Costs move with property size and condition, how much salt has built up on glass, window tracks and outdoor fittings on the peninsula and the bayside, whether the dwelling is a pre-1990 build where asbestos cement sheeting may be present, whether the property runs scheme water and sewer or a rainwater tank and an onsite wastewater system out on the western acreage, how far mould has taken hold in the wet areas, travel to Bribie Island and the Dayboro and Mount Mee end of the region, and the season. November through March tightens availability as storm response takes the field, and the summer letting weeks tighten it again on Bribie and the peninsula.

Cleaning Services Cost Moreton Bay and Redcliffe QLD 2026 - Complete Pricing Guide

Moreton Bay is three cleaning markets that happen to share a council, and a quote only makes sense once you know which one an address belongs to. On the Redcliffe peninsula and along the bayside the driver is salt, with water on three sides of a largely pre-1990 housing stock, so glass, window tracks and outdoor fittings need doing more often than anywhere inland. Through the northern growth corridor at North Lakes, Mango Hill, Burpengary and Narangba the housing is modern and flat, construction dust is the usual complaint, and rates sit at the bottom of the band. West through Samford, Dayboro, Mount Nebo and Mount Mee it becomes acreage work on rainwater tanks and onsite wastewater systems, where travel and floor area matter and the products that can safely be used change entirely. One figure ties the region together and surprises people, because this is the softest scheme water in South East Queensland. Seqwater reporting for the Moreton zone put hardness at 57.1 milligrams a litre as calcium carbonate for July 2026, well under a third of the 200 used as the aesthetic guideline, so an acidic descaler has nothing here to dissolve and will etch a stone benchtop for no gain. On price in 2026, a regular three bedroom clean runs $132 to $240, a two bedroom unit $98 to $180 and a one-off deep clean $345 to $750. Bond work on a three to four bedroom house is $455 to $970, a bayside glass and track wash $130 to $340 and an acreage house $178 to $355.

Which of the Three Markets Is Your Address In

The region divides into a bayside strip, a northern growth corridor and a western acreage belt, and the three price on different things. On the bayside it is salt and the age of the housing. Through the corridor it is floor area and nothing much else. Out west it is travel, floor area and whether the property runs its own water and wastewater.

That is why a quote here should begin with two questions in place of one. Is the property on scheme water and sewer, or on a tank and an onsite system? And what year did the house go up? The first decides what products are safe to use in volume, and the second decides whether an exterior wash is lawful before a sample has been tested.

Bayside, growth corridor or western acreage, in that order of cost. Establish which one, and the rest of a Moreton Bay quote follows from it.

Cleaning Costs Across Moreton Bay and Redcliffe for 2026

One council, three cleaning markets, and a quote that only makes sense once you know which one applies. The region runs from the Brisbane boundary at Bald Hills up past Caboolture to Beerburrum, east onto the Redcliffe peninsula and Bribie Island, and west to the D Aguilar range. Most operators work one part of it and not all of it. Through the growth corridor the field is deep and competitive; on the peninsula it is specialised toward salt and older stock; out west it thins and travel becomes a real component with minimum job values attached.

Tenancy law in Queensland has moved substantially in recent years and the dates matter in a region with this much rental stock. A bond on most premises has been capped at a bond for most premises since 30 September 2024. Increases are permitted once in twelve months, resting with the property instead of the tenancy since 6 June 2024, and rent bidding, the practice of inviting offers above the advertised rent, banned in every form from the same date. Since 1 May 2025 tenants have had 48 hours notice for entries, excepting general inspections, safety checks and emergencies. The Residential Tenancies Authority keeps the current detail of each.

Of all of it, the provision reaching furthest into housing in this region is the one naming mould. Covering every tenancy since 1 September 2024, the prescribed minimum housing standards require premises to be free from vermin, damp and mould and to be weatherproof and structurally sound, with roofing and windows that prevent water entering when it rains. In a humid February, in a house with a salt-perished door seal or a fan ducted into a roof space, that is the substance of the dispute.

What Cleaning Costs Across Moreton Bay

Rates here sit just below Brisbane, and the spread within the region is wider than the gap to the capital. Charged by the hour, a single operator is $43 to $79 and a two person team $83 to $122. In 2026 that works out at $132 to $240 on a regular three bedroom clean, $98 to $180 on a two bedroom unit and $176 to $312 on a four bedroom two bathroom house. Brought in after a long gap, a one-off house clean is $345 to $750 on a three bedroom property, and on the peninsula a decent share of that time goes on glass, tracks and outdoor areas that a Narangba house would not need.

