Cleaning Services Cost Perth WA 2026 - Complete Pricing Guide
Perth cleaning costs are shaped by three things that barely register anywhere else in Australia. The first is fine white sand, which arrives on feet and in the wind across the whole coastal plain and works into carpet backing faster than a vacuum can reach it. The second is garden bore water. Roughly half the suburban gardens in Perth run on a bore, the groundwater carries dissolved iron, and when that iron meets air it leaves the orange staining that marks limestone walls, brick, paving and fences right across the metropolitan area. The Department of Water and Environmental Regulation maps iron staining risk for the Perth region precisely because it is so widespread. The third is limestone itself, because Perth builds retaining walls, garden walls and paving out of it and limestone is dissolved by the acid most people reach for first. On price in 2026, a regular three bedroom clean runs $135 to $250, a two bedroom apartment $100 to $185 and a one-off deep clean $350 to $750. A three to four bedroom vacate clean is $460 to $980, a short stay changeover $130 to $240 and bore stain removal across a driveway and walls $280 to $900. Two rules set the exterior calendar. Sprinklers are restricted to two rostered days a week before 9am or after 6pm, and they are banned outright from 1 June to 31 August each year, which is why the sensible time to have bore staining treated is late winter, not the middle of summer.

Cost Depth: Sand, Bore Iron and Limestone
Interior cleaning in Perth is priced much as it is in any Australian capital. Hours come out of floor area, condition and how long it has been since the last proper clean, and a three bedroom house in Morley quotes within a few dollars of the same house in Mount Gravatt or Marion.
Where Perth separates from the rest is outside the back door. Fine sand reaches further into a house than most people allow for, and once it is in the carpet backing only extraction removes it. Bore iron staining turns limestone and paving orange and needs a specific chemical approach, not a stronger one. Limestone itself rules out the acid that would shift the stain fastest. That combination is why Perth exterior quotes read differently from eastern states ones and why the wrong product does lasting damage here.
Costs reflect property size and condition, fine sand load, whether the garden runs on a bore and the amount of iron staining present, the materials in the walls and paving, distance from the coast and salt exposure, parking and strata access in the inner and western suburbs, travel across a long thin metropolitan area, and the season, with the winter sprinkler ban from 1 June to 31 August shifting exterior work into spring and autumn.
Cleaning Costs Across Metropolitan Perth for 2026
Perth is a long thin city and travel does more to a quote here than suburb prestige does. The metropolitan area runs roughly a hundred and thirty kilometres north to south and only a few suburbs deep in places, from Two Rocks down past Rockingham. An operator based in Osborne Park can cover the central and northern suburbs efficiently and cannot sensibly take a job in Baldivis on the same day. Most carry a travel component or hold a minimum job value, and availability thins at both ends of the city even though rates out there sit lower.
Interior rates sit at $45 to $82 an hour for an independent operator and $85 to $122 for a two person team. Figure on $135 to $250 for a regular three bedroom clean and $100 to $185 for a two bedroom apartment. A one-off deep clean sits at $350 to $750. Those figures are a little under Sydney and Melbourne and broadly in line with Brisbane and Adelaide, and the per hour rate on a regular booking is lower than on a one-off because the operator is buying predictability.
Exterior work is where the local figures stop resembling anywhere else. Bore stain removal across a driveway and limestone walls comes to $280 to $900, which is a line item most eastern states householders have never seen on a quote. Concrete and paver cleaning at $350 to $900 and house washing at $370 to $1,050 both carry the same complication, because the right chemistry for iron staining is not the right chemistry for limestone.
Property type splits the figures further again, and sharply. A Scarborough apartment has narrow scope, easy access and a strata protocol. A Dalkeith house has wide scope, premium finishes and salt on every window. A Baldivis house on a new estate block has sand, a bore and no shade. Each gets quoted on different grounds, which is why a single Perth average tells a householder very little. Set against the wider Western Australian cleaning services picture, the metropolitan area is the cheapest part of the state by the hour and the most specific by the job.
Specialist work is well supplied across the metropolitan area. Carpet cleaning has operators covering the whole city, and so does window cleaning, which leaves a householder with genuine choice for most of the year instead of a single contractor and a waiting list.
That depth of supply reaches down the coast as well. The Mandurah and Peel region draws on much the same operator pool, which is why its rates sit close to the metropolitan ones even though its calendar does not.
What Cleaning Costs in Perth
Interior pricing here is unremarkable, which is worth saying plainly before the local complications. Independent operators work at $45 to $82 an hour and two person teams at $85 to $122. Rates for 2026 give $135 to $250 on a regular three bedroom clean, $100 to $185 on a two bedroom apartment and $185 to $320 on a four bedroom two bathroom house. On a three bedroom property a one-off deep clean is $350 to $750, moving with how long it has been since the last one more than with anything else.
