Typical Brisbane Cleaning Costs

Regular house clean, 3 bedroom$135-$250
Regular apartment clean, 2 bedroom$100-$185
One-off deep clean, 3 bedroom$350-$760
Bond clean, 3 to 4 bedroom house$460-$980
Mould treatment, one wet area$280-$680
Soft wash on a Queenslander exterior$420-$980
Office or commercial contract$48-$78 an hour

Costs move with property size and condition, how much mould has taken hold in the wet areas and on the exterior, whether the house is a pre-1990 build with asbestos sheeting, roof access and gutter height on a high-set Queenslander, body corporate arrangements in the inner apartment belt, and the season. November through March tightens availability across the whole city as storm season work takes the field.

Cleaning Services Cost Brisbane QLD 2026 - Complete Pricing Guide

Brisbane cleaning costs turn on humidity, and almost nothing else about the local market makes sense until that is understood. WorkSafe Queensland advises keeping indoor humidity between 30 and 50 per cent to hold mould back, which is a target a Brisbane house spends much of the year nowhere near. The consequence shows up on an invoice, never in a weather report, because mould is the one line here that behaves like a repair. The same authority is blunt about the limit: porous material including plasterboard, insulation and carpet should be discarded once it has been wet beyond 48 hours, and anything past a square metre warrants professional advice. The second local fact sits in tenancy law, because Queensland names mould in its prescribed minimum housing standards, which have applied to every tenancy since 1 September 2024. A Brisbane renter arguing about a bathroom ceiling argues from a written standard, not from general principle. On price in 2026, a regular three bedroom clean runs $135 to $250, a two bedroom apartment $100 to $185 and a one-off deep clean $350 to $760. Bond cleaning on a three to four bedroom house is $460 to $980, mould treatment on a single wet area $280 to $680 and a soft wash on a Queenslander exterior $420 to $980. One rule costs people more than any of those figures, and it is not a price at all. High pressure water on asbestos cement is illegal in this state, and a great many Brisbane roofs and fences are exactly that.

Where a Brisbane Cleaning Quote Actually Comes From

Three things set the figure in this city, and only one of them is floor area. The first is how much moisture the building holds, because that decides whether a bathroom needs wiping or stripping. The second is what the house is made of, since a pre-1990 fibro cottage and a 2015 render-and-brick build take different methods on the same square metreage. The third is the calendar, because storm season competes for the same ladders and the same vans.

A Brisbane quote also carries a question most cities do not ask. Is the material being cleaned asbestos cement, and if nobody knows, has anybody tested? That single question moves a roof or fence wash from a routine job into regulated work, and it is the reason a careful operator will decline to quote over the phone on anything built before 1990.

Humidity, fabric and the storm calendar explain most of the spread between two Brisbane quotes on the same house.

Cleaning Costs Across Metropolitan Brisbane for 2026

Brisbane is a city of timber houses on hills in a humid climate, and a cleaning quote reflects all three. The metropolitan area runs from Caboolture in the north to Beenleigh in the south and out through Ipswich to the west, and most operators work a sector of it and not the whole. Within the inner ring the field is deep and a householder has real choice; on the outer edges minimum job values and travel components start to appear. What thins the field is not distance but the calendar, because from November the same operators are committed to storm response.

Recent movement in Queensland tenancy law has been substantial, and the dates matter. Bonds have been capped at four weeks rent for most premises since 30 September 2024. Increases are allowed once every twelve months, and since 6 June 2024 that limit has attached to the property instead of the tenancy, and rent bidding, where applicants are invited or encouraged to offer above the advertised price, has been banned in all its forms since the same date. Tenants have received 48 hours notice for entries since 1 May 2025, with general inspections, safety checks and emergencies excepted. The Residential Tenancies Authority holds the current detail of each.

Mould is written into the prescribed minimum housing standards by that word, which gives them more force in this climate than almost anywhere in the country. Applying to all tenancies since 1 September 2024, they require that premises be free from vermin, damp and mould, and be weatherproof and structurally sound, with roofing and windows that prevent water entering when it rains. In a Brisbane February that is not an abstract protection, it is the exact subject of the dispute, and the carve-out for mould caused by the tenant is where the argument sits.

What Cleaning Costs in Brisbane

Interior rates in Brisbane are unremarkable, and saying so first keeps the local complications in proportion. Hourly, a single operator sits at $45 to $82 and a two person team at $85 to $125. For 2026 that produces $135 to $250 on a regular three bedroom clean, $100 to $185 on a two bedroom apartment and $180 to $320 on a four bedroom two bathroom house. A one-off house clean brought in after a long gap sits at $350 to $760 on a three bedroom property, and that figure answers to how long it has been more closely than to the floor plan.