A bond clean is $455 to $970 for a three to four bedroom house and $288 to $530 for a two bedroom unit. Bond cleaning scope on the bayside routinely takes in the patio or deck, the flyscreens, the window tracks and any outdoor shower, and out west it adds the under-house area, the shed and the yard instead. Those outdoor items carry most of the argument at the end of a tenancy either way. Two lines separate this region from the capital. A bayside glass and track wash at $130 to $340 exists because salt needs rinsing out of the frame channels three or four times a year, and the acreage figure at $178 to $355 looks dear against a corridor house until the floor area, the glass and the driveway are taken into account. Neither line is a premium on the hourly rate; both are a bigger job.

The Work Price Band Typical Time What Moves It
Single operator, hourly $43-$79 Charged by the hour Travel, access, frequency
Two person team, hourly $83-$122 Charged by the hour Scope and property size
Regular clean, 2 bed unit $98-$180 1.5-2.5 hours Flooring, balcony, bathrooms
Regular clean, peninsula house $140-$250 2.5-3.5 hours Salt on glass and tracks
Regular clean, corridor estate house $132-$225 2-3 hours Easy access, construction dust
Regular clean, acreage house $178-$355 3-5 hours Floor area, glass, travel
Bond clean, 2 bed unit $288-$530 4-6 hours Tracks, carpet, oven, balcony
Bond clean, 3 to 4 bed house $455-$970 6-10 hours Outdoor areas, shed, yard

Salt on the Peninsula and the Bayside

Redcliffe has water on three sides and the housing stock to match, which makes salt the local line item. Airborne salt settles on glass, aluminium window frames, sliding door tracks, flyscreens and every outdoor fitting, and unlike dust it does not wash off in rain. Glass takes on a haze that returns within weeks, exactly as it does on the Gold Coast, so a Scarborough or Woody Point house wants window cleaning three or four times a year where a Narangba house manages on one. The frequency is the cost here, well before the hourly rate comes into it.

The method is what makes a result last. Salt collects in the bottom channel of a window frame or a door track and holds moisture against the aluminium, so a fresh water rinse of the frames and tracks is the step that actually removes it. Glass polished on its own leaves the reservoir in the track to re-haze it within a fortnight. On stainless fittings the same chloride produces tea staining, a brown surface bloom that a non-abrasive stainless cleaner worked with the grain will lift where a general spray does nothing. Bar Keepers Friend, carried by Bunnings and the supermarkets, is the usual household answer.

Everything else outside has a shorter life here. Hinges, latches, light fittings, barbecue surrounds, screen door rollers and garage door tracks all corrode faster within sight of the bay, and a rinse at every visit does more for them than any product applied once a year. Where screens have gone past rinsing, flyscreen and security screen repair costs less than the glass they were protecting.

What the Bay Does, Surface by Surface

Glass: a haze that is back within a few weeks. Three or four cleans a year on the peninsula against one inland, and the frequency is where the money goes. Frames and door tracks: salt sits in the channel holding moisture against the aluminium. The fresh water rinse is the step that matters, and a glass-only quote skips it.

Stainless fittings and balustrades: tea staining, which is surface corrosion, unlike dirt. Worked with the grain, a non-abrasive stainless cleaner lifts it. Flyscreens: mesh holds salt and then abrades from the inside out. Removing and rinsing them is a separate line one to ask about on the peninsula. Hardware: hinges, latches, rollers, garage tracks and light fittings all last less time here, and a rinse at each visit beats an annual product.

Salt is not dirt and it does not behave like dirt. Rinsing it out of the channels is the whole technique.

The Peninsula, the Corridor and the Range

Treating this as one region is the commonest reason a householder gets a quote that does not match the property. The bayside strip takes in the Redcliffe peninsula from Woody Point through Margate and Scarborough to Newport, along with Clontarf, Deception Bay and Bribie Island. Much of it went up before 1990, it faces water on more than one side, and the operators who work it well carry fresh water tanks for rinsing frames and tracks. Anybody quoting an exterior wash out here without asking about the build year is quoting a job they may not be permitted to do.

The northern growth corridor is the opposite proposition. North Lakes, Mango Hill, Griffin, Burpengary and Narangba are post-2000 estate housing, single level, flat, with easy vehicle access and modern surfaces throughout. A three bedroom house there cleans quickly and prices at the bottom of the regional band, and the usual complaint is construction dust from a neighbouring build in place of years of accumulated grime. Strathpine, Lawnton and Petrie sit between the two, with older brick and a mix of stock closer to what Ipswich carries.

