Typical South West Cleaning Costs
Costs move with property size and condition, distance from Geographe Bay or the open Indian Ocean and the salt that comes with it, how much winter rainfall and shade the property sits under, canopy from karri and marri through the timber towns, whether the property runs on tank water and a septic system, travel across a region stretching from Bunbury down to Augusta and inland to Manjimup, and the season. January and Easter tighten availability hard, and the winter sprinkler ban from 1 June to 31 August applies across the South West as well as Perth.
Cleaning Services Cost Bunbury and the South West WA 2026 - Complete Pricing Guide
The South West is the wettest and greenest corner of Western Australia and its cleaning market reflects that, not the dry conditions most of the state deals with. Bunbury anchors it as the third largest city in the state, with a port, a hospital and a steady year round domestic and commercial trade. Along Geographe Bay, Busselton and Dunsborough run on holidays, with the 1,841 metre Busselton Jetty, described as the longest wooden jetty in the Southern Hemisphere, at the centre of the visitor trade. South and west of that, Yallingup, Margaret River and Augusta carry a premium wine and tourism economy on the open Indian Ocean. Inland, Nannup, Bridgetown, Manjimup and Pemberton sit under karri and marri forest. On price in 2026, a regular three bedroom clean runs $135 to $245 and a one-off deep clean $350 to $740. A holiday changeover is $145 to $260, a three to four bedroom vacate clean $460 to $960 and an exterior house wash $380 to $1,080. Two local factors matter more here than anywhere else in the state. High winter rainfall makes mould and damp a recurring problem, not an occasional one. And Phytophthora dieback, a soil borne plant disease that kills native roots, makes contractor hygiene a real question on any bushland block. Add ocean salt round the capes, a karri and marri canopy through the timber towns, tank water and septic on most rural blocks, and a firebreak notice deadline before every summer, and a South West quote carries lines the rest of the state has never needed.

Cost Depth: Rain, Salt and a Pathogen in the Soil
Interior cleaning in the South West is priced much as it is in regional Western Australia generally, and the exterior and remedial side of the market looks nothing like the rest of the state. Most of Western Australia is dry. This corner is not, and the consequences run right through a maintenance budget. High winter rainfall, heavy canopy, shaded elevations and a long cool damp season put mould and damp on the job list as a recurring item at $280 to $850, where a Perth or Wheatbelt household might never book it. Ocean salt along Geographe Bay and the open coast sets the glass and metal schedule. And Phytophthora dieback puts a hygiene obligation on any contractor moving soil or equipment between rural properties, which is worth asking about up front.
Costs reflect property size and condition, distance from Geographe Bay or the open Indian Ocean, winter rainfall, shade and canopy, whether the property runs on tank water and an on-site wastewater system, whether it sits in dieback risk country, travel from Bunbury down to Augusta and inland to Manjimup and Pemberton, and the season, with the summer and Easter peaks tightening availability and the sprinkler ban running 1 June to 31 August across the South West.
Cleaning Costs Across Bunbury and the South West for 2026
Four distinct markets sit inside this region and they buy cleaning on different terms entirely. Bunbury is the steady one and the largest. The city and the suburbs around it through Australind, Dalyellup, Eaton and Gelorup carry a conventional domestic market at $135 to $245 a visit for a regular three bedroom house and $350 to $740 for a one-off deep clean, with a commercial layer across the port, the hospital, the education sector and light industrial estates. Hourly rates sit at $45 to $82 for an independent operator and $84 to $120 for a two person team, a little under the metropolitan Perth market.
Geographe Bay is the holiday market of the four. Busselton and Dunsborough hold a large stock of houses let or used seasonally rather than lived in, and the cleaning calendar there is organised around changeovers instead of regular visits. Changeovers run $145 to $260 for a three bedroom house, with peak loadings through January and Easter. Margaret River, Yallingup and Augusta form the premium and exposed market. Cellar doors, breweries, restaurants, guest houses and dedicated wedding properties generate a commercial trade scheduled around events, and the properties themselves face the open Indian Ocean with the salt load that follows. Compared against the wider Western Australian cleaning services picture, this is the part of the state where exterior maintenance is least avoidable.
Inland is the fourth market and the quietest. Donnybrook, Bridgetown, Nannup, Manjimup, Pemberton and Collie sit under karri and marri forest on larger blocks, mostly unsewered, often on tank water, with genuine travel from any larger centre. Interior rates match the coast and minimum job values do not, which is the same arithmetic the Avon Valley and Wheatbelt towns work on. Two things cut across all four and neither applies in most of Western Australia. This is the wettest part of the state, so mould and damp are a recurring expense, not an occasional one. And Phytophthora dieback is present through much of the higher rainfall country, which puts a hygiene question on any contractor bringing a vehicle or equipment onto a rural block.
