The Northern Rivers runs from the Tweed coast to the ranges west of Kyogle, and handyman work differs from one end of the region to the other. Ballina, Byron Bay, Tweed, Casino, Kyogle and Lismore each have their own mix of holiday units, older timber houses, brick homes and acreage. Near the beaches, salt spray corrodes screws, hinges and steel sheeting, so the choice of fixing matters as much as the labour. Further inland, the drive to a farm gate or a hillside shed can add travel time to a job that takes an hour on site. Humid summers and long wet spells can leave mould on walls and ceilings in rooms with poor airflow, and a patch over mould without a fix for the damp does not last. Holiday lets need small repairs fitted into the hours between one group of guests leaving and the next arriving. Homes built before 1990 may contain asbestos, which changes how a handyman drills, cuts or sands old wall and eave linings. In New South Wales a handyman can take on general repairs, but work valued at more than $5,000 including labour and materials needs a contractor licence. Electrical, plumbing and gas work needs a licensed trade at any price, however small the job is. Visits start with a minimum charge of $80 to $150, so grouping small jobs into one booking keeps the cost of each one down. The prices on this page are 2026 estimates for weekday work, before materials and any travel charge. Post your job on The Quote Yard and we will connect you with local handymen across the Northern Rivers who can quote on it.

What Raises a Northern Rivers Handyman Bill

What is involved
Travel to a hinterland property can add $50 to $150. Handymen based in the same valley may charge less, because the drive is short for them.
Coastal grade hardware costs more than standard parts. Hinges, latches and screws made for salt exposure add to the materials cost on beach homes.
Hidden damp turns a patch into a bigger repair. Soaked plasterboard has to be cut out and replaced once the leak behind it is fixed.
Old fibro, a fibre cement sheet, slows the work down. Testing for asbestos before drilling or cutting adds a step and sometimes a specialist.
Request a quote that lists each job, the minimum charge, the travel fee and the materials on separate lines, so two handymen can be compared fairly.

Getting Small Jobs Done Between the Coast and the Ranges

A handyman on the Northern Rivers might hang a door in a Kingscliff unit in the morning and rehang a farm gate near Kyogle in the afternoon. Jobs that look alike in a written list can be priced quite differently across the region, because travel, access and materials change from one end to the other. Salt air near the beaches shortens the life of screws and hinges, while inland jobs can involve long drives on narrow roads between properties. Holiday units need repairs fitted around guest bookings, and older timber homes bring their own work on doors, floors and wall linings. The tasks are the same as for handyman services across NSW, but the working conditions on the Northern Rivers are different.

Lismore homes have a separate guide to hiring a handyman in Lismore, because the 2022 floods left that city with repair needs unlike the rest of the region. For detailed per-job figures, including day rates and materials markups, use the Northern Rivers handyman cost guide. Prices on this page are 2026 estimates for weekday work, and they overlap the state figures in the NSW handyman pricing guide. Where a regional figure differs from the state band, the reason for the difference is noted beside it.

Northern Rivers Handyman Price Bands for Common Jobs

Weekday handyman labour across the Northern Rivers costs about $70 to $120 an hour in 2026, which overlaps the NSW band of $80 to $120. Rates around Casino and the Richmond Valley are closer to the bottom of that range, and the NSW pricing guide puts Casino at $65 to $90 an hour. Around Byron Bay the same guide compares rates with Sydney's eastern suburbs, at about $100 to $130 an hour. Visits carry a minimum charge of $80 to $150, which is the least you pay however short the job turns out to be. Half a day of work costs $300 to $500 and a full day $500 to $900, before materials are added. Those blocks of time can give better value when several small jobs are listed together for one visit.

The table below gives 2026 estimates for jobs that come up across the region, with labour and a small allowance for screws and filler included. Larger materials, such as a new door, timber boards or a shed kit, are extra and should appear on their own line. Jobs such as a flat pack wardrobe, a TV bracket or a new grab rail can be priced as a fixed amount, since the time involved is predictable. Repairs with a hidden cause, such as a swollen door or a soft patch of plaster, are fairer to charge by the hour until the cause is found. Travel to an outlying town can add $50 to $150 on top of these prices.

