Need a Cleaner on the Gold Coast?
Tell us the suburb, the property and whether you want a regular clean, a holiday changeover, a bond clean or high-rise window work, and we will connect you with cleaners covering your area.
Typical Gold Coast Cleaning Costs
Costs move with property size and condition, how much salt has built up on glass, balustrade fixings and window tracks, building height and whether roped access or a lift is needed, body corporate arrangements and induction requirements in the high-rise belt, whether the property is let short-stay and how tight the changeover window is, pool and spa servicing, and the season. School holidays and the summer letting peak tighten availability across the whole coastal strip.
Cleaning Services Cost Gold Coast QLD 2026 - Complete Pricing Guide
Gold Coast cleaning costs answer to two things that no inland Queensland market deals with at this intensity. The first is salt. An apartment or house within a kilometre or two of the beach collects a fine saline film on glass, window tracks, balustrade fixings, flyscreens and outdoor fittings, and a rinse with fresh water is part of the job here in a way it simply is not in Toowoomba. Left alone it moves past cosmetic: salt holds moisture against metal, and corrosion at a balustrade fixing or a window frame is a repair bill where a wash would have been $140. The second is the letting cycle. A large share of the coastal strip turns over weekly or more often, which puts changeover cleaning at the centre of the local market and makes the calendar matter more than the price. On the regulatory side one Queensland rule catches owners out repeatedly: a property with a pool cannot be let under an accommodation agreement unless a pool safety certificate is in effect, and on a shared pool that certificate lasts only a year. Certificates on a shared pool are obtained by the body corporate, never by the individual owner, which means an owner letting a unit is relying on somebody else renewing annually. On price in 2026, a three bedroom house on a regular visit runs $140 to $255, a two bedroom apartment $105 to $190 and a holiday changeover $125 to $250. Bond cleaning a three to four bedroom house is $470 to $1,000, a balcony and glass salt wash $140 to $360 and pool servicing $70 to $140 a visit.

What Actually Sets a Gold Coast Cleaning Price
Three variables carry most of the spread between two quotes on the same property. The first is distance from the water, because that decides how much salt film there is and how often the frames and tracks need a fresh water rinse. The second is height, since a second storey, a roped-access job and a building with a lift and an induction process are three different pricing exercises. The third is whether the property is let, because a changeover has a fixed window and a penalty for overrunning it.
A Gold Coast quote also asks a question most markets skip. Who commissions the work, the owner or the body corporate? On a strata-titled unit the answer decides who pays for the balcony, the common corridors, the carpark and the pool, and an owner chasing quotes for work that is not theirs to arrange is a common and avoidable waste of a fortnight.
Salt, height and the letting calendar explain most of what separates two Gold Coast quotes on the same unit.
Cleaning Costs Across the Gold Coast for 2026
The Gold Coast is a letting market with a city attached, and a cleaning quote reflects that before it reflects anything else. The city runs sixty kilometres from the Tweed border to Pimpama and perhaps twenty inland to the hinterland, and most operators work a stretch of the coast never all of it. Along the beachfront strip the field is deep and specialised, with operators who do nothing but changeovers and others who do nothing but high-rise glass. West of the highway and south toward Currumbin the field thins and minimum job values appear, and in the hinterland travel becomes a real line.
Tenancy law in Queensland has shifted substantially in recent years and the dates matter on a coast with this much rental stock. Since 30 September 2024 a bond on most premises has been capped at four weeks rent. Increases may happen once in twelve months, attached to the property instead of the tenancy since 6 June 2024, with every form of rent bidding, meaning inviting applicants to offer above the advertised rent, banned from the same date. Tenants have received 48 hours notice for entries since 1 May 2025, excepting general inspections, safety checks and emergencies. The Residential Tenancies Authority keeps the current detail.
One provision bites hardest in a humid coastal apartment, and it is the set of prescribed minimum housing standards. Applying to all tenancies since 1 September 2024, they require premises to be free from vermin, damp and mould and to be weatherproof and structurally sound, with roofing and windows that prevent water entering when it rains. In a beachfront unit with a tired door seal and a balcony membrane past its life, that is not an abstract protection but the substance of the dispute.
Gold Coast Cleaning Rates and What Sits Behind Them
Rates here sit a little above Brisbane, and the reason is the letting market before it is the cost of living. Hourly, a single operator sits at $48 to $85 and a two person team at $88 to $130, a modest premium on the capital. In 2026 that works out at $140 to $255 on a regular three bedroom clean, $105 to $190 on a two bedroom apartment and $185 to $330 on a four bedroom two bathroom house. A one-off house clean after a long gap runs $360 to $780 on a three bedroom property, and in a coastal house a good share of that time goes on glass, tracks and outdoor areas that an inland property would not need.