Bond work sits above all of it, at $460 to $980 for a three to four bedroom house and $290 to $540 for a two bedroom apartment, because the scope is wider and the standard is written down somewhere a tribunal can read it. Bond cleaning as standard covers the oven and rangehood, every wet area, internal glass and tracks, skirtings, light fittings, the inside of every cupboard and, in Queensland, the smoke alarms. Brisbane invoices carry two lines a Hobart or Adelaide household would not recognise. Mould remediation at $280 to $680 for a single wet area is the common one, and it exists because the humidity here does the work that a leak does elsewhere. The second is the pre-1990 premium, which is a question of fabric before it is one of postcode. An operator who has to establish whether a fence, soffit or roof sheet is asbestos cement before touching it is doing a different job from one washing a 2012 render wall, and the difference shows in both the price and the method.

Service Price Band Typical Time What Moves It
Single operator, hourly $45-$82 Charged by the hour Travel, parking, frequency
Two person team, hourly $85-$125 Charged by the hour Scope and access
Regular clean, 2 bed apartment $100-$185 1.5-2.5 hours Balcony, glass, body corporate access
Regular clean, 3 bed house $135-$250 2-3.5 hours Pets, flooring, bathroom count
Regular clean, 4 bed 2 bath house $180-$320 3-4.5 hours Second bathroom, stairs
One-off deep clean, 3 bed $350-$760 5-9 hours Time since the last one
Bond clean, 2 bed apartment $290-$540 4-6 hours Carpet, oven, glass, alarms
Bond clean, 3 to 4 bed house $460-$980 6-10 hours Under-house, yard, scope on paper

Humidity, Mould and the One Line That Is Not Really Cleaning

Mould is the Brisbane line item, and it behaves less like dirt than like a building fault. The authority position is specific enough to plan around. WorkSafe Queensland puts the prevention target at indoor humidity between 30 and 50 per cent, recommends water and detergent or a solution of three parts vinegar to one part water on hard surfaces, and then sets a limit that matters more than either: porous materials such as ceiling tiles, plasterboard, insulation and carpet should be discarded where they cannot easily be cleaned, have been wet for more than 48 hours, or carry visible mould. Within 48 hours, absorbent material can be dried out instead.

That 48 hour window is the single most useful number a Brisbane householder can carry, because it decides whether a wet carpet is a drying job or a replacement. It also explains why the same authority draws a line at area: under a square metre is householder work with a P2 respirator, gloves and safety glasses, and anything larger than that warrants professional advice. A quote that proposes to spray a three metre ceiling patch and leave is quoting the wrong job.

In practice bathroom mould removal and prevention runs $280 to $680 on a single wet area, and whole-house mould remediation after a roof leak or a flood event sits at $1,400 to $6,500 depending on how much lining comes out. Product choice barely moves either figure. Selleys Rapid Mould Killer and Exit Mould are both carried by Bunnings and Woolworths and both do what the label says on a hard surface, but neither of them addresses why the surface was wet. The cheaper outcome almost always comes from fixing air movement before anything is sprayed at all.

Ventilation is where the money goes further in this climate, and three interventions carry most of the benefit. An exhaust fan that discharges outside the building in place of into the roof space is the cheapest of them, and in a surprising number of Brisbane bathrooms the fan is doing nothing but moving wet air a metre upward. Next comes getting the hot wet air out of the roof space itself before it condenses on the underside of a ceiling. The third is letting an enclosed subfloor dry between wet weeks, which on a Queenslander means restoring the airflow the original design took for granted.

All three are one-off costs set against a recurring one, which is the argument for doing them first. Roof ventilation on a typical Brisbane roof runs $350 to $1,100 installed depending on the number of units and the roof material. Underfloor ventilation is $700 to $2,400 where fans and ducting are involved and considerably less where the work is clearing and enlarging existing vents. Against mould treatment at $280 to $680 appearing twice a year, both pay for themselves inside a few seasons.

The Four Numbers Worth Remembering

30 to 50 per cent: the indoor humidity band WorkSafe Queensland names for holding mould back. A hygrometer costs under $30 and settles most arguments about whether a room is a problem or a habit. 48 hours: the point at which wet porous material stops being a drying job. Inside the window it can be dried; beyond it, the guidance is to discard it.

One square metre: the boundary between householder work and professional advice. Above it, the guidance is to get a professional view in place of a bigger bottle. Three to one: water to vinegar is the other way round. The ratio is three parts vinegar to one part water, and plain detergent and water is the first option named.

Humidity, time, affected area and dilution are the four variables. Between them they decide whether a Brisbane mould problem is a Saturday job or a trade.

Why Pressure Washing Is Illegal on Half the Older Houses Here

This is the costliest thing a Brisbane householder can get wrong, and it is not a matter of opinion. A WorkSafe Queensland incident alert published on 20 January 2026 states plainly that it is illegal to use high pressure water spray equipment on asbestos, naming asbestos cement roofs, soffits, fences, pipework and walls. The same alert adds that high pressure equipment should never be used to prepare asbestos containing material for painting, coating or sealing, and cites the Work Health and Safety Regulation 2011 in holding that a business must not use, direct or allow a worker to use high pressure spray on asbestos or on material containing it.

