Moving Out of a CBD Apartment?
Tell us the apartment size, the number of bathrooms, your move-out date, the goods lift window and whether the place came furnished. We will pass that description to local cleaners who know city buildings, so every vacate quote you receive is based on the same details.
CBD Vacate Cleaning Estimates
These are estimated 2026 ranges for rented apartments in the central city and nearby inner suburbs. Your price depends on how long you lived there, the state of the oven and balcony, the number of bathrooms, and how much time the cleaner loses to lifts, loading docks and parking.
End of Lease Cleaning Melbourne CBD VIC - Get Local Quotes
Leaving a rented apartment in the Melbourne CBD takes more planning than leaving a suburban house, because the final clean has to fit around the building's booking times. Goods lifts for furniture are booked in time slots, removalists need a loading dock, and the building manager may check the corridor for scuffs before the truck leaves. A vacate clean, the final clean before you hand back the keys, is best booked for the hours after the last load goes down. Victorian law requires a departing renter to leave the home reasonably clean and in the condition shown on the ingoing condition report, allowing for fair wear and tear. That report, signed when you moved in, is the record your rental provider compares against at the exit inspection. Small city apartments can be quick to clean, yet glass balustrades, rangehood filters and dryer lint traps take time that a base price may leave out. Fobs, the coded tags that open doors and lifts, go back with keys and car park remotes, and a missing one can hold up the handover. Owners corporation rules, made by the body of owners that runs each building, set when trucks and trades can use the lift and loading dock. Your bond is held by a state authority and released through a set claim process, where dated photos and an itemised cleaning invoice are your main evidence. Prices on this page are 2026 estimates for the central city and nearby inner suburbs. Post your job on The Quote Yard and we will connect you with local cleaners across the Melbourne CBD and inner city who can quote on it.

What Adds Time to a City Vacate Clean
Leaving a City Apartment Lease: Where the Final Clean Fits
Moving out of a rented apartment in the central city combines three separate jobs, which are the move itself, the final clean and the formal handover of the property. Each one depends on the building, since goods lifts, loading docks and entry fobs are controlled by the owners corporation, the legal body made up of every apartment owner in the block. The cleaner can only start once the furniture has gone, and the keys can only go back once the cleaner has finished. Getting that order wrong can mean paying for a second lift booking or a second visit from the cleaner.
The Consumer Affairs Victoria cleanliness guideline and the rental provider's bond deadlines are already set out in our guide to hiring a cleaner in Melbourne. This guide focuses on tower apartments in and around the Hoddle Grid, the original street grid of the central city between Flinders Street and La Trobe Street. Apartments in Southbank, Docklands and Carlton raise the same questions about lifts, fobs and loading docks, so the advice applies there as well. City-wide price bands for every type of clean appear in the Melbourne cleaning cost guide, and the statewide range of services is listed under Victorian cleaning services. Whoever you hire, your protection comes from a written scope, dated evidence and a clear handover.
Price Bands for Studio to Three Bedroom Vacates
For a studio or one bedroom apartment in the CBD, a vacate clean is estimated at $240 to $420 in 2026, while a two bedroom apartment costs $300 to $530. Three bedroom apartments fall between $420 and $760, partly because of the extra bathroom and floor area. These figures assume an empty apartment and a kitchen with a standard oven, cooktop and rangehood. Extras that a base price can leave out include the oven and rangehood at $70 to $150, the balcony at $70 to $200 and internal window faces at $95 to $230. Carpet steam cleaning adds $38 to $75 per room, with a minimum charge near $135 for a single visit. Every band here matches the city figures in the CBD cleaning cost guide, which sets out how parking and lift waits move a price.
A job's place within each band depends on the apartment's condition and on time lost to the building. A one bedroom apartment handed back after two years of daily cooking, with a grimy shower seal and a dusty balcony, is priced near the top. Short leases with light cooking and a clean balcony are priced near the bottom. Smeg, Bosch and Electrolux make built-in ovens, and the oven's manual shows whether it has a pyrolytic cycle, a high heat setting that turns food residue to ash. Waiting for a goods lift and signing in at the concierge desk, the staffed front counter of the building, can each add paid time to the visit.
