Hire a Cleaner Gold Coast QLD - Get Local Quotes
Hiring a cleaner on the Gold Coast can involve a building manager, a letting agent or the body corporate, the owners' group that runs a unit building. Broadbeach apartment owners may have to follow building rules on lifts, swipe fobs and visitor parking before work starts. A unit in a resort letting pool, where an onsite agent lets units to guests, may already have its cleaning handled by that agent under the owner's written agreement. Families in houses at Robina or Coomera have simpler access but still choose between a cleaning firm, an independent operator and a booking app. We found no Queensland licence for home cleaners, so you need to check these yourself: an active Australian Business Number (ABN), a current insurance certificate, and household worker cover if you pay someone directly. Checking that paperwork before the first visit is easier than trying to get it after a breakage or an injury. The same cleaner may handle a weekly house clean in Southport, a Saturday changeover in Surfers Paradise and an end of lease clean in Burleigh Heads, and each job is quoted on different terms. Prices quoted here are estimates in line with our Gold Coast cleaning cost research, with a regular three-bedroom house clean at around $140 to $255 a visit. Holiday changeovers, end of lease cleans and salt film on balcony glass are priced as separate jobs, so a clear written brief matters more than an hourly figure. Post your job on The Quote Yard and we will connect you with local cleaners across the Gold Coast who can quote on it.

What Pushes a Gold Coast Cleaning Price Up or Down
Hiring a Cleaner on the Gold Coast: Where to Start
Start by writing down what kind of home needs cleaning and who controls access to it. A house you own and live in leaves every decision with you, from the products used to the day the cleaner arrives. An apartment in a high-rise adds a body corporate, whose by-laws can set rules for contractors using lifts, car parks and other shared areas. Holiday units add guests, check-in times and possibly an onsite letting agent with its own cleaners on call. Each of these setups changes who you hire, what you pay and which paperwork you should see first.
Typical scopes for regular, deep and specialist cleans across the state are set out in our Queensland cleaning services guide. Prices by suburb and by building type are covered in the Gold Coast cleaning cost guide, and the estimates on this page are drawn from it. This page deals with choosing the person or business, which is a separate decision from the price of the clean. Where another page already covers a topic in depth, we link to it and add only the detail that matters when you hire.
What Gold Coast Cleaners Charge for Homes and Holiday Units
The estimates below match the bands in our Gold Coast cleaning cost research for 2026, so treat them as a guide and not as fixed prices. One cleaner working alone quotes roughly $48 to $85 an hour, while a two-person team costs about $88 to $130 for each hour the pair is on site. Regular visits to a three-bedroom house fall between $140 and $255, and to a two-bedroom unit between $105 and $190. Those figures assume the home is kept in reasonable order between visits and that the cleaner can park and get inside without delay. The first visit to a home left uncleaned for months can be quoted as a one-off deep clean, which costs more.
Specialist work is not part of a general cleaner's hourly rate. Hot water extraction, which means deep cleaning carpets and couches with hot water and a strong vacuum, is quoted by carpet cleaners and upholstery cleaners, who bring their own portable or truck-mounted machines. Pool care is a separate trade again, priced per visit by businesses offering pool cleaning and maintenance. Booking these on the same day as a general clean can save a second round of tower access, but each business still needs its own insurance.
Holiday changeovers and end of lease work follow different pricing. Each guest turnover in a holiday unit is estimated at $125 to $250, depending on the number of beds, the linen arrangement and the gap between check-out and check-in. An end of lease clean on a two-bedroom unit runs to about $300 to $560, and on a three or four-bedroom house about $470 to $1,000. Carpet extraction adds about $35 to $78 for each room, depending on stains and room size. Salt film on balcony glass and frames is a separate visit again, at around $140 to $360 depending on the glass area and how much of it can be reached safely from inside the railing. Detailed scopes for these jobs appear in the guides to bond cleaning in Queensland and window cleaning in Queensland.

