Homes near the Newcastle coast get beach sand walked into the hallway and salt water dripping onto the carpet from swimmers and towels. Some older brick houses in the inner suburbs still have wool carpet, which needs gentler products and more careful drying than the nylon laid in newer homes. Share houses near the university can change tenants when the academic year ends, so several bedroom carpets may need cleaning in the same week as leases finish. Creek-side and low-lying streets have flooded in heavy storms, and carpet soaked by floodwater calls for a different plan from a routine clean. Professional cleaners use hot water extraction, which sprays a heated solution into the pile, the carpet's surface fibres, and pulls it straight back out with strong suction. The machine is either truck-mounted, running from the van at the kerb, or portable, carried inside and plugged into a power point. Parking, stairs and building rules affect which one can be used, so mention access when you request a price. Stairs, set stains, pet urine and wool carpet each add to the price, so describe each of them clearly in your job post. Prices on this page are 2026 estimates for the city and nearby Lake Macquarie and Maitland suburbs during normal weekday working hours. Clear quotes list each room, the stairs, any treatment and any travel fee as separate lines. Post your job on The Quote Yard and we will connect you with local carpet cleaners across Newcastle who can quote on it.

What Moves a Newcastle Carpet Quote

What is involved
Slow dry vacuuming first in beach houses, where sand has worked down into the pile.
Gentler products and less water on wool, which is why wool carries a loading.
Carrying a portable machine inside where the van cannot park close to the door.
Air movers, which are high-speed floor fans, left running in humid weather so the carpet dries before mould can start.
Request a quote that lists the room count, each extra and any travel fee on its own line, so offers from different cleaners can be compared.

Carpet Cleaning in a Newcastle House or Unit

Hiring a carpet cleaner in Newcastle starts with describing the rooms, the carpet and what has been walked into it since the last clean. Homes a few streets from Bar Beach or Nobbys collect fine sand in the entry and hall, while some Honeysuckle units have carpet only in the bedrooms. Cleaners price those two jobs differently, and the method they choose depends on parking, power, the carpet fibre and how fast the rooms can dry. Hot water extraction is the standard professional method, and you can see how it differs from low-moisture methods in our NSW carpet cleaning guide. Sand, old wool carpet, flood-prone streets and student rentals are the local details that raise or lower a Newcastle quote.

Carpet cleaning does not appear among the building and trade work categories that need a licence in NSW, so there is no trade licence number to look up before you book. What you can check is the business name and Australian Business Number (ABN) on the quote, the public liability insurance certificate and the training of the person doing the work. The Institute of Inspection, Cleaning and Restoration Certification (IICRC) offers voluntary certification for carpet cleaners, which shows training but is not a legal requirement. Insurance matters because a cleaner can scrape a door frame, mark a skirting board or soak a timber floor with a leaking hose.

Room, House and Add-On Prices Around Newcastle in 2026

Expect to pay about $35 to $65 per room in Newcastle in 2026, a band that overlaps the NSW carpet cleaning cost guide and the per-room figure in the Newcastle cleaning cost guide. For a one or two bedroom unit with carpet in the bedrooms and living area, the carpet alone comes to around $75 to $150. Three bedroom houses cost about $135 to $260, and a four or five bedroom house about $200 to $380. Those house bands start slightly below the Sydney figures, in line with the Newcastle and Hunter row in the state cost guide. One room here means a bedroom or living area of up to about 16 square metres, so a large open-plan lounge and dining space can be counted as two. Every figure on this page is a 2026 estimate for weekday work in rooms that are reasonably clear of furniture.

Extra charges come from the work around the carpet, not from a higher room rate. Stairs are priced at about $3 to $6 per step, and a stain that needs its own treatment adds $20 to $60 depending on what caused it. Pet urine treated with an enzyme cleaner, a product that uses natural proteins to break down urine and its smell, adds about $30 to $80 per affected area. Wool carpet carries a loading of about 15 to 25 percent because the fibre needs slower work and milder products. 3M makes Scotchgard carpet protector, and a protector coat after cleaning adds $30 to $60 per room, and you can read what it can and cannot do in our guide to fabric and carpet protection.

