whether flyscreens come out or are simply wiped in place. Fibro cladding on anything pre-1985 and what pressure goes near it. On a holiday property, what turnaround is actually achievable in January. Anybody who fields all three without pausing has worked a summer on this coast.
Then set the three quotes against a single list, marking off external glass, carpets, blinds, flyscreens, door tracks, the balcony, the outdoor shower, the barbecue and the carport. Shift the price of each exclusion onto whichever quote left it out. Do that and the lowest headline figure often turns out to be the dearest total, and the exercise takes about ten minutes.
Flyscreens, cladding and January turnaround first, then line the three up against one list.
