Pressure Washing Costs VIC 2026 - Get Quotes

Pressure washing costs $3 to $8 per square metre on hard surfaces, $150 to $550 for a driveway, $350 to $1,400 to soft wash a house exterior and $8 to $18 a lineal metre on fencing, with problem jobs quoted hourly at $80 to $150. Surface condition drives the invoice far more than area does, because a driveway carrying fifteen years of oil under the grime needs a degreaser, a soak period and several passes that a lightly soiled one never does. The other question worth settling before anybody arrives is where the water goes afterwards, since runoff carrying detergent, oil or paint into a stormwater drain is an environmental matter and not a housekeeping one. This guide covers what each job costs, pressure against soft washing, surface limits, runoff, safety and water restrictions. A deck or patio restoration adds $200 to $600. Surface limits matter, because rendered walls, painted timber and older roof tiles all fail under pressure that concrete shrugs off, which is why soft washing is a separate method. The Cheapest Quote Often Means the Highest Pressure

An operator working to a low fixed price has one way to finish quickly, which is to turn the pressure up and move fast. On concrete that produces visible wand marks and a striped finish. On rendered walls, painted weatherboards, soft brick or timber decking it removes material, and the damage is permanent and not something a second clean fixes.

Find out what pressure goes on each surface and whether anything is applied before the water. A competent operator will describe a low pressure application, a soak time and a rinse for anything organic, and will reserve high pressure for hard surfaces that can take it. A quote that names a price and nothing else is not telling you what will happen to your house.

Pressure Washing Costs in VIC

Most residential work is quoted per job instead of per hour, and the figures sit between $150 for a single driveway and $1,400 for a double storey house wash. Square metre rates of $3 to $8 apply to paths, paving and larger hard surfaces where the area is easy to measure. General exterior cleaning options are compared at pressure cleaning in Victoria. Hourly rates of $80 to $150 appear on problem jobs where nobody can predict the time. Per job pricing suits residential work because the operator has seen the surface and carries the risk of it taking longer than expected. A slab that has never been sealed absorbs oil into the pores instead of holding it on the surface.

The spread within each job type comes down to condition and not size. A driveway laid eight years ago and washed every second summer cleans in ninety minutes, while the same slab carrying oil, tyre rubber and lichen, the grey green crusty growth that roots into a surface, needs a degreaser, a soak period, two passes and possibly a rotary surface cleaner, which is an enclosed rotating head that holds a constant distance from the slab. Two identical driveways can differ by a factor of three. Photographs of the worst areas answer more than any description will, and driveway work generally is covered at driveway cleaning and sealing costs. Melbourne winters mean a sealer may wait several days for a genuinely dry surface.

Bundling jobs reduces the rate per item because setup is a fixed cost. An operator who sets up once and cleans the driveway, the paths and the back patio in a single visit will price the combination below three separate callouts, frequently by twenty to thirty per cent. Request a single package figure covering the lot. Sealing afterwards is priced at concrete sealing costs. Loading the trailer, driving, running out hoses, connecting water and packing down again happens once regardless of how many surfaces get cleaned. Operators booked out through spring are the ones worth waiting for.

The Six Common Jobs

Driveway cleaning is the most requested job and the one with the widest price range, with stain by stain diagnosis at concrete and paver cleaning. Years of oil, general dirt and tyre marks all respond to different treatments, and a competent operator applies a degreaser to the oil before touching the surface with water. Concrete comes back close to its original colour when the process is right. Sealing the slab afterwards is quoted at driveway cleaning and sealing costs. Tyre marks come from rubber bonded into the surface and need a different product again from either oil or general soil. Somebody reaching straight for the wand without treating the oil first will leave shadows behind.

House exterior soft washing, meaning low pressure with a cleaning solution doing the work, is the job most often done badly, and cladding identification is covered at house washing. Mould, mildew and the grey film that builds on the southern and western walls are organic growth, and they come off with a low pressure chemical application and not force. The point of soft washing is that it is tough on the growth and gentle on the cladding, which high pressure never is. Painted weatherboards in particular will not survive a pressure wand. A low pressure application, a dwell period and a gentle rinse remove the growth without driving water behind the cladding. Mould on a southern wall returns within a season if only the visible growth is removed.

Deck and patio restoration brings an outdoor living area back instead of merely cleaning it. Timber, concrete, pavers and stone each need a different approach, and the aim is to reveal the original surface underneath without raising the grain or blowing out the jointing. A deck cleaned properly is ready for oil within a few days. An operator who names a method for each surface is telling you what will actually happen. Overspray reaches further than most people expect on a windy day.

