Hire a Plumber Devonport and Burnie - Get Local Quotes

The north west coast runs from Port Sorell and Devonport west through Burnie and Wynyard to Stanley and Smithton, and three things drive most plumbing costs along it: salt from the sea, strong wind and the distance between towns. Salt spray carried on the westerly winds wears out spouting, outdoor taps and the metal parts of hot water units much faster than it would inland. Many established streets in the larger towns are lined with homes from the middle of last century, so clay sewers, galvanised water pipe and ageing hot water cylinders turn up often. Burnie climbs steeply from the waterfront, and many homes there sit on sloping lots where trenching and drainage take extra planning and labour. Holiday shacks along the beaches can sit empty for weeks, so a slow leak or a failed pump may go unnoticed until the owner's next visit. Inland and in Circular Head, dairy and farming properties rely on rainwater tanks, bores and septic systems rather than town water and sewer. Eight councils share the region, and each one approves and inspects the higher risk plumbing work in its own area. This guide sets out what plumbers charge along the coast and in the farming districts behind it in 2026, what changes the price from one property to the next, and how to compare quotes on equal terms. Post your job on The Quote Yard and we will connect you with licensed plumbers across Devonport and Burnie who can quote on it.

Why North West Plumbing Quotes Differ

What is involved
Distance is the first thing that separates quotes on this coast. A plumber based in Burnie may charge nothing extra in Cooee or Wynyard, then add driving time for a farm past Smithton or a shack at Stanley.
Salt in the air changes how long simple jobs take on the coast. Fittings on beachfront homes are often rusted solid, so they have to be cut out and the parts behind them replaced as well.
The type of ground on your block has a big effect on the cost of underground work. Trenching through flat sandy soil near the Mersey is usually quicker than digging a sewer line on a steep Burnie lot with limited access for machines.
Water supply and sewer arrangements vary widely from one property to the next. A town home on TasWater, a shack on a septic tank and a dairy farm on a bore with stock troughs each need a different kind of plumber visit.
When comparing quotes along the coast, look for travel shown as its own line, parts and materials named by brand and grade, camera footage for sewer work, digging and repairs to lawns, paving or walls afterwards stated in writing, and council fees named for any work that needs approval.

Before You Call a North West Plumber

Note the town and roughly when the home was built, find the water meter or tank pump switch, photograph the problem and the hot water unit's label, and say how close the house is to the beach. For a shack, say how long it has been empty. On a farm or rural block, note whether the house runs on tanks, a bore or a septic system, and how far it is from the nearest town.

What Plumbing Costs on the North West Coast

Plumbers on the north west coast generally charge $100 to $150 an hour in normal working hours, and a call-out with the first hour on site usually costs $130 to $250. Those rates sit close to what households pay in the south, but the distance between towns changes the final bill far more here than it does in a city. A plumber based in Devonport can spend well over an hour driving to Smithton or Stanley, and part of that time normally shows up on the invoice. For a statewide view of every common job, the Tasmanian plumber pricing guide lists typical ranges from tap washers to septic systems. This page explains how those prices play out between Port Sorell and Circular Head, and which local conditions push a quote up or down.

Much of the plumbing work on the north west coast comes from conditions along the coast itself. Salt spray driven by the westerly winds corrodes spouting, downpipe brackets, outdoor taps and the exposed fittings of hot water units, especially on homes facing Bass Strait. Older suburbs in the main towns still have clay sewers, and tree roots have been growing into their joints for decades. Burnie's hillside streets make underground jobs slower because of slope and drainage, while the flatter ground around Devonport makes trenching simpler. Away from the towns, rainwater tanks, bores, pumps and septic systems make up a large share of the work.

Before calling anyone, it helps to sort your job into one of three types. A clear fault such as a leaking tap or a running cistern is usually priced at a fixed amount and finished in a single visit. A problem with an unknown cause, such as a damp patch on a wall or a sewer that blocks every winter, is normally charged by the hour with an agreed limit. Planned work such as relining, a hot water changeover or a new septic system should be quoted at a fixed price after the plumber has seen the site.

Devonport and Burnie Plumbing Prices by Job

The table below lists the jobs north west households book most often, with typical 2026 ranges for work done in normal hours. The figures assume a house within easy reach of a plumber's base in Devonport, Ulverstone, Burnie or Wynyard. Properties further out, such as farms in Circular Head or shacks in the smaller beach settlements, may carry a travel charge on top of these figures. Coastal homes where salt has seized old fittings can also take longer, because corroded nuts and brackets often have to be cut off rather than undone. Use each range as a guide when you compare quotes, and ask for the reason behind any figure that sits well outside it.