Job Northern Rivers Band How It Is Charged What Changes the Price
Plasterboard hole patched $100 - $180 Per patch Size and paint match
Nail holes filled during a visit $15 - $30 per hole Per hole Number of holes
Sticking door planed and resealed $100 - $250 Per door Swelling and paint finish
Hinges or strike plate realigned $80 - $150 Per door Packing or longer screws needed
Flyscreen remeshed $30 - $60 Per screen Pet mesh or standard mesh
Bath or shower resealed $120 - $200 Per bath or shower Mould under the old silicone
Deck board replaced $50 - $100 Per board Timber species and length
Garden shed kit assembled $300 - $600 Per shed Size and base preparation
Floating shelf fixed $40 - $80 Per shelf Wall type behind it
Gate rehung on new hinges $150 - $350 Per gate Post condition and gate weight

How Distance and Visit Length Change a Handyman Bill

Call-out fees are set charges for coming to the property, and some handymen fold the fee into the first hour as a minimum charge. Either way, a ten minute job such as tightening a loose hinge can cost the same as an hour of work. Grouping jobs is the simplest way to lower the cost of each one, because the travel and the minimum are paid only once. In the NSW pricing guide, four separate call-outs at a $100 minimum cost $400, against about $300 to $350 for the same work in one combined visit. Sending a written list with photos lets the handyman bring the right parts and finish everything on the first trip.

Travel charges depend on how far the handyman's base is from your property and how long the drive takes. Someone based in Ballina may charge nothing extra in Lennox Head but add a fee for a farm past Kyogle or a house in the hills above Mullumbimby. The state pricing guide puts regional travel surcharges at $50 to $150, and that band is the one to use when checking a travel fee for an outlying place. Some handymen charge travel as a flat fee, while others bill the driving time at their hourly rate. Both methods are fair as long as the quote shows the amount before the visit is booked. Choosing a handyman based close to your property can remove the fee, because the trip to you is a short one.

Weekend and after hours work costs about $120 to $180 an hour, which suits urgent repairs more than routine jobs. Holiday hosts with a Saturday changeover may need that rate, because the repair has to be finished before new guests arrive that afternoon. Booking a half day at $300 to $500 or a full day at $500 to $900 can work out cheaper per job when the list is long. The day rate should say how many hours it buys, whether travel is inside it and how materials are charged.

When Part of the Job Needs a Licensed Trade

In NSW, residential building work valued at more than $5,000 including GST, counting labour and materials, needs a contractor licence. Specialist work needs a licence at any price, and the NSW Government lists electrical wiring, plumbing, drainage, gasfitting, and air conditioning and refrigeration in that group. Without a licence, a handyman can still do a long list of small repairs, as long as the work stays under the threshold and outside those trades. Problems arise when one visit mixes both kinds of work, such as hanging a new vanity mirror and moving the light above it. The mirror is handyman work, but shifting the light fitting is electrical wiring and needs a licensed electrician. Splitting the job early avoids a second visit and keeps each business responsible for its own part.

Rural properties can bring their own mixed jobs of this kind. Building a timber cover or screen for a pressure pump is handyman work, but connecting that pump to the house supply is a job for a licensed Northern Rivers plumber. Fitting a chain to hold a gas bottle against a wall is general work, while moving a gas line or connecting a barbecue to a fixed supply is gasfitting. Fixing a timber mounting block in the roof space for a ceiling fan is carpentry, but wiring the fan in is work for a licensed Northern Rivers electrician. Booking both trades for the same day keeps the ceiling or wall open for the shortest time.

Smoke alarms can be handyman work or electrical work, depending on the type fitted. Replacing a battery smoke alarm is handyman work, while Fire and Rescue NSW says a hardwired alarm connected to the mains must be installed by a licensed electrician. Bathrooms have a similar split, because resealing a shower is handyman work but replacing the waterproof membrane under the tiles is building work that needs a licence once it passes $5,000. When the split is unclear, the licence classes on the NSW register list which parts a business is allowed to do.

