Pricing an Electrician in Logan or the Redlands?
Tell us the suburb or island, what you want done, roughly when the house was built, whether it sits on a suburban lot or an acreage block, and whether the job follows a flood, a storm or a builder handover. We will pass the same written scope to licensed electrical contractors who work your side of the Logan River or Moreton Bay, so each price you get back describes the same job.
Logan and Redlands Electrician Price Ranges
These are typical ranges for Logan and the Redlands in 2026. Your price moves with the age of the switchboard, the distance cable has to travel, whether the electrician needs a barge booking to reach an island home, and whether flood or storm damage has to be dealt with first.

Logan and the Redlands sit side by side on the south east edge of Brisbane, yet an electrician working across both can spend one morning in a brand new Yarrabilba estate and the afternoon on a barge to Russell Island. Logan City takes in older suburbs such as Woodridge and Kingston, busy family areas around Springwood and Shailer Park, and acreage country out towards Jimboomba where the house can sit a long way from the street pole. Redland City runs along Moreton Bay from Birkdale and Wellington Point down to Redland Bay, with hilly bush blocks at Mount Cotton and island communities that depend on a vehicle ferry for every tool and part. Energex owns the poles, wires and meters through both council areas, so the network rules are the same everywhere, but the work itself changes a lot from one suburb to the next. The Logan and Albert rivers have flooded several times in recent years, and the 2022 event pushed water into homes across low lying parts of Logan. The council disaster profiles list severe thunderstorms as the most common natural hazard in several Redlands suburbs, and parts of Russell Island and Mount Cotton carry a high to very high bushfire rating. Queensland also replaced its electrical safety regulation on 1 September 2026, although the duties for buyers and landlords to fit a safety switch, the device that cuts the power when it detects current leaking to earth, carried across. Post your job on The Quote Yard and we will connect you with licensed electricians across Logan and the Redlands who can quote on it.

Why Two Local Quotes Can Differ
Hiring an Electrician South of Brisbane and Along the Bay
Electricians who work in Logan and the Redlands charge rates close to Brisbane's, because most of them are based in the same motorway corridor and buy from the same wholesalers. A typical weekday rate runs from $88 to $145 an hour, and the first visit usually carries a minimum charge between $90 and $185. That band overlaps the statewide figures in the Queensland electrician pricing guide, so ask a contractor to explain any local quote that sits far outside it. What separates one invoice from another is rarely the hourly rate itself. The bigger differences come from the age of the home, the distance cable has to run and how hard the site is to reach.
Logan stretches from established suburbs near the Pacific Motorway out to rural residential land around Jimboomba and the growing Yarrabilba community further south. Redland City is more compact on the mainland, running from Birkdale and Capalaba through Cleveland and Thornlands to Victoria Point and Redland Bay. Both councils also have hilly or bushy edges, such as Mount Cotton in the Redlands, where blocks are larger and access is slower. Beyond Redland Bay, Russell Island and the other Southern Moreton Bay Islands can only be reached by water, which turns a simple job into a planned trip. Because the two councils share one network operator and similar housing, an electrician based in one area will often take work in the other. That overlap gives you a wider choice of contractors than the suburb name might suggest.
Most requests here fall into a handful of groups, and knowing which one your job belongs to helps when you read a quote. Older homes tend to need switchboard upgrades, safety switch work and smoke alarm changes before the 2027 deadline. In newer homes the usual request is extra circuits, chargers, batteries or air conditioning added to a board the builder left almost full. On acreage, the job is often carrying power to sheds, pumps and second dwellings across long distances.
Price Ranges for Common Logan and Redlands Jobs
The table below covers common household electrical jobs and their local prices in 2026. Small jobs on an existing circuit, such as a new power point, a light or a ceiling fan, should come back as a fixed figure because nothing about them is hidden. Board work, supply upgrades and anything involving trenching should be fixed only after someone has opened the board or walked the route. Fault finding is fairly charged by the hour, since locating the cause takes most of the time. The Queensland electrical services hub explains which of these job types a general electrician handles and which suit a specialist. If your job is not listed, the closest row still shows which pricing method to expect.
Local construction explains much of the spread inside each band. Brick and concrete block homes from the 1970s and 1980s, found in many established suburbs, often need cable run along a wall face or dropped from a low roof space. Slab on ground estate homes rarely have a crawl space underneath, so new cable nearly always comes down from the roof. Two storey homes add the cost of reaching the upper ceiling cavity without damaging new plasterboard.