| Apartment or Extra | CBD Band 2026 | What Moves It |
|---|---|---|
| Studio or one bedroom vacate | $240 - $420 | Oven condition and balcony size |
| Two bedroom vacate | $300 - $530 | Second bathroom and glass |
| Three bedroom apartment vacate | $420 - $760 | Number of wet areas |
| Oven and rangehood | $70 - $150 | Baked-on grease and filter type |
| Balcony floor and balustrade glass | $70 - $200 | Size, drainage and building rules |
| Internal window faces | $95 - $230 | Floor to ceiling glass and tracks |
| Carpet steam clean | $38 - $75 per room | Minimum charge near $135 |
Fixed Vacate Price or Hours on the Clock
Small apartments suit either pricing method, and the choice sets who pays for delays caused by the building. Fixed pricing sets the total before the visit, so lift delays and a heavily soiled oven become the cleaner's cost. Hourly pricing at $55 to $92 for one cleaner, or $90 to $135 for a two person team, charges you for every minute, including the wait at the goods lift. Hourly can still suit a tidy studio, because a quick cleaner may finish a light vacate inside the 2 to 3 hour minimum visit. Fixed pricing protects you better when the apartment has been lived in for years or getting into the building takes a long time.
Return visits should be a separate item in any vacate agreement. Some cleaners promise to come back free if the agent lists missed spots within a set number of days, and the conditions behind that promise matter more than the promise itself. Conditions can include an empty apartment, no other trades working after the clean and a written list from the agent. In a tower, a return visit also needs a fresh way into the building after you have handed back the fobs. Agree in writing who will let the cleaner in, whether the agent, the building manager or a concierge, before you sign. Limits that can apply to a promise to get your bond back, such as excluding damage and unpaid rent, are set out under bond cleaning in Victoria.
Two person teams cost more per hour but spend less time in the building, which matters when the lift booking ends at a fixed hour. Working as a pair also means one person can tackle the oven and rangehood while the other starts on the bathroom. For a one bedroom apartment with a two hour lift window, a team can cost less overall than one cleaner who runs over. Check whether each quote changes if the building delays the start, since that delay is outside your control and the cleaner's.
Comparing the Two Pricing Methods
Request the estimated hours behind any fixed price before you compare totals.
Any written return visit term should name the person who opens the door.
A Move-Out Week Plan for a Tower Apartment
The order of jobs in the last week of a city lease decides how many times you pay for access. Start by asking the building manager, the person employed by the owners corporation to run the building day to day, for the move-out procedure and the goods lift booking form. Towers with one goods lift shared by every apartment can fill their end of month slots early, so book as soon as your date is set. Book the removalist for the start of the lift window and the cleaner to arrive once the last load is on the truck. Leave a gap of at least a day between the clean and the exit inspection, so any missed spots can be fixed before the agent arrives. Hand back the fobs, keys and remotes only after the inspection has been arranged and the cleaner no longer needs to get in.
Some renters prefer to clean in stages, starting with the parts of the apartment that are already empty. Spare rooms, the laundry cupboard and the balcony can be done a few days early while you still live there. The kitchen, bathroom and floors are best left until the furniture has gone, because the move brings in grit from the street and the loading dock. Walls and door frames can also pick up marks as furniture is carried out by removalists, and those marks are easier to treat on the same day. Splitting the job this way can shorten the final visit, which helps when the lift booking is short.
| When | Task | Who Arranges It | Record to Keep |
|---|---|---|---|
| As soon as the end date is set | Request the building's move-out procedure | You, with the building manager | The procedure and any booking form |
| Two to three weeks out | Book the goods lift and loading dock slot | Building manager | Booking confirmation email |
| Two weeks out | Book the removalist and cleaner for the same day | You | Written quotes with arrival times |
| Move day, morning | Furniture out, lift and corridor checked | Removalist and building manager | Photos of the lift and hallway |
| Move day, afternoon | Vacate clean of the empty apartment | Cleaner | Itemised invoice and your photos |
| A day or two later | Exit inspection with the agent | Rental provider or agent | Exit condition report |
| After the inspection | Fobs, keys and remotes handed back | You | Signed or emailed receipt |
The Goods Lift, the Loading Dock and the Clean After the Truck Leaves
A goods lift is a lift set aside for furniture, deliveries and trades, and the building manager controls who uses it and when. Your booking may also cover a loading dock bay, the covered area where trucks pull in to unload, for a fixed number of hours. The cleaner's equipment can travel up inside the same booking if the cleaner arrives before the window closes. Otherwise the cleaner may have to carry a vacuum, mop bucket and caddy through the foyer in a passenger lift, which some buildings restrict. Sign-in rules for contractors differ from tower to tower, and the routine for regular visits is covered in hiring a cleaner in the Melbourne CBD.