Job on the List Handyman Part Licensed Part Licence Needed
Ceiling fan Mounting block and blade assembly Wiring and wall switch Electrician
Pressure pump Timber cover or screen Connection to the house supply Plumber
Gas barbecue Bottle chain and wall bracket Fixed gas connection Gasfitter
Smoke alarms Battery alarms with a 10 year life Hardwired or mains alarms Electrician
Outdoor wall light Backing board for the fitting Wiring the light Electrician
Laundry tub Silicone and cabinet repairs Taps, waste and drain Plumber
Split system air conditioner Timber screen around the outdoor unit Installing or moving the unit Air conditioning and refrigeration
Kitchen cupboard refresh New handles, hinges and adjustments Moving the sink or dishwasher Plumber

Short-Stay Rentals and the Gap Between Guests

Byron Shire sets its own yearly day limit on letting a whole home to visitors. Since 23 September 2024, non-hosted short-term rental accommodation, where the host does not live on site, has been capped at 60 days a year in most of the shire. Two precincts, one in and around the Byron Bay town centre and one at Brunswick Heads, keep a 365 day limit, according to the NSW Department of Planning. Every short-term rental dwelling in NSW must also be listed on the state register, which hosts reach through the NSW Planning Portal. Homes let for fewer nights a year still need the same repairs, so sharing the booking calendar with the handyman makes each visit easier to plan.

The gap between one group checking out and the next checking in is the only time a handyman can work without disturbing guests. That gap may be only a few hours on a busy weekend, so the job list needs to be ready before the handyman arrives. Typical items include a door that no longer latches, a torn flyscreen, a loose towel rail, a wobbly outdoor chair or a cupboard hinge that has pulled out of the board. Someone who knows the property can carry spare hinges, screen mesh and silicone, which saves a second trip the following week. Yale makes digital door locks, Lockwood makes deadlocks, and Gainsborough makes door handles and locks. Locksmiths in NSW must be licensed by the NSW Police Force, so check that licence before lock work is booked, and keep simpler fixes for handyman door repairs and installation.

Hosts who live away from the coast can request photos of each finished job, sent before the next guests arrive. Short written notes of the parts used and the time taken make it easier to check the bill against the booking calendar. A regular check visit each month can suit a home with outdoor furniture, screens and decking exposed to salt and sun. That arrangement should still be priced per visit, with a separate rate for urgent call-outs between bookings. Hosts budgeting for wider costs, such as pool care or pest control, can compare figures in our short-stay maintenance cost guide.

Turnover Visit Checklist for a Holiday Let

What to check between guests
Doors and locks: latching, keypad batteries and sliding door rollers
Flyscreens: tears, loose frames and pet damage
Outdoor furniture: loose bolts and rust on fixings
Bathrooms: silicone, towel rails and exhaust fan grilles
Safety items: alarm test buttons and evacuation diagrams still in place
Send the job list and photos before the changeover time is booked, so the handyman arrives with the right parts and finishes before check-in.

Fire Safety Standard Jobs in Short-Stay Homes

NSW has a fire safety standard that applies to every dwelling used for short-term rental accommodation. It requires smoke alarms in each hallway serving bedrooms, or between the bedrooms and the rest of the home, and on any storey without bedrooms. The alarms must comply with AS 3786, the Australian Standard for smoke alarms, and run on mains power or on a non-removable battery with at least a ten year life. Where there is more than one alarm they must be interconnected, so that one alarm sounding sets off all the others. Battery alarms that meet these rules are within a handyman's scope, while any mains powered alarm needs a licensed electrician. Owners choosing between the two can get prices for smoke alarm installation from both kinds of business.

The standard also asks for an evacuation diagram, at least A4 in size, fixed on or next to the entrance door and inside each bedroom. Each diagram has to be mounted between 1,200 and 1,600 millimetres above the floor, which is a quick job for a handyman with the right fixings. Apartments in a Class 2 building, the building code term for a block of units, also need a fire extinguisher and a fire blanket in the kitchen. The extinguisher must be a 2.5 kilogram ABE type, a dry powder unit rated for ordinary fires, flammable liquids and electrical fires. A detached house or townhouse, classed as Class 1a, does not need the extinguisher or blanket, although any that are present must be shown on the diagram.

Item Where the Standard Puts It Who Can Fit It 2026 Estimate
Smoke alarm, 10 year sealed battery Hallways near bedrooms and every storey Handyman $70 - $150 per alarm
Mains powered smoke alarm The same locations Licensed electrician Electrician's quote
Evacuation diagram fixed Entrance door and each bedroom, 1,200 to 1,600 mm high Handyman $60 - $150 for a set
Fire blanket on a bracket Kitchen of a Class 2 unit Handyman $40 - $90 plus the blanket
2.5 kg ABE extinguisher on a bracket Kitchen of a Class 2 unit Handyman $40 - $90 plus the extinguisher
Entrance door that opens without a key Inside of a Class 2 unit Licensed locksmith, with care on fire-rated doors Locksmith's quote

