Apartment Cleaning Melbourne CBD VIC - Get Local Quotes

Apartments in the Melbourne CBD, Southbank and Docklands are fitted with surfaces that look tough but mark easily when the wrong product or tool touches them. Stone benchtops, glass cooktops, frameless shower screens and engineered timber floors each come with care instructions from their makers, and ignoring them can leave damage that stays long after the visit. For 2026 we estimate $55 to $92 an hour for one cleaner working alone, with a regular clean of a studio or one bedroom apartment at about $95 to $165 a visit. Deep cleaning a two bedroom apartment once comes to roughly $340 to $600, and an oven with its rangehood adds about $70 to $150. Filters in rangehoods, dryers and split systems need regular attention too, and a cleaner can look after the parts that makers allow owners to clean. Small apartments also trap cleaning fumes, because air cannot easily escape from a windowless bathroom or a closed laundry cupboard. Balcony work in a tower needs its own care, since water, cloths and loose items can fall onto people and property far below. Owners corporation rules, made by the body that manages the shared parts of the building, can also limit what happens on balconies. Hand the cleaner any appliance manuals or model numbers you hold, and point out which surfaces are stone, glass or timber before work starts on the first visit. Post your job on The Quote Yard and we will connect you with local cleaners across the Melbourne CBD and inner city who can quote on it.

Why a Fixture-Heavy Apartment Can Take Longer

What adds time
Glass balustrades, mirrored robes and frameless screens show every streak and need a slow final polish.
Stone, timber and glass cooktops each need their own product, so the cleaner changes bottles between rooms.
Removing, washing and drying filters adds steps that a quick weekly tidy leaves out.
Windowless rooms need fans running and short breaks to clear fumes from stronger products.

Why City Apartments Need a Fixture-Aware Cleaner

Apartments in the Hoddle Grid, the original grid of streets in the central city, and in Southbank and Docklands fit a kitchen, bathroom and laundry into a small floor area. Every fitting in that space can get daily use, and each finish can be harmed by at least one common cleaning product. Damage from the wrong product is rarely obvious on the day, but etched stone, a scratched cooktop or a swollen floorboard stays visible for years. You pay for repairs to fittings inside the apartment, while repairs to shared parts go through the owners corporation, the legal body made up of every owner. Matching the cleaning method to each fitting is the main thing to settle before a cleaner starts.

Maker care guides are the safest reference, because they match the coating, glass or stone that the factory used on that product. Hiring steps such as building sign-in and contractor rules form a separate task, set out under hiring a cleaner in the Melbourne CBD, and broader checks appear in our Melbourne cleaner hiring guide. Every price on this page is a 2026 estimate taken from our CBD cleaning price guide. When a fitting is chipped, cracked or worn out, the work moves from the cleaner to a tradesperson, and each part of this guide names who that is.

Estimated Prices for Apartment Cleans in the CBD

One cleaner working alone in a CBD apartment costs about $55 to $92 an hour in 2026, and a team of two charges about $90 to $135 an hour between them. Regular visits to a studio or one bedroom apartment come to roughly $95 to $165, a two bedroom apartment to $125 to $190 and a three bedroom apartment to $170 to $260. One-off deep cleans, which reach inside cupboards, along door tracks and behind removable filters, cost about $260 to $450 for one bedroom and $340 to $600 for two. Minimum visits are two to three hours in our estimates, so even a studio is billed for that block of time. These bands assume the apartment is in fair order, with no heavy grease, mould or rubbish to clear first.

Extras are priced on their own lines, which makes it easier to see what each fitting adds to the bill. Cleaning the oven and rangehood adds about $70 to $150, a balcony about $70 to $200 and the internal faces of every window in the apartment about $95 to $230. Carpet steam cleaning runs to about $38 to $75 a room, with a minimum charge near $135 for a small job in a single room. Fixture tasks such as rinsing split system filters, clearing dryer filters or vacuuming wardrobe tracks can be done within the hourly rate if you list them. Unlike an oven, they need no special gear, only time and close attention to the maker's instructions. Listing them in the booking stops the cleaner from skipping them or treating them as surprise extras.