Particular kinds of mess are left behind on moving day, even when the removalists work carefully. Grit carried in from the street collects on hard floors and in sliding door tracks, and packing tape leaves sticky marks on benchtops and walls. Furniture that sat against a wall for a year can leave dust lines and scuffs at skirting height. The floor behind the fridge can hold more grease and dust than anywhere else in the kitchen. Numatic makes the Henry range of tub vacuums and Miele makes canister vacuums, and a crevice tool on either one lifts grit from door tracks before mopping starts. Vileda and Oates make flat mops with washable heads, which suit timber look floors that should not be soaked.
Damage to common property during a move is a separate matter from the clean. Common property is the shared part of the building, such as corridors, lifts and the foyer, which the owners corporation looks after for all owners. Take dated photos of the lift interior and your corridor before the first load and after the last, so a scuff from another resident's move cannot be blamed on you. Report any damage your removalist causes to the building manager on the day, and ask the removalist to note it on their paperwork.
Move Day Checks Inside the Building
Book the cleaner's arrival inside the lift window, not after it closes.
Unplug the fridge early and leave its door propped open overnight.
What a Departing Renter Owes Under the Residential Tenancies Act
The Residential Tenancies Act 1997, the Victorian law that covers residential leases, requires a renter to leave the property reasonably clean when the agreement ends. The same law expects the home back in the condition shown on the ingoing condition report, the signed record of each room made when you moved in, allowing for fair wear and tear. Fair wear and tear means the decline that comes from normal, reasonable use, such as carpet flattening along a walkway or paint fading near a sunny window. Damage from an accident or neglect is a different matter, and so is dirt that a reasonable clean would remove. The full Act is published on the Victorian legislation website, with plain guidance for renters on Consumer Affairs Victoria.
City apartments have a handful of fittings where renters and agents can disagree about dirt versus wear. Sheer curtains and blinds on west-facing glass can yellow from the sun, which is wear, while a grease film on a kitchen blind is a cleaning job. Chips in a stone benchtop edge are damage or wear depending on how it happened, while dried food and water rings are cleaning. Balcony glass streaked by rain and city dust is cleaning, but a scratch in the pane is not something a cleaner can remove. Unger and Ettore make squeegees, and Kärcher makes battery window vacuums that collect the runoff, which helps on a balcony where water should not drip over the edge. Listing these items before the inspection helps you decide what to pay a cleaner for and what simply to note.
Tenants Victoria, the state's renter advice service, says a rental provider who wants bond money for cleaning has to prove three things. The provider must show a loss, show that the renter caused it and show that the amount is reasonable. The provider is also expected to keep that loss as small as reasonably possible. Claims for an expensive full clean can therefore be challenged when only the oven was left dirty. Keep your own cleaner's quote or invoice, because it gives you a fair figure to put forward if the amount is disputed.
| Apartment Item | Cleaning a Renter Can Fix | Wear or Damage to Note | Evidence to Keep |
|---|---|---|---|
| Kitchen blind | Grease film from cooking | Sun fading on the fabric | Close photo in daylight |
| Stone benchtop | Dried food and water rings | Chips along the edge | Photo with a coin for scale |
| Balcony glass | Streaks and city dust | Scratches in the pane | Photo from inside and outside |
| Hallway carpet | Spills and spot stains | Flattened walkway | Photo beside the ingoing entry |
| Shower screen | Soap film and grime on seals | Cracked or perished seals | Photo of each seal |
| Mirror wardrobe doors | Fingerprints and dust in the track | Bent or broken roller | Short video of the door moving |
| Painted walls | Scuffs that wipe off | Paint worn thin near switches | Photo matched to the report line |
Dated Photos Checked Against the Ingoing Report
The ingoing condition report is only useful at the end if your exit photos can be compared with it room by room. Open the report and photograph the apartment in the same order it lists the rooms, starting at the entry and finishing on the balcony. Take a wide shot of each room from the doorway, then close shots of every item the report mentions, such as the oven interior, rangehood filter, shower screen and window tracks. Phone cameras store the date and time inside each file, and that stored record is stronger evidence than a date typed onto the image afterwards. Recording a slow video walk through the empty apartment, with you naming each room aloud, gives you a second record that is hard to dispute. Copy the files to cloud storage or email them to yourself on the same day, so the timestamps are held somewhere outside your phone.
