Plumber Pricing Guide WA - Complete Cost Breakdown

Plumbing prices in Western Australia depend heavily on the ground under Perth, the distances between towns and the way households use water in a dry climate. Most of Perth sits on deep sand over limestone, which makes digging quick but lets trench walls collapse, while the Perth Hills sit on granite and gravelly clay that are slow to dig through. Many older inner suburbs still have glazed clay (vitrified clay) sewer pipes, and some homes were on septic tanks until a state program to connect older suburbs to the sewer reached them in the 1990s and 2000s. Garden bores and reticulation (in-ground sprinkler) systems are common across the metropolitan area, and sprinkler roster days and the winter sprinkler switch-off apply to most of them. Solar hot water has a long history in Perth, and gas storage and continuous flow units are common in suburbs connected to the natural gas network. Major plumbing work needs a notice of intention before it starts and a certificate of compliance once it is finished, both lodged with Building and Energy, the state regulator. Hard water in many regional towns also shortens the life of hot water systems, taps and mixers. Outside Perth, travel and the distance between towns can add more to a quote than the work itself. The prices below are typical 2026 ranges for licensed work, with notes on why they vary and what a fair quote should include. Post your job on The Quote Yard and we will connect you with licensed plumbers across Western Australia who can quote on it.

Western Australian Plumbing Work Covered

Plumbing costs in WA depend on where the property is, what it sits on and how it gets its water. A home in an older suburb with clay sewers and big trees faces different bills from a new home on sand, and a farm on tank water and a septic system needs different work again. We can connect you with licensed plumbers across WA who all quote from the same written description of the job.

Where the Money Goes on a WA Plumbing Job

What is involved
Labour makes up most of the bill on small jobs, and Perth's long north to south spread means travel time is built into the call-out fee. Plumbers covering the whole metropolitan area may add a travel charge for jobs at the far ends, such as Two Rocks, Byford or the Hills.
Ground conditions change the cost of drainage work. Sand is quick to dig but trenches need propping up with supports once they get deep, the hard limestone layer near the coast may need breaking, and granite in the Hills slows everything down.
Paperwork is part of the price on bigger jobs. Major work needs a notice of intention lodged before it starts and a certificate of compliance once it is finished, and the plumber's time for both is usually built into the quote.
Water supply on the property adds its own costs. Garden bores, reticulation, tanks and septic systems each need their own servicing, and a fault can involve more than one trade.
Ask for the call-out, hourly rate and any travel charge shown separately, materials listed by brand and model, camera footage for drainage work, digging and putting the ground back included or excluded in writing, and confirmation of any notice of intention and certificate of compliance. Two quotes carrying all five can be compared fairly.

Before You Call a WA Plumber

Have the suburb or town, the age of the house, where the water meter, inspection shaft and overflow relief gully are, the brand, age and fuel type of the hot water unit, whether you have a garden bore, tank or septic system, any large trees near the sewer line, and a photograph of the problem. If you rent, contact your property manager first.

What Plumbing Costs in Western Australia

Most licensed plumbers in Western Australia charge $110 to $165 an hour in normal hours, and a call-out with the first hour on site usually comes to $140 to $280. Those rates are broadly in line with the eastern capitals, though jobs in the regions often carry a travel charge that the hourly rate does not show. The bigger differences between quotes come from the property itself, including the age of the pipes, the sand, limestone or granite under the garden, and whether the home relies on a bore, a tank or a septic system. Use the ranges below as a check on a quote rather than as a fixed price list, and see WA plumbing services for a description of each type of work a licensed plumber can do.

WA plumbers tend to quote in one of three ways, and the method shows how much of the risk of a higher bill sits with you. Routine jobs with a clear scope, like replacing a tap cartridge, fixing a cistern or swapping a hot water unit for the same model, normally come with a set price. When the fault still has to be traced, such as water loss you can see on the meter but cannot find, expect an hourly charge with a written estimate and an agreed point where the plumber stops and calls you. Relining, excavation, solar hot water and bathroom work should be priced as a fixed sum after a site visit, and underground jobs should have camera footage behind the figure.

A few features of WA plumbing differ from the rest of the country. Perth households rely heavily on garden bores and reticulation to water gardens through long dry summers, and both come with watering rules and their own repair costs. Water and sewerage across Perth and most country towns come from one state-owned utility, the Water Corporation, rather than a council or regional water business. Plumbing work is classed as minor or major, and major work needs formal notices lodged with the regulator before and after the job. Sandy ground matters too, because it changes how sewers fail and how quickly they can be dug up and replaced.