Some common jobs are easier to judge once you know what usually causes them. An outdoor tap on a coastal home that drips or will not turn off is often corroded right through the body, so replacing the whole tap is better value than a new washer. A toilet that keeps refilling normally has a worn inlet valve, the part that lets water into the cistern, or a worn flush seal, and either can be replaced in under an hour on most cisterns. Caroma, Enware and Methven all make replacement cistern parts or outdoor taps, and naming the brand of your existing fitting helps the plumber bring the right part on the first trip, while tap repairs and toilet repairs explain these smaller jobs in more detail. Weak flow at every tap in an older house usually points to rusted galvanised pipe or a failing pressure limiting valve, the fitting near the meter that keeps mains pressure in check. A damp patch on a ceiling or wall needs the leak located first, because opening walls at random costs more than finding the source properly.

How North West Plumbers Charge

Most plumbers on the coast charge a call-out fee that covers the trip and the first hour, then bill in quarter or half hour blocks. Within the main coastal towns between Devonport and Wynyard, a separate travel charge is uncommon. For jobs in Circular Head or the inland towns, many plumbers add a travel fee or bill the driving time. Some plumbers live in Circular Head or the Kentish area themselves, so it is worth asking where a business is based before you book. Owner operators usually sit at the lower end of the hourly range, while bigger firms with several vans may cost more but reach you sooner. Ask about the call-out fee, travel and billing blocks when you book rather than after the work is done.

Grouping several jobs into one visit saves the most money when travel is part of the price. If a plumber is already driving out to a farm to replace a tank pump, adding a leaking float valve on a stock trough, a dripping laundry tap and a new garden tap costs only the extra time and parts. Shack owners can do the same by keeping a list of small problems and booking them together before the summer holidays. A fixed price for a common job tells you the total before any work starts, but check whether it includes parts, because some quotes cover labour only.

An itemised invoice makes it far easier to claim on a warranty if the same fault comes back.

Ask whether travel is charged both ways and whether a second trip for parts is billed, since both can add up on a remote job.

Plumbing from Port Sorell to Smithton

Devonport sits on both banks of the Mersey River, with the town centre, Miandetta and Spreyton on the western side and East Devonport across the water. Much of the housing is weatherboard and brick from the post-war decades, along with newer estates on the edges of town, so the work ranges from root-filled clay sewers to fixture upgrades in recent builds. Port Sorell, Shearwater and Hawley Beach to the east mix permanent homes with holiday houses, and many have been extended or rebuilt over the years. Latrobe, a short drive south of Devonport, has older homes near the main street and farmland all around it. Spreyton and the country towards Sheffield and Railton combine town lots with rural blocks on tanks.

Ulverstone, Turners Beach and Penguin sit along the coast between Devonport and Burnie, with older homes close to the beach and newer housing on the rising ground behind. Burnie itself climbs from the waterfront through Cooee, Wivenhoe, Park Grove and Montello, and many lots there are steep. West of Burnie, Somerset and Wynyard sit on flatter ground at the mouths of the Cam and Inglis rivers, while Boat Harbour and Sisters Beach are small coastal settlements with many holiday homes. Stanley and Smithton in Circular Head are the furthest towns from most of the region's plumbing businesses. The farmland around them is largely dairy and beef country, where tanks, bores, troughs and septic systems are everyday plumbing. Westbury and Deloraine, on the inland edge of the region, are often served from Launceston as well as from the coast.

Area Example Towns Common Plumbing Work What Adds Cost
Devonport and the Mersey Devonport, East Devonport, Miandetta, Spreyton Root blockages, hot water, older pipes Mixed housing ages
Port Sorell and Latrobe Port Sorell, Shearwater, Hawley Beach, Latrobe Holiday home and shack repairs Leaks found late in empty homes
Central Coast Ulverstone, Turners Beach, Penguin Spouting, outdoor fittings, sewer roots Salt exposure near the beach
Burnie Cooee, Wivenhoe, Park Grove, Montello Sewer and stormwater on slopes Steep access and landslip mapping
Wynyard and surrounds Somerset, Wynyard, Boat Harbour, Sisters Beach Hot water, shacks, coastal corrosion Distance to smaller settlements
Circular Head Stanley, Smithton Farm water, tanks and septic Travel and on-site wastewater
Inland towns Sheffield, Railton, Westbury, Deloraine Tanks, pumps and frozen pipes Frost and rural travel