West of the highway it becomes rural work. Samford, Dayboro, Mount Nebo, Mount Glorious and Mount Mee are acreage under heavy canopy, commonly on rainwater tank supply and an onsite wastewater system, where the house is larger, the glass area bigger, the gutters fuller and the driveway longer. Travel is a real line on a quote out there and a minimum job value is standard, not opportunistic. An operator working the corridor will often decline the trip altogether. The useful consequence is that two of the three questions to ask are about services and age, not about floor area. Once you know whether the property is on a tank and an onsite system, and what year it was built, most of the rest of a quote follows without argument.

Mould, Damp and the Queensland Minimum Standards

Queensland writes mould into rental law by that word, which matters across a region this humid. Every tenancy in the state has fallen under the prescribed minimum housing standards since 1 September 2024, with the supporting repair and maintenance obligations in place from 1 October 2022. The Residential Tenancies Authority requires premises to be free of vermin, damp and mould and be weatherproof and structurally sound, explaining the latter as roofing or windows that prevent water entering when it rains and a structure not likely to collapse or be affected by significant dampness. Damp or mould caused by the tenant falls outside the standard.

The building causes have a local pattern that repays knowing. On the peninsula it tends to be a sliding door seal perished by salt and sun, or a window frame leaking through corroded fixings. Across the corridor estates it is more often a bathroom fan ducted into a roof space and not outside. Out on acreage it is a subfloor enclosed for storage without replacement ventilation. All three are structural and none yields to cleaning.

Photograph the suspected source alongside the growth, report it in writing and put a date on the report. Where the cause genuinely is occupancy it comes down to air movement, and mould remediation at $280 to $690 on a single wet area is the consequence of leaving it. A timer on the exhaust fan costs almost nothing by comparison.

Arguing Damp in This Region

Covering every tenancy since 1 September 2024: premises must be free from vermin, damp and mould, and be weatherproof and structurally sound, with roofing and windows that keep rain out. Out on the peninsula look first at a salt-perished sliding door seal or a window frame leaking through corroded fixings. Both of those are building faults over occupancy. Through the corridor estates the usual cause is an exhaust fan discharging into the roof space instead of outside the building. On acreage it is almost always an enclosed subfloor with the original ventilation built over.

The carve-out is tenant-caused damp and mould, so the dispute turns on cause and a photograph of the source carries the argument. The Queensland Civil and Administrative Tribunal lists residential tenancy disputes among its case types if it goes that far.

The standard names mould, so everything turns on cause. Each of the three markets here has its own usual culprit.

Humidity, the 48 Hour Rule and What Has to Come Out

Mould here behaves like a repair question, and the authority guidance draws its lines in hours and square metres. WorkSafe Queensland puts the indoor humidity prevention target at 30 to 50 per cent, recommends water and detergent or a solution of three parts vinegar to one part water on hard surfaces, and then sets the limit that decides what a job costs: porous materials including ceiling tiles, plasterboard, insulation and carpet should be discarded where they cannot easily be cleaned, have been wet for more than 48 hours, or carry visible mould. Inside that window absorbent material can be dried out instead. The second line is drawn by the size of the affected area. Under a square metre is householder work with a P2 respirator, gloves and safety glasses, and anything larger warrants professional advice. Between them those two numbers explain why an early call is cheap and a deferred one is not, and why a quote to spray a large ceiling patch and leave is answering the wrong question.

Prevention is mechanical and that is where the money goes further. An an exhaust fan that vents outside the building rather than into a roof space is the cheapest intervention in most bathrooms here, and in a surprising number of houses the fan is doing nothing but lifting wet air a metre and letting it fall back.

Two more interventions carry the rest of the benefit. Roof ventilation moves the hot wet air that otherwise sits above a ceiling right through summer, and on acreage underfloor ventilation lets an enclosed subfloor dry between wet weeks. All three are one-off costs set against a recurring one, which is the argument for doing them before paying for another treatment.

Plasterboard lining Dry it out Cut out and replace Trade
Ceiling tiles Dry it out Discard Trade
Batt insulation Dry if accessible Discard Trade
Carpet and underlay Extract and air move Underlay out at minimum Carpet operator

Pre-1990 Housing and Why Pressure Washing Can Be Illegal

The peninsula and the older Caboolture and Bribie stock make this the first thing to settle before an exterior wash. An incident alert published by WorkSafe Queensland on 20 January 2026 states that it is illegal to use high pressure water spray equipment on asbestos, naming asbestos cement roofs, soffits meaning the lining under the eaves, fences, pipework and walls, and citing the Work Health and Safety Regulation 2011. The alert adds that high pressure equipment must not be used to prepare asbestos containing material for painting, coating or sealing, and that a business must not use, direct or allow a worker to use high pressure spray on it.