WA Plumbing Prices by Job

Blocked sewers, hot water failures, leaking taps, running toilets and bore or reticulation faults make up most residential plumbing calls in WA, with gutter and soakwell work rising before and after winter storms. Bore pumps and reticulation tend to fail in summer when gardens are watered hard, while hot water units are under the most strain in winter. The table below sets out typical 2026 ranges for residential work in normal hours. Tap and toilet prices also depend on the parts, since a replacement cartridge for a Methven, Phoenix or Enware mixer costs more than a basic tap washer, and a new Caroma toilet suite is priced on top of the fitting labour. Regional hourly rates are often similar, but the travel charge can add a large amount.

Drainage and hot water are the two areas where quotes differ most. A blocked sewer that clears with a machine might cost a few hundred dollars, while a broken clay pipe under a limestone paved courtyard can run into thousands once excavation is needed, and only a camera inspection tells you which you are facing. Hot water prices vary mainly with the type of system, since solar and heat pump units cost far more upfront than an electric storage unit but use much less power. Sorting out the cause of a drain problem and the type of hot water system early makes the rest of a quote far easier to judge. Where a plumber recommends a large job, ask for the reasons in writing so you can compare their advice with a second opinion.

How WA Plumbers Charge

Every visit starts with a call-out fee that pays for getting to you and the first stretch of time on site, which is why a quick fix costs nearly as much as a longer one. You get more value from that fee by saving up small jobs, such as a dripping laundry tap, a loose shower rose and a noisy cistern, for a single visit. Outside normal hours, expect $240 to $520 before any work is done, rising toward the top of that range on Sundays and public holidays. Once the first hour is used, time is usually charged in blocks of fifteen or thirty minutes.

Perth stretches more than 120 kilometres from north to south, so where the plumber is based matters. A plumber based in the northern suburbs may cover that corridor without a travel charge but add one for jobs south of the river, and the same applies in reverse. Outside Perth, plumbers in the regional centres serve wide areas, and jobs on farms or in small towns can carry a travel charge or a higher minimum fee. Compare the total for the visit rather than the hourly rate alone. Asking whether a plumber has other jobs nearby that week can sometimes reduce the travel charge. Ask too whether the travel charge is a flat fee or calculated by the kilometre, since that makes quotes from plumbers in different areas easier to compare.

Prices Across Perth and Regional WA

Perth's older inner suburbs, around Fremantle, Subiaco, Mount Lawley and Victoria Park, have many homes built before 1960 with vitrified clay sewers, galvanised steel water pipes and established trees. The western suburbs around Claremont, Cottesloe and Nedlands sit on limestone close to the surface, which can slow digging. The northern and southern growth corridors, running up past Joondalup and down past Rockingham, are mostly newer homes on sand with plastic pipes. Ellenbrook, Midland and the eastern suburbs mix older and newer housing.

The Perth Hills, around Kalamunda, Mundaring and Roleystone, have sloping blocks on granite and gravel, with many homes on tanks and septic systems, while the Swan Valley includes rural blocks and vineyards. Mandurah and the Peel region mix canal homes, older holiday houses and fast growing estates, and the high water table near the canals can make digging slower, as the Mandurah and the Peel page explains. In the South West, many farms and lifestyle properties depend on tanks and septic systems, while the Avon Valley and Wheatbelt towns rely on long water supply pipelines and rainwater tanks. Hiring a plumber in Perth covers the city suburb by suburb, and the Swan Valley and Perth Hills page covers the Hills in detail. Further afield, Geraldton, Kalgoorlie, the Pilbara and the Kimberley have far fewer plumbers, so planned work is often booked weeks ahead.

Notices of Intention and Certificates of Compliance

WA splits plumbing work into minor and major work, and the difference decides what paperwork is needed. Major work includes installing or replacing a water heater, installing a backflow prevention device (a valve that stops used or contaminated water flowing back into the drinking supply) and most new plumbing or drainage, and it needs a notice of intention lodged with the Plumbers Licensing Board through Building and Energy at least 24 hours before work starts. Once major work is finished, the plumbing contractor must lodge a certificate of compliance within five working days. Starting major work without a notice of intention can lead to a penalty of up to $5,000 for the contractor. Since 1 January 2020, minor work such as replacing a tap or clearing a blockage needs no notice, though the contractor must keep records of it for six years.