Fence brightening returns weathered grey timber to something close to its original colour. Sunlight and rain break down the surface fibres over several years, and removing that degraded layer exposes fresh timber beneath. The change is dramatic enough that most people assume the fence has been replaced. Colorbond and rendered fencing, render being the cement or acrylic coating over masonry, need a gentler wash and a different product entirely. Both sides of a paling fence carry the same weathering, so a price covering only the visible side is doing half the job. A quote naming the chemical and the dwell time, meaning how long the product is left on the surface to work, is describing an actual process.

Path and paving cleanup delivers the fastest visible improvement for the money. Front paths, side access and entry areas carry moss, lichen and the general grime that makes a well kept property look tired, and cleaning the edges as well as the centre is what makes the difference. It is the cheapest street appeal improvement available. Paving installation is priced at paving and driveway installation costs. Edging matters as much as the centre, because a clean path with a green margin still reads as neglected from the street. Front paths and entry areas are what visitors and buyers actually walk on.

Custom and problem jobs cover everything that does not fit a standard quote. A stubborn stain nobody has shifted, a pool surround, commercial plant and equipment, a shed floor or a bin area all need assessment instead of a rate card, and these are usually quoted hourly or after an inspection. Send photographs before asking for a price. Pool surrounds sit alongside pool cleaning and maintenance costs. Commercial equipment, bin areas and shed floors carry contamination that residential rate cards were never built for. Colorbond, timber and rendered fencing each need a different product and a different pressure.

How Jobs Are Priced

Per job pricing is the norm for residential work and it suits both parties. The operator quotes a figure after seeing the surface, you know what you are paying, and the risk of the job taking longer than expected sits with the person who assessed it. Most quotes should be given after an inspection or from photographs. A trial patch behind a downpipe shows what the surface does before the whole wall is committed. The edges of a path hold moss long after the centre has been cleaned.

Square metre rates of $3 to $8 apply where the area is straightforward and the condition is consistent. Large expanses of paving, warehouse aprons, tennis courts and long driveways all price sensibly this way, and the rate moves within that band according to how much preparation the surface needs. Measure the area before requesting quotes. Measuring the area yourself means every quote is priced against the same number. Long driveways, warehouse aprons and tennis courts all price sensibly this way because the condition is consistent across the whole area. A shed floor or bin area carries contamination no residential rate card anticipates.

Lineal metre pricing applies to fencing and retaining walls at $8 to $18. Height matters within that range, since a 1.8 metre paling fence carries more than twice the surface of a 900 millimetre one, and whether both sides are being cleaned changes it again. Confirm whether the price covers one side or two. That single question causes most fencing disputes. Height drives the surface area, so a 1.8 metre fence carries more than twice the material of a 900 millimetre one at the same lineal price. Retaining walls are usually quoted the same way.

Hourly rates of $80 to $150 appear where the work cannot be scoped in advance. A stain of unknown origin, a heavily contaminated commercial surface or a heritage material requiring cautious testing all belong on an hourly basis, because a fixed price would either overcharge you or pressure the operator into rushing. Agree a dollar ceiling before anybody starts work. An open ended hourly job with no ceiling is an unnecessary risk. A fixed price on an unknown stain either overcharges you or pressures the operator into rushing, and neither outcome is useful. Sound concrete tolerates a surface cleaner comfortably where a wand would stripe it.

Minimum callout charges of $150 to $250 apply to almost everybody. Loading equipment, travelling, setting up, packing down and disposing of waste consumes most of a small job, which is why cleaning a single path rarely costs less than cleaning three. Combine small jobs into one visit, since the marginal cost of a second and third item is genuinely small. Written inclusions stop the joint sand and the sealing turning up as extras, and consumer law is administered by the ACCC.

Sealing is a separate service and should be quoted separately. Applying a sealer to concrete or pavers after cleaning adds $8 to $20 a square metre, requires the surface to be completely dry and typically means a return visit a day or two later. Do not accept sealing on the same day as a wash. Moisture trapped beneath a sealer clouds the finish, and stripping it back is a job in itself. The surface has to be completely dry before a sealer goes down, which in a Melbourne winter can mean waiting several days rather than overnight. Without a ceiling you are funding however long the stain takes to shift.

Pressure or Soft Wash

High pressure cleaning removes material by force and suits hard, sound surfaces. Concrete driveways, brick paving, stone paths and unpainted masonry all tolerate it, and a rotary surface cleaner delivers an even finish across a large flat area far faster than a wand. High pressure is the right tool for a narrow set of surfaces. Used outside that set it causes damage rather than cleaning. A rotary surface cleaner delivers an even finish across a large flat area far faster than a wand and without the striping. It is the right tool for concrete and the wrong tool for almost everything else.