Within each band, the price moves with the number of bathrooms, the amount of glass and how long the apartment has gone without a thorough clean. Apartments with a large glass balustrade, a frameless screen and a mirrored robe take longer than their floor area suggests, because glass shows every streak. Statewide figures in our Victorian cleaning services guide are lower because they cover the whole state, while our Melbourne cleaning cost guide covers suburban apartments. Send photos of the kitchen, bathroom and balcony so each quote reflects the real finishes.

How Fixture Work Is Charged in a Small Apartment

Hourly billing suits regular visits, where the cleaner works through the same rooms each time and you pay for the hours worked. Fixed prices suit deep cleans, because the cleaner looks at photos, estimates the time for each fitting and carries the risk if the job runs long. Some apartment quotes mix the two, with a fixed figure for the clean itself and separate line prices for the oven, balcony and carpet. Whichever method applies, the quote should say which fittings are inside the price and which are extras. Without that list, two quotes for the same apartment cannot be compared fairly.

Product supply matters more in an apartment full of special surfaces than in a plain suburban house. General spray kits brought by a cleaner may not include a stone-safe cleaner, a cooktop cream or a solution made for timber floors. Lithofin makes stone cleaners and sealers, so a household with marble can keep a bottle on hand for the cleaner to use. If you supply products for particular surfaces, label them clearly and leave each one beside the fitting it belongs to. Agree in writing that the cleaner will use your products on those surfaces and their own kit everywhere else. That split keeps the hourly rate steady while protecting the finishes that cost the most to replace.

Engineered Quartz and Natural Stone Benchtops

Engineered stone is a manufactured slab made from crushed quartz bound with resin, and it has been fitted to apartment kitchens and bathrooms for years. Caesarstone makes engineered quartz surfaces, and its care guide says soap and water or a mild detergent is enough for daily cleaning. Caesarstone's guide also warns against strong chemicals and solvents, naming oven and grill cleaners, dishwasher polishing agents and products with a pH above 11. That pH figure is a measure of how alkaline a product is, and a reading above 11 marks a strong alkaline cleaner. Paint removers that contain trichloroethane or methylene chloride must never touch the surface either. For stuck-on food, the guide suggests a plastic putty knife or a non-scratch pad, followed by a rinse with warm water.

Finish matters as well, because Caesarstone notes that matt and textured surfaces may need more frequent upkeep than a polished top. If a damaging product does land on the stone, its advice is to rinse the area straight away with warm water. Nail varnish or chewing gum can be lifted with denatured alcohol, sold in Australia as methylated spirits, as long as the area is rinsed thoroughly afterwards. Caesarstone also asks owners to keep very hot pans and sudden temperature changes away from the surface, so a cleaner should never rest a hot kettle or iron on it.

Natural marble behaves differently, because it is a calcium-based stone that acids can attack. Spills of vinegar, fruit juice or an acidic bathroom spray can leave a dull patch, called etching, where the acid has worn away the polished face. A cloth or spray will not bring that shine back, so a stone restorer should look at any etched area. Cleaners should wipe spills straight away and keep acidic kitchen and bathroom sprays well clear of marble vanities and benches. Caesarstone suggests a non-scratch Scotch-Brite pad for stubborn marks on its surfaces, and 3M makes that pad range, so check the label reads non-scratch.

Since 1 July 2024, Australia has banned the manufacture, supply, processing and installation of engineered stone benchtops, panels and slabs, according to the Asbestos and Silica Safety and Eradication Agency. The ban does not require owners to remove benchtops already in place, and WorkSafe Victoria says installed engineered stone does not pose an ongoing safety risk. The danger comes from cutting, grinding or abrasive polishing, which releases crystalline silica dust that can cause serious lung disease, so routine wiping is not part of it. In Victoria, repairing, modifying or removing an installed benchtop is still allowed, but it counts as high risk crystalline silica work that needs dust controls on power tools and breathing protection. WorkSafe Victoria also says a business doing that work in Victoria does not need to notify it first. Cleaners should never sand or grind a chip, so book benchtop repairs instead, or compare engineered stone alternatives if you plan to replace the benchtop.