Call-Out Minimums, Tower Lockouts and Late Cancellations
Gold Coast cleaners bill in one of three ways: by the hour, by a fixed price for the visit, or per changeover for holiday units. Hourly billing suits a regular visit where the cleaner works through a list until the booked time runs out. A fixed price suits a deep clean or a move-out, because the cleaner carries the risk if the job runs long. An hourly booking may carry a minimum, such as two or three hours, so that a short job still covers travel between suburbs. Check whether that minimum applies to each cleaner or to the whole team, since two cleaners on a three-hour minimum means six paid hours.
Equipment is part of the rate as well, because a cleaner who brings everything has to buy and replace it. Miele, Dyson and Numatic make vacuum cleaners, and a cleaner who carries a commercial-grade machine builds that cost into the hourly figure. If you would prefer the cleaner to use your own vacuum and products, say so in the request and expect a slightly lower quote. Agree where your products are stored, which ones the cleaner may use, and who tells whom when something runs out.
Access problems cost time in a tower, and someone has to pay for that time. If a cleaner arrives at a Main Beach building and the fob fails, the reception desk is closed or the visitor bays are full, the job can start late or not at all. Agree in writing what happens then: whether a lockout fee applies, how long the cleaner waits, and whether the visit moves to another day. Cancellation terms need the same care, since a business may set a notice period of 24 or 48 hours and charge part of the visit after that. If you book through an app, read the platform's own cancellation policy, because it can differ from what the individual cleaner tells you.
Billing Terms to Settle Before the First Visit
Letting Agents, Cleaning Firms, Independents and Booking Apps
Households on the coast can choose from four kinds of cleaning help, and each one carries different risks for you. A cleaning firm employs or contracts a team, carries its own insurance and can send a replacement if your usual cleaner is sick. An independent cleaner, working as a sole trader under their own ABN, may charge less and send the same person every visit, but has no one to cover illness or holidays. Booking apps match you with a cleaner and take payment, while responsibility for damage depends on each platform's own terms. In a resort-style building, the onsite letting agent may also arrange cleaning for the units it lets. The right choice depends on how much you value continuity, backup staff and a single contact for complaints.
Location affects the choice too, because travel time from the cleaner's base is built into every quote. Brisbane firms may send crews down the M1, the Pacific Motorway, to the northern suburbs, and the guide to hiring a cleaner in Brisbane shows how city operators set their terms. Northern suburbs such as Yatala and Ormeau sit close to the Logan City boundary, so cleaners based around Beenleigh can also quote there, as noted for hiring a cleaner in Logan and the Redlands. Owners with a second holiday unit further north can line up another cleaner through our guide to hiring a cleaner on the Sunshine Coast. Whoever you choose, find out where the cleaner starts the day, since a long drive to your address is added to the price.
Businesses on the coast hire cleaners differently from households. Shops, surgeries and small offices sign a service agreement covering frequency, after-hours access and alarm codes, with scopes like those listed for office cleaning in Queensland. Larger sites such as clubs and gyms may move to commercial cleaning contracts with a supervisor and agreed response times. The paperwork checks are the same as for a home, but the insurance cover limit should suit the size of the site. Ask whether the business keeps cleaning logs, which some workplaces use as a record of what was done and when.
| Option | Strengths | Weak Points | What to Check |
|---|---|---|---|
| Cleaning firm | Backup staff and its own insurance | Different cleaners on different visits | Certificate of currency and staff screening |
| Independent sole trader | Same cleaner each visit | No cover during illness or holidays | ABN record, insurance and your household worker cover |
| Booking app | Quick booking and card payment | Damage terms set by the platform | Refund, damage and insurance terms |
| Onsite letting agent | Knows the building and guest bookings | Only for units in its letting pool | Cleaning fees in your letting appointment |
Proof of a Real Business: ABN Records and Liability Cover
Before a new cleaner starts, look up their ABN on the Australian Business Register and check that the name, status and location match the quote. The free ABN Lookup record also shows whether the business is registered for goods and services tax (GST), the 10 per cent tax added to most services. The Australian Taxation Office requires GST registration once a business reaches a GST turnover of $75,000 a year, and a smaller business may register by choice. So a sole trader below that level can properly send an invoice without GST, but a business that charges GST must be registered for it. If an invoice adds GST and the ABN record shows no registration, raise it with the cleaner before you pay.