Soft washing applies a cleaning solution at low pressure, allows it to work, then rinses. Organic growth such as mould, mildew, algae and lichen is killed by the chemistry instead of blasted off, which means the growth does not simply return within weeks the way it does after a purely mechanical clean. It also reaches into porous surfaces that pressure cannot. Most house exteriors need this approach rather than the other. Organic growth killed by chemistry does not simply return within weeks the way it does after a purely mechanical clean. Two hundred to six hundred litres on a residential job shows up on somebody's bill.

The distinction matters most on anything painted or rendered. A pressure wand held too close to painted weatherboards strips paint, drives water behind the cladding and can force moisture into wall cavities, while the same wand on acrylic render removes the texture coat in visible arcs. Rendered surfaces are covered at render and texture coating costs. The certificate of currency is a thirty second request that any real operator answers immediately. Heritage overlays across inner Melbourne can restrict facade work entirely.

Chemical choice is part of the service and worth asking about. Sodium hypochlorite based solutions handle most organic growth, dedicated degreasers deal with oil, and rust or tannin staining needs a specific product instead of more pressure. Anyone applying the same mix to everything is not treating the actual problem. Have them name the product and explain why it suits the surface. Rust and tannin staining need a specific product rather than more pressure, and applying the wrong one can set the stain permanently. A property forty minutes from town carries a travel component in every quote.

Plants and pets need protecting before any chemical goes on. Garden beds adjoining a wall should be wet down beforehand and rinsed afterwards, pets should be inside, and outdoor furniture and vehicles need moving well clear of any overspray. A careful operator does this without being asked. Garden restoration afterwards is priced at garden cleanup costs. Garden beds adjoining a wall should be wet down before any chemical goes on and rinsed thoroughly afterwards. Vehicles, outdoor furniture and pet bowls all need moving well clear of the overspray zone.

The two approaches also last for quite different periods. A pressure cleaned surface looks excellent immediately and regrows within a season because the spores remain, while a properly soft washed one stays clean considerably longer because the growth was killed rather than removed. Factor the interval into the comparison. Two soft washes across four years frequently beats four pressure cleans. A pressure cleaned surface looks excellent on the day and regrows within a season because the spores were never killed.

What Each Surface Takes

Concrete handles the most and still has limits. Sound, well cured concrete tolerates high pressure and a surface cleaner comfortably, but exposed aggregate loses stones, stencilled and coloured concrete loses its topping, and any concrete less than a month old should not be touched at all. Tell the operator what finish you have. Exposed aggregate in particular is frequently damaged by operators treating it as plain concrete. Vacuum recovery handles both the water use and the discharge problem in one piece of equipment.

Pavers and brick paving suffer mainly through their joints. High pressure blasts the sand from between pavers, which loosens the whole field and leaves the surface unstable until it is re-sanded, and that re-sanding is an additional cost nobody mentioned in the quote. Check whether replacing the joint sand is included. Related paving work appears at concrete driveway costs. Blasting the sand from between pavers loosens the entire field and leaves the surface unstable until it is re-sanded.

Timber decking needs low pressure and a fan tip regardless of what it looks like. Softwoods raise their grain and splinter under force, hardwoods score visibly, and a deck cleaned aggressively needs sanding afterwards to be usable. Between fifteen hundred and two thousand PSI, held well back, is where decking work belongs. Anybody who wants to use a turbo nozzle on your deck should not be there. Softwoods splinter under force and hardwoods score visibly, and both need sanding afterwards if the clean was too aggressive. Fifteen hundred to two thousand PSI at a sensible distance is the working range.

Painted and rendered walls belong in the soft wash category without exception, and roofs need the same restraint for the reasons set out at roof cleaning. Water driven behind cladding is the risk people underestimate, since it does not show for months and then appears as swelling, blistering or internal damp. Exterior painting is priced at house painting costs. Holding a wand near a window seal or a weep hole is asking for trouble. Weep holes, window seals and cladding laps are all designed to shed rain and not resist water under pressure.

Roofs deserve particular caution and are frequently better left to a specialist. Concrete tiles lose their coating, terracotta chips, metal sheeting can be forced apart at laps, and a roof cleaned aggressively frequently leaks afterwards where it never did before. Roof work is quoted at roof restoration costs. Bunding a drain takes five minutes and separates a clean job from a pollution incident, with drainage work covered at drain cleaning costs. Lichen holds onto porous surfaces in a way general grime never does.

