Hire a Cleaner Logan and the Redlands QLD - Get Local Quotes

Hiring a cleaner in Logan or the Redlands means choosing between franchise teams, owner-operators who clean every house themselves and cleaners booked through an app. Homes here range from units near Springwood and Cleveland to four and five bedroom houses in the newer estates, plus acreage blocks and houses on the bay islands. For 2026 we estimate $43 to $78 an hour for one cleaner, or $82 to $120 an hour for a pair working together. A regular visit to a three bedroom house costs roughly $125 to $230, while an end of lease clean of a larger house can reach $940. Acreage properties and island homes cost more because of travel time, dust, ferry sailings and the gear a cleaner can carry. Before anyone receives a key, look up the business number, see a current insurance certificate and agree the tasks in writing. If you plan to pay one person directly each week, find out whether you need a household worker policy from WorkCover Queensland. Tenants leaving a rental should compare the house against the entry condition report before they pay for an expensive package. Investors turning a house over between tenants need a cleaner who can work to the agent's timeline and record the result. Owners of large family homes get steadier bills by agreeing a fixed scope for every visit and rotating the less urgent rooms across the month. Post your job on The Quote Yard and we will connect you with local cleaners across Logan and the Redlands who can quote on it.

Why a Local Job Can Cost More Than the Estimate

What is involved
Large homes with several living areas take longer than the bedroom count suggests.
Acreage driveways and long travel from the cleaner's base can add a distance fee.
Island jobs depend on ferry sailings and on how much gear the cleaner can carry.
New houses can hold plaster dust and silicone marks that need careful removal.
Send photos of the kitchen, the bathrooms and the driveway or ferry details with each request.

Finding Cleaning Help Between the Logan River and Moreton Bay

Households across Logan City and Redland City book cleaners for fortnightly upkeep, a single deep clean, the last clean before a lease ends and the first clean in a brand new house. The area covers suburban streets in Springwood and Capalaba, new estates in the south of Logan, acreage around Jimboomba and Mount Cotton, and island homes reached by ferry. Each of those settings changes how long a visit takes, who is willing to travel to it and what the cleaner needs from you before starting. Queensland has no licence for home cleaning, so nobody issues a card that proves skill or honesty. Your protection comes from checking the business, agreeing the scope in writing and keeping a record of what was promised.

All prices on this page are 2026 estimates that line up with our Logan and Redlands cleaning cost guide, which breaks the bands down by area and by job. For a wider look at the kinds of cleaning sold across the state, our Queensland cleaning services guide sets out each service type. Here we focus on the hiring side of the decision, such as which kind of business to choose, what to check and how to brief the person who comes. Room by room checklists and cleaning methods are left to the service guides linked further down.

Cleaning Price Bands for Logan and Redlands Households

One cleaner working alone in Logan or the Redlands charges roughly $43 to $78 an hour in 2026, while a pair bills about $82 to $120 an hour between them. Two people cost more per hour but finish sooner, so the total for a whole house can end up close to the solo price. Regular cleaning of a two bedroom unit costs around $92 to $172 a visit, and a three bedroom house costs about $125 to $230. Four bedroom homes cost nearer $158 to $285 for each regular visit. These are estimates for planning, and a firm figure only comes after the cleaner has seen photos or walked through the house.

One-off deep cleans cost more because the cleaner works through cupboard interiors, skirting boards, light fittings, window tracks and built-up grime in showers. For a three bedroom house, budget about $330 to $720 for that first deep visit. End of lease cleans run from about $310 to $560 for a two bedroom unit and $440 to $940 for a house of three or four bedrooms. Acreage houses in the rural south cost roughly $172 to $348 for a regular clean, mainly because of travel and dust. Island homes cost more again, at about $210 to $420 for a regular house clean once ferry time is counted. Carpet steam cleaning for a three bedroom house adds around $155 to $320 when it is booked with the main job.

Time Sheets, Flat Packages and Call-Out Minimums

Local cleaners bill in one of three ways, and the method you agree on affects who pays for extra time when a job runs long. Hourly billing charges for the time actually spent, which suits regular visits once both sides know how long the house takes. Flat packages give one price for a defined list of tasks, and end of lease cleans can be sold this way by local firms. Some operators also price by the room, adding set amounts for each bedroom, bathroom and living area. Whichever method you choose, the written quote should state what happens if the job takes longer than planned.