Cleaning Prices Across the South West
Interior rates here are ordinary regional figures and the exterior side is not. Hourly figures are $45 to $82 for an independent operator and $84 to $120 for a two person team, with a three bedroom house at $135 to $245 through house cleaning, a two bedroom unit at $100 to $185 and a one-off deep clean at $350 to $740. Vacating a three to four bedroom house costs $460 to $960. Those figures hold reasonably across Bunbury, the bay towns and the inland centres.
Two lines appear on South West invoices that most Western Australian households never see. Mould and damp treatment at $280 to $850 is a recurring item here, not an emergency, because high winter rainfall and heavy shade keep surfaces wet for months. And on anything near open ocean, exterior washing at $380 to $1,080 is maintenance for the building fabric, not presentation.
Gutter work prices on canopy rather than floor area through the timber towns and the forested blocks. A treed single storey property runs $250 to $570 a visit and wants two or three visits a year, where a Bunbury suburban house manages on one. The last of those visits has a firebreak notice date attached to it, which concentrates demand into a narrow window. Availability follows a holiday calendar, not a working one. The quiet window is roughly May through to November, which is when one-off and project work should be booked. From Boxing Day into late January, and again over Easter, changeover work absorbs the regional capacity and a Bunbury householder wanting a deep clean competes with every holiday turnaround between Busselton and Augusta.
| Service | Price | Charged On | What Moves It |
|---|---|---|---|
| Independent operator hourly rate | $45-$82 | Per hour | Town, travel, supplies included |
| Two person team | $84-$120 | Per hour | Large houses, venue work |
| Regular house clean, 3 bedroom | $135-$245 | Per visit | Weekly or fortnightly cheaper per hour |
| Holiday changeover, 3 bedroom | $145-$260 | Per property | Linen, sand, turnaround window |
| One-off deep clean, 3 bedroom | $350-$740 | Per job | Far cheaper May to November |
| Mould and damp treatment | $280-$850 | Per job | Extent, cause, whether the fix is structural |
| Salt and exterior house wash | $380-$1,080 | Per job | Storey height, envelope area, exposure |
| Gutter clean, treed single storey | $250-$570 | Per visit | Canopy density, roof pitch, access |
Geographe Bay and Open Ocean Salt
This coast has two quite different exposures and they are only a few kilometres apart. Geographe Bay faces north and sits in the lee of Cape Naturaliste, so Busselton, Dunsborough and the bay foreshore take a moderate salt load with relatively sheltered water. Round the cape the aspect and the exposure both change completely. Yallingup, Gracetown, Prevelly, the Margaret River mouth and Augusta face the open Indian Ocean and the Southern Ocean, with onshore wind and swell putting salt aerosol across properties at a rate the bay side never sees.
What salt attacks is specific and visible within a few years on an unmaintained property. Aluminium frames pit and bloom white, and powder coating chalks and loses gloss on the windward elevations first. Stainless balustrades, barbecues and outdoor fittings tea stain, which is a surface iron deposit and not true rust, and lifts if it is caught early. Springs and fixings on a garage door corrode from the inside out, and the glass holds a mineral film that ordinary glass cleaner leaves behind.
Fresh water and frequency beat any stronger product. Rinsing frames, tracks, balustrades and metal fittings every few weeks does more for an exposed South West house than an annual chemical treatment, because salt damage is cumulative and the point is to stop it accumulating in the first place. On the schedule side an open coast property wants window cleaning three times a year against twice on the bay, and a genuine annual house wash across the whole envelope including frames, tracks and the underside of eaves. An operator quoting that as a quick blast of the walls has not understood what the job exists to do.
| Location | Exposure | Glass Cleaning | Metal and Exterior Note |
|---|---|---|---|
| Yallingup, Gracetown, Prevelly | Severe, open Indian Ocean | 3 times a year | Rinse metal fortnightly, expect frame pitting |
| Augusta and the capes | Severe, two oceans meeting | 3 times a year | Powder coating chalks on windward walls |
| Margaret River mouth and coast | Severe | 3 times a year | Tea staining on stainless within a few years |
| Dunsborough and the bay foreshore | Moderate, sheltered aspect | 2-3 times a year | Bay water, far gentler than the capes |
| Busselton foreshore | Moderate | 2-3 times a year | Jetty side exposure, moderate load |
| Bunbury, Australind, Dalyellup | Light to moderate | Twice a year | Coastal but less exposed |
| Nannup, Bridgetown, Manjimup | Negligible | Twice a year | Price and schedule as inland forest |
Phytophthora Dieback and Contractor Hygiene
Nothing in a cleaning guide for the eastern states needs this section and in the South West it matters. Phytophthora dieback is a plant disease caused by Phytophthora cinnamomi, an introduced water mould that attacks plant roots and rots them, cutting off water and nutrient uptake until susceptible vegetation dies. More than forty per cent of native Western Australian plant species are susceptible, jarrah, banksias, grasstrees and zamia palms among them, and the disease affects country receiving more than four hundred millimetres of annual rainfall across the south west, hitting hardest above six hundred millimetres, a description that covers most of this region.