Older and heritage materials need testing before anything else. Soft brick, sandstone, lime mortar and early render are all removed by pressure that would not mark modern equivalents, and a discreet test patch in a hidden corner is the standard precaution. Nothing old should be touched until a trial patch has proven the pressure. Heritage overlays may also restrict what can be done at all. Older masonry including soft brick, sandstone, lime mortar and early render gives way at pressures that would not mark a modern equivalent.

Where the Water Goes

Wash water carrying anything other than water is a pollution question and not a housekeeping one. Detergent, degreaser, oil, paint flakes, chlorine solutions and sediment all become pollutants once they reach a stormwater drain, because stormwater in Victoria discharges to creeks, rivers and the bay without treatment. Environmental requirements are administered by EPA Victoria. Very few homeowners are told any of this before booking a clean. Stormwater in Victoria runs untreated to creeks, rivers and the bay, which is what makes this different from tipping a bucket down the sink. The grate looks the same either way, which is why the mistake is so common.

The stormwater and sewer distinction is the one to understand. Stormwater drains, including the gutter at the front of your property, run untreated to waterways, while the sewer goes to a treatment plant, and discharging contaminated wash water to the wrong one is the issue. A grate in the driveway is almost always stormwater. Never assume otherwise without lifting the grate and checking. The grate in a driveway is almost always stormwater and not sewer, and assuming otherwise is the common mistake.

Containment is the operator's responsibility on any job producing contaminated runoff. Blocking or bunding the drain, capturing the water, filtering sediment and disposing of the collected liquid appropriately are all part of a professional service, and vacuum recovery equipment exists precisely for this. Find out how the runoff will be managed. A degreaser applied and left to work is doing more than any increase in pressure would. An oil stain treated properly comes back to concrete colour and not a pale shadow.

Oil and degreaser work is where this becomes non negotiable. Cleaning a driveway with fifteen years of engine oil in it produces water that must not enter a stormwater drain under any circumstances, and the operator should either capture it or arrange for it to soak into a garden bed away from any drain. Discuss this before the degreaser is applied. Stormwater and pit work falls at drain cleaning costs. Fifteen years of engine oil in a slab produces wash water that must not reach a stormwater drain under any circumstances.

Commercial and food premises carry heavier obligations again. Bin areas, loading docks, grease affected surfaces and vehicle wash bays are all regulated more tightly than a residential driveway, and some require a trade waste agreement, trade waste being liquid waste produced by a business activity, with the local water authority. Business obligations can be searched through ABLIS. Confirm the position before booking commercial work. A cafe courtyard or a workshop apron will not be treated the same way a suburban driveway is. Some require a trade waste agreement with the local water authority before work begins.

Paint removal has its own rules and pre 1970 buildings are the concern. Paint being removed from an older exterior may contain lead, which makes both the dust and the wash water hazardous, and it needs containment, controlled removal and appropriate disposal instead of a pressure wand and a hose. Material on hazardous coatings is available through the Victorian Government. Never let anybody blast paint off an old house. Paint from a pre 1970 exterior may contain lead, which makes both the dust and the wash water hazardous.

Heights and Safety

Anything above ground level changes the job entirely. Substantial reaction force comes off a pressure wand, and an operator on a ladder holding one is working against that force without stable footing, which is how people fall. Falls from height remain a leading cause of serious injury. Killing the growth instead of blasting it buys three seasons rather than one, and garden restoration afterwards sits at garden cleanup costs. Modern render is tougher than the lime based finishes on period homes.

Double storey house washing should be done from the ground wherever possible. Telescopic soft wash lances reach second storey walls and gutters from a stable position on the ground, which is both safer and generally faster than repositioning a ladder twenty times. Find out how the upper level is being reached. Anybody planning to stand on a ladder with a pressure wand is cutting corners. Six or eight metres of reach from ground level removes the need for a ladder entirely.

Roof work needs proper edge protection and not confidence. A wet roof at pitch is treacherous, and the fact that somebody has done it a hundred times without incident is not a control measure. Gutter work is priced at gutter cleaning costs. Decline any operator proposing to walk a wet pitched roof without protection. A wet roof at pitch is treacherous regardless of how many times somebody has walked one without incident. A long incident free record does not stop a boot sliding on wet terracotta.

Public liability insurance is the document to verify instead of assuming. Cavity water damage, ruined render, cracked glass and a fall on wet paving are all real claims, and the certificate takes half a minute to ask for. Request the certificate itself instead of taking somebody's word. Most operators have the certificate saved on their phone and forward it in seconds. Water forced into a wall cavity, damaged render, a broken window or a slip on a wet path all produce claims.

