Pressure Cleaning Services WA 2026 - Get Quotes

Western Australia has a surface staining problem that barely registers in the eastern states, and it shapes a great deal of exterior cleaning here. Around one in four Perth households draws garden water from a private bore rather than the scheme supply, that groundwater carries dissolved iron, and the moment a sprinkler throws it through the air the iron oxidises and deposits as an orange to rust coloured film on whatever it lands on. Driveways, limestone walls, fences, render and roof edges all end up marked in the same distinctive colour. That marking is a mineral deposit and not growth, so pressure barely touches it while the right acid based treatment lifts it in minutes. The complication is limestone, the local building stone, which acid attacks directly, so method has to match both the stain and the surface underneath it. Salt on the coastal strip and intense ultraviolet make up the rest, and homes built before 1990 need the asbestos question settled first at asbestos testing and inspection.

Why Western Australia Is Its Own Case

Nearly all exterior cleaning advice in circulation assumes the marking on a surface is something living. In Western Australia a great deal of it is not. Perth sits on the Swan Coastal Plain above accessible groundwater, domestic garden bores are more common here than anywhere else in the country, and that groundwater carries dissolved iron. Underground and starved of oxygen the iron stays invisible in solution, and the water looks perfectly clear at the tap.

Spraying it into the air changes that completely. The iron oxidises, drops out of solution and bonds to whatever the water reaches, which is why driveways, limestone walls, fences and the lower metre of house walls all end up carrying the same orange to rust marking. It is a mineral deposit rather than dirt or growth, so scrubbing achieves very little and pressure achieves almost nothing, while an acid based treatment lifts it readily.

That leads directly into the second Western Australian problem, because the material the staining most often lands on is limestone. Limestone is the local building stone of the Perth region, it is a carbonate rock, and acid attacks carbonate on contact. The product that removes the stain can therefore whiten, pit and scour the very wall being cleaned. Salt along the coastal strip and some of the most intense ultraviolet exposure in the country make up the rest of the picture.

Bore Water Iron Staining

Perth has more domestic garden bores than any other Australian capital, and the groundwater they draw carries dissolved iron picked up from the aquifer. Underground and starved of oxygen that iron stays invisible in solution, so the water looks perfectly clear coming out of a reticulation line. Contact with air is what changes it, converting the dissolved iron into an insoluble oxide that drops out and bonds to whatever the spray reaches. The result is the orange to deep rust marking familiar across Perth. It appears on driveways and paving, on limestone and rendered walls, along fence lines, on patio roofs and carports, and anywhere a sprinkler throws high enough to reach. The pattern traces the throw, so arcs and streaks radiating from a garden bed are the signature.

Diagnosis decides whether a job succeeds, because this is a mineral deposit rather than anything alive. Moss, algae and lichen are organisms that respond to a treatment killing them, while iron oxide is a chemical bonded to the surface, so a product formulated for organic growth does nothing to it at all. Colour separates the two from the footpath, since iron runs orange while growth runs green, grey green or black. Pressure is the wrong tool and adding more of it makes things worse. A jet strong enough to abrade iron oxide off a surface removes the surface with it, which on a coated driveway, a painted wall or a roof tile means permanent damage with the colour still showing in the pores underneath. An acid based product is what converts the deposit back into a soluble form that rinses away.

Limestone is where that runs into trouble and it deserves its own consideration. The local stone is calcium carbonate and acid attacks carbonate directly, so a treatment applied without testing, dilution, dwell control and neutralising will whiten and pit the stone permanently. Full detail on walls sits at house washing and on paving at concrete and paver cleaning. Prevention beats repeated treatment and it is usually straightforward. Moving a sprinkler head costs nothing next to treating the same driveway every few years.

Adjusting sprinkler heads so the throw lands on garden instead of hard surfaces, fitting lower trajectory nozzles, moving a riser back or shortening a run all address the cause. Sprinkler adjustments are handled at irrigation and garden watering systems. Watering time matters too and it is regulated across the state. The permanent two day a week sprinkler roster, the winter sprinkler switch off and the restriction to before nine in the morning or after six in the evening all apply to garden bores as well as scheme supply, and watering in the cool hours means less evaporation and less airborne drift settling on surfaces.

Pressure Cleaning Service Types for WA Homes in 2026

Residential pressure cleaning in Western Australia covers a cluster of distinct service types that share equipment and technique fundamentals but differ significantly in chemical approach, pressure settings, access requirements, and contractor specialisation. At the foundation of the category is driveway and paved surface cleaning, typically the first pressure cleaning service most homeowners book, using a flat-surface cleaning attachment that produces even coverage across concrete, exposed aggregate, pavers, and other hard surfaces. This service is usually booked as standalone work or as preparation for driveway sealing, and our Driveway Sealing WA guide covers sealing services that commonly follow driveway pressure cleaning. House exterior cleaning, commonly called house washing, uses lower pressure and specific chemistry adapted to the cladding material. Matching that chemistry to the wall material is what separates a lasting result from a temporary one. Render, double brick and limestone each behave differently under the same product.

Rendered and painted walls benefit from soft-wash methods using diluted sodium hypochlorite and surfactants that loosen dirt and kill algae without high pressure damage to the coating. Weatherboard and cement sheet cladding accept similar soft-wash approaches. Colorbond steel cladding accepts gentle pressure cleaning with appropriate detergent. Textured acrylic renders and Hebel autoclaved aerated concrete require specific attention because aggressive pressure can damage the surface texture or even blast material from the substrate. Once that texture has gone it cannot be restored by any further cleaning.