Induction and Ceramic Glass Cooktops

Induction cooktops heat the pan itself through a magnetic field under the glass, while ceramic cooktops heat elements that glow beneath a similar top. Both share a smooth glass ceramic surface that scratches when gritty cleaners or rough sponges are dragged across it. Bosch makes induction and ceramic cooktops, and its care advice is to clean only when the cooktop is switched off and cool. Its first step is washing-up liquid on a soft sponge, with a glass scraper kept for burnt-on deposits and stubborn spots. Bosch then suggests a small amount of cooktop cleaner buffed off with a lint-free cloth, and it allows only non-abrasive cleaning agents.

Westinghouse and Smeg also make induction and ceramic cooktops, so check the manual for your own model before a cleaner starts. Model numbers appear in the purchase papers or the handover documents for a new apartment, so keep those papers with the manuals in a kitchen drawer. Abrasive cream cleansers and green scourer pads should not be used on these tops, even when a spill looks stubborn. Bosch keeps the glass scraper for burnt-on deposits and tough spots, so it should not become the tool for routine wiping. Cracks or chips in the glass are a safety matter, so turn the cooktop off and call a Melbourne electrician or an appliance technician. Replacement units can be arranged through our guide to oven and cooktop installation.

Cooktop Care Steps Taken From Maker Advice

Steps in order
Switch the cooktop off and wait until the glass is cool to the touch.
Wipe the surface with washing-up liquid on a soft, clean sponge.
Use a glass scraper only on burnt-on deposits, as the maker describes.
Finish with a non-abrasive cooktop cleaner buffed off with a lint-free cloth.
Report any chip or crack in the glass straight away and leave the cooktop switched off.

Integrated and Recirculating Rangehood Filters

Integrated rangehoods are built into the cabinetry above the cooktop, so only the underside and filters are visible. Some models extract air through a duct to the outside of the building, while recirculating models pass the air through filters and return it to the kitchen. AEG and Electrolux both make rangehoods, and AEG's Australian care article says metal mesh grease filters can go through a dishwasher on a hot cycle. Hand washing works too, by soaking the filters in warm soapy water for about ten minutes and scrubbing them with a brush. AEG also warns that harsh chemicals can tarnish the mesh and that filters must be completely dry before they go back. Bent, warped or holed filters should be replaced, since damage weakens the suction and the filtering.

Recirculating rangehoods also hold charcoal or carbon filters, which trap cooking smells and are replaced once they become saturated. AEG's advice is to replace carbon filters every three to four months, or after about 120 hours of cooking, while its long-life types can be regenerated as the maker directs. Mesh filters, by comparison, need cleaning every few weeks or months and replacing every one to two years, depending on use. Your cleaner can swap a carbon filter during a visit if you buy the correct part beforehand, using the model number from the manual. Write the date of each change in a phone note so the next one is not missed.

Grease on the canopy and underside comes off with warm water and a mild detergent on a soft cloth, followed by a dry polish. Oven and rangehood work together costs about $70 to $150 as an extra on a regular clean. Rangehoods that stay noisy after a filter clean, or have lights that keep failing, need an appliance technician or electrician. Worn-out units can be replaced through our guide to appliance installation.

Part How to Clean How Often Replace When
Metal mesh grease filter Hot dishwasher cycle or a soak in warm soapy water Every few weeks or months Every one to two years, or when bent
Carbon or charcoal filter Replaced, or regenerated if long-life When saturated Every three to four months or 120 cooking hours
Canopy and underside Warm water and mild detergent Each regular visit Not applicable
Filter clips and frame Dry wipe after the filters come out At each filter clean When a clip breaks
Light covers Damp cloth with the power off During a deep clean When cracked

Condenser and Heat Pump Dryers in Cupboard Laundries

Laundries in CBD apartments can be built into cupboards and hallway alcoves, where moist air vented into the room would settle on walls and ceilings. Condenser dryers avoid that by cooling the damp air inside the machine and collecting the water in a tank or sending it down a drain hose. Heat pump dryers are a type of condenser dryer that reuse their own heat through a small refrigeration circuit. Both kinds have more than one filter, and a cleaner who knows where each one is can keep the machine drying properly. Fisher & Paykel makes heat pump dryers, and its user guide says the door lint filter must be cleaned before every load.