Call-Out Fees and Travel Across Two Council Areas
Many Logan and Redlands electricians fold travel into the minimum charge for suburbs close to their base, then add a flat zone fee once the drive gets longer. A contractor based near Loganholme may treat Springwood, Beenleigh and Browns Plains as local but charge extra for Mount Cotton or the far side of Cleveland. The reverse applies to a Capalaba business sent to Jimboomba or Yarrabilba, which can be a long trip in afternoon traffic. Zone fees across the mainland usually run $25 to $90, while island jobs carry a separate allowance covered in the next section. Asking where the contractor is based before you compare totals often explains a gap of a hundred dollars or more.
After hours attendance costs $185 to $500 before any repair starts, and storm nights push prices to the top of that range. A burning smell, sparking or a board that will not reset is a genuine emergency and suits an emergency electrician straight away. Most other faults can wait until the morning, especially if the safety switch has done its job and the rest of the house still has power. Grouping a few small items into one daytime visit means paying the minimum charge once instead of several times. Non-urgent work is usually easier to book outside the warmer storm months, when fewer damage calls are coming in.
Reading the Charges on an Invoice
Ask which suburbs the contractor treats as local before you book.
A list of three small jobs booked together saves two minimum charges.
Russell Island and the Southern Moreton Bay Islands
Russell Island and the other Southern Moreton Bay Islands have no bridge to the mainland, so every electrician, van and box of parts arrives by water. Redland City Council's island disaster profile says access relies on the vehicle barge and passenger ferry from Weinam Creek Marina at Redland Bay, operated by SeaLink Bay Islands. SeaLink notes that bookings are essential for its vehicle ferries, which means a mainland electrician has to plan the crossing around a set timetable. A contractor who forgets a part cannot simply drive back to the wholesaler and return within the hour. Island based contractors face the same timetable whenever a part has to come over from the mainland. That is why island quotes include a travel allowance, usually $120 to $350, that covers barge fares and the time spent waiting and crossing.
Some electricians live on the islands or keep stock there, and they can often respond faster and charge less travel than a mainland business. Others group island bookings onto set days, so a non-urgent job may wait a week or two until enough work is lined up. Sending photographs of the switchboard, the work area and the model numbers of any appliance being connected lets the electrician load the right parts before the crossing. Describe the access as well, such as a sloping block or a sandy track that a loaded van may struggle with, and give clear directions to the meter box and switchboard. If a second visit becomes necessary because the first quote missed something, ask in advance who pays for the extra crossing.
The council profile also warns that barge and ferry services may be suspended during severe weather. After a large storm, island households can wait longer than mainland ones for both Energex crews and private electricians. Many island owners therefore choose a generator inlet (a fixed socket for plugging in a generator) with a changeover switch, which disconnects the house from the street supply first, a small battery system or surge protection before the storm season rather than after it. The surge and lightning protection page compares whole of house devices with plug-in protectors if lightning damage is the main worry.
Planning an Island Job
Ask a neighbour whether they also need work done, since sharing one crossing lowers travel for both homes.
Yarrabilba, Flagstone and the Builder Handover
Large planned communities make up much of the new housing in southern Logan. Economic Development Queensland says the Yarrabilba Priority Development Area, about 20 kilometres south of Logan Central, was declared on 8 October 2010 and is planned for up to 20,000 dwellings housing up to 50,000 people. The Greater Flagstone Priority Development Area, west of Jimboomba and the Mount Lindsay Highway, was declared on the same day and is expected to provide about 51,500 dwellings. Inside a priority development area, development applications are assessed by Economic Development Queensland rather than through the usual council process. Electricians here therefore see a large number of near new homes owned by people who are still within the builder's defect period.