Eight Councils, Permits and Inspections

Eight councils cover the area this page describes, and each one acts as the permit authority for plumbing in its own municipality. Devonport City, Burnie City and Central Coast councils look after the larger towns, while Latrobe, Kentish and Waratah-Wynyard cover the coast and country around them. Circular Head Council looks after Smithton and Stanley, and Meander Valley Council covers Westbury and Deloraine. Under Tasmania's categories of plumbing work, owners may do a short list of Category 1 jobs themselves, and Category 2A work needs a licensed plumber but no paperwork. Category 2B work is notified to the council once it is finished, Category 3 work needs a certificate of likely compliance, which is the council's approval of the plumber's notice and design, before it starts, and Category 4 work needs a plumbing permit as well. Fees differ from council to council and are set in each one's yearly fee schedule.

In practice the plumber handles most of the paperwork, but council fees and the time spent preparing a design are part of what you pay. Inspections can decide when a trench can be backfilled or a wall closed in with sheeting, so ask how long your council usually takes to attend. The categories are set out in a determination made under Tasmania's building laws, available through the Tasmanian legislation website, and plumbing standards and consumer guidance are published by Building Standards Tasmania. Ask each plumber which category applies to your job and whether the council's fees are included.

Council Main Towns Typical Plumbing Mix Worth Asking
Devonport City Devonport, East Devonport, Spreyton, Miandetta Town homes on TasWater How soon inspections are booked
Latrobe Latrobe, Port Sorell, Shearwater, Hawley Beach Town homes and holiday houses Fees for notified work
Kentish Sheffield, Railton Small towns and farms On-site wastewater approvals
Central Coast Ulverstone, Turners Beach, Penguin Coastal homes on TasWater Which category applies
Burnie City Burnie, Cooee, Wivenhoe, Park Grove, Montello Hillside homes on TasWater Whether the lot is in a hazard area
Waratah-Wynyard Wynyard, Somerset, Boat Harbour, Sisters Beach Towns and shack settlements Sewer or septic on the lot
Circular Head Smithton, Stanley Two towns and dairy farms Wastewater design and approval
Meander Valley Westbury, Deloraine Inland towns and farms Tank and septic requirements

TasWater, Private Pipes and Local Supply

TasWater supplies water and sewerage to Devonport, Burnie and the other serviced towns along the coast and inland. The pipes between TasWater's connection point and your house belong to you, including the private sewer line and the water service from the meter, and so do any roots that get into them. TasWater's advice for a blocked sewer is to call a plumber first. If the plumber finds the fault is on the network side, you then ring TasWater on 13 6992 so its own crews can deal with it. When several neighbours lose drainage at the same time, the problem is probably in the main, and calling TasWater straight away makes sense. A plumber who finds a network fault should stop and ring, because TasWater does not pay for work on its pipes that it has not authorised.

Not every property on the coast is connected to TasWater's sewer, even where a water main runs past the front gate. Some shack settlements, rural lots and farms rely on septic tanks or aerated systems, and others draw their drinking water from tanks or bores. Checking a property's water and sewer arrangements is worth doing before buying, and the seller's documents or the council can usually confirm them. Complaints about TasWater that cannot be settled directly can be taken to the Ombudsman Tasmania. Sewer repairs explains the work plumbers do on the private side of the connection.

Water Supply Questions to Answer First

Question
Why it matters
Is the house on TasWater mains?
It decides who pays when the supply fails
Is the sewer connected or on septic?
It changes the work, approvals and contractor needed
Where are the meter and stop tap?
Knowing lets you shut off a burst quickly

Shack owners should write these answers down and leave a copy with a neighbour or key holder.

If the fault looks like it is in TasWater's main, ask your plumber to stop work and call TasWater before going any further.

Salt Air, Westerly Winds and Spouting

Homes facing Bass Strait are exposed to salt spray all year, and the strong westerly winds along this coast carry it well back from the beach. Salt speeds up corrosion on anything metal outside the house, from spouting and downpipe brackets to brass garden taps, pipe clips and the casings and valves of outdoor hot water units. Old galvanised spouting on beachside homes often rusts through at the joints long before the rest of the roof wears out. Replacement in Colorbond steel or aluminium is the usual fix, and owners right on the water often choose aluminium or Colorbond Ultra, which BlueScope makes for harsher coastal conditions. Stainless steel and plastic fittings also tend to outlast plated ones in exposed spots. A plumber who works near the beach regularly should be able to explain which materials suit your distance from the water.