That guide says the condenser filter and evaporator grid, the part that draws moisture from the air, need cleaning too, and lights flash when the condenser filter needs attention. Owners are told to empty the water tank after every load unless the dryer drains through a hose, and never to run the dryer without the tank or lint filter. Electrolux makes heat pump and condenser dryers, and its support guide says to disconnect the dryer before cleaning around the condenser. Fluff is then removed from the condenser and its compartment with a wet cloth or a vacuum fitted with a brush attachment. In Electrolux's standard condenser models, the condenser lifts out and is rinsed upright over a basin with a hand shower. Each step differs by model, so keep the manual in the laundry cupboard, and turn to our guide to dryer installation when a machine needs replacing.

Fisher & Paykel adds that the dryer's sensors need cleaning periodically, which it puts at about four times a year. Its guide also asks owners to check the drain hose and its connection regularly. Never stop a dryer part way through a cycle unless every item is taken out, since the maker warns against it. Lint gathered from the filters goes into the rubbish bin, not down the laundry trough where it can block the drain.

Dryer Filters to Include in a Fixture Clean

Check each visit
Door lint filter cleared, since one maker requires it before every load.
Condenser filter or evaporator grid cleaned when the indicator light flashes.
Water tank emptied and refitted, unless a drain hose carries the water away.
Condenser compartment cleared of fluff after the dryer has been disconnected.
Leave a dryer that trips the power, smells hot or stops heating for an appliance technician.

Split System Filters: The Part an Owner May Clean

Split systems are reverse cycle air conditioners with an indoor wall unit piped to an outdoor unit, placed in an apartment on the balcony or in a shared plant area used for building equipment. Daikin makes split systems, and its Australian advice is to clean the air filters every season. Filters can be vacuumed or washed in water, and dust that will not shift can be washed off with a neutral detergent diluted in lukewarm water. Daikin says to shake off the remaining water and dry the filters in the shade. Some Daikin models also hold a separate deodorising filter that must come out before the air filters are washed, and Daikin says not to wring its polyester enzyme filter.

Mitsubishi Electric and Fujitsu also make split systems, so look up the manual for your brand before a cleaner removes anything. Daikin's owner guidance covers only the filters, and anything deeper inside the indoor unit, such as the coil or the fan, is work for an air conditioning technician. Turn the unit off before the front panel is opened, so the fan cannot start while the filters are out. Deeper cleaning of the indoor unit is quoted per indoor unit, and you can compare that work through our guide to air conditioning servicing.

Part Who Cleans It Method Note
Air filter Owner or cleaner Vacuum, or wash and dry in the shade Each season, in Daikin's advice
Deodorising filter Owner Removed before the air filters are washed Never wrung if it is a washable type
Front panel and casing Cleaner Soft damp cloth Unit switched off first
Coil and fan Technician Service clean of the indoor unit Quoted per indoor unit
Outdoor unit Technician Not hosed from a balcony Keep the area clear of storage
Remote control Cleaner Dry or barely damp cloth No spray onto the buttons
Filter frame Owner or cleaner Kept and refitted Reused when a filter is replaced

Exhaust Fans and Steam in Bathrooms Without Windows

Bathrooms placed in the middle of an apartment floor plan have no window, so the exhaust fan is the only way steam leaves the room. The Building and Plumbing Commission, Victoria's building and plumbing regulator, lists bathing, cooking, cleaning and drying clothes indoors as causes of condensation. Its guidance tells occupants to run exhaust fans or open windows while showering and cooking, and to wipe up water that condenses on windows and shower glass. Peeling paint, damp patches, musty smells and mould in bathrooms and kitchens are among the warning signs it lists. Cleaning adds to the moisture too, since mopping and wiping release water into a small closed room. Running the fan through the whole clean and for a while afterwards gives the room a chance to dry.

Exhaust fan covers collect a layer of dust that slows the airflow, and a cleaner can wipe or vacuum the cover from a stable step. If the cover unclips without tools, it can be washed in warm soapy water and dried fully before it goes back. Anything that needs a screwdriver, exposes wiring or is inside the ceiling is work for a licensed electrician. Fans that hum without moving air, or leave the mirror fogged long after a shower, may need replacing through our exhaust fan installation guide. Staining on the ceiling around the fan can point to moisture escaping into the roof space, so mention it to the electrician.