The handover inspection is the cheapest moment to pick up electrical problems in a new home. A licensed electrician can check that every power point and light works, that each safety switch trips when tested, that the switchboard labels match the circuits, that spare poles (empty slots for future circuit breakers) have been left and that the smoke alarms are interconnected. The Queensland Building and Construction Commission sets strict time limits for home warranty claims, and for non-structural defects you must become aware of the problem within 6 months after the work is substantially complete. The claim itself must be made within 7 months after that day, so a fault you first notice eight months after completion may not be covered. Details and claim forms sit on the Queensland Building and Construction Commission website. A general building inspection covers the structure, while the electrical check is a separate, cheaper visit.
| Item to Check | What Good Looks Like | If It Is Missed | Typical Cost Later |
|---|---|---|---|
| Safety switch test on each circuit | Every device trips and resets cleanly | A faulty device may not protect anyone | $180 - $420 per device |
| Switchboard labelling | Each breaker names the room or appliance | Slower fault finding on every future visit | $90 - $220 |
| Spare poles in the board | Room left for at least two new circuits | An enclosure upgrade before adding loads | $760 - $2,350 |
| Smoke alarm interconnection | All alarms sound when one is tested | Non-compliant alarms to replace | $150 - $290 per alarm |
| Outdoor points and lights | Weatherproof covers fitted and sealed | Water entry and tripping after rain | $240 - $560 per point |
| Empty conduit to garage or roof | Draw wire left for a charger or battery | Cable run through finished walls | $300 - $900 extra labour |
| Certificate of testing and compliance | Copy provided with the handover papers | Harder to prove the work was tested | Request it from the builder |
Adding Circuits to a Newer Home After You Move In
Builders in fast growing estates often fit a switchboard sized for the house as sold, with little space for what owners add in the first few years. The usual requests are an electric vehicle charger, a home battery, ducted or extra split air conditioning, a pool pump and outdoor power for a patio. Each needs a circuit, and several together can exceed what the incoming supply was set up to deliver. An electrician should add up the expected load first, because a full board or an undersized supply changes the price far more than the charger or battery itself. Load management, which switches the charger down when the house is busy, is often cheaper than a supply upgrade. Asking the builder for the supply rating and a photo of the board before handover makes this step quicker.
For charging, a 7 kilowatt (kW) wall charger on a standard single phase supply, meaning one live wire from the network to the house, costs about $1,250 to $1,900 when the board is nearby and has spare room, rising to $2,900 when the cable has to travel further through the roof. Zappi, Wallbox and the Tesla Wall Connector are all wall mounted home chargers, and EV charger installation explains the protection each one needs. Tesla Powerwall, BYD and Alpha ESS all make home batteries, and the federal Cheaper Home Batteries Program, which started in July 2025, lowers the upfront price of a system fitted by an installer with Solar Accreditation Australia battery endorsement, the accreditation that covers battery installation. From 1 May 2026 the Clean Energy Regulator tapers that discount, paying the full rate on the first 14 kilowatt hours of capacity, 60 percent from 14 to 28 and 15 percent from 28 to 50. A battery only keeps chosen circuits running during an outage if backup wiring is part of the job, so that should be written into the quote.
| Addition | Electrical Band | Board Work Likely | What Decides It |
|---|---|---|---|
| EV charger, close to the board | $1,250 - $1,900 | Sometimes | Spare poles and protection type |
| EV charger, long roof run | $1,900 - $2,900 | Sometimes | Cable length and size |
| Load management device | $380 - $900 | Rarely | Charger model and meter position |
| Home battery added to solar | $8,500 - $18,000 | Often | Capacity and backup circuits |
| Ducted air conditioning, single phase | $950 - $2,400 | Sometimes | Unit size and supply limit |
| Pool pump and lighting circuit | $650 - $1,900 | Sometimes | Distance to the pool and bonding |
| Patio power and fan circuit | $480 - $1,350 | Rarely | Number of points and roof access |
Logan and Albert River Floods and Getting Power Back
The Bureau of Meteorology's flood brochure for the Logan and Albert rivers says major flood levels were reached at all forecast locations in both catchments in early 2022, and that Logan City Council recorded 197 damaged properties. The Waterford gauge reached 11.15 metres in that event, and the brochure describes the Logan River flooding as the most significant since 1974. The same brochure notes significant inundation of property around Logan and Beenleigh during major floods, and backwater flooding up small tributaries in the lower Logan affects many homes. The 2022 peaks on the lower Logan were above those seen after ex-Tropical Cyclone Debbie in 2017, and Tropical Cyclone Alfred brought moderate to major flooding across the catchment again in 2025.