Low-moisture cleaning, sometimes called encapsulation, uses a detergent that dries into crystals around the soil so it can be vacuumed out once the carpet is dry. In the Newcastle cleaning cost guide, that method is priced at about $35 to $65 per room, close to the price of hot water extraction. It suits offices and units that need to be walked on soon after cleaning, but it does less for deep soil, sand and salt. To see which carpets suit each approach, read our page on dry carpet cleaning before you choose.

Minimum Charges, Room Counts and Travel Fees

Carpet cleaners set a minimum charge for each visit, which covers the drive, setting up the machine and packing it away again. About $100 to $130 for one or two rooms is a fair 2026 estimate for that minimum, so a single spare room can cost as much as a small unit. Room counts are the next thing to compare, because one cleaner may count the hall, a walk-in robe and the landing as rooms while another includes them free. Ask each business to write down which spaces it counts, and compare the total for the whole home instead of the room rate alone. That total is the figure you pay, and a cheap room rate can come with a higher count.

Travel fees depend on where the business is based and how far your home is from its other work that day. Operators based in the city may add a fee for Port Stephens, Cessnock or the western side of Lake Macquarie, while a Maitland operator may charge for the drive to the coast. About $20 to $60 for those runs is a reasonable 2026 estimate, and the fee should be written in dollars on the quote. Booking two or three neighbours on the same morning can remove the fee, since the van only makes one trip. Farms and vineyard cottages further up the valley mean longer drives, and travel for those homes is covered in the guide to carpet cleaners in the Hunter Valley.

Urgent bookings cost more than jobs that can wait a week. Same-day or next-day visits can add about $50 to $100 above normal rates as a 2026 estimate, in line with the NSW end of lease carpet figures. Weekend and evening work may also carry a loading, which should be stated on the quote as a dollar figure or a percentage. If your date is flexible, say so in your brief, since a cleaner with a gap in the week may offer a lower price. Get any discount written on the quote itself so it cannot be forgotten on the day.

Beach Sand, Salt Water and Grit Carried Indoors

Homes within walking distance of Merewether, Dixon Park or Stockton beach collect sand that comes in on feet, towels, boards and the family dog. Sand grains are hard and sharp-edged, and when people walk over them the grains scratch and cut the base of each carpet fibre. That damage shows up as a dull, flattened strip near the door that cleaning cannot fully restore, because the fibre itself is worn. Sand also settles below the reach of a quick vacuum and gathers on the backing, where it adds grit to every step. Professional cleaners in a beach house start with a slow, thorough dry vacuum for this reason, since dry soil comes out more easily before water is added. Some cleaners charge extra for a heavy pre-vacuum, so check whether it is part of the room rate.

Salt water from swimmers, wetsuits and beach towels leaves salt in the pile once the water has evaporated. Salt draws moisture out of humid air, so a patch where wet towels are dropped each summer can feel damp or look darker than the carpet around it. Extraction with plenty of clean rinse water dissolves that salt and carries it away, while a low-moisture method may not flush it out as well. Point out any regular wet-towel spot to the cleaner, since it may need a second rinse pass. Hanging wet gear outside or in the laundry is the simplest way to stop the patch coming back.

Grit is not limited to beach suburbs, because unsealed driveways, building sites and garden beds all send soil indoors. Sebo makes upright vacuum cleaners and Dyson makes cordless stick vacuums, and either type helps when it is run over the entry several times a week in summer. Mats on both sides of each outside door catch some of that soil before it reaches the carpet. Beach houses on the Central Coast and the South Coast deal with the same sand and wet gear, with holiday guests coming and going as well.

What Comes In Where It Builds Up What It Does to Carpet What Helps
Beach sand Front entry and hallway Cuts fibres and flattens the pile Mats on both sides of the door
Salt water Bathroom and laundry doorways Holds moisture and darkens patches Rinse pass during extraction
Garden soil Back door and family room Stains light coloured carpet Shoes off at the back door
Road grit Garage entry Greys the walking path Vacuuming the entry twice a week
Pet sand and dirt Pet beds and lounge area Soil and odour in one spot Washing pet bedding weekly

Wool Carpet in Older Brick Homes

Some older brick houses in the inner and western suburbs may still have wool carpet laid decades ago, and some newer homes have wool chosen for its feel. Wool is a natural animal fibre that soaks up more water than nylon or polyester and does not cope well with strong alkaline cleaners. Alkaline products sit at the high end of the pH scale, the measure of how acidic or alkaline a liquid is, and they can leave wool feeling harsh and fade some dyes. Cleaners who know wool choose products approved for it and limit how wet the carpet gets on each pass. That slower work is the reason for the loading of about 15 to 25 percent on wool, which matches the NSW cost guide.