Electrical hazards are the underrated risk on residential jobs. Outdoor power points, garden lighting, air conditioning units, meter boxes and pool equipment all sit in the spray zone, and water under pressure enters enclosures that shed rain perfectly well. Point out every electrical fitting before work starts. Combining the driveway, paths and rear paving into one visit is the obvious saving on setup. Driveway, front path and rear paving in one booking costs well under three separate visits.

Your own property needs a walk around before anybody starts. Loose mortar, cracked windows, perished seals, lifting paint, blocked weep holes and damaged flyscreens are all made worse by water under pressure, and identifying them beforehand establishes what was already there. Photograph anything questionable before the equipment comes off the trailer. Dated photographs settle any later argument about a cracked pane or lifting paint. Existing faults get worse under pressure, and nobody wants to argue afterwards about what caused what.

Water Restrictions

Permanent water saving rules apply across Victoria regardless of storage levels. High pressure cleaning of hard surfaces is generally permitted for specific purposes such as health, safety and preparation for treatment, but casual washing down of paths and driveways is restricted, and the detail sits with your water corporation. Check the current rules with your retailer. They differ between metropolitan and regional authorities. Permitted purposes generally include health, safety and preparation for treatment such as painting or sealing. Casual washing down of paths and driveways sits outside that in most circumstances.

Staged restrictions tighten this further when they are in force. Higher stages progressively limit outdoor water use, and a job that was permitted in one summer may not be in the next, which is worth confirming rather than assuming. Victorian water information is published by the Victorian Government. Operators working across the state should know the current position. A job permitted in one summer may not be in the next, depending on storage levels and the stage in force.

Water sourced from a tank is treated differently from mains supply. Rainwater tanks, dams and licensed bores generally sit outside restrictions on mains water, and operators carrying their own tank can work through periods when others cannot. Check whether the operator brings their own water. The operator who asks what the surface is made of before quoting is the one to shortlist. Nobody re-sands a paver field for free once the joints have been blown out.

Water use is also a cost line rather than an afterthought. A typical residential job consumes between two hundred and six hundred litres, and larger commercial work runs into thousands, which shows up on your bill unless the operator supplies their own. Confirm whose water is being used. Most residential quotes quietly assume the water is coming from your tap. On a metered supply that volume is small in dollars and still worth agreeing in advance.

Recycled and recovered water suits some jobs well. Operators with vacuum recovery and filtration can reuse wash water on suitable surfaces, which reduces both consumption and runoff, and it is becoming standard on larger commercial contracts. Check whether the operator carries recovery equipment. That single piece of equipment often settles both the water use and the discharge question. Reusing filtered water on suitable surfaces cuts both the volume drawn and the volume discharged. Larger commercial contracts increasingly specify it as a condition.

What Drives the Price

Surface condition drives the price more than anything else. A lightly soiled driveway and a heavily stained one of identical size can differ by a factor of three, because the second needs chemical treatment, dwell time and multiple passes instead of a single run with a surface cleaner. Send photographs of the worst areas when you request quotes. Condition cannot be assessed from a description. The slab that has never been sealed will always be the slower of the two.

Access determines how much of the day is spent working, and business premises carry a compliance layer on top, priced as described at commercial pressure cleaning. A driveway a hose length from a tap is straightforward, while a rear courtyard reached through a house, a steep site, a narrow side gate or a second storey balcony all add setup time before anything is cleaned. Mention every access constraint when you first make contact. A degreaser needs its dwell time whether or not anybody is watching the clock. Tannin bleeding from overhanging trees needs a product built for it.

The material being cleaned changes both method and rate. Concrete is quick, exposed aggregate is slower and needs care, timber decking is slow and cautious throughout, and heritage brick may need testing before a price can be given at all. State the material and its approximate age precisely, because guessing produces quotes nobody can honour. Two surfaces of identical area can sit an hour apart on labour for that reason alone.

Chemical requirements add cost that a purely mechanical clean avoids. Degreasers, mould treatments, rust removers and tannin products each carry a material cost and a labour cost through the soak and rinse cycle, and heavy staining frequently needs two applications rather than one. Expect chemistry on any organic growth, since anybody promising to remove mould with pressure alone is describing a result that lasts one season. Leaf drop from overhanging trees leaves a brown bleed that responds to nothing else.