Identification is where this becomes difficult for a householder. Before 1990 asbestos cement sheeting was in common use in Queensland housing, and the state asbestos guidance is equally plain that presence is often very difficult to establish by sight, with laboratory analysis of a sample the only reliable confirmation. Super Six corrugated roof sheeting and flat fibro wall and fence sheet are the two forms a Brisbane householder is most likely to be looking at without knowing it. What replaces the pressure unit is not simply a gentler version of it. What WorkSafe names instead are purpose-made fungicides, primers and coatings made for asbestos containing roofs, which treat and seal the surface while limiting fibre release, and it puts removal of the sheeting ahead of all of that where removal is possible. For a householder the sequence is short: get asbestos testing and inspection on anything pre-1990 before a wash is booked, and if it comes back positive, the job belongs to licensed asbestos removal or to a treat-and-seal approach, and no longer to a pressure cleaner.

Material Where It Turns Up Pressure Washing The Right Approach
Super Six corrugated sheet Roofs on 1950s to 1980s housing Illegal if asbestos cement Test first, then treat and seal or remove
Flat fibro sheet Wall cladding, eaves, bathroom linings Illegal if asbestos cement Test, then hand wash gently or remove
Fibro fencing Boundary fences on older blocks Illegal if asbestos cement Test first, then replace the sheet in place of cleaning it
Vinyl floor tiles and backing Kitchens and laundries pre-1985 Not applicable Leave sealed or have it removed
Weatherboard, hardwood Queenslanders of any age Not advisable Soft wash with detergent and dwell time
Colorbond and Zincalume Roofs from the 1990s on Low pressure only Soft wash, mind the coating
Concrete roof tile Post-war and estate housing Low pressure Treat, dwell, rinse at low pressure
Render and brick Modern builds Low pressure Soft wash, watch the mortar joints

Mould Is Named in the Minimum Housing Standards

Queensland writes mould into rental law by that word, which changes how a Brisbane dispute runs. Since 1 September 2024 the prescribed minimum housing standards have covered every tenancy in the state, with the supporting repair and maintenance obligations in place from 1 October 2022. The Residential Tenancies Authority sets out that premises must be free from vermin, damp and mould, and must be weatherproof and structurally sound, which it explains as roofing or windows that prevent water entering when it rains and a structure not likely to collapse or to be affected by significant dampness. The exclusion is where most arguments land in practice. The standard does not cover vermin, damp or mould caused by the tenant, and the division of responsibility follows the cause: where the cause is structural, the owner or manager arranges repairs, and where the tenant caused it, the repairs fall to the tenant. A tenant also carries a duty to notify as soon as possible, which is why the date on a written report carries more weight than the quality of the photograph attached to it.

For a Brisbane renter the useful consequence is what to photograph. A bathroom ceiling blooming after a week of rain, with a stain following the line of a roof leak, points at the building. The same bathroom blooming in a flat with a fan that was never ducted outside points at ventilation, which is still the building before it is one of the occupant. Mould across a bedroom wall behind furniture pushed hard against it, in a house that dries fine elsewhere, is the pattern an owner will dispute, and it is the one worth addressing with air movement before it becomes a claim.

What a Queensland Renter Can Rely On

In force since 1 September 2024 for all tenancies: premises must be free from vermin, damp and mould, and weatherproof and structurally sound, with roofing and windows that keep rain out. The carve-out: the standard does not apply where the tenant caused the damp or mould, and repairs then sit with the tenant, not the owner.

Notify in writing and make sure the notification carries a date. The tenant duty is to tell the manager or owner as soon as possible, and that date is what later establishes how long a problem went unaddressed. Photograph the cause and not the growth alone. A stain tracking down from a roof junction, a fan discharging into a roof space, or a blocked subfloor vent is all evidence about the building. Growth photographed on its own proves only that there is mould, which nobody was disputing.

Mould is in the standards by name, and the dispute turns on cause. Evidence of the cause is what decides it.

Bond Cleaning, the Bond Cap and the Smoke Alarms

Bond cleaning is the local term and the local pressure point, and two Queensland rules sit underneath it. Bonds have been capped at four weeks rent for most premises since 30 September 2024, with moveable dwellings such as caravans excluded. That cap matters at the end of a tenancy because it narrows the gap between what is being held and what a thorough clean costs. A $460 to $980 bond clean against a bond of four weeks rent is a meaningful share of the money, and the arithmetic is what pushes people toward doing it themselves and then losing more on a reclean.

The second rule is particular to this state. Queensland requires interconnected photoelectric smoke alarms in rental properties from 1 January 2022, in every bedroom, in hallways and on every level, complying with AS 3786-2014, with all other dwellings to reach full compliance by 2027. The Queensland Building and Construction Commission notes that those alarms need regular cleaning, normally by vacuuming to the manufacturer instruction, and regular testing. A bond clean that ignores them has left a listed item untouched.

What else belongs in scope is best settled before anybody starts. Carpet steam cleaned at $35 to $75 a room through carpet cleaning, the oven and rangehood, window tracks and flyscreens, the inside of every cupboard, light fittings and fans, and on a house, though not on a flat, the under-house area, the carport and the yard. End of lease pest control is a separate line again and is commonly required where pets have been kept.