Vacate cleaning sits above all of that at $460 to $980 for a three to four bedroom house and $290 to $530 for a two bedroom apartment, because the scope is wider and the inspection standard is explicit. Through bond cleaning the work covers the oven and rangehood, every wet area, internal glass and tracks, skirtings, light fittings and inside all the cupboards. Three local lines appear on Perth invoices that eastern states households would not recognise. Bore iron stain removal at $280 to $900 is the biggest. Sand management shows up on new estate blocks with bare ground and no established garden. And in the western suburbs and along the coast, glass and metal need attention two or three times a year, where once or twice would do inland, and salt is the reason.
The seasonal pattern runs opposite to the eastern states. Summer here is hot and dry, so carpet dries fast and exterior work is straightforward, and the quiet booking window is the second half of winter. The constraint in June, July and August is not drying but the sprinkler ban, which changes how garden and paving work gets staged, not whether it can be done at all.
| Line | What It Costs | Basis | What Pushes It Up |
|---|---|---|---|
| Independent operator hourly rate | $45-$82 | Per hour | Suburb, travel, supplies included |

| Regular house clean, 3 bedroom | $135-$250 | Per visit | Weekly or fortnightly cheaper per hour |
| Regular apartment clean, 2 bedroom | $100-$185 | Per visit | Strata access and lift protocols |
| One-off deep clean, 3 bedroom | $350-$750 | Per job | Years since the last thorough clean |
| Vacate clean, 3 to 4 bedroom house | $460-$980 | Per job | Carpets, windows and garden extra |
| Bore stain removal, driveway and walls | $280-$900 | Per job | Area, substrate, years of staining |
| Office cleaning contract | $50-$78 | Per hour | Floor area, frequency, consumables |
Bore Water Iron Staining
No cleaning problem is more distinctively local than this one, and the wrong approach makes it permanent. A large share of suburban Perth gardens are watered from a private garden bore drawing on the shallow groundwater under the coastal plain. That groundwater naturally carries dissolved iron, and the Be Groundwater Wise program, run by the Department of Water and Environmental Regulation, states plainly that iron staining from garden bores is common in Perth and happens when that dissolved iron meets air. The same department produces an iron staining risk dataset mapping high and low risk ground across the Perth region, which tells you how routine the problem is.
What it looks like is unmistakable once you know it. Orange to rust brown staining on limestone walls, cream brick, concrete paving, driveways, painted render, Colorbond fencing and the lower courses of anything a sprinkler reaches. On porous substrates it soaks in; it does not sit on top, and the longer it is left the deeper it goes.
Removal comes down to chemistry, and pressure has very little to do with it. The products that work on iron staining are oxalic or phosphoric acid based rust removers, applied, left to dwell and rinsed thoroughly, and pressure washing alone simply moves the surface layer around. Expect $280 to $900 across a driveway and walls depending on area, substrate and how many seasons it has been accumulating, and expect a repeat every one to three years while the bore keeps running. CLR, the calcium lime rust remover stocked by Bunnings, Mitre 10 and the supermarkets, is the retail end of the same chemistry, and it carries exactly the same limestone warning.
The limestone problem is what makes this genuinely difficult. Acid removes iron staining and acid also dissolves limestone, so the product that clears a concrete driveway will etch and pit a limestone retaining wall standing next to it. An operator who knows Perth will tell you which surfaces get the acid treatment, which get a gentler approach and which cannot be fully restored. One who proposes the same product everywhere will cost you a wall.
| Surface | How It Stains | Treatment | Caution |
|---|---|---|---|
| Concrete driveway and paths | Soaks into the pores, darkens over seasons | Oxalic or phosphoric rust remover, dwell, rinse | Rinse thoroughly, protect adjacent limestone |
| Limestone walls and blocks | Absorbs readily, stains deeply | Gentle treatment only, partial result | Acid dissolves limestone, pitting is permanent |
| Cream and light face brick | Visible on the lower courses first | Rust remover, test an off-sight area | Can lighten the brick itself, always test |
| Clay and concrete pavers | Sits in the surface texture | Rust remover plus agitation | Check for sealer before applying anything |
| Painted render | Surface staining, sometimes liftable | Mild treatment, then repaint if needed | Strong acid strips the paint film |
| Colorbond fencing and gates | Streaks down from overspray | Detergent first, mild rust remover if needed | Avoid abrasives on the coating |
| Glass and windows | Spots and streaks that resist glass cleaner | Mineral deposit remover for glass | Long-standing spots can etch permanently |
Limestone, Acid and What Not to Use
No other Australian city builds with this much limestone, and that constrains what belongs in the cupboard. Limestone blocks and reconstituted limestone appear across the metropolitan area in retaining walls, garden and boundary walls, feature walls, paving, pool surrounds and house bases, because the coastal plain has it in abundance and it suits the look. The material is calcium carbonate, which means it is chemically the same thing as the scale an acid descaler exists to dissolve. Acid does not clean limestone so much as remove a layer of it.
