Typical Sunshine Coast Cleaning Costs

Regular house clean, 3 bedroom$140-$250
Regular apartment clean, 2 bedroom$105-$185
Holiday changeover clean$130-$265
Bond clean, 3 to 4 bedroom house$470-$990
Mould treatment, one wet area$285-$700
Hinterland acreage house clean$180-$360
Office or commercial contract$50-$78 an hour

Costs move with property size and condition, distance from the beach and how much salt has built up on glass, window tracks and outdoor fittings, whether the property sits on the coastal strip or on a hinterland acreage block with tank water and an onsite wastewater system, how much mould has taken hold in the wet areas, whether the dwelling is a pre-1990 build where asbestos cement sheeting may be present, whether the property is let short-stay and which council approval applies to it, and the season. School holidays and the summer letting peak tighten availability across the coastal strip, and travel to the hinterland adds a minimum job value on most runs.

Cleaning Services Cost Sunshine Coast QLD 2026 - Complete Pricing Guide

Sunshine Coast cleaning costs split along one line that runs roughly parallel to the beach. East of it the market is driven by holiday letting and salt, with changeover cleaning as the dominant product and glass that needs doing three or four times a year. West of it, up through Maleny, Montville and Mapleton, the work is acreage cleaning on tank water and onsite wastewater, where travel and scope matter more than salt ever will. The regulatory position adds a wrinkle that catches owners out, because this region is split between two councils with different rules on short stay letting. Across the boundary in Noosa Shire an approval is required for every short stay letting and home hosted accommodation property unless exempt, applied for once and then renewed annually, with a code of conduct for guest behaviour and a local contact person to deal with complaints attached as conditions. That local law commenced on 1 February 2022, and across the boundary in the Sunshine Coast Council area the position comes from the planning scheme instead, so the suburb names along that line are no guide to which rules apply. On price in 2026, a regular three bedroom clean runs $140 to $250, a two bedroom apartment $105 to $185 and a holiday changeover $130 to $265. Bond cleaning on three to four bedrooms is $470 to $990, mould treatment on a single wet area $285 to $700 and a hinterland acreage clean $180 to $360.

What Separates Two Sunshine Coast Quotes

Three variables carry most of the gap between two quotes. The first is which side of the coastal strip the property sits on, because salt and travel are the two costs and they pull in opposite directions. The second is whether the property is let, since a changeover is a timed slot with a penalty for overrunning it and a regular clean is not. The third is which council the address falls in, because Noosa Shire and the Sunshine Coast Council take different approaches to short stay letting.

A quote here also asks about services the coastal strip takes for granted. Is the property on scheme water or a rainwater tank? Is the wastewater on sewer or an onsite system? Those two answers change the products that can be used and the method on a deep clean, and in the hinterland they are the first two questions a competent operator will ask.

Which side of the strip, whether it is let, and which council. Those three settle most of a Sunshine Coast quote.

Cleaning Costs Across the Sunshine Coast for 2026

This is two cleaning markets sharing a name, and a quote belongs to one of them or the other. The region runs about a hundred kilometres from Caloundra to the Noosa North Shore and perhaps forty inland to the range, and most operators work either the coastal strip or the hinterland, seldom both. Along the strip the field is deep and specialised, with changeover operators who do nothing else. Up through Maleny and Mapleton the field thins, travel becomes a real component and minimum job values are the norm on an acreage run.

Tenancy law here has moved a good deal in recent years and the dates matter in a region with this much rental and holiday stock. A bond on most premises has been capped at four weeks rent since 30 September 2024. Increases are permitted once in twelve months, resting with the property instead of the tenancy since 6 June 2024, and every form of rent bidding, meaning applicants being encouraged to bid above the advertised rent, banned from the same date. Since 1 May 2025 tenants have received 48 hours notice for entries, excepting general inspections, safety checks and emergencies. The Residential Tenancies Authority publishes the current detail.

The short stay position is where this region differs from the rest of the state. Queensland has no state wide register, so the rules come from the council, and Noosa Shire has adopted its own local law requiring an annually renewed approval with a code of conduct and a nominated local contact for complaints. An owner letting a property either side of that boundary is working under different rules, and the names of the suburbs along it are no guide at all.

Sunshine Coast Cleaning Rates for 2026

Interior rates here sit close to Brisbane with a letting premium on the coastal strip. A single operator charges $46 to $84 an hour and a two person team $86 to $128. In 2026 that produces $140 to $250 on a regular three bedroom clean, $105 to $185 on a two bedroom apartment and $185 to $325 on a four bedroom two bathroom house. A one-off house clean brought in after a long gap sits at $355 to $770 on a three bedroom property, and on a coastal house a fair share of that time goes on glass, tracks and outdoor areas.