Item Price Band Usually Included Common Dispute
Base bond clean, 2 bed unit $290-$540 Yes Balcony and glass tracks
Base bond clean, 3 to 4 bed house $460-$980 Yes Under-house and yard

Under-house and carport $90-$260 Not always Stored items and cobwebbing

The Queenslander and What the House Itself Adds

The classic Brisbane house is timber, raised and ventilated, and each of those three adds cost.

A high-set Queenslander puts the gutter line well above a standard ladder, so gutter cleaning that would be $150 on a low-set brick home becomes $240 to $560, and the difference is access, not leaf volume. Internally, vertical joint boards, deep skirtings, picture rails, fretwork and tongue and groove floors all hold dust in a way plasterboard does not, and a thorough clean on a renovated Queenslander takes longer than the same floor area in a modern build. That is the honest reason an inner-north quote often exceeds an outer-suburb quote on identical bedroom counts. Under the house is the part people forget to ask about. A ventilated subfloor is the design working as intended, but once it is enclosed for storage or a rumpus room without ventilation being replaced, it becomes the dampest part of the building and the source of the mould appearing on the floor above. Subfloor repairs and ventilation is the trade for that, and a cleaner who proposes to treat a ground floor wall without anybody looking underneath is quoting a symptom.

Timber exteriors also rule out the obvious approach. Weatherboard and hardwood take a soft wash with detergent and dwell time, the stretch the product is left on the boards before rinsing, at $420 to $980 on a typical Queenslander, where high pressure lifts paint, drives water behind the boards and raises the grain. Where the boards are due for coating anyway, weatherboard painting and Queenslander home painting operators will wash as part of preparation anyway, which is cheaper than paying twice.

Five Things That Change the Price on a Timber House

Gutter height: a high-set roofline needs a taller ladder or roof anchors, and that is a different quote from a low-set brick home even on the same length of gutter. Interior detail: VJ walls, picture rails, fretwork and tongue and groove floors hold dust and add hand time that floor area alone does not predict.

The subfloor: left open and ventilated it causes nobody any trouble. Enclosed without replacement ventilation is where Brisbane mould problems start, and it is a repair question before it is a cleaning one. Exterior method: timber takes a soft wash, never high pressure. Where paint is involved, washing as part of preparation avoids paying for it twice. Build date: before 1990, the eaves sheeting and any fibro wall or fence needs testing before a wash is booked at all.

Height, detail, the subfloor, the method and the build date. Those five explain most of the Queenslander premium.

Storm Season, Gutters and the Booking Calendar

The Brisbane cleaning year has one hard deadline, and everybody in the trade works to it. Severe weather builds across the warmer months, and the Queensland disaster hub records the recent pattern plainly, listing Ex-Tropical Cyclone Maila, Ex-Tropical Cyclone Narelle and a March 2026 flood event among the events the state has worked through. For a householder the operational consequence is simple: gutters, downpipes and roof junctions want clearing ahead of the season and not inside it, because once a run of storms starts, every ladder in the city is already booked. Two visits a year is the standard advice on a treed block and one does the job where there is little overhang, and the same pattern holds up through the Sunshine Coast hinterland. The pre-season visit is the one that matters, and it costs the same in September as it does in January while being far easier to get. Booking it as a standing September job removes the decision altogether.

Two adjacent jobs belong at the same visit. Gutter and downpipe repairs booked alongside the clearing is where a rusted-through section or a failed joint turns up while it is still a small job, and roof leak repairs found in spring are a fraction of the same leak found after it has soaked a ceiling.

After an event the work changes trade entirely. Water and flood damage restoration and storm damage repairs are not cleaning, they are drying, demolition and rebuilding, and the 48 hour rule on porous material is what decides how much of a house survives. A cleaner arriving on day four to treat a wall that has been wet since day one is being asked to do something the guidance says cannot be done.

Months What Gets Booked Availability Why
July to September Gutters, roof wash, exterior soft wash Good Dry, cool, before the season
October Pre-season gutter and downpipe clearing Tightening Last comfortable window
November to March Storm response, mould, flood drying Poor Event work takes the field
December to January Bond cleans, holiday changeovers Poor Moving season and school holidays
February to March Mould treatment, subfloor drying Poor Peak humidity and the wettest months
April to May Deferred exterior work, deep cleans Improving Drying out, catching up
June Interior deep cleans, carpet Good Low humidity, fast drying

Fire Ant Zones, Garden Cleanup and Green Waste

Nothing in Australian cleaning is as particular to South East Queensland as this, and almost nobody mentions it when quoting a garden job. Brisbane sits inside the fire ant biosecurity zones, and movement controls apply to the materials a garden cleanup generates and consumes. The national fire ant eradication effort, delivered by Biosecurity Queensland, sets controls across Zone 1 and Zone 2 covering soil, mulch, turf, baled hay including straw and sugarcane mulch, manure, potted plants, and mining and quarry materials. The options for moving any of those are narrow: take the material directly to a waste facility inside the permitted zone, move it within 24 hours of delivery, or follow the published management steps for that material. Where none of those applies, a biosecurity instrument permit is required before it goes anywhere.