Older wool carpet may have a jute backing, a woven plant fibre layer on the underside that holds the tufts in place. When jute gets too wet, brown colour from the plant fibre can travel up into the pile as it dries, a problem called cellulose browning. Wicking is the wider name for moisture carrying dirt or colour from deep in the carpet up to the tips as the surface dries. Both problems are avoided by using less water, extracting it well and drying the room quickly. Long pile wool carries a higher risk, so if your carpet is thick or shaggy, read about browning in our guide to deep pile and shag carpet cleaning. Ask the cleaner whether they have cleaned wool on a jute backing before and what they do if browning appears.

If you do not know the fibre, look for an offcut in the garage, a label under the stair carpet or the original receipt. Godfrey Hirst makes wool and nylon carpet, Victoria Carpets makes wool carpet, and Feltex makes carpet in wool and synthetic ranges. Bremworth makes wool carpet as well, so a maker's name on an old label or invoice can narrow down the fibre. A cleaner can also burn a single tuft cut from inside a cupboard, since wool smells like burnt hair while nylon melts into a hard bead. Tell every cleaner the fibre when you request quotes so that they all price the same carpet.

Truck-Mounted or Portable Machines on Newcastle Streets

A truck-mounted machine is a large unit fixed inside the van, with its own engine and heater, that pumps solution through long hoses into the house. Portable machines are carried inside and run from household power points, heating their water with a built-in element or using hot tap water. Hydramaster makes truck-mounted extraction units, Sapphire Scientific makes truck-mounted carpet cleaning machines, and Prochem makes portable extraction machines. Truck mounts deliver hotter water and stronger suction, while portables suit homes where the hoses cannot reach. Which of the two arrives at a Newcastle home depends on access, not on what the cleaner prefers. Where the van can park, how many stairs there are and any building rules all set that limit on the day.

Terrace houses near the city centre without a driveway can leave the van parked some distance from the front door. Hoses can run a long way from a van, but a hose laid across a busy footpath is a trip hazard and a cleaner should not block a neighbour's driveway. Where the van cannot park close, a portable machine carried up the hall is the practical option. Tell the cleaner about parking limits, steep driveways and the distance from the kerb to the front door when you ask for a quote. That detail lets them bring the right machine instead of changing plans on arrival.

Apartment buildings around Honeysuckle, Newcastle West and Wickham add lifts, loading bays and building rules to the job. Hoses from a van cannot reach upper floors, so portable machines are used, and the building manager may need a lift booking with protective pads. The owners corporation, the body of all unit owners that runs a strata building, can set by-laws on contractors, noise hours and use of the loading dock. Check those rules with the strata manager before you lock in a date. Taller towers raise the same issues on a larger scale, as set out for carpet cleaners in Sydney.

Each type of machine needs something from the house. Portable units draw power from a socket near the work, and some models need a tap or laundry tub to refill the clean water tank. Truck mounts bring their own power and water heating, but a door or window has to stay open for the hoses while the cleaner works. Older homes with few power points or a fuse board that trips easily are worth mentioning, since a portable machine with a heater draws a heavy load.

Terrace with no driveway Portable or long hose Street parking and footpath Distance from kerb to door

Bedroom Carpets in Share Houses Near the University

Share houses close to the University of Newcastle campus at Callaghan, in suburbs such as Shortland and Birmingham Gardens, can change tenants when leases end with the academic year. Each tenant's bedroom carpet takes wear from desk chairs on castors, food, drinks and makeup. Hard chair castors wear a flattened circle into the pile under the desk, and no clean can bring crushed fibres back. Placing a plastic chair mat under the desk from the first week of the lease protects that spot at little cost. Set stains from coffee, red wine, hair dye or nail polish are harder to shift the longer they are left.

NSW tenancy law expects a tenant to leave the property in about the same condition as at the start, apart from fair wear and tear, meaning normal wear from everyday living. Traffic marks along the hall and sun fading near a window are fair wear and tear, while a burn from a hair straightener or a set dye stain may not be. Nothing in NSW tenancy law automatically requires a professional carpet clean at the end of a lease, apart from the pet condition covered below. The condition report signed at the start of the lease is the record of how the carpet looked when you moved in, so keep your copy and your photos. Where the agent asks for a receipt anyway, read your lease and the guidance from NSW Fair Trading before paying for a clean you may not need. Booking early is sensible if your lease ends in late November, when other share houses nearby may be moving out at the same time.