Roof cleaning has emerged as a distinct specialisation over the past decade as homeowners have recognised the amount of moss, lichen, and biological growth accumulating on Perth roofs, particularly concrete tile roofs in shaded or older properties. Roof cleaning uses soft-wash methods almost exclusively, with high-pressure roof cleaning increasingly avoided because of the damage it causes to tile surface glazing and roof coating systems. The softwash approach uses low-pressure application of sodium hypochlorite-based biocides that kill the moss and lichen, followed by natural weathering to remove the dead growth over several weeks. Some contractors perform a gentle rinse after the biocide treatment to accelerate removal of dead material. Solar panel cleaning is a growing specialist category driven by the extensive rooftop solar adoption across Perth residential homes. Soiled solar panels produce measurably less electrical output than clean panels, with generation loss typically 5 to 15 percent for moderately dirty panels and up to 30 percent or more for heavily soiled panels.

Cleaning restores close to the original output by removing the dust, bird droppings, and pollen accumulation that reduces light transmission to the photovoltaic cells. Specialist solar cleaning uses purified water (reverse osmosis or deionised water) and specific brushes designed for panel surfaces, avoiding both chemical contamination and mechanical damage to the panel coatings. Commercial and strata-managed property pressure cleaning extends residential services to larger scale and scheduled maintenance arrangements. Apartment building frontages, strata complex driveways and paths, retail entrance areas, and commercial building exteriors all fall within this scope, with typically larger equipment, scheduled recurring cleaning programs, and specific insurance requirements reflecting the commercial context. Some pressure cleaning contractors focus exclusively on residential work while others offer both residential and commercial services, with the choice reflecting the contractor's equipment and business model.

The Sprinkler Roster and Why It Affects Your Surfaces

Western Australia runs the tightest domestic watering rules in the country, and they matter for surface staining as much as for water use. A permanent roster limits Perth and many regional scheme areas to two watering days a week, allocated by the last digit of the street number, alongside a winter switch off that suspends reticulation through the coldest months and a rule confining watering to before nine in the morning or after six at night. Bore owners fall under all of it too, which catches out people who assume water from their own land is theirs to use freely. That connects straight back to staining, since a system running through the heat loses far more to evaporation, and whatever minerals were dissolved in a litre of water stay behind on the surface it landed on. Watering in the cool hours means finer drift travelling shorter distances and noticeably slower staining on driveways, walls and fences.

Soft Wash Versus High Pressure Cleaning

The distinction between soft-wash and high-pressure cleaning is the most important technique decision for residential exterior cleaning, and applying the wrong technique to a surface can cause damage that exceeds the cost of the cleaning several times over. High-pressure cleaning uses water pressure typically between 1500 and 3500 psi directed through a narrow nozzle to physically blast contamination from the surface. This approach works well on durable surfaces including concrete driveways, paver surfaces, and some metal cladding where the surface can withstand the pressure without damage. On less durable surfaces including rendered walls, timber, concrete tile roofs, and painted surfaces, high pressure can strip coatings, damage surface textures, and blast material from the substrate. Soft-wash cleaning uses low pressure (typically below 500 psi, often in the 100 to 300 psi range) combined with specific cleaning chemistry that does the work of removing contamination chemically rather than mechanically. Sodium hypochlorite (essentially diluted bleach) is the active ingredient in most soft-wash chemistry, effective against algae, moss, lichen, mould, and general biological staining.

Surfactants mixed with the sodium hypochlorite help the chemistry penetrate and stay on surfaces long enough to work. The soft wash approach produces excellent results on surfaces that would be damaged by high pressure, and typically uses less water than high-pressure methods for equivalent coverage. Experienced contractors apply the appropriate technique for each surface on a property. A typical full-house clean might use high-pressure cleaning on the concrete driveway and paths, reduced pressure on paved patio surfaces, soft-wash on rendered walls and roof tiles, and specialist care for any vulnerable surfaces including aluminium window frames, timber decking, and Hebel wall sections. Matching technique to surface is professional judgement based on experience, and the variety of techniques on a single property is normal rather than unusual.

Contractor equipment varies with the service specialisation. Basic residential pressure cleaners can produce 2500 to 3500 psi from a petrol or electric pump, suitable for standard driveway and hard-surface cleaning. Softwash equipment uses dedicated low-pressure pumps with chemical dosing systems, specifically designed for chemical application rather than high-pressure water. Some contractors use combination machines that can operate at either high or low pressure depending on the surface, while others maintain separate equipment for each application. Equipment choice is less important than correct technique selection.

Water temperature is another technique variable. Cold water cleaning is the standard approach and is typically sufficient for most residential surfaces. Hot water cleaning, using equipment that heats the water to 60 to 80 degrees Celsius, is particularly effective for grease and oil stain removal and for sanitising surfaces. Hot water cleaning is more common in commercial food service and industrial applications than in standard residential work, though some residential contractors include hot water capability for specific applications including grease-stained driveways and BBQ area cleaning. Most residential jobs never need it, so treat a hot water premium as something to justify rather than assume.

Driveways, Paths and Paved Surfaces

Driveway cleaning is typically the highest-volume pressure cleaning service across WA residential properties, performed either as standalone maintenance or as preparation for driveway sealing. A standard Perth suburban driveway clean uses a flat-surface cleaning attachment (sometimes called a whirlaway or surface cleaner) that rotates two or more nozzles under a protective shroud, producing even coverage across the surface without the streaking and striping that a handheld wand would produce. The flat surface cleaner also contains wastewater spray better than an open wand, reducing splashing onto walls, windows, and adjacent garden areas. Exposed aggregate driveways require specific technique adjustments because aggressive pressure can dislodge aggregate from the cement matrix, producing surface damage. Lower pressure settings (typically 1800 to 2500 psi rather than 3000 psi plus), wider fan nozzles, and slower work rates all reduce aggregate dislodgement risk.

Experienced operators adjust their approach for the specific driveway condition, with newer and well-set exposed aggregate accepting more pressure than older or loose-aggregate surfaces. Pre-existing aggregate looseness is worth pointing out during the site visit so the contractor knows to use conservative settings. Paver driveway cleaning faces the challenge that high pressure can wash out the joint sand between pavers, destabilising the driveway. A careful operator cleans in directions that keep the pressure stream at a shallow angle to the joints rather than directly downward into the joints, minimising sand washout. After cleaning, the joints typically need to be topped up with fresh dry sand, and for paver driveways intended to be sealed with sand-lock, the sand topping up is part of the sealing preparation. Our Driveway Sealing WA guide covers paver sealing including sand-lock treatment that coordinates with pressure cleaning.