Bond work runs $470 to $990 for a three to four bedroom house and $295 to $550 for a two bedroom apartment. Bond cleaning scope on this coast routinely takes in the balcony or patio, the flyscreens, the window tracks and the outdoor shower where there is one, and those are the items most often argued about at the end of a tenancy. The acreage figure is the one that surprises people. A hinterland house at $180 to $360 looks dear against a coastal three bedroom, but the properties are larger, the floors are commonly timber or polished concrete over a wider area, there is more glass facing a view, and a vehicle may have a few hundred metres of driveway to come in on. Travel is a genuine component on that run and a minimum job value is normal.

Type of Job Price Band Typical Time What Moves It
Single operator, hourly $46-$84 Charged by the hour Travel, access, frequency
Two person team, hourly $86-$128 Charged by the hour Scope and turnaround
Regular clean, 2 bed apartment $105-$185 1.5-2.5 hours Balcony, glass, salt film
Regular clean, 3 bed coastal house $140-$250 2-3.5 hours Outdoor areas, flooring, pets
Regular clean, hinterland acreage $180-$360 3-5 hours Floor area, glass, travel
Holiday changeover $130-$265 2-4 hours Linen, glass, turnaround window
Bond clean, 2 bed apartment $295-$550 4-6 hours Tracks, carpet, oven, balcony
Bond clean, 3 to 4 bed house $470-$990 6-10 hours Outdoor areas, yard, glass area

Noosa Shire Has Its Own Short Stay Letting Law

Nowhere else in the region regulates short stay letting like this, and an owner who assumes the Queensland position applies has missed it. Queensland runs no state wide short stay register, so what applies to an address comes from the planning scheme and the local law of the council it sits in. Noosa Shire has adopted a local law of its own. The Short Stay Letting and Home Hosted Accommodation Local Law was adopted on 21 October 2021 and commenced on 1 February 2022, and under it an approval is required for every existing and new short stay letting or home hosted accommodation property unless an exemption applies. The approval is applied for once and then renewed annually.

The conditions are what reach the cleaning arrangement. An approval carries a code of conduct for guest behaviour and a requirement for a local contact person to deal with complaints, which in practice is often the letting manager or the person doing the changeovers. If the contact point is the cleaner, the arrangement should say so in writing and the cleaner should know what the code of conduct actually says. Across the boundary in the Sunshine Coast Council area the position is different again and comes from the planning scheme instead of a dedicated local law. Confirm which council the address sits in, because Peregian Beach and Peregian Springs are not in the same jurisdiction despite the names, and the same is true of several addresses along the Noosa boundary. Getting it wrong is the kind of mistake that surfaces when a neighbour complains not at the point a cleaner is booked.

Before Letting a Noosa Property Short Stay

An approval has to be in place before any letting begins. Under the Noosa local law that commenced on 1 February 2022, every existing and new short stay letting or home hosted accommodation property needs an approval unless exempt. The approval then has to be renewed every year. The application is a one-off but the approval has to be renewed each year, so it belongs on the same calendar as the insurance and the smoke alarm check.

A code of conduct for guest behaviour is attached as a condition, so whoever meets guests or handles changeovers should have read it. A local contact person has to be nominated to deal with complaints. If that is the cleaner or the changeover operator, put it in the engagement in writing. Check which council the address falls in, not the suburb name. The Noosa and Sunshine Coast Council boundary runs through territory where the names suggest otherwise, and the rules differ on either side of it.

Noosa Shire requires an annually renewed approval with conditions attached. The neighbouring council does not work the same way.

Changeover Cleaning and the Holiday Calendar

Changeover work is the engine of the coastal market here and it runs to a timetable. Everything here is governed by the turnaround window. A 10am checkout and a 2pm check-in gives four hours for a complete reset, and through the January peak an operator is running five or six in a day. That is why changeover work is quoted as a fixed slot at $130 to $265 in place of by the hour, and why a property that does not fit the geographic run gets declined and not quoted high. A two bedroom unit at Mooloolaba sits at the bottom of the band; a five bedroom Noosa Sound house with a pool and a boat sits well above the top of it.

Scope is worth writing down once and reusing. Beds stripped and remade or linen exchanged, every bathroom reset with consumables replaced, the kitchen turned over including the fridge, the outdoor area and barbecue done, the glass to the deck or balcony cleaned, and an inventory check. Rubbish removal beyond what the bins hold is a separate call, and on a property with a pool the servicing runs on its own schedule. Booking ahead is not optional on this coast. The operators who do changeover work well are committed for the summer by about October, and a property coming onto the letting market in December is competing for leftovers. Securing the slot matters more than negotiating the rate, because an unserviced changeover costs a cancelled booking, which is a good deal more than a cleaning fee.