To learn what agents across NSW expect and how bond claims work, see our page on end of lease carpet cleaning. For a share house, request one quote that lists each bedroom, the hall and the living area on separate lines. Point out set stains when you book, because spot treatment is charged on top of the room rate. Leave the rooms empty for the cleaner if you can, since cleaning around boxes and beds takes longer and misses patches.

Leases With a Pet Condition on Professional Cleaning

Changes to NSW rental law from 19 May 2025 limit the reasons a landlord can give for refusing a tenant's request to keep a pet. When agreeing to a pet, a landlord can set reasonable conditions, and one listed by the NSW Government is that the carpets must be professionally cleaned at the end of the tenancy. That condition can only be set if the animal will live indoors, and it must suit the animal and the property. Where it was set in the landlord's reply to the pet application and the pet lived inside, the cleaning has to be done regardless of how the carpets look. Landlords cannot ask for a higher bond or higher rent in return for agreeing to a pet, according to the same guidance on nsw.gov.au. If the landlord approved a dog that lives outdoors, the indoor carpet condition should not have been set at all.

If your lease has the condition, book a cleaner who issues a tax invoice showing the address, the date and the rooms cleaned, since that is the proof an agent will look for. Hair, urine and dander, the tiny skin flakes animals shed, need more than a standard clean, so mention the animal and any accidents when you request quotes. Urine that has soaked into the underlay, the cushioning layer under the carpet, may need treatment from both sides or a new section of underlay. For urine that has gone deep or a smell that keeps coming back, see our page on pet stain and odour removal. Keep the invoice with your condition report and move-out photos until the bond comes back.

When Stormwater or Floodwater Reaches the Carpet

City of Newcastle describes three kinds of flooding in its area: flash flooding from intense local rain, Hunter River flooding and storm surge from ocean storms. Flash flooding affects land along waterways such as Throsby, Styx and Cottage creeks, and the council warns there is sometimes less than an hour between the start of a storm and the onset of flooding. Low-lying areas such as Hexham, Beresfield and Sandgate are exposed to Hunter River floods, while Stockton, Carrington and Wickham are listed as sensitive to storm surge. The council points to the floods of June 2007 as an example of what heavy rain has done to the city. Residents can sign up to the council's Flood Alert Service, and the NSW State Emergency Service (SES) takes calls on 132 500 when a home is damaged or flooded. Those warnings will not help carpet that is already under water, but they can give time to lift rugs and move furniture upstairs.

NSW Health advises removing wet floor coverings, rugs and mats where possible after a flood, then cleaning and drying the floor underneath before new material is laid. It also says flood-affected mattresses are difficult to treat and may need to be thrown out, while lounge chairs may be dried in the sun and sprayed with disinfectant. Mould or mildew may develop if items are not completely dried, and anyone cleaning up should wear boots, gloves and eye protection, according to NSW Health. Carpet soaked by floodwater carries silt and whatever the water picked up on its way, which makes it a different job from cleaning up a spilt bucket of water. You can find prices for restoration work, including drying equipment and underlay replacement, in our guide to flood and water damage carpet cleaning.

Call your home insurer before paying for restoration, because the policy may cover the work and the insurer may want to inspect first. Carpet wet with clean water from a burst pipe or an overflowing bath is more likely to be saved if extraction starts within a day or two, before mould has time to grow. When the water came from a pipe or shower, have a local plumber fix the source first so the carpet does not get wet again. Flood or water extraction comes to about $180 to $600 a room plus drying as a 2026 estimate, in line with the Newcastle cleaning cost guide.

Getting Carpet Dry in a Humid Coastal House

Carpet cleaned by hot water extraction is left damp, not soaked, and the time it takes to dry depends on the fibre, the weather and the airflow in the room. The NSW cost guide gives about 4 to 8 hours for synthetic carpet and 8 to 12 hours for wool, and a humid day on the coast can stretch those times. Closed-up houses dry slowly, so open windows on opposite sides of the house when the air outside is drier than the air inside. Ceiling fans and an air conditioner on a dry or cool setting help move air across the carpet. Air movers, which are high-speed fans that blow air low across the floor, cut drying time when a cleaner leaves them running for a few hours.