Bond work sits above all of it at $470 to $1,000 for a three to four bedroom house and $300 to $560 for a two bedroom apartment. Bond cleaning scope here routinely includes the balcony, the external face of the sliding doors where it can be reached safely, the flyscreens and the window tracks, and those four items are where most Gold Coast bond disputes start. The line that distinguishes this market is the changeover. A holiday changeover clean at $125 to $250 is a different product from a regular clean: linen, a full bathroom reset, the balcony, the glass and a turnaround measured in hours between a 10am checkout and a 2pm check-in. Operators who do changeover work price it as a scheduled slot in place of an hourly job, and the ones who are any good are booked out through the summer by October.
| Work | Price Band | Typical Time | What Moves It |
|---|---|---|---|
| Single operator, hourly | $48-$85 | Charged by the hour | Travel, parking, building access |
| Two person team, hourly | $88-$130 | Charged by the hour | Scope and turnaround pressure |
| Regular clean, 2 bed apartment | $105-$190 | 1.5-2.5 hours | Balcony, glass, salt film |
| Regular clean, 3 bed house | $140-$255 | 2-3.5 hours | Outdoor areas, pool surrounds |
| Regular clean, 4 bed 2 bath house | $185-$330 | 3-4.5 hours | Second bathroom, stairs, glass |
| Holiday changeover | $125-$250 | 2-4 hours | Linen, window size, turnaround |
| Bond clean, 2 bed apartment | $300-$560 | 4-6 hours | Balcony, tracks, carpet, oven |
| Bond clean, 3 to 4 bed house | $470-$1,000 | 6-10 hours | Pool surrounds, yard, glass area |
Salt on Glass, Tracks and Balustrade Fixings
Salt is the Gold Coast line item, and the one most quotes from inland operators leave out. What lands on a coastal property is an airborne saline aerosol that settles on every exposed surface and then sits there. On glass it produces a haze that returns within weeks of a clean, which is why a beachfront apartment needs window cleaning three or four times a year where an inland house manages on one. On aluminium window frames and sliding door tracks it collects in the channel and holds moisture against the metal, and that is where pitting and stiff rollers come from. On stainless balustrade fixings it produces tea staining, the brown bloom that looks like rust and is actually surface corrosion on the steel.
On a coastal property the method matters a good deal more than the product. A fresh water rinse of the frames and tracks before and after the glass is cleaned is what removes the salt; a glass-only clean polishes the pane and leaves the reservoir in the track to re-haze it within a fortnight. For balustrades a non-abrasive cleaner made for stainless, worked with the grain and rinsed off, lifts tea staining where a general spray does nothing. Bar Keepers Friend, carried by Bunnings and most supermarkets, is the common household answer and is mild enough for the fixings. A balcony and glass salt wash runs $140 to $360 depending on the glass area and the balustrade run, and on a beachfront building every two to four months is realistic. Where the balustrade itself has gone past cleaning, balustrade and handrail repairs and glass balustrade repairs are the trades for it, and on a high-rise that is almost always body corporate work.
What Salt Does, Surface by Surface
Glass: a haze that comes back within weeks. A beachfront unit needs three or four cleans a year where an inland house gets by on one, and the frequency is the real cost before the rate comes into it. Window frames and door tracks: salt collects in the channel and holds moisture against the aluminium. Rinsing the track with fresh water is the step that matters, and a glass-only clean skips it.
Stainless balustrade fixings: tea staining, a brown surface bloom that is corrosion on the steel. A non-abrasive stainless cleaner worked with the grain lifts it; a general purpose spray will not. Flyscreens: the mesh holds salt and then abrades. Taking them out and rinsing them is a separate line on a quote, and worth asking about on a coastal property. Outdoor fittings and fixings: hinges, latches, light fittings and barbecue surrounds all corrode faster here, and a rinse at every clean does more than any product applied once a year.
Salt behaves nothing like ordinary dirt. It holds moisture against metal, and that is why rinsing matters more than scrubbing on a Gold Coast property.