Minimum call-out charges matter in a region this spread out, since a cleaner may drive forty minutes between two jobs. Someone who sets a two or three hour minimum may charge the same for a small unit as for a larger one. Cancellation terms deserve equal attention, because a late cancellation or a locked gate can cost you the full visit fee. Lockout charges apply when the cleaner arrives and cannot get in, so agree in advance how access works if you are not home. Payment timing is the last term to settle, whether that is on the day, by invoice within a week or by card through an app.

Billing Terms to Agree Before You Book

Term
What the quote should say
Minimum visit
The number of hours charged even if the job finishes sooner.
Travel or distance fee
Whether a fixed amount applies beyond a set radius from the base.
Cancellation notice
How many hours of notice avoid a fee, and what that fee is.
Lockout charge
What you pay if the cleaner cannot get into the house.
Overrun rule
Whether extra time is billed or the cleaner finishes at the agreed price.
Low hourly rates with a three hour minimum can cost more than a higher rate with a two hour minimum.

Scoping a Large Family Home With Several Living Areas

Newer houses in suburbs such as Park Ridge, Redland Bay and Thornlands can have four or five bedrooms, two or three bathrooms and more than one living area. Homes of that size take far longer to clean than the bedroom count alone suggests, because the extra space sits in media rooms, studies and alfresco areas, meaning covered outdoor living spaces. When you ask for a price, describe every room that needs work, including the laundry, the walk-in robes and the garage if it is included. Photos of the kitchen, the main bathroom and the busiest living area help the cleaner judge how much time the visit will need. Counting rooms honestly at the start avoids a later argument about whether a theatre room or a second lounge was part of the deal.

Busy households with several children can get better value from a fixed weekly or fortnightly scope than from a long list of tasks. One approach is to have the cleaner do floors, bathrooms and the kitchen every visit and rotate the bedrooms and windows across the month. That rotation keeps each visit to a predictable length, which keeps the bill steady and lets the cleaner plan their day. Tidying before the cleaner arrives makes a large difference, since time spent picking up toys and clothes is time not spent cleaning. Make it clear whether the cleaner should make beds, change sheets or fold washing, because those tasks add up quickly in a large home. Our guide to house cleaning in Queensland sets out what a standard visit normally covers so you can compare it with your list.

Two storey homes add time for stairs, balustrades and the void, the open double-height space above the entry, which may need a long-handled duster or a platform ladder. Ceiling fans, high windows and pendant lights above a staircase are a separate decision, since some cleaners will not work at height without the right equipment. Check whether high work is included, and if not, plan for an occasional visit from a specialist with the gear for it. Large glass doors to the patio show smudges from children and pets, and some households pay for the inside glass every visit and the outside quarterly.

Area Every Visit Rotated Monthly Booked Separately
Kitchen and dining Benches, sink, cooktop and floor Cupboard fronts and splashback Inside oven and fridge
Bathrooms and ensuite Shower, toilet, vanity and mirror Exhaust fan grille and grout Mould treatment
Bedrooms Vacuum and surfaces Robe shelves and skirting Carpet steam clean
Living areas and media room Vacuum, dust and tidy surfaces Blinds and window sills Upholstery cleaning
Stairs and void Vacuum treads and wipe rails Dust high ledges High windows and fans
Alfresco and garage Sweep if agreed Wipe outdoor table and glass Pressure washing

First Cleans in New Estates Such as Yarrabilba and Flagstone

Logan includes two priority development areas, zones the state has declared for planned new growth, at Yarrabilba and Greater Flagstone, where new houses are still being built and handed over to buyers. Builders may arrange a clean before handover, but that clean can be aimed only at removing rubbish and obvious marks. Fine plaster dust, paint specks, silicone smears and stickers on glass can still be there when the keys arrive. Booking a separate move-in clean before furniture goes in makes sense, because every surface is easy to reach in an empty house. Check your building contract before you pay for that clean, since some builders include a finer clean and others leave it to the owner.

Dust keeps settling for weeks after handover, especially while neighbouring houses and roads are still being built. Window tracks, door tracks and the tops of skirting boards hold the most grit, and the cleaner should vacuum those before wiping. Stone benchtops, new tapware and window frames with a baked-on powder coat finish can be scratched by abrasive pads, so ask what the cleaner uses on them. During the builder's maintenance period, the time after handover when the builder must fix defects, note any defects you find during the clean and send them to the builder in writing. Similar first cleans in the growth estates north of Brisbane are discussed in our Moreton Bay and Redcliffe cleaner guide.

