Albany and Great Southern Plumbing Price Guide
These are typical Albany and Great Southern price ranges. The price for your job depends on the town and travel distance, whether gas appliances are being converted to bottled gas or replaced with electric ones, whether the job is major work that needs a notice of intention and a certificate of compliance, granite and tree roots where digging is needed, and whether the property relies on a tank or septic system.
Hire a Plumber Albany - Get Local Quotes
Hiring a plumber in Albany and the Great Southern in 2026 is different from most WA towns because the piped gas network is closing. ATCO has decided to shut down Albany's piped gas network, which supplies LPG, the same gas sold in bottles, through underground pipes to about 8,000 homes and businesses, and the network will be closed in stages over about three years from 2027. Every household on that network will need to move its gas cooktop, heater or hot water system to bottled gas cylinders or replace it with an electric appliance, and both jobs need a licensed gasfitter or plumber. Beyond the gas change, Albany is WA's oldest European settlement, with older homes around Middleton Beach, Mount Clarence and Spencer Park, granite close to the surface in many streets and cool, wet winters that overload gutters and stormwater pipes. Out of town, Denmark, Mount Barker, Kendenup and the farms of the Great Southern rely heavily on rainwater tanks, septic tanks and long drives for the plumber. Frosty inland mornings can split exposed pipes, and the region's limited water supply is why the Water Corporation is planning new sources for the coming decade. The changeover program opens in the first zone on 11 January 2027, and the WA Government will fund the standard change to bottled gas once your zone opens, so wait for its contact before booking any gas work. Prices on this page are typical 2026 ranges for normal working hours, and jobs outside Albany itself usually carry a travel charge on top. Post your job on The Quote Yard and we will connect you with licensed plumbers in Albany and the Great Southern who can quote on it.

What Pushes an Albany Plumbing Bill Up
Hiring a Plumber in Albany and the Great Southern
Licensed plumbers in Albany usually charge $110 to $165 an hour in normal working hours, and a visit with the first hour included typically costs $140 to $290. Rates are close to Perth's, but jobs in Denmark, Mount Barker and the farming towns often carry a travel charge that the hourly rate does not show. The bigger differences between quotes come from the property itself, especially the gas appliances, the age of the pipes, the granite under the garden and whether the home has its own tank and septic system. The WA plumbing services page explains each type of plumbing work in more detail, including who is licensed to carry it out. For costs across the whole state, the WA plumber pricing guide compares Perth and the regions.
It helps to know how a plumber has priced the job before you judge the number. Simple work, like replacing a tap cartridge, fixing a running toilet or swapping a hot water unit for the same model, should come with one fixed price. Faults that have to be found first, such as a water bill that has jumped with no visible leak, are usually charged by the hour, with a written estimate and an agreed limit. Bigger jobs, including converting several gas appliances, relining a sewer or replacing a septic system, should be priced as a fixed sum after a site visit. Ask the plumber to say on the quote whether the price is fixed, hourly or an estimate, so the invoice holds no surprises. When several gas appliances are involved, ask for a separate price for each one, because you may decide to convert some and replace others.
Plumbing in the Great Southern has a few features that set it apart from Perth. The piped gas network in Albany is being closed, which means a large amount of gas work in a short period. Outside the town, many homes have no mains water or sewer, and the region's cool, wet winters bring their own problems with gutters, stormwater and frost. Each of these adds time or travel to a job, which is why a quote here can differ from a Perth quote for the same work.
Albany Plumbing Prices by Job
Blocked sewers and stormwater lines, hot water failures, dripping taps, running toilets and overflowing gutters are the everyday jobs that Albany plumbers are called out for. Tap and toilet repairs go faster when the plumber knows whether your tapware or cistern was made by Methven, Caroma, Phoenix or another maker, because they can bring the right cartridge or valve on the first visit. Outside the town, tank pumps, filters and septic tanks account for a large share of the work. Gas appliance conversions will become a large part of the list once the first zone opens on 11 January 2027. The table below shows typical 2026 prices in normal hours. Winter brings more calls for overflowing gutters, blocked stormwater lines and hot water failures, while summer brings more tank pump and water supply problems on rural blocks.