High-Rise Windows, Roped Access and Who Pays
Nowhere else in Queensland has this much residential glass this far off the ground, and it changes how the work is bought. Above about three storeys, window cleaning stops being a ladder job and becomes rope access or a building maintenance unit, which brings height safety obligations with it. WorkSafe Queensland regulates the work health and safety side of that work, and the practical consequence for a resident is that high-rise window cleaning is bought by the building and not by the apartment. The schedule is typically twice a year, it is priced per building and never per unit, and an owner who wants their own windows done outside that schedule is normally told no for good reason.
What a unit owner can arrange is the inside face and anything reachable from the balcony without leaning out. That is the boundary worth establishing before booking, because a quote that promises the exterior of a tenth floor window without mentioning rope access or a permit is either misunderstanding the job or planning to do something unsafe. Balconies carry their own problem, structural more often than people expect. A concrete balcony with a failed membrane leaks into the slab below, and the first visible symptom usually appears on the soffit of the balcony underneath, meaning its underside. What shows there is either efflorescence, the white salty bloom left as water moves through concrete, or spalling, where the surface breaks away as the reinforcement behind it corrodes and expands. The Queensland Building and Construction Commission has run waterproofing as a recurring top-defect theme for home owners, and once concrete is spalling the job belongs to concrete cancer and spalling repairs and balcony waterproofing.
| Item | Arranged By | Typical Cost | Notes |
|---|---|---|---|
| Inside of the unit | Owner or tenant | $105-$190 a clean | Regular or changeover |
| Balcony floor and balustrade | Owner, usually | $140-$360 | Check the by-laws, it varies |
| Exterior glass above level 3 | Body corporate | Priced per building | Rope access or a maintenance unit |
| Common corridors and foyer | Body corporate | $50-$80 an hour | Weekly or twice weekly |
| Carpark sweep and wash | Body corporate | $350-$1,100 | Quarterly or annually |
| Bin room and chute | Body corporate | $130-$300 a visit | Weekly |
| Pool and surrounds | Body corporate | $90-$220 a visit | Certificate is body corporate duty |
| Balcony membrane failure | Body corporate | Quoted on inspection | Repair work, not cleaning |
Pools, Letting and the Certificate That Expires
This is the Queensland rule that costs Gold Coast owners the most, and it has nothing to do with cleanliness. A property with a pool cannot be let under an accommodation agreement unless a pool safety certificate is in effect. The Queensland Building and Construction Commission sets out that certificates last two years for a non-shared pool and only one year for a shared pool, that on a shared pool the pool owner, usually the body corporate, obtains the certificate and provides it to individual owners, and that a lessor must give a copy to the new occupier and display it near the entrance or the pool access. Where no current certificate exists, a Form 36 notice of no pool safety certificate is lodged with the commission and a certificate obtained within 90 days of settlement.
The one year term on a shared pool is what trips people up. An owner letting a unit in a building with a common pool is relying on a certificate somebody else renews annually, and finding out it has lapsed on the day a tenancy is due to start is a genuinely expensive discovery. The commission also makes clear that a Form 36 exempts nobody from the pool safety standard itself, and that a council can fine an owner whose barrier is non-compliant even where a certificate is held.
Alongside the certificate sits the ordinary business of servicing the water. Pool cleaning and maintenance runs $70 to $140 a visit on a domestic pool, and weekly is normal through summer on a let property where a fortnight is enough in winter. The variables are the size of the body of water, the sanitising system in use, and how much leaf the surrounds drop into it. On a let property the servicing schedule is tied to the changeover run, because an operator already attending weekly is the cheapest person to do it.
Two adjacent trades are worth knowing by name ahead of an inspection, not after a failed one. Pool fence repairs and compliance is the trade to call ahead of a certificate inspection, since a gate latch at the wrong height or a climbable object inside the barrier zone is a straightforward fail and a cheap fix beforehand. Pool pump and filter repairs is the other, and it is what a service operator will raise first when the water stops holding its chemistry between visits.
Before You Let a Property With a Pool
Non-shared pool: the certificate runs for two years from issue. Check the expiry before a tenancy is signed, not after. Shared pool: the certificate runs one year and the pool owner, usually the body corporate, obtains it. Ask for the current copy each year and do not assume it is current.
Lessor duties: give the new occupier a copy and display it near the entrance or pool access. No current certificate: lodge a Form 36 with the building commission and obtain a certificate within 90 days of settlement. Prospective buyers at auction get the Form 36 before signing a contract. A Form 36 is a notice with no exemption attached to it. The barrier has to comply at all times and a council can fine the owner regardless of the paperwork.
The certificate is a letting prerequisite never a formality, and on a shared pool it has to be chased every single year.