That carries three practical consequences for a householder. Soil or mulch delivered for a garden job needs to go in within 24 hours or be managed to the published steps, not left in a heap for a fortnight. Green waste removal and mulching and soil delivery both need to know which zone the address is in, because the permitted destination differs between Zone 1 and Zone 2. And a quote to clear an overgrown block that says nothing about where the material is going has left out the part that carries the legal obligation.

The zones change as the program moves, so the address matters more than the suburb reputation. Fire ant treatment is a separate trade from either cleaning or gardening, and a nest found during a garden cleanup is reportable, not something to deal with privately. Checking the current zone for the property before material is ordered takes a minute and is the step that keeps a tidy-up from becoming a compliance problem.

Before Soil, Mulch or Turf Arrives

Check the zone for the address, not the suburb. The boundaries move as the eradication program progresses, and Zone 1 and Zone 2 carry different permitted destinations. The 24 hour rule: restricted material can be moved within 24 hours of delivery. Left in a heap beyond that, it needs the published management steps instead.

Restricted materials are specific: soil, mulch, turf, baled hay including straw and sugarcane mulch, manure, potted plants, and mining and quarry material. Ask the green waste contractor which facility the load is going to. Inside the zones the destination has to be a permitted one, and meeting that is the operator obligation, not yours. A nest found on the block is reportable. Treating it privately and telling nobody is exactly the response the eradication effort cannot work around.

The restricted material, the permitted destination and the 24 hour clock are the three things that matter. Those are what the movement controls turn on.

Exterior and Roof Washing, Surface by Surface

Brisbane exteriors grow a dark biological film in place of collecting dust, which changes the method. What sits on a shaded south wall or a tile roof here is largely algae, lichen and mould in place of airborne grime, which is why a rinse achieves so little and why a treat-and-dwell approach achieves so much. House washing on a soft wash basis runs $350 to $900 on a single storey and $650 to $1,500 on a two storey, and roof cleaning is $480 to $1,400 depending on pitch, material and access. The same chemistry is what makes the result last a season or two instead of a fortnight.

Above that baseline, the material being washed decides everything. Colorbond and Zincalume take low pressure and a detergent, concrete tile takes a treat, dwell and low pressure rinse, terracotta takes the same with more care at the laps, and timber takes a soft wash and nothing stronger. Anything pre-1990 that might be asbestos cement takes testing before a method is chosen at all, and that is the point in a Brisbane quote where an honest operator slows down. Hard surfaces are the one place pressure belongs. Paver and concrete washing and driveway cleaning and sealing at $180 to $480 on a typical driveway genuinely want a pressure unit, and a surface cleaner attachment produces an even finish where a wand leaves stripes. Sealing afterwards is optional, costs $12 to $26 a square metre, and in this climate buys a noticeably longer interval before the film returns.

Surface What Grows On It Method Price Band
Weatherboard, painted Mould and algae on shaded walls Soft wash, detergent, dwell $420-$980
Render and brick Dark biological film Soft wash, low pressure rinse $350-$900
Colorbond roof Lichen at laps, algae on shade Low pressure, detergent $480-$1,100
Concrete roof tile Heavy algae and lichen Treat, dwell, low pressure rinse $520-$1,400
Terracotta roof tile Lichen in the laps Treat and dwell, careful at laps $560-$1,400
Asbestos cement sheet Mould and lichen Testing first, then treat and seal Quote after testing
Concrete driveway Algae, oil, tyre marks Pressure with a surface cleaner $180-$480
Timber deck Mould and grey weathering Soft wash, then oil or stain $260-$620

Possums, Vermin and the Roof Space

A Brisbane roof space is habitat, and the law treats its occupants differently depending on what they are.

Possums are protected native wildlife in Queensland, which puts their removal outside what a householder or a general pest operator can simply get on with. The Queensland environment department administers the permit framework, under which a damage mitigation permit allows wildlife to be taken where it is necessary to minimise damage to property or to protect human health and wellbeing, and a separate removal and relocation permit covers the safe and humane removal of native animals. Permit holders have to demonstrate they can identify, handle and relocate the species they nominate, and permits run for a maximum of three years. The relevance to cleaning is the mess and the smell, not the animal itself. Droppings, urine staining through ceiling lining and a nest in insulation are the reason the roof space needs attention after the animal is gone, and the sequence matters. Possum removal and proofing first, because cleaning a space that is still occupied achieves nothing, then the clean-out, then the entry point closed properly or the next one moves in within a week.

Rodents are a different matter legally and a similar one practically. Rodent and rat control with the entry points sealed is the only treatment that holds, and the Residential Tenancies Authority standard that premises be free from vermin is what makes this a landlord question in a rental rather than a tenant one. Ceiling repairs are the common consequence where urine has gone through plasterboard, and that is replacement work, not cleaning.

The Order of Operations in a Brisbane Roof

Work out what is living up there before anybody quotes on it. Possums are protected and sit under a permit framework; rodents and birds do not, and the treatment differs completely.

The order runs removal, then clean-out, then proofing. Cleaning an occupied roof space is money spent twice, and an unproofed entry point is reoccupied within days. Insulation that has been nested in or urinated through is porous material. The same logic that applies to mould applies here: it comes out, because cleaning will not reach it. In a rental, vermin is named in the minimum housing standards, so a rodent problem with a structural entry point is an owner obligation and worth reporting in writing.