Path and courtyard cleaning uses similar technique to driveway cleaning, with attention to the specific surface type and any decorative finishes. Limestone and sandstone pavers in older Perth properties require gentle cleaning with appropriate chemistry, as the acidic cleaners used to treat efflorescence, the white salt bloom that appears on concrete, will damage limestone and sandstone. Slate and porphyry pavers in premium installations accept standard pressure cleaning but may show colour variation across the surface after cleaning that was previously masked by uniform dirt. Understanding the specific surface type and discussing expected appearance after cleaning avoids misaligned expectations. Agreeing on the realistic outcome before work starts is worth the five minutes it takes. It also gives you something concrete to measure the result against.

Pool surround and pool deck cleaning is a popular specific service for Perth homes with swimming pools, addressing the pollen, dust, and occasional algae growth that accumulates around pool areas. Pool surrounds typically include travertine, natural stone, or concrete finishes that benefit from appropriate technique and chemistry. Chlorine from the pool can affect the stone and concrete surfaces near the pool edge, producing specific staining patterns that may need targeted treatment. For vegetation overhanging the pool area contributing to debris accumulation, our Tree Lopping and Arborist Services WA guide covers canopy management that reduces ongoing maintenance needs around pools and patios. Letting more winter sun onto a shaded surface does more than any product can.

Limestone and Acid, the WA Conflict

Limestone is the local building stone of the Perth region and it appears everywhere, as boundary walls, retaining walls, paving, feature cladding and the walls of a great many older Fremantle and coastal homes. Natural limestone and the reconstituted block that copies it are both carbonate based, which means acid dissolves them on contact. That creates a genuine conflict, because the orange marking so common on Perth limestone is iron from bore reticulation, and iron staining is removed with an acid based product.

Handling it properly is technique rather than avoidance. An inconspicuous area gets tested first, the stone is thoroughly pre wetted so product cannot soak deep into the pores, a dilution suited to the substrate is used instead of a full strength mix, dwell time, meaning the period the product is left on the surface, is watched and kept short, and the surface is neutralised and rinsed completely before anything dries. Skip any of those and the wall comes out whitened, scoured and rougher than it started, with the stain gone and the stone worse. An operator who proposes a full strength rust remover on limestone is telling you they have not done this work before.

House Exterior Washing

House exterior washing, widely known as house washing, addresses the accumulated dirt, pollen, dust, cobwebs, insect residue, and biological staining on external walls, eaves, soffits, and window frames. The technique is predominantly soft-wash on modern residential buildings, using specific chemistry for each surface type and low pressure application to avoid damage. The typical Perth residential house wash covers the full external perimeter of the home including any garage doors, carport structures, and external storage doors, producing substantial visible improvement particularly on lighter-coloured wall finishes where staining is most visible. Rendered walls, both painted render and coloured render systems such as Dulux Acratex, accept soft-wash chemistry effectively. Algae growth on rendered walls is common in Perth, particularly on south-facing walls, east-of-freeway suburbs with more humidity, and walls shaded by trees or neighbouring buildings. The green or black discolouration that algae produces responds well to sodium hypochlorite-based soft-wash treatment, typically with a single application producing visible cleanup within hours and continuing improvement over the following days as dead algae washes away.

Weatherboard cladding in both traditional timber and modern fibre cement varieties (including James Hardie's Scyon and Linea products) accepts soft-wash cleaning effectively. The joints between boards collect dirt that simple rinsing does not remove, and soft-wash chemistry penetrates into the joints to loosen embedded dirt. High pressure directed at weatherboard joints can force water behind the cladding into the wall cavity, which is a specific reason soft-wash approaches are preferred for this cladding type. Colorbond cladding, which is increasingly popular on new Perth home cladding as well as traditional rear extension and outbuilding cladding, is durable against both high-pressure and soft-wash methods. The Colorbond surface is resistant to most cleaning chemistry, though aggressive acidic cleaners should be avoided as they can damage the coating over repeated exposure.

Standard household detergent or purpose-formulated Colorbond-rated cleaners work well, and the specific product recommendations from BlueScope provide guidance. Our Fencing WA guide covers Colorbond fence cleaning that uses similar techniques to Colorbond cladding cleaning. Hebel autoclaved aerated concrete (AAC) cladding panels require gentle handling during cleaning. The AAC material is soft and porous compared to standard concrete, and aggressive high-pressure cleaning can physically abrade the surface and damage the acrylic coating system that provides the finished appearance. Hebel cleaning uses soft-wash methods almost exclusively, with the coating system tolerating the chemistry while the low pressure avoids mechanical damage. Homeowners with Hebel cladding should specifically mention the material when requesting quotes so contractors can confirm appropriate technique.

Asbestos Cement and a Heavier State Legacy

Asbestos cement sheeting was used across Australian housing before 1990, and Western Australia carries a heavier legacy of it than most states. Asbestos products were manufactured and used extensively here, and a very large share of older housing across Perth and the regions contains bonded asbestos cement somewhere, whether as wall cladding, eaves linings, rear extensions, garages, sheds, fences or patio roofing.

Putting a high pressure jet onto bonded asbestos cement is prohibited outright, since it destroys the matrix holding the fibres and sends them into both the air and the runoff. From a few metres away it looks the same as modern fibre cement, which leaves the build date as the only practical way to know whether it concerns you. On anything built before 1990 that check belongs before a quote is accepted rather than after a crew has arrived, and it matters for acid treatments as well. Testing is inexpensive and definitive, arranged through asbestos testing and inspection, with asbestos removal covering what follows. For health information on all of this, see the Department of Health.