What to Tell a Cleaner Before a New House Clean

Details to share
The handover date and when furniture or appliances will arrive.
Which surfaces are stone, timber, vinyl plank or polished concrete.
Whether the builder supplied care instructions for benchtops and floors.
Any stickers, protective films or labels that must stay in place.
Whether water and power are connected on the day of the clean.
Keep plaster dust out of the new air conditioning by asking the cleaner not to run it during the clean.

Franchise Systems, Owner-Operators and Online Booking Services

Cleaning in Logan and the Redlands is sold through three main kinds of business, and each one handles staff, insurance and complaints differently. Franchise systems use a national or state brand with local owners, and the owner may send employees or work alone. Owner-operators are sole traders who clean the houses themselves, so you deal with the same person every time. Online booking services match you with a cleaner through an app, and the cleaner is often an independent contractor rather than an employee of the app. Knowing which model you are dealing with tells you who to call if a visit is missed or something breaks. It also tells you whose insurance applies, which matters more than the brand name on the uniform.

Owner-operators suit regular visits where you want one familiar person who learns how you like the house kept. The downside is cover for sickness and holidays, since a sole trader may have nobody to send in their place. Franchise teams and larger local firms suit end of lease cleans and big deep cleans that must be finished in one day. App bookings are quick to arrange, but read the platform terms to see whether the app or the individual cleaner is responsible for damage. Older character homes and units in the inner suburbs bring different needs, which our Brisbane cleaner guide covers for city households.

Business Model Who Comes Strength What to Confirm
Franchise or local firm Staff or the owner Cover for sick days and big jobs Whether staff are employees or contractors
Owner-operator The same sole trader Consistency and direct contact Back-up plan during holidays
Online booking service An independent cleaner Fast booking and card payment Who pays for damage under the terms
Cleaner found by word of mouth One local person Personal recommendation ABN, insurance and written terms

Checking Who You Are Paying Before the First Visit

Every business in Australia can hold an Australian Business Number, called an ABN, which is an 11 digit number that identifies it to the tax office and to customers. You can look up any ABN for free through the Australian Business Register and see the business name, its status and whether it is registered for GST. The name on the record should match the name on the quote, the invoice and the bank account you are asked to pay. Seeing a cancelled ABN, or a name that does not match, is a reason to stop and ask questions before you hand over a key.

Goods and services tax, or GST, appears on a bill only when the business is registered for it. The Australian Taxation Office requires registration once a business has GST turnover of $75,000 or more in a year. Smaller sole traders below that level can legally invoice without GST, so a missing GST line is not a warning sign on its own. What does matter is that a registered business shows GST correctly and that an unregistered one does not add it. If a quote says the price excludes GST, add ten per cent before comparing it with offers that include it.

Public liability insurance pays for damage to your property or injury to other people caused by the cleaner's work. Request a certificate of currency, the short insurer document that shows the policy number, the cover amount and the expiry date. Check that the named insured matches the business on the quote, and that the policy has not lapsed. For a cleaning company with staff, also ask whether its workers are covered by its own workers compensation policy. Keep copies of these papers with the quote, since you may need them if something goes wrong months later. These checks take a few minutes, and they apply to every type of cleaning business described above.

The $60 WorkCover Policy for People Who Employ a Cleaner at Home

Paying the same person directly to clean your home each week can make you their employer, depending on how the arrangement works. WorkCover Queensland offers a household worker policy for people who pay someone to work in or around their private home, and it lists cleaners, gardeners and nannies as examples. Cover costs $60 for up to two years, or $30 when under twelve months remain in the insurance period. According to WorkSafe Queensland, if a person you hire is injured while working for you, you may be liable for costs such as medical bills and lost wages. Holiday homes count as private homes for this policy only if you do not rent them out.

WorkCover's guidance also says that contractors with their own ABN, including individual sole traders, can still be household workers. That means holding an ABN does not by itself remove the need to think about cover. The position is different when the cleaner works for a company, because the company's own insurance or the employer's policy should cover them. Work done partly for a business, such as cleaning a home office used by a business you run, falls outside the household worker policy. Check the WorkCover page or call them if your arrangement falls between these examples.

Pay and conditions are a separate question, handled by the Fair Work Ombudsman under national workplace law. Fair Work says the Cleaning Services Award 2020 covers cleaners whose employers operate in the contract cleaning industry. Cleaners who fall outside any industry award are covered by the Miscellaneous Award, which sets its own minimum rates. Households paying a cleaner directly are not contract cleaning companies, so check with Fair Work which award applies before agreeing an hourly rate. Superannuation, leave and tax obligations can also follow an employment relationship, and the tax office has tools to help you work them out. Settling these questions at the start is simpler than correcting an underpayment years later.