Strong gusts lift loose flashings, which are the metal strips that seal joins in the roof, shift poorly fixed downpipes and drive rain sideways under ridge caps and into box gutters, the gutters built into the roof itself. After a storm with strong wind, it is worth walking around the house to look for spouting pulled away from the fascia, loose downpipes and new stains on ceilings. Heavy winter rain then finds any gap the wind has opened, so small repairs done quickly prevent much larger ones later. Spouting repairs, downpipe repairs and roof plumbers cover this work in more detail.

Leaves and moss also block spouting through the wet months, particularly on homes near tall gums and pines. Spouting that overflows sends water down walls and into subfloors, which is a common cause of damp and rot in older timber houses. Cleaning the spouting before winter is cheap protection, and gutter guard installation can cut down how often it needs doing. On sloping Burnie lots, downpipe water must be piped to an approved stormwater point rather than spilling onto the property below.

Coastal Materials That Last Longer

Fitting
Better choice near the sea
Spouting and downpipes
Aluminium or a steel grade made for coastal exposure
Brackets and pipe clips
Stainless steel or plastic instead of plated steel
Outdoor hot water unit
A sheltered wall away from direct spray

Ask the installer whether the maker gives any coastal installation advice for the model being quoted.

Rusted brackets can let spouting fall in a strong wind, so replace badly corroded fixings before they fail.

Burnie's Steep Lots and Landslip Mapping

Burnie is built on hills that rise sharply behind the port and the city centre, and many homes in its hillside suburbs sit on sloping lots. On these sites, a sewer or stormwater trench may need a small excavator walked in along a narrow path, or digging by hand where no machine can reach. The dug soil has to be moved away, and the trench refilled and compacted so it does not settle or wash out in the next storm. That extra handling is why the same length of sewer replaced by digging can cost noticeably more on a Burnie hillside than on the flat ground of East Devonport. Relining, which fits a new resin sleeve inside the old pipe, avoids most of that digging and suits many of these lots.

Mineral Resources Tasmania has published landslide maps for the coast from Devonport through to Boat Harbour Beach, and councils use hazard mapping when they assess work. Water is one of the main triggers for ground movement, so leaking pipes, blocked stormwater and badly placed soakage pits, which let stormwater drain into the ground, can make a slope worse. On a mapped lot, plumbing work may need a permit and the council may expect stormwater to be piped to a proper outlet. Before any digging, lodge a free enquiry with Before You Dig Australia so buried cables and pipes are marked first. Drainage solutions covers the ways plumbers manage water on steep and difficult sites. Your council can confirm whether your property is inside a mapped hazard area.

What a Sloping Lot Adds to the Job

Site feature
Effect on the job
Steps or a steep path from the street
More labour to carry pipe, gravel and dug soil
No room for an excavator
Hand digging or a smaller, slower machine
Mapped landslip hazard area
Possible permit and stricter stormwater control

Ask each plumber how they plan to reach the work, because access is where hillside quotes differ most.

Report soggy ground, new cracks or water seeping from a bank promptly, because extra water can make unstable ground worse.

Sewer Roots, Cameras and Relining

Tree roots in old clay sewers cause many of the repeat blockages in the established parts of the region's towns. Clay pipes were laid in short lengths, and roots work their way through the joints wherever the ground has moved or the seal has aged. Warning signs include a gurgling floor drain, a toilet that drains slowly and water rising in the shower when the washing machine empties. Clearing the line with a cutting machine or a high pressure water jetter usually costs $260 to $620. Roots generally grow back within a year or two, so clearing alone is only a short term fix when large trees stand close to the line.

A camera inspection, usually $250 to $500 with footage, shows whether the pipe can keep being cleared or needs a lasting repair. The footage reveals cracks, displaced joints, collapsed sections and sags where waste sits and builds up. Relining seals the old pipe from the inside without digging up lawns, driveways or garden beds, and it suits most root-damaged lines that still hold their shape. Digging and replacing with PVC is the better choice where a pipe has collapsed or lost its fall, meaning the downhill slope that carries waste away, and on flat sandy ground near the coast it can be quicker than in Burnie's hills. Iplex and Vinidex both make the PVC sewer pipe used for this kind of replacement, and a quote should state the pipe size and class so you can compare like with like. Blocked drains and drain cleaning explain the options, and a copy of the footage lets a second plumber give an opinion.