Roof Moss, Lichen and Algae Treatment

Roof cleaning in Perth has grown as a distinct service over the past decade, reflecting the prevalence of moss, lichen, and algae growth on concrete tile roofs across older Perth suburbs and on any roofs shaded by trees or neighbouring buildings. The biological growth starts as minor dark staining in shaded areas and progressively expands into visible moss and lichen colonies that lift tile edges, hold moisture against the tile surface, and accelerate tile degradation. Visible roof growth is not just a cosmetic issue but a functional maintenance concern that can shorten the service life of the roof significantly. Treating it properly therefore protects the roof rather than simply improving how it looks from the street, with the full method set out at roof cleaning. That distinction matters when weighing the cost against putting the job off another year.

Soft-wash roof cleaning uses sodium hypochlorite-based biocides applied at low pressure using dedicated spray equipment that reaches the roof surface without requiring direct foot access over the cleaned area. The biocide kills the moss, lichen, and algae on contact, with visible whitening of lichen and browning of moss within hours as the growth dies. Over the following 2 to 6 weeks, natural weathering including rain and wind removes the dead growth from the roof surface, producing the cleaned appearance. This approach minimises mechanical handling of the roof and reduces damage risk compared to high-pressure roof cleaning methods that were more common in earlier decades. The trade has moved away from those methods for good reason. Stripped tile coatings were the predictable outcome of that approach.

High-pressure roof cleaning, while still offered by some contractors, has declined significantly in specification because of the documented damage it causes to tile surface glazing and roof coating systems. Concrete tiles have a surface coating that provides waterproofing, UV protection, and colour; aggressive pressure cleaning can remove this coating exposing the concrete underneath, which then absorbs water, weathers rapidly, and develops a permanent damaged appearance. Terracotta tiles have similar concerns with surface glazing. For any roof cleaning project, confirming that the contractor uses soft-wash methods rather than high pressure protects the roof from potentially serious damage. Ask the question directly and have the answer written into the quote.

Colorbond roof cleaning is typically a different service scope from tile roof cleaning, addressing dust, bird droppings, and general soiling on the metal roof rather than moss and lichen that concrete tile roofs develop. Colorbond roofs can be cleaned using pressure washing with appropriate detergent, typically at moderate pressure and with particular attention to avoiding water penetration past roof flashings at wall junctions and rooftop installations. For homes using roof rainwater for drinking or garden use, cleaning Colorbond roofs with food-safe chemistry is important to avoid contaminating the tank. Disconnecting the downpipe to the tank before work begins is the other precaution worth taking.

Working at height on roofs is licensed work health and safety activity under WorkSafe WA regulations, requiring fall protection, appropriate training, and insurance coverage for the contractor. Homeowners should verify that a contractor offering roof work carries current work health and safety compliance, as unlicensed operators taking shortcuts on safety create risks both for their own workers and for homeowners if incidents occur. Residential roof work also typically requires additional public liability insurance coverage reflecting the higher risk profile of elevated work. The WorkSafe Western Australia framework sets out the WHS requirements for working at height that apply to roof cleaning contractors, and the equivalent obligations on a business site are covered at commercial pressure cleaning.

Solar Panel Cleaning

Solar panel cleaning has grown rapidly as a specialist service across WA driven by the state's extensive residential rooftop solar adoption. WA has among the highest solar uptake rates in Australia, with Perth Hills suburbs, outer northern and southern corridor suburbs, and semi-rural lifestyle blocks all commonly carrying substantial rooftop solar systems of 5 to 20 kilowatts or more. The generation output of these systems depends on the amount of sunlight reaching the photovoltaic cells, and accumulated dust, pollen, bird droppings, and salt (in coastal locations) reduce transmission and generation output noticeably over time. On a bore watered property iron deposits add to that list and do not wash off in the next rain.

Specialist solar panel cleaning uses purified water, either reverse osmosis (RO) filtered water or deionised (DI) water, applied through specific cleaning brushes designed for panel surfaces. Purified water leaves no mineral residue on drying, unlike tap water which can leave mineral spots that reduce output similarly to the original dust. The brushes are soft-bristle and non-abrasive, applying gentle mechanical action to remove stubborn deposits without damaging the panel anti-reflective coating. Some operators use extended reach poles with brushes attached, allowing panel cleaning from ground level without roof access on accessible installations. That avoids the height risk entirely on single storey homes with a low pitch.

Chemical cleaners should generally be avoided on solar panels unless specifically recommended for the panel type. Aggressive chemistry can damage the anti-reflective coating, the edge sealants, or the panel framing, producing long-term issues that offset the short-term cleaning benefit. Sodium hypochlorite used in softwash house cleaning is also inappropriate for solar panels. Specialist solar panel cleaning services use either purified water only, or very specific neutral pH cleaners compatible with panel manufacturer warranty requirements. Using anything else risks the warranty as well as the panel coating.

Cleaning frequency depends on the location and environment. Perth metropolitan homes typically benefit from annual cleaning, with more frequent cleaning (every 6 months) worthwhile in high-dust areas adjacent to construction sites, major roads, or agricultural land. Pilbara homes and remote mining region installations accumulate iron-ore dust rapidly and benefit from 3 to 6 month cleaning cycles. Coastal homes accumulate salt spray that reduces output, with cleaning frequency depending on distance from the ocean and specific exposure. Arrays within a few hundred metres of the water need attention noticeably more often. Sheltered sections that rain never rinses accumulate the most.

Bird droppings create localised hot spots on affected cells that can damage cells over time, and prompt cleaning of droppings when they appear protects the panels. The economic case for solar panel cleaning depends on the generation loss recovered, the cleaning cost, and the electricity tariff or feed-in tariff applicable. For a typical 10-kilowatt Perth residential system generating approximately 15,000 kilowatt-hours per year, a 10 percent generation loss from soiling represents about 1,500 kilowatt-hours annually, with a value of $300 to $800 at typical WA electricity tariffs or feed-in values. Annual cleaning at a cost of $180 to $420 for a standard array typically pays for itself within the first year through recovered generation, and produces ongoing value in subsequent years.