Working out what the material is, is the difficult part. Before 1990 asbestos cement sheeting was in common use in Queensland housing, and the state guidance is clear that presence is often very difficult to establish by sight with laboratory analysis of a sample the only reliable confirmation. Across the Redcliffe peninsula and the older parts of Caboolture, Woorim and Bongaree it turns up in Super Six corrugated roof sheeting, flat fibro wall and eaves linings, bathroom sheeting and boundary fences. The alternative is treatment, not a gentler wash. WorkSafe names purpose-made fungicides, primers and coatings designed for use on asbestos containing roofs, which treat and seal while limiting fibre release, and puts removal ahead of those where removal is possible. For a householder the order of operations is asbestos testing and inspection on anything pre-1990 before a wash is booked, with a positive result sending the job to licensed removal or to a treat-and-seal approach.

First Steps on Older Bayside Stock

Find the build year of the house before anything else. Before 1990 the question stays open until a sample has been tested, whatever the surface looks like from the footpath. The roof is only one of the places. Eaves and soffit linings, bathroom and laundry sheeting, boundary fences and pipework are all common on housing of this age.

Putting high pressure water on it is illegal, including as surface preparation for painting, coating or sealing. Those are the words of the regulation itself. The named alternatives are purpose-made fungicides, primers and coatings for asbestos containing roofs, which treat and seal while limiting fibre release. Removal sits ahead of treatment where it is practical, and it is licensed work and no longer a weekend job with a trailer.

The build year, then a tested sample, then a method. In that order, and no pressure washer on untested pre-1990 sheeting.

The Western Acreage, Tank Water and Onsite Wastewater

Out through Samford, Dayboro, Mount Nebo and Mount Mee two services most householders seldom think about set the method. An onsite wastewater system is built around bacterial digestion, and that is the whole of the design. A product that kills mould and bacteria on a bathroom tile does the same job inside the tank, and a whole house worked through in one session with chlorine bleach, strong disinfectant, caustic drain product and quaternary sanitisers can suppress the population enough that the system stops treating as it should. A weekly clean does not approach that volume; the deep clean and the bond clean are where it arises.

Changing the products out costs nothing in cleaning power. Vinegar and bicarbonate with a neutral detergent lift soap film, an oxygen based bleach whitens where chlorine would have been used, and an enzyme or bacterial drain product clears what a caustic one would. Selleys Rapid Mould Killer and Exit Mould, both carried by Bunnings and the supermarkets, handle a single bathroom surface without the volume that upsets a tank. Queensland Health holds the public health guidance, and septic tank repairs on an unsewered block is a separate trade from cleaning.

Tank water comes with the rule everybody forgets before a ladder goes up. Every downpipe feeding a tank is diverted or capped before roof or gutter work and stays that way until decent rain has flushed the roof, or the leaf, the bark, the bird droppings and anything used on the roof reach the drinking supply. Tank repair and tank plumbing can fit a diverter that turns the job into a two minute task. On an acreage property access is the quiet cost. A few hundred metres of gravel driveway, a hose that will not reach the far side of the house and a roofline well above a sloping site all change the quote, and an operator needs to know in advance of the visit.

The Task Leave Out Use Instead The Reason
Bathroom mould and film Chlorine bleach Oxygen bleach or vinegar Chlorine kills tank bacteria
Slow or blocked drain Caustic drain opener Enzyme or bacterial product Caustic sterilises the system
Toilet and hard surfaces Quaternary sanitiser Neutral detergent Sanitisers suppress digestion
Kitchen grease Degreaser in quantity Detergent and hot water Volume is the risk, not the product
Laundry through the system Antibacterial additives Standard detergent Additives accumulate in the tank
Shower glass film Acidic descaler Cream cleaner Supply here is soft, nothing to dissolve
Whole house in a day Everything at once Spread it across days Single session volume does the damage
Tank before roof work Downpipes left connected Divert or cap them Debris and product reach the supply

Fire Ant Zones, Garden Cleanup and Green Waste

This region sits inside the fire ant biosecurity zones and the rules reach the materials a garden job consumes. The national fire ant eradication program is delivered by Biosecurity Queensland, operates two zones, and restricts the movement of soil, mulch, turf, baled hay including straw and sugarcane mulch, manure, potted plants, and mining and quarry material. The permitted routes are narrow: take the material directly to a waste facility inside the permitted zone, move it within 24 hours of delivery, or follow the published management steps. Where none applies, a biosecurity instrument permit is needed first. Moreton Bay localities including Samsonvale have appeared in Zone 2.

Two details matter more than the zone label. Monthly review and updating of the zones means a locality can be added or shifted between them through the year and the address is what counts. Where any part of a property touches a zone boundary, the whole property is treated as inside it, which catches a good number of the larger blocks along the western edge of the region. On acreage the volumes make this practical, not merely technical. Mulching and soil delivery by the truckload and turf for a new lawn are restricted materials in real quantity, so ordering a load for the morning somebody is there to spread it is the simplest way to stay inside the 24 hour option.