Short-Stay Changeovers and the Summer Peak
Changeover cleaning is the engine of the Gold Coast market and it runs on a timetable, not an hourly rate. The turnaround window is the whole constraint on this work. A 10am checkout and a 2pm check-in leaves four hours for a full reset, and on a Saturday in January an operator is doing five or six of them in a row. That is why changeover work is quoted as a fixed slot at $125 to $250 and why an operator will decline a property that does not fit the run. A two bedroom unit near Broadbeach sits at the bottom of that band and a four bedroom canal house with a pool and three bathrooms sits well above the top of it.
What belongs in the scope is worth writing down once and reusing. Linen stripped and remade or exchanged, every bathroom reset with consumables replenished, the kitchen including the fridge and the dishwasher emptied, the balcony swept and the glass done, and an inventory check. Pool and spa servicing on a let property is a separate schedule, as is rubbish removal where guests have left more than the bins hold. Planning approval is the other side of this, and it is council business, which is to say local with nothing coming from the state. Queensland has no state wide short-stay register, so what applies to a given address comes out of the planning scheme and the local law for the council the property sits in, and on the Gold Coast that differs from the position across the Tweed border or in Brisbane itself. Confirm it for the address before a letting arrangement is set up, not after a complaint arrives.

Mould, Damp and the Queensland Minimum Standards
A humid coastal apartment is the hardest place in the state to keep inside the prescribed standards, and the standards name the problem directly. Those standards have covered every tenancy in Queensland since 1 September 2024, with the supporting repair and maintenance obligations in place from 1 October 2022. The Residential Tenancies Authority sets a requirement that premises be free from vermin, damp and mould and be weatherproof and structurally sound, which it explains as roofing or windows that prevent water entering when it rains and a structure not likely to collapse or be affected by significant dampness. The standard does not extend to damp or mould caused by the tenant, and responsibility follows the cause.
In a beachfront unit the cause is often the building. A failed balcony membrane, a sliding door with a perished seal, or a bathroom fan ducted into a ceiling void in place of outside are all structural, and all three produce mould that no amount of cleaning holds back. Photograph the symptom and the suspected source together, report it in writing with a date, and the argument about who pays becomes a short one. Where the cause genuinely is occupancy, it comes down to air movement. A unit shut up through a humid week with the air conditioning off and wet towels on a bathroom floor will grow mould on a south-facing wall, and mould remediation at $280 to $700 on a single wet area is the consequence. Running the fan, opening the balcony door for an hour and keeping furniture off external walls costs nothing and prevents most of it.
Arguing Damp in a Coastal Unit
In force for all tenancies since 1 September 2024: premises must be free from vermin, damp and mould, and weatherproof and structurally sound, with roofing and windows that keep rain out. The building causes to look for first: a failed balcony membrane, a perished sliding door seal, a bathroom fan discharging into a ceiling void, or a window frame leaking through corroded fixings. Report it in writing and make sure the report carries a date. Notifying as soon as possible is the tenant duty, and the date is what later shows how long a problem went unaddressed. The carve-out: the standard does not cover damp or mould caused by the tenant, so the cause is what the dispute turns on and photographs of the source carry the argument. Where it goes next: the Queensland Civil and Administrative Tribunal lists residential tenancy disputes among its case types and is built to be used without a lawyer.
In a coastal unit the cause is more often the building than the occupant, and the evidence is what settles it.
Exterior Washing From the Beach to the Hinterland
Exterior work on this coast splits cleanly between the salt belt and the hinterland, and the methods differ. Within a couple of kilometres of the water the problem is salt, and what shifts it is volume of fresh water at low pressure. House washing on a soft wash basis runs $370 to $950 on a single storey and $680 to $1,600 on a two storey, and on a coastal property the rinse is the part doing the work. Render, painted finishes and powder-coated aluminium all respond to a detergent and a thorough rinse, and none of them want high pressure.
Back toward Nerang, Mudgeeraba and the hinterland the problem changes to biological growth, the same algae, lichen and mould that drives exterior work across South East Queensland. Roof cleaning costs $500 to $1,450 and is a treat, dwell and low pressure rinse on concrete or terracotta tile, and pressure cleaning belongs on concrete and almost nowhere else.