Hot Water, Heat Pumps and Gas

Most homes along the coast heat water with an electric storage cylinder, and a like for like replacement typically costs $1,400 to $2,450 supplied and installed. A heat pump unit costs $3,300 to $5,500 and uses far less electricity, which makes a real difference to winter power bills. Natural gas is available in parts of Devonport, Burnie, Ulverstone, Wynyard and Westbury through the network run by Tas Gas Networks, and homes outside it can use bottled LPG from national suppliers such as Elgas, Origin and Supagas. Gas storage and continuous flow units usually cost $2,000 to $3,500 installed, plus any work to the gas line or flue, which is the pipe that carries exhaust gases outside. Rheem, Dux and Rinnai make electric, gas and heat pump units, while Stiebel Eltron and Reclaim Energy make heat pump models and Thermann makes electric and gas units. The quote should name the model, the tank size and, for a heat pump, the coldest outdoor temperature it is designed to run in, and asking two plumbers to price units of the same size makes the comparison fair.

Where a heat pump sits matters more on this coast than in many other places. An outdoor unit exposed to salt spray and strong wind will age faster, so a sheltered spot on the side of the house away from the sea is usually the better choice. Heat pumps also need airflow and should be kept away from bedroom windows because of fan noise at night, while hiring an electrician in Hobart explains the circuit and timer work that often goes with one. Heat pump and solar systems may be eligible for small-scale technology certificates, a federal incentive available through the Clean Energy Regulator, and the installer usually takes that value off the price. The state's Energy Saver Loan Scheme closed to new applications on 1 September 2025, so older advice that mentions it is out of date.

Hot water plumbers covers the choices in more detail, and gas plumbers covers gas connections, flues and appliances. A new heat pump circuit or a change of tariff often needs an electrician as well, and hiring an electrician in Launceston explains how electrical quotes work in the north of the state. Complaints about gas or electricity supply that the retailer cannot fix can go to the Energy Ombudsman Tasmania. Before an old off-peak cylinder is removed, ask your retailer what will happen to its separate tariff, which is a cheaper rate that only powers the unit at set times of day.

System North West Band Suits Coastal Consideration
Electric storage $1,400 - $2,450 Quick like for like swap Indoor units avoid salt exposure
Heat pump $3,300 - $5,500 Most homes with outdoor space Shelter from spray and wind
Gas storage or continuous flow $2,000 - $3,500 Homes on natural gas or LPG Flue position in strong wind
Solar hot water $4,200 - $7,000 North facing roof with little shade Roof fixings rated for wind
Element and thermostat replaced $280 - $600 Tank under about eight years old Often cheaper than replacing
Relief valve replaced $180 - $360 Constant drip from the overflow Salt can seize outdoor valves

Older Homes, Galvanised Pipe and Asbestos

Older streets across the region have many weatherboard and brick homes from the post-war decades, and plenty still have some of their original plumbing. Galvanised steel water pipe from that era rusts from the inside, causing low pressure, discoloured water and a run of pinhole leaks. Replacing the main runs with copper or polyethylene pipe typically costs $2,400 to $7,000, depending on the length of pipe and how easily the plumber can reach it under the floor or through the roof. Iplex and Rehau both make polyethylene pipe systems used for this work, so a repiping quote should name the pipe system and the fittings that go with it. Homes on stumps with a crawl space beneath are usually easier to repipe than houses built on a concrete slab. Doing the work during a kitchen or bathroom renovation, while the walls are already open, keeps the cost down.

Homes built before about 1990 may contain asbestos in wet area wall sheets, eaves linings, vinyl floor tiles and some older flue and drainage pipes. Plumbers often come across it when moving fixtures in a bathroom or laundry, and drilling or cutting it can release dangerous fibres. Having suspect material tested before work starts is the safe approach, and guidance is published by the Asbestos and Silica Safety and Eradication Agency. Bathroom plumbers covers renovation plumbing in older houses, including moving wastes and replacing old pipe. Allow for testing and, where needed, licensed removal in any renovation budget.

Signs an Older Home Needs Pipe Work

What you notice
Likely cause
Weak flow at every tap in the house
Rusted galvanised pipe or a faulty pressure valve
Rusty water after the taps sit unused
Corrosion inside old steel pipe
Small leaks appearing in different places
Pipework close to the end of its life
Do not drill, cut or sand fibre cement sheeting in an older bathroom or laundry until it has been tested for asbestos.