Gas conversions and drain repairs are the two areas where quotes vary most. Capping a single gas appliance may cost a couple of hundred dollars, while converting a whole house to bottled gas or replacing gas hot water with a heat pump can cost several thousand. A blocked sewer that clears with a machine is a small job, but a cracked pipe under granite and paving can be expensive, and only a camera inspection shows which you have. Ask for the reasons in writing whenever an expensive fix is recommended, so a second plumber can check the advice. Photos of the old appliances and their labels help every plumber price the same job.

How Great Southern Plumbers Charge
Most visits start with a call-out fee that pays for the drive and the first block of time on site. That is why one small repair costs nearly as much as three, so it pays to list every job before the plumber arrives. Outside normal hours, expect $250 to $540 before any work, with Sundays and public holidays at the top of that range. After the first hour, time is usually billed in fifteen or thirty minute blocks.
Distance is one of the biggest factors in Great Southern pricing. A plumber based in Albany will usually cover the town and its nearby suburbs without a travel fee, but trips to Denmark, Mount Barker, Walpole or Bremer Bay usually add one. Katanning, Kojonup and the northern farming towns have a smaller number of local plumbers, so jobs there are often booked days ahead. Ask whether the plumber has other work in your area that week, because sharing a trip can cut the travel charge. Compare the total cost of the visit, not just the hourly rate.

Converting every gas appliance in one visit costs less than doing them one at a time.
Plumbing Across Albany and the Great Southern
Albany's older areas, including the town centre, Middleton Beach, Mount Clarence, Mount Melville, Spencer Park and Centennial Park, have many homes built before 1970, with older clay sewers, galvanised water pipes and established gardens. Granite outcrops and boulders sit close to the surface across much of the town, which makes digging slow. The newer suburbs to the north and east, such as Bayonet Head, McKail, Yakamia, Lange and Gledhow, are mostly slab homes with plastic pipework and fewer root problems, and Bayonet Head's separate Supagas network is not part of the ATCO shutdown. Coastal areas like Emu Point and Little Grove include holiday homes and older beach houses exposed to salty winds. Lower King, Kalgan and Torbay mix town blocks with semi-rural properties on tanks and septic systems. Some of the oldest homes near the town centre also have cast iron or galvanised drainage that has rusted from the inside.
West of Albany, Denmark has some of the highest rainfall in the region, many homes on rainwater tanks and a large number of holiday properties. Mount Barker, Kendenup and Porongurup have colder winters with frosts that can split exposed pipes. Further north, Katanning, Kojonup and the smaller farming towns have long distances between jobs, and Bremer Bay and Walpole add holiday homes on the coast. Some plumbers also work in the neighbouring South West, and hiring a plumber in Bunbury and the South West covers prices and conditions in that region. Gas to electric changes often need an electrician as well, and hiring an electrician in Albany explains local electrical prices and licensing.
| Area | Typical Homes | Common Plumbing Job | Price Factor |
|---|---|---|---|
| Albany town centre and Middleton Beach | Homes built before 1970 | Old sewers and gas conversions | Granite and tree roots |
| Mount Clarence and Spencer Park | Older homes on sloping blocks | Stormwater and sewer repairs | Slope and rock |
| Bayonet Head, McKail and Yakamia | Newer slab homes | Hot water and gas changes outside Bayonet Head | Age of the hot water unit |
| Emu Point and Little Grove | Beach houses and holiday homes | Corroded fittings and hot water | Salt air |
| Lower King, Kalgan and Torbay | Semi-rural blocks | Tank pumps and septic | Travel and system type |
| Denmark and Walpole | Town homes and holiday properties | Tanks, pumps and stormwater | High rainfall and travel |
| Mount Barker and Kendenup | Country town homes and farms | Frost repairs and pumps | Inland frosts |
| Katanning, Kojonup and the north | Farming towns and stations | Tanks, pumps and septic | Long distances between jobs |
The Albany Gas Network Shutdown
ATCO announced in January 2026 that it would close its privately owned gas network in Albany, which carries LPG through about 160 kilometres of underground pipes to roughly 8,000 homes and businesses. A review found that many of the pipes were near the end of their life and too costly to replace, so the network will be decommissioned in stages over about three years, with the town centre left until the last stage. The changeover program opens in Zone 1 on 11 January 2027, and ATCO begins disconnecting that zone from 3 May 2027. When your area is disconnected, any appliance still running on piped gas will stop working. The WA Government will cover the standard change to bottled gas for eligible households and small businesses, and it has separate funding for social housing. Check ATCO's zone map for the timing in your area, and wait for the government's information pack, because converting early can make you ineligible for funding.