Equipment explains part of the gap between a hired machine and a professional result. Domestic units sold under names such as Karcher, Gerni, Bosch, Ryobi and Stihl typically deliver 1,500 to 2,200 PSI at six to eight litres a minute, which handles a small patio and crawls across a driveway. Commercial operators generally run petrol driven machines from Australian manufacturers including Spitwater, Aussie Pumps, Jetwave and BAR Group, or German built Kranzle units, producing 3,000 to 4,000 PSI at fifteen litres a minute or more. Flow rate matters more than pressure on most surfaces, because litres per minute is what carries loosened dirt away, so a machine at 2,000 PSI and fifteen litres outperforms one at 3,000 PSI and eight. Hiring a domestic unit for a weekend costs $60 to $120, which looks attractive until the driveway takes a full day and still shows wand marks.

Waste and containment obligations show up on commercial work particularly. Where runoff must be captured, filtered and disposed of properly, that equipment and that disposal are real line items on the invoice. Work out what the cheapest quote has left out, because it is usually containment or insurance. A quote materially below the others is rarely cheaper for the same work.

Melbourne Metro Costs

Melbourne has a deep market for this work and prices are competitive across the metropolitan area. Rates sit at the upper end of the national range, reflecting labour and compliance costs and not any difference in the work itself. What varies most between suburbs is not the rate but the housing stock, since a weatherboard cottage, a rendered townhouse and a brick veneer home each need a different approach at a different price. Confirm it before the trailer arrives and not afterwards.

JobTypical CostMain Driver
Single driveway and front path$200-$450Staining
Double driveway, heavy staining$400-$700Oil and treatment
Single storey house soft wash$350-$700Cladding material
Double storey house soft wash$600-$1,400Access and height
Deck, patio and rear paving$300-$800Timber condition

Inner suburb terraces and period homes need the most careful handling in the city. Soft brick, original render, lime mortar and paint that may predate 1970 all rule out high pressure, and heritage overlays across many inner municipalities may restrict what can be done to a facade at all. Check the heritage overlay with the council before booking anything. Recovery and filtration equipment is becoming standard on larger commercial contracts.

Bayside and coastal suburbs carry a salt problem the inland suburbs do not. Salt deposits on windows, frames, railings and rendered walls build continuously, and properties within a few streets of the water need washing two or three times as often as those further inland. Budget for a noticeably shorter interval between cleans. Damage to a render finish costs several times whatever the cheaper quote appeared to save. Salt build up on frames and railings is continuous and not seasonal.

Newer estates through the growth corridors have the simplest and cheapest jobs. Modern concrete, sound render and driveways under ten years old clean quickly and predictably, and a package covering the driveway, paths and rear paving is the usual arrangement. Prices sit toward the lower end of each band. The surface has to be bone dry before a sealer goes anywhere near it. A wet pitched roof is treacherous whatever anybody's track record says.

Regional VIC Costs

Regional Victorian rates run slightly below Melbourne for the work itself, though travel frequently closes the gap. An operator covering a wide area builds the drive into the price, and a property forty minutes from the nearest town may carry a travel component of $50 to $150. Establish how travel is charged and whether it sits inside the price. Salt within a few streets of the water rebuilds faster than most people expect. Test patches are standard practice on anything the operator has not cleaned before.

RegionTypical Job RangeMain Consideration
Geelong and Surf Coast$150-$1,300Salt and coastal exposure
Ballarat and Bendigo$150-$1,200Period and heritage stock
Gippsland$150-$1,300Travel and moss growth
Mornington Peninsula$180-$1,400Holiday turnaround demand
North and north west Victoria$150-$1,300Dust and wide service areas

Tank water changes the arithmetic outside the metropolitan area. Many regional properties run on rainwater, and an operator drawing several hundred litres from a household tank in February is taking something that cannot easily be replaced. Agree where the water is coming from before the job is booked. Setting a ceiling on an hourly job protects the budget without pressuring the operator. A trade waste agreement may be required before commercial work can start at all.

Moss and lichen are heavier in the wetter parts of the state. Gippsland, the Dandenongs, the Otways and shaded southern facing walls anywhere carry organic growth that regrows quickly, and these properties need a treatment that kills the growth instead of one that merely removes it. Insist on a chemical treatment instead of a mechanical clean alone. Height turns a straightforward wash into a job needing proper equipment, with workplace safety administered by WorkSafe Victoria. The dwell period is unbillable and completely unavoidable on stained concrete.