Mould that keeps returning after a clean points to a moisture problem that cleaning alone cannot fix. For renters, the question of who must fix building-caused mould is answered in our Melbourne cleaning cost guide, and treatment options are covered under bathroom mould removal. Leaking shower seals can also keep a bathroom damp, which calls for shower regrouting and leak repairs. Photograph the ceiling above the shower on each visit, since a growing patch helps a tradesperson find the cause.

Signs a Windowless Bathroom Needs More Than Cleaning

Report these
Mirror and glass still fogged well after the shower has been turned off.
Paint peeling or blistering on the ceiling near the shower or the fan.
Musty smells that come back within days of a full clean.
Dark spots spreading across the ceiling or the top of the tiled walls.
Keep the fan running during every clean, and leave the door open once the work is done.

Frameless Shower Screens, Hinges and Clamps

Frameless shower screens are toughened glass panels held in place by metal hinges and clamps, with no frame around the edges. Stegbar makes shower screens, and its care advice says screen glass should be cleaned at least weekly. It recommends a glass cleaner without ammonia, or methylated spirits, applied with a lint-free cloth in a circular motion and then polished. For the frames and channels, Stegbar suggests a soft damp cloth and rules out solvents, harsh detergents, bleaches, scourers and any other abrasive cleaner. Running a plastic squeegee over the glass after each shower removes water before it dries into spots. e-cloth makes microfibre glass cloths, which suit the final polish without leaving lint on the panels.

Hinges and clamps need attention too, because a door that drops out of line can strike the fixed panel. Stegbar advises checking hinges every six months, making sure they move freely and that clamp screws are tight. It suggests a couple of drops of sewing machine oil on metal hinges and a minimum gap of 2.5 mm between the door and the fixed panel. Gaps under 2 mm are a reason to call for a service visit, so a cleaner who spots a tight door should report it. Glass that is chipped at an edge, or a hinge that will not hold the door, needs shower screen repairs and not with a cleaner.

Item Maker Advice Cleaner's Task Escalate To
Glass panels Ammonia-free glass cleaner or methylated spirits Weekly clean and polish Glazier for chips
Frames and channels Soft damp cloth, mild detergent if needed Wipe at each visit Screen installer
Metal hinges Check every six months, a little sewing machine oil Report stiff movement Screen repairer
Clamp screws Keep them tight Report any loose clamp Screen repairer
Door to panel gap At least 2.5 mm Report a gap that looks tight Service visit
Water after showering Plastic squeegee Show the household the routine Not applicable
Methylated spirits on glass Allowed in place of glass cleaner Apply with a lint-free cloth, then polish Not applicable

Mirrored Wardrobe Doors and Sliding Tracks

Sliding mirror doors on built-in wardrobes save space in small bedrooms, and the glass and its backing need gentle handling. Mirrors get their reflection from a thin silver coating on the back of the glass, sealed by paint that stops at the cut edge. Stegbar makes mirrors as well as shower screens, and its care guide recommends an ammonia-free mirror cleaner or methylated spirits applied to a lint-free cloth. The same guide says moisture, water and liquid cleaners should be kept away from the back edge of a mirror. Stegbar also asks for any residue to be dried at once, warning that the warranty may otherwise be voided, and it stresses good ventilation.

For the lower part of the door, spray onto the cloth so liquid does not run down into the frame and the bottom track. Stegbar also makes sliding wardrobe doors, and its wardrobe care guide says to keep the tracks free of dirt with a brush or vacuum and to adjust the rollers if a door needs more clearance. Hair, dust and grit build up in a bedroom track, so running a vacuum crevice tool along it should be part of each deep clean. Never lift a mirror door out of its track to clean behind it, since the panels are heavy and a fall can shatter the glass. Roller and alignment faults are work for a handyman, and you can hire a Melbourne handyman for that work.

Mirror Door Points for the Cleaner

On each visit
Spray onto the cloth near the edges, never straight onto the lower glass.
Use an ammonia-free mirror cleaner or methylated spirits, as Stegbar advises.
Dry the bottom and side edges last so no moisture sits near the back edge.
Vacuum the bottom track with a crevice tool before wiping the frame.
Report a door that drags or jumps the track instead of forcing it along.