Timing matters as much as the photos themselves. Take one set after the removalists leave and before the cleaner starts, then a second set when the cleaner finishes. The first set shows what the clean had to deal with, and the second shows what the agent received. When the exit inspection happens a few days later, a short video on the day you hand over the fobs records the apartment as you left it. Between that day and the inspection, another person, such as a tradesperson sent by the agent, may have been inside.
Some details are easy to miss in a city apartment. Photograph inside the dryer lint trap and the dishwasher filter, because a cleaner may not open either unless asked. Include the balcony floor drain, since leaves and grit can block it and leave water marks across the tiles. Open every kitchen and bathroom cupboard for the photos, since the agent will open them too. Faults found during the photo round should go to the agent in writing straight away, before the inspection, so nobody can say they appeared after you left.
A Photo Routine for the Final Week
Keep the original files, because edited copies can lose their date and time.
Name each folder by date so the order stays clear later.
Furnished City Apartments and the Item List
Furnished apartments, which come with furniture, linen and kitchenware supplied by the rental provider, add a second record to the exit process. The lease or condition report may include an inventory, a list of every supplied item and its state at the start. Before the clean, check each item against that list, count the cutlery and crockery, and look for supplied items that ended up in your packed boxes by mistake. Supplied linen, towels and mattress protectors should be washed and dried before the cleaner arrives, unless the inventory says the provider handles laundry. Fabric couches and dining chairs can hold marks that a vacuum will not lift, and upholstery cleaning is a separate trade with its own extraction equipment. Bissell makes portable spot cleaners for fabric, which can deal with a fresh spill before it sets.
Anything you bought yourself needs to leave with you, because goods left behind create extra work for the agent and can lead to a claim. Flat-pack furniture can be taken apart the day before the move, which saves time in the goods lift. Unwanted items can go to the hard waste service for bulky household items, run by the City of Melbourne, which offers residents one free collection per financial year, up to one cubic metre. Residents of high-rise buildings can ask their building manager to book it, and dates open two months ahead, so a late booking may miss your move. Larger loads or a same-day clear-out can go through rubbish removal, which keeps your cleaner from carrying bags down in the lift.
Checking a Furnished Apartment
Return supplied items to the cupboards where the inventory places them.
Keep receipts for anything you replaced during the lease.
Fobs, Keys and Car Park Remotes on Handover Day
City apartments come with more access devices than a house, and every one of them has to go back. Your set can include the apartment key, one or more electronic fobs for the front door and lifts, a remote for the car park gate, and keys for a mailbox or storage cage. Fobs are small coded tags that the building's security system reads, and the building manager can switch off a lost one and code a replacement. Check the condition report or the lease for the number of each device you received, and return exactly that number. Hand them over in person or in a sealed envelope with a written list, and get the agent to sign or email a receipt.
Lost fobs and remotes have a replacement cost set by the building, not by the cleaner or the removalist. The building manager or owners corporation decides the price, which covers the device and the time to code it, and the amount differs from one building to the next. Request the figure in writing before you agree to pay, and check whether the rental provider is passing on the actual charge or adding to it. Losing an apartment key can mean rekeying the lock, which is work for a locksmith that the agent will want arranged properly. Tenants Victoria advises that renters can claim the bond directly, as soon as the keys are back, from the Residential Tenancies Bond Authority, the state body that holds Victorian bonds. Holding back a fob for a cleaner's return visit can therefore delay your own claim, which is another reason to agree access with the agent instead.
| Device | Who Issued It | Check Before Handover | If One Is Missing |
|---|---|---|---|
| Apartment door key | Rental provider or agent | Count matches the lease | Rekeying may be charged |
| Building entry fob | Building manager, through the agent | Opens the front door | Replacement price set by the building |
| Lift fob, if separate | Building manager, through the agent | Calls the lift to your floor | Switched off and reissued |
| Car park remote | Building manager, through the agent | Opens the gate from your bay | Replacement price set by the building |
| Mailbox key | Rental provider or agent | Opens your mailbox | New key cut or lock replaced |
| Storage cage key | Rental provider or agent | Opens the cage padlock | Padlock replaced |
Car Spaces, Storage Cages and Mailboxes
A city lease can include parts of the building outside the apartment, such as a car space, a storage cage or a mailbox. These are easy to forget on move day, yet they can appear on the condition report and be checked at the exit inspection. Car spaces should be swept and cleared of rubbish, and any oil stain that was not there at the start should be noted. Oil on concrete needs a degreaser and a stiff brush, and a heavy stain may need a specialist in concrete cleaning. Storage cages should be emptied completely, including bikes, paint tins and boxes pushed to the back. Mail redirection, arranged through the postal service, stops letters piling up in a mailbox you no longer use.