Two adjacent trades belong in the same conversation here. Green waste removal operators working inside the zones know which facilities are permitted and should say so when asked, and fire ant treatment is a separate trade from either cleaning or gardening. A nest found during a garden job is reportable, and that is best mentioned to whoever is doing the clearing before they start.

Checking Before Material Is Ordered

Check the address, not the locality name. Zones are reviewed and updated monthly, and Moreton Bay localities including Samsonvale have appeared in Zone 2.

Where a property touches a boundary it counts as entirely inside the zone, which matters on the larger blocks along the western edge. What is restricted is specific: soil, mulch, turf, baled hay including straw and sugarcane mulch, manure, potted plants, and mining and quarry material. The 24 hour option gives a delivery one day to go in. Beyond that the published management steps apply instead. Ask a green waste contractor which facility a load is bound for. Meeting the destination rule is the operator obligation, and a quote silent on it has left out the part with legal weight.

The individual address, the 24 hour clock and the permitted destination. Those three decide what a garden job here can move.

Washing Roofs and Exteriors Across the Region

Exterior work divides by zone here, with salt on the bayside and biological growth everywhere behind it.

Within a kilometre or two of the water the problem is salt, and volume of fresh water at low pressure is what shifts it. House washing handled as a soft wash runs $355 to $910 on a single storey and $640 to $1,520 on a two storey, and on a bayside property the rinse is the part doing the work. Inland and out west the problem becomes algae, lichen and mould, and there a treatment with dwell time, the period a product is left to work before rinsing, is what achieves anything. What the surface is made of decides the rest entirely. Roof cleaning runs $480 to $1,400 and is a treat, dwell and low pressure rinse on concrete or terracotta tile, low pressure with a detergent on Colorbond and Zincalume, and a soft wash and nothing stronger on timber. Acreage roofs under tree canopy carry heavier lichen than anything on the peninsula and want a longer dwell to match.

A pressure unit belongs on the hard surfaces and nowhere else. Concrete and paver cleaning and driveway cleaning and sealing at $185 to $470 cover a typical suburban driveway, and a surface cleaner attachment gives an even finish where a wand leaves stripes. Sealing afterwards is optional at $12 to $26 a square metre and buys a longer interval before the film returns.

On acreage the approach may not be concrete at all. Where it is gravel the work is weed control and grading instead of washing, and where it is a long run of exposed aggregate the pressure job is priced by area and can exceed the cost of cleaning the house. Worth measuring before asking for a figure.

Zone Surface Main Problem Method and Price
Peninsula and bayside Glass and aluminium Salt film Fresh water rinse, $130-$340
Peninsula and bayside Render and painted walls Salt and mould Soft wash, $355-$910
Bayside, metal roof Colorbond and Zincalume Salt and lichen Low pressure wash, $480-$1,120

Western acreage Terracotta and concrete tile Heavy lichen under canopy Longer dwell, care at laps
Western acreage Timber and weatherboard Mould on shaded walls Soft wash, $410-$980
Pre-1990 anywhere Asbestos cement sheet Mould and lichen Test first, then treat and seal
Any zone Concrete driveway Algae and oil Pressure with a surface cleaner, $185-$470

The Softest Supply in South East Queensland

The water here rules out a whole category of cleaning product, and most generic advice assumes otherwise. Unitywater supplies the Moreton Bay, Sunshine Coast and Noosa areas, drawing bulk water from Seqwater, the state bulk water supply authority for South East Queensland. Seqwater publishes monthly water quality reporting by zone, and the Moreton zone reported hardness averaging 57.1 milligrams a litre as calcium carbonate for July 2026 across seven samples, with results between 54.0 and 66.0, against an aesthetic guideline figure of 200. That is the lowest reading of any zone in the region.

The practical consequence turns up in the bathroom. The film on a shower screen here is soap residue and mould and not mineral deposit, so a cream cleaner with a neutral detergent is the right product and an acidic descaler is the wrong one. Used on a stone benchtop or an unglazed tile an acidic product etches the surface permanently and achieves nothing, because there is no scale present for it to dissolve. Tank water out west varies on a different axis. Soft is still the rule, but a tank that has not been cleaned carries sediment, organic matter and whatever the roof has contributed, which makes it a tank maintenance question before it is a cleaning one. An inspection and a diversion before roof work are the two things that keep it drinkable.