Once water has reached a switchboard, power points or underground cable, the house should stay off until a licensed electrical contractor has inspected and tested it. In Logan and the Redlands the contractor then deals with Energex to have supply restored, and the inspection and test usually costs $440 to $1,650 before any repairs. Submerged power points, switches and appliances normally need replacing rather than drying out. Solar is a hidden risk here, because the Queensland Government warned during the 2022 floods that panels keep generating power even when a home has been disconnected from the grid. Tell the electrician about any solar, battery or generator on the property before they arrive. A battery system that sat in floodwater needs the installer's advice before anyone switches it back on.
When floodwater enters a single storey slab home, it tends to reach every power point at skirting height. While walls are open after a flood, raising points and moving the switchboard higher can lower the cost of the next event. Discuss that with your insurer before work starts, since some policies pay only to replace like with like. Flood mapping for the river helps you judge how much height is worth adding, and you can ask about a property through Logan City Council. Photograph every damaged room and the open switchboard before anything is removed, because the insurer will ask for that record.
After Floodwater Reaches the Wiring
Solar panels can still produce power after the grid has been switched off.
Long Supply Runs on Acreage Blocks
Rural residential blocks around Jimboomba, Mount Cotton and the southern edge of Redland Bay often place the house a long way from the Energex connection point. The cable from that point to the main switchboard, called the consumer mains, belongs to the owner, and on a long run it has to be sized up so the voltage at the house does not drop too far. A longer, heavier cable in a deeper trench can easily cost more than the switchboard it feeds. Rock, tree roots and sloping ground at Mount Cotton add to trenching time. If the consumer mains are old or damaged, an electrician may recommend replacing the whole run rather than patching it.
The same cable sizing rules apply when power has to reach a shed, a pump or a second house through a submain, the heavy cable that feeds a smaller board in the outbuilding, called a sub board. Cable size is set by the length of the run and the load at the far end, so the quote should state the measured distance and the cable chosen rather than one lump figure. Conduit laid at the right depth, with a marker tape above it, protects the cable from future digging. Before any trench is opened, lodge a free enquiry with Before You Dig Australia so that buried services are located first. Owners planning a pool, a second shed or solar on an outbuilding should lay a spare conduit in the same trench, since a second trench later costs far more. Where the trench crosses a driveway, the conduit should be heavier or sit deeper so vehicles do not crush it.
| Work | Typical Band | Energex Involved | What Decides the Figure |
|---|---|---|---|
| Consumer mains replaced, long run | $1,900 - $6,800 | Yes, for disconnection | Distance, cable size, trench depth |
| Underground submain to a shed | $2,200 - $7,800 | No | Run length and load |
| Trenching by machine, per metre | $35 - $85 | No | Rock, roots and slope |
| Spare conduit in the same trench | $8 - $22 per metre | No | Conduit size |
| Meter box moved closer to the road | $1,900 - $5,400 | Yes | New position and network process |
| Single phase to three phase upgrade | $2,800 - $9,500 | Yes | Street capacity and distance |
| Pump circuit at a tank or dam | $1,150 - $4,200 | No | Distance and pump size |
Sheds, Stables and Home Workshops on Larger Blocks
A shed on an acreage block can hold anything from a few lights and a fridge to a welder, an air compressor and a set of woodworking machines. The load list decides whether a few power points off the house will do or whether the shed needs its own sub board with a separate submain. A welder or compressor on a long, light cable can trip breakers or run poorly, so tell the electrician which machines you own and how many run at once. Stables and animal shelters need fittings sealed against dust and wash-down water, and cable kept well out of reach of chewing. Lights, power and switches in a shed should all sit behind a safety switch, just as they do inside the house. Garage door motors, gate openers and security lights are other loads worth adding to the list.
Building or upgrading a shed is a good moment to bring the electrician in before the slab is poured. Conduit cast into the slab or laid along the trench saves cutting and surface mounting later. The shed and garage builders page covers the building side, and the electrician can work from the builder's plans to place points where benches and machines will sit. HPM and Brilliant both make LED light fittings, and a tall shed usually needs high bay fittings that spread light evenly from roof height.
Matching Shed Power to the Load
List every machine and its plate rating, the power figure printed on its label, when you ask for a shed quote.