These spaces can be several floors below the apartment, so tell the cleaner whether they are part of the job. Sweeping a car space can take half an hour once the walk through the car park is counted, and that time should be included in the quote. Check that the cleaner can reach the car park with the fob you leave for the day, since a building can code fobs to open only certain levels. Where the cleaner cannot get there, clear the car space and cage yourself before you return the remote. Building management can confirm which levels a contractor fob will open, and which doors it will not.
Spaces Beyond the Front Door
Add these spaces to the cleaner's written scope if you want them included.
Take a photo of each one after it has been cleared.
Releasing the Bond: Joint Claims and Renter-Started Claims
Your bond is the security payment made at the start of a lease, and in Victoria it is held by the Residential Tenancies Bond Authority (RTBA), not by the agent. At the end of the lease the money is released through a claim lodged on RTBA Online, the authority's online system. When the renter and rental provider agree on the split, either side can lodge the claim and each person named on the bond accepts it online. Consumer Affairs Victoria says that when every party accepts the claim, the bond is typically repaid within one business day. Both sides can agree more easily when your exit photos and the cleaner's invoice are ready on the day of the inspection.
Renters do not have to wait for the rental provider to start a claim. Consumer Affairs Victoria says you can lodge your own claim on RTBA Online any time after the agreement has ended, and Tenants Victoria notes that renters pay nothing to do this. The RTBA then contacts the rental provider and any other renter named on the bond. Those people have 14 days to contest the claim, for example by making an application to VCAT, the Victorian Civil and Administrative Tribunal that hears rental disputes. If nobody contests it, the RTBA pays the bond as claimed. Rental Dispute Resolution Victoria (RDRV), a government service for renting disputes, puts the time for the money to reach your account after a renter-started claim at 15 to 20 business days.
If someone contests your claim with a VCAT application, the RTBA cancels the claim when the notice period ends and the bond stays with the RTBA until the matter is decided. Disputes over cleaning or damage can go to RDRV first, which works to help both sides agree and can pass harder cases on to a VCAT hearing. Keep your RTBA receipt from the start of the lease, because it shows the bond amount and every name on the bond. The provider's notice steps and the timing of the exit report appear in our Melbourne guide linked near the top, beside the cleanliness guideline.
| Route | Who Starts It | What Happens Next | Timing |
|---|---|---|---|
| Agreed claim | Provider, agent or renter, with all parties accepting | RTBA releases the bond as agreed | About one business day, per Consumer Affairs Victoria |
| Renter-started claim | Renter, any time after the lease ends | Provider and co-renters have 14 days to show a VCAT application | 15 to 20 business days to reach the bank, per RDRV |
| Contested renter-started claim | Provider or co-renter, within 14 days | Claim cancelled when the notice period ends | Bond held until the matter is decided |
| Dispute through RDRV | Renter or provider | RDRV helps both sides agree or passes it to VCAT | Depends on the case |
Answering a Cleaning Claim at VCAT
When a rental provider applies to VCAT for part of the bond to cover cleaning, the tribunal decides how the money is split unless the two sides settle first. Tenants Victoria notes that a renter's own application to VCAT about a bond is free. The provider has to prove the loss, the renter's responsibility for it and a reasonable cost, so a broad claim for a full professional clean can be tested item by item. Your strongest evidence is the ingoing report, your dated exit photos and your cleaner's invoice listing what was done in each room. Bring printed copies as well as the files, because a hearing may not leave time to scroll through a phone.
Some claims focus on one or two items, such as an oven or a balcony, and these are easier to answer with specific proof. If the agent says the oven was dirty, photos of the cleaned oven interior and racks, taken with the door open and the light on, answer that point directly. If the claim covers the whole apartment, request the agent's exit photos and compare them with yours room by room. Your own cleaner's quote for any area that was genuinely missed gives the tribunal a fair figure to weigh against the provider's. The tribunal can also be asked whether a mark is fair wear and tear, using the ingoing report as the starting point. Forms and hearing guides for renters are published by VCAT on its website.