Season What Gets Booked Availability Why
December to late January Changeovers, back to back Booked out Peak letting and school holidays
Easter and April holidays Changeovers, bond cleans Poor Second letting peak
June to July Changeovers, interior deep cleans Moderate Winter visitors, low humidity
August to September Exterior, roofs, gutters, hinterland Good Driest window of the year
October Pre-season gutters and pre-summer resets Tightening Everyone preparing together
November to March Storm response, mould treatment Poor Wet season and event work
May Deep cleans, carpet, windows Good Quietest letting month
Any month Regular house and apartment cleaning Steady Residential demand is level

Salt, Glass and the First Few Streets

The coastal strip carries a cost that disappears about two kilometres inland. Airborne salt settles on glass, aluminium window frames, sliding door tracks, flyscreens and every outdoor fitting, and it does not wash off in rain the way dust does. On glass it produces a haze that returns within weeks, so a beachfront property at Alexandra Headland or Sunshine Beach needs window cleaning three or four times a year where a Buderim house manages on one. The real cost is the frequency the cost here, not the rate.

The method is what makes the difference last. Salt collects in the bottom channel of a window frame or a sliding door track and holds moisture against the aluminium, so a fresh water rinse of the frames and tracks is the step that actually removes it. A glass-only clean polishes the pane and leaves the reservoir sitting in the track to re-haze it. On stainless fittings and balustrade fixings the same chloride produces tea staining, a brown surface bloom that a non-abrasive stainless cleaner worked with the grain will lift while a general purpose spray will not.

Everything else outside the building corrodes faster here too. Hinges, latches, light fittings, barbecue surrounds, outdoor shower fittings and screen door rollers all have shorter lives within sight of the water, and a rinse at every visit does more for them than any product applied annually. Where screens have gone past rinsing, flyscreen and security screen repair is cheaper than the glass it protects.

What Salt Costs, Surface by Surface

Glass: a haze that comes back within a few weeks. A beachfront property wants three or four cleans a year against one at Buderim, and the frequency is the cost, well before the rate comes into it. Frames and sliding door tracks: salt sits in the channel and holds moisture against the aluminium. Rinsing with fresh water is the step that removes it, and a glass-only clean skips it entirely.

Stainless fittings and balustrades: tea staining, a brown bloom that is surface corrosion. A non-abrasive stainless cleaner worked with the grain lifts it, and Bar Keepers Friend from Bunnings or a supermarket is the common household option. Flyscreens: the mesh holds salt and abrades from the inside. Taking them out and rinsing them is a separate line and worth asking about on anything near the beach. Hardware and fittings: hinges, latches, light fittings, barbecue surrounds, outdoor shower fittings and screen rollers all have shorter lives here, and a rinse at every visit beats a product once a year.

Salt holds moisture against metal, so rinsing beats scrubbing on every surface it touches.

The Hinterland, Tank Water and Onsite Wastewater

Up the range the job changes completely, and two services most householders seldom think about set the method. A good share of property through Maleny, Montville, Mapleton, Eumundi and Cooroy runs its own water and its own wastewater. Onsite wastewater treatment depends on bacterial digestion, and anything that kills mould and bacteria on a bathroom tile does the same job inside the tank. A whole house worked through in one session with chlorine bleach, strong disinfectant, caustic drain product and quaternary sanitisers can suppress that population enough that the system stops treating properly. The weekly clean never approaches that volume; the deep clean and the bond clean are where it arises.

Swapping the products over loses nothing in cleaning power. Neutral detergent with vinegar and bicarbonate lifts soap film, an oxygen based bleach whitens where chlorine would have been used, and an enzyme or bacterial drain product clears what a caustic one would. Queensland Health covers the public health side of onsite wastewater, and septic tank repairs on an unsewered block is a separate trade from cleaning altogether.

Tank water carries the rule everybody forgets before a ladder goes up. Any downpipe feeding a tank gets diverted or capped before roof or gutter work starts and stays that way until decent rain has flushed the roof, or the leaf, the bark, the bird droppings and anything used on the roof end up in the drinking supply. Rainwater tank repairs and tank plumbing sort a recurring diversion properly, and it costs less than dealing with a contaminated tank afterwards. Access is the quiet cost on an acreage property. A few hundred metres of gravel driveway, a hose that will not reach the far side of the house, and a roof three storeys above a sloping site all change the quote, and the operator needs to know about them in advance of the visit.