The pre-1990 question applies on this coast as it does everywhere in Queensland, and the older Burleigh, Southport and Coolangatta housing stock is exactly where it bites. WorkSafe Queensland states that it is illegal to use high pressure water spray equipment on asbestos, naming asbestos cement roofs, soffits, fences, pipework and walls, and citing the Work Health and Safety Regulation 2011. On an older beach cottage that means asbestos testing before an exterior wash is booked at all, and a positive result sends the job to a treat-and-seal approach or to licensed removal.
| Where | Surface | Main Problem | Method and Price |
|---|---|---|---|
| Beachfront and first few streets | Glass and aluminium | Salt film | Fresh water rinse, $140-$360 |
| Beachfront | Render and painted walls | Salt and mould | Soft wash, $370-$950 |
| Coastal, metal roof | Colorbond and Zincalume | Salt and lichen | Low pressure wash, $500-$1,150 |
| Inland suburbs | Concrete roof tile | Algae and lichen | Treat and dwell, $520-$1,450 |
| Inland suburbs | Terracotta roof tile | Lichen in the laps | Treat and dwell, careful at laps |
| Pre-1990 anywhere | Asbestos cement sheet | Mould and lichen | Test first, then treat and seal |
| Hinterland | Timber and weatherboard | Mould on shaded walls | Soft wash, $420-$1,000 |
| Any zone | Concrete driveway | Algae and oil | Pressure with a surface cleaner, $190-$500 |
Storm Season, Gutters and What Comes After
The Gold Coast cleaning calendar has the same hard deadline as the rest of the region, and the coast adds its own exposure. Severe weather builds across the warmer months, and the Queensland disaster hub records the recent run plainly, listing Ex-Tropical Cyclone Maila, Ex-Tropical Cyclone Narelle and a March 2026 flood event among the events the state has worked through. The consequence for a householder is operational: gutter cleaning and downpipe clearing want doing in September, because by December the trade is committed and the price of a ladder is availability.
Coastal buildings add wind-driven rain to the usual list. Water forced horizontally against a sliding door or a window with a tired seal gets inside, and on a balcony with a blocked drainage outlet it ponds and then finds the membrane. Clearing a balcony outlet is a two minute job that prevents a five figure one, and it is the most neglected item on this coast. After an event the work is no longer cleaning. Water and flood damage restoration and storm damage repairs are drying, strip-out and rebuilding, and the 48 hour rule on porous material is what decides how much survives. WorkSafe Queensland advises discarding porous material including plasterboard, insulation and carpet where it has been wet beyond 48 hours, so the hours immediately after an event are worth more than the days that follow.
| Job | Price Band | Best Month | Why It Matters Here |
|---|---|---|---|
| Gutter and downpipe clearing | $230-$540 | September | Unavailable by December |
| Balcony drainage outlet cleared | $0-$90 | Any month | A blocked outlet ponds water onto the membrane |
| Roof and gutter inspection | $180-$420 | September | Finds failed flashings, the metal over roof joints |
| Sliding door seal check | Usually free with a clean | Before summer | Wind-driven rain gets past a perished seal |
| Exterior soft wash | $370-$950 | September or October | Last clear window before the letting peak |
| Flyscreen removal and rinse | $90-$240 | Any month | Salt in the mesh abrades it from the inside |
| Outdoor furniture and barbecue wash | $120-$300 | October | Before the first guests of the season |
| Pool equipment service | $140-$340 | October | Ahead of weekly summer servicing |
Carpet, Tiles and Drying on the Coast
Drying time is the coastal variable, and in a closed-up unit it is worse than on an open block. Carpet extraction runs $35 to $78 a room through carpet cleaning, and the price is the straightforward part. A Gold Coast apartment in February with the balcony shut and the air conditioning off will hold damp carpet most of a day, and damp carpet in this climate becomes a mould substrate. A competent operator either runs air movers or recommends a low moisture method, and anybody promising a two hour turnaround in a humid week is using the latter or guessing.
Hard floors and tiles dominate the coastal apartment stock and they behave well, with one exception. Grout in a shower darkens here through mould instead of soil, so scrubbing produces a fortnight of improvement and ventilation produces a year of it. If a shower is leaking into the wall beside it, shower regrouting and leak repairs comes before any cleaning decision at all. Timber and engineered flooring in a canal house needs the same caution as a Brisbane Queenslander. Boards move with the humidity, wet mopping starts the cupping, and a damp mop with a neutral cleaner and prompt drying is the entire method. Where the finish has gone past cleaning, floor sanding and polishing is the honest answer.
Drying Is the Coastal Variable
Carpet in a closed unit: run the air conditioning or open the balcony after an extraction. Damp carpet through a humid afternoon is a mould substrate, and the 48 hour guidance applies here as it does after a flood. Low moisture methods exist and are the right answer in February. Ask which method is being used before accepting a fast turnaround, not once the carpet is already wet.