Damage claims, such as a chipped benchtop or a torn flyscreen, are separate from cleaning and need their own evidence. Cleaners cannot fix damage, and a cleaning invoice will not answer a damage claim. Mould from a building fault, such as a leak through the balcony's waterproof layer, is for the provider to fix under the rental minimum standards, the basic conditions a Victorian rental home must meet. Surface treatment is covered under mould removal and prevention, and any building fault should go to the agent in writing before you leave, so it is not mistaken for something you caused.
Preparing a Cleaning Dispute File
Number each photo to match the item on the condition report.
Write a one page summary listing each disputed item and your evidence.
Shared Leases, Rooming Houses and Student Rooms in the City
Several renters on one lease share one bond, and the RTBA contacts every renter named on it when a claim is lodged. That stops one co-renter from taking the whole bond without the others knowing, but it also means every name has to respond. If a co-renter has already moved out, make sure they know the end date and can answer the RTBA notice when it arrives. Keep the messages between co-renters about the clean and the inspection, since they can settle later disagreements about who agreed to what.
Consumer Affairs Victoria describes a rooming house as a building where four or more people can live in rented rooms, each resident on their own agreement. Some city apartments and converted buildings can be run this way, with residents sharing the kitchen and bathroom. Residents receive a condition report before moving in and must return a signed copy within five business days. To leave, a resident gives at least two days' notice, or 14 days' notice on a fixed-term agreement. The bond still goes to the RTBA, and disputes about it go to RDRV. Check the house rules for who cleans the shared kitchen and bathroom before you book a cleaner for your own room.
Purpose-built student accommodation near the city universities can use its own form of agreement, and the exit terms are set in that document. Read it for any fixed cleaning fee charged at check-out, because paying a private cleaner as well would mean paying twice. Room inspections in these buildings are run by the operator, so find out the inspection time and attend if you can. Students leaving a share apartment on a standard residential lease follow the same RTBA process as any other renter.
| Living Arrangement | Bond Held By | Exit Check | Cleaning Scope |
|---|---|---|---|
| Standard apartment lease | RTBA | Exit condition report | Whole apartment |
| Shared lease, several names | RTBA, one bond for all names | One report for the apartment | Whole apartment, shared between renters |
| Rooming house room | RTBA | Condition report for your room | Your room, shared areas under house rules |
| Purpose-built student room | Check your agreement | Operator's room inspection | As written in the agreement |
Marks, Holes and Faults That Need Another Trade
Some problems found during a vacate clean are not cleaning jobs, and a good cleaner will point them out instead of trying to hide them. Holes from picture hooks, chipped paint and dents in plasterboard need a patch and paint, which is work covered under wall and plaster repairs. 3M makes Command adhesive hooks designed to peel away cleanly, though they can still lift paint if pulled off in a hurry. Gumption makes a mild cleaning paste and Jif makes a cream cleaner, yet even these can polish a flat painted wall into a shiny patch if scrubbed hard. Dripping taps, dishwashers that will not drain and failed lights belong on a repair request to the agent, not on the cleaner's list. Tell the cleaner which faults have already been reported, so they do not spend paid time on them.
Pest problems are also outside the scope of a normal clean. Cockroaches in a kitchen or fleas left by a pet can need treatment from a pest controller, and flea control is best timed before any carpet cleaning. Where the lease allowed a pet, read what it says about the end of the tenancy, and keep the receipt for any treatment you arrange. Grout that has cracked or come away in the shower looks like a cleaning problem but is a repair, handled through tiling repairs and grouting. Grouping several small repairs into one handyman visit before the clean can save on call-out charges.
| Problem Found | Can a Cleaner Fix It | Who Handles It | Record for the Agent |
|---|---|---|---|
| Picture hook holes | No | Handyman, after checking the lease | Photo of each hole |
| Scuffs that will not wipe off | Partly | Painter or handyman | Photo before and after the clean |
| Faulty light or switch | No | Electrician arranged by the agent | Written repair request |
| Dripping tap or slow drain | No | Plumber arranged by the agent | Written repair request |
| Cracked shower grout | No | Tiler or handyman | Close photo of the joint |
| Signs of pests | No | Pest controller | Receipt if you arranged treatment |
| Broken wardrobe door roller | No | Handyman or joiner | Short video of the fault |
When the Agent Lists Missed Spots After the Clean
Exit inspections can produce a list of items that the inspector believes still need attention. Read the list against your photos first, since some items may be wear or damage instead of cleaning. Send the genuine cleaning items to your cleaner in writing on the same day, with the agent's wording copied in full. Under the Australian Consumer Law, overseen by the Australian Competition and Consumer Commission, a cleaning service must be delivered with due care and skill, so any missed oven tray or shower screen should be put right. Cleaners who offered a return visit in writing should book it within the time the agreement gives.