Strata Companies and Councils of Owners

Strata titled properties in Western Australia use their own terminology and it is worth getting right when dealing with a manager or a contractor. The body responsible is a strata company, run by a council of owners, which is neither an owners corporation nor a body corporate. Exterior walls, roofs, shared driveways, visitor parking and common paths are almost always common property maintained by the strata company instead of by an individual lot owner, while a courtyard surface inside a lot boundary is frequently lot property. The two can sit a metre apart across what looks like continuous paving, and the units plan settles it definitively. Report visible staining, growth or deterioration to the strata manager or the council of owners in writing instead of engaging a contractor directly, since an owner who arranges work on common property privately generally cannot recover the money, and a written report establishes when the strata company was put on notice. Where matters cannot be resolved internally, the State Administrative Tribunal hears them.

Equipment and Cleaning Chemistry

Professional pressure cleaning equipment ranges from compact portable machines producing 2000 to 2500 psi for standard residential use, through to larger trailer-mounted units producing 4000 psi or more with high flow rates for commercial and demanding residential work. Petrol-powered units are common in the Australian market because they offer independence from electrical supply and higher power output than electric alternatives, though electric units are quieter and suitable for noise-sensitive installations. Hot water capability requires additional equipment and fuel for the heating unit, and is carried by contractors specialising in grease and oil removal applications. Most residential work does not need it, so it is worth asking whether a quoted premium is actually buying anything.

Flat-surface cleaning attachments, also called whirlaways or surface cleaners, use two or more rotating nozzles under a protective shroud to clean hard surfaces evenly. The attachments produce consistent coverage without the streaking that a handheld wand creates, and contain water spray better reducing splash onto adjacent surfaces. Surface cleaner sizes range from 380 millimetres diameter for household use up to 750 millimetres or more for commercial work. Rotating nozzles provide the cleaning action, while the shroud guides wastewater to specific discharge points for capture if required.

Softwash equipment uses dedicated low-pressure pumps specifically designed for chemical application rather than high-pressure water delivery. The pumps handle corrosive chemistry without damage, deliver the specific flow rates needed for surfactant mixing, and operate at pressure ranges suited to fine spray application from long extension poles. Some professional softwash systems include integrated chemical mixing and dosing, automatically proportioning concentrated chemistry with water supply to produce the correct application strength. Operator control of the chemistry strength and flow rate supports different applications from roof biocide to exterior wall cleaning.

Sodium hypochlorite is the foundation chemistry of residential soft-wash cleaning, effective against biological growth including algae, moss, lichen, and mould. Concentration used varies by application, with roof treatments typically at 3 to 6 percent active chlorine, exterior wall treatments at 1 to 3 percent, and light surface cleaning at 0.5 to 1 percent. Higher concentrations produce more aggressive action but also more risk of damage to plants and sensitive materials nearby, and experienced operators select concentration to match the application. Asking what concentration is intended, and on which surfaces, is a reasonable question at quoting stage.

Surfactants mixed with sodium hypochlorite help the chemistry adhere to vertical surfaces, penetrate into surface textures, and extend the dwell time, meaning how long the product is left on the surface to work before it evaporates or drips off. Purpose-formulated softwash surfactant products are available through commercial cleaning suppliers, and the specific product choice affects performance on different surfaces and in different weather conditions. Hot dry Perth afternoons dry soft-wash chemistry quickly on vertical surfaces, and chemistry with appropriate surfactant selection extends the useful dwell time significantly. Other specialised chemicals including oxalic acid for rust stain removal, sodium hydroxide (caustic soda) for heavy grease and oil, and citric acid for efflorescence treatment cover specific cleaning applications.

Wastewater and Environmental Compliance

Wastewater from pressure cleaning contains dirt, biological material, chemistry residue, and anything removed from the cleaned surface including paint flakes, sealer residue, vehicle fluids, and potentially heavy metals from older paint or industrial materials. Discharge of this wastewater into stormwater drains is regulated under the Environmental Protection Act 1986, which is published in full at WA Legislation and supplemented by local government stormwater requirements. The specific requirements depend on the contamination level in the wastewater and the discharge location. For most standard residential pressure cleaning using household-level chemistry on uncontaminated surfaces, wastewater discharge to garden areas or over lawn produces limited environmental impact and is generally acceptable. For cleaning involving heavy chemistry, painted surfaces where paint removal is occurring, or surfaces with significant oil or chemical residue, wastewater capture and appropriate disposal is required rather than allowing stormwater runoff. Reputable contractors understand these boundaries and manage wastewater appropriately.

Plant protection during chemical cleaning is a practical consideration even where formal environmental compliance is met. Gardens, lawn, and established trees near pressure cleaning work receive some chemical overspray and runoff during the work, which can damage or kill sensitive plants. Protective covers for specimen plants, pre-wetting of lawn and garden areas to dilute runoff, and prompt rinsing after work completes reduce chemical impact on the garden. Discussing plant protection with the contractor during the quote stage ensures the expectations are mutually understood before work starts.

Pool and aquaculture protection applies to residential pools and any ornamental fish ponds near pressure cleaning work. Sodium hypochlorite runoff into a residential pool can raise chlorine levels significantly, requiring additional chemical management after cleaning completes. Aquaculture including koi ponds and aquaponic installations are sensitive to small amounts of pool chemistry, and complete isolation of these systems from pressure cleaning runoff is necessary. Covering pools with pool covers and isolating ponds with temporary barriers during cleaning prevents these issues.

Scheme water use in Perth and Mandurah sits under the Water Corporation's permanent two-days-per-week sprinkler roster from 1 September to 31 May, and a permanent winter sprinkler ban from 1 June to 31 August. These rules target fixed sprinklers rather than hand-held hoses or short-duration maintenance cleaning, so a one-off residential pressure clean is generally acceptable year-round. Contractors using their own mounted water tanks (typically 400 to 1000 litre trailer or ute tanks) bypass scheme water altogether, which is common for mobile operators who travel between jobs and fill from a single yard source. Homes with a registered private garden bore can use bore water for cleaning without any scheme-water restriction, and many older Perth lots from Bassendean to Bateman have functional bores that make cleaning water abundant. Our Irrigation and Garden Watering Systems WA guide covers water-efficient garden watering that complements considered water use across the home.