The definition of water supply plumbing was widened from 10 February 2025, bringing more work on pipes and fittings within the licensing rules. For homeowners, this means almost all plumbing in WA must be done by a licensed plumber, and major work should come with a certificate of compliance. Ask whether your job counts as major work, and whether the plumber will lodge the notice and the certificate. All plumbing work must also meet the Plumbing Code of Australia, published by the Australian Building Codes Board, and the technical requirements set under WA's plumbing regulations. Keep the certificate with your house records, since a buyer, insurer or future plumber may ask for it. If you are unsure whether a particular job counts as major work, Building and Energy can confirm it.

Type of Work Before Work Starts After Work Finishes Example
Minor work No notice needed Contractor keeps records Tap washer or blockage cleared
Major work Notice of intention, 24 hours ahead Certificate of compliance within five working days Water heater replaced
Backflow device installed Notice of intention Certificate of compliance and test report Tank or bore connected near mains
New drainage or sewer work Notice of intention Certificate of compliance Sewer line replaced
Gasfitting Gas permit holder does the work Notice of completion for the gas work Gas hot water installed
Owner work Very limited None Replacing a shower head like for like

Water Corporation and Who Owns Which Pipe

The Water Corporation supplies water and sewerage to Perth and most of regional WA, while Aqwest serves Bunbury and Busselton Water serves Busselton. On a sewered property, the owner is responsible for the private sewer line from the house to the connection with the Water Corporation's sewer, including the inspection shaft, a capped vertical pipe that gives access to the line for clearing, and any tree roots in the line. Most WA homes also have an overflow relief gully, a grated outlet outside the house that lets sewage spill outside rather than inside if the line blocks. The water pipe from the meter to the house is also the owner's responsibility, and a leak on it will show up on your bill. Keep the overflow relief gully clear and below the level of any inside drain, because that is how it protects the house.

If sewage is overflowing from the overflow relief gully or the inspection shaft, call the Water Corporation on 13 13 75, which operates around the clock. If a plumber clears a blockage and finds it in the Water Corporation's sewer rather than your line, the Water Corporation will generally pay the plumber a set fee for finding it, under its own conditions. A plumber should not work on the Water Corporation's pipes, so ask them to stop and call if the fault looks like it is on the network side. Complaints that the Water Corporation does not resolve can be taken to the Energy and Water Ombudsman WA, a free service. Before any excavation, lodge a free request with Before You Dig Australia so buried services are located first.

Your Pipe or the Water Corporation's

What you see
What it usually means
Slow drains inside, gully dry
Likely a blockage in your line, so call a plumber
Sewage spilling from the overflow relief gully
Call the Water Corporation on 13 13 75
Several houses in the street affected
Likely a network fault for the Water Corporation
Leak between the meter and the house
Your pipe, and it will show on your water bill

In Bunbury and Busselton, contact Aqwest or Busselton Water instead, using the number on your water bill.

Never cover, pave over or raise the ground around an overflow relief gully. If it cannot overflow outside, sewage will come up through the lowest drain inside the house.

Blocked Drains, Roots and Relining

Tree roots are the main cause of blocked sewers in older Perth homes, especially in suburbs with large street trees and vitrified clay pipes. The joints in those pipes shift over time, and roots from figs, gums, jacarandas and peppermint trees find the gaps and grow into a mat that catches everything flushed down the line. Clearing the line with a machine, covered on the blocked drains page, costs $270 to $650 and usually restores flow, though roots tend to return within a year or two. A camera inspection at $280 to $520 shows whether the pipe is still sound and helps you decide what to do next. Owners who have had two or more root blockages in a few years usually save money by paying for that inspection before booking another clearing. Newer homes on plastic pipe have fewer root problems, so a blockage there is more often grease, wipes or a sagging pipe.

When a pipe has failed, the choice is between relining and excavation. Relining places a resin liner inside the old pipe and lets it harden in place, at $600 to $1,150 per metre plus any branch connections, and it avoids breaking up limestone paving, concrete and established gardens. Excavation runs $250 to $560 per metre before the surface is put back, and sandy ground often makes it competitive, although deeper trenches need shoring to stop the sides collapsing. In the western suburbs and the Hills, limestone and granite can push excavation costs up quickly. Replacement sewer pipe is PVC, a rigid plastic made by companies such as Iplex and Vinidex, with sealed joints that roots find much harder to get into, and the pipe relining and drain repairs and pipe relining costs pages compare the two methods.