Dri-Eaz makes air movers and dehumidifiers, and some carpet cleaners bring their own units or leave them for the day. Dehumidifiers pull moisture out of the air, which helps on a muggy day when opening the windows only lets damp air in. Leave furniture off the carpet until it has dried, or put foil or plastic tabs under the legs so timber stain and rust do not mark the pile. Walking on damp carpet in clean socks does little harm, but outdoor shoes bring grit straight back into the clean pile. If a room still feels damp the next day or smells musty, call the cleaner back, because a damp backing can grow mould. Musty smells that keep returning may point to moisture under the floor, which mould inspection and testing can locate.

Cold, damp weather slows drying even further, which is a bigger issue for carpet cleaners in the Blue Mountains and the Southern Highlands than on the coast. In Newcastle the harder days are warm, still and humid, when the air is already close to holding all the moisture it can. Book the clean for a morning with a dry forecast if you have a choice, so the rooms have the whole afternoon to dry. Leave bedrooms until last on the day if someone needs to sleep in them that night.

Weather Humid or rainy day Dry, breezy day Household picks the day

Where the Dirty Water From Your Carpet Goes

Every carpet clean fills a tank with dirty water holding soil, detergent and anything that came out of the carpet, including pet urine and spot treatments. City of Newcastle says stormwater is not treated, so all pollution has to be kept out of the stormwater system that flows to local waterways. The same council page says trade wastewater drains on business premises must go to the sewer, and a business may need a Hunter Water permit before it discharges wastewater there. Hunter Water defines trade wastewater as liquid waste from any non-residential property and asks for written approval before a business connects. Tipping a carpet cleaning tank into the kerb or a street drain sends that waste to local creeks without any treatment. The NSW Environment Protection Authority takes reports of water pollution on its Environment Line, 131 555.

Ask each cleaner how the waste water is disposed of at the end of the job, and expect a clear answer before work starts. A careful operator has a disposal plan that keeps the water out of street drains and will describe it without hesitation. Do not let anyone empty the tank onto the garden either, since detergent and urine residue can harm plants and wash off in the next storm. For houses close to the harbour, the lake or a creek, the drain at the kerb outside may empty into open water only a short distance away.

Where It Goes Acceptable? Why Source of the Rule

Renting a Machine or Buying a Home Carpet Washer

Hire machines cost about $40 to $60 a day plus cleaning solution, according to the Newcastle cleaning cost guide, so a do-it-yourself clean of a small unit can cost less than a professional visit. Home carpet washers suit families who want to treat spills as soon as they happen. Bissell makes upright carpet washers, Vax makes carpet washers for home use, and Kärcher makes spray extraction cleaners that also suit lounges and car seats. These machines spray water and detergent into the pile and suck it back up, the same idea as a professional unit with far less heat and suction. Weaker suction leaves more water behind, so drying takes longer and the risk of wicking and odour rises.

Using too much detergent is a mistake to avoid, because sticky residue left in the pile attracts dirt and turns the carpet grey again within weeks. Use the dose on the bottle or less, then make one pass with clean water only to rinse. Do not use a home machine on wool with a jute backing unless the product label allows it, given the browning risk on that kind of carpet. For a rental with a pet condition, a self-clean will not count as the professional clean the lease requires. Stairs, wool and heavily soiled hallways, covered further under high traffic carpet cleaning, are jobs where a professional machine does better than a hire unit.

Adding Rugs, Lounges and Mattresses to the Same Visit

Booking the lounge, rugs or mattresses on the same visit as the carpet saves a second minimum charge and a second travel fee. Three-seat fabric lounges cost about $80 to $180 to clean in NSW in 2026, and a two-seat lounge or large armchair about $60 to $120. Before quoting, the cleaner will look for the cleaning code on the lounge's care tag, a letter that shows whether the fabric can take water, solvent, both or neither. If your lounge has removable covers or modular pieces, each fabric type is discussed in our guide to couch and lounge suite cleaning. Leather lounges need different products and a conditioner, with the steps set out under leather lounge cleaning.