The reason it belongs on this page is how it moves. Left alone the pathogen spreads slowly, roughly a metre a year through connected roots and downhill with water flow. Human activity does the rest and does it fast, through road construction, earth moving, driving vehicles on bush tracks and stock movement. A contractor who works a dieback affected rural block in the morning and a clean one that afternoon, with mud still on the tyres and the equipment, is a dispersal vector.
The hygiene protocol is well established and far from onerous. Vehicles get cleaned before entering bushland, with particular attention to wheels, undercarriage and cargo areas, brushing soil and mud off before washing at a dedicated facility. Tools and equipment get brushed free of debris and then sanitised with methylated spirits or a diluted bleach solution. Footwear goes in and comes out free of mud and soil, with boot wash stations where they exist, and walking in wet conditions is minimised.
For a householder on a rural or bushland block the practical step is simply to ask. The Department of Biodiversity, Conservation and Attractions manages dieback across the conservation estate and the hygiene principles are published widely by local government and catchment groups. A contractor who knows what you are asking about and has an answer is a contractor who works this region properly. One who has never heard of it is telling you something.
Asking a Contractor the Dieback Question
What it is: Phytophthora cinnamomi, an introduced water mould that rots plant roots. Over forty per cent of native Western Australian plant species are susceptible, including jarrah, banksias, grasstrees and zamia palms, and it affects country above four hundred millimetres of annual rainfall with the greatest impact above six hundred.
How it travels: slowly on its own, about a metre a year through roots and downhill with water. Rapidly with human help, through earth moving, vehicles on bush tracks and soil carried on tyres, equipment and boots. A contractor moving between rural blocks in a muddy vehicle is the mechanism. The protocol: vehicles cleaned before entering bushland with attention to wheels, undercarriage and cargo areas, soil brushed off before washing at a dedicated facility, tools brushed clean then sanitised with methylated spirits or diluted bleach, footwear free of soil in and out, and no moving soil or plants from infested to clean ground. Earthworks in dry months, with no soil pushed upslope.
On a rural or bushland block, ask whether the operator follows dieback hygiene. The answer tells you how well they know this country.
High Rainfall, Shade and Mould
No part of Western Australia is damper, and the cleaning consequences run year round.
A long cool wet winter, heavy canopy through the forest country and shaded southern elevations keep surfaces wet for months at a stretch. That produces the pattern most of the state does not deal with. Black spotting in the top corners of external walls, mould behind furniture standing against a cold wall, growth on bathroom ceilings, algae on paths, decks and south facing render, and a musty smell in rooms that stay closed. Separating condensation from a building fault is the whole skill, and it decides who pays. Condensation forms where moist household air meets a cold surface, and it responds to heat and air movement. A building fault puts water into the fabric from outside, and no amount of ventilation fixes a blocked gutter dumping into a wall cavity, a failed roof valley, a leaking shower or a bathroom fan discharging into the roof space.
Treatment that lasts addresses the cause before the surface. Through mould removal and prevention expect $280 to $850 depending on extent, with the work covering treatment of affected surfaces, getting air moving, making the exhaust fan genuinely discharge outside and run long enough, and clearing whatever has blocked a subfloor vent. A patch wiped with diluted bleach loses its colour and keeps every condition that produced it. The supermarket and hardware options, Exit Mould and Selleys Rapid Mould Killer among them, work the same way and carry the same limit, and on a property running a septic system they are the products to keep out of the drains.
Outside, algae on paths and decks is a safety matter before it is a cosmetic one through a wet winter, particularly on sloping ground. The slow acting outdoor treatments are worth knowing about here, because they work over a few weeks with no pressure wand at all, which suits a surface that cannot take pressure. 30 Seconds Outdoor Cleaner is a Bunnings line and Wet and Forget sells through garden and turf suppliers. Concrete and paver cleaning there is best tackled in autumn before the rain sets in, and the method is detergent with a dwell time at the lowest pressure that works, because blasting timber decking raises the grain and makes it hold more water.
Telling Condensation From a Building Fault
Condensation: forms where moist household air meets a cold surface, and shows in the top corners of external walls, behind furniture on cold walls, on bathroom ceilings and around window reveals, and heat and air movement are what fix it. Run the heating in rooms that get none, pull furniture off external walls, air the house on dry days and run the exhaust fan twenty minutes after a shower. A building fault: puts water into the fabric from outside, and ventilation will not touch it. A blocked or overflowing gutter, a failed roof valley, a leaking shower tray, a cracked downpipe or a bathroom fan discharging into the roof space are all repairs. Look for a wet patch that follows the rain and not following the weather inside.
What does not work: wiping growth off with diluted bleach. It removes the colour and leaves the cause, so it returns on the same wall within weeks. Treat the surface only after the conditions that produced it have changed, and get the cause identified before paying for remedial work.
Establish the cause before treating the surface, because in this climate a mould problem treated as a cleaning problem simply comes back every winter.