What You Are Doing Avoid This Use This Instead Why
Bathroom mould and soap film Chlorine bleach Oxygen bleach or vinegar Chlorine kills the tank bacteria
Blocked or slow drain Caustic drain opener Enzyme or bacterial product Caustic sterilises the system
Toilet and surfaces Quaternary sanitiser Neutral detergent Sanitisers suppress digestion
Kitchen grease Strong degreaser in volume Detergent and hot water Volume is what does the damage
Laundry through the system Antibacterial additives Standard detergent Additives accumulate in the tank
Shower glass film Acidic descaler Cream cleaner Hinterland supply is soft, nothing to descale
Whole house in one session Everything at once Spread across days Volume and timing are the risk
Tank before roof work Leaving downpipes connected Divert or cap them Debris and product reach the supply

Mould, Damp and the Queensland Minimum Standards

Queensland names mould in rental law by that word, which matters in a region this humid. Since 1 September 2024 the prescribed minimum housing standards have covered every tenancy in the state, with supporting repair and maintenance obligations from 1 October 2022. The Residential Tenancies Authority asks that premises be free from vermin, damp and mould and to be weatherproof and structurally sound, explaining the latter as roofing or windows that prevent water entering when it rains and a structure not likely to collapse or be affected by significant dampness. The standard excludes damp or mould caused by the tenant, and responsibility follows the cause.

On this coast the building causes have a local accent. A sliding door seal perished by salt and sun, a bathroom fan ducted into a ceiling void instead of outside, a deck or patio draining back toward the house, and in the hinterland a subfloor enclosed for storage without replacement ventilation are the four that turn up most. All of them are structural and none of them yields to cleaning. Where the cause really is occupancy it comes down to air movement, and in a let property that is a different conversation again, since a holiday house shut up between bookings through a humid fortnight will grow mould without anybody living in it. Mould remediation at $285 to $700 on a single wet area is the consequence, and a timer on the exhaust fan is the cheapest prevention available.

Arguing Damp on This Coast

Covering all tenancies since 1 September 2024: premises must be free from vermin, damp and mould, and be weatherproof and structurally sound, with roofing and windows that keep rain out. The local building causes to look for first: a salt-perished sliding door seal, a bathroom fan discharging into a ceiling void, a deck draining toward the house, or an enclosed hinterland subfloor. Put it in writing and give the report a date. A tenant has to notify as soon as possible, and that date is what later shows how long the problem ran. The carve-out is for tenant-caused damp and mould, so cause is what the dispute turns on and a photograph of the source carries more weight than one of the growth. A closed holiday house grows mould with nobody in it, which is why a let property needs a ventilation plan with more to it than a cleaning schedule.

The standards name mould, so the whole argument is about cause. Photograph the source as well as the growth itself.

Humidity, the 48 Hour Rule and What Comes Out

Mould here behaves like a repair question and the authority guidance draws the line in hours, not in appearance. WorkSafe Queensland puts the indoor humidity prevention target at 30 to 50 per cent, recommends water and detergent or a solution of three parts vinegar to one part water on hard surfaces, and then sets the limit that decides the cost: porous materials including ceiling tiles, plasterboard, insulation and carpet should be discarded where they cannot easily be cleaned, have been wet for more than 48 hours, or carry visible mould. Inside that 48 hour window, absorbent material can be dried out instead.

The size of the affected area draws the second line. Under a square metre is householder work with a P2 respirator, gloves and safety glasses; beyond that the guidance is to get professional advice. Taken together those two numbers explain why an early call is cheap and a deferred one is not, and why a quote to spray a large ceiling patch and leave is quoting the wrong job. Prevention is mechanical and it is where the money goes further. An exhaust fan discharging outside the building in place of into the roof space is the cheapest intervention in most bathrooms here, and roof ventilation moves the hot wet air that otherwise sits above a ceiling all summer. Both are one-off costs against a recurring one.

Material Wet Under 48 Hours Wet Over 48 Hours Who Does It

Ceiling tiles Dry it out Discard Trade

Pre-1990 Housing and the Pressure Washing Rule

The older coastal and hinterland housing stock carries a legal restriction that surprises people every season. An incident alert from WorkSafe Queensland published on 20 January 2026 states that it is illegal to use high pressure water spray equipment on asbestos, naming asbestos cement roofs, soffits meaning eave linings, fences, pipework and walls, and citing the Work Health and Safety Regulation 2011. It adds that high pressure equipment must never be used to prepare asbestos containing material for painting, coating or sealing, and that a business must not use, direct or allow a worker to use high pressure spray on it.

Identification is the difficult part for a householder. Asbestos cement sheeting was in common use in Queensland housing before 1990, and the state guidance is clear that presence is often very difficult to establish by sight with laboratory analysis of a sample the only reliable confirmation. The older beach shacks through Caloundra, Dicky Beach and Coolum and the hinterland cottages around Eumundi and Cooroy are exactly the stock where it turns up, in eaves sheeting, bathroom linings and boundary fences as much as in roofing. What replaces the pressure unit is not a gentler version of it. WorkSafe points instead to purpose-made fungicides, primers and coatings made for asbestos containing roofs, which treat and seal while limiting fibre release, and puts removal of the sheeting ahead of those where removal is possible. For a householder that means asbestos testing and inspection on anything pre-1990 before a wash is booked, and a positive result sends the job to licensed removal or to a treat-and-seal approach.