Rugs can be cleaned on site at about $8 to $15 per square metre, though fine wool, silk and viscose rugs may suit off-site rug cleaning, where they are washed and dried flat. Queen mattresses cleaned on both sides come to about $90 to $130, which matches the NSW band for mattress cleaning. Mattresses need several hours to dry, so book them for a morning visit and plan another bed for that night if needed. Make a list of every item with its size and fabric so each quote prices the same pieces.

Who Moves the Furniture and What It Costs

Carpet cleaners move light furniture such as chairs, side tables and coffee tables as part of the room rate. Beds, wardrobes, pianos, fish tanks and full bookcases stay where they are unless the quote says otherwise, and the cleaner works around them. Some businesses charge about $10 to $30 per heavy piece to move and replace it as a 2026 estimate, while others decline because of the risk of damage or injury. Moving a loaded bookcase can crack the frame or scratch a floor, so empty it first if it needs to move. Clear small items, toys and cords off the floor before the cleaner arrives, since tidying uses time set aside for cleaning. Fragile items on low shelves are safer in another room for the day.

Old floor tiles or sheet vinyl can lie under the carpet in older houses, and homes built before the national asbestos ban at the end of 2003 may contain asbestos in those materials. No carpet cleaner should lift carpet, pull up tack strips (the spiked timber strips at the walls) or scrape old adhesive, and broken tiles under a lifted edge should be left alone until tested. Safe handling advice for homeowners is published by the Asbestos and Silica Safety and Eradication Agency. If you are thinking of replacing worn carpet anyway, compare the cleaning price with a quote for new carpet or for floor sanding and polishing if timber lies underneath. Timber boards are sometimes found under carpet in older houses, but their condition is unknown until the carpet comes up.

Room Preparation Checklist

Before the cleaner arrives
Small items, toys and cords picked up from the floor in every room.
Bookcases emptied if they need to move, and fragile items taken out.
Pets shut in a room or yard that the cleaner does not need to enter.
Parking kept clear for the van as close to the front door as possible.
Heavy items listed on the booking so the price for moving them is agreed.
Never ask a cleaner to lift carpet in an older home where old vinyl or tiles may lie underneath, as these can contain asbestos.

If the Carpet Shrinks, Browns or Stays Wet

Under the Australian Consumer Law, a service must be provided with acceptable care and skill, be fit for any purpose you made known and be supplied within a reasonable time. Those guarantees apply to carpet cleaning, and the Australian Competition and Consumer Commission (ACCC) lists repair, replacement, a refund or cancellation and compensation for loss as possible remedies. Shrinkage that pulls carpet away from the wall, brown tips on wool, colour bleeding from a rug or carpet still wet after two days are problems to raise straight away. Take dated photos, keep the invoice and contact the business in writing, describing the damage and the outcome you want. Give the business a fair chance to inspect and fix the problem before taking it further. Some marks, such as old stains that wick back up from deep in the pile, are not a sign of poor work, so find out what the cleaner can do about them first.

If the business does not respond or will not fix the problem, lodge a complaint with NSW Fair Trading, which can contact the trader and try to settle it. Claims about services can go to the NSW Civil and Administrative Tribunal (NCAT), which hears consumer claims up to $100,000. Applications must be made within 3 years of when the claim arose, and the service must have been supplied within the last 10 years. Bond disputes about carpet at the end of a lease also go to NCAT, through its tenancy list. Keep every message, invoice and photo, because the tribunal decides on the evidence put in front of it.

Warning Signs in a Newcastle Carpet Cleaning Offer

Very low room prices advertised as a whole-house special can rise on the day once stairs, hallways and spot treatment are added. A cleaner who will not name the products, the machine or the method is hard to compare with one who will. Quotes that promise every stain will come out deserve caution, since rust, bleach marks, dye spills and burns can be permanent. Watch for pressure to buy a protector or deodoriser on the day without a written price. Payment in cash with no invoice leaves you without proof for a bond, an insurance claim or a complaint.

Check that the business name on the quote matches its ABN on the Australian Business Register, which can be searched for free. Ask for a copy of the public liability certificate, and check that its expiry date has not passed. Any business that books without asking about the fibre, pets or stairs has not gathered enough detail to give a reliable price. No cleaner can guarantee drying times on a humid day, so treat a promise of dry carpet within an hour with care.

Warning Signs to Check on Each Quote

Check each quote for
Room count and room size limit written down, with halls and stairs listed.
Every treatment named with its own price instead of a vague extra.
Method and machine stated, truck-mounted or portable, with the reason.
Business name and ABN that match the Australian Business Register.
Public liability certificate with a current expiry date shown.
Do not pay the full amount before the work is done, and get a tax invoice that lists the rooms and products used.