Residential stormwater runoff from pressure cleaning ends up in specific receiving waters across Perth, which is worth understanding when choosing chemistry and containment practice. Stormwater from the Perth Inner City, Subiaco, West Perth, Mount Lawley, Mount Hawthorn, Bayswater, Bassendean, and Guildford drains into the Swan-Canning River system via council stormwater drains and direct outfalls. Stormwater from coastal and foreshore suburbs including Cottesloe, Mosman Park, Fremantle, South Perth foreshore, Applecross, and Mandurah drains directly into the Swan River estuary or into the Indian Ocean. Stormwater from Perth Hills suburbs drains into the Helena River, Canning River, and Swan River systems through the Darling Scarp catchments. The Swan and Canning Rivers are both designated as recreational waterways with specific water quality targets under the Swan and Canning Rivers Management Act 2006 (WA). For cleaning work involving significant chemistry, painted surfaces, or contaminated substrates, capturing wastewater rather than letting it enter the stormwater system protects the downstream receiving waters and aligns with the Environmental Protection Act 1986 (WA) framework administered through the Department of Water and Environmental Regulation.

Stormwater, the Swan and Canning, and Wash Water

Stormwater across the Perth metropolitan area discharges to the Swan and Canning river systems, to drains and to the ocean largely without treatment, so what leaves a property during a clean genuinely matters. Most residential washing produces mild runoff carrying dirt and organic material, which is better directed onto lawn or garden where soil filters it than into a street pit.

Water carrying degreaser, oil residue, acid based iron treatment or heavy mould product is a different proposition and needs containing instead of spreading. Acid treatments deserve particular care, since the runoff will mark limestone paving, damage foliage and etch some surfaces if it is left to sit, and plants beside a treated wall need pre wetting and prompt rinsing. Commercial premises operate under a further layer again, because runoff from a business carrying anything beyond ordinary domestic wastewater is trade waste. Environmental protection in the state is administered by the Environmental Protection Authority, and safety data sheets should be available for any product being applied.

Regional WA Cleaning Conditions

Conditions across Western Australia's residential areas vary substantially and affect both the frequency of cleaning required and the specific techniques needed. Perth metropolitan conditions on the Swan Coastal Plain include moderate algae growth particularly on south-facing walls and shaded roofs, dust accumulation from coastal sea breeze carried inland, and pollen from the surrounding Banksia woodland and street trees. Typical Perth residential cleaning cycles see homeowners booking full exterior cleaning every 2 to 4 years, with driveway cleaning more frequently every 1 to 2 years, and roof cleaning every 5 to 8 years as growth becomes visible. Coastal Perth within one kilometre of the ocean, particularly west-of-freeway suburbs from Scarborough through Cottesloe to Fremantle and south to Mandurah, faces additional salt exposure that accelerates dust accumulation and can stain wall surfaces with salt crystals forming on rendered walls. Cleaning frequency in coastal positions is often shorter than inland equivalents, with annual exterior cleaning more common than biennial. Salt deposits are addressed with freshwater rinse before chemistry application, ensuring the chemistry works on the dirt rather than being consumed by salt reaction.

Perth Hills suburbs including Kalamunda, Mundaring, Bickley, Parkerville, and Chidlow face different challenges. The Hills environment has more shade from established forest, higher rainfall than the plain averages, and significant biological growth on roofs and walls in shaded positions. Roof moss and lichen is particularly noticeable in the Hills, and cleaning frequency for Hills roofs is often shorter than metropolitan averages. The cooler more humid environment favours biological growth that warmer drier suburbs experience less severely.

Pilbara conditions in Karratha, Port Hedland, Newman, Tom Price, and surrounding areas combine extreme heat, iron-rich dust that stains light-coloured surfaces noticeably, and cyclone-driven weather that embeds dust and debris into surfaces during storm events. Solar panels in the Pilbara need frequent cleaning because red dust builds up on them quickly, and hard surfaces and building exteriors are cleaned regularly there as iron staining accumulates. Red-rust staining from iron-rich dust requires specific treatment with oxalic acid or similar rust remover chemistry to restore original colour. The same chemistry used on bore water staining in Perth applies to the dust staining seen further north.

Kimberley conditions in Broome, Derby, Kununurra, and Halls Creek split between dry-season low-maintenance conditions and wet-season accelerated growth and mould development. Residential exterior cleaning in the Kimberley is typically scheduled around the wet season, with major cleaning immediately after the wet season addressing the dense mould and growth accumulation from the humid months. Wheatbelt, Great Southern, and Goldfields conditions reflect the specific local environment, with Wheatbelt dust, Great Southern damp, and Goldfields iron dust all creating distinct cleaning patterns. Local contractors in each region understand the specific conditions and adapt their approach accordingly.

Exterior Cleaning on a WA Rental Property

Exterior maintenance on a rented home sits with the lessor as part of keeping the premises in a reasonable state of repair, and surface condition turns up at routine inspections often enough to be worth scheduling instead of reacting to. Tenants are generally not responsible for iron staining from a garden bore on the property, growth on shaded walls and paths, salt bloom near the base of masonry or blocked gutters from overhanging trees, since all of those arise from the building, its setting and its water supply rather than from how the property is occupied. Where a tenant maintains the reticulation, an agreement about sprinkler positions is worth having in writing, because a head knocked around to throw at a wall or a driveway will stain it within a season. Arrange access with the tenant as you normally would, since the notice rules continue to apply even where nobody enters the house. On limestone properties a lessor is well advised to specify that any contractor engaged understands the material, since a badly handled acid treatment damages an asset permanently. Dated invoices support a depreciation position and any later claim.