Bushfire Hazard Areas and What Electricians Can Do
Redland City Council's suburb disaster profiles give several parts of the Redlands a high bushfire hazard rating. The Russell Island profile says it has the highest bushfire risk of the Southern Moreton Bay Islands, with most of the island rated high to very high and the southern end around Sandy Beach and Rocky Point at greatest risk. The Mount Cotton profile describes much of that suburb as high to very high bushfire hazard, and the Redland Bay profile notes elevated risk across its rural southern and western parts. Before building or extending, check how your lot is mapped for bushfire hazard with Redland City Council or Logan City Council. A high rating does not mean a fire is likely in any given year, but it does affect how homes are built and prepared.
Electricians cannot fireproof a house, but some electrical work makes a fire season easier to get through. Power often goes out during a nearby fire, so a generator inlet with a changeover switch or a battery set up for backup keeps lights, a fridge and phone chargers running. Where a fire pump draws water from a tank, its power supply should be planned so that it still works if the main house circuits are lost. Clearing old wiring, junction boxes and stored rubbish out of roof spaces and from under decks removes material that could smoulder. The Queensland Fire Department encourages every household in these areas to write a Bushfire Survival Plan, and the electrical items above can be listed in it. Outdoor power points on decks should have covers that close fully, so dry leaves cannot collect inside them.
Before the Fire Season
A portable generator from a maker such as Honda must be sized for the circuits it will run.
Severe Thunderstorms, Lightning and Energex Outages
Redland City Council's disaster profiles for Mount Cotton, Redland Bay and Russell Island all name severe thunderstorms as the most common local natural hazard, bringing heavy rain, strong winds and lightning. Electricians get a run of calls after every big storm about tripped safety switches, dead outdoor points and damaged inverters (the units that convert solar power for household use) or air conditioners. Most of these faults start where water gets into a fitting or where a power surge travels along the network. Electricians deal with dangerous faults first on those days, so a non-urgent repair may wait a day or two. A surge protection device at the switchboard runs about $380 to $920 and limits damage from surges arriving on the supply, though nothing at the board can stop a direct strike. Once the roof or ceiling has been damaged, storm damage repairs handle the building side while an electrician checks any wet wiring.
Knowing whether a fault belongs to Energex or to you saves both money and waiting time. If the whole street is dark, the problem sits on the network and Energex fixes it without charge. The council profiles list 13 19 62 for Energex emergencies such as fallen powerlines, and 13 62 62 for reporting an outage. If only your house has lost power while the neighbours still have lights, check the safety switches first, then call an electrician because the fault is almost certainly inside your property. Fallen lines should always be treated as live, so keep well clear of them and call 000 if anyone is in danger.
Who to Call After a Storm
The Energex website has an online outage finder that shows known faults by street.
Queensland's Electrical Safety Regulation 2026
WorkSafe Queensland says the Electrical Safety Regulation 2026 commenced on 1 September 2026 and replaced the 2013 Regulation, which expired at the same time. WorkSafe also says the new regulation does not introduce new policy or regulatory obligations, so the duties homeowners already knew have carried across with new section numbers. Some older websites and quotes still refer to the 2013 rules, which is out of date but does not usually change what you have to do. The full text is published on the Queensland legislation website, and plain language guidance sits with WorkSafe Queensland.
Section 28 of the 2026 Regulation says the owner of residential land must have an approved safety switch installed for the general purpose power point circuits within 90 days after the possession day, which is the day the buyer takes possession of the home. Section 29 applies to rentals, requiring the owner to have one installed within 90 days after a new tenancy starts where a power point circuit has none. Section 30 stops a licensed electrician from doing installation work in a home without a safety switch unless the job includes fitting one, or another listed exception applies, such as an emergency. Clipsal, Hager and Schneider Electric all make safety switches for household boards, so ask which brand the quote includes. Separately, every Queensland home must have interconnected photoelectric smoke alarms, which sense smoke with a light beam and all sound together, by 1 January 2027, and smoke alarm installation explains where each alarm goes.
