Need a Plumber on the East Coast?
Tell us the town, what has failed, whether the house is on TasWater or runs on its own tanks, septic system or bore, whether it is a full-time home or a holiday house, and who can let a plumber in. We will connect you with licensed plumbers who can quote from the same details, so their prices line up.
East Coast Plumbing Cost Snapshot
These are typical East Coast ranges for 2026. Distance from the plumber's base, the water and wastewater set-up on the block, sandy or rocky ground and the time of year all move the final figure, so ask for travel to be shown as its own line.
Hire a Plumber East Coast TAS - Get Local Quotes
TasWater supplies reticulated water and sewerage in the larger towns on Tasmania's East Coast, while properties beyond those networks look after their own supply and their own wastewater from roof to soakage area. A holiday home on this coast can sit empty for weeks and then fill with family and guests over summer, which puts a sudden load on tanks, pumps and treatment systems. Plumbers based on the coast cover long stretches of highway between jobs, and some work is booked with businesses travelling from Hobart or Launceston, so travel time is part of almost every quote. When the nearest plumber may be an hour away, a clear description of the job and of the systems on the block can save a second trip and a second travel charge. Post your job on The Quote Yard and we will connect you with licensed plumbers across Tasmania's East Coast who can quote on it.

What Pushes an East Coast Price Up or Down
What Plumbing Costs Between St Helens and Orford
Hourly rates on the East Coast sit in the same $100 to $155 band as the rest of the state, and a call-out with the first hour on site comes to $130 to $260. What separates one East Coast invoice from another is the distance driven and the number of systems the property depends on. A dripping tap in a sewered street in St Helens and the same tap at a shack on tank water outside town take the same time to fix once the plumber is there. The second job may still cost far more because of travel and because the plumber checks the pump while on site. The Tasmanian plumber pricing guide lists statewide bands for each job, and the figures on this page stay within them unless a line says otherwise.
Owners on this coast fall into two broad groups, and each tends to book different work. Full-time residents in towns such as Swansea, Bicheno and Scamander call plumbers for the usual repairs, hot water failures and blocked drains. Holiday home owners, who may live in Hobart, Launceston or interstate, need work done while they are away, so access, photographs and a local key holder become part of the job. Rural owners in the Fingal Valley and the hills behind the coast add farm water, bores and stock lines to the list. Knowing which group you belong to helps you write a clear request. It also tells the plumber whether to plan for an empty house or a family in residence.
Some East Coast work needs more than one business, and it helps to know this before you call. Septic tanks are pumped out by liquid waste contractors rather than plumbers, and new wastewater systems start with a designer's report. Bores are drilled by licensed drillers, while the pump and the pipe to the house can be plumbing work. Gas jobs need a plumber who also holds a gasfitting licence.
What Common East Coast Jobs Cost
The table below lists the jobs East Coast owners ask about most, with typical 2026 ranges for normal working hours. Each band assumes the plumber is coming from a nearby town and can drive close to the house. Add a travel line where the business is more than a short drive away, and expect the top of a band on sandy tracks, steep driveways or islands. Prices for a new wastewater system are left as quoted after design, because the soil report decides the type of system and its size. Ask about the reason for any figure well outside these ranges.
A few of these jobs are worth understanding before you compare quotes. A tank pump that runs for a second every few minutes with every tap shut usually points to a leak on the house side or a failed pressure tank, which is cheaper to fix than a new pump. A UV unit, which uses an ultraviolet lamp to kill germs in tank water, needs a new lamp on the maker's schedule even if the light still glows. Tapware from makers such as Methven, Caroma and Enware can rust or seize faster near the sea, and the quote should name the replacement by brand and model. A septic pump-out is billed by the waste contractor, but a plumber may be needed if the tank lid, outlet or inspection openings are damaged. A dripping tap or a running cistern costs little to add to a visit already booked, and the tap repairs and toilet repairs guides list what those small jobs involve.