Method WA Band Best Suited To Limitation
Motorised drain cleaning cable $270 - $460 Soft blockages and light roots Roots usually return
High pressure water jetter $400 - $650 Heavy roots, grease and sand Does not repair a cracked pipe
Camera inspection and report $280 - $520 Repeat blockages, pre-purchase checks Diagnosis only
Patch repair over one joint $1,250 - $2,800 A single damaged section Rest of the line unchanged
Full length relining $600 - $1,150 per metre Lines under paving, concrete and gardens Pipe must still hold its shape
Excavation and replacement $250 - $560 per metre Collapsed pipe or poor slope Shoring, rock and restoring the surface add cost
Stormwater line or soakwell cleared $240 - $600 Leaves, silt and sand in storm pipes Gutters may need attention too

Hot Water, Solar and Heat Pumps

WA homes use a wider mix of hot water systems than most states, with solar, gas storage, gas continuous flow (a tankless unit that heats water as it runs), electric storage and heat pumps all common. Replacing an electric storage unit, such as a Dux or Thermann tank, like for like costs $1,450 to $2,600 supplied and installed, while gas storage or continuous flow units cost $2,000 to $3,600. Solar hot water costs $4,200 to $7,500, and heat pumps cost $3,400 to $5,800, with both using far less energy once running. Solahart and Apricus make solar hot water systems, while Stiebel Eltron, iStore and Reclaim Energy make heat pumps. The quote should name the model, the tank size and, for solar, the number of collector panels and the type of booster, the gas or electric heater that tops up the sun's heat.

WA does not currently offer a statewide rebate for hot water systems, but solar and heat pump systems may be eligible for small-scale technology certificates, tradeable credits created under a federal scheme run by the Clean Energy Regulator. The installer usually takes the value of those certificates off the price, so ask for it to be shown as its own line on the quote. Hard water in parts of Perth and much of regional WA wears out elements, valves and solar collectors faster, and fitting the right anode, a metal rod that protects the tank from corrosion, can extend a tank's life. On a unit under about eight years old, replacing an element, thermostat or valve at $280 to $630 is often better value than a new system. Before choosing, compare the running cost of each system type on the hot water system costs page, and check hot water system installation if the new unit will sit in a different spot or use a different fuel.

Work WA Band Repair or Replace What Decides It
Element and thermostat, electric storage $280 - $630 Repair Tank sound and under ten years old
Anode replaced $250 - $480 Maintenance Hard water and tank age
Pressure valve replaced $180 - $390 Repair Constant dripping from the overflow
Electric storage, like for like $1,450 - $2,600 Replace Tank size and access
Gas storage or continuous flow $2,000 - $3,600 Replace Natural gas or LPG, flue (exhaust pipe) position
Heat pump $3,400 - $5,800 Replace or upgrade Position, noise and certificates
Solar hot water $4,200 - $7,500 Replace or upgrade Roof orientation and booster type

Natural Gas, LPG and Gasfitting

Natural gas is widely used in Perth and in regional centres such as Mandurah, Bunbury, Geraldton and Kalgoorlie, with the distribution network run by ATCO. Gas storage and continuous flow hot water, cooktops and space heaters are common in connected suburbs, while homes outside the network use LPG (liquefied petroleum gas) in cylinders or bulk tanks from national suppliers such as Elgas, Origin and Supagas. Rheem, Rinnai and Bosch all make continuous flow units in natural gas and LPG versions, but each unit must be set up for the gas it will burn, so tell the plumber which supply you have. WA has no state rule stopping households from replacing gas hot water with another gas unit. Any work on gas lines or appliances must be done by a licensed gasfitter, who notifies the work to Building and Energy once it is finished. Servicing or repairing a gas appliance typically costs $160 to $450.

Disconnecting and capping a gas appliance that is being replaced with an electric one typically costs $180 to $430. LPG installations have their own requirements for cylinder position, ventilation and clearances from windows, doors and drains, so moving or adding cylinders is a job for a gasfitter, and the gas fitting page sets out what that work typically costs. Gas space heaters should be serviced regularly, because a faulty heater can release carbon monoxide, which has no smell or colour. Anyone who smells gas should leave the building, avoid using switches and call the gas emergency number from outside, then book gas leak repairs once the supply has been made safe.