Occupant, order, and whether the material can be cleaned at all. The roof space rewards getting the sequence right.

What Brisbane Does Not Have, and Why That Matters

It is worth naming the problem Brisbane does not have, because a great deal of generic cleaning advice assumes it. Water across South East Queensland is not hard by any measure. Seqwater, the state bulk water supply authority for the region, publishes monthly water quality reporting by zone, and the Brisbane zone reported hardness averaging 112.9 milligrams a litre as calcium carbonate for August 2026, with a twelve month average of 118.0. For comparison, the threshold other state utilities use to call water hard is around 200 milligrams a litre. Brisbane sits comfortably below that figure in every month reported.

The consequence is that the shower glass line that dominates an Adelaide or Perth invoice barely appears here. Scale restoration as a standalone job is uncommon, a kettle does not fur within months, and the film on a Brisbane shower screen is far more likely to be soap residue and mould than mineral deposit. That distinction decides the product: a neutral detergent and a cream cleaner handle soap film, where an acidic descaler is the wrong tool and will etch a stone benchtop or an unglazed tile for no gain. Tank water is the variable that does matter locally. Plenty of Brisbane blocks run a rainwater tank for the garden or the laundry, and the rule before roof work is the same everywhere: the downpipes feeding the tank get diverted or capped before anybody goes up, and they stay that way until decent rain has flushed the roof. Rainwater tank plumbing sorts the diversion properly where it is a recurring job, and it costs less than dealing with a contaminated tank afterwards.

Soft Water, Different Products

Brisbane zone hardness averaged 112.9 milligrams a litre as calcium carbonate in August 2026 on Seqwater reporting, against roughly 200 as the usual hard water threshold. What that means on a shower screen: the film is soap and mould in place of mineral deposit. Neutral detergent and a cream cleaner, not an acidic descaler. Where an acidic product still has a place: a toilet waterline ring or a tap spout crust, used locally and rinsed off, never on stone or unglazed tile. If the property is on tank water, divert the downpipes before any roof or gutter work and leave them diverted until decent rain has flushed the roof.

Brisbane buys different cleaning products from Adelaide for the same bathroom, and the reason is in the water report.

Apartments, Body Corporate Work and the Inner Belt

The inner Brisbane apartment market prices on access and arrangement before it prices on floor area. A two bedroom unit in West End, Newstead or South Brisbane cleans in 1.5 to 2.5 hours at $100 to $185, and the variables are the balcony, the glass and whether the building allows a cleaner through without an escort. Balconies carry the local complication, because a shaded concrete balcony in this climate grows the same biological film a roof does, and the balustrade fixings and drainage outlet are where the real problems start. The Queensland Building and Construction Commission has run waterproofing as a top defect theme for home owners, and a balcony that has been wet underneath for years is a balcony waterproofing and repair job before it is a cleaning one.

Common property is arranged by the body corporate and not by any individual owner, and that is useful to know before a resident starts chasing quotes. Foyers, lifts, corridors, bin rooms and carparks typically run on a weekly or twice weekly visit at $48 to $78 an hour, and strata common area repairs and body corporate plumbing are commissioned the same way. A unit owner noticing mould in a corridor is reporting it, not solving it.

Commercial cleaning follows a pattern of its own again. Offices through the CBD and the Fortitude Valley and Milton corridors are competitive and most buildings have an incumbent, so the useful question for a tenant is what the base building provides against what the tenancy pays for separately. Commercial pressure cleaning on entries, loading docks and carparks is usually a separate schedule again, quoted annually, outside the cleaning contract.

Setting Rate or Band Frequency Arranged By
Office tenancy, under 200 sqm $48-$72 an hour Daily or 3 times a week Tenant
Office tenancy, 200 to 800 sqm $52-$78 an hour Daily Tenant or building manager

Bin room and chute $120-$280 a visit Weekly Body corporate
Carpark sweep and wash $320-$900 Quarterly or annually Body corporate

Carpet, Timber Floors and Drying in a Humid Climate

Drying time is the Brisbane variable in every interior job that involves water.

Hot water extraction on carpet costs $35 to $75 a room through carpet cleaning, and the price is the easy part. In a Brisbane February a closed house with the air conditioning off will hold damp carpet for most of a day, and damp carpet in this climate is a mould substrate, not a clean floor. A competent operator will either run air movers or recommend a low moisture method, and an operator promising a two hour turnaround in the middle of a humid week is either doing the latter or being optimistic. Timber and engineered floors are the other local caution. Tongue and groove hardwood through a Queenslander moves with the humidity, and wet mopping it is how cupping starts. A damp mop, a neutral cleaner and prompt drying is the whole method, and where the finish has gone past cleaning floor sanding and polishing is the honest answer rather than another product.

Tiles and grout behave differently in this climate as well. Tile work aside, the darkening in a Brisbane bathroom grout line is usually mould and not soil, which is why scrubbing achieves a temporary result and ventilation achieves a lasting one. Where water is getting into the wall beside a shower, shower regrouting and leak repairs comes before any cleaning decision, because the water is arriving faster than anybody can remove the consequence.