Insurance is the second piece of paperwork to see before a cleaner starts work. Public liability insurance pays for damage the cleaner causes to your property, or injury to someone else, such as a visitor who slips on a wet floor. Ask for a certificate of currency, which is a one-page document from the insurer showing the policy number, the insured business, the cover amount and the expiry date. The business name on the certificate should match the ABN record and the quote. An expired certificate proves nothing about cover today, so check the dates carefully. For apartment work, the building manager may also want to see the certificate before a contractor uses common areas.
Public liability does not cover the cleaner's own injuries. A cleaning business that employs staff should hold its own workers compensation policy with WorkCover Queensland. Sole traders with no employees may carry personal accident insurance, but that is a private choice and does not protect you as the householder. That gap matters most when you pay an independent cleaner directly, because WorkCover Queensland may then treat you as the employer.
| Document | Where It Comes From | What It Shows | What to Match |
|---|---|---|---|
| ABN Lookup record | Australian Business Register, free online | Active status, entity name and GST registration | Name and ABN on the quote |
| Certificate of currency | The cleaner's insurer or broker | Policy type, cover limit and expiry date | Business name and current dates |
| Workers compensation policy | WorkCover Queensland | Cover for the business's own employees | Business name and policy period |
| National Police Certificate | Queensland Police Service | Criminal history it can release, as at the issue date | Cleaner's name and issue date |
| Tax invoice | The cleaning business | ABN, GST if registered, and the work done | Quoted total and agreed extras |
Paying a Household Cleaner Yourself Under Queensland Rules
Paying a cleaner directly each week, without a firm in between, can make you an employer for some purposes. Guidance on the WorkSafe Queensland website says a householder who pays someone to help in or around a private home could be considered an employer, even if the worker has an ABN. Its list of household workers includes cleaners, gardeners, nannies and handypersons, and it also names contractors with their own ABNs, who may be sole traders. The WorkCover Queensland household workers policy costs $60 for a term of up to two years, reduced to $30 when less than 12 months of the period remains. The current period ends on 31 December 2026, so a policy bought now costs $30 and needs renewing for the next period soon after. That cost is small next to an injury claim after a fall from a step ladder or a slip in a shower recess.
Employment law is a separate question from insurance. The Fair Work Ombudsman says the Cleaning Award, which sets minimum pay and conditions, covers cleaners whose employers operate in the contract cleaning services industry. Cleaners who fall outside an industry award are covered by the Miscellaneous Award, which sets minimum pay for that wider group. Whether a cleaner you pay directly is an employee or a contractor depends on the whole working arrangement, not only on the label or the ABN. If you set the hours, supply all the equipment and pay a weekly wage for ongoing work, get advice from Fair Work before you agree on a rate.
Hiring through a cleaning firm moves most of these duties onto the business. The firm pays wages, holds the workers compensation policy and pays superannuation, the compulsory retirement savings employers add on top of wages. Your role is then limited to checking the firm's paperwork and paying its invoice on time. The firm's higher hourly rate covers these costs along with its office, its insurance and its backup staff.
Keep simple records whichever way you pay the cleaner. Bank transfers showing the cleaner's name and the date give you proof of payment if a dispute or an insurance claim comes up later. Cash with no receipt leaves no record of who worked in your home or when, which can make an injury claim or a damage complaint hard to sort out. If the cleaner is your employee, Fair Work also expects you to keep time and pay records for them.