What to Do Before Any Exterior Wash

Establish the build year of the house before anything else. Before 1990 and nothing is settled until a sample has been tested, whatever the material looks like from the ground. The roof is not the only place to look. Eaves and soffit sheeting, bathroom and laundry linings, boundary fences and pipework are all places asbestos cement turns up on a coastal cottage.

High pressure water on it is illegal, including as preparation for painting, coating or sealing. That is what the regulation says, not a cautious recommendation. The alternatives named are purpose-made fungicides, primers and coatings for asbestos containing roofs, which treat and seal the surface while limiting fibre release. Removal sits ahead of all of that where it is possible, and it is licensed work and no longer a weekend job.

Build year, then a tested sample, then a method. In that order, and never a pressure washer on an untested pre-1990 surface.

Washing Roofs and Exteriors by Zone

Exterior work splits by zone here, with salt on the strip and biological growth behind it.

Within a couple of kilometres of the water the problem is salt, and volume of fresh water at low pressure is what shifts it. House washing handled as a soft wash runs $370 to $940 on a single storey and $670 to $1,580 on a two storey, and the rinse is the part doing the work. Back up the range the problem turns to the algae, lichen and mould that drives exterior work across the whole of South East Queensland, and there a treatment given dwell time, meaning time left on the surface before rinsing, is what shifts it. The material being washed decides the rest. Roof cleaning costs $490 to $1,420 and is a treat, dwell and low pressure rinse on concrete or terracotta tile, low pressure with a detergent on Colorbond and Zincalume, and a soft wash and nothing stronger on timber. Hinterland roofs under a tree canopy carry heavier lichen than anything on the coast and want the longer dwell time to match.

Hard surfaces are where a pressure unit belongs. Paving and concrete cleaning and driveway cleaning and sealing at $190 to $490 on a typical driveway genuinely want the pressure, and a surface cleaner attachment gives an even finish where a wand leaves stripes. Sealing afterwards is optional at $12 to $26 a square metre and buys a noticeably longer interval before the biological film returns in this climate.

On acreage the driveway may not be concrete at all. Where it is gravel the work is weed control and grading in place of washing, and where it is a long run of exposed aggregate or pavers the pressure job is priced by area and can easily exceed the cost of cleaning the house. Worth measuring it before asking for a figure.

Where Surface Main Problem Method and Price
Beachfront strip Glass and aluminium Salt film Fresh water rinse of frames and tracks
Beachfront strip Render and painted walls Salt and mould Soft wash, $370-$940
Coastal, metal roof Colorbond and Zincalume Salt and lichen Low pressure wash, $490-$1,120

Hinterland under canopy Terracotta and concrete tile Heavy lichen Longer dwell, careful at laps
Hinterland Timber and weatherboard Mould on shaded walls Soft wash, $420-$1,000
Pre-1990 anywhere Asbestos cement sheet Mould and lichen Test first, then treat and seal
Any zone Concrete driveway Algae and oil Pressure with a surface cleaner, $190-$490

Fire Ant Zones, Garden Cleanup and Green Waste

This region sits inside the fire ant biosecurity zones, and the rules reach the materials a garden job uses. The fire ant eradication program is delivered by Biosecurity Queensland, operates two zones, and restricts the movement of soil, mulch, turf, baled hay including straw and sugarcane mulch, manure, potted plants, and mining and quarry material. The options for moving any of it are narrow: take the material directly to a waste facility inside the permitted zone, move it within 24 hours of delivery, or follow the published management steps. Where none applies, a biosecurity instrument permit is required first. Sunshine Coast suburbs including Buderim, Maroochydore and Palmwoods have appeared in Zone 2, where the tighter Zone 1 options apply further inland through the Lockyer Valley.

Two details matter more than the zone name. The zones are reviewed and updated monthly, so a suburb can be added or moved between zones, and checking the address with last year answer carrying no weight, is the only reliable approach. And if any part of a property touches a zone boundary, the whole property counts as inside the zone, which catches a surprising number of larger blocks on the edge of a boundary line. The practical consequences for a householder are short. Soil or mulch delivered for a garden job goes in within 24 hours or is managed to the published steps, which means ordering it for the morning somebody is actually there to spread it. Mulching and soil delivery and green waste removal both need to know the zone for the address, because the permitted destination differs between Zone 1 and Zone 2.

A nest found on the block is the other thing to know about in advance. It is reportable, and fire ant treatment is a separate trade from either cleaning or gardening. A quote to clear an overgrown block that says nothing about where the material is going has left out the part carrying the legal obligation, and that is worth asking about before the work starts before accepting it, not afterwards.

Checking the Zone Before Material Arrives

Check the individual address and not the suburb. The zones are reviewed and updated monthly, so a suburb can be added or shifted between Zone 1 and Zone 2 at any point in the year. A property touching a boundary counts as entirely inside the zone. On a larger block on the edge of a line, that is the detail that decides which rules apply.