Karri, Marri and the Timber Towns
The forest country inland runs a maintenance pattern closer to the Perth Hills than to the coast. Bridgetown, Nannup, Donnybrook, Pemberton, Manjimup and the blocks between them sit under karri, marri and jarrah, with karri reaching heights that put serious canopy well above a roofline. Those species shed continuously rather than seasonally, dropping narrow hard leaf, bark in sheets and strips, and in the case of marri a heavy woody fruit that blocks a downpipe outlet on its own. The practical consequence is frequency, not difficulty on any single visit. Gutter cleaning on a treed property runs $250 to $570 for a single storey and wants two or three visits a year, and the last of them has a firebreak notice date attached, as it does across the Perth Hills. A gutter packed with dry karri and marri leaf is ember fuel sitting at the junction of the roof and the wall.
Height and access complicate the job further again. Forest blocks are frequently sloping, driveways are often long, gravel and narrow, and a single storey house built into a slope can present a four or five metre drop on the downhill side. A raised work platform cannot reach many of these roofs, so access reverts to ladders and anchors, and the operator should be able to state their method without being prompted. Roof growth is the other forest item to budget for. Shade and sustained damp mean moss, lichen and algae establish on tiles and sheeting, and roof cleaning on that is a treat, dwell and low pressure rinse, not a pressure job, because high pressure drives water under the laps and strips the surface coating off concrete tiles.
What the Timber Country Puts on a Roof
The shed load: karri, marri and jarrah drop narrow hard leaf year round, bark in sheets and strips that wrap brackets and dam a gutter, and marri nuts heavy enough to block a downpipe outlet on their own. Two or three gutter clearings a year rather than one, with the last of them before the fire season date. Height and access: sloping blocks, long gravel driveways and a four or five metre drop on the downhill side of what looks like a low roof. Platforms often cannot reach at all, so the job becomes ladders and anchors. Ask the access method and the fall protection before accepting a price.
Roof growth: shade and sustained damp establish moss, lichen and algae on tiles and sheeting. Treat, dwell and rinse at low pressure, because pressure drives water under the laps and takes the surface coating off concrete tile. Expect a repeat every two to four years in deep shade.
Frequency, access and growth between them explain nearly all the difference between a forest block and a Bunbury suburban roof.
Cellar Doors, Breweries and Venues
Margaret River runs a commercial cleaning market on a scale the rest of regional Western Australia does not. The wine region established from the 1960s around Margaret River, Wilyabrup, Cowaramup and Yallingup carries cellar doors, breweries, distilleries, restaurants, produce venues, guest houses and dedicated wedding properties in genuine concentration. Commercial cleaning there is scheduled on trading days and event dates instead of a weekly rhythm, and weekends are the load, which is the reverse of an office contract. Cellar door cleaning has a scope of its own. Expect tasting benches and spittoons, glassware in real volume, tiled and polished concrete floors that hold wine spill, customer bathrooms taking several hundred people a day in season, and outdoor furniture and lawn areas. Spilt red wine on grout and polished concrete wants treating quickly, and venues that leave it for the weekly clean pay for stain work instead.
Wedding and function cleans are the bigger ticket at $370 to $1,400 depending on covers and scope, and the timing is unforgiving because the work happens overnight or at first light between a Saturday reception and a Sunday lunch service. The marquee floor, bathrooms, kitchen and glassware, outdoor furniture and grounds all have to be reset inside a few hours. Two items sit outside a general venue contract and get forgotten. Commercial kitchen exhaust cleaning runs on its own schedule with its own certification. And commercial pressure cleaning for car parks, entries and paved courtyards is periodic work that gets skipped whenever it is bundled into a monthly figure instead of priced on its own line.
| Commercial Job | Figure | How Often | What To Watch |
|---|---|---|---|
| Cellar door daily clean | $120-$290 | Each trading day | Glassware volume sets the hours |
| Cellar door deep clean | $440-$1,080 | Quarterly | Grout, polished concrete, outdoor areas |
| Brewery or distillery floor clean | $150-$390 | Nightly or after trade | Wet floors, drains, spill management |
| Restaurant close down clean | $150-$380 | Nightly | Kitchen separate from front of house |
| Wedding or function reset | $370-$1,400 | After each event | Overnight or first light turnaround |
| Marquee floor clean | $2.50-$5.00 a sq m | After each event | Mud and wine through a wet season |
| Guest house changeover | $130-$290 | Between bookings | Linen and restocking included or not |
| Car park and courtyard pressure clean | $0.90-$2.20 a sq m | Twice a year | Price it as its own line |
Holiday Houses and the Summer Peak
Geographe Bay and the capes run on a population that arrives for three weeks and leaves. A large share of the housing through Busselton, Dunsborough, Yallingup, Gracetown, Prevelly and Augusta is a second home or a let property and not a permanent residence, filling over summer and standing empty for much of the rest of the year. The result is a changeover market in place of a regular visit market, scheduled around Friday arrivals and Sunday departures through the warmer months, on the same pattern as the Mandurah and Peel coast.