Grout in a shower: the darkening is mould instead of soil. Scrubbing buys a fortnight; an exhaust fan that discharges outside buys a year. Timber and engineered boards: a damp mop, a neutral cleaner and prompt drying. Wet mopping is how cupping starts, and no product reverses it. Stone benchtops in a coastal kitchen: no acidic product, including anything sold as a descaler. The water here is soft and there is nothing for it to do except etch the surface.
Every interior job here is decided by how fast the surface dries, and the method matters more than the product.
The Bond Cap, the Alarms and Two Coastal Items
Bond cleaning on the Gold Coast carries two extra items that an inland property does not. Since 30 September 2024 a bond on most premises has been capped at four weeks rent, moveable dwellings excepted, and that cap tightens the arithmetic at the end of a tenancy. A bond clean at $470 to $1,000 against four weeks rent is a real share of the money held, which is what pushes people into doing it themselves and then paying twice after a reclean notice.
The two coastal additions are the balcony and the glass. A balcony left with salt film, a dirty drainage outlet and tea staining on the balustrade is the most commonly cited item on a Gold Coast exit report, and window tracks packed with salt and sand are the second. Both are cheap to do properly at the time and expensive to argue about afterwards. The Queensland smoke alarm rule applies here as everywhere in the state. Interconnected photoelectric alarms have been required in rental properties since 1 January 2022, in every bedroom, in hallways and on every level, complying with AS 3786-2014, with all other dwellings to reach full compliance by 2027. The state building commission points out that those alarms need regular cleaning, normally by vacuuming to the manufacturer instruction, and regular testing, so they belong on the bond clean list alongside the oven.
The Gold Coast Additions to a Bond Clean
The balcony: floor washed, drainage outlet cleared, balustrade glass done both faces where it can be reached safely, and tea staining lifted from the fixings. Window tracks and flyscreens: salt and sand pack into the channels, and a track left full is the second most cited item on a coastal exit report.
Sliding door seals and rollers: worth checking, though the fix is repair work and no longer cleaning. A perished seal is the owner job and reporting it beats being charged for the consequence. Smoke alarms: vacuumed out and then tested. Interconnected photoelectric alarms are a rental requirement in Queensland and they appear on exit reports. Pool and surrounds on a house: the surrounds, the skimmer and the equipment area, with servicing quoted separately at $70 to $140 a visit.
Two coastal items, the balcony and the tracks, account for most of the money argued over at the end of a Gold Coast tenancy.
Pricing Along the Coast and Into the Hinterland
The Gold Coast prices on distance from the water and on building height, and the suburb is shorthand for both. The beachfront strip from Coolangatta through Burleigh, Broadbeach and Surfers Paradise to Main Beach carries the highest concentration of high-rise and the heaviest salt exposure. Interior rates sit at the top of the band, glass frequency is three or four times a year, and anything above the third floor is body corporate work. The canal suburbs through Mermaid Waters, Clear Island Waters and Sorrento add pool and pontoon surrounds to the scope on larger houses. West of the highway the whole picture normalises. Robina, Varsity Lakes, Nerang and the northern corridor through Coomera and Pimpama are modern, low-rise and easy to access, the same proposition as the growth estates up at Moreton Bay, with rates toward the bottom of the band and construction dust as the common complaint on the newer estates.
The hinterland is a third proposition again entirely. Behind Mudgeeraba and up toward Tamborine the blocks run on tank water and septic systems, much as the Sunshine Coast range does, and that puts the method closer to the inland Queensland cleaning services picture than to anything on the beach. Travel is a real line out there and the products that can safely be used change with the wastewater system. Travel components turn up at both ends of the city. South past Currumbin toward the Tweed border and west into the hinterland both sit at the edge of most operators areas, and a minimum job value is normal rather than opportunistic on those runs.