Garden Bores, Reticulation and Watering Rules

Garden bores are a big part of plumbing in Perth, where shallow groundwater under the sandy coastal plain lets many households water gardens without using scheme water, the treated mains supply. A bore pump that has failed typically costs $900 to $2,800 to replace, depending on the depth of the bore and whether the pump sits above ground or down inside the bore. Submersible pumps from makers such as Grundfos and Lowara sit down inside the bore casing, while above-ground pumps from Onga and Davey suit shallower bores. Bore water can stain paving, walls and fences orange from iron, and filters or treatment add to the cost. Reticulation systems, the in-ground sprinklers WA households call retic, need regular repairs to solenoid valves (the electric valves that turn each zone on and off), controllers and broken pipes, typically at $120 to $350 per fault. Most household bores in Perth do not need a licence, but the rules depend on the location and the underground water source the bore draws from.

Watering rules apply to both scheme water and most garden bores. Perth and Mandurah households have assigned sprinkler roster days, and a winter sprinkler switch-off applies from 1 June to 31 August, with the Water Corporation enforcing the rules and issuing fines for breaches. Aqwest and Busselton Water set rules for their own areas. A bore or retic system connected anywhere near the mains needs proper backflow protection, so a plumber should check the connection whenever the system is changed. When booking garden bore repairs or reticulation repairs, tell the plumber the bore depth and the number of sprinkler zones, because both affect the time needed. Current roster days for your address are listed on the Water Corporation website.

Work WA Band How Often Good to Know
Bore pump replaced $900 - $2,800 When it fails Depth and pump type set the price
Bore cleaned out to restore flow $450 - $1,200 When flow drops Sand and iron build up over time
Retic solenoid or valve repaired $120 - $350 As needed Check every station each spring
Retic controller replaced $250 - $650 Every several years Set it to your roster days
Iron staining filter fitted $600 - $1,800 Once, then servicing Depends on bore water quality
Backflow device for retic $350 - $900 Once, testable types yearly Major work needing a notice

Leaks, Burst Pipes and Hard Water

A sudden jump on a water bill is often the first sign of a hidden leak, especially in older homes with galvanised or copper pipes, or where retic lines run close to the water service. Turning off every tap and the reticulation and watching the meter for half an hour is a free test that tells you whether water is escaping somewhere. Finding the leak with acoustic equipment, thermal cameras or pressure testing, the usual methods for water leak detection, typically costs $400 to $1,500 including a straightforward repair, with more needed where tiles or concrete must be opened. Burst pipe repairs cost $250 to $880, depending on where the pipe runs and how much damage the water has done.

Leaks under concrete slabs are common in WA homes, because most are built on slabs rather than raised floors, and sand under the slab can wash away around a leaking pipe. Rerouting the pipe through a wall or ceiling is often cheaper than breaking into the slab, and the new run can be done in flexible cross-linked polyethylene (PEX) pipe from makers such as Rehau. Hard water in parts of Perth and across much of regional WA leaves scale in taps, mixers and hot water systems, so cartridges and valves wear out sooner. The Water Corporation may consider a leak allowance on a bill once a licensed plumber has repaired a hidden leak, so ask before the repair and keep the invoice.

Finding a Leak Before You Call

What you notice
Likely cause
Meter moving with taps and retic off
A hidden leak somewhere on your side
Warm patch on a tiled floor
Hot water pipe leaking under the slab
Green patch in a dry lawn
Leaking water service or retic line
White crust on taps and shower heads
Hard water scale, which wears out cartridges
Ask the Water Corporation about a leak allowance before the repair, and get the plumber to confirm the leak and its location in writing on the invoice.

Gutters, Downpipes and Soakwells

Most Perth homes send roof water into soakwells, buried concrete or plastic chambers that let stormwater soak into the sand, rather than piping it to the street. Soakwells fill with sand, leaves and silt over the years, and a blocked one makes gutters and downpipes overflow during heavy winter rain. Clearing a soakwell typically costs $240 to $600, while installing a new one costs $900 to $2,500 depending on its size and how easy it is to dig. Replacing steel gutters costs $50 to $95 per metre, with height, roof access and downpipes affecting the price. Some councils have their own rules on soakwell size and distance from boundaries and buildings. In the Hills and on heavier soils away from the coast, soakwells drain slowly, so a larger unit or a pipe to the street may be needed.