Writing a Carpet Brief That Every Cleaner Can Price

To get quotes you can compare, start with a written list of rooms, each with rough dimensions and a note on the carpet fibre. Add the number of stairs, the length of the hall and any rooms where heavy furniture will stay in place. List every stain and pet accident with its cause and age, because rust, red wine and urine each need a different product. Photos of each room, the carpet label if you have it and the care tags on lounges help a cleaner price the job without a site visit. Mention parking, the distance from the kerb to the door and any building rules, so the cleaner can choose between a truck-mounted and a portable machine. Send that brief to three businesses and request a written reply with a price for each item.

When the quotes come back, line them up item by item instead of comparing the totals alone. Check that each one includes the same rooms, stairs, treatments and travel fee, and query any line that is missing. Much cheaper quotes may leave out the pre-vacuum, spot treatment or a rinse pass that the others include. Choose the business that answers your questions clearly, describes how it handles wool or floodwater where that applies, and gives a firm date. If you also need the kitchen, bathrooms and windows done, compare carpet quotes with a whole-house booking from a Newcastle house cleaner.

Newcastle Carpet Cleaner FAQ

What is a fair price for carpets in a three bedroom Newcastle house?
About $135 to $260 is a fair 2026 estimate for the carpets in a three bedroom house, depending on the room count and how dirty the carpet is. Stairs, wool carpet, stain treatment and travel to outer areas are added on top. Get the price per room and the room count in writing so you can check the total.
Can a truck-mounted machine reach a terrace with no driveway?
Hoses from a truck-mounted machine can run a long way from the van, but they should not cross a busy road or block a footpath. Where the van cannot park close to the door, the cleaner is likely to bring a portable machine instead. Describe the parking and the distance from the kerb when you request a quote.
Does beach sand damage carpet if it is not vacuumed out?
Sand grains are hard and sharp, so foot traffic grinds them against the base of the fibres and wears the pile down over time. That wear shows as flattened, dull strips near the entry and in the hallway. Mats at each door and vacuuming twice a week in summer stop sand building up.
What proof does a pet condition in my NSW lease call for?
If the landlord set the condition when approving the pet and the pet lived indoors, the carpets must be professionally cleaned at the end of the tenancy, whatever their condition. The condition can only be set for an animal that will live inside. Keep a tax invoice that lists the address, the date and the rooms cleaned.
What should I do first when floodwater gets into my carpet?
Stay out of floodwater, then photograph the damage and call your home insurer before anything is thrown out. NSW Health advises lifting wet floor coverings, rugs and mats where possible and drying the floor underneath before new material goes down. Once that is done, a restoration cleaner can check whether the carpet and underlay can be dried or need replacing.
Why is a wool carpet quote higher than a nylon one?
Wool soaks up more water than nylon, reacts to strong alkaline cleaners and can brown if a jute backing gets too wet. Cleaners use milder products, less water and more drying time on wool. NSW price guides show a loading of about 15 to 25 percent for that extra care.
Do Newcastle carpet cleaners charge extra for Port Stephens or Maitland?
Some cleaners add a travel fee for longer drives, and about $20 to $60 is a fair 2026 estimate. The fee depends on where the business is based and what other work it has nearby that day. Request the fee in dollars on the quote, and check whether booking with a neighbour removes it.
How soon before a share house lease ends should the carpets be cleaned?
Book the clean for the first day the rooms are empty, so the cleaner can reach every corner without working around beds and boxes. Leave a day or two before the final inspection so the carpet is fully dry. If other houses nearby are moving out at the same time, book a week or two ahead.
Who moves the beds and lounges on the day?
Cleaners move light items such as chairs and small tables, while beds, wardrobes and full bookcases may stay in place or attract a fee to move. Agree on the heavy items and any charge when you book. Empty bookcases and clear the floor before the cleaner arrives.
Why does one patch of carpet near the bathroom stay darker than the rest?
Salt from wet swimwear and towels, or a slow leak from a shower or toilet, can keep one patch damp and darker than the carpet around it. Rinsing with clean water removes salt, but a patch that stays wet needs a plumber to check for a leak. Point the patch out so the cleaner can test it with a moisture meter.