| Stretch of Coast | Regular 3 Bed Clean | Housing Stock | What Drives the Price |
|---|---|---|---|
| Surfers Paradise and Main Beach | Apartment stock mostly | High-rise | Body corporate access, glass |
| Broadbeach and Mermaid | $155-$275 | High-rise and canal houses | Salt, pool surrounds, glass area |
| Burleigh and Palm Beach | $150-$265 | Mixed, some pre-1990 | Salt, asbestos question on older stock |
| Coolangatta and Currumbin | $145-$255 | Older coastal cottages | Salt, pre-1990 testing, travel south |
| Southport and Labrador | $140-$250 | Mixed units and houses | Access, variable stock |
| Robina and Varsity Lakes | $140-$245 | Modern low-rise | Straightforward, easy access |
| Coomera and Pimpama | $135-$240 | New estates | Construction dust, travel north |
| Hinterland and acreage | $150-$270 | Acreage, tank and septic | Travel, scope, minimum job values |
Commercial, Holiday Letting Management and Body Corporate Work
The commercial side of this market is unusually weighted toward accommodation, and that shapes the contracts. Letting managers and short-stay operators buy cleaning as a scheduled service across a portfolio and not as individual jobs, and a householder ringing round in January finds the good operators unavailable. Office work through Southport, Robina and Varsity Lakes runs $50 to $80 an hour and is competitive, and retail and hospitality through the beachfront precincts sits at $54 to $88 an hour and is largely after-hours work.
Body corporate contracts are the other large block. Common property across the high-rise belt runs on weekly or twice weekly visits at $50 to $80 an hour, with carparks, bin rooms and pool surrounds on separate schedules. Strata common area repairs and body corporate painting are commissioned the same way, and an individual owner raises an issue with the committee in place of engaging a contractor directly. Getting that boundary wrong is the single most common waste of an owner fortnight on this coast.
Pressure work on the hard surfaces is an annual schedule of its own again. Commercial pressure cleaning on building entries, driveways and carpark decks is quoted once a year and done overnight, and on a beachfront building the entry paving collects salt and sand faster than anything else on the site. It sits outside the cleaning contract almost everywhere, so a committee that has not asked for it separately often has not had it done at all. Builders cleans are worth a separate mention on this coast because the development pipeline is steady. Handover cleaning runs $6 to $15 a square metre, it is a builder cost never an owner one, and the distinction between a builders clean and a first occupancy clean is one buyers routinely discover late.

Pests, Possums and Coastal Problems
A warm coastal climate supports a wider pest load than most of the country, and some of it is regulated. Possums are protected native wildlife in Queensland and their removal sits under a permit framework. The state environment department administers damage mitigation permits, which allow wildlife to be taken where necessary to minimise property damage or protect human health and wellbeing, and removal and relocation permits covering safe and humane removal, with permit holders required to demonstrate they can identify, handle and relocate the species they nominate. Possum removal and proofing by an operator holding the permit is the only lawful route, and the clean-out of droppings and nested insulation follows the removal rather than preceding it.
The unregulated pests are the ones people actually ring about. Cockroach control and ant control are the standard coastal callouts, and both are a seasonal nuisance in a warm climate with a lot of food premises. Neither needs anything beyond an ordinary pest operator, and both respond better to sealing gaps and cleaning behind appliances than to another treatment.
Two more are particular to this coast. Mosquito control matters more here than inland because of the standing water in canal and wetland suburbs, and the controllable part is almost always on the property itself, in a blocked balcony outlet or a pool that has been let go. Bird control and proofing is a recurring high-rise problem where pigeons colonise balconies, plant rooms and lift overruns, and on a strata title it is common property work outside an individual owner decision.
Fire ants reach the northern end of the coast and the movement controls apply there as across South East Queensland, though the tighter Zone 1 rules bite hardest out through Ipswich and the Lockyer. The national fire ant program restricts the movement of soil, mulch, turf, baled hay, manure, potted plants and quarry material across Zone 1 and Zone 2, with the options being a permitted waste facility inside the zone, movement within 24 hours of delivery, or the published management steps. Before soil or mulch is ordered for a garden cleanup, the zone for the address is worth checking.
What Needs a Permit and What Does Not
Possums are protected native wildlife in this state. Removal sits under the state damage mitigation and removal and relocation permit framework, so use an operator who holds one and get the order right, with removal before the clean-out and proofing after it. Rodents and birds: no permit, and the fix is the same either way. Treatment without the entry points sealed is money spent on a problem that returns.
Fire ants at the northern end of the coast: soil, mulch, turf, baled hay, manure, potted plants and quarry material are restricted. Check the zone for the address before ordering any of them. Mosquitoes in canal and wetland suburbs: standing water on the property is the controllable part, and a blocked balcony outlet or a neglected pool is what it comes down to. Vermin is named in the minimum housing standards, so in a rental a rodent problem traced to a structural entry point sits with the owner and is worth putting in writing.
Permits, sealed entry points and standing water are the three variables. Those three cover most of what a coastal pest call is really about.