Households on the network have two main choices for each gas appliance. You can keep the appliance and have a licensed gasfitter connect it to bottled gas cylinders, which usually costs $450 to $1,300 depending on where the cylinders will sit and how much new pipework is needed. Alternatively, you can replace it with an electric appliance, such as an induction cooktop, a reverse cycle air conditioner or a heat pump hot water system, and have the gas line capped for $180 to $450 per appliance. Bottled gas cylinders must sit in a safe spot away from windows, doors and drains, so not every home can fit them easily. Electric replacements may also need a new circuit or a switchboard upgrade from an electrician, and households going all electric can get up to $2,000 toward the new appliances. Bottled gas is sold by national suppliers such as Elgas, Origin and Supagas, so compare their cylinder rental and delivery charges before deciding, and gas fitting explains the conversion and capping work.
Your Options When Piped Gas Ends
Notices, Certificates and Licences
Plumbers in WA are licensed by the Plumbers Licensing Board, with licensing and compliance handled by Building and Energy. Major work, which includes installing or replacing a water heater and installing a backflow device, needs a notice of intention, which tells Building and Energy the work is about to start, lodged at least 24 hours beforehand, and a certificate of compliance, the plumber's signed statement that the work meets the rules, within five working days of finishing. Minor work, such as replacing a tap or clearing a blockage, needs no notice, though the plumbing contractor must keep records of it. Gas work must be done by a licensed gasfitter, who notifies Building and Energy once it is finished, and you can contact Building and Energy on 1300 489 099 or through the WA Government website.
A plumbing contractor's licence allows a plumber to take on and certify work, while a tradesperson's licence holder must work for a licensed contractor. You can check a licence on the public register before booking. Ask at the quoting stage whether your job counts as major work and whether the plumber will lodge the notice and the certificate. All plumbing work must meet the Plumbing Code of Australia, published by the Australian Building Codes Board. If a plumber is doing gas work as well as plumbing, ask to see both the plumbing licence and the gasfitting permit, because they are separate.
| Job | Paperwork | Who Handles It | Keep a Copy Of |
|---|---|---|---|
| Tap washer or cartridge replaced | None, minor work | Licensed plumber | Tax invoice |
| Blocked drain cleared | None, minor work | Licensed plumber | Invoice and camera footage |
| Water heater installed or replaced | Notice of intention and certificate of compliance | Plumbing contractor | Certificate and warranty |
| Gas appliance converted or capped | Gas work notified when finished | Licensed gasfitter | Gasfitter's paperwork |
| Backflow device installed | Notice of intention and certificate | Plumbing contractor | Certificate and test report |
| New sewer or drain line | Notice of intention and certificate | Plumbing contractor | Certificate and footage |
Sewers, Septic Tanks and the Water Corporation
The Water Corporation supplies water and sewerage to Albany and other Great Southern towns. On a sewered property, the owner is responsible for the private sewer line from the house to the Water Corporation's sewer, including the inspection shaft (a capped access pipe for clearing blockages), the overflow relief gully (the grated drain outside that lets sewage escape outdoors) and any tree roots in the line. If sewage is spilling from the overflow relief gully, or several houses are affected, call the Water Corporation on 13 13 75. If a plumber clears a blockage and finds it in the Water Corporation's sewer, the Water Corporation will generally pay the plumber a set locating fee, as long as its conditions are met. The Water Corporation also has rules about building over or near its sewers, so check with it before placing a shed, pool or extension close to a sewer line on your block. Complaints it does not resolve can go to the Energy and Water Ombudsman WA.