Holiday Shacks and Homes Left Empty

Shacks and holiday houses make up a large part of the housing in the coastal settlements east and west of the main towns. Many sit empty for weeks at a time, so a small leak, a running toilet or a failed tank pump can go unnoticed until the next visit. A slow drip from a flexible hose under a sink or behind a toilet can soak a floor long before anyone sees it. Older shacks were often built and extended in stages, sometimes with pipework that would not pass today's standards. Many home insurance policies also have conditions for homes left unoccupied for long periods, so read yours before a long absence. A plumber's check before the summer season is a sensible way to catch problems early.

Turning the water off at the meter, or switching off the tank pump, every time you leave an empty shack stops a burst from running for weeks. Flexible braided hoses under sinks and toilets wear out and are worth replacing every five to ten years, which is a cheap job to add to any plumber's visit. An automatic shut-off valve, which closes the supply when it detects a leak, suits owners who rent the shack out or visit rarely. Leak detection explains how plumbers find hidden leaks, and burst pipe repairs covers what happens when a pipe or hose fails.

Before Leaving a Shack Empty

Item
What to do
Water supply
Turn off at the meter or switch off the tank pump
Flexible hoses
Check each one for bulges, rust or fraying
Septic or aerated system
Leave alarms powered so a fault can be noticed

Leave the plumber's number and the meter location with a neighbour or key holder.

Never switch an electric hot water unit back on until it has refilled with water, or the element can burn out.

Farms, Tanks, Bores and Septic

Circular Head is largely dairy and beef country, and many farms there and in the inland districts run their own water from tanks, dams or bores. A house on tank water needs a pump, a pressure tank or controller that switches the pump on and off, and usually filters, and a failed pump typically costs $700 to $1,800 to replace. Davey, Grundfos and Onga all make pressure pumps for tank and bore supplies, and the quote should name the model and its flow rate so you can tell whether it suits the number of taps in use. Stock troughs, dairy shed supply lines and long polyethylene pipe runs across paddocks all wear out and develop leaks over time. Where a farm or business connects to TasWater and also uses its own water, a testable backflow prevention device, a valve assembly made by companies such as Zurn Wilkins and Watts, may be needed to stop farm water flowing back into the mains. Councils generally require testable devices to be checked every 12 months by a licensed plumber, with a test report sent to the council.

Septic tanks usually need pumping out every few years, at around $450 to $950 a visit, while aerated wastewater systems, which pump air through the tank to treat the waste before it is released, need regular servicing at about $180 to $350 each time. Installing a new on-site wastewater system, such as an aerated unit from Taylex, Fujiclean or Envirocycle, is Category 4 work, so it needs a design by a licensed designer and a plumbing permit from the council. Wet or smelly ground over the absorption area, where treated wastewater soaks into the soil, slow drains and alarms on an aerated system all mean something needs attention. Bores bring their own work, from pump replacement to treating hard or iron-rich water, and the bore driller and the plumber often share the job. Backflow prevention and irrigation installation cover related farm and garden work.

Emergencies and Frost Inland

After hours rates, which usually start at $200 to $460 before any work is done, are worth paying for water that will not stop running, sewage coming up inside the house or any smell of gas. For a burst pipe, turn the water off at the meter, which on most town properties sits near the front boundary, or switch off the pump on a tank supply. That single step often turns an emergency into a job that can wait until the morning. If sewage is backing up in several houses along the street, ring TasWater first, because the fault is probably in the main. For a gas smell, get everyone out of the house and call the gas emergency number from outside.

Frost is a bigger plumbing risk inland than on the coast, because the inland towns and farms on higher ground can see hard frosts on clear, still winter nights. Exposed pipes on south facing walls, garden taps, tank pump fittings and the pipes running to outdoor hot water units are the usual weak spots. A split pipe often shows only when the sun thaws it and water starts to spray, so check outside on frosty mornings. Repairs typically cost $240 to $850, while lagging exposed pipes, which means wrapping them in foam insulation, costs very little when added to another visit.

Plenty of problems that feel urgent can wait for normal hours without doing harm. A dripping tap, a running toilet, a slow drain or a hot water unit that stops on a mild day will all cost less to fix during the week. If a hot water cylinder is leaking, turning off its cold water supply and its power usually stops the flow until a plumber arrives. Ask for the after hours rate and any travel charge before the plumber sets out, especially if you live a long drive from their base. Emergency plumbers covers urgent work in more detail, including what to do while you wait. Never use a naked flame to thaw a frozen pipe, since warm water on a cloth is far safer.