Cleaning gutters before winter is cheap maintenance, and gutter guards help on homes surrounded by trees, particularly in the Hills where leaf litter also adds to bushfire risk. Box gutters, the flat channels built inside the roofline on older and architect designed homes, can overflow inside the house when they block. Replacing one is a roof and gutter plumbing job priced by length and access. Homes built before about 1990 may have asbestos cement roofing, gutters or downpipes, so guidance from the Asbestos and Silica Safety and Eradication Agency is worth reading before any work. Stormwater must never be connected into the sewer, because it can overload the system in heavy rain, so any stormwater drainage plumbing should run to a soakwell or the street drain.

Gutter and Soakwell Costs

Job
Typical cost
Gutters cleaned, single storey
$180 to $400
Steel gutter replaced
$50 to $95 per metre
Soakwell cleared
$240 to $600
New soakwell installed
$900 to $2,500 each
Working on a roof is dangerous, especially on two storey homes. A plumber with the right safety equipment is the safer choice for anything above ground level.

Tanks, Greywater and Septic Systems

Rainwater tanks are the main supply on many properties in the Perth Hills, the Wheatbelt and the South West, and a common extra supply in suburban Perth. A tank pump that has failed typically costs $750 to $1,900 to replace, and when rainwater tank plumbing connects a tank to toilets or the laundry, it needs backflow protection and a mains switching device, which changes over to scheme water when the tank runs low. Davey and Grundfos both make tank pumps with this switching built in, and steel tanks made from BlueScope Aquaplate have a polymer lining on the inside to protect the water. Greywater systems, which reuse water from showers and laundries on the garden, need approval from the local council, with the system itself approved by the Department of Health, so greywater system installation should only go ahead once the council has approved it. Keep the manuals and service records together, since they help any plumber who works on the system later.

Properties without sewer rely on a septic tank or an aerobic treatment unit, a powered tank that treats wastewater on site, and some older Perth suburbs still have old septic tanks buried in the backyard from before the state's infill sewerage program connected them to the sewer. A septic tank generally needs pumping out every few years at $450 to $950, and aerobic treatment units need servicing every three months under their approval conditions, typically at $150 to $300 a visit. Taylex, Fujiclean and Envirocycle all make aerobic treatment units, and the service agent should know your model, because parts such as air blowers and chlorinators differ between them. Installing or replacing an on-site system needs approval through the local council. Testable backflow devices, valves such as the Zurn Wilkins and Watts models that are fitted with test points, must be tested at least once a year by an accredited plumber at around $130 to $260 per device, with the results reported to the Water Corporation, as the backflow testing page explains. If you find an old septic tank while digging, stop and get a plumber to check it, because a collapsed tank lid can be dangerous.

Check with your local council before installing a greywater system or changing a septic system, because both need approval before work starts.

Emergency and After Hours Plumbing

A genuine plumbing emergency is water you cannot stop, sewage coming into the house, or a smell of gas, and each of those justifies an after hours call-out at $240 to $520 before work starts. For water leaks, turn off the supply at the meter, which is usually near the front boundary, and that alone often turns an emergency into a job that can wait until morning. Sewage spilling from the overflow relief gully or affecting several homes points to the Water Corporation, so call 13 13 75 first in that case. For a gas smell, leave the house and call the gas emergency number from outside. Knowing where the meter is before anything goes wrong saves valuable minutes when it does.

Plenty of faults that seem urgent at night will cost far less if they wait for a weekday booking. A tap that drips, a toilet that keeps running or a sink that drains slowly can sit overnight without harm, and a hot water unit that has failed can be switched off at its shut-off valve and power point. If you rent, call your property manager or landlord before booking anyone, because WA tenancy law makes urgent repairs like a burst pipe, a blocked toilet or a gas leak the landlord's job. Confirm the after hours rate on the phone before an emergency plumber drives out, and photograph any water damage before the clean-up starts. A broken retic pipe can usually wait as well, provided the retic supply is turned off at the valve.

Licences, Regulators and Complaints

Plumbers in WA are licensed by the Plumbers Licensing Board, with licensing and compliance handled by Building and Energy, part of the state government and contactable on 1300 489 099 or through the WA Government website. A plumbing contractor's licence lets a plumber take on and certify work, while a tradesperson's licence holder must work for a licensed contractor. Gasfitters hold a separate gas permit, also issued through Building and Energy. You can check a plumber's licence on the public register before booking, and asking for the licence number to be written on the quote makes that check easy, since the same number should appear on the certificate of compliance.