Changeover pricing is $145 to $260 for a three bedroom house and $225 to $425 for four to six bedrooms, with peak loadings of twenty to forty per cent through the busy weeks. The cleaner either handles linen or sends it to a commercial laundry, and which it is should be explicit in the quote because it moves the figure materially. There is a second product owners regularly forget to ask for. An open-up before the owners themselves arrive is a different job from a guest changeover: airing a house shut through a wet winter, running the heating ahead of time, wiping what settles in a closed building, checking for growth in the usual places and making beds, at $90 to $205. A South West house closed through July and August does not feel right after a wipe-through alone.
Two peaks matter here, which catches owners who plan around summer alone. Christmas through late January is the obvious one. Easter is the second and nearly as tight while landing on a different part of the calendar each year. Operators look after their established holiday house clients across both, so a new owner arriving in December looking for a changeover team is generally too late.
| Service | Off Peak | Peak Loading | Typical Scope |
|---|---|---|---|
| Changeover, 2 bedroom | $125-$200 | 20-40 per cent | Linen, wet areas, kitchen, floors, sand control |
| Changeover, 3 bedroom | $145-$260 | 20-40 per cent | As above plus outdoor furniture and restocking |
| Changeover, 4 to 6 bedroom | $225-$425 | 20-40 per cent | Two person team, hard turnaround deadline |
| Owner open-up before arrival | $90-$205 | Modest | Airing, heating on early, growth check, beds |
| Mid-stay service, longer bookings | $95-$190 | Modest | Linen refresh, wet areas, bins |
| End of season deep clean | $350-$740 | Cheapest May to November | Everything a changeover skips |
| Linen handled commercially | $8-$18 a bed | Flat | Often quoted separately, check the figure |
| Winter airing visit, empty house | $85-$180 a visit | Flat | The cheapest mould prevention available |
Short Stay and the Regional Rule
Short stay letting here sits under a state register, and the planning rule layered on top of it comes from the shire. Registration is now compulsory for every Western Australian short stay property, required from 1 January 2025 whether or not planning approval is needed, for a twelve month term renewed annually. Planning WA publishes the requirement and the process, and registration applies regardless of how the planning side falls. The planning position is where South West owners have to look locally. The ninety night unhosted exemption from development approval applies across the thirty Perth metropolitan local governments, and councils outside that set were given flexibility to set their own approval requirements for local conditions. Every local government in this region sits outside the metropolitan group, so the applicable rule for a Busselton, Augusta Margaret River, Dardanup or Nannup property is the local one.
Accommodation counts as hosted where the host lives on site, and that is exempt from planning approval across the state, with registration still required. Where the let is a separate chalet, studio or self-contained unit on the same block, the shire makes that call too, and it will not necessarily follow the main dwelling. For cleaning the compliance layer changes the paperwork and not the work. Changeover scope stays the same: linen, bathrooms, kitchen and glassware, floors, sand control at the entries, outdoor furniture and any deck, restocking, a damage check with photographs and a reset to presentation standard, plus a growth check in the wet months that a drier region would not need.
What a South West Short Stay Owner Should Check
Registration: mandatory for every Western Australian short stay property from 1 January 2025, whether or not planning approval is required, for a twelve month term renewed annually. The requirement and the process come from Planning WA, requirement and the process. The local rule: the ninety night unhosted exemption applies only across the thirty Perth metropolitan local governments. Every council in this region sits outside that group and sets its own approval requirements, so the rule for your property comes from your own shire, never from the metropolitan figure. Hosted accommodation: exempt from planning approval statewide, with registration still applying. A separate chalet or self-contained unit on your block may be treated differently from the main dwelling, so confirm it and do not assume the exemption carries across.
Register regardless, then get the planning position from your own shire, because the metropolitan ninety night rule does not reach this far south.
Vacate Cleaning in a Wet Climate
A South West vacate clean carries two items a drier region would not list. Budget $460 to $960 for a three to four bedroom house and $290 to $530 for a two bedroom unit. A bond clean as standard deals with the oven and rangehood, all wet areas, internal glass and window tracks, skirtings, light fittings and switch plates, inside every cupboard and drawer, and wall marks that lift without taking paint with them. The local additions are mould and the outside. Growth on bathroom ceilings, window reveals and the top corners of external walls is common after a wet winter and takes real time, and where the cause is the building and not the occupant, it is a repair question. The deck, paths and outdoor living areas are usually in scope where they are the main entry, and gutters on a treed property are a $250 to $570 item.