Soft Water Changes the Shopping List

Moreton zone hardness averaged 57.1 milligrams a litre as calcium carbonate for July 2026 on Seqwater reporting, against an aesthetic guideline figure of 200. On a shower screen that means soap and mould instead of mineral film. A cream cleaner and a neutral detergent, never an acidic descaler. An acidic product still has one use: a toilet waterline ring or a tap spout crust, applied locally and rinsed straight off, and not on stone or unglazed tile. On tank water the issue is sediment and organic matter, so it is tank maintenance and not a product choice. On a tank property, cap or divert the downpipes before any roof or gutter work and leave them that way until decent rain has flushed the roof.

There is no scale here worth a descaler, and using one anyway etches a benchtop for nothing.

The Bond Cap, the Alarms and What Lies Outside

Bond cleaning here carries the Queensland rules and a set of regional additions that differ by market. Four weeks rent has been the cap on a bond for most premises since 30 September 2024, with moveable dwellings excepted. That narrows the gap between what is held and what a thorough clean costs, and a bond clean at $455 to $970 against four weeks rent is enough of the money to push people into doing it themselves and then paying again after a reclean notice. Queensland rental properties have needed interconnected photoelectric smoke alarms since 1 January 2022, in every bedroom, in hallways and on every level, complying with AS 3786-2014, with all other dwellings to reach full compliance by 2027. The state building commission states that those alarms need regular cleaning, normally by vacuuming to the manufacturer instruction, and regular testing, so they belong on the list alongside the oven.

The regional additions depend on where the property is. Out on the peninsula it is the patio, the flyscreens, the window tracks and any outdoor shower. Across the corridor estates it is usually just the garage and the small yard. Out on acreage it widens to the under-house area, the shed, the tank surrounds and the paddock side of the fence. Carpets steam cleaned at $35 to $74 a room through carpet cleaning are quoted separately as a rule, and end of lease pest control is a separate line where pets have been kept.

Storm Season and the Booking Calendar

The cleaning year here has one deadline and everybody in the trade works backwards from it. Severe weather builds through the warmer months, and the Queensland disaster hub records the recent run plainly, listing Ex-Tropical Cyclone Maila, Ex-Tropical Cyclone Narelle and a March 2026 flood event among the events the state has worked through. For a householder the consequence is operational: gutter cleaning and downpipe clearing want doing in August or September, because from December the field is committed and availability becomes the price of a ladder. Two visits a year is standard on a treed block out west and one does the job in a corridor estate with little overhang. Booking the pre-season visit as a standing September job removes the decision. Gutter and downpipe repairs found at the same visit are a small job in spring and an expensive one after a ceiling has been soaked.

Once an event has passed the work changes trade altogether. Flood and water damage restoration and storm damage repairs are drying, strip-out and rebuilding, and the 48 hour rule on porous material decides how much of a house survives. The hours straight after an event are worth more than the fortnight that follows.

When to Book What

August and September: gutters, roof washes, exterior soft washing and acreage work. The driest and easiest window of the year.

October: the last comfortable slot for pre-season gutter and downpipe clearing before everybody tries at once. November to March: storm response and mould treatment take the field, so anything discretionary is hard to book and no cheaper. December and January: bond cleans and the Bribie and peninsula letting weeks compete for the same operators. May and June: the quietest stretch of the year. Interior deep cleans, carpet and window work are both easier to get and done without pressure.

Two clear windows a year, in late winter and in early autumn. Everything that is not urgent belongs in one of them.

Carpet, Timber Floors and Drying

Drying time is the variable in every interior job here that involves water. Wet extraction runs $35 to $74 a room through carpet cleaning, and the price is the straightforward part. A closed house in February will hold damp carpet most of a day, and damp carpet in this climate becomes a mould substrate, not a clean floor. Any competent operator either runs air movers or recommends a low moisture method, and the method is one to settle before accepting a fast turnaround.

Timber floors want the same caution across all three markets. Hardwood and engineered boards move with the humidity, wet mopping is how cupping starts, and a damp mop with a neutral cleaner and prompt drying is the entire method. Where the finish has gone past cleaning, floor sanding and polishing is the honest answer in place of another product. Polished concrete on the newer estates is easier and wants nothing more than a neutral cleaner. Grout darkens here through mould instead of soil, so scrubbing buys a fortnight and ventilation buys a year. With a shower leaking into the wall beside it, shower regrouting and leak repairs comes before any cleaning decision at all, because the water is arriving faster than anybody can remove the consequence.

Pricing From the Peninsula to the Range

The region prices on salt, floor area and travel, and the three do not move together. The Redcliffe peninsula through Woody Point, Margate, Redcliffe and Scarborough carries the salt exposure and the oldest housing stock, which puts interior rates mid to upper band, glass frequency at three or four times a year and the pre-1990 testing question on most exterior work. Bribie Island at Bongaree and Woorim behaves the same way with a letting layer and a longer run to get there, much as the southern end of the Sunshine Coast does. The bayside through Clontarf and Deception Bay sits a little below both.