| Arrangement | Injury Cover | Pay Rules | Your Main Check |
|---|---|---|---|
| Cleaning firm with employees | The firm's WorkCover Queensland policy | Cleaning Award for contract cleaning staff | Certificate of currency and invoice |
| Independent cleaner paid by invoice | Possibly yours as the householder | Depends on the working arrangement | ABN record and a household workers policy |
| Cleaner paid a regular wage by you | Yours as the householder | Award and minimum pay apply to employees | Fair Work advice and a household workers policy |
| Booking app | Set by the platform's terms | Set by the platform's model | Platform insurance and damage terms |
Body Corporate Rules, Lifts and Parking in Coastal Towers
Apartment buildings on the coast are run by a body corporate, the owners' group that manages common property, meaning the shared parts of the building, under the Body Corporate and Community Management Act 1997. Its by-laws are the rules it makes to control common property, which the Queensland Government body corporate pages describe as including driveways, car parks and swimming pools. In practice that can mean a cleaner must sign in at reception, use a particular lift, or park away from bays kept for residents and guests. Get a copy of the by-laws from the building manager before the first booking and pass the relevant parts to the cleaner. Parking in the wrong place or propping open a security door can lead to a complaint against you from the body corporate. Questions about how by-laws apply can go to the information service run by the Office of the Commissioner for Body Corporate and Community Management.
Large equipment needs its own planning in a tower. Carpet extraction machines, hoses and buckets may have to come up through a loading dock or a goods lift, and some buildings ask for these to be booked ahead. Find out the loading dock hours, whether lift padding, the protective covers hung on lift walls, is needed and whether any fee applies to access outside office hours. Unger and Ettore make squeegees and extension poles, which let a cleaner reach balcony glass from inside the railing without climbing. Mention the floor number and the parking arrangement in your request so that every quote allows for the trip from the car park.
Mould in a coastal unit is partly a cleaning job and partly a building question. Surface mould on tiles, silicone and ceilings can be removed by a cleaner with products agreed in advance, but regrowth after each visit points to a leak or poor airflow. Book mould remediation when the same patch returns within weeks, because a stronger chemical will not fix a moisture source. If water seems to come from the building itself, report it to the building manager in writing, since repairs to common areas fall to the body corporate.
Tower Access Details to Give the Cleaner
Units in a Resort Letting Pool: Who Books the Clean
In a resort-style building on the coast, one onsite manager may hold two roles at once. The body corporate engages a caretaking service contractor to look after common property, and it can also authorise a letting agent to let out units for investor owners. Queensland Government guidance says a caretaking service contractor is also the authorised letting agent, or an associate of one, and usually runs the letting business from a unit in the building. The letting agent must be licensed under the Property Occupations Act 2014. If your unit is in the letting pool, the agent arranges guest stays and may arrange the cleaning between them under your letting appointment, your written agreement with the agent. Read that appointment to see what cleaning is included, what is charged to you and whether you can bring in your own cleaner.
Owners are not tied to the onsite letting agent. The same guidance says owners do not have to use the authorised letting agent and can let privately or through a real estate agent. Leaving the pool changes who organises the cleaning, the keys and the guest messages, and that work then falls to you or your chosen manager. Before leaving, compare the agent's cleaning charges with quotes from independent changeover cleaners, and count your own time for linen and restocking. Owners who live in their unit full time sit outside the pool altogether and hire a cleaner like any other household, subject to the building's by-laws.
Letting Pool or Private Arrangement
Self-Managed Holiday Units and the Guest Turnover Clean
Holiday lettings sit outside the main Queensland tenancy law for renters. The Residential Tenancies Authority (RTA) lists holiday lettings among the arrangements the Residential Tenancies and Rooming Accommodation Act 2008 does not apply to, so guests do not lodge a rental bond with the RTA. That leaves damage, cleaning fees and lost property to the booking platform's rules and your own house rules. Your turnover cleaner's photos and notes may be the only record of the unit's condition between guests, so their job goes beyond cleaning. Agree how they report breakages, missing items and repairs such as a dripping tap, and who arranges the fix.
Linen is the biggest scheduling question for a self-managed unit. Some hosts keep two or three sets for each bed and let the cleaner wash on site, while others use a linen hire service that delivers and collects. Washing on site adds time to every turnover and relies on a working dryer in the unit. Linen hire adds a separate bill but makes the cleaner's time on site easier to predict. Restocking toilet paper, soap and coffee is another line to agree, including who buys the stock and how it is repaid. The changeover estimate of $125 to $250 assumes a standard unit, so a house with several bathrooms and a pool area will cost more.