| Job | East Coast Band | How It Is Charged | What Moves It |

| Travel to an outlying town | $60 - $200 | Flat or per kilometre | Kilometres and road type |
| Leaking tap repaired | $140 - $320 | Fixed | Washer, cartridge or new tapware |
| Blocked drain cleared by machine | $260 - $650 | Fixed or first hour | Sewer or septic line, length |
| Pressure tank or pump controller replaced | $300 - $750 | Fixed plus part | Controller type and pump model |
| Tank pump replaced | $700 - $1,800 | Fixed supply and install | Flow rate and house size |
| First flush diverter fitted | $180 - $450 | Fixed per downpipe | Number of downpipes to the tank |
| Septic tank pumped out | $450 - $950 | Per visit | Tank volume and hose distance |
| Aerated system service | $180 - $350 | Per visit | Chlorine, parts and travel |
| Frozen or burst pipe repaired | $240 - $850 | Hourly with estimate | Where the split is and access |
| Gas storage or continuous flow hot water | $2,000 - $3,600 | Fixed supply and install | Flue, LPG line and cylinder position |
Travel, Call-Outs and Trip Planning on the Coast
Coastal plumbers charge in the same way as plumbers elsewhere in Tasmania, with a call-out that covers the first hour and then time in quarter or half hour blocks. The difference is the travel line, which can be a flat fee for each town, a rate per kilometre or simply the driving time billed at the hourly rate. A business based in St Helens may treat Scamander as local and charge travel to Pyengana or Mathinna, while a Swansea based plumber may do the reverse for Bicheno and Orford. Some plumbers travel from Hobart, Launceston or Sorell for larger jobs, and they may add accommodation if the work runs over two days. Ask how travel is worked out before you agree to the visit. A written figure for travel avoids a dispute when the invoice arrives.
Planning the work around the plumber's trip is the simplest way to save on this coast. If a plumber is already coming to service an aerated system, adding a tap washer, an outdoor tap or a pump check costs only the extra time and parts. Neighbours in the same street or estate can book together so the travel is shared, as long as each job is quoted and invoiced separately. Planned work such as a hot water changeover is easier to book outside the summer and school holiday weeks, when plumbers are busiest with breakdowns at full houses.
How Travel Shows Up on a Coastal Invoice
A second trip for a part that was not on the van is the most common way travel doubles, so send photos of the fitting first.
From St Helens Down to Orford
The coast is split between two councils, and each has a different mix of town water, sewer and private systems. In the north, Break O'Day takes in St Helens, Scamander, Beaumaris, Stieglitz and Binalong Bay, as well as Fingal, Mathinna and Pyengana inland. Further south, Glamorgan Spring Bay covers Bicheno, Coles Bay, Swansea, Orford, Triabunna, Buckland and the farms and shacks around Cranbrook and Dolphin Sands. TasWater runs water and sewerage in the main towns, and properties outside those networks rely on tanks and on-site wastewater systems. Whether your block is connected is the first thing a plumber will ask.
Housing ranges from 1960s and 1970s shacks with home-built additions to new holiday houses with heat pumps and aerated systems. The older shacks can hide pipe joins under the floor that no one has seen for decades, and they may have a septic tank that was installed long before current rules. New homes in coastal estates tend to have plastic pipe and modern fittings, with problems that come from summer loading rather than age. Bicheno's sewage is treated at a TasWater plant on the Tasman Highway, and in June 2024 the Tasmanian EPA finished assessing a TasWater plan to reuse more of its treated water beyond the golf course and cut discharges to the Old Mines Lagoons. Connected homes in towns like Bicheno have fewer private parts to look after than unsewered homes a few kilometres away. A sewered house still owns its pipes up to the TasWater connection point, so roots or a broken joint on that line are a job for your own plumber.
| Area | Example Places | Typical Set-Up | What Adds Cost |
|---|---|---|---|
| Northern coastal towns | St Helens, Scamander | TasWater in town, tanks and septic beyond | Holiday loading and restrictions |
| Georges Bay and Bay of Fires | Binalong Bay, Stieglitz, Beaumaris | Mixed, check each block | Sandy ground and travel |
| Inland Break O'Day | Fingal, Mathinna, Pyengana | Tanks, bores and farm lines | Distance and frost on exposed pipes |
| Freycinet coast | Bicheno, Coles Bay | TasWater in town, tanks and on-site systems beyond | Granite and summer demand |
| Great Oyster Bay | Swansea, Dolphin Sands, Cranbrook | Town water in Swansea, tanks beyond | Long sandy access and pump work |
| Spring Bay | Orford, Triabunna, Buckland | TasWater from the Prosser system, tanks beyond | Restrictions in dry spells |
Town Water, Restrictions and Peak Season Demand
Some of the small TasWater schemes on this coast depend heavily on rainfall, so a dry summer with full holiday towns can push them close to their limits. TasWater described the Orford and Triabunna supply as a run of the river system that depends heavily on rainfall when it announced Stage 1 restrictions from 2 February 2026. Those restrictions asked for a 20 per cent cut in non-essential use, and they rose to Stage 2 on 27 February as levels at Prosser Dam fell. By late April 2026 the two towns were on Stage 3, aimed at a cut of about 75 per cent, and Scamander had been on Stage 1 since 24 February. A similar Stage 1 period ran at Orford and Triabunna from April to June 2025, until heavy rain over a long weekend topped up the dams. TasWater lifted the 2026 restrictions in all three towns in June, and its website showed no restriction notices when this guide was checked in late October 2026.