Pricing Across the Brisbane Suburbs

Brisbane prices on housing stock and access, and the suburb is a proxy for both. The inner north and inner west, through Paddington, Ashgrove, Windsor and Wilston, carry the highest concentration of pre-war timber housing, which means high-set rooflines, VJ interiors and the pre-1990 testing question on eaves and fences. Interior figures sit at the upper end of the city band and exterior work is materially dearer than the same floor area on a flat brick block. The inner south, through West End, Highgate Hill and Dutton Park, mixes the same stock with the apartment belt and prices accordingly.

The outer suburbs run the other way on every count. Estate housing through Bridgeman Downs, North Lakes, Springfield and the Redlands fringe is modern, flat, easy to access and quick to clean, with construction dust rather than accumulated grime as the common complaint. West of Springfield the picture shifts again toward the older stock and rural blocks of Ipswich and the Lockyer Valley. Rates fall toward the bottom of the band and travel components start to appear on the edges, which is where the Queensland cleaning services picture widens out beyond the city itself.

The bayside and the river suburbs add their own line. Salt carried in off Moreton Bay affects window frames, tracks and exterior fittings through Wynnum, Manly and across to Redcliffe and the Moreton Bay bayside, so an exterior wash there needs the frames and tracks rinsed with fresh water, not the glass alone. That is one line in a quote and it is easy to confirm before booking. It is the same exposure that drives glass frequency up across the Gold Coast, where a beachfront property needs three or four window cleans a year against one inland.

Part of the City Regular 3 Bed Clean Housing Stock What Drives the Price
Inner north and west $160-$275 Pre-war timber, renovated VJ detail, high-set gutters, pre-1990 testing
Inner south and city fringe $155-$265 Timber and apartments mixed Access, body corporate, balconies
Apartment belt $100-$185 Post-2000 units Balcony film, glass, building access
Northern suburbs $140-$250 Post-war brick and timber Mixed stock, moderate access
Southern suburbs $135-$245 Post-war brick, some timber Straightforward access
Western corridor $135-$240 Estate and post-war mix Travel on the outer edge
Bayside $140-$255 Mixed, coastal exposure Salt on frames and tracks
Outer estates $130-$235 Modern, single level Easy access, construction dust

In Brisbane, What to Look Out For in a Quote

Most disappointing Brisbane cleaning outcomes come from one of three gaps, and all three are avoidable in the first phone call. Build date comes first of the three. A quote to wash a roof, a fence or a set of eaves on a pre-1990 house that says nothing about asbestos has skipped the question that makes the job legal or illegal. The second is the mould boundary, where a figure to treat visible growth is not an assessment of why it is there and will not survive the next humid fortnight. The third is availability, because a cheap quote with no date attached is worth less in November than a dearer one that can come next week.

Photographs do more than any description at this stage. A clear shot of the roof line, the shaded wall, the bathroom ceiling and the underside of the house produces a realistic range and a figure that does not move once somebody is standing in the driveway. Then set out every local item on the page explicitly. Wet areas with any visible mould written down, the exterior with the material named, gutters in or out with the visit count stated, window tracks and flyscreens, the under-house area, carpets, the yard and green waste with the fire ant zone noted, and on a bond clean the smoke alarms. Two quotes written against that list can be compared; two quotes written against nothing cannot.

Four questions are worth settling before anybody comes out. What is the age of the house, and has anything on it been tested for asbestos? On the exterior, what method is proposed, and what pressure is actually being used? For mould, does the price include working out the cause, or only treating what is visible? And what date can they hold, given that storm season takes the field from November? Anybody who answers those four without pausing works this city for a living.

Settle These Five Before You Book

Build date named: does the quote acknowledge the house is pre-1990, and does it say what happens before any exterior washing? Asbestos cement and a pressure washer is an illegal combination here. Cause included on mould: ask whether the figure covers establishing why the growth is there. Treating the surface alone buys a few weeks in this climate.

Method stated on the exterior: soft wash and pressure wash are different jobs, and on timber only one of them is appropriate. Date committed: between November and March a quote without a date is close to meaningless. Ask for the date and treat a vague answer as a no. Green waste destination: on a garden job, ask where the material is going. Inside the fire ant zones the permitted destination is set by the movement controls.

Build date, the cause of the mould, the exterior method, a committed date and the waste destination. Get those five on paper and a Brisbane quote becomes comparable with another one.

Getting Quotes Right in Brisbane

A little preparation changes the figures that come back, and between November and March it changes whether anybody comes back at all. Start with the photographs and the build year, because those two settle more than any description can. Photograph the roof line, the shaded walls, the bathroom ceilings and the underside of the house, and attach the images to the enquiry instead of describing what they show. Write a single list of inclusions and send it unchanged to three operators, so what comes back can actually be compared. Three quotes on a Brisbane exterior job is realistic between May and September; in January it is optimistic, and the operator who can commit to a date is worth more than the one who is $80 cheaper.