Smoke alarms and appliances need attention between guests as well. Cleaners can wipe alarm covers and report a chirping alarm, but replacing hardwired alarms, the ones wired into the home's power, is smoke alarm installation work for a licensed electrician. Faulty power points, tripping safety switches and broken air conditioners found at a turnover also go to an electrician, and coastal wiring problems are discussed under hiring an electrician on the Gold Coast. Give the cleaner a short list of who to call, or when to call you, if something breaks during a turnover.
Turnover Checklist for a Self-Managed Unit
School Holidays, Schoolies Week and Booking Ahead
Queensland state school terms set the weeks when families travel, and the Department of Education publishes the dates well in advance. In 2026, Term 3 ended on Friday 18 September and Term 4 began on Tuesday 6 October, with the spring holiday break in between. Term 4 ends on Friday 11 December 2026, and the summer break runs from then until the 2027 school year begins. Saturday changeovers in those weeks can be hard to fill at short notice, so a standing booking made early is safer than a late request. Cleaning firms may charge a higher rate on public holidays such as Christmas Day and Boxing Day, so check before booking.
Schoolies Week brings school leavers to the Gold Coast each November, and the Queensland Government's Safer Schoolies website lists the 2026 dates as 21 to 27 November. Owners who take bookings for that week should agree a turnover time that allows for extra rubbish, a full kitchen clean and a check of balconies and outdoor furniture. Write down what counts as excess cleaning before the stay, so any extra charge to the guest has a clear basis. Cleaners booked for that week may also ask for a higher rate, so settle the price when you make the booking.

Swipe Fobs, Key Safes and Police Certificates
Handing over access is the point where trust matters most. For a house, a key safe, which is a small lockbox opened with a code, lets the cleaner in without a key changing hands. For a tower, the cleaner may need a fob that also opens the lift and car park, and replacing a lost fob can carry a building charge. Record which key or fob each cleaner holds, change any code when a cleaner stops working for you, and give them a separate alarm user code if your system allows it. If a key is never returned, a locksmith can rekey the lock, which costs less than replacing the whole lock.
Police checks give some reassurance about a person's past. In Queensland, a National Police Certificate, the Australia-wide check used for employment, is applied for through the Queensland Police Service. Cleaning firms may screen their staff this way, and an independent cleaner can obtain a certificate for themselves. Check how recent the certificate is and whether it was issued in the cleaner's own name. The certificate shows only what was disclosable on the day it was issued, so it is no substitute for references and your own judgement. Security cameras inside the home raise separate privacy questions, and these apply even to a trusted cleaner.
| Access Method | Suits | Risk | Good Practice |
|---|---|---|---|
| Key safe with a code | Houses and townhouses | Code shared beyond the cleaner | Change the code when a cleaner leaves |
| Building fob or swipe card | High-rise units | Replacement fee if lost | Log the fob number and return date |
| Key left with reception | Towers with a front desk | Limited desk hours | Confirm desk hours before booking |
| Smart lock app | Holiday units | Phone or battery failure | Keep a backup key arrangement |
| Alarm user code | Homes with monitored alarms | Code reused after the cleaner leaves | Delete the code when the job ends |
Recording Devices in Your Home and Queensland Privacy Law
Owners of holiday units may run indoor cameras or video doorbells, and these raise legal questions when a cleaner is inside. The Office of the Information Commissioner Queensland notes that under the Criminal Code it is an offence to video record people without consent where they would expect privacy, such as bathrooms and bedrooms. Cameras covering a bathroom or bedroom while a cleaner works there are a serious legal risk for you. Audio is treated differently, because under the Invasion of Privacy Act 1971 it is an offence to record a private conversation you are not part of. A camera with a microphone left running while the cleaner talks on the phone can fall into that category. The same guidance says it is generally lawful to record a conversation you take part in, though there are limits on sharing it.