Many homes outside the sewered parts of town, including many semi-rural and rural blocks, use a septic tank or an aerobic treatment unit, which treats sewage on site using air and pumps. A septic tank generally needs pumping out every few years at $450 to $980, while an aerobic unit usually needs a service every three months at around $160 to $320 a visit. Installing or changing an on-site system needs approval through the local council. Wet winters can saturate the ground where treated water soaks away, so slow drains and smells are more common between June and September. Keeping wipes, fats and harsh cleaning chemicals out of the drains is the simplest way to keep a septic tank or aerobic unit working well between services.

Wet Winters, Storms and Stormwater
Albany's winters are cool and wet, with frequent rain and strong southerly storms that overload gutters and downpipes. Gutters full of leaves from peppermint trees, eucalypts and garden plants overflow into eaves and walls, and box gutters, the flat channels built inside the roof line on older homes, can send water straight inside. Cleaning gutters on a single storey home typically costs $180 to $420, and replacing steel gutters costs $50 to $95 per metre. Stormwater lines that carry roof water to the street or a soakwell, an underground tank that lets water seep into the soil, can fill with silt and roots, and clearing one typically costs $240 to $620.
Getting roof drainage checked in autumn is the cheapest way to avoid winter water damage. A plumber can make sure gutters slope toward the downpipes, that downpipes are clear and connected, and that stormwater drains away from the house rather than pooling against it. Soakwells work less well on granite and heavy clay, so some Albany properties pipe stormwater to the street instead. Homes built before about 1990 may have asbestos cement roofing, gutters or downpipes, so read the guidance from the Asbestos and Silica Safety and Eradication Agency before any work. Roof and gutter plumbing and stormwater drainage plumbing cover the common winter jobs. A downpipe that empties straight onto the ground beside the house can soften the soil and cause damp in walls, so it is worth connecting it to a proper drain.

Hot Water Choices After Mains Gas
Gas storage and gas continuous flow (instant, tankless) hot water are common in Albany homes on the piped network, and these units need a decision before the gas is cut off. Connecting a gas hot water unit to bottled gas keeps the existing system running, but it means regular cylinder deliveries and enough space for the cylinders in a safe position. Replacing it with a heat pump costs $3,700 to $6,300 including capping the gas, while an electric storage unit costs $1,500 to $2,700 but uses more power. Solar hot water from makers such as Solahart or Apricus is another option on a clear north facing roof, usually with an electric booster for cloudy days. Rheem, Rinnai and Dux all make gas storage and continuous flow units, and the label on yours shows the model and age a gasfitter needs to price the change.
WA does not currently offer a statewide hot water rebate, but heat pump and solar systems may be eligible for small-scale technology certificates, a federal discount run by the Clean Energy Regulator that installers usually take off the price. Heat pumps are made by brands including Stiebel Eltron, Reclaim Energy and iStore, and models differ in noise level, tank size and the lowest air temperature they are rated to run in. Albany's mild climate suits most heat pumps, but in frosty inland towns such as Mount Barker, choose a model that performs well on cold mornings. Replacing a water heater is major work, so it needs a notice of intention and a certificate of compliance. Hot water system installation and hot water system costs compare the options in more detail. If your gas hot water unit is less than a few years old, compare the cost of moving it to bottled gas with the running costs of a heat pump before deciding.
| Option | Albany Band | Suits | Watch For |
|---|---|---|---|
| Gas unit moved to bottled gas | $450 - $1,300 | Newer gas units in good condition | Cylinder space and delivery costs |
| Heat pump replacing gas | $3,700 - $6,300 | Most homes in and around Albany | Noise near bedrooms and a new circuit |
| Electric storage replacing gas | $1,700 - $3,000 | Small households and tight budgets | Higher running costs |
| Solar with electric booster | $4,300 - $7,400 | Homes with a clear north facing roof | Roof access and booster settings |
| Element or thermostat replaced | $280 - $640 | Electric units under about eight years old | Rust at the base of the tank |
| Gas line capped | $180 - $450 | Any gas appliance being removed | Must be done by a licensed gasfitter |
Rainwater Tanks and Water Supply
Albany's drinking water comes mainly from the Albany borefield, which draws on groundwater and supplies the Albany Regional Water Scheme. The Water Corporation expects demand in the lower Great Southern to outgrow supply by about 2030, and it has chosen Nanarup, east of Albany, as the preferred site for a small seawater desalination plant whose water would be blended with the existing groundwater. For households, this means saving water and adding a rainwater tank are both worthwhile in Albany. A tank plumbed to toilets or the laundry needs a pump and usually a switch that changes to mains water when the tank runs low, typically costing $900 to $2,300 with the pump.