Salt Air, Screws and Steel on Coastal Properties

Salt carried on sea breezes settles on outdoor fittings near the beach, from gate hinges to shed screws. BlueScope makes Colorbond steel, and it advises that fasteners to Class 3 of AS 3566, the standard for building screws, should not be used within 400 metres of the ocean. For Colorbond steel 200 to 400 metres from the sea, and for the Colorbond Ultra product, BlueScope calls for Class 4 fasteners instead. The same guidance says Class 4 stainless steel fasteners are not recommended with Colorbond steel, even though stainless sounds like the safer choice. That point matters when a handyman replaces rusted screws on a garden shed, a fence panel or a carport near Kingscliff, Lennox Head or Evans Head.

Hinges, latches and door closers, the arms that pull a door shut, can wear out faster on beach homes than the same parts in town. When a quote lists new hardware, it should name the material and finish so you know whether the part is made for coastal exposure. Lysaght makes steel roofing and wall cladding, and Stratco makes garden sheds, so check each maker's own fastener advice for its products first. BlueScope also recommends aluminium pop rivets, fasteners set from one side of the sheet, with Colorbond steel and warns against washers filled with conductive carbon black, a black filler that carries electric current. Rinsing salt off a shed or gate during a visit can slow corrosion, but it does not make an unsuitable screw last. Coastal gutters have their own fixing rules, which a Northern Rivers gutter cleaner can check during a clean.

Timber decks near the coast can lose their fixings first, because screw heads rust and stain the boards around them. Replacing a board costs about $50 to $100 per board in 2026, and swapping corroded screws across a whole deck is a larger job priced by the hour. If boards are soft or the joists below them, the timber beams that carry the deck, have rotted, the job becomes a structural repair. Structural work of that kind belongs with a carpenter, and prices for deck repairs can be compared across NSW.

Fixings Near the Beach, From BlueScope's Guidance

Distance or product
Fastener advice
More than 400 m from the ocean
Class 3 fasteners suit general use
Within 400 m of the ocean
Class 3 fasteners should not be used
Colorbond steel 200 to 400 m away
Class 4 fasteners
Colorbond Ultra steel
Class 4 fasteners
Class 4 stainless with Colorbond
Not recommended by BlueScope
Check which fastener class the quote allows for, and compare it with the maker's advice for the sheet or panel being fixed.

Damp Walls, Mould and Plaster Repairs in a Humid Climate

Warm, wet weather and closed-up rooms give mould the moisture it needs, and holiday homes left shut between bookings are especially exposed. NSW Health notes that mould grows indoors in wet or moist areas that lack ventilation, and that exposure can cause a blocked nose, eye and skin irritation and sometimes wheezing. For small areas, NSW Health suggests mild detergent or vinegar diluted in water, followed by drying the surface fully. Absorbent materials that cannot be dried, such as soaked plasterboard or carpet, may need to be replaced. Painting over a mould stain without finding the moisture source only hides it, and the stain can come back once the wall gets damp again.

The cause comes first, and it may be a leaking roof flashing, the metal strip that seals a roof join, a blocked gutter, a broken pipe or poor airflow. Roof and pipe leaks are licensed work for a roofer or plumber, and a bathroom with no working exhaust fan needs an electrician to fit one. Once the source is fixed, a handyman can cut out damaged plasterboard, the gypsum sheet used to line walls and ceilings, and patch in a new piece. CSR Gyprock makes Aquachek, a moisture resistant plasterboard for wet areas, and Knauf makes plasterboard for walls and ceilings. Selleys makes Rapid Mould Killer, a spray for cleaning mould off hard surfaces before any patching starts. Larger areas of damaged lining are better handled through plastering and Gyprock repairs.

Large areas of mould, mould inside wall cavities or mould after flooding call for a specialist. Businesses offering mould remediation test, contain and remove contaminated material in ways a general handyman is not set up to do. Sika and Bostik make silicone sealants for showers and baths, and a fresh bead only lasts if the mould under the old one is removed first. Dulux and Taubmans make paints for kitchens and bathrooms, which a handyman can apply once the patched wall is completely dry.