On the Gold Coast, What to Look Out For in a Quote
Most disappointing outcomes on this coast come from one of three gaps, and each one is cheap to close in the first phone call. Salt is the first of them, and it belongs in the quote. A window cleaning quote that covers glass without mentioning the frames and the tracks is quoting half the job, and the half it leaves out is the half that makes the result last. The second is whose property it is, because an owner cannot commission common property work and a quote offering exterior glass above the third floor should be treated with suspicion. The third is the date, since between December and late January a cheap quote with no slot attached is worth nothing at all.
A handful of photographs settles most of it in advance. The balcony, the balustrade fixings, the window tracks, the glass area and the pool surrounds in four images produce a realistic figure and one that holds when somebody arrives. Then set out the coastal items by name. Glass with the frames and tracks specified, flyscreens in or out, the balcony floor and the drainage outlet, balustrade fixings and any tea staining, the pool surrounds, and on a let property the linen arrangement and the turnaround window. Two quotes against that list are comparable and two quotes against nothing are not.
Four questions are best answered while an operator is still on the phone. Does the exterior price include rinsing the frames and tracks with fresh water, or only the glass? Is the item being quoted lot property or common property, and who signs for it? On a pool, is there a current safety certificate and when does it expire? And what date can they hold, given the letting peak? An operator who fields all four without hesitating knows this coast.
The Five to Settle Up Front
Frames and tracks named: ask explicitly whether the exterior figure includes a fresh water rinse of the frames and tracks. Glass alone re-hazes within a fortnight on the beachfront. Lot or common property: establish which it is before chasing quotes. An owner cannot commission common property work and the committee will not reimburse it. Pool certificate checked: on a let property the certificate has to be in effect, and on a shared pool it runs only a year.
Date committed: between December and late January availability is the price. Ask for the slot and treat a vague answer as a no. Build date on older stock: through Burleigh, Southport and Coolangatta there is pre-1990 housing where any pressure washing question needs testing answered first.
Frames, ownership, the certificate, the date and the build year. Get those five settled and a Gold Coast quote becomes comparable.
Canal Frontage, Pontoons and the Waterfront Premium
A canal or riverfront house is a different cleaning proposition from an equivalent house two streets back, and salt is not the whole of it. Glass area comes first among the differences. Waterfront housing through Mermaid Waters, Clear Island Waters, Sorrento and Paradise Waters is built to face the water, which means large stacker and bifold door runs, full height windows and frequently a two storey glazed elevation. Window cleaning on that is priced on glass area with no regard to bedroom count, and on a waterfront house it is commonly the single largest line in a quote. Where the stackers have grown stiff from salt in the bottom channel, stacker and bifold door repairs is the trade not more cleaning.
The second difference is everything outside the building line. A pontoon, a jetty, a retaining wall and a paved entertaining area all collect the same biological film the roof does, and they sit at the wettest part of the property. Timber decking and pontoon surfaces take a soft wash and then an oil or stain, with deck staining and oiling at $14 to $32 a square metre, and high pressure on a weathered timber deck raises the grain and shortens its life. The third is the pool, which on a waterfront block is almost always there and almost always in use. Pool servicing at $70 to $140 a visit runs weekly through summer, the surrounds come inside the regular visit with nothing billed as an extra, and on a let property the safety certificate is a letting prerequisite before it is a formality. Taken together, those three differences are why a four bedroom waterfront house quotes well above a four bedroom house on a standard block in the same suburb.
How to Get a Comparable Gold Coast Quote
Preparation changes the figures that come back, and through the letting peak it changes whether anybody comes back at all. Start with four photographs and the ownership question, because those two settle more than any amount of description. Photograph the balcony, the balustrade fixings, the window tracks and the glass area, and say in the first message whether the item is lot property or common property. Draw up one list of inclusions and send it unchanged to three operators. Between May and August three quotes on this coast is realistic; in January it is wishful, and the operator who can hold a slot beats the one who is $70 cheaper.
Hold the three against that one list and push the price of each exclusion back onto whichever quote dropped it. Gaps appear in the same four places every time: the frames and tracks, the balcony drainage outlet, the flyscreens, and the smoke alarms on a bond clean. On a let property with a pool, add the certificate expiry to the list, because that is the item that stops a tenancy rather than costing a few dollars. Hang on to the written quote and the inclusion list together afterwards. On a tenancy that pair is what later supports a bond claim or defends against one, and the Residential Tenancies Authority and the Queensland Civil and Administrative Tribunal between them handle the disputes that go further than a conversation. For the pool side, the Queensland Building and Construction Commission holds the certificate and Form 36 detail.