Insurance claims often follow emergency plumbing, so it pays to keep good records from the start. Many home policies cover the damage from a sudden burst but not the cost of fixing the pipe, and slow leaks that ran unnoticed are commonly excluded. Photos taken before work starts, a written note of the cause from the plumber and the invoice all support a claim. If a TasWater pipe caused the damage, tell your insurer straight away and keep damaged items until the claim is settled.

Checking a Licence and Making a Complaint

Plumbing work in Tasmania beyond the short Category 1 list must be done by a licensed plumber, and gas work needs a licensed gasfitter. On 1 October 2026 the former Consumer, Building and Occupational Services agency, known as CBOS, was split into Building Standards Tasmania and Consumer Affairs Tasmania. You can check a plumber's licence through the state's online licence search before you book. Ask for the licence number to appear on the written quote along with the business name and ABN, the Australian Business Number. On a coast where one business may cover a large area, a plumber who also holds a gasfitting licence can save a second trip for gas hot water work.

If something goes wrong, raise it with the plumber first and put the complaint in writing with photos and the original quote. Residential building disputes, including many about plumbing, generally go through the regulator's dispute process first, and consumer guidance is published by Consumer Affairs Tasmania. Disputes that still cannot be settled can then be taken to the Tasmanian Civil and Administrative Tribunal. Plumbing work must meet the Plumbing Code of Australia and the AS/NZS 3500 series published by Standards Australia, which are the standards an inspector or tribunal will apply. Residential plumbers explains what a licensed plumber should provide on a typical home job. Keep the quote, invoice and any council certificates together, because any of these bodies may ask for them.

What to Look Out For in a Devonport or Burnie Plumbing Quote

A clear quote on the north west coast answers the questions that usually cause arguments later. It names parts by brand, model and size, from the hot water unit to the type of pipe or spouting profile, and says whether the old unit is taken away. It shows travel as its own line if the property is outside the plumber's usual area. For sewer work, it refers to camera footage and states how many metres are being relined or replaced. It says whether digging, carting away soil and making good, such as relaying pavers or patching walls, are included. It also names the work category and any council fees involved.

Some warning signs turn up again and again. A firm price for a hidden leak or a repeat blockage given over the phone, before anyone has looked, is only a guess. A spouting quote for a beachfront home that does not say which steel or coating is being used leaves out the most important detail. Be wary of any plumber who offers to skip council paperwork or to work on TasWater's pipes without approval. A business that will not give a licence number, or asks for a large cash deposit, should be passed over for that reason alone.

Quote Checks and Warning Signs

What is involved
The licence number, business name and Australian Business Number on the written quote.
Travel shown as its own line for jobs outside the main towns.
Parts and materials named by brand, model and steel grade.
Camera footage and the number of metres for any sewer work.
Digging, removal of dug soil and repairs to the ground or walls included or excluded in writing.
The work category and any council fees named on the quote.

A firm phone price for a fault nobody has looked at yet.

An offer to skip council approval, which can cause trouble at sale or with insurance.

Line the quotes up and compare what each one includes before looking at the totals, because the cheapest is often the one that leaves out travel or making good.

Getting Comparable Devonport and Burnie Quotes

Quotes only compare well when every plumber works from the same description. Write a short note giving the town or suburb, the type of home and roughly when it was built, what has gone wrong and when it started. Say whether the property is on TasWater mains and sewer or on tanks and septic, and whether it is a permanent home, a rental or a shack. Add photos of the problem, the hot water unit's label and any inspection openings, and mention slope, steps or large trees near the sewer. With the same details in hand, each plumber prices the same job rather than a guess at it.

For a small repair, one or two quotes are usually enough, while anything over a few hundred dollars deserves three. Ask how long each quote stays valid, when the plumber could start and whether any part depends on what turns up once the ground or walls are opened. The Tasmanian plumbing services page lists every type of plumbing job, and hiring a plumber in Hobart shows how the same work is priced in the south. Plumbers on the coast tend to be busiest in winter and after storms, so planned work booked for spring or summer usually starts sooner. Shack owners who book before the Christmas holidays also tend to get a better choice of dates. Asking for a start date in writing helps keep a planned job on track.