If something goes wrong, start with a written complaint to the business, with photographs, the quote and any certificate of compliance. Complaints about the standard of plumbing work can be made to Building and Energy, which can investigate and require defective work to be fixed, and the Plumbers Licensing Board can take disciplinary action against a licence holder. Consumer Protection can help with consumer rights, and disputes can be taken to the State Administrative Tribunal or the Magistrates Court depending on the claim. Misleading advertising or quoting can be reported to the Australian Competition and Consumer Commission. Plumbing work must meet the AS/NZS 3500 set of national plumbing standards published by Standards Australia, which is the measure an inspector will use.

What to Look Out For in a WA Plumbing Quote

Most plumbing disputes start with something missing from the quote, so read for gaps before you read the total. The call-out, hourly rate and any travel charge should be stated separately, and materials should be named, so a hot water quote lists the brand, model, tank size, fuel type and, for solar, the number of panels. Digging, shoring, limestone or rock breaking, sand removal and putting back paving or lawn should be included or excluded in writing. The quote should also say whether the job is major work and confirm that the plumber will lodge the notice of intention and the certificate of compliance.

Some warning signs are worth knowing before you sign anything. When a plumber offers a fixed price for a leak or blockage nobody has investigated yet, the figure either hides a generous buffer or will be revised once the work begins. Relining should never be priced without footage from inside the pipe, since the camera is the only way to know its condition. Solar and heat pump quotes that leave out the value of the small-scale technology certificates make it impossible to check whether you are getting the discount. When one quote sits well below the rest, the gap is nearly always in what has been left out, so line the inclusions up side by side. Walk away from anyone who cannot give a licence number or wants a big cash deposit before anything is in writing.

Omissions and Warning Signs

What is involved
Call-out, hourly rate and travel charge each shown separately.
Hot water units named by brand, model, size and fuel type.
Small-scale technology certificate value shown as its own line on solar and heat pump quotes.
Camera footage and a written summary for any drainage recommendation.
Digging, shoring, rock breaking and putting back paving and lawn stated in writing.
The notice of intention and certificate of compliance confirmed for major work.

A fixed price on a hidden fault given without inspection, which is really just an estimate.

A plumber who will not give a licence number or asks for cash before any paperwork exists.

Compare the inclusions on each quote before comparing the totals. A WA quote that is far cheaper than the others nearly always leaves out travel, shoring, restoring the surface or the certificate of compliance.

Getting Comparable WA Quotes

Quotes only compare properly when every plumber works from the same description. Give the suburb or town, the age of the house, what the problem is and when it started, and photographs of the problem area, the hot water unit's label, the inspection shaft and the overflow relief gully. For drainage problems, mention any large trees near the sewer line, whether the line runs under paving or concrete, and whether a camera inspection has been done before. If the property has a bore, tank or septic system, say so, since it changes who may need to attend. It takes about fifteen minutes to prepare and makes the quotes you get back far easier to compare.

For most jobs above a few hundred dollars, getting three quotes gives you a fair picture, and the one in the middle is often the most realistic. Check how long each price holds, how soon the plumber can start and which parts of the job could change once the ground is opened or a wall is cut. Jobs that also need an electrician, such as a heat pump or an electric hot water upgrade, are covered from the electrical side in the WA electrician pricing guide, including new circuits and switchboard work. Bathrooms combine waterproofing, tiling and plumbing, and bathroom renovation plumbing breaks out the plumber's part of the budget. A quote with a firm start date and finish date is easier to plan around than one that leaves the timing open.

Outside Perth, tell plumbers whether the property is on scheme water, a tank or a bore, and how far it is from the nearest town, because both change who can attend and what the visit costs. The pages for Bunbury and the South West and the Avon Valley and Wheatbelt cover travel, tank water and the jobs most often booked in each area. In the city, finding a plumber in Perth helps you shortlist businesses that work in your part of Perth, which can keep travel charges down. Keep each quote and the description you sent together until the job is finished and the certificate of compliance has arrived.

Buyers looking at an older WA home can avoid expensive surprises with a few plumbing checks before settlement. A camera inspection of the sewer at $280 to $520 shows whether roots or broken pipes are already in the line, and it is especially worthwhile in older suburbs with large trees. Check the hot water unit's label for its manufacture date, test the bore and retic if there is one, and look for staining that points to iron in the bore water. On a property with a septic tank or aerobic treatment unit, ask for the service records. A plumber can combine these checks into one visit, and the findings can be useful in negotiating the price.