The restricted list is specific: soil, mulch, turf, baled hay including straw and sugarcane mulch, manure, potted plants, and mining and quarry material. The 24 hour rule gives a delivery one day to go in. Left in a heap beyond that, the published management steps apply instead. Ask the green waste contractor which facility the load is bound for. The destination has to be a permitted one inside the zone, and meeting that is the operator obligation.

The address, the 24 hour clock and the permitted destination. Those three decide what a Sunshine Coast garden job is allowed to move.

The Softest Water in the Region and What It Changes

Scheme water here is softer than Brisbane, which rules out a whole category of cleaning product. Unitywater supplies the Moreton Bay, Sunshine Coast and Noosa areas, drawing on bulk supply from Seqwater, the state bulk water supply authority for South East Queensland. Seqwater publishes monthly water quality reporting by zone, and the Sunshine Coast zone reported total hardness averaging 61.5 milligrams a litre as calcium carbonate for August 2026 across 13 samples, with monthly results between 42.0 and 88.0. The aesthetic guideline figure used for hardness is 200 milligrams a litre, so this supply sits well under a third of it.

That has a direct consequence at the bathroom door. The film on a shower screen here is soap residue and mould soap and mould, not mineral deposit, so a neutral detergent and a cream cleaner is the right answer and an acidic descaler is the wrong one. Used on a stone benchtop or an unglazed tile an acidic product etches the surface permanently and achieves nothing, because there is no scale for it to dissolve. Tank water in the hinterland varies on a different axis again. Soft is the general rule, but a tank that has not been cleaned carries sediment, organic matter and whatever the roof has contributed, which makes it a health question before it is a cleaning one. Tank inspection and repair and a diversion before roof work are the two things that keep it drinkable.

Soft Supply, Different Products

Sunshine Coast zone hardness averaged 61.5 milligrams a litre as calcium carbonate in August 2026 on Seqwater reporting, against an aesthetic guideline figure of 200. On a shower screen that means the film is soap and mould. Neutral detergent and a cream cleaner, never an acidic descaler. Where an acidic product still has a use: a toilet waterline ring or a tap spout crust, applied locally and rinsed straight off, and never on stone or unglazed tile. On tank water the issue is sediment and organic matter, with minerals playing no part at all, which makes it a tank maintenance question before it is a product one. On a tank property, divert or cap the downpipes before any roof or gutter work and leave them that way until decent rain has flushed the roof.

There is no scale here worth a descaler, and using one anyway is how a stone benchtop gets etched for nothing.

Four Weeks Rent, the Alarms and the Outdoor Scope

Bond cleaning here carries the Queensland rules plus a couple of regional additions. Since 30 September 2024 a bond on most premises has been capped at four weeks rent, with moveable dwellings excepted. That cap narrows the gap between what is held and what a proper clean costs, and a bond clean at $470 to $990 against four weeks rent is enough of the money to push people into doing it themselves and then paying again after a reclean notice.

Interconnected photoelectric smoke alarms have been required in Queensland rental properties since 1 January 2022, in every bedroom, in hallways and on every level, complying with AS 3786-2014, with all other dwellings to reach full compliance by 2027. The state building commission records that those alarms need regular cleaning, normally by vacuuming to the manufacturer instruction, and regular testing. A bond clean that skips them has left a listed item alone. The regional additions are the outdoor areas and, on the hinterland, the subfloor. A patio or deck with mould on the boards, outdoor furniture, a barbecue and an outdoor shower all appear on exit reports here, and on an acreage property the under-house area, the shed and the yard are commonly in scope. Steam cleaned carpet at $35 to $75 a room through carpet cleaning are quoted separately as a rule, and end of lease pest control is a separate line where pets have been kept.

Carpet, Timber and Drying in a Humid Region

Drying time is the variable in every interior job here that involves water. Steam extraction runs $35 to $75 a room through carpet cleaning, and the price is the easy part. A closed coastal house in February will hold damp carpet most of a day, and damp carpet in this climate is a mould substrate and not a clean floor. A competent operator either runs air movers or recommends a low moisture method, and the method is worth asking about before accepting a fast turnaround.

Timber floors need the same caution across both zones. Hardwood and engineered boards move with the humidity, wet mopping is how cupping starts, and a damp mop with a neutral cleaner and prompt drying is the whole method. Hinterland houses with polished concrete are easier in this respect and want nothing more than a neutral cleaner, since acid will etch the surface and a strong alkaline will dull a sealer. Grout in a shower darkens here through mould and not soil, so scrubbing achieves a fortnight and ventilation achieves a year. With a shower leaking into the wall beside it, shower regrouting and leak repairs comes before any cleaning decision, because the water is arriving faster than anybody can remove the consequence.