Problem Found Cause to Fix First Handyman Repair 2026 Estimate
Black spots on a bathroom ceiling Weak or missing exhaust fan Clean, seal and repaint the patch $150 - $400
Bubbled paint near a window Failed window seal or flashing Reseal the frame, patch and repaint $150 - $350
Soft plasterboard low on a wall Leak from a pipe or wet area Replace the damaged section after the plumber $200 - $500
Musty wardrobe in a closed unit Poor airflow while the unit is empty Clean shelves and fit vented doors $150 - $450
Mould under shower silicone Water getting behind the old bead Remove and reseal the silicone $120 - $200
Stained ceiling below a gutter Blocked or overflowing gutter Patch and repaint after the gutter is cleared $150 - $400

Hobby Farms: Farm Gates, Shed Doors and Wire Fences

Acreage around Alstonville, Kyogle and the hills behind Byron Bay brings jobs that town homes rarely need. A sagging farm gate is a good example, and the fix depends on whether the hinge, the gate frame or the post has failed. Rehanging a gate on new hinges costs about $150 to $350 in 2026, while a leaning post reset in a new footing, the concrete base that holds it upright, costs more. Strainer posts, the heavy end posts that hold a wire fence tight, need deep footings and are better left to a rural fencer on a long fence line. Owners fixing timber palings, rails or a boundary fence shared with a neighbour can compare quotes for handyman fence and gate repairs.

Sheds face wind, rain and rust, and their roller doors, sliding tracks and screws wear out before the frame does. Handyman tasks on a shed include freeing a jammed sliding door, replacing worn rollers, refixing loose sheets with suitable screws and fitting new door bolts. Assembling a new garden shed kit costs about $300 to $600, depending on its size and whether a slab or base is ready. Each shed maker's instructions set the screw type and bracing for its kit, so the handyman should work from them. Large farm sheds and garages need a builder, and quotes for them come through shed and garage construction. Lights or a power point in the shed need a licensed electrician.

Digging a new post hole can strike buried cables or pipes, even on rural land far from town services. Before You Dig Australia (BYDA) provides free plans of underground and overhead services at a work site through a single request. Private lines, such as a water pipe from a dam or a power cable to a pump shed, may not appear on those plans, so the owner needs to mark them. Telling the handyman where those lines run before the visit avoids a damaged pipe and an extra plumbing bill.

Rural Job What the Handyman Does When a Specialist Takes Over 2026 Estimate
Sagging farm gate New hinges, packing or a brace Post has rotted or moved $150 - $350
Leaning gate post Resets the post in a new footing Strainer post on a long wire fence $250 - $600
Jammed shed sliding door Cleans the track and replaces rollers Frame bent by wind or a vehicle $120 - $300
Loose shed wall sheets Refixes with screws suited to the sheet Sheets rusted through $120 - $350
Garden shed kit Builds the kit on a ready base Slab or engineering needed $300 - $600
Chicken run or garden enclosure Frame, mesh and a small gate Concrete slab or large roof span $400 - $1,200
Screen around a water tank Timber screen or lattice Connecting the tank to the house $200 - $600

Small Structures, Exempt Development and Bushfire Prone Land

Some small building works in NSW can go ahead without council approval because they are classed as exempt development. For garden sheds, cubby houses and similar structures, the standards are set out in clauses 2.17 and 2.18 of the State Environmental Planning Policy (Exempt and Complying Development Codes) 2008, or Codes SEPP. These structures qualify only if every standard in the policy is met, including floor area, height and distance from boundaries. Because a garden shed is classed as a Class 10a building, the building code term for a non-habitable structure, it cannot be fitted out or used as a place to live. Your council's planning staff can confirm whether a structure qualifies before the handyman orders any materials.

Parts of the region are mapped as bushfire prone land, and the rules for small structures change there. On bushfire prone land, an exempt garden shed or similar structure must be built of non-combustible materials, such as steel. Owners can use an online check from the NSW Rural Fire Service to see whether a property is on bushfire prone land. The Rural Fire Service also recommends fine metal mesh screens on windows and doors, so bushfire security screens are an option on mapped land when old flyscreens are replaced.

Flood-Affected Homes Across the Region

The 2022 floods damaged homes in other parts of the Northern Rivers as well as Lismore. After a flood, a handyman can help with swollen doors, skirting boards and cupboards that need replacing, and wall linings that have to be stripped and refitted. Electrical and plumbing checks must come first, and homes built before 1990 may also contain asbestos in the linings being removed. Resilient Homes, a NSW Government program that helped owners raise, retrofit or sell flood-prone homes, has closed to new applications. Approved owners have until 30 June 2027 to submit a scope of works, the written list of planned work, and until 8 December 2028 to finish, according to the NSW Government. Lismore owners choosing flood-resilient doors, skirting and cupboards can find that detail in our guide to a handyman in Lismore.