In Denmark, Walpole and much of the rural Great Southern, a rainwater tank is the only household supply. Pumps, pressure controllers and filters all need servicing, and replacing a failed pump from a maker such as Davey or Grundfos typically costs $750 to $1,900. Leaf screens on the gutters and a first flush diverter, which sends the dirtiest first run-off from the roof away from the tank, help keep the water clean. Tanks collect sludge over the years, so a clean every few years protects the pump, and a steel tank made from BlueScope Aquaplate should have its inner plastic lining checked at the same time. Rainwater tank plumbing covers pumps, connections and maintenance in more detail.
Tank Costs at a Glance
Blocked Drains, Granite and Tree Roots
Blocked sewers in older Albany homes are usually caused by tree roots growing into old clay pipe joints. Peppermint trees, eucalypts and large garden shrubs are the usual cause, and the wet winters keep roots growing for months. Clearing a blockage with a machine costs $270 to $660 and usually restores flow, though roots tend to return within a year or two. A camera inspection at $280 to $540 shows whether the pipe is still sound. Owners who have had two or more root blockages in a few years usually save money by paying for that inspection before booking another clearing. Large trees on the verge are common in the older streets, so a blockage can start near the front boundary even where the garden itself has no big trees.
When a pipe has failed, the choice is between relining it from the inside and digging it up. Relining inserts a resin coated liner into the old pipe, where it sets hard to form a new pipe inside the old one, at $620 to $1,200 per metre plus branch connections, and it avoids digging through granite, paving and gardens. Digging out and replacing a sewer with new PVC pipe, made by companies such as Iplex and Vinidex, costs $270 to $600 per metre before the surface is put back, but granite close to the surface can push that much higher. Relining equipment sometimes has to come from Perth or Bunbury, which adds travel to the price. Blocked drains, pipe relining and drain repairs and pipe relining costs explain each option. The quote should state how many metres and branch joins are included.
| Method | Albany Band | Best Suited To | Limitation |
|---|---|---|---|
| Motorised drain cleaning cable | $270 - $470 | Soft blockages and light roots | Roots usually return |
| High pressure water cleaning | $400 - $660 | Heavy roots, grease and silt | Does not repair a cracked pipe |
| Camera inspection and report | $280 - $540 | Repeat blockages, checks before buying | Shows the problem but does not fix it |
| Short liner over one joint | $1,300 - $2,900 | A single damaged section | Rest of the line unchanged |
| Full length relining | $620 - $1,200 per metre | Lines under granite, paving and gardens | Pipe must still hold its shape |
| Digging out and replacing | $270 - $600 per metre | Collapsed or sunken pipe | Granite and restoring the surface add cost |
| Stormwater line cleared | $240 - $620 | Leaves, silt and roots in storm pipes | Gutters may need attention too |
Leaks, Burst Pipes and Frost
A water bill that jumps for no obvious reason is often the first sign of a hidden leak. With every tap off, watch the water meter for half an hour, because any movement means water is escaping somewhere on your side. Finding a leak with listening equipment, thermal cameras or pressure tests typically costs $400 to $1,550 including a simple repair, with more needed where tiles or concrete must be opened. Older homes with galvanised water pipes often have rusting pipes inside the walls, which cause low pressure and discoloured water as well as leaks, and replacing them with copper or a plastic pipe system from a maker such as Rehau is usually the lasting fix.