Question Where to Check Why It Matters Cost Guide
Is the cleaner my employee? Fair Work Ombudsman Sets pay, leave and record duties Free advice
Do I need injury cover? WorkCover Queensland You may be liable for an injury $60 for up to two years

Pets, Side Gates and Spare Keys on Cleaning Day

Some family homes have a dog in the yard, a padlocked side gate and a garage remote shared among the family. Before the first visit, decide how the cleaner will get in, where the dog will be and whether any rooms are off limits. Some owners leave a key in a lockbox with a code, and others give the cleaner a key of their own, which needs a written record. Write down which keys, remotes and codes you handed over, and change a code if the cleaner stops working for you. Our page on locksmith and lock repairs is useful if a key goes missing and a lock needs changing.

Dogs that are friendly with the family can still react badly to a stranger with a vacuum, so put them in a separate area during the visit. Tell the cleaner about cats that slip out through open doors, and about any animal that must not be let into certain rooms. Pet hair adds time to every visit, and some cleaners charge more for homes with long-haired dogs or several cats. Feeding or checking on pets while you are away is a different service, so agree it separately and in writing.

A national police certificate lists the court outcomes the law allows to be released about a person, and the Queensland Police Service issues them on application. Cleaners can apply for their own certificate and show it to you, which is a sensible request for anyone who will be alone in your home. Remember that a clear check only covers the past, so it does not replace references from other households and your own record keeping. Cleaning companies may run checks on their staff, so ask whether that applies to the people who will come to your house. If you use indoor cameras, tell the cleaner where they are, which is both courteous and a fair warning about recording.

Access Details to Write Down and Keep

Keep a note of
Each key, remote and lockbox code given to the cleaner, and the date.
Where pets will be kept and any rooms the cleaner should not enter.
Who to call if the cleaner arrives and cannot get through the gate.
The date you asked for keys back or changed a code.
Whether a police certificate was shown, and its issue date.
Give the cleaner a temporary alarm code that you can cancel later, and never share your banking or email passwords.

Cleaning Between Tenants for Investors and Property Managers

Investors and property managers book cleaners between tenancies to get a house ready for the next entry condition report. That report records the state of the property at the start of a new tenancy, and it becomes the benchmark when the next tenant leaves. Cleaning thoroughly before the new tenant moves in means the report starts from a clean baseline, which makes later claims easier to support. Photograph each room after the clean and before the new tenant gets the keys, with the date clearly recorded. If the outgoing tenant's clean was not up to standard, keep that cleaning cost separate on the invoice so it can be supported as part of any bond claim.

Turnover cleans often run on tight timelines, since the agency may want the house ready within a day or two of the last tenant leaving. Book the cleaner as soon as the vacate date is confirmed, and tell them whether pest treatment, carpet cleaning or minor repairs are happening the same week. Carpet cleaning is best booked after the general clean, so dust and grit from other rooms do not land on wet carpet. Have the cleaner report any damage, broken fittings or mould they find, because those are repair issues for the owner and not a cleaning job.

Pest treatment is often booked at the same time, and our guide to end of lease pest control covers when it is used. For the cleaning itself, our Queensland bond cleaning guide lists what a full end of lease clean covers room by room. Some investors set up a standing arrangement with one cleaning business, which can bring a better rate and more consistent results across several properties. Make sure that arrangement is in writing and includes the business's insurance details and a contact for urgent jobs. Agencies may also keep their own preferred list, so check whether the owner or the agency is booking and paying the cleaner.

Stage Who Arranges It What to Record Typical Order
Outgoing tenant vacates Tenant and agency Exit condition report and keys First
General clean if needed Owner or agency Invoice listing each task Second
Pest treatment Owner or agency Treatment receipt Before or after the clean
Carpet steam clean Owner or agency Receipt and drying time After the general clean

Your Exit Clean and the Paperwork That Follows

When a Queensland tenancy ends, the tenant must leave the rental as it was at the start, apart from fair wear and tear. The Residential Tenancies Authority, known as the RTA, says fair wear and tear does not include dirt, grime, grease or damage the tenant caused. The RTA also says a tenant may choose a professional cleaning company or do the clean themselves. Your best guide to the standard is the entry condition report from your move-in date, so read it before you book or start cleaning.