The damage is specific and does not recover. Etching leaves a dull rough patch where the surface has gone, pitting shows as small holes across a treated area, and a wall washed with hydrochloric acid, a lime remover or a strong rust treatment will lose its face permanently. Repeated acid use on a limestone retaining wall shortens its life as well as its appearance.
What does work is patient and thoroughly unglamorous. Neutral pH detergent, a stiff brush, repeated passes and time, with low pressure rinsing only. Growth on a shaded limestone wall responds to a detergent and dwell approach. Bore staining on limestone gets a partial result at best, and an honest operator says so and does not reach for something stronger to close the gap.
The same caution extends further than people expect. Pressure cleaning is the wrong tool on limestone, soft render, lime mortar and old brick, where it erodes joints and surfaces, and it belongs on sound modern concrete. On anything else in a Perth garden the method is detergent, dwell time and a gentle rinse, and a quote that promises to blast the lot is a quote to decline.
Why Acid and Limestone Never Mix
The chemistry: limestone is calcium carbonate, the same compound an acid descaler exists to dissolve. Hydrochloric acid, lime and calcium removers and strong oxalic rust treatments all attack the stone itself, not just what is sitting on it. Etching and pitting are permanent, because the stone does not grow back.
What to use instead: a neutral pH detergent, a stiff brush, repeated passes and low pressure rinsing. It is slower and it is the only approach that leaves the wall intact. Algae on a shaded wall responds well to detergent and dwell time. Where it bites hardest: bore iron staining on limestone, because the treatment that clears the driveway destroys the wall beside it. Accept a partial result on the stone, and have the operator mask or wet down adjacent limestone before treating concrete nearby so overspray and runoff do not reach it.
Neutral detergent and patience on limestone, acid only on sound concrete, and adjacent stone protected before anything is applied.
Fine Sand and Where It Ends Up
Perth sits on sand, and the grain size is what makes it a cleaning problem, not merely a nuisance. The Swan coastal plain is deep sand through most of the metropolitan area, pale and fine enough to travel in the sea breeze and on anything that walks across it. It arrives on feet, shoes, dogs, towels, pram wheels and the boot of every car, and it does not sit politely on the surface of a floor the way heavier soil does. New estate blocks with bare ground and no established garden are the worst case, because there is nothing holding it down.
On carpet it does genuine structural damage over time. The grains work down through the pile into the backing where a domestic vacuum cannot reach them, and then abrade the base of the fibres every time somebody walks across. The wear is mechanical and cumulative, and it is done well before a traffic path looks flattened. Vacuuming more often does not help, because the material doing the damage sits below where suction reaches.
On hard floors it is abrasive in a different way, scratching timber finishes and dulling polished concrete and vinyl over time. In wet areas it collects in shower drains and door tracks. In sliding door tracks it jams rollers, which is why a Perth vacate clean quotes tracks separately more often than an eastern states one does.
Prevention is cheap and most of it happens within two metres of the threshold. A coir or rubber mat outside and a washable mat inside every external door stops most of what would otherwise reach the carpet. A tap and hose near the back door helps on a house with children or dogs. Then carpet cleaning by hot water extraction once or twice a year at $38 to $78 a room removes what did get through, and on a sandy block it pays for itself in carpet life.
Keeping Perth Sand Out of the Carpet
Start at the threshold: a coir or rubber mat outside and a washable mat inside every external door, plus a tap and hose at the back if there are children or dogs. Nearly all the sand that shortens the life of a carpet could have been stopped within two metres of the threshold. In the house: shoes off on carpet, a vacuum with good suction and a beater bar on carpeted areas, and a soft head on timber and polished concrete, where the grains scratch the surface instead of embedding in it. Check sliding door tracks regularly, because jammed rollers start as a track full of sand. For the carpet itself: hot water extraction once or twice a year at $38 to $78 a room, which is the only method that lifts grit out of the backing. On a new estate block with bare ground around the house, make it twice until the garden is established.
Catch it at the threshold, keep it off the pile, and extract once or twice a year, because the vacuum will not reach it.
Watering Days and the Winter Sprinkler Ban
Perth has watering rules that affect when exterior cleaning gets scheduled, and most householders only half know them. Sprinkler use across Perth and Mandurah is restricted to two rostered days a week, with the days set by the last digit of the street number, and sprinklers may run once on a rostered day either before 9am or after 6pm. Water Corporation administers the roster and publishes the day allocation. The same roster applies to garden bores as well as scheme water, which surprises bore owners who assume their own water is their own business.