The simplest approach is to tell every cleaner, in writing, where cameras are and whether they record sound. Switch off audio recording during cleaning visits, and point indoor cameras away from bathrooms and bedrooms. Cleaners who know about the cameras can decide whether to take the job, which avoids a dispute later. If cameras are needed for security, an installer can set privacy zones, which block out parts of the camera's view, or recording schedules as part of security camera installation. Recordings can still help settle a damage claim, so keep them for a set period and then delete them.
Camera Settings to Check Before a Clean
Cleaning Products, Data Sheets and Pre-1990 Building Materials
Every hazardous chemical a cleaner uses should come with a safety data sheet (SDS), a document setting out its hazards, safe handling and first aid steps. Safe Work Australia notes that an SDS has 16 sections and that suppliers must provide one free of charge. Find out which products the cleaner brings, especially for homes with babies, pets or someone with asthma. Diversey, Jasol and Whiteley make commercial cleaning chemicals, including disinfectants and degreasers. Earth Choice and Koala Eco make plant-based household cleaners for people who want milder products. Acid descalers, which are cleaners that dissolve mineral build-up, can mark natural stone benchtops and anodised aluminium frames, so agree which products suit each surface.
Older beach houses and walk-up unit blocks need a different kind of caution. The Queensland Government's asbestos website says a home built before 1990 is likely to contain asbestos, and that water blasting asbestos cement roofs, fences or walls is illegal. A general cleaner should not scrub, sand or water blast old fibro (fibre cement) sheeting, vinyl floor tiles or textured ceilings in those homes. If you are unsure, arrange asbestos testing before any exterior washing is booked. The Asbestos and Silica Safety and Eradication Agency also publishes guidance for householders on what to leave alone and who can remove asbestos safely.
| Surface or Material | Risk | Safer Approach | Who Decides |
|---|---|---|---|
| Natural stone benchtops | Etching from acidic cleaners | pH-neutral (non-acidic) stone cleaner | Owner, from the supplier's care guide |
| Anodised aluminium frames | Staining from strong acids or alkalis | Fresh water and mild detergent | Owner and cleaner together |
| Timber floors | Swelling from wet mopping | Damp mop and approved floor cleaner | Owner, from the floor maker's advice |
| Glass balustrades | Scratches from abrasive pads | Squeegee and soft microfibre | Cleaner, within building rules |
| Pre-1990 fibro sheeting | Released asbestos fibres | No scrubbing, sanding or water blasting | Owner, after testing |
Moving Out of a Gold Coast Rental: Exit Report Timing
Tenants leaving a Gold Coast rental must return it in the same condition it was in at the start, less fair wear and tear, which means normal ageing from everyday use, according to the RTA. The RTA suggests the tenant and the property manager complete the exit condition report together, and if that does not happen the tenant fills it in and hands it over with the keys. The manager then reviews it at the vacate inspection, the final check of the home after you move out, and must send a completed copy to the tenant within three business days. Evidence for a bond claim or dispute has to be provided within 14 days of that claim or dispute. Book the cleaner so the clean is finished before you fill in the report, and take dated photos once they leave. Your cleaner's invoice and checklist become part of that evidence if the manager later says the home was not clean.
Timing a move-out can mean fitting the clean around removalists, a final inspection and a lease end date that cannot shift. Tenants moving to Ipswich or the Lockyer Valley, or north to Moreton Bay and Redcliffe, may book the Gold Coast clean from their new home, so set up a key arrangement that works without them. Some bond cleaners offer a re-clean if the manager raises cleaning items soon after the inspection, but read the time limit and what counts as a cleaning item. Bissell and Rug Doctor make carpet cleaning machines for home use, though a professional clean comes with an invoice you can show the manager. Record the meter readings on the exit report as well, as the RTA recommends.