Restrictions limit outdoor use such as garden watering, car washing and filling pools and spas, so they change what plumbing work makes sense in a dry year. TasWater also asked people at Coles Bay to watch their use in January 2026, so the town is worth watching in a dry summer. Owners sometimes ask plumbers to connect a rainwater tank to the garden or toilets to ease pressure on the town supply. A tank connected to a house that is also on TasWater mains needs backflow protection, which is a valve that stops tank water flowing back into the public main. Where the device is testable, it is permit work and must be tested each year, and our backflow prevention guide explains the device types. TasWater's website posts the current restriction level for each town.
Supply work on the network is TasWater's responsibility, even when it affects your house. In 2025 TasWater laid a new 885 metre pipeline across the floor of Spring Bay between Orford and Triabunna, replacing a 76 year old cast iron line whose anchors had corroded and caused breaks. Outages from network work like that are not something a private plumber can fix. If water stops across a whole street, check TasWater's outage list before booking a plumber.
Restriction Stages Used at Orford and Triabunna in 2026
TasWater lifts restrictions once it sees steady rain and stronger river flows, so check the current level before planning outdoor plumbing.
Break O'Day and Glamorgan Spring Bay Plumbing Approvals
Tasmanian plumbing work is sorted into categories by a Director's Determination made under the Building Act 2016, and each council acts as the permit authority for its area. Repairs and like for like replacements need no paperwork, while some low risk work must be notified to the council when it is finished. Notifiable work, the third category, needs a notice of work and a certificate of likely compliance, which is the council's approval of the plans, before it starts. The determination lists the design, installation and first start-up of an on-site wastewater system as permit work, the highest category, and the same applies to installing a testable backflow valve. Routine servicing of an aerated system is lower risk work that the council is told about. Pumping out a septic tank is Category 1 work under the determination, but it must be done by a waste transport business licensed by the Tasmanian EPA.
Glamorgan Spring Bay Council handles building and plumbing from its office in Triabunna, and its website explains that it has no building surveyor on staff and that council officers cannot tell owners whether approval is needed. Owners are expected to work this out from the determination, with help from a private building surveyor or their plumber. Break O'Day Council is the permit authority for St Helens, Scamander, Fingal and the rest of the northern area. Glamorgan Spring Bay Council has also published a stormwater policy for new developments, adopted in January 2025, that can require on-site detention, which is a tank or pit that holds storm runoff and releases it slowly. Ask your plumber which category the job falls into, and whether council fees are in the quote. The Building Act 2016, under which the determination is made, is on the Tasmanian legislation website, and councils publish copies of the determination.
| Example Job | Category Under the Determination | Council Involvement | Who Does It |
|---|---|---|---|
| Septic tank pumped out | Category 1 | None | EPA licensed waste transporter |
| New above-ground rainwater tank | Category 2 | No notice for the tank itself | Licensed plumber |
| Aerated system routine service | Category 2 | Council notified | Licensed plumber or approved contractor |
| Non-testable backflow device fitted | Category 2 | Council notified | Licensed plumber |
| Testable backflow device fitted | Category 4 | Plumbing permit | Licensed plumber |
| New on-site wastewater system | Category 4 | Plumbing permit and design | Designer, then licensed plumber |
Septic Systems on Sand and Coastal Dunes
Unsewered blocks close to the beach can sit on deep sand, and sand changes how a wastewater system has to be designed. The Australian and New Zealand standard for on-site domestic wastewater, AS/NZS 1547, groups soils into six categories, with gravels and coarse sands in the first. Those soils drain so quickly that effluent from a basic septic tank gets little filtering before it reaches groundwater, so designers often specify secondary treatment, meaning a system that cleans the effluent further before it is released. The treated water can then be spread through a pressure dosed bed, where a small pump pushes it evenly along perforated pipes. That design costs more than a basic septic tank and trench, which is why a new system on a beach block can cost well above one on loam inland.