On top of that sits a hard seasonal rule. Sprinklers must not be used at all from 1 June to 31 August each year across Perth and the South West, because winter rainfall is taken to do the job instead. Breach penalties apply, and bore users are regulated by the Department of Water and Environmental Regulation rather than by the water utility directly. What all of that does not restrict is the thing people most often ask about. A hand held hose and a pressure cleaner are not sprinkler use, so a house wash, a driveway clean or a window clean can proceed through winter. The restrictions govern automatic and fixed sprinkler irrigation, not cleaning work with a hose in hand.
There is a practical scheduling consequence worth knowing. Bore iron staining accumulates while the bore runs and stops accumulating over the winter ban, so the sensible time to have stains treated is late winter or very early spring, once the staining season has ended and before the sprinklers start again. Treating in February means watching it come back for five months. Fitting drip line irrigation in place of overspray sprinklers is the longer term answer, and the groundwater program recommends exactly that.
Perth Sprinkler Rules and Cleaning Work
The roster: two rostered days a week across Perth and Mandurah, set by the last digit of your street number, with sprinklers running once on a rostered day before 9am or after 6pm. Garden bores follow the same roster as scheme water. Water Corporation publishes the allocation and the days. The winter ban: no sprinkler use at all from 1 June to 31 August each year across Perth and the South West, bores included. Penalties apply for breaches, and garden bore users are regulated by the Department of Water and Environmental Regulation.
What is not restricted: a hand held hose and a pressure cleaner are not sprinkler irrigation, so house washing, driveway cleaning and window cleaning can be done through winter. The best window for bore stain treatment is late winter or early spring, after the staining season has stopped and before the sprinklers restart.
Two rostered days, before 9am or after 6pm, nothing from June to August, and bore stain treatment timed for the end of the ban.
Coastal Salt and the Western Suburbs
Perth gets a strong afternoon sea breeze through summer, and it carries salt a long way inland. The afternoon south westerly that arrives most summer days, known locally as the Fremantle Doctor, brings salt laden air off the Indian Ocean across the western suburbs and well into the central ones. Exposure falls with distance, so Cottesloe, Scarborough, North Beach, Trigg and City Beach carry the heaviest load, Nedlands, Claremont and Fremantle a strong one, the central suburbs a moderate one, and Midland or Gosnells barely any at all. Further south again the Bunbury and South West coast faces the open Indian Ocean with a heavier load still, and inland the Avon Valley carries no salt at all and harder water instead.
What salt attacks is specific and easy to recognise. Window frames in aluminium pit and bloom white, and powder coating chalks and loses gloss on the windward elevations first. Stainless steel balustrades, barbecues and outdoor fittings tea stain, which is a surface iron deposit and not true rust and lifts if it is caught early. Garage door springs and fixings corrode from the inside out, and glass holds a mineral film that ordinary glass cleaner will not shift.
The remedy is fresh water and frequency in place of stronger product. Rinsing metal fittings, window frames, tracks and balustrades with fresh water every few weeks does more for a coastal Perth house than any annual chemical treatment, because the damage is cumulative and the aim is to stop it accumulating. Householders who rinse routinely replace frames and fittings years later than those who do not. That changes the exterior schedule, not the hourly rate. A Cottesloe or Trigg house wants window cleaning three times a year where a Morley house manages on two, and a proper house wash across the whole envelope including frames, tracks and the underside of eaves annually at $370 to $1,050. An operator quoting that as a quick blast of the walls has misunderstood the job.
| Area | Exposure | Glass Cleaning | Metal and Exterior Note |
|---|---|---|---|
| Cottesloe, Trigg, Scarborough, City Beach | Severe, open ocean | 3 times a year | Rinse metal fortnightly, expect frame pitting |
| North Beach, Sorrento, Hillarys | Severe | 3 times a year | Powder coating chalks on windward walls |
| Nedlands, Claremont, Fremantle | High | 2-3 times a year | Tea staining on stainless within a few years |
| Subiaco, Mount Lawley, Victoria Park | Moderate | Twice a year | Salt present but slow to show |
| Morley, Bayswater, Canning Vale | Light | Twice a year | Sand matters more than salt here |
| Midland, Gosnells, hills fringe | Negligible | Twice a year | Price and schedule as inland |
| Rockingham and Baldivis coast | High | 2-3 times a year | Salt plus sand on newer estates |
Strata, Parking and Apartment Access
Apartment cleaning here is priced on access as much as on floor area. The inner and coastal suburbs carry a growing stock of apartments through Perth city, Northbridge, East Perth, Subiaco, Scarborough and South Perth, and the building usually controls more of the job than the tenancy does. A two bedroom apartment clean is $100 to $185, which looks cheap against a house until the protocol is added. What the building adds to a quote is time. Many require a contractor to book a service lift with notice, some restrict loading dock access to set hours, most need sign-in and some ask for a certificate of currency before anybody starts. None of that is cleaning and all of it is paid time, which is why an operator who services a building regularly quotes it lower than one coming in cold.