The standing extra, and the standing dispute, is carpet. A receipt is generally wanted at the end where the carpets were professionally cleaned at the start of the tenancy, and the agreement generally says so, at $38 to $78 a room. On a coastal property carrying sand, or an inland one carrying red soil, the result is often better than the tenant expected. A contested vacate turns on the property condition report. The report prepared at the start of the tenancy is what the end state gets compared against, with fair wear and tear allowed for. Dated pictures taken on the way out, matched against the entry report, resolve these matters, and in a region where mould is seasonal that evidence is what separates a building fault from an occupant one.
| Line | Standard or Not | Charged Separately | South West Note |
|---|---|---|---|
| Oven and rangehood | Yes | $0, sometimes $70-$150 | Pyrolytic and integrated units apart |
| Wet areas and laundry | Yes | Included | Growth on ceilings is common after winter |
| Internal glass and window tracks | Yes | Tracks sometimes extra | Sand and leaf pack the runners |
| Mould treatment | Rarely | $280-$850 | Repair question where the cause is the building |
| Deck, path and outdoor living | Rarely | $300-$820 | In scope where it is the main entry |
| Gutters | No | $250-$570 | A real item on a treed property |
| Carpet steam cleaning | No | $38-$78 a room | Receipt expected where one exists from the start |
| External glass | No | $115-$310 | Salt film on the open coast needs more than a wipe |
WA Tenancy Law and the Condition Report
Tenants in this state carry fewer prescribed protections than eastern states tenants, and in a damp region that gap is felt. Several reforms to the Residential Tenancies Act changed a number of things. Rent increases are now limited to once every twelve months, a pet is permitted with the lessor approval and a capped pet bond, and minor modifications are allowed in most cases with permission sought first. There is a ban on rent bidding, retaliatory action is prohibited, and disputes over pets and minor modifications can be decided by the Commissioner on the evidence without going to court. Consumer Protection publishes the current detail of all of it.
What is absent matters as much. Western Australia has no prescribed set of minimum rental standards comparable to the fifteen that apply in Victoria, and no rule that automatically treats structural mould or damp as an urgent repair. Both sat in a later phase of the reform programme, so the position may have moved and is worth confirming rather than assuming either way.
In the wettest part of the state that absence does real work. A Victorian renter can point to mould and damp as a prescribed standard and to structural damp as an urgent repair. Here a tenant relies on the general repair obligations and on evidence that the cause is the building. A gutter overflowing into a wall, a failed roof valley, a leaking shower or a bathroom with no working extraction is a repair question. A closed unheated room producing condensation sits with the occupant.
A residential tenancy dispute that cannot be resolved goes to the Magistrates Court instead of a tribunal, with the State Administrative Tribunal handling other classes of matter. The proof that counts is the same in both: the property condition report, dated photographs, written requests and the replies, and a quote or invoice for anything claimed.
Why the Evidence Matters More in a Wet Region
In force: rent increases limited to once every twelve months, pets permitted with approval and a capped pet bond, minor modifications permitted in most cases with permission, a ban on rent bidding, protection against retaliatory action, and Commissioner decisions on pet and modification disputes without court. Absent so far: no prescribed set of minimum rental standards comparable to the fifteen in Victoria, and no rule automatically treating structural mould or damp as an urgent repair. Those sat in a later reform phase, so confirm the current position with Consumer Protection before you assume either way. What that means here: in the wettest corner of the state a tenant cannot point to a prescribed mould standard, so the case rests on showing the cause is the building. Photograph the wet patch after rain, put every repair request in writing and keep the reply, hold the property condition report, and get a quote or invoice for anything you claim.
Photograph the cause, not just the growth. A wet patch that follows rainfall is a building fault, and that distinction is the whole argument here.
Firebreak Notices and the Fire Season
Wet winters do not spare this region a fire season, and the notice obligations are the same as anywhere. Local governments across the South West issue an annual firebreak and fuel load notice under the Bush Fires Act 1954, setting out what must be done by when. Dates, widths and fuel load figures differ between shires, so the notice issued by your own local government is the document that applies. The Act sits on the state legislation register and the Department of Fire and Emergency Services publishes the broader property preparation guidance.
Typical requirements across the state cover firebreak widths set by property size with vertical clearance so a fire appliance can get through, fuel load reduced inside a building protection zone around structures and across the balance of the property, and grass kept below a stated height. Gutters, roof valleys and the roof surface sit inside the broader preparation guidance, not in the notice itself. The scheduling effect is the same every year. Every treed property in the forest country and the coastal bushland wants the same work finished inside the same few weeks before the deadline, and the regional contractor pool does not grow to meet it. From late September availability thins quickly and rates firm. Booking in autumn or early winter for a September date costs the ordinary rate.
Two things are worth settling with the operator. Whether the price covers the roof surface, the valleys and the area behind the chimney as well as the gutter line, because on a treed property the valleys hold as much material. And where the debris goes, since several cubic metres comes off a forest block roof and rubbish removal or green waste disposal is not always inside the figure.
Timing the Pre-Season Clearing
The obligation: local governments issue an annual firebreak and fuel load notice under the Bush Fires Act 1954. Requirements, widths and dates differ between shires, so read the notice your own local government issued, and do not rely on a general summary. What it typically covers: firebreak widths by property size with vertical clearance for fire appliance access, fuel load reduced within a building protection zone around structures and across the rest of the property, and grass below a stated height. Gutter and roof clearing sits in the wider preparation guidance from the Department of Fire and Emergency Services. The timing trick: book it in autumn or early winter for a September date. Across the region every treed property needs the region needs the same work in the same few weeks and the regional contractor pool is finite, so from late September availability thins and rates firm.