Homes that took in water but were not part of the program still need the same order of work, from services to linings to repairs. Quotes for replacing internal doors, skirting boards and kitchen cupboard doors can follow once the frame behind them has dried out. Closing up a wall before it is dry traps moisture that feeds mould, which brings back the problems described in the section on damp walls. Written quotes that list each item separately also suit insurance claims, since an assessor can match each line to the damage.

After Water Has Been Through a Home

Order of work
First: a licensed electrician and plumber check the services before use
Next: linings in pre-1990 homes tested for asbestos before stripping
Then: the handyman replaces doors, skirting and cupboards once frames are dry
Throughout: photos and itemised quotes kept for the insurer
Insurers may want to see damaged items before they are thrown out, so photograph everything and check with the insurer before stripping starts.

Before Drilling or Cutting Into a Pre-1990 Home

SafeWork NSW warns that homes built before 1990 are likely to contain asbestos, which was used in more than 3,000 building products. Older fibro beach houses, lined with fibre cement sheet, weatherboard cottages with fibro additions and sheds with old cement sheet are all places a handyman may find it. Drilling, cutting, sanding or pressure cleaning those materials can release fibres, so a careful handyman checks the age of the house first. SafeWork NSW says a licensed asbestos removalist must remove any amount of friable asbestos, the crumbly kind, or more than 10 square metres of non-friable asbestos. It also warns against using high-pressure water or compressed air on asbestos roofing, fences, eaves, gutters or downpipes.

Where a material's age is unknown, a sample test can confirm whether it contains asbestos before any work starts. Licensed assessors can sample and test suspect sheeting, and quotes for asbestos testing and inspection can be compared before the handyman is booked. Once a panel is confirmed as asbestos, the handyman can work around it by fixing to other surfaces, or leave the area to a licensed removalist. SafeWork NSW recommends using a licensed removalist for any amount of asbestos, even below the 10 square metre limit.

Material Where It Is Found Handyman Task at Risk Safer First Step
Flat fibro wall sheeting Beach houses, laundries and enclosed verandahs Drilling for shelves or brackets Test first or fix to other surfaces
Eave linings Older houses of many styles Fitting lights or vents Leave untouched until tested
Corrugated cement roofing Old sheds and garages Screwing or pressure cleaning No pressure cleaning, licensed assessment
Fibro fence panels Older back yards Cutting in a new gate Licensed removal before replacement
Vinyl floor tiles and backing Kitchens and bathrooms Lifting or sanding Test before lifting
Loose-fill insulation Ceiling cavities Entering the roof space Stop and call a licensed assessor

Which Unit Repairs Need a Strata Vote

Unit blocks and townhouse complexes along the coast are run by an owners corporation, the body made up of all lot owners, under by-laws, the scheme's own written rules. NSW strata law sorts renovations into three groups, and the group decides whether a handyman can start straight away. Cosmetic work, such as installing hooks, handrails, blinds or built-in wardrobes, painting inside or filling minor holes in internal walls, needs no approval. Minor renovations, such as changing kitchen cupboards, recessed lights or internal walls, need more than half the votes at a strata meeting, unless a by-law lets the committee approve them. Major work, such as a bathroom renovation or moving a structural wall, needs a special resolution of the owners corporation.

Anything that touches common property, such as a balcony balustrade, the railing along its edge, or a shared gate, belongs to the owners corporation and needs its consent. By-laws can also limit noisy work to set hours and require trades to book a lift or loading area. Repairs to shared areas go through the strata manager, and those jobs can be quoted through strata common area repairs. Ramset makes masonry anchors and Fischer makes wall plugs, which suit the concrete and block walls found in some coastal unit blocks. Before booking the day, a handyman quoting on a unit should request the by-laws, or at least the rules on hours and access.