Frost is a real risk in Mount Barker, Kendenup, Porongurup and the farming towns further north, where winter mornings can drop below freezing. Exposed pipes on outside walls, pipes to outdoor hot water units and tank pump lines can freeze and split overnight, and repairs typically cost $250 to $880 before any water damage. Wrapping exposed pipes in insulation, known as lagging, and protecting tank pumps from frost are cheap ways to avoid that cost. If a pipe freezes, never use a naked flame to thaw it, and turn the water off at the meter or switch off the tank pump if it splits. Water leak detection and burst pipe repairs explain each method and its price. Holiday homes in frosty areas are most at risk, because a split pipe can leak for days before anyone arrives to notice it.
Protecting Pipes Through a Great Southern Winter
Farms, Country Towns and Holiday Homes
Farms and rural blocks across the Great Southern run their own water and wastewater systems, so plumbing there covers tanks, dams, pumps, troughs and septic systems as well as the house. Aerobic treatment units are made by companies such as Taylex, Envirocycle and Fujiclean, and the service technician needs the brand and model to bring the right blower or pump parts. Travel is often the largest single cost, so grouping several jobs into one visit makes a big difference. Plumbers in Mount Barker, Denmark and Katanning serve wide areas, and many farmers keep a spare pump or key parts on hand for weekends. Holiday homes along the coast sit empty for long stretches, so a leak can run unnoticed for weeks.
Turning off the water at the meter or switching off the tank pump when you leave a holiday home is the simplest way to avoid that. A plumber can also fit an automatic shut-off valve that closes the supply when it detects a leak, which is worth considering for homes left empty through winter. Salty air in coastal towns corrodes outdoor taps, hot water units and metal fittings faster than inland. Larger rural blocks can also reuse shower and laundry water on the garden, and greywater systems explains how that is set up. A short visit before the summer holiday season to check taps, pumps and hot water can save an expensive call-out later.
| Work | Albany Band | How Often | Good to Know |
|---|---|---|---|
| House or stock pump replaced | $750 - $2,400 | When it fails | Keep a spare for weekends |
| Septic tank pumped out | $450 - $980 | Every few years | Depends on tank size and household |
| Aerobic treatment unit serviced | $160 - $320 | Usually every three months | Keep every service record |
| Automatic leak shut-off valve fitted | $450 - $1,200 | Once | Useful for empty holiday homes |
| Holiday home check before summer | $150 - $300 | Once a year | Taps, pump and hot water tested |
| New on-site wastewater system | Quoted after assessment | Once | Needs council approval first |
Backflow, Bores and Greywater
A backflow device stops water flowing from a property back into the public supply, and the Water Corporation decides when one is needed, usually for tanks connected to mains water, irrigation systems, pools and some home businesses. Testable devices, the types fitted with test points, must be tested at least once a year by an accredited plumber, typically at $130 to $260 per device, with the results reported to the Water Corporation. A device that fails its yearly test usually needs new internal seals, or a replacement valve at around $450 to $1,300 if the whole unit has worn out. Installing a device, such as a Zurn Wilkins or Watts valve, is major work that needs a notice of intention and a certificate of compliance, and backflow device installation and testing explains the device types in more detail.
Some rural properties in the region use bores for garden or stock water, and any bore connected near the mains needs proper backflow protection. Bore pumps typically cost $900 to $2,800 to replace, depending on depth and pump type, and garden bore installation and repairs covers the work in more detail. Greywater systems, which reuse water from showers and laundries on the garden, need local council approval, and the system itself must be approved by the Department of Health. They suit larger blocks well, as long as they are serviced regularly. Ask the plumber whether your council has any extra rules before you buy a system. Testing records and approval documents for bores, greywater systems and backflow devices are worth keeping with the house papers for any future sale.
| Work | Albany Band | How Often | Good to Know |
|---|---|---|---|
| Backflow device tested | $130 - $260 | At least yearly for testable devices | Result reported to the Water Corporation |
| Backflow device replaced | $450 - $1,300 | When it fails a test | Major work needing a notice |
| Bore pump replaced | $900 - $2,800 | When it fails | Depth and pump type set the price |
| Greywater system installed | $1,800 - $5,500 | Once | Council approval needed first |
| Greywater system serviced | $150 - $320 | As the maker specifies | Filters and pumps need checking |
| Irrigation connection checked | $150 - $350 | When the system changes | Backflow protection must stay in place |
Emergency Plumbers and Complaints
A burst pipe you cannot stop, sewage coming up inside the house and a smell of gas are genuine emergencies that justify an after hours call-out at $250 to $540 before any work. Turning off the water at the meter, usually near the front boundary, or switching off the tank pump often turns an emergency into a job that can wait until morning. If sewage is spilling from the overflow relief gully or several homes are affected, call the Water Corporation on 13 13 75 first. For a gas smell, leave the house without using switches or flames and call for help from outside. Emergency plumbers sets out urgent work costs in more detail.