Cleaning Frequency and Timing

Cleaning frequency is best determined by visible appearance and functional need rather than rigid calendar intervals. A typical Perth suburban property benefits from full exterior cleaning every 2 to 4 years, with specific surfaces cleaned more frequently as needed. Driveways visible from the street dating the appearance of the home benefit from more frequent cleaning, typically every 12 to 24 months. Roofs showing visible moss or algae benefit from treatment as soon as growth becomes visible rather than waiting for extensive spread. Solar panels benefit from annual or more frequent cleaning depending on the location's dust profile.

Seasonal timing in Perth favours spring and autumn for most exterior cleaning work. Summer conditions combine high temperatures that dry chemistry too quickly on vertical surfaces with hot surface temperatures that can damage some sealer and coating systems. Winter conditions bring rain that can affect scheduling and can dilute chemistry before it completes its work. Spring and autumn offer moderate temperatures, reasonable humidity, and more predictable weather windows, making these periods generally preferable for larger cleaning projects that need stable conditions over several days.

Pre-sale cleaning timing matters for homeowners preparing properties for market. Full exterior cleaning 3 to 6 weeks before listing allows the cleaning to settle and any residual chemistry effects to resolve before professional photography and open home viewings. Cleaning immediately before photography can produce spots where chemistry has not fully rinsed, or where plants around the property show short-term stress that resolves over subsequent weeks. For pre-sale preparation, coordinating the cleaning with other presentation work including fence refreshing, driveway sealing, and garden tidying produces a consistent presentation across all exterior elements.

Post-renovation cleaning addresses the specific contamination from construction work including dust, cement residue, paint overspray, and grease from equipment. Construction dust is typically alkaline from cement and concrete sources and responds well to appropriate cleaning. Paint overspray may require specific solvent treatment depending on the paint type and the surface it has landed on. Coordinating post-renovation cleaning with other outdoor work including rubbish removal, demolition clean-up, and landscape restoration returns the property to fresh condition after construction.

Routine maintenance scheduling produces the best long-term outcomes at the lowest cumulative cost. A property cleaned regularly accumulates far less embedded contamination than a property cleaned infrequently, and each cleaning event is cheaper and more effective because the contamination depth is lower. Annual driveway cleaning, 2 to 3 yearly full exterior cleaning, 5 to 8 yearly roof cleaning, and annual solar panel cleaning forms a comprehensive maintenance schedule suited to most Perth homes. Some homeowners engage a single contractor on a recurring schedule which simplifies the management and usually attracts a recurring customer discount.

What to Watch Out For When Getting Pressure Cleaning

High-pressure roof cleaning on concrete tiles is the specific practice most likely to cause serious damage during residential pressure cleaning work. A contractor proposing high-pressure cleaning for a concrete tile roof is proposing a technique that can strip the tile surface coating and substantially shorten roof service life. Soft-wash roof cleaning using biocides is the accepted professional approach in 2026. Confirming in the quote that the roof cleaning will be soft-wash rather than high-pressure protects against this damaging practice.

Insurance and licensing verification is relevant for pressure cleaning work particularly for roof cleaning that involves working at height. Public liability insurance of at least $10 million, work health and safety compliance for roof work, and appropriate workers compensation coverage for any employees are standard professional requirements. Budget operators may skip one or more of these, creating financial risk for the homeowner if something goes wrong during the work. Confirming insurance and WHS compliance is appropriate due diligence before engagement.

Chemical exposure and plant damage are practical risks during soft-wash cleaning work. Excess chemistry runoff onto gardens can damage or kill sensitive plants, and poorly managed application can spray chemistry onto unintended surfaces including painted timber, aluminium window frames, and copper fittings that can develop corrosion spots from sodium hypochlorite exposure. Protective covering of adjacent surfaces and careful application management are professional practices that reduce these risks. Asking about plant protection during the quote stage signals the concern and ensures the contractor addresses it in their approach.

Wastewater management on contaminated surfaces is a specific compliance area. For standard residential cleaning on uncontaminated surfaces, normal runoff is generally acceptable. For cleaning work involving heavy metals (from older paint systems), significant chemistry, or contaminated surfaces, appropriate wastewater capture and disposal is required under the Environmental Protection Act 1986 (WA). A contractor proposing to discharge this type of contaminated wastewater into stormwater drains is proposing non-compliant practice that creates liability for both the contractor and the homeowner.

Pricing transparency helps avoid disappointment after the work is complete. A quote that bundles multiple services into a single lump sum without specification detail leaves room for interpretation about what is and is not included. A quote that specifies the surfaces to be cleaned, the techniques to be used (soft-wash vs high-pressure), the chemistry to be used, and any extras or exclusions provides clear reference for what the work will deliver. For multi-surface jobs, itemised quoting with surface-by-surface pricing makes it easy to adjust scope if budget considerations require reducing the work.

Consumer protection under the Australian Consumer Law applies to pressure cleaning contracts, with rights including refunds or rework for services that do not meet acceptable quality standards. The Australian Competition and Consumer Commission provides guidance on consumer rights, and licence requirements for building work can be checked through ABLIS. For compliance reference across WA trade services including pressure cleaning, the Western Australian Government and Australian Business Licence and Information Service portals provide cross-referenced guidance. The Standards Australia catalogue is the reference for technical standards relating to WHS, working at height, and chemical handling relevant to pressure cleaning contractors.

Timing Exterior Work Through the WA Year

Perth summers work against exterior cleaning more than most people expect. A still forty degree afternoon or a hot dry easterly will dry cleaning product before it has done anything useful, which matters most on treatments needing a period on the surface, and it matters even more with acid based iron treatments where product drying on limestone instead of being rinsed away is exactly the failure to avoid. Surface temperatures also make prolonged roof work unsafe.