WA Plumber FAQ

How much does a plumber cost per hour in WA?
Most licensed plumbers in Western Australia charge $110 to $165 an hour in normal hours, with a call-out and first hour of $140 to $280. After hours call-outs run $240 to $520 before any work. Rates are similar across Perth and the larger regional centres, but jobs in smaller towns and rural areas often include a travel charge. The age of the pipes, the ground and access usually affect the total more than the rate.
What is a notice of intention for plumbing in WA?
A notice of intention is lodged by the plumbing contractor with the Plumbers Licensing Board, through Building and Energy, at least 24 hours before major plumbing work starts. Major work includes installing or replacing a water heater, installing a backflow device and most new plumbing or drainage. Once the work is finished, the contractor lodges a certificate of compliance within five working days. Minor work does not need a notice of intention.
Who pays for a blocked sewer, me or the Water Corporation?
The owner is responsible for the private sewer line from the house to the Water Corporation's sewer, including the inspection shaft, the overflow relief gully and any tree roots in the line. If sewage is spilling from the gully or several houses are affected, call the Water Corporation on 13 13 75. If a plumber finds the blockage is in the Water Corporation's sewer, it will generally pay the plumber a set fee for finding it, under its own conditions.
Is there a hot water rebate in WA?
WA does not currently offer a statewide hot water rebate. Solar and heat pump systems may be eligible for small-scale technology certificates under a federal scheme run by the Clean Energy Regulator, and the installer usually takes their value off the price. Ask for the certificate value to be shown as its own line on the quote so you can check it has been passed on.
What does a solar hot water system cost in Perth?
A solar hot water system typically costs $4,200 to $7,500 supplied and installed, depending on the tank size, the number of collector panels, the booster type and roof access. Solahart, Rheem and Apricus all make solar systems, so ask each installer to name the model they are quoting. Heat pumps cost $3,400 to $5,800, and an electric storage replacement costs $1,450 to $2,600 for comparison. Replacing a water heater is major work, so it needs a notice of intention and a certificate of compliance.
Do I need a licence for a garden bore in Perth?
Most household garden bores in Perth do not need a licence, but the rules depend on the location and the underground water source the bore draws from, so check before drilling. Bore users in Perth and Mandurah must follow sprinkler roster days and the winter sprinkler switch-off from 1 June to 31 August, enforced by the Water Corporation. A bore pump replacement typically costs $900 to $2,800, and deeper bores usually need a submersible pump, the type made by Grundfos, Davey and Lowara.
What is an overflow relief gully?
An overflow relief gully is a grated outlet outside the house, connected to the sewer, that lets sewage spill outside rather than inside if the sewer line blocks. Most homes in Western Australia have one of these. It must stay uncovered and sit below the level of the lowest drain inside the house, so never pave over it or build up the garden around it.
How much does a soakwell cost in WA?
Installing a new soakwell typically costs $900 to $2,500 each, depending on its size, depth and how easy the site is to dig. Clearing a blocked soakwell costs around $240 to $600. Soakwells fill with sand, leaves and silt over time, and a blocked one makes gutters and downpipes overflow in heavy rain. Some councils set rules on soakwell size and position.
How often should a backflow device be tested in WA?
Testable backflow devices must be tested at least once a year by an accredited plumber, typically at $130 to $260 per device, with the results reported to the Water Corporation. Properties with tanks or bores near the mains, reticulation connected to scheme water, pools and home businesses are the usual reasons for a device. Installing a backflow device is major work that needs a notice of intention.
Who do I complain to about plumbing work in WA?
Start with a written complaint to the plumber. Complaints about the standard of plumbing work can go to Building and Energy on 1300 489 099, and the Plumbers Licensing Board can take disciplinary action. Disputes over money can go through Consumer Protection and then the State Administrative Tribunal or court, and complaints about the Water Corporation go to the Energy and Water Ombudsman WA.

Prices are estimates based on typical Western Australian plumbing rates in 2026. Quotes move with the suburb or town and travel distance, whether the job is major work needing a notice of intention and a certificate of compliance, the age and material of the existing pipes, tree roots, sand shoring, limestone and granite where digging is needed, and whether the property relies on a garden bore, reticulation, a rainwater tank or an on-site wastewater system. Compare written quotes that separate the call-out, hourly rate and travel charge, name materials by brand and model, include camera footage for drainage work, show the small-scale technology certificate value on solar and heat pump systems and confirm the notice and certificate for major work.