Rock creates the opposite problem around Coles Bay and parts of the Freycinet coast, where shallow granite can leave little soil for effluent to soak into. The designer's site and soil report records the soil type, depth to rock or groundwater and distance to waterways, and the council assesses the design against the standard. Pressure dosing lines and distribution pipes are usually PVC or polyethylene from makers such as Iplex and Vinidex. Ask for a copy of the soil report with the quote, because it explains why a particular system was chosen. If the report recommends a system you did not expect, a second designer can review it before you commit to the cost.
What the Ground Means for a New System
Aerated Systems in Homes Used Part of the Year
An aerated wastewater treatment system pumps air through the wastewater so that bacteria break it down, then disinfects the treated water before it is spread on the ground. Each model sold in Tasmania works under a certificate of accreditation issued by the Director of Building Control under the Building Act 2016. The certificates published by the state regulator require servicing at intervals of no more than three months, and the owner must keep a maintenance contract with the council, the supplier or another approved contractor. The contractor sends a report to the council and the occupant after each service, and the sludge must be removed by a waste transporter licensed for the purpose. Taylex, Envirocycle and Fujiclean all make aerated systems, and each brand has its own parts and servicing steps. Ask which model you have before you call, so the right technician comes.
Holiday homes ask more of an aerated system than a full-time house does. The bacteria need a steady flow of wastewater, and a house that sits empty for weeks then fills with ten people at Christmas can overload a system sized for a smaller household. Ask the designer or service contractor whether your model suits that pattern, and whether the alarm will reach someone if it sounds while the house is empty. Chlorine tablets, air blowers and irrigation pumps are the parts that fail or run out most often. A service just before the summer peak gives the system the best chance of coping.
| Warning Sign | Likely Cause | Typical Cost | Good to Know |
|---|---|---|---|
| Alarm sounding or light flashing | Blower, pump or high water level | $180 - $350 call plus parts | Note the alarm code if shown |
| Strong smell near the tank | Air blower failed | $450 - $1,100 for a blower | Bacteria suffer without air |
| Wet or green patch in the irrigation area | Blocked or broken sprinkler line | $200 - $500 | Keep vehicles off the area |
| Slow drains after a full house | System overloaded | $180 - $350 service | Spread out washing loads |
| Service overdue | No current contract | $180 - $350 a visit | Council may follow up |
| Tank full of sludge | Pump-out due | $450 - $950 | Licensed waste transporter needed |
Sizing Rainwater for a Full House at Christmas
Homes that run only on rainwater need enough storage to carry the house through dry weeks, and on this coast the driest stretch can coincide with the busiest. Each millimetre of rain on one square metre of roof gives about one litre of water, so a 150 square metre roof collects about 1,500 litres from 10 millimetres of rain, less the first flush and spillage. As a worked example, eight people each using 150 litres a day would need 1,200 litres a day, or 36,000 litres over 30 days without rain. Working through the same sums with your own roof area, tank volume and guest numbers shows whether you need more storage, more roof feeding the tanks or a plan for water carting. Steel tanks lined with BlueScope Aquaplate and polyethylene tanks are both made in a wide range of sizes.
When a tank runs dry, water carters can refill it, and in Tasmania anyone who supplies bulk drinking water by tanker must be registered with the local council under the Public Health Act 1997. Book carted water early in a dry summer, because demand rises across the coast at the same time. The Department of Health recommends first flush diverters as a routine fitting, which send the first dirty water off the roof to waste before it reaches the tank. Leaf screens on spouting and a sealed tank inlet keep out leaves, birds and possums. A tank that is not cleaned builds up a layer of sediment on the floor, and cleaning costs $300 to $700. Our spouting repairs and gutter guard installation guides cover the roof side of a clean supply.