Paperwork Once a Job List Passes $5,000

Long lists of small jobs can add up to more than $5,000 once labour and materials are counted together. At that point the NSW Government requires a licensed contractor and a signed, dated small jobs contract for work between $5,000 and $20,000. That contract must name both parties, show the contractor's licence details, describe the work and include a clause on the quality of construction. Above $20,000 the job needs a large job contract, a five business day cooling-off period and home building compensation (HBC) insurance. HBC insurance protects owners when a contractor dies, disappears or becomes insolvent before fixing incomplete or defective work. The deposit can be no more than 10 per cent, and on insured jobs no payment can be taken until the HBC certificate is provided, as NSW Fair Trading advises.

Breaking one renovation into several small invoices does not change what the work is, so treat a bundled job list honestly when deciding whether a licence is needed. If the total is expected to pass $5,000, the handyman should say so in the quote and show a licence number. The licence check through Service NSW shows the holder's name, licence classes, expiry date and any conditions or warnings. The same NSW rules apply to a business based across the border on the Gold Coast, so confirm it is entitled to do licensed work in NSW before a job over $5,000 starts. Public liability insurance matters too, and a certificate of currency, the insurer's document showing the policy is active, is the proof to request.

Jobs under $5,000 do not need a written contract under the Home Building Act 1989, the NSW law that governs residential building work, but a written quote still protects both sides. It should list each job, the price or hourly rate, the materials and the expected time on site. Changes agreed on the day, such as adding a second door or extra patching, should be confirmed by text or email with the new price. For a one day visit, payment on completion is a reasonable request, and a large deposit is a reason to look elsewhere.

Consumer Guarantees, Fair Trading and NCAT

Every handyman job comes with consumer guarantees under the Australian Consumer Law, whatever its size. The ACCC says services must be carried out with an acceptable level of care and skill, be fit for any purpose you made known, and be supplied within a reasonable time. If the work falls short, the first step is to contact the business, describe the problem in writing and attach photos. Remedies can include a repair, a refund or compensation for loss, depending on the problem. Keeping the quote, invoice and messages from the start makes that conversation much easier.

If the business will not fix the problem, NSW Fair Trading can take a complaint about home building work. Disputes about residential building work are heard by the NSW Civil and Administrative Tribunal (NCAT), which requires home building disputes to go to NSW Fair Trading first. Some matters skip that step, including claims that involve unlicensed contractors. The tribunal says most people who bring a case there represent themselves. Quotes, photos, invoices and dates kept in one file give the strongest support to any claim.

Under the Australian Consumer Law, an unsolicited agreement, such as one signed after a door-to-door approach, has a ten business day cooling-off period when its value is $100 or more. The trader also cannot take payment or start the work during that period, apart from limited exceptions. That rule matters after storms and floods, when people sometimes knock on doors offering quick repairs. Finding a local handyman through a written job description gives you time to compare prices and check licences.

Quote Problems to Spot Before Booking a Handyman

A quote that lists only a total gives no way to tell whether travel, materials or extra hours are inside it. A clear quote names each job, the price or the rate, the minimum charge, the travel fee and the materials with their cost. For coastal homes, it should also say what grade of screw, hinge or latch is being used, since that choice affects how long the part lasts near the sea. For older homes, it should say how the handyman will deal with any fibro or old linings found during the job. Electrical, plumbing or gas tasks listed without the name of the licensed trade who will do them are a warning sign.

Pressure to pay a large deposit, especially in cash, is another reason to stop and check the quote. So is a quote for a mould or water stain that offers a patch and paint without any mention of where the water is coming from. Unusually low prices for shed or fence work may leave out disposal of old sheets, palings or fixings. Comparing the details line by line shows where two quotes differ and why.

Check These Lines on Every Quote

Line
What you want to see
Minimum or call-out
Amount and the time it includes
Travel
Fee stated for your town
Materials
Named products, coastal grade where needed
Licensed parts
Name and licence of the trade doing them
Old materials
A plan for fibro, lead paint or mould
If a line is missing, request it in writing before agreeing to a date, so every quote you compare covers the same items.

One Job List for Every Handyman You Contact

Comparable quotes start with one written job list sent to every handyman you contact. Number each job, add a photo and a rough measurement, and note anything that has to match, such as a paint colour or hinge size. Say whether the home is a unit, a holiday let, a rental or an acreage property, and how far it is from the beach. Include your town and the best days for access, since a handyman based in the next valley may be able to pair your visit with another job. Mention the age of the house if you know it, because it tells the handyman whether to plan for asbestos checks.