The northern growth corridor is the cheapest part of the region to have cleaned. North Lakes, Mango Hill, Burpengary, Narangba and Griffin are modern, flat, single level and quick, with construction dust rather than accumulated grime as the usual complaint. Strathpine, Lawnton and Petrie are older brick and sit just above them. West of the highway the arithmetic changes again. Samford, Dayboro, Mount Nebo, Mount Glorious and Mount Mee are acreage with heavy tree canopy, tank water and onsite wastewater, where gutters matter more, exterior lichen is heavier and travel is a genuine line with a minimum job value attached. That spread is why the broader Queensland cleaning services picture is a poor guide to any particular address in this region.

Part of the Region Regular 3 Bed Clean Housing Stock What Drives the Price
Redcliffe peninsula $140-$250 Older coastal, much pre-1990 Salt, asbestos question, glass
Scarborough and Newport $145-$255 Mixed, some waterfront Salt, glass area, outdoor areas
Bribie Island $145-$260 Coastal, letting layer Salt, travel, changeovers
Clontarf and Deception Bay $132-$235 Post-war and newer mix Moderate salt, easy access
North Lakes and Mango Hill $132-$225 Modern estates Construction dust, easy access
Strathpine and Petrie $135-$235 Older brick and timber Mixed stock, moderate access
Caboolture and Morayfield $130-$225 Mixed, older pockets Pre-1990 stock in places
Samford, Dayboro, Mount Mee $178-$355 Acreage and character Travel, floor area, canopy

In Moreton Bay, What to Look Out For in a Quote

Most disappointing outcomes here come from one of three gaps, and each closes in the first phone call. The first of them is the services question. A quote on a western acreage property that says nothing about tank water or an onsite wastewater system has not established what it can safely use, and that is the difference between a clean and a repair bill on the septic system. The second is the salt line, where an exterior figure covering glass without the frames and the tracks is quoting the half that will not last. The third is the build year, since on the peninsula an exterior wash on an untested pre-1990 house is not a lawful job at all.

Four or five photographs settle most of the rest. Shots of the roof line, the shaded walls, the bathroom ceilings, the patio or deck and, on acreage, the driveway and the under-house area produce a realistic range and a figure that holds when somebody arrives. Then put every local item on the page by name. Any mould in the wet areas written down, the exterior with the material named, glass with the frames and tracks specified, flyscreens in or out, gutters with the visit count stated, the patio and outdoor furniture, the yard and green waste with the fire ant position noted, and on a bond clean the smoke alarms. Measured against that list two quotes are comparable, and against nothing they are not.

Four questions settle it before anybody drives out. Does the property run a tank, an onsite wastewater system, or both? How old is the building, and has anything on it been tested for asbestos? On the exterior, does the price include rinsing the frames and tracks with fresh water, or only the glass? And is there a travel component or a minimum job value on this address? Anybody who answers all four without pausing works this region properly.

The Five Worth Settling First

Tank and septic named: on anything west of the highway, ask whether the quote accounts for an onsite wastewater system. It changes the products and the owner pays if it is ignored.

Frames and tracks included: on the peninsula and the bayside, ask explicitly whether the exterior figure covers a fresh water rinse of the frames and tracks. Build year stated: before 1990 the asbestos question has to be answered by a tested sample before any pressure washing is discussed. Travel disclosed: out toward Dayboro, Mount Mee and across to Bribie a minimum job value is normal. Ask for the figure up front. Green waste destination: inside the fire ant zones the permitted destination is set by the movement controls, and the zones are reviewed every month.

Services, frames, build year, travel and waste destination. Settle those five and a quote here becomes comparable.

Getting a Comparable Quote in This Region

Preparation changes the figures that come back, and through the storm season it changes whether anybody comes back at all. Start with the photographs, the build year and the services, because those three settle more than any amount of description. Name in the first message which part of the region the property is in, what year the house went up, and whether it runs a tank or an onsite system. Then draw up one list of inclusions and send it unchanged to three operators. Between May and September three quotes here is realistic; in January it is wishful, and the operator who can commit to a date beats the one who is $60 cheaper.

Line the three up against that one list and move the price of each exclusion onto whichever quote dropped it. Gaps appear in the same places every time: the frames and tracks on the bayside, the under-house area and shed on acreage, the flyscreens, the smoke alarms on a bond clean, and where green waste is bound. On a pre-1990 house, the testing question belongs on the same page in writing. Keep the written quote filed with the inclusion list afterwards. On a tenancy it is that pair which later supports a bond claim or defends against one, and the Residential Tenancies Authority covers the tenancy side while Queensland Government services cover the rest.