Farm and rural work is priced quite differently from residential. Machinery sheds, dairy surfaces, silos, equipment and stockyards involve heavy contamination, larger areas and runoff that may need containment, and this work is generally hourly or quoted after an inspection. Expect an assessment visit before any figure is put in writing. Every electrical fitting in the spray zone needs pointing out before the water starts. A written scope is what you point at if the joint sand comes up as an extra.

Holiday and tourism properties work to a different calendar entirely. Coastal and alpine rental properties need cleaning between seasons instead of whenever convenient, and operators in those areas book out well before the peak. Book several weeks ahead of the season you need it for. Two or three passes on a stained slab is normal, and new slab work is quoted at concrete driveway costs. Spores left in a porous surface bring the growth straight back.

What to Look Out For

Treat a very low quote as a warning and not a win. An operator working to a low fixed price has only one way to finish quickly, which is to raise the pressure and move fast, and that produces wand marks on concrete and permanent damage on render, paint, soft brick and timber. Ask what pressure will be used on each surface and whether any chemical is applied first. A price with no method attached tells you nothing about what will happen to your house. Setup dominates the invoice on any single small item.

Settle where the wash water goes before anybody starts. Detergent, degreaser, oil, paint flakes and chlorine solutions all become pollutants once they reach a stormwater drain, and stormwater in Victoria discharges to creeks, rivers and the bay without treatment. Ask how runoff will be captured or diverted, particularly on any job involving a degreaser. Somebody who has never considered the question is a liability and not a bargain.

Verify insurance instead of accepting an assurance. Anything from a cracked pane to a soaked wall cavity ends up as a claim against somebody. Any established operator sends it without hesitation. A travel component of fifty to a hundred and fifty dollars is standard outside the cities.

Watch for the extras that appear after the job. Joint sand blown out of paving needs replacing, sealing is a separate service requiring a dry surface and a return visit, and a quote covering one side of a fence may not cover the other. Confirm what is included and what is not in writing. Sealing applied over a damp surface produces a milky finish that is difficult to reverse.

Insist on a test patch on anything old or unusual. Vulnerable surfaces such as soft brick, sandstone, lime mortar, early render, exposed aggregate, stencilled concrete and coloured toppings are all damaged by pressure that would not mark modern equivalents, and a discreet trial in a hidden corner is the standard precaution. Pre 1970 paintwork may contain lead and must never be blasted. A surface cleaner across a large flat area finishes in a fraction of the time a wand takes.

What to Look for in a Quote in VIC

A pressure washing quote should identify each surface separately with the method and pressure proposed for it, name any chemical being applied and what it is for, and state whether sealing is included or quoted separately. It should confirm how runoff will be managed, who supplies the water, how access to upper levels will be achieved, and what the travel component is on a regional job. Public liability cover and a certificate of currency belong on the document instead of in conversation. The method statement and the runoff position are the two items that separate a professional quote from a number written on the back of a card.

Give every operator the same information. Photographs of each surface including the worst areas, approximate measurements, the material and age of what is being cleaned, and any access constraint all shape what should be proposed. Give each operator the same photographs and the same measurements. Pre war brick and early render need testing before any pressure touches them.

Request recent photographs of comparable surfaces. Before and after photographs of the same material at a similar age tell you more than any accreditation, and an operator who specialises in soft washing houses may not be the right choice for a commercial concrete apron. Match the operator to the surface. Booking several weeks ahead is normal in coastal and alpine areas before a peak season.

Settle method, runoff, insurance and inclusions before anybody arrives with a trailer. Confirm the pressure and chemistry proposed for each surface, agree where the water will be captured or diverted, obtain the certificate of currency, and have the exclusions written down. Related exterior work is priced at roof painting costs and at waterproofing costs, with environmental guidance published by EPA Victoria and consumer guidance by Consumer Affairs Victoria. Nail them down and you will know before anybody turns a tap on whether the job is worth doing.