Engineered Timber and Laminate Floors Over Concrete Slabs

Engineered timber has a thin top layer of real timber glued to a plywood or composite base, while laminate is a printed image of timber under a hard clear layer on fibreboard. Both can be laid as floating floors over a concrete slab, which means the boards lock together and rest on an underlay instead of being fixed down. Water that gets into the joints can swell the core of either product, so makers limit how wet the floor may get. Quick-Step makes laminate flooring, and its maintenance leaflet says surplus fluid must never be left standing on the floor. That leaflet lists several Quick-Step laminate ranges as unsuitable for steam cleaners, while allowing a steam mop on certain water-resistant ranges. Quick-Step also warns against natural soap detergents and cleaning agents that contain abrasive particles.

Quick-Step also makes engineered timber floors, and its Australian timber care guide says never to use a steam mop on them. That guide asks for any cleaning moisture to be wiped off the floor straight after cleaning, using a clean towel or rag. It also rules out abrasive cleaners, steel wool and scouring powder, and recommends felt protectors under moving furniture. Shark and Vax make steam mops, so check the floor maker's guide for your exact range before using one on the boards. Lifting chairs and tables instead of dragging them also protects both kinds of floor, as Quick-Step's wood care advice points out.

Ask the building manager, who runs the building day to day for the owners corporation, whether handover documents name the flooring brand. Lifted edges or swollen joints from water need a flooring contractor, whom you can find through our guide to timber and laminate flooring. Bedroom carpet and rugs are separate jobs, priced through carpet cleaning at about $38 to $75 a room. Spills near the kitchen sink, the dishwasher and the shower door are the places to check first, since water reaches the boards there.

Floor Type Allowed Not Allowed Source of Advice
Laminate Vacuum, dust mop, slightly damp mop Steam on listed ranges, standing fluid Quick-Step laminate leaflet
Engineered timber Damp mop, moisture wiped off after Steam mops and abrasive cleaners Quick-Step timber care guide
Standing water on either Wipe up at once Leaving puddles near joints Both Quick-Step guides

Balcony Glass and Balustrades High Above the Street

Balustrades are the glass or metal barriers around a balcony edge, and in a tower they are the barrier that stops a fall from height. Cleaners should wash the inner face of balustrade glass while standing on the balcony floor, and never lean over the top rail or stand on furniture to reach further. Glass beyond the rail calls for access equipment and trained window cleaners, arranged through the owners corporation where it is common property, meaning a shared part of the building. Whether the outer face belongs to your lot, the part of the building you own, or to common property depends on the plan of subdivision, the registered plan showing which parts each owner holds. Buckets, cloths and spray bottles should stay clear of the rail, since a gust at height can lift light objects. Kärcher makes window vacuums that lift water off glass, which keeps drips from running over the edge.

Hosing a balcony in a tower sends water over the edge onto balconies, footpaths and people below. Water that leaves a balcony through its drain or over the edge can reach the stormwater system, and EPA Victoria, the Environment Protection Authority, lists washing detergents among the pollutants that stormwater carries into waterways. Under Victoria's general environmental duty, everyone must reduce the risk of harm from waste reaching stormwater drains so far as reasonably practicable. A bucket of warm water, a firmly wrung mop and a squeegee keep the water on the balcony floor. Collect the dirty water and tip it into the laundry trough or toilet, which drain to the sewer.

Owners corporations can make rules about railings that enclose a balcony, laundry drying where it is visible from outside and behaviour that causes a hazard, according to Consumer Affairs Victoria. Rules can also require an owner to get written approval before altering balconies or other attachments to the outside of the building, so check before fixing hooks or brackets to the rail. Cracked glass, a loose post or water pooling against the door frame needs balustrade repairs or balcony waterproofing. Tell the building manager at the same time, since the owners corporation may be responsible for the repair.