Naming the build year in the first message matters more here than anywhere else in the country. On anything put up before 1990 it changes what an operator is permitted to do with a pressure unit, and a good one will tell you so without being asked. A quote that arrives with no reference to the age of the building, on a house that plainly predates the nineties, has been written by somebody who has not thought about the job.

Put the three beside that one list and move the price of each exclusion onto whichever quote dropped it. The gaps turn up in the same four places every time: the under-house area, the mould cause, the smoke alarms on a bond clean, and anything to do with where green waste ends up. Queensland Government services and the Residential Tenancies Authority between them cover the tenancy side of most of this, and the Queensland Civil and Administrative Tribunal lists residential tenancy disputes among its case types where a matter goes further than a conversation. Keep the written quote and the inclusion list together afterwards, because on a rental that pair is what later supports a bond claim or defends against one.

Brisbane Cleaning FAQ

How much does house cleaning cost in Brisbane?
Regular three bedroom cleans run $135 to $250 a visit and a one-off deep clean $350 to $760. A single operator bills $45 to $82 an hour and a pair of cleaners $85 to $125. Bond cleaning a three to four bedroom house is $460 to $980 and a two bedroom apartment $100 to $185 on a regular visit.
Can my Brisbane roof be pressure washed?
Only if it is not asbestos cement. WorkSafe Queensland states that it is illegal to use high pressure water spray equipment on asbestos, including asbestos cement roofs, soffits, fences, pipework and walls, citing the Work Health and Safety Regulation 2011. Queensland housing built before 1990 commonly used asbestos cement sheeting and presence is often impossible to confirm by sight, so get a sample tested before booking any exterior wash on an older house. Where it is positive, the alternatives are purpose-made fungicides, primers and coatings, or removal of the sheeting.
Does my landlord have to deal with mould?
Queensland names mould directly. The prescribed minimum housing standards have applied to all tenancies since 1 September 2024 and require premises to be free from vermin, damp and mould, and to be weatherproof and structurally sound. The standard excludes mould caused by the tenant, and responsibility follows the cause: structural causes are the owner or manager, tenant-caused problems are the tenant. Notify in writing as soon as you see it, and photograph what is causing it rather than only the growth.
How much does mould treatment cost in Brisbane?
Treating a single wet area runs $280 to $680, and whole-house remediation after a roof leak or a flood event is $1,400 to $6,500 depending on how much lining has to come out. The figure moves most on whether porous material is salvageable. WorkSafe Queensland advises discarding porous materials including ceiling tiles, plasterboard, insulation and carpet where they have been wet for more than 48 hours or carry visible mould, so the sooner it is addressed the cheaper it is.
When should I get the gutters cleaned?
Before the season ahead of the season, not once it has started. Severe weather builds across the warmer months and the trade is committed to event work from November, so a pre-season clearing in August or September costs the same as one in January while being far easier to book. Clearing on a high-set single storey is $240 to $560, and twice a year is standard on a treed block.
Do fire ant rules affect a garden cleanup?
In South East Queensland they do. The National Fire Ant Eradication Program sets movement controls across Zone 1 and Zone 2 covering soil, mulch, turf, baled hay including straw and sugarcane mulch, manure, potted plants, and mining and quarry materials. Restricted material can be taken directly to a waste facility inside the permitted zone or moved within 24 hours of delivery, or the published management steps followed; otherwise a biosecurity instrument permit is needed. Check the zone for the address before ordering soil or mulch, and ask a green waste contractor which facility the load is going to.
Is Brisbane water hard enough to cause scale?
No. Seqwater reporting for the Brisbane zone put hardness at an average of 112.9 milligrams a litre as calcium carbonate for August 2026, with a twelve month average of 118.0, where the figure other state utilities use to call water hard is around 200. The film on a Brisbane shower screen is far more likely to be soap residue and mould than mineral deposit, so a neutral detergent and a cream cleaner is the right product and an acidic descaler is not.
What has to be included in a bond clean?
As standard the oven and rangehood, every wet area, internal glass and tracks, skirtings, light fittings, the inside of every cupboard and, on a house, the under-house area and the yard. In Queensland the smoke alarms belong on the list too, because interconnected photoelectric alarms have been required in rental properties since 1 January 2022 and need vacuuming and testing. Carpet steam cleaning at $35 to $75 a room is usually quoted separately, and pest treatment after pets is a separate line again.
Can I get the possums out of my roof myself?
Not freely. Possums are protected native wildlife in Queensland and their removal sits under a permit framework administered by the state environment department, covering damage mitigation permits and removal and relocation permits, with permit holders required to show they can identify, handle and relocate the species. Use an operator who holds the permit, and get the sequence right: removal first, then the clean-out of droppings and nested insulation, then the entry point closed, or the next animal moves in within a week.
Why is a quote on a Queenslander dearer than on a brick house?
Three reasons, and floor area is not among them. The gutter line on a high-set house needs a taller ladder or roof anchors, which is a different access quote. VJ walls, picture rails, fretwork and tongue and groove floors hold dust and add hand time. And on anything pre-1990 the eaves sheeting and any fibro wall or fence has to be tested before an exterior wash can be priced at all.