Once the quotes arrive, line them up by job instead of by total. Check that each one includes the same materials, the same travel and the same licensed parts, and that the price is labelled as fixed or hourly. A higher quote that includes coastal grade fixings and disposal may be the better buy against a lower one that leaves both out. When a visit includes handyman flat pack furniture assembly, tall pieces such as bookcases and wardrobes should be anchored to the wall. For a remote property with a long job list, a paid inspection visit can be fair, provided its cost comes off the final bill.

Sticking doors and loose cupboard hinges are handyman home repairs that fit easily into a combined visit. A swollen door can be eased by planing its edge, then sealing the bare timber so it does not absorb moisture again. If the door has dropped, the fix may be at the jamb, the frame the door hangs in, or at the strike plate, the metal plate the latch clicks into. Where a hinge has worked loose, packing or longer screws in the hinge mortise, the shallow recess cut for each hinge, can lift the door back into line. Replacing a whole door is a bigger job, and the quote for it should list the door, hardware and finishing separately.

Northern Rivers Handyman FAQ

Will a coastal handyman take a job in Nimbin, Kyogle or another hinterland town?
Some will, and any extra charge depends on where the handyman is based and how long the drive takes. According to the NSW pricing guide, regional travel surcharges are $50 to $150 in 2026, charged as a flat fee or as driving time. Handymen who already work in your valley may not charge travel at all. Grouping several jobs into one visit spreads that fee across the whole list.
Can a handyman look after a holiday let between bookings?
Yes, a handyman can fix doors, screens, hinges, outdoor furniture and silicone in the time between guests. Send the job list with photos before the changeover so the right parts arrive on the first visit. Lock changes can need a security licence in NSW, so check that before booking. Electrical, plumbing and gas faults still need a licensed trade.
Who can fit the smoke alarms a short-stay home needs?
Under the NSW fire safety standard for short-term rental accommodation, alarms can be mains powered or have a non-removable battery lasting at least ten years. Handymen can fit the battery type, but mains powered alarms must be installed by a licensed electrician. Where a home has more than one alarm, they must be interconnected so all of them sound together.
Which screws suit a Colorbond shed or fence close to the beach?
BlueScope advises that Class 3 fasteners under AS 3566 should not be used within 400 metres of the ocean. It recommends Class 4 fasteners for Colorbond steel 200 to 400 metres from the sea and for Colorbond Ultra steel. It also says Class 4 stainless steel fasteners are not recommended with Colorbond steel, so check the maker's advice before replacing screws.
Will patching and painting over mould fix a damp wall?
Not on its own, because mould can return while the moisture source remains. Fix the leak, blocked gutter or poor ventilation first, using a licensed plumber or electrician where needed. NSW Health suggests mild detergent or diluted vinegar for small areas, and materials that cannot be dried may need replacing. After that, the plasterboard can be patched and repainted by a handyman.
Can a handyman fix a sagging farm gate or a jammed shed door?
Yes, rehanging a gate on new hinges costs about $150 to $350 in 2026. Freeing a jammed shed door with new rollers costs about $120 to $300. Posts that have rotted or moved need a new concrete footing, which adds time and materials. Strainer posts on long wire fences are better left to a rural fencer.
Can I put up a garden shed on bushfire prone land without approval?
Yes, a garden shed can be exempt development if it meets every standard in the Codes SEPP, including floor area, height and boundary setbacks. On bushfire prone land an exempt shed must also be built of non-combustible materials such as steel. Sheds are non-habitable buildings and cannot be used as a place to live. Your council's planning staff can confirm whether a particular shed qualifies.
Is a handyman the right person to call after floodwater gets inside?
Handymen can replace swollen doors, skirting boards, cupboard doors and wall linings once the home has dried out. Before that, a licensed electrician and plumber should check the services. Linings in homes built before 1990 should be tested for asbestos before they are stripped. Photograph the damage and check with your insurer before anything is thrown out.
Which contract do I need if the handyman total is over $5,000?
Once labour and materials pass $5,000 including GST, the work needs a licensed contractor and a written small jobs contract. Above $20,000 the job also needs home building compensation insurance and a large job contract with a cooling-off period. The deposit can never be more than 10 per cent of the contract price.
Where can I complain about poor handyman work in NSW?
Write to the business with photos, and point to the consumer guarantee that services be done with due care and skill. If that fails, lodge a complaint with NSW Fair Trading, which handles home building disputes before they can go to NCAT. Keep the quote, invoice and messages together as evidence.