| Rule | Who It Applies To | Deadline | Typical Cost |
|---|---|---|---|
| Safety switch on power point circuits | Owner after buying a home | Within 90 days after the possession day | $320 - $780 if the board has room |
| Safety switch on power point circuits | Owner of a rented home | Within 90 days after a new tenancy starts | $320 - $780 if the board has room |
| Safety switch before new wiring | Homes where installation work is booked | Fitted as part of the job | Shown as its own line |
| Interconnected photoelectric smoke alarms | Every Queensland home | By 1 January 2027 | $900 - $1,850 for three bedrooms |
| Certificate of testing and compliance | Completed electrical installation work | As soon as possible after the work | Included in the job price |
| Contractor keeps a copy of the certificate | The electrical contractor | At least five years | No cost to you |
Granny Flats, Dual Living and Second Dwellings
Larger blocks across Logan and the Redlands make room for granny flats, dual living homes and converted garages, and each one needs its own safe electrical supply. The usual approach is a submain, which is a heavy cable from the main switchboard, running to a sub board inside the second dwelling with its own safety switches. The cost depends on how far apart the two buildings are, how much the second dwelling will draw and whether the main board has space for the submain breaker. A small studio with a split system and a cooktop draws far less than a two bedroom flat with an electric oven, hot water and a dryer. The electrician should work out the combined load of both homes before choosing cable or breakers.
Separate metering, so each household gets its own power bill, involves Energex and the retailer and is not always available for every lot. A private sub meter fitted by the electrician is simpler and lets the owner split the bill fairly between households. The flat's sub board should be clearly labelled so the people living there can reset a tripped circuit. Smoke alarms in the second dwelling must meet the same Queensland rules as the main house, including interconnection within that dwelling. The granny flat builders page explains the building side, and the electrician should be involved before the slab so conduit can be laid for the submain and any data cable. A data cabling run laid at the same time saves relying on weak wireless signal across the yard.
| Work | Typical Band | Energex Involved | What Decides It |
|---|---|---|---|
| Submain and sub board, attached flat | $1,800 - $3,900 | No | Board space and load |
| Submain and sub board, detached flat | $2,900 - $6,500 | No | Trench length and cable size |
| Private sub meter for billing | $380 - $950 | No | Meter type and board room |
| Separate Energex meter | $2,400 - $6,800 | Yes | Network approval and meter box |
| Interconnected smoke alarms, flat | $350 - $850 | No | Bedrooms and levels |
| Data cable between buildings | $350 - $1,100 | No | Shared trench or new trench |
Induction Cooktops, Heat Pumps and Going All Electric
Many households replacing an old cooktop or hot water unit now choose electric models, and each switch has an electrical cost that is easy to miss. An induction cooktop, which heats the pan directly with a magnetic field, usually needs its own heavier circuit, and the cost of $450 to $1,300 depends on the cable run from the board and whether a spare pole exists. Heat pump water heaters work like a refrigerator in reverse, moving warmth from the air into the water, and they use far less power than a standard electric tank. Rheem, Stiebel Eltron and Reclaim Energy all make heat pump units, and the model's power draw decides whether the old circuit can be reused. The plumbing side is covered by hot water system installation, while the electrician handles the circuit and any tariff change. Removing a gas cooktop also needs a licensed gasfitter to cap the old gas line safely.
Owners of older solar systems need to take care when adding electric appliances or replacing a failed inverter. The Queensland Government says the 44 cent Solar Bonus Scheme tariff, an older feed-in tariff that pays owners for solar power sent to the grid, ends on 1 July 2028, and an owner who swaps in a larger inverter before then loses it. Replacing a failed unit with one of the same size or smaller keeps the tariff, and solar panel repairs sets out that choice in more detail. Fronius, SMA and Sungrow all make inverters, so the replacement can usually match the original rating. Split system air conditioning from makers such as Daikin and Mitsubishi Electric also adds load, so plan cooking, hot water and cooling changes together rather than one at a time.
| Change | Electrical Band | Other Trade Needed | What Decides It |
|---|---|---|---|
| Induction cooktop circuit | $450 - $1,300 | Gasfitter if a gas line is capped | Cable run and spare pole |
| Heat pump hot water, electrical side | $580 - $1,400 | Plumber | Circuit size and tariff |
| Electric storage tank changeover | $420 - $980 | Plumber | Existing circuit condition |
| Split system circuit | $420 - $1,150 | Refrigeration technician | Run length and board room |
| Inverter replaced, same size | $1,400 - $3,600 | Accredited solar installer | Inverter brand and position |
| Board upgrade to fit new loads | $1,350 - $3,600 | None | Circuit count and asbestos |
Which Agency Handles Which Electrical Problem
The Electrical Safety Office is the Queensland Government regulator that licenses electricians and investigates unsafe or unlicensed electrical work. The business that quotes you must hold an electrical contractor licence, and the person doing the wiring must hold an electrical work licence. You can search both on the public register at the Electrical Safety Office before paying a deposit. Queensland law does not allow householders to do their own electrical work, including swapping a light fitting or a switch.