Balcony Rules for a Cleaner in a Tower

Before the balcony is cleaned
Read the building's rule book for any limits on balcony washing.
Clean the inner glass face from the floor without leaning over the rail.
Use a bucket, wrung mop and squeegee, and keep the hose turned off.
Keep light items away from the edge and bring them inside after use.
Pour used cleaning water into the laundry trough or toilet, never over the edge or down the balcony drain.

Product Safety in Small, Closed Rooms

Studios and one bedroom apartments have compact kitchens and bathrooms, and fumes from a spray build up faster in a small closed room. A safety data sheet, or SDS, is a document prepared by the maker or importer of a hazardous chemical that sets out its hazards and safe handling. According to Safe Work Australia, makers and importers must review these sheets at least every five years, and an SDS can be obtained from the maker's website or the supplier. Its guidance also notes that SDS access rules do not apply to consumer products used in household quantities and in a household way. Cleaners can still look up the sheet for any strong product and share it with you before use.

Open a window or balcony door before strong products come out, and run the bathroom fan and rangehood while the cleaner works. Chlorine bleach must stay away from ammonia glass sprays and acidic descalers, because each of those pairings gives off toxic gas. Small bathrooms raise that risk, since a glass spray and a mould spray used one after the other can meet on the same tiles. One neutral cleaner that is safe on stone and glass can cover most surfaces and cut down the number of bottles in the kit. e-cloth makes microfibre cloths designed to clean with water alone, which suits glass and stainless steel in a closed room. Products should travel in a closed caddy between rooms, kept out of reach of children and pets.

When a Fitting Is Marked or Broken During a Clean

Damage to a fitting raises two separate questions, covering who owns the item and whether the maker's warranty still applies. Fittings inside the apartment, such as the cooktop and the robe doors, generally belong to your lot, which is the part of the building you own. Balustrades, external glass and shared pipes can be common property, which means the owners corporation should be told and may arrange the repair. Warranty terms matter as well, since Stegbar warns that not following its care advice will void the warranty on its wardrobes. Photograph the damage on the day and keep the products that were used, so the cause can be checked later. Wait until those records are complete before arranging any repair.

The Australian Consumer Law requires services to be provided with due care and skill, which is one reason to give care instructions in writing. Raise the problem with the cleaner in writing first and request their public liability insurer's details. If the business stops responding, VCAT, the Victorian Civil and Administrative Tribunal, can hear claims about services that fell short. Damage to common property should also be reported to the building manager, who may need the cleaner's insurance details for the owners corporation. Keep copies of the care sheet you handed over, since it shows what the cleaner was told before starting.

Quote Lines That Hide Fixture Risks

Watch for a quote that promises to remove every mark from stone, glass or timber, since etching, scratches and swelling cannot be cleaned away. A cleaner who plans to steam mop every floor, or lists a pressure washer for the balcony, has not considered the finishes or the building. Be cautious if the quote lists strong degreasers and acid descalers for every room without naming the surfaces they will touch. Quotes that leave filters, tracks and screen hardware off the list may look cheaper but skip the work that keeps fittings running. Missing insurance details matter more in these apartments, because replacing a cooktop or a stone benchtop costs far more than the clean.

Another warning sign is a cleaner who offers to fix chips, re-polish stone or adjust screen hinges during the same visit. Those tasks need trades with the right tools, and a cleaner attempting them can make the damage worse. For the wider vetting steps, work through our guide to finding a cleaner in the Melbourne CBD before you book. Turnover cleans between guests involve different questions about what is included, set out under short-stay cleaning in the Melbourne CBD.

Fixture Warnings to Check Before You Accept

Look for these lines
Promises to remove etching, scratches or swelling that cleaning cannot reverse.
Steam mops, pressure washers or hoses listed for floors and balconies.
Strong degreasers and acid descalers planned for every room without surface names.
Repairs to chips, hinges or rollers offered as part of the cleaning visit.
Send back any quote that ignores the surfaces you named and ask for a revised method.

Briefing CBD Cleaners So Their Quotes Can Be Compared

Send each cleaner the same brief, listing the apartment size, the number of bathrooms and whether you want a regular or a deep clean. Name each special surface, such as engineered stone in the kitchen, marble in the bathroom, a frameless screen and laminate floors. Add the brand and model of the cooktop, rangehood, dryer and split system, or attach photos of their labels. Say which extras you want priced, including the oven and rangehood, the balcony and the internal window faces. Mention whether you will supply stone or timber products, and attach photos of the worst areas. Three written quotes on that brief give a fair comparison of price and method.