Read your own shire notice, note the date, and book the clearing well before the rush, not during it.
Carpet, Sand and Slow Winter Drying
Carpet here faces a coastal sand problem and a drying problem that pull in opposite directions. The abrasive of the two is sand, and it is the one noticed later. Beach access across Geographe Bay and the capes puts fine sand into coastal houses on feet, towels, dogs, boards and wetsuits, and it travels down into the carpet backing where no domestic vacuum reaches it, then grinds at the base of the fibres underfoot. That wear is mechanical and finished before a traffic path looks flattened. Inland the equivalent is red gravel and forest soil, which stains as well as abrades.
Drying is the complication the rest of Western Australia does not have. Through a long cool wet winter a South West house does not dry a carpet quickly, and carpet left damp in a closed cool room grows exactly the mould the household is already managing on the walls. In summer the opposite applies and extraction dries within hours. So method is a seasonal decision here, not a budget one. From about November through to April, hot water extraction at $38 to $78 a room is right and dries fast with the house open. Through the wet months, low moisture and encapsulation methods at $38 to $72 a room leave the carpet walkable within the hour and dry out in conditions where extraction would not, accepting that they reach less deeply into embedded grit.
Flag the local marks when you ask for a price, because none sits inside a general figure. Red soil and forest humus tracked from an unsealed drive sets into pale carpet. Surf wax transferred from boards needs a solvent treatment, and sunscreen carries oil and pigment that sets into the fibre. Wool is common in older houses and in rugs, holds moisture longer than synthetic and felts if it is over wet, which in a wet winter is a real risk.
| Method | Price | Usable Again | Best Season | Its Limit |
|---|---|---|---|---|
| Hot water extraction | $38-$78 a room | 4-8 hours with the house open | November to April | Very slow drying through a wet winter |
| Low moisture or encapsulation | $38-$72 a room | Within the hour | May to October | Reaches less deeply into embedded grit |
| Hire unit, Britex or Rug Doctor | $45-$65 a day plus chemicals | Overnight at least | Warmer months | Leaves water behind |
| Red soil and forest humus treatment | $35-$135 a mark | With the main clean | Any | Set staining can be permanent |
| Surf wax removal | $40-$120 a mark | With the main clean | Any | Solvent based, test an off-sight area |
| Pet odour enzyme treatment | $85-$275 a room | Up to 24 hours | Any | May need a second application |
| Wool rug wash, off site | $105-$380 a rug | Allow a week | Any | Taken away, controlled drying |
Windows, Gutters, Decks and Exterior Washing
Exterior frequency here is set by salt on the coast and by rainfall and shade everywhere. Window work runs $185 to $450 inside and out on an average house, and the frequency is the local variable. An open coast property wants three cleans a year because the salt film is mineral, builds steadily and eventually etches the glass surface. On the bay side and inland twice a year handles it. The frames and tracks are where the time goes on a coastal job and they are the part a cheap quote skips.
Gutters carry two problems at once in this region. The vegetation load through the forest country means two or three clearings a year, and on the coast salt sits in a gutter and works on the metal from inside, so corrosion is as much the issue as blockage. An operator reporting thinning or pinholing has earned the fee, and on a tank fed property the downpipe diversion question belongs in the conversation first.
Roofs and walls take washing and never blasting, and the local substrate list makes that strict. Roof cleaning for moss and lichen is a treat, dwell and low pressure rinse, and on limestone, soft render and anything that might be asbestos cement, pressure cleaning is wrong outright. A good deal of older Bunbury and timber town stock falls into that last category. Decks and timber are the wet region speciality. A deck in shade through a South West winter grows algae continuously and stays damp enough to hold it, and most houses here have one as the main outdoor living space. A deck and path set washes for $300 to $820 and wants the lowest pressure that works, because raising the grain of the timber makes the surface hold more water and the growth returns faster.
Rural Blocks, Rainwater Tanks and Wastewater
Most property outside the town boundaries runs its own water and its own wastewater. Blocks through the hinterland behind the coast and across the timber towns sit outside reticulated services in large numbers. Rainwater tanks supply drinking water on a great many of them, which in the wettest part of the state is a genuinely practical arrangement, and on-site wastewater systems handle the rest. Each of those changes what a contractor may safely use, and all of it needs settling at the booking.
Bacterial digestion is how an on-site wastewater system works at all. Whatever kills mould and bacteria on bathroom tiles does the same job in a tank, and a whole house worked through in one session with chlorine bleach, strong disinfectant, caustic drain product and quaternary sanitisers can suppress that population enough that the system stops treating properly. A routine weekly clean is too small a volume to matter, and the trouble comes when the strong products all come out together for a deep clean or a vacate clean.