Problems with a new home are often split between agencies. In Yarrabilba and Greater Flagstone, Economic Development Queensland assesses development applications instead of council, yet electrical defects in a finished house are still raised first with the builder in writing, and the Queensland Building and Construction Commission time limits then apply. Disputes with an electrician over money or workmanship can go to the Queensland Civil and Administrative Tribunal once you have put the issue to the contractor in writing. Misleading advertising or quotes fall under national consumer law, which the Australian Competition and Consumer Commission (ACCC) enforces. Keep the certificate of testing and compliance, the form your electrician completes to show the work was tested, with the invoice and any photos, because each agency will ask for them.
Supply problems are handled differently from problems with your own wiring. Metering, connection delays and billing disputes go first to Energex or your retailer, then to the Energy and Water Ombudsman Queensland if they are not resolved. The ombudsman service is free, but it will normally ask whether the company has had a fair chance to fix the problem. National wiring rules, AS/NZS 3000, are published by Standards Australia and set the technical baseline for every job. An independent electrical safety inspection can give you a second opinion before you lodge a complaint.
What to Look Out For in a Logan or Redlands Electrician's Written Quote
Read each quote for what is missing before comparing totals, because most disputes start with something nobody wrote down. Labour should appear as a rate with expected hours, and materials should be named by brand and type, such as a Clipsal or Hager board. Travel, zone fees and any island barge allowance belong on separate lines so you can see what the trip itself costs. Making good, meaning patching holes in plasterboard or brick after cable has been run, should be clearly included or excluded. On acreage jobs, the measured cable run, the cable size and the trench depth should all be written down.
Prices most often rise partway through a job when a switchboard was given a fixed figure before anyone looked inside it. Boards installed before about 1990 may have a backing panel containing asbestos, and removal by a licensed removalist should be priced as a separate scope. Ask too whether the price assumes the existing consumer mains can stay or will need replacing. An asbestos test before the job starts removes that uncertainty for a modest fee. A switchboard upgrade priced over the phone is an estimate and should be treated that way. Flood work should list which circuits were tested and which were replaced, along with who arranges the Energex reconnection.
Gaps and Warning Signs
A fixed switchboard price given without anyone opening the board.
A contractor who will not provide a licence number or asks for cash only.
Lining Up Comparable Quotes From Logan and Redlands Electricians
Quotes only compare fairly when every contractor prices the same written description of the job. Give the suburb or island, the year the house was built, the block size and what you want the finished work to do. Add a photograph of the open switchboard and one of the area where the work will happen, plus the model number of any appliance or charger. For acreage and granny flat jobs, mark the route the cable would take on a rough sketch of the block. If the house has flooded or been hit by lightning, say so, because that changes the testing involved. Mention whether the home is rented, since the landlord's safety switch deadline may set the start date.
Three quotes is a sensible number for anything above about $1,000, while a small fixed price job may need only one. The middle quote often describes the work most accurately, and the cheapest should be checked line by line before you accept it. For island work, ask whether each contractor is based on the island or crossing from the mainland, since that alone can explain a gap. For acreage jobs at Jimboomba or Mount Cotton a site visit before the quote is normal, and some contractors charge a small fee for it that comes off the final bill.
Neighbouring regions make a useful check on a local figure. Brisbane electricians work on the same Energex network with similar housing, so a large gap on the same job usually points to a difference in scope. Owners in southern Logan near Beenleigh and Eagleby may also get quotes from Gold Coast businesses, and the Gold Coast page shows the slightly higher rates some of them charge. Flood repair quotes can be checked against the Ipswich and Lockyer Valley page, which deals with reconnection after floods on another river system. Where the quotes still differ, ask each electrician which part of the job explains the difference.
Bayside owners can compare island and coastal work with the Moreton Bay and Redcliffe page, which covers Bribie Island and salt exposure on the northern side of the bay. Owners who also need a plumber for a hot water or pool job can check Brisbane plumbing prices as a guide to the plumbing share of the bill. Some jobs, such as moving a switchboard during a renovation or wiring a shed before its slab is poured, need two trades on site together. Booking both for the same day saves a second minimum charge and keeps the work in the right order.