Bushfire season adds another reason to think about tank water. After a fire, the Department of Health advises disconnecting the roof from the tank where there is no first flush diverter, until ash and debris are washed off, and treating the water as unsafe if it looks, smells or tastes unusual. New homes in bushfire-prone areas can need a dedicated firefighting water supply as well, which the building surveyor will set out. A plumber sizing tanks for a new build should know about both needs before quoting.
A Quick Rainwater Check for a Holiday Home
Pumps, Pressure and Filters for Tank Homes
A tank supply depends on a pump, and the pump has to suit the house it serves. A small pump that copes with two people can struggle when two showers, a dishwasher and a washing machine run at once in a full holiday house. The pump is matched to the flow and pressure the house needs, measured in litres per minute and in the height and distance the water has to travel. Pressure is held by either a pressure tank, which stores a small amount of water under air pressure so the pump starts less often, or an electronic controller that starts the pump when a tap opens. Davey, Grundfos and Onga all make house pumps and pressure controllers. A replacement typically costs $700 to $1,800 installed, and the quote should name the model and its flow rating.
Filters and disinfection decide whether tank water is fit to drink. A typical set-up uses a sediment cartridge to catch fine particles, a carbon cartridge for taste and a UV unit to kill germs, each with its own replacement schedule. A pump sitting in salt air or full sun wears faster, so a vented cover or small shed protects it. The pump also needs a power point, and any new circuit is a job for an electrician, which the East Coast electrician guide covers. A pump that will not hold pressure is traced by checking the pressure tank, the controller and the pipework for leaks, which is routine fault finding for residential plumbers.
| Part | What It Does | East Coast Band | When to Replace |
|---|---|---|---|
| Tank pump | Pushes water from tank to house | $700 - $1,800 installed | Noisy, leaking or will not build pressure |
| Pressure tank | Reduces how often the pump starts | $300 - $750 | Pump starts every time a tap opens |
| Electronic controller | Starts and stops the pump on demand | $300 - $650 | Pump cycles or runs on |
| Sediment and carbon cartridges | Remove particles and improve taste | $150 - $400 serviced | On the maker's schedule |
| UV lamp | Kills germs in drinking water | $150 - $400 serviced | Yearly or as the maker states |
| Pump cover or shed | Shields from salt, sun and frost | $150 - $600 | When rusted or missing |
Bores in the Fingal Valley and Around Mathinna
Some farms and rural blocks inland from the coast draw water from bores, and a bore brings its own rules and its own specialists. Building a new bore for water supply, or making major changes to an existing one, needs a well works permit from the Department of Natural Resources and Environment Tasmania anywhere in the state. The permit is issued under Part 7 of the Water Management Act 1999, and the department asks applicants to allow at least ten working days for a domestic bore. The work must be done by a licensed driller, who reports the depth, water level and any water test to the department and gives a copy of the drilling log to the landholder. A landowner can then take groundwater for any purpose without a water licence, unless the land is in a declared groundwater area or a water management plan requires one.
Bore water can carry iron, hardness or bacteria, so it should be tested before anyone drinks it. The department recommends testing at a laboratory accredited by the National Association of Testing Authorities (NATA) once a bore is finished. A submersible bore pump sits deep in the casing and is lifted out with special gear, so pump replacement is often done by a bore pump specialist, while the pressure system and pipe to the house can be the plumber's job. Replacing a bore pump typically costs $1,800 to $4,500, depending on depth and pump size. Ask whether one business will handle both parts, or whether you will need two quotes. Exposed pipe on frosty inland flats can also split in a cold snap, and repairs typically cost $240 to $850, so lagging the pipe from the bore head is worth doing during any visit.
Who Does What on a Bore Supply
Keep the drilling log and permit with the house papers, because a new owner can take over the permit with written notice.
LPG Cylinders, Bulk Tanks and Gas Fitting Notices
Tas Gas Networks says its natural gas network covers more than 58,000 Tasmanian properties. The towns it lists are Hobart, Launceston, Devonport, Burnie and a group of northern centres, and no East Coast town appears among them. Gas appliances on this coast therefore run on liquefied petroleum gas (LPG), either from cylinders or a larger bulk tank, from national suppliers such as Elgas, Origin and Supagas. Our gas plumbers guide explains cylinder sizes and how a two-cylinder set-up switches automatically when one runs out.