In a CBD tower, a return visit needs a way into the building after the keys have gone back. If you have already returned every fob, the cleaner needs someone else to open the building and the apartment. The agent can meet the cleaner with the keys, or arrange a contractor fob with the building manager for the visit. Either way, the return visit has to fit the building's contractor hours and may need a short lift booking of its own. Settle these steps before the original clean, because arranging them after the handover can take days that the bond timeline may not allow. Keep the cleaner's confirmation that the return visit is complete, with photos of each item fixed.
If the cleaner refuses to come back, a written quote from another cleaner for the missed items shows the cost of the shortfall. Paying that second cleaner and keeping both invoices gives you a clear figure to recover from the first business. Consumer Affairs Victoria offers information on consumer disputes, and the complaint steps in the Melbourne cleaner guide apply to vacate cleans as well. Keep every message polite and in writing, because the record may later be read by someone who was not there.
Red Flags in a CBD Vacate Cleaning Offer
Every vacate quote for a city apartment should name the apartment size, the number of bathrooms and the extras included, such as the oven, balcony, internal glass and carpets. It should say whether the price is fixed or hourly, how long the cleaner expects to take and whether lift waiting time is charged. Quotes that promise your full bond will be refunded are promising something no cleaner controls, since the bond depends on the whole condition of the apartment. Claims that Victorian law requires a professional clean at every move-out are also wrong, and a lease term to that effect only applies in limited cases. Check the equipment list too, because a cleaner who brings only a small kit may not have a vacuum or a ladder for high glass.
Some warning signs apply only to city towers and their building rules. A cleaner who has never worked in a building with a goods lift may not allow for booking times, contractor sign-in or the walk from the loading dock. Confirm they hold a certificate of currency, the insurer's document showing that public liability cover is current, because building managers in city towers can ask for one before letting a contractor in. Very low prices for a two bedroom apartment may leave out the oven, balcony and glass, which the condition report lists room by room. The vetting steps for checking an Australian Business Number (ABN) and insurance are laid out in finding a cleaner in the Melbourne CBD. For any oven cleaner used in a small apartment, request the safety data sheet (SDS), a document that lists a chemical's hazards and safe handling, as described by Safe Work Australia.

A claim that the law always requires a professional clean at move-out.
Getting Vacate Quotes You Can Compare
Send every cleaner the same written brief, built from your condition report. List the apartment size, floor level, number of bathrooms, balcony size and whether the apartment came furnished. Add the building's contractor rules, your goods lift window, the loading dock or parking option and the date of the exit inspection. Attach photos of the oven, rangehood filter, shower screen and balcony, since these items can shift a price by a wide margin. Mention any extras you will arrange separately, such as carpets through end of lease carpet cleaning.
Request a reply from each cleaner with a fixed price, the estimated hours, the extras included and the return visit terms. Three replies give a fair spread for a one or two bedroom apartment. Compare the hours as well as the totals, because a quote with too few hours for the apartment may be rushed on the day. Care of stone benchtops, induction cooktops and frameless screens is set out in apartment cleaning in the Melbourne CBD, and the same methods suit a vacate clean. Owners who plan to let the apartment to short-stay guests after a long-term renter leaves will need a different routine, described in short-stay cleaning in the Melbourne CBD. Renters who also lease a small city office can find commercial arrangements in office cleaning in the Melbourne CBD.
Keep the chosen quote, the invoice, your photos and the RTBA receipt together until the bond has been paid. Glass and tracks that need a specialist can be booked through window cleaning, while a long lease with heavy build-up may suit deep cleaning instead of a standard vacate scope. Sending the agent a short email confirming the date of the clean, with the invoice attached, gives them what they need for an agreed claim. Once the bond is paid, cancel any recurring cleaning payments you set up during the lease.