Pricing From Caloundra to the Range

This region prices on salt, travel and floor area, and the three do not move together. The coastal strip from Caloundra and Kawana through Mooloolaba, Alexandra Headland, Maroochydore and Coolum up to Sunshine Beach and Noosa carries the salt exposure and the letting market. Rates sit at the upper end of the band on the Noosa side, glass frequency is three or four times a year, as it is down on the Gold Coast, and changeover work dominates the summer. The immediate hinterland through Buderim, Buddina and Mountain Creek is modern, easy to access and sits mid-band.

Up the range the whole arithmetic changes. Maleny, Montville, Mapleton and Flaxton are acreage and character housing with heavy tree canopy, tank water and onsite wastewater, where gutters matter more, exterior lichen is heavier and travel is a genuine line. North and west through Eumundi, Cooroy and Pomona the same pattern applies with longer runs again, and minimum job values are normal on those trips rather than opportunistic. The growth corridor is a third picture again. Caloundra South, Baringa and Palmview are new estate housing, flat, easy and quick, with construction dust as the usual complaint and rates toward the bottom of the band. That spread is why the broader Queensland cleaning services picture is a poor guide to a specific address on this coast.

Area Regular 3 Bed Clean Housing Stock What Drives the Price
Noosa and Sunshine Beach $155-$270 Coastal houses and units Salt, letting demand, glass area
Coolum and Peregian $145-$255 Mixed coastal Salt, some pre-1990 stock
Maroochydore and Mooloolaba $145-$255 Units and houses Salt, building access, changeovers
Caloundra and Kawana $140-$245 Mixed, older beach stock Salt, pre-1990 testing question
Buderim and Mountain Creek $140-$245 Modern suburban Straightforward access
Maleny and Montville $180-$360 Acreage and character Travel, floor area, canopy
Eumundi and Cooroy $170-$330 Acreage and cottages Travel, tank and septic
Caloundra South and Baringa $135-$235 New estates Construction dust, easy access

On the Sunshine Coast, What to Look Out For in a Quote

Most disappointing outcomes here come from one of three gaps, and each closes in the first phone call. Services are the first of them. A quote on a hinterland property that says nothing about tank water or an onsite wastewater system has not asked what it can safely use, and that is the difference between a clean and a repair bill on the septic system. The second is the salt line, where an exterior figure covering glass without the frames and the tracks is quoting the half that does not last. The third is the date, because from December to late January a cheap quote with no slot attached is worth nothing.

A few photographs do the rest. The roof line, the shaded walls, the bathroom ceilings, the deck or patio and, on acreage, the driveway and the under-house area produce a realistic range and a figure that holds when somebody arrives. Then name every local item on the page. Wet areas with any mould written down, the exterior with the material named, glass with the frames and tracks specified, gutters in or out with the visit count, the deck or patio and outdoor furniture, flyscreens, the yard and green waste with the fire ant position noted, and on a bond clean the smoke alarms. On a let property add the linen arrangement and the turnaround window.

Four questions settle the rest before anybody drives out. Does the property run a rainwater tank, an onsite wastewater system, or both? What age is the house, and has anything on it been tested for asbestos? On the exterior, what method is proposed and at what pressure? And which council is the address in, if the property is let short stay? An operator who fields all four without pausing works this region properly.

The Five Worth Settling Up Front

Tank and septic named: on anything off the coastal strip, ask whether the quote accounts for an onsite wastewater system. It changes the products and it is the owner who pays if it is ignored. Frames and tracks included: on the beachfront, ask explicitly whether the exterior figure covers a fresh water rinse of the frames and tracks. Glass on its own re-hazes within a fortnight.

Build year stated: before 1990 the asbestos question has to be answered by a tested sample before any pressure washing is discussed at all. A committed date: from December to late January the slot is the product. Get the date committed and read a vague answer as a no. Council confirmed on a let property: Noosa Shire requires an annually renewed approval under its own local law, and the neighbouring council does not work the same way.

Services, the frames, the build year, a date and the council. Get those five settled and a quote here becomes comparable.

How to Get a Comparable Quote Here

Preparation changes the figures that come back, and through the letting peak it changes whether anybody comes back at all. Start with the photographs, the build year and the services question, because those three settle more than any amount of description. Say in the first message whether the property is on tank water or an onsite system, and what year the house went up. Put together one list of inclusions and send it unchanged to three operators. Three quotes here is realistic between May and September; in January it is wishful, and the operator who can hold a slot beats the one who is $70 cheaper.

Line the three up against that one list and push each exclusion back onto whichever quote dropped it. Gaps turn up in the same places every time: the frames and tracks, the deck or patio, the under-house area on acreage, the smoke alarms on a bond clean, and where green waste is bound. On a let property in Noosa Shire, add the approval and its renewal date to the same page, because that is the item that stops a letting arrangement and does not merely cost a few dollars. Keep the written quote and the inclusion list together afterwards. For a tenancy, that pair is what later supports a bond claim or defends against one. Queensland Government services cover the regulatory side of most of this, and the Queensland Civil and Administrative Tribunal lists residential tenancy disputes among its case types where a matter goes further than a conversation.