The exit condition report records the state of the property when you leave, and the RTA suggests the tenant and property manager complete it together. If that is not possible, the tenant fills in the report and returns it with the keys, and the property manager reviews it at the vacate inspection. Within three business days, the property manager or owner must then send a completed copy to the tenant's new address. When a claim or dispute is made against the bond, the RTA says supporting evidence must be provided within 14 days. Keep your cleaner's invoice, your own dated photos and the entry report together, since those are the records that matter if a deduction is claimed.

If you and the lessor, meaning the owner renting the property to you, cannot agree on a cleaning deduction, the RTA offers a free dispute resolution service. When that does not settle the matter, either side can take it to the Queensland Civil and Administrative Tribunal, known as QCAT. Re-clean guarantees can help here, but only if the guarantee is in writing and covers the actual inspection date. Book the cleaner for a day or two before the final inspection, leaving time for a return visit if the agent points out missed areas. For bond sizes and the four week cap on bonds, see our regional cost guide.

Island Homes and the Weinam Creek, Toondah and Victoria Point Ferries

Redland City includes island communities that depend on ferries, and that affects which cleaners will take on a job and what it costs. SeaLink runs passenger and vehicle ferries from Weinam Creek at Redland Bay to Russell, Macleay, Lamb and Karragarra islands. North Stradbroke Island, also called Minjerribah, is served from Toondah Harbour at Cleveland by SeaLink passenger and vehicle ferries and by the Stradbroke Flyer. Coochiemudlo Island is reached from the Victoria Point jetty, where passenger ferries and the Amity Trader vehicle ferry operate. Island price bands are higher than mainland ones, and our regional cost guide lists them in full. Not every cleaner will make the crossing, so contact them earlier than you would for a mainland job.

A cleaner who crosses on a passenger ferry can only bring what they can carry, which limits the vacuums, steam machines and supplies they can use. Taking a vehicle across costs more and depends on vehicle ferry timetables, so a big end of lease clean may need a cleaner who brings a van across on the vehicle ferry. Confirm whether the price includes the ferry fare, and whether they will bill for waiting time if a return sailing is missed. Some island owners leave a vacuum, mop and basic products in the house so a mainland cleaner can travel light. Mainland owners should arrange a key safe on the island property and a neighbour who can help if the cleaner cannot get in.

Owners of short stay rentals on Minjerribah need a changeover cleaner who can get the house ready between guest departures and arrivals on the same day. Ferry timetables set how long that cleaner has on the island, so confirm the sailings they plan to use before you accept bookings with tight gaps. Linen is a separate question, since washing and drying sheets on site takes time and carrying them on a passenger ferry is awkward. Larger holiday apartment changeovers, where the owners' body corporate sets building rules and one manager lets many units, are covered in our Gold Coast cleaner guide. Coastal holiday lets further north and their changeover routines appear in our Sunshine Coast cleaner guide.

Island Departure Point Operators What to Ask the Cleaner
Russell, Macleay, Lamb and Karragarra Weinam Creek, Redland Bay SeaLink passenger and vehicle ferries Fares, sailings and gear carried
North Stradbroke Island (Minjerribah) Toondah Harbour, Cleveland SeaLink and Stradbroke Flyer Time on island between sailings
Coochiemudlo Island Victoria Point jetty Passenger ferry and Amity Trader Whether a vehicle is needed
Any island job Depends on the island Check current timetables Waiting time and missed sailings

Acreage Lots, Gravel Roads and Fine Dust Indoors

Acreage properties around Jimboomba, Logan Village, Greenbank and Mount Cotton bring their own cleaning problems. Gravel driveways and unsealed roads send fine dust through screens and gaps, so sills, fans and window tracks fill up between visits. Large verandahs and outdoor living areas collect dust, leaves and spider webs that a suburban cleaner may not expect. Describe the outdoor areas you want included, since some cleaners treat verandahs and outdoor furniture as extras. Travel is the other factor, and a cleaner based in Springwood or Capalaba may add a distance fee for a property well to the south. Cleaners who live in the rural south may charge less travel, so it helps to ask where each business is based.

Dust that settles every few days is easier to manage with more frequent short visits than with a long clean once a month. Vacuuming screens and tracks before wiping stops the dust turning into a paste that is harder to remove. Vacuums with a sealed filter keep fine dust from being blown back into the room, and Miele makes vacuum cleaners with sealed filtration systems. Numatic makes the Henry canister vacuum, and Dyson makes cordless stick vacuums that suit quick visits between full cleans. If your home runs on tank water or an onsite wastewater system such as a septic tank, tell the cleaner, and see our regional cost guide for the products that suit those systems.