Moreton Bay Cleaning FAQ

How much does house cleaning cost in Moreton Bay?
Three bedroom regular cleans come in at $132 to $240 a visit, with a one-off deep clean at $345 to $750. A single operator bills $43 to $79 an hour and a pair of cleaners $83 to $122. Bond cleaning on three to four bedrooms is $455 to $970 and a two bedroom unit $98 to $180 on a regular visit. An acreage house out west runs $178 to $355 on floor area and travel.
Why does my Redcliffe glass go hazy again so quickly?
Because whoever did it left the salt sitting in the window tracks. Salt lodges in the frame channel and holds moisture against the aluminium, so the haze reappears out of the track every time the glass gets wet. Ask for the frames and tracks rinsed with fresh water as part of the job, which is the step that makes a result last, and expect three or four cleans a year on the peninsula against one at Narangba.
How hard is the water here?
It is the softest in South East Queensland. Seqwater reporting for the Moreton zone put hardness at an average of 57.1 milligrams a litre as calcium carbonate for July 2026 across seven samples, with results between 54.0 and 66.0, against an aesthetic guideline figure of 200. What sits on a shower screen is soap residue and mould, with no mineral deposit involved, so a cream cleaner and a neutral detergent is the right product and an acidic descaler will etch a stone benchtop for no benefit at all.
Can my older Redcliffe house be pressure washed?
Not until the sheeting has been tested. WorkSafe Queensland states that high pressure water spray equipment on asbestos is illegal, including on asbestos cement roofs, soffits, fences, pipework and walls, citing the Work Health and Safety Regulation 2011. Asbestos cement sheeting was in common use in Queensland housing before 1990 and it is often impossible to confirm by sight, so get a sample tested first. Where it comes back positive the job goes to purpose-made fungicides, primers and coatings, or to licensed removal.
What should I avoid using in a house on an onsite wastewater system?
Anything antibacterial, in volume, in one session. Onsite wastewater treatment depends on bacterial digestion, so chlorine bleach, strong disinfectant, caustic drain product and quaternary sanitisers all kill the population doing the treating. A weekly clean never approaches that volume; the risk sits with a deep clean or a bond clean done in a day. Put an oxygen based bleach, a neutral detergent with vinegar and bicarbonate, and an enzyme or bacterial drain product in their place, and keep any chlorine to one surface and rinse it off straight away.
Is my landlord responsible for mould?
Queensland names mould directly. The prescribed minimum housing standards have covered every tenancy since 1 September 2024 and require premises to be free from vermin, damp and mould and to be weatherproof and structurally sound. Damp or mould caused by the tenant falls outside the standard, so the dispute turns on cause. The usual building causes here are a salt-perished sliding door seal on the peninsula, a bathroom fan ducted into a roof space in the estates, and an enclosed subfloor on acreage. Photograph the source as well as the growth and report it in writing with a date.
Do fire ant rules reach a garden job in this region?
They can, and Moreton Bay localities including Samsonvale have appeared in Zone 2. Movement of soil, mulch, turf, baled hay, manure, potted plants and quarry material is restricted under the program, with the options being a permitted waste facility inside the zone, movement within 24 hours of delivery, or the published management steps. The zones are reviewed and updated monthly so check the address rather than relying on an older answer, and note that a property touching a boundary counts as entirely inside the zone.
Why is an acreage clean dearer than an estate house with the same bedrooms?
Floor area, glass and travel. Acreage houses out through Samford and Dayboro are typically larger, with wider runs of timber or polished concrete, more glass facing a view, and a driveway that may be a few hundred metres of gravel. Travel is a genuine line on that trip and a minimum job value comes with it. Nobody is charging more an hour; the job is simply bigger and further out.
When should I book the gutters?
August or September. Severe weather builds across the warmer months and the trade is committed to storm response from December, so a pre-season clearing in late winter costs the same as one in January while being far easier to get. Clearing on a treed single storey is $225 to $530, and two visits a year is standard on an acreage block against one in a corridor estate with little overhang.
What has to go on the list for a bond clean?
The oven and rangehood, every wet area, internal glass and tracks, skirtings, light fittings and the inside of every cupboard, plus the smoke alarms, which have been a Queensland rental requirement since 1 January 2022 and need vacuuming and testing. Then the outdoor items for the market the property is in: the patio, flyscreens and tracks on the peninsula, the garage and small yard in an estate, and the under-house area, shed and tank surrounds on acreage. Carpet steam cleaning at $35 to $74 a room is quoted separately as a rule.