| Step | Who Does It | Time Limit | What Helps |
|---|---|---|---|
| Final clean | Tenant or their cleaner | Before the keys are returned | Checklist matched to the entry report |
| Exit condition report | Tenant, ideally with the manager | When the keys are returned | Dated photos of every room |
| Completed copy of the report | Property manager or owner | Within three business days | A forwarding address for the tenant |
| Bond refund request | Either party | After the vacate inspection | Agreement on any deductions |
| Evidence for a claim | Each party | Within 14 days of the claim or dispute | Cleaner's invoice and photos |
Gold Coast Cleaning Quotes: Details That Need Checking
Read each quote for what it leaves out as much as for the price. A low figure for a deep clean that does not mention the oven, inside cupboards or balcony glass cannot be compared with a higher quote that lists them. Check whether the price assumes the cleaner's own products, and whether parking or a building access fee is added on the day. For a tower, confirm the quote mentions the floor, the lift arrangement and any equipment that needs the goods lift. For a holiday unit, the quote should say who supplies linen and what happens when a guest checks out late.
Payment terms are the other area to watch closely. Paying a large amount upfront to a cleaner you have never used leaves you in a weak position if the work is poor. A deposit for a big move-out clean is reasonable, but the balance should fall due when the job is done and checked. If the cleaner will only accept cash with no invoice, you lose the record you need for a complaint or a bond dispute.
Online reviews help, but read them for detail and not just the star rating. Reviews that name the cleaner, the suburb and the type of job give a better picture than short comments with no context. Request one or two references from regular clients of an independent cleaner, and phone them before you hand over a key. Businesses whose ABN record shows they became active only weeks ago may still be sound, but they have no history of past jobs for you to check.
Lines a Gold Coast Cleaning Quote Should Show
Missed Rooms, Damage and Taking It to QCAT
Problems with a cleaner are easier to settle when you raise them quickly and in writing. Send photos of missed areas or damage within a day or two, and give the business a fair chance to return and fix it. Under the Australian Consumer Law, services must be provided with due care and skill, and the Australian Competition and Consumer Commission sets out the remedies when they are not. If the cleaner broke something, find out whether the business will claim on its public liability policy or pay for the repair itself. Keep every message, quote and invoice, because they form the record if the matter goes further, whether to Fair Trading or to the tribunal.
If talking does not work, the Queensland Office of Fair Trading takes consumer complaints about businesses and can help with some disputes. Formal claims go to the Queensland Civil and Administrative Tribunal (QCAT), which hears consumer and trader disputes about goods or services valued up to and including $25,000. That limit covers nearly any household cleaning job, including a large end of lease clean or a long run of regular visits. Disputes over a rental bond follow a separate path, and non-urgent ones go to the RTA's dispute resolution service before any tribunal hearing. Body corporate disputes, such as a complaint about a contractor's parking, go through the body corporate's own internal process first and then the Commissioner's dispute resolution service. Choose the right path first, because each one has its own forms, fees and time limits, and starting in the wrong place can cost weeks.
Writing a Brief That Gold Coast Cleaners Can Price Fairly
Start with the basics every cleaner needs: suburb, type of home, floor level, bedrooms, bathrooms and any pets. Add photos of the kitchen, bathrooms and balcony glass, since these areas have the biggest effect on the time estimate. State the type of clean, such as a regular visit, a one-off deep clean, a changeover or a move-out, and the date it must be finished. List any rules from the building, the letting agent or your lease that affect the work, such as contractor hours or a ban on certain products. If the cleaner will use your equipment, list it too, as Oates, Sabco and Vileda make mops, brooms and microfibre cloths for home use.
Send the same brief to every cleaner so the prices can be compared line by line. When the quotes arrive, check them against the bands in the Gold Coast cleaning cost guide and the scope in our Queensland house cleaning guide. A price far below the band may leave out items, while one far above may include extras you did not ask for. Choose on the clearest written scope and the strongest paperwork, not on the lowest figure alone. Post your job once on The Quote Yard and local cleaners can respond with quotes built on the same brief.

How The Quote Yard Works
We connect you with independent local tradies and service providers, we don't perform any trade work ourselves. Tradies provide their own quotes directly to you. Always confirm licensing, insurance, and scope of work before engaging any provider.