Pressure Washing Cost FAQs - VIC 2026

What does pressure washing cost in Victoria?
Hard surfaces run $3 to $8 per square metre, a driveway costs $150 to $550 depending on size and staining, and soft washing a house exterior is $350 to $700 for a single storey and $600 to $1,400 for a double storey. Deck and patio restoration sits at $200 to $600, and fencing is priced by the lineal metre at $8 to $18. Problem jobs that cannot be scoped in advance are usually hourly at $80 to $150. Almost every operator has a minimum callout charge of $150 to $250, which is why combining several small jobs into one visit costs far less than booking them separately.
Why do two driveways of the same size cost different amounts?
Because condition drives the price far more than area does. A driveway laid eight years ago and washed every second summer cleans in about ninety minutes with a rotary surface cleaner, while the same slab carrying oil, tyre rubber and lichen needs a degreaser, a dwell period and two or three passes. Two identical driveways can differ by a factor of three on that basis alone. Nobody can quote it accurately from a description, which is why photographs of the worst areas should go with every quote request. An operator who gives a firm price over the phone without seeing anything is guessing.
What is the difference between high pressure washing and soft washing?
High pressure removes material by force and suits hard, sound surfaces such as concrete, brick paving and unpainted masonry. Soft washing applies a cleaning solution at low pressure, allows it to work, then rinses, which kills organic growth such as mould, mildew, algae and lichen rather than merely blasting it off. That distinction matters because a purely mechanical clean leaves the spores behind and the growth returns within a season, while a properly soft washed surface stays clean considerably longer. Most house exteriors need soft washing, and anything painted or rendered needs it without exception.
Can pressure washing damage my house?
Comfortably, and the damage is usually permanent rather than something a second clean fixes. A pressure wand held too close to painted weatherboards strips paint and drives water behind the cladding, the same wand removes acrylic render in visible arcs, exposed aggregate loses stones, stencilled and coloured concrete lose their topping, and timber decking raises its grain and splinters. Soft brick, sandstone, lime mortar and early render are all removed by pressure that would not mark modern equivalents. Concrete less than a month old should not be touched at all, and anything old or unusual warrants a test patch in a hidden corner first.
Where is the wash water allowed to go?
Not into a stormwater drain if it carries anything other than water. Detergent, degreaser, oil, paint flakes, chlorine solutions and sediment all become pollutants at that point, because stormwater in Victoria discharges to creeks, rivers and the bay without any treatment. The grate in your driveway is almost always stormwater rather than sewer. Containment is the operator's responsibility on any job producing contaminated runoff, whether by bunding the drain, capturing the water with vacuum recovery equipment or directing it to a garden bed well away from any drain. Oil and degreaser work in particular is where this becomes non negotiable.
Do water restrictions affect the work?
Yes, and permanent water saving rules apply across Victoria regardless of storage levels. High pressure cleaning of hard surfaces is generally permitted for specific purposes such as health, safety and preparation for treatment, while casual washing down of paths and driveways is restricted, and the detail sits with your water corporation instead of a single statewide rule. Staged restrictions tighten this further when in force. Water drawn from a rainwater tank, dam or licensed bore generally sits outside restrictions on mains supply, so operators who bring their own tank can work through periods when others cannot, which matters more in regional Victoria than in the metropolitan area.
Should anyone be on a ladder with a pressure wand?
No. A pressure wand generates substantial reaction force, and an operator on a ladder is working against that force without stable footing, which is how people fall. Double storey house washing should be done from the ground using a telescopic soft wash lance, which reaches second storey walls and gutters from a stable position and is generally faster than repositioning a ladder twenty times. Roof work needs proper edge protection and not bravado, since a wet roof at pitch is treacherous and a long incident free record is not a control measure. Decline any operator proposing to walk a wet pitched roof unprotected.
Is sealing included after cleaning?
Almost never, and it should be quoted separately. Applying a sealer to concrete or pavers adds $8 to $20 a square metre, requires the surface to be completely dry, and typically means a return visit a day or two later rather than the same afternoon. Sealing applied over a damp surface traps moisture and produces a milky finish that is difficult to reverse. Watch for other extras in the same category, since high pressure blows the sand from between pavers and that joint sand needs replacing, and a fencing quote covering one side may not cover the other. Get the inclusions and exclusions in writing.
How often should exterior cleaning be done?
It depends heavily on where the property sits. Bayside and coastal properties within a few streets of the water accumulate salt on windows, frames, railings and render continuously and need washing two or three times as often as inland ones. Wetter parts of the state including Gippsland, the Dandenongs and the Otways carry heavier moss and lichen, as do shaded southern facing walls anywhere. Newer estates with modern concrete and sound render go longest between cleans. The treatment method matters too, since two properly soft washed surfaces across four years frequently outlast four purely mechanical pressure cleans.
What about old houses and heritage properties?
They need testing before anything else happens. Soft brick, sandstone, lime mortar and early render are all removed by pressure that would not mark a modern equivalent, so a discreet test patch in a hidden corner is the standard precaution and worth insisting on. Heritage overlays across many inner Melbourne municipalities and regional centres such as Ballarat and Bendigo may restrict what can be done to a facade at all, which is worth checking with the council before booking. Paint on a pre 1970 building may contain lead, making both the dust and the wash water hazardous, so it needs controlled removal and containment rather than a pressure wand.