Buyers looking at an older home anywhere in the region can avoid surprises with a sewer camera inspection before settlement, especially where big trees grow near the line. For properties closer to the Tamar Valley, hiring a plumber in Launceston covers the northern centre, and finding a plumber in Hobart explains how to shortlist local businesses. If the job includes a hot water changeover, the Tasmanian electrician pricing guide sets out the electrical costs that often go with it. Keep every quote, your description and the photos together until the job is finished and any council certificates have arrived.

Devonport and Burnie Plumber FAQ

How much does a plumber cost in Devonport or Burnie?
Most plumbers on the north west coast charge $100 to $150 an hour in normal hours, with a call-out and first hour of $130 to $250. After hours call-outs usually run $200 to $460 before any work is done. Clearing roots from a sewer typically costs $260 to $620, and a new electric hot water unit costs $1,400 to $2,450 installed. Travel to outlying towns and farms can add $60 to $180.
Do plumbers charge extra to travel to Smithton, Stanley or Deloraine?
Many do, because those towns are a long drive from the plumbing businesses based in Devonport, Ulverstone and Burnie. A travel fee of around $60 to $180, or a charge for the driving time, is common for outlying towns and farms. Some plumbers live in Circular Head or the inland districts, so ask where a business is based. Grouping several small jobs into one visit spreads the travel cost.
Why does spouting rust so quickly on the north west coast?
Salt spray carried by the strong westerly winds settles on spouting, brackets and downpipes and speeds up corrosion. Older galvanised spouting often rusts through at the joints first. Replacing it with aluminium or a Colorbond steel made for coastal exposure usually lasts much longer. Spouting replacement typically costs $45 to $95 per metre, depending on the profile, material and height.
Who pays for a blocked sewer, me or TasWater?
The pipework between TasWater's connection point and your house is your responsibility, including any roots in it. TasWater advises calling a plumber first, then ringing TasWater on 13 6992 if the plumber finds the fault is on the network side. TasWater will not pay for plumber work on its pipes that it did not authorise, so the plumber should stop and call if the problem is in the main.
Does my plumbing job need council approval?
Simple repairs generally need no paperwork, and some low risk work, including some like for like replacements, is notified to the council once it is finished. Category 3 work needs a certificate of likely compliance before it starts, and Category 4 work needs a plumbing permit as well. Each of the eight north west councils is the permit authority in its own area. Work on a lot in a mapped landslip hazard area may need a permit even for smaller jobs.
What should I do before leaving a shack empty?
Turn the water off at the meter or switch off the tank pump, so a burst cannot run for weeks. Check the flexible hoses under sinks and toilets for bulges or rust, and replace old ones. Leave the plumber's number and the meter location with a neighbour or key holder. Read your insurance policy, since many have conditions for homes left unoccupied for long periods.
What does a heat pump hot water system cost on the north west coast?
A heat pump hot water system typically costs $3,300 to $5,500 supplied and installed, before any small-scale technology certificate discount. On the coast, choose a sheltered position away from direct salt spray and strong wind so the outdoor parts last longer. An electric storage replacement costs $1,400 to $2,450. Heat pump makers such as Stiebel Eltron, Reclaim Energy and iStore list the lowest air temperature each model is designed to run in, which is worth checking for inland homes that get hard frosts. The state's Energy Saver Loan Scheme closed to new applications on 1 September 2025.
Is natural gas available in Devonport and Burnie?
Natural gas from the Tas Gas Networks system is available in parts of Devonport, Burnie, Ulverstone, Wynyard and Westbury. Homes outside the network can use bottled LPG from national suppliers such as Elgas, Origin or Supagas for hot water and cooking. Gas storage and continuous flow hot water units usually cost $2,000 to $3,500 installed, plus any gas line or flue work. All gas work must be done by a licensed gasfitter.
How often do farm septic systems and backflow devices need attention?
Most septic tanks need pumping out every few years at around $450 to $950 a visit, and aerated systems need regular servicing at about $180 to $350 each time. Testable backflow prevention devices must be tested every 12 months by a licensed plumber, with the report sent to the council. A new on-site wastewater system needs a licensed design and a plumbing permit.
How do I check a plumber's licence in Tasmania?
Ask for the licence number and check it through the state's online licence search before you book. Any work outside the Category 1 owner list must be done by a licensed plumber, and gas work needs a licensed gasfitter. Since 1 October 2026, the functions of the former CBOS sit with Building Standards Tasmania and Consumer Affairs Tasmania.