If something goes wrong with the work, start with a written complaint to the business, with photographs, the quote and any certificate. Complaints about the standard of plumbing or gas work can be made to Building and Energy, and the Plumbers Licensing Board can take disciplinary action against a licence holder. Consumer Protection can help with consumer rights, and disputes can be taken to the State Administrative Tribunal or the Magistrates Court, depending on the claim. Misleading advertising or quoting can be reported to the Australian Competition and Consumer Commission. Plumbing must meet the Australian plumbing standard, AS/NZS 3500, published by Standards Australia. Tenants should contact their property manager first, because urgent repairs are the landlord's responsibility under WA's tenancy laws.
What to Look Out For in an Albany Plumbing Quote
Many disagreements with tradespeople start with something the quote left out, so check for gaps before you compare totals. A gas conversion quote should list every appliance, say whether each one is being moved to bottled gas or replaced, and include the cylinder position and any new pipework. A hot water quote should name the brand, model and tank size and show any small-scale technology certificate discount. For sewer work, the quote should be based on camera footage and say how many metres are included, and any major work should come with a confirmed notice of intention and certificate of compliance.
A few warning signs are worth knowing before you agree to anything. A fixed price for a hidden leak given before anyone has investigated is really just a guess. Be careful with a gas conversion quote that does not say where the cylinders will go, because the position has to meet safety clearances and may add pipework. With the network shutdown creating a rush of work, be wary of anyone pushing for a large deposit well before the job can start. A quote far below the others usually leaves something out, so line up the inclusions side by side. Avoid anyone who cannot give a licence or gasfitting permit number.

Getting Comparable Albany Quotes
Quotes only compare fairly when every plumber is pricing the same job, so give each one the same description. Include your suburb or town, the age of the house, what has gone wrong and when it started, and photos of the problem and of the labels on your hot water unit and gas appliances. For a gas conversion, list every gas appliance in the house and say which ones you want to keep. For a sewer problem, mention any big trees near the line and whether it has been cleared before. A complete description written once and sent to every plumber saves repeated phone calls later.
For anything above a few hundred dollars, three quotes give a fair picture where enough plumbers are available, and the middle one is often the most realistic. Ask each plumber how long the price holds, when they can start and which parts could change once a wall is opened or the ground is dug. Gas to electric changes usually need an electrician as well, and the WA electrician pricing guide covers new circuits and switchboard upgrades. Bathroom work brings waterproofing, tiling and plumbing together, and bathroom renovation plumbing sets out the plumbing share of that cost. A quote with a clear start date is easier to plan around, especially before your street's gas disconnection. If you are converting gas appliances, ask whether the gasfitter and electrician can coordinate so the house is not left without hot water or cooking for long.
Anyone buying an older Albany home can avoid unexpected costs with a few plumbing checks before settlement. Ask whether the house is on the piped gas network and which appliances run on it, because each will need converting or replacing. A camera inspection of the sewer at $280 to $540 shows whether roots or broken pipes are waiting to cause trouble, especially under big trees and on granite. Check the hot water unit's label for its age and fuel type, and on a rural block ask for the tank pump age and the septic or aerobic unit service records.
Keep each quote with the description you sent until the job is finished and the certificate of compliance has arrived. That record makes it much easier to settle a disagreement about what was included. It also helps the next plumber understand what has already been done to the house, which is especially useful during the gas changeover. For toilets and taps that keep running or dripping, toilet repairs and leaking tap repairs cover the small jobs that are worth adding to any visit. Ask for the gasfitter's paperwork and the warranty details for any new appliance at the end of the job, because a manufacturer will ask for them if a claim is made.