Every gas fitting job in Tasmania needs a gas fitting notice signed by the gasfitter who did the work. A house with ordinary appliances is usually a standard installation, which needs a certificate of compliance. The gasfitter must send the signed copy to the Director of Gas Safety within 48 hours of commissioning the installation, with copies to the owner and the gas supplier, under the Gas Safety Act 2019 and the Gas Safety Regulations 2021. Ask for your copy of the certificate on the day, and keep it with the house records for insurance and for any future sale. Cylinder delivery is part of the picture too, because the supplier's truck needs safe access to the cylinders and the cylinders need to sit clear of doors, windows and drains. Moving the cylinders to suit a delivery route means new gas pipework, so the price of that work should be in the quote.
| Gas Job | East Coast Band | Paperwork | Good to Know |
|---|---|---|---|
| Two-cylinder LPG set-up | $250 - $500 labour | Certificate of compliance | Cylinders come from the supplier |
| Gas appliance serviced or repaired | $160 - $450 | Notice if gas fitting is done | Salt air can corrode burners |
| Appliance disconnected and capped | $180 - $430 | Certificate of compliance | Needed before an electric changeover |
| Gas cooktop connected | $180 - $350 labour | Certificate of compliance | Bayonet or fixed connection |
| Gas hot water fitted | $2,000 - $3,600 supplied | Certificate of compliance | Flue clearances on small decks |
| Gas leak located | $160 - $450 | Notice for any repair | Leave the house and call from outside |
Choosing Hot Water for a Part-Time Coastal Home
The right hot water system for a holiday house depends on how often it is used and who is there to look after it. An electric storage unit costs $1,450 to $2,500 to replace, and Rheem and Dux both make units in the common tank sizes. A heat pump costs $3,400 to $5,600 and uses much less electricity, with models made by Stiebel Eltron, Reclaim Energy and iStore. Gas continuous flow units, which heat water only while a tap is running, cost $2,000 to $3,600 and are made by Rinnai and Bosch among others. A continuous flow unit keeps no tank of water hot while the house is empty, but it relies on the LPG cylinders being kept full. Whichever type you choose, the plumbing standard caps the hot water temperature at bathroom outlets, which is why quotes include a tempering valve.
Placement matters more on the coast than in town. An outdoor unit facing the sea collects salt on its casing and fittings, so a sheltered wall or the back of the house is a better spot. Ask the plumber how to switch the system off and on again when you leave and return, and write the steps down by the unit. Heat pumps and new electric units need an electrician for the wiring, and the hot water electricians guide explains that side. Heat pump and solar systems may also attract small-scale technology certificates, a federal credit the installer usually takes off the price, and hot water plumbers covers the choices in more detail.
Matching Hot Water to How the House Is Used
When Something Fails Far From the Nearest Plumber
A real plumbing emergency is water you cannot stop, sewage coming into the house or a smell of gas, and an after hours call-out for any of those costs $210 to $480 before work starts. On this coast the plumber may be an hour away, so the first few minutes are up to you. Turn the water off at the TasWater meter, or switch off the tank pump at the power point or switchboard, which stops the flow on a tank supply. For a gas smell, turn the cylinder valve off if it is safe to do so, leave the house and call from outside. If sewage is backing up in several houses along a sewered street, call TasWater on 13 6992 first, because the fault is likely in the main. Once the water or gas is safely off, ask whether the repair can wait for normal hours, because emergency plumbers charge more after hours.
Holiday homes face a particular risk, because a leak can run for weeks before anyone notices. A burst hose or failed valve can drain a tank and burn out the pump, as well as damaging floors. Shutting off the water at the meter or pump before leaving, as covered in our Devonport and Burnie plumbing guide, removes most of that risk. If the house must keep water on for a garden system, ask a plumber about an automatic shut-off valve.
Insurance claims are easier when a local person can act quickly. A neighbour or key holder who knows where the meter, pump switch and gas cylinders are can stop the damage and let the plumber in. Photographs taken before any repair, the plumber's written note of the cause and the invoice all help with a claim. Many policies have conditions for homes left empty for long periods, so read yours before the off season. Our leak detection guide explains how a hidden leak is found without opening up walls at random. A water meter reading taken as you leave and again when you return is a cheap way to spot a slow leak on a sewered house.