The strata boundary matters for exterior work and catches owners out. Common property is the strata company responsibility, which typically takes in the external face of windows, the facade, corridors and the car park, and in many schemes the balcony soffits, meaning the underside of the slab above. An owner can commission cleaning inside their own lot and cannot unilaterally arrange work on common property, so the external glass question is usually one for the strata manager to answer, not a cleaner. Parking is the other quiet cost in the inner suburbs. Metered and resident only parking through the inner suburbs means an operator either pays, risks a fine or parks some distance away and carries equipment in. Householders who can offer a bay, a visitor space or a permit get better pricing than those who cannot, and it is worth raising at the quote stage and not on the day.
Settle These Before an Apartment Clean
Building protocol: does a service lift need booking and how much notice, are there loading dock hours, is there a sign-in process, and does the building want a certificate of currency. Each of those is paid time, so an operator told in advance quotes accurately.
Parking: a bay, a visitor space or a permit materially improves the price in the inner suburbs. Without one the operator pays a meter or walks equipment in, and either way it lands in the figure. The strata boundary: external window faces, the facade, corridors and the car park are normally common property and the strata company arranges them. Inside your own lot is yours to commission. Check with the strata manager before paying anybody to attempt external glass from inside.
Lift booking, dock hours, sign-in, a parking bay and a clear line between lot and common property are all worth settling, because each one of them moves the price.
Vacate Cleaning at the End of a Tenancy
Vacate cleaning is the single biggest cleaning purchase most Perth tenants make.
Budget $460 to $980 on a three to four bedroom house and $290 to $530 on a two bedroom apartment. The standard scope covers the oven and rangehood, all wet areas, internal glass and window tracks, skirtings, light fittings and switch plates, the inside of every cupboard and drawer, and wall marks that lift without taking paint with them. Disputes almost always begin with the exclusions. Charged separately are external glass, carpet steam cleaning, balconies, the garage or carport, blinds, wall washing, the garden and the pool. Perth adds two more that an eastern states quote would not carry. Sliding door and window tracks are genuinely slow work because they pack with fine sand, and any bore staining on paving, walls or fencing is a separate job at separate money.
Carpet is the usual extra and the usual argument. Most Perth agents expect a receipt at the end where the carpets were professionally cleaned at the start of the tenancy, and the agreement generally says so. Allow $38 to $78 a room, and on a sandy block the result is usually better than the tenant was expecting. The reference point in a contested vacate is the property condition report. A report is prepared at the start of a tenancy and the comparison against the end state is the measure applied, with fair wear and tear allowed for. Photographs taken on the way out, dated and matched to the entry report, are what resolve these matters, and tenants who skip them concede ground they did not have to.
| Line | Covered | Billed Separately | Perth Note |
|---|---|---|---|
| Oven and rangehood | Yes | $0, sometimes $70-$150 | Pyrolytic and integrated units apart |
| Wet areas and laundry | Yes | Included | Shower screens hold mineral spotting |
| Internal glass and window tracks | Yes | Included, tracks sometimes extra | Tracks pack with fine sand, genuinely slow |
| Sliding door tracks | Rarely | $80-$220 | Sand jams rollers, ask specifically |
| External glass | No | $115-$310 | Salt film near the coast needs more than a wipe |
| Carpet steam cleaning | No | $38-$78 a room | Receipt expected where one exists from the start |
| Bore staining on paving or walls | No | $280-$900 | Separate trade, separate quote, not a cleaner job |
| Garage, carport, garden, pool | No | $90-$320 each | Each quoted on its own, none assumed |
WA Tenancy Law and What It Does Not Cover
Western Australian renters sit in a different position from Victorian ones, and it is worth being accurate about it. Reforms to the Residential Tenancies Act have changed several things in recent years. Rent increases are limited to once every twelve months. Tenants may keep a pet with the lessor approval and a pet bond is capped. Most minor modifications are permitted once the tenant asks permission first. Rent bidding is banned, retaliatory action is prohibited, and disputes about pets and minor modifications can be decided by the Commissioner on the evidence rather than going to court, and Consumer Protection publishes the current detail of all of it.
What Western Australia does not yet have is the thing a Victorian renter can rely on. There is no prescribed set of minimum standards for rental properties in force here equivalent to the fifteen in Victoria, and no category that automatically makes structural mould or damp an urgent repair. Setting minimum standards and regulating maintenance and repairs were slated for a later phase of the reform programme, so the position may have moved and is worth checking.