Sunshine Coast Cleaning FAQ

How much does house cleaning cost on the Sunshine Coast?
Regular cleans on three bedrooms run $140 to $250 a visit and a one-off deep clean $355 to $770. A single operator bills $46 to $84 an hour and a pair of cleaners $86 to $128. Bond work on a three to four bedroom house is $470 to $990, a two bedroom apartment $105 to $185 on a regular visit, and a holiday changeover $130 to $265. A hinterland acreage house sits at $180 to $360 because of floor area and travel.
Do I need council approval to let my Noosa property short stay?
Yes, in Noosa Shire. Its Short Stay Letting and Home Hosted Accommodation Local Law was adopted on 21 October 2021 and commenced on 1 February 2022, and under it an approval is required for every existing and new short stay letting or home hosted accommodation property unless exempt. The application is a one-off but the approval has to be renewed annually, and the conditions include a code of conduct for guest behaviour and a nominated local contact person to deal with complaints. The neighbouring Sunshine Coast Council area works through its planning scheme instead, so confirm which council the address is in.
Why does my beachfront glass go hazy so quickly?
Because the salt sitting in the window tracks was left behind. Salt settles into the frame channel and holds moisture there, so every time the glass gets wet the haze comes back out of the track. Ask for the frames and tracks rinsed with fresh water as part of the job, which is the step that makes the result last, and expect three or four cleans a year on the beachfront against one at Buderim.
Which products should I keep out of a house on a septic system?
Anything antibacterial, in volume, in one session. An onsite wastewater system works by bacterial digestion, and chlorine bleach, strong disinfectant, caustic drain product and quaternary sanitisers all kill the population doing the treating. The weekly clean is nowhere near the volume that matters; the risk sits with a deep clean or a bond clean. Substitute an oxygen based bleach, a neutral detergent with vinegar and bicarbonate, and an enzyme or bacterial drain product, and keep any chlorine to one surface and rinse it off straight away.
How hard is the water here?
It is soft. Seqwater reporting for the Sunshine Coast zone put total hardness at an average of 61.5 milligrams a litre as calcium carbonate for August 2026 across 13 samples, with a range of 42.0 to 88.0, against an aesthetic guideline figure of 200. The film on a shower screen is soap residue and mould and not mineral deposit, so a neutral detergent and a cream cleaner is the right product and an acidic descaler will etch a stone benchtop for no benefit at all.
Can my older Caloundra beach house be pressure washed?
Not until the sheeting has been tested. High pressure water spray equipment on asbestos is illegal, WorkSafe Queensland states, and that takes in asbestos cement roofs, soffits, fences, pipework and walls under the Work Health and Safety Regulation 2011. Queensland housing built before 1990 commonly used asbestos cement sheeting and it is often impossible to confirm by sight, so get a sample tested first. A positive result sends the job to purpose-made fungicides, primers and coatings designed for asbestos containing roofs, or to licensed removal.
Is my landlord responsible for mould in the property?
Queensland names mould directly. The prescribed minimum housing standards have covered all tenancies since 1 September 2024 and require premises to be free from vermin, damp and mould and to be weatherproof and structurally sound. The standard excludes mould caused by the tenant, so responsibility follows the cause. The common building causes in this region are a salt-perished sliding door seal, a bathroom fan ducted into a ceiling void, a deck draining toward the house, and an enclosed hinterland subfloor. Report it in writing with a date and photograph the source as well as the growth.
Do the fire ant rules affect a garden job here?
They can, and Sunshine Coast suburbs including Buderim, Maroochydore and Palmwoods have appeared in Zone 2. The program restricts the movement of soil, mulch, turf, baled hay, manure, potted plants and quarry material, with the options being a permitted waste facility inside the zone, movement within 24 hours of delivery, or the published management steps. The zones are reviewed monthly so check the address rather than relying on last year, and note that a property touching a boundary counts as entirely inside the zone.
Why is an acreage clean dearer than a coastal house with the same bedrooms?
Floor area, glass and travel, in that order. Hinterland houses are typically larger with wider runs of timber or polished concrete, more glass facing a view, and a driveway that may be a few hundred metres of gravel. Travel is a real component on that trip and a minimum job value is standard. The hourly rate is not higher; the job is bigger and further away.
When is the quietest time to book?
May, and the August to September stretch. The letting peaks are December through late January and the Easter and April holidays, with a winter run in June and July, and the November to March wet season is taken up with storm response and mould work. Exterior washing, roofs, gutters, carpet, deep cleans and hinterland work are all cheaper and easier to book in those two windows.