Who Regulates East Coast Plumbers Since the CBOS Split
Plumbers and gasfitters in Tasmania must be licensed, and only the short Category 1 list of simple jobs can be done by an owner. Since 1 October 2026, the work of Consumer, Building and Occupational Services (CBOS) has been divided between Building Standards Tasmania and Consumer Affairs Tasmania. You can check a licence through the state's online search before booking, and the number should appear on the quote. A plumber who also holds a gasfitting licence can handle LPG hot water or a cooktop in the same visit. Ask about this when you book a mixed job, because it saves a second trip to the coast.
If a job goes wrong, start with the plumber and set out the problem in writing with photographs and the original quote. Residential building and plumbing disputes generally go through the regulator's dispute process first and can then go to the Tasmanian Civil and Administrative Tribunal. Complaints about TasWater that are not resolved with the utility can go to the Ombudsman Tasmania. Plumbing work must meet the Plumbing Code of Australia and the AS/NZS 3500 series of plumbing standards, published by Standards Australia. Gas work is measured against AS/NZS 5601, the gas installation standard. Keep the quote, invoice, council paperwork and any gas certificate together, because each body will ask for them.
| Concern | Where to Start | If Not Resolved | Have Ready |
|---|---|---|---|
| Faulty or unfinished plumbing | Written complaint to the plumber | Regulator dispute process, then TASCAT | Quote, invoice and photographs |
| No gas certificate supplied | Ask the gasfitter in writing | The Director of Gas Safety | Date and address of the work |

What to Look Out For in an East Coast Septic, Tank or Gas Quote
A useful East Coast quote sets out the parts of the job that change most with distance and site. It shows travel as its own line and says whether a return visit is charged again. It names pumps, treatment systems and hot water units by brand and model, along with any backflow valve, such as a Zurn Wilkins or Watts device. For wastewater work, it refers to the designer's soil report and states which council fees and permit costs are included. For gas work, it says a certificate of compliance will be issued. It also states how the plumber will get into the house if you are not there.
Some warning signs are worth knowing before you sign. A price for a new wastewater system given before any soil report is a guess rather than a quote. A tank connection to a house on mains water that does not mention backflow protection leaves out a required part. Be cautious of anyone who offers to fit a system without a permit, or who will not give a licence number, and turn down requests for a large cash deposit.
Quote Must-Haves and Red Flags
A firm price for a new system quoted before anyone has assessed the soil.
An offer to install wastewater or backflow work without the council permit.
Getting Comparable Quotes When You Live Away From the Coast
Owners who live in Hobart, Launceston or on the mainland can still get comparable quotes if every plumber starts from the same written description. Include the street address, whether the house is on TasWater or its own tanks, septic, aerated system or bore, and the make and model of each pump, treatment unit and hot water system. Add clear photographs of the problem, the labels and the area around the equipment, and say how many people use the house at its busiest. Mention sandy tracks, steep driveways or a locked gate, and give the name and number of the person who can let the plumber in. With that information, each plumber can price the same job without a separate visit just to look.
For a small repair, one or two quotes are often enough, while a new wastewater system, a bore pump or a hot water changeover deserves three. Ask each plumber how long the quote stands, when they expect to be in your area and whether any part of the price depends on what they find. A quote from a business based on the coast can be compared with one from a firm in Hobart or Launceston once travel is shown separately. Our Hobart plumbing guide and Launceston plumbing guide explain how city plumbers price their time.
Some jobs will be quoted by a mix of local and visiting businesses, and each brings something different. A plumber who lives on the coast may be able to come back sooner if a part fails in the first weeks, which matters on a tank or aerated system. A larger firm from the city may carry more stock and send two people for a big installation. Comparing the two is easier when both quotes use the same job names, such as those listed on the Tasmanian plumbing services hub. Owners who also hold property in the far south can compare with our Huon Valley plumbing guide, which covers tank and septic homes there.
Buyers of an East Coast property should ask for the wastewater approval, the latest service reports for any aerated system and the age of the tank pump before settlement. A sewer camera inspection is worth arranging on an older sewered house, and a pump-out and inspection on an older septic system. Keep every quote, the photographs and the final paperwork together until the job is finished and any council certificate has arrived. That record helps settle any disagreement about what was included. It also gives the next owner or plumber a clear history of the systems on the block.