That changes how a damp or mould problem is argued. Without a prescribed standard, a tenant relies on the general repair obligations in the Act and on evidence that the cause is the building and not the occupant. A failed roof, a blocked gutter soaking a wall, a leaking shower or a bathroom with no working extraction is a repair matter. A shut, unheated room producing condensation is far harder to pin on the lessor here than it would be in Melbourne. The forum for an unresolved residential tenancy dispute in this state is the Magistrates Court rather than a tribunal, with the State Administrative Tribunal handling other classes of matter. Either way the evidence that counts is the same: the property condition report, dated photographs, written requests to the lessor or agent and the replies, and a quote or invoice.
What a WA Tenant Can and Cannot Rely On
In force: rent increases limited to once every twelve months, pets permitted with approval and a capped pet bond, minor modifications allowed in most cases with permission, a ban on rent bidding, protection against retaliatory action, and Commissioner decisions on pet and modification disputes without court. Not in force: there is no prescribed set of minimum rental standards in Western Australia comparable to the fifteen that apply in Victoria, and no rule automatically treating structural mould or damp as an urgent repair. Minimum standards and repair obligations were slated for a later reform phase, so check the current position with Consumer Protection rather than assuming either way. What to do about it: build the evidence yourself. Keep the property condition report, photograph everything on entry and exit, put every repair request in writing and keep the reply, and get a quote or invoice for anything you claim. Without a prescribed standard to point at, the paper trail is the case.
With fewer prescribed protections here than in the eastern states, the property condition report and a written paper trail do more of the work.
Short Stay Accommodation and the Register
Western Australia regulates short stay accommodation through a register and a planning cap, not a levy. All short term rental accommodation operating in Western Australia must be registered, and registration was required from 1 January 2025 regardless of whether planning approval is needed. Registration runs for twelve months from the date it is granted and has to be renewed annually. Planning WA publishes the reform detail and the registration requirement.
The planning side works differently in the metropolitan area from the regions. Across the thirty Perth metropolitan local governments, unhosted short stay accommodation is exempt from needing development approval where the property is let for ninety nights or less, not necessarily consecutive, in a twelve month period. Anything beyond ninety nights requires development approval. Hosted accommodation, where the host lives on site, is exempt from planning approval across the state, though registration still applies.
That ninety night figure shapes the Perth cleaning market in a way an eastern states levy does not. An owner running an unhosted property inside the exemption faces a hard ceiling on nights instead of a percentage cost, which pushes toward fewer and longer bookings to stay under it. Fewer changeovers, longer stays and a heavier clean at the end of each one. Changeover pricing itself is $130 to $240 for a one or two bedroom property and $210 to $410 for a larger house, with linen handled by the cleaner or sent to a commercial laundry. The scope is standardised and tighter than a domestic clean: linen, bathrooms, kitchen and glassware, floors, sand control at the entries, outdoor furniture, restocking consumables, a damage check with photographs and a reset to presentation standard.
| Item | Position | Cleaning Consequence | Where to Check |
|---|---|---|---|
| Registration | Mandatory for all WA short stay accommodation from 1 January 2025 | Does not change the clean, changes the paperwork | Planning WA |
| Registration term | One year, renewed every twelve months | Annual admin task for the owner | Planning WA |
| Unhosted, Perth metro | Exempt from development approval at 90 nights or less in 12 months | Pushes toward fewer, longer bookings | Your local government |
| Unhosted beyond 90 nights | Development approval required | Changes the business case before the cleaning does | Your local government |
| Hosted accommodation | Exempt from planning approval statewide | Registration still applies | Planning WA |
| Regional local governments | Set their own approval requirements | Varies by shire, including Peel | That local government |
| Changeover, 1 to 2 bedroom | $130-$240 a turnaround | Linen in or out changes the figure | Your operator |
Fibro, Asbestos and the Pressure Washer
Western Australia carries a heavy legacy of asbestos cement building products, and pressure washing them is the mistake. Asbestos cement sheeting, commonly called fibro, was used widely in Australian housing from the 1940s until the early 1980s, and plenty of older Perth stock through the inner and southern suburbs is clad in it or carries a sheeted roof, eaves lining, fence or shed of the same material. Intact painted sheeting that nobody has touched is stable, and the hazard comes from disturbing it and releasing fibres. High pressure water is the common way it gets disturbed during cleaning. It erodes the cement matrix that binds the fibres, releasing them into the spray, the runoff and anything downwind, and it does that invisibly while appearing to do a good job. The same applies to wire brushing, sanding and scraping an asbestos cement surface.
The correct method on any surface suspected of being asbestos cement is a low pressure soft wash with detergent and a gentle rinse, which cleans it without abrading it. An operator working a Perth house built before the mid 1980s should raise the question before quoting an exterior wash, and should be able to say what they will and will not put a pressure wand near. Paid work that disturbs the material is regulated. WorkSafe WA sets the work health and safety duties that apply, and the WA Department of Health publishes public health guidance on asbestos in the home. Taking a sheeted roof off is a licensed activity through asbestos roof removal and not a cleaning job at all.