Compare the quotes on the total for the whole visit and on how each cleaner plans to treat the fittings you named. Any cleaner who mentions the maker's limits without being prompted has read the brief closely. Check whether filter replacements are priced as parts or left for you to buy, and whether the goods and services tax (GST) is included. Moving-out cleans follow different rules under end of lease cleaning in the Melbourne CBD, while workplace cleaning is covered under office cleaning in the Melbourne CBD. Posting one brief on The Quote Yard means every local cleaner who replies is pricing the same apartment and the same fittings.

For a regular arrangement, book the first visit as a deep clean so filters, tracks and grout start from a clean base. Keep a short care sheet in the laundry cupboard that lists each surface and its approved product. Update that sheet when an appliance is replaced, since a new cooktop or dryer brings its own manual. A cleaner who follows the sheet each time keeps the fittings within their makers' care terms.

CBD Apartment Cleaning Questions

Can a cleaner use a steam mop on engineered timber or laminate floors?
It depends on the floor, so check the maker's guide for your exact range first. Quick-Step's laminate leaflet lists several ranges as unsuitable for steam cleaners, and its timber care guide says never to use a steam mop. Use a damp, well wrung mop and wipe off any leftover moisture straight away.
What should never be used on a Caesarstone or quartz benchtop?
Caesarstone warns against oven and grill cleaners, dishwasher polishing agents and products with a pH above 11. Paint removers and strong solvents are also excluded from its care advice. Soap and water or a mild detergent, followed by a rinse, is enough for daily cleaning.
Does the engineered stone ban mean my kitchen benchtop has to come out?
No, the national ban that began on 1 July 2024 does not require installed benchtops to be removed. Wiping and cleaning the surface does not create silica dust, so normal cleaning carries on as before. In Victoria, cutting, grinding or polishing an existing benchtop counts as high risk silica work with dust controls, though WorkSafe Victoria says no notice to it is needed.
How often should rangehood filters in an apartment be cleaned or replaced?
AEG's advice is to clean metal mesh filters every few weeks or months and replace them every one to two years. Carbon filters in recirculating rangehoods need replacing every three to four months, although AEG's long-life types can be regenerated instead. Buy the correct part using the model number before the cleaner arrives.
Can my cleaner wash the filters in a split system air conditioner?
Yes, Daikin's advice allows the air filters to be vacuumed or washed in water and dried in the shade. Any separate deodorising filter should come out before the air filters are washed. The coil and fan inside the unit are work for an air conditioning technician.
Why does my bathroom without a window stay damp after a clean?
Mopping and wiping add water to a small room that can only clear through its exhaust fan. The Building and Plumbing Commission advises running exhaust fans and wiping condensation from glass. Leave the fan on during the clean and for a while afterwards, and report a fan that does not clear the mirror.
Can a cleaner hose down my balcony in a CBD tower?
Hosing sends water over the edge onto balconies and people below, and building rules may limit balcony washing. EPA Victoria lists washing detergents among stormwater pollutants, so dirty water should go into the laundry trough or toilet. A bucket, a wrung mop and a squeegee keep the water on the balcony.
What should a cleaner use on a frameless shower screen?
Stegbar recommends an ammonia-free glass cleaner or methylated spirits on a lint-free cloth. For the frames, it rules out solvents, harsh detergents, bleaches, scourers and abrasive cleaners. A plastic squeegee after each shower stops water spots from forming on the glass.
How should mirrored wardrobe doors be cleaned near the edges?
Stegbar advises an ammonia-free mirror cleaner or methylated spirits applied to a lint-free cloth. Its guide says moisture and liquid cleaners should be kept away from the back edge of a mirror. Spray onto the cloth near the edges and dry any residue straight away.
Which filters need cleaning in a heat pump dryer?
Fisher & Paykel says the door lint filter must be cleaned before every load. Its guide also calls for the condenser filter and evaporator grid to be cleaned when the indicator lights flash. Empty the water tank after each load unless a drain hose is connected.