Swapping the products out costs nothing in cleaning power. Soap film and scale come off with a neutral detergent, vinegar and bicarbonate, an oxygen based bleach does the whitening chlorine would have done, and an enzyme or bacterial drain product clears what caustic would have cleared. Chlorine kept to one surface and rinsed off straight after does no harm. The state Environmental Protection Authority publishes guidance relevant to on-site wastewater, and the Department of Health covers the public health side.
Tank water adds the rule that catches people out, and it matters more here than in a dry region because the tank is often the only supply. Before a roof or gutter job starts, the downpipes feeding the tank get diverted or disconnected and stay that way until decent rain has flushed the roof. Dislodged leaf, bark, bird droppings and any product used on the roof otherwise end up in the drinking water.
Pricing Town by Town
Exposure, canopy and travel move the figures across this region. Bunbury and its suburbs form the base band with the best availability. Bunbury, Australind, Eaton, Dalyellup and Gelorup run $135 to $235 for a regular three bedroom clean, with modern stock through the newer estates and a reasonable local field of operators to choose between outside the summer peak. Busselton and Dunsborough sit above on both counts. Expect $145 to $255 inside with moderate bay exposure, and expect holiday changeover work to absorb local capacity from Boxing Day through January and again at Easter. Glass runs two or three times a year on the bay side.
Margaret River, Yallingup, Gracetown, Prevelly and Augusta carry the highest figures in the region. Interior work is $150 to $265 and exterior work is where the real difference sits, with three glass cleans a year, an annual envelope wash and premium finishes that add care to the job. The venue trade competes directly for the same operators from October through April. The timber towns are the quiet end on interior work and the demanding end on exterior. Bridgetown, Nannup, Donnybrook, Manjimup, Pemberton and Collie run $135 to $240 inside with negligible salt, and add canopy, gutters, roof growth, septic systems, tank water and genuine travel. Coordinating a date with neighbours is the most effective thing a household out there can do about the price of specialist work.
| Town | Regular 3 Bed Clean | Glass Each Year | Main Cost Driver |
|---|---|---|---|
| Bunbury, Australind, Eaton | $135-$235 | Twice a year | Steady city market, modest exposure |
| Dalyellup, Gelorup | $135-$235 | Twice a year | Newer estates, easy access |
| Busselton | $145-$255 | 2-3 times a year | Bay exposure, holiday changeover load |
| Dunsborough | $150-$260 | 2-3 times a year | Holiday stock, bay exposure, peak loadings |
| Yallingup, Gracetown, Prevelly | $155-$265 | 3 times a year | Severe open ocean salt, holiday lets |
| Margaret River | $150-$265 | 3 times a year | Venue trade competes, premium finishes |
| Augusta | $150-$260 | 3 times a year | Two oceans, distance, thinner field |
| Nannup, Bridgetown, Manjimup, Pemberton | $135-$240 | Twice a year | Canopy, gutters, septic, travel |
What to Look Out For in a Cleaning Quote
A handful of regional specifics separate a quote that holds from one that moves on the day. A locked-in figure given over the phone, with nothing seen and no photographs, deserves caution here. Condition drives the hours, and condition in this region takes in how much growth a wet winter has left on ceilings and walls, how far the salt film has gone on coastal glass, how much canopy sits above the roof and whether the property is on tank water and septic. A bedroom count tells you none of it.
Vague scope produces the disputes and the regional list runs longer than a city one. Along with external glass, carpets and blinds, raise anything with mould on it, the deck and paths, the flyscreens and door tracks, the gutters, and any shed or outbuilding. Have inclusions and exclusions set down in writing before anybody starts.
Five things want settling in the opening call here, not four. Is any of the mould a building problem, and who is quoting on that? Does it run on tank water or septic? What is the building made of, given that limestone, soft render and possible asbestos cement all rule out pressure? Does external glass include the frames and tracks? And on a rural or bushland block, does the operator follow dieback hygiene?
Then compare the three against each other properly. Getting three is realistic from May to November and optimistic in January, and they want laying beside one written list of inclusions with the price of every exclusion charged back to whichever quote omitted it. The growth, the deck and the gutters are the three that go missing most often here.
Getting a South West Cleaning Quote Right
Attach photographs to the enquiry, especially of any mould or damp, the shower screen, the deck, the gutters and the exterior walls. In this climate that returns a realistic range, not a figure that changes once somebody is standing in front of the wall. Name the local items: anything with growth on it, the deck and paths, flyscreens and door tracks, external glass with frames and sills, the gutters, and any shed or outbuilding. Then raise the five local questions, about the mould cause, tank water and septic, the substrate, what external glass covers, and dieback hygiene on a rural block. Put three quotes beside one written list and charge the price of every exclusion back to whichever quote omitted it. Growth, the deck and the gutters are the usual omissions, and the cheapest headline figure regularly ends up the most expensive overall.
Pictures sent with the enquiry, a written scope naming the damp and the outside work, and the mould cause established before anybody quotes to clean it.