Before Anyone Pressure Washes a Pre-1980s House
Where it is: asbestos cement cladding, roof sheeting, eaves lining, fences and sheds across Australian housing built from the 1940s to the early 1980s, which covers a great deal of older Perth stock. Intact painted sheeting is stable and the risk comes from disturbance. What disturbs it: high pressure water, which erodes the cement matrix and releases fibres into the spray and the runoff while looking like a thorough clean. Wire brushing, sanding and scraping do the same. None of it is safe on asbestos cement.
The right method: a low pressure soft wash with detergent and a gentle rinse. Raise the question with any operator quoting exterior work on a house of that age, and expect them to say plainly what they will not put a pressure wand near. Paid work disturbing asbestos carries duties under WorkSafe WA, and roof removal is a licensed activity, not a cleaning job.
Soft wash, never pressure, on anything that might be asbestos cement. Ask the age of the house before the wand comes out.
Carpet, Sand and Fast Drying
Perth has the best drying conditions of any Australian capital, and that simplifies the carpet decision. Hot dry summers and low humidity mean hot water extraction dries quickly here, often within four to six hours with the house open, where the same job in a cold Melbourne July takes a day or more. That removes the seasonal trade-off eastern states households have to make, and it means extraction is the default method for most of the year, not a summer luxury. That matters because extraction is the only method that deals with the actual problem. Fine sand sits in the carpet backing out of reach of any domestic vacuum, and hot water extraction at $38 to $78 a room flushes it out. The low moisture and encapsulation alternatives at $38 to $72 a room have their place for a fast turnaround on a changeover or in an occupied office, and they reach less deeply into embedded grit.
Specific marks are worth naming when you ask for a price. Red soil tracked in from the hills or a rural trip sets into pale carpet and is sometimes permanent. Bore water splash carries iron and leaves an orange cast that a general clean will not touch. Oil and pigment from sunscreen set into both carpet and upholstery. A dog that swims brings salt, sand and odour together.
Wool deserves a mention of its own here. Older Perth housing and a lot of rugs carry it, and wool holds moisture longer than synthetic and felts if it is over wet. The fast drying conditions help, but anything valuable is better done off site where drying is controlled, and an operator who cannot identify the fibre before quoting has not looked closely enough.
| Method | What It Costs | Back in Use | Problem It Solves | Where It Falls Short |
|---|---|---|---|---|
| Hot water extraction | $38-$78 a room | 4-6 hours with the house open | Embedded sand, general soil | Needs the house open to dry fast |
| Low moisture or encapsulation | $38-$72 a room | Within the hour | Changeovers, occupied offices | Reaches less deeply into grit |
| Hire unit, Britex or Rug Doctor | $45-$65 a day plus chemicals | Overnight | Topping up between visits | Leaves water behind |
| Bore water iron cast on carpet | $45-$150 a mark | With the main clean | Orange staining from splash | Needs a rust specific treatment |
| Red soil stain treatment | $35-$140 a stain | With the main clean | Tracked in hills and rural soil | Some red staining is permanent |
| Pet odour enzyme treatment | $85-$275 a room | Up to 24 hours | Urine reaching the underlay | May need a second application |
| Wool rug wash, off site | $105-$380 a rug | Allow a week | Valuable and antique rugs | Taken away, controlled drying |
Windows, Gutters and Exterior Washing
Exterior frequency here is set by salt near the coast and by bore staining everywhere else. Glass runs $185 to $450 inside and out on an average house, moving with pane count, second storey access and whether tracks and screens are included. Frequency is the local variable here, not the rate. A coastal house wants three cleans a year against two further inland, and on a bore watered block the glass picks up mineral spotting from sprinkler overspray that ordinary glass cleaner will not remove and that eventually etches.
Gutter work is $190 to $450 on a single storey and $380 to $740 on a double. The vegetation load across most of the metropolitan area is moderate, so twice a year handles it, with the exception of properties under established gums or on the hills fringe. Gutter cleaning in Perth is as much about checking for corrosion as clearing material, because salt and bore water both work on gutter metal from inside.
Washing is right for roofs and walls and blasting is not, and the Perth substrate list makes that rule stricter than usual. Roof cleaning on a tiled roof is a treat, dwell and low pressure rinse, because pressure drives water under the laps and strips the surface coating from concrete tiles. On limestone, soft render and anything that might be asbestos cement, pressure is wrong outright. Driveways and paving are where bore staining shows worst and where the money goes. Driveway cleaning and sealing at $420 to $1,200 is worth considering on a bore watered block, because a sealed concrete or paved surface resists iron soaking into the pores and makes each subsequent clean far easier. Sealing an already stained surface locks the stain in, so the order of work is treat first, then seal.