Across the metropolitan area the easy windows are autumn and spring, when conditions are mild and there is enough moisture in the air to keep products workable. Winter brings reliable rainfall to the south of the state, which helps with rinsing and hurts with drying, so a pre paint wash booked in July needs a generous allowance before a painter arrives. The winter sprinkler switch off has a useful side effect, since reticulation stops through the coldest months and iron staining pauses with it, making late winter a sensible time to treat surfaces before the sprinklers start again. Where bushfire preparation is the driver, particularly through the hills, late winter into early spring is right, with guidance from DFES. In the north the wet season and cyclone period dictate the calendar.

Getting Quotes for Pressure Cleaning in WA

Posting a pressure cleaning job on The Quote Yard connects you with contractors servicing your area of Western Australia, and detailed descriptions produce more accurate quotes. Useful information includes the specific surfaces to be cleaned, approximate areas or size indicators, the current condition, any staining or growth to be addressed, and the intended outcome. Say whether the marking is orange, since that means iron from bore water and an entirely different product, and name the material where limestone is involved. Photographs of the property help contractors estimate scope without a site visit on straightforward work. Grouping related work into one attendance costs less than separate visits, so it is worth asking what else could be done at the same time. Outdoor structures such as pergolas and outdoor blinds and patio screens are commonly cleaned alongside the main surfaces.

Fencing and gates in Colorbond or timber clean up well on the same visit, covered at fencing. Roof work pairs naturally with roof ventilation and whirlybird installation checks while somebody already has roof access. Grouping those into a single attendance spreads the setup cost across more work. It also means one round of scheduling rather than three.

Site clean up after other trades is a separate category worth mentioning. Builders rubble and post works tidying sit with rubbish removal, while drainage corrections that stop a surface staining again fall to french drain and subsoil drainage system installation. Addressing the drainage is what stops the same complaint returning in two years. Cleaning on its own leaves the underlying cause untouched.

Perth metropolitan contractor responses typically arrive within 24 to 48 hours of posting. Regional WA responses for Geraldton, Bunbury, Kalgoorlie, Albany, Broome, and Karratha commonly arrive within 48 to 72 hours. For recurring maintenance arrangements on annual or biennial cycles, contractors often offer discounted rates for the recurring work compared to single-event pricing. For larger properties and multi-surface work, site visits before quoting produce more accurate pricing than quotes based on photographs alone, particularly for work involving roof access, two-storey reach, or difficult access to enclosed courtyard areas. Comparing quotes requires comparing not just price but the specific scope included, the technique to be used, the chemistry to be used, and the workmanship warranty terms.

Pressure Cleaning FAQs - WA 2026

Why is my Perth roof stained orange?
Almost certainly iron from garden bore water. Perth sits above accessible groundwater and domestic bores are more common here than anywhere else in the country, and that water carries dissolved iron. While underground and starved of oxygen it stays invisible in solution, but the moment a sprinkler throws it through the air the iron oxidises and deposits as an orange to rust coloured film on whatever it lands on.
Can pressure cleaning remove bore water staining?
No, and trying will damage the roof. Iron oxide is a mineral bonded to the surface, not dirt sitting on top, so a jet strong enough to abrade it off a concrete tile removes the factory coating with it and leaves you with a porous tile, a patchy appearance and the staining still in the pores. An oxalic or similar acid based treatment converts the deposit back into a soluble form to be rinsed away.
How do I stop the iron staining coming back?
Deal with the source, since treatment alone means repeating the job every few years. Adjusting sprinkler heads so they throw onto garden instead of onto the building, fitting lower trajectory nozzles, moving a riser or shortening a run all cut it off at the origin. Watering in the early morning as the sprinkler roster requires also means less evaporation and less airborne drift onto walls and roofs.
Does living near the coast change roof maintenance?
Considerably, and the damage is to metal rather than tile. Salt carried inland on sea breezes corrodes fixings, fasteners, flashings and valley trays, and it happens out of sight until something fails or a ceiling stains. Regular freshwater rinsing genuinely reduces the corrosive load, and sheltered sections under eaves that rain never reaches are the areas that need it most.
Why do WA roof coatings fail faster than expected?
Ultraviolet exposure. Western Australia receives some of the most intense ultraviolet radiation in the country, with long clear summers and high sun angles, and the roof takes that load more than any other part of a building. The factory coating on a concrete tile breaks down over years, leaving the surface porous and chalky. Terracotta holds up far better because the glaze is fired into the clay.
Should I clean my roof or recoat it?
Run a dry hand firmly across a tile and look at your palm. A clean palm means the coating is sound and a wash will restore appearance and keep the protection. A chalky palm or visible flaking means the coating has broken down, so cleaning buys appearance without restoring protection, and the job is really a restoration where cleaning is the preparation stage.
Does the age of my house matter before roof work?
Yes, particularly in Western Australia. Asbestos cement sheeting was used across Australian housing before 1990 and this state carries a heavier legacy than most, appearing on garages, carports, patios, sheds, older extensions and eaves linings. High pressure water on it is prohibited because it releases fibres, and the material closely resembles modern fibre cement from ground level.
Is cleaning different in the north of the state?
The cleaning is similar and the roof structure is not. The Pilbara and Kimberley sit in cyclone regions where roofs are built and fixed to resist wind loads that do not apply in Perth, so anything disturbing roof fixings or fasteners has structural consequences rather than cosmetic ones. Red dust rather than organic growth also tends to be the dominant surface issue inland.
Does bore water affect solar panels?
It does, and it is worth checking on any property with both. Where a sprinkler reaches an array, iron deposits on the glass and reduces light transmission, and unlike ordinary dust it does not wash off in the next rain. Panels themselves need soft brushing with deionised or filtered water since pressure drives water past the frame seal and tap water dries to leave mineral spotting.
What usually turns up after a roof clean?
Cracked ridge pointing is common across Perth, since bedding mortar breaks down over fifteen to twenty five years and ultraviolet accelerates it. Corroded valley trays are the big one on coastal properties, along with failed flashings and cracked tiles. None of it is caused by the cleaning, because staining and growth hide defects rather than creating them, so anything revealed was already there.