Offices, Clinics and Commercial Work
Perth supports a full commercial cleaning market and the scope has broadened considerably. The city carries a central business district, West Perth professional offices, a substantial health and aged care sector, university campuses, light industrial through Osborne Park, Malaga, Welshpool and Canning Vale, and the resources sector corporate layer. Commercial cleaning runs on contract at $50 to $78 an hour, typically nightly for a tenancy of any size and two or three times a week for smaller suites, with consumables usually charged on top and not inside the rate.
Scope in a modern Perth tenancy goes well past desks and bins. Newer buildings come with end of trip facilities, meaning showers, lockers and bike storage, and those need daily servicing to a bathroom standard, not a weekly wipe. Kitchens and breakout areas carry real food handling exposure. Meeting room glass, touchpoints and shared equipment all sit in the specification now.
Clinical and allied health premises are a separate category with their own requirements. Medical, dental and allied health work needs documented procedures, correct separation of clinical and general waste and staff who understand what a treatment room requires. A general commercial contractor without that background is the wrong fit, and it is the premises that carry the consequence. Two Perth specifics belong in a commercial contract. Fine sand tracked through a ground floor entry wears hard floors and entry matting far faster than in the eastern states, so entry matting systems and floor maintenance cycles need setting accordingly. And commercial kitchen exhaust cleaning sits outside a general contract entirely, on its own schedule and its own certification.
Pricing Suburb by Suburb
Prices across Perth track access, salt and travel, and they barely track property value at all. The central and inner suburbs sit at the top of the band, with Subiaco, Mount Lawley, Victoria Park, Leederville and South Perth at $150 to $250 for a regular three bedroom clean. What lifts them is parking, period detail in the older stock and strata protocols in the apartment buildings, not the postcode itself. The western suburbs and the coast are higher again on exterior work and comparable inside. Cottesloe, Claremont, Nedlands, Dalkeith, City Beach and Scarborough run $160 to $265 inside, with glass three times a year against twice further inland, and a genuine annual house wash because of salt. Premium finishes add care to the job rather than hours to it.
The northern and southern corridors are the value end. Joondalup, Clarkson, Butler, Baldivis, Rockingham and the newer estates at Alkimos and Wellard sit at $130 to $220, with easy parking, modern stock and local operators. What they add instead is sand, because bare ground on a new estate block puts a great deal of it into the house. The eastern suburbs and hills fringe are the quiet middle. Morley, Bayswater, Midland, Gosnells and Armadale run $130 to $225 with negligible salt and easy access, and properties on the hills fringe at Kalamunda, Lesmurdie and Roleystone shift into a different pattern again with canopy, gutters and septic systems entering the conversation, and the Perth Hills and Swan Valley price on canopy instead of parking.

What to Look Out For in a Cleaning Quote
A handful of Perth specifics separate a quote that holds from one that changes on the day. A locked-in price given over the phone, with nothing seen and no photographs, is the clearest warning available here. The hours follow from condition, and in Perth that means how much sand is in the carpet and the door tracks, how far the salt film has gone on coastal glass, and whether there is bore staining anywhere on the property. A bedroom count tells you none of it.
The substrate question is the one nobody thinks to ask and the one that causes lasting damage. Before any exterior work, establish what the walls, paving and retaining are made of, because limestone, soft render, lime mortar and asbestos cement all rule out pressure and acid in different combinations. An operator who answers that without hesitating has worked Perth properties.
Four matters belong in the opening conversation. Is the garden on a bore, and is bore staining in or out of the price? Will the sliding door and window tracks be done, and are they inside the figure or extra? What is the house built of, and what will not have a pressure wand near it? And for a coastal property, does external glass include the frames and tracks or just the panes?
Then compare them against each other properly. Three quotes is realistic through most of the year, measured against one written list of inclusions with the price of each exclusion moved onto whichever quote left it out. Here the door tracks, the external glass and anything bore stained are the three that go missing most often, and the ranking frequently reverses once they are costed in.
Getting a Perth Cleaning Quote Right
Send photographs with the enquiry, especially of the sliding door runners, the shower screen, the driveway and any limestone walls. That gets you a realistic range back, not a figure that moves once somebody is standing in your driveway. Name the local items explicitly: sliding door and window tracks, external glass with frames and tracks, bore staining on paving, walls or fencing, the garage or carport, blinds, carpets and the garden. Then put the four local questions, about the bore, the tracks, the substrate and what external glass covers. Lay three quotes against one written list and move the price of every exclusion onto whichever quote omitted it. The door tracks, the external glass and the bore staining are the usual omissions, and the cheapest headline figure often ends up the most expensive overall.
Pictures sent up front, a written scope naming the tracks and the bore staining, and the substrate question settled before anybody quotes.