Acreage owners may need other trades at the same time, such as someone to clear gutters or wash the outside walls. Our guides to gutter cleaning and house washing cover jobs that need ladders, roof access or pressure equipment. Mud after heavy rain and the health risks of floodwater are a different job again, which our Ipswich and Lockyer Valley cleaner guide deals with. Keep inside cleaning, outside washing and storm clean-up as separate items on any quote, so each one can be priced on its own.

Points to Raise for an Acreage Clean

Tell the cleaner about
The distance from the nearest main road and the condition of the driveway.
Verandahs, outdoor kitchens and sheds you want cleaned, if any.
Whether the house uses tank water or an onsite wastewater system.
Gates, dogs and livestock the cleaner will pass on the way in.
How often dust builds up on sills, fans and screens.
Ask for the distance fee in writing, so it does not appear for the first time on the invoice.

Chemical Choices in a Home Full of Kids and Pets

Families with babies, toddlers and pets need to know which products the cleaner brings into the house. The maker or importer of a hazardous chemical prepares a safety data sheet, or SDS, which describes its dangers and how to handle it safely. According to Safe Work Australia, businesses that use or store hazardous chemicals must keep copies of the SDS at their workplace. Your cleaner can show you the SDS for any strong product they plan to use, and it is a fair thing to ask. Products that contain bleach must never be mixed with ammonia-based or acid products, since the combination can release harmful gases.

Gentler products suit many everyday tasks, and several brands make plant-based or low-fragrance options. Ecostore makes plant-based household cleaners, Earth Choice makes plant-based detergents, and Koala Eco makes cleaners scented with essential oils. Essential oils may not suit people with asthma or pets that react to strong scents, so ask about fragrance before the first visit. For stubborn soap scum and stains, Jif makes a cream cleanser and Bar Keepers Friend makes a powdered cleanser, though both can scratch soft surfaces. Exit Mould makes mould removal sprays, but recurring mould needs the moisture problem fixed and our bathroom mould removal guide covers that work.

Equipment also matters, especially in houses with small children who play on the floor. Vileda makes microfibre mops and cloths, and Oates makes brooms and mop buckets used for general floor work. Kärcher makes steam cleaners and window vacuums that clean with less chemical use, which some households prefer around young children. Check that the cleaner uses separate cloths for the toilet, the kitchen and the rest of the house, since that keeps germs from spreading between rooms. If you would like the cleaner to use your own products, say so in the brief and keep them in one place for each visit. Store every product out of reach of children after the visit, including any the cleaner leaves behind.

Situation What to Ask Lower-Risk Choice Brand Examples
Baby or toddler at home Which products touch floors? Mild products and clean water rinse Ecostore, Earth Choice
Pets indoors Any scented or oil-based products? Fragrance-free options Earth Choice
Asthma in the household Is the product sprayed or wiped? Apply to a cloth, not the air Koala Eco, Ecostore
Soap scum on glass Will it scratch the surface? Test on a hidden area first Jif, Bar Keepers Friend
Black mould spots Is the moisture source fixed? Treat and ventilate Exit Mould
Floors and tiles Separate mops for wet areas? Colour-coded microfibre Vileda, Oates

When the Clean Falls Short: Re-Cleans, Refunds and QCAT

Problems with a cleaner tend to involve missed areas, a broken item or a visit that did not happen. Raise the issue in writing on the same day, with photos, and say exactly what you would like done to put it right. The Australian Consumer Law requires services to be done with due care and skill, meaning competently, and to suit any purpose you made known. If a clean falls short of that standard, you can ask for the problem to be fixed, and in some cases you may be entitled to a refund. Where something is damaged, ask the cleaner to notify their insurer and keep a copy of their certificate of currency on file.

If the business stops responding, the Office of Fair Trading in Queensland offers free conciliation, acting as a go-between for you and the business. QCAT can hear consumer and trader disputes about goods or services valued up to and including $25,000. That limit is high enough for claims about damaged property or money paid for cleaning that was not done. Before filing, gather the quote, the invoice, your messages and your photos in one folder. The Office of Fair Trading cannot order a refund, so a fair offer from the cleaner, such as a free return visit or a partial refund, can be the quicker outcome.

Disputes about bond deductions are separate, since those are between a tenant and a lessor, not between you and the cleaner. Should the agent say your clean was not good enough, ask your cleaner to return under their guarantee before the bond is finalised. Write down the date and time of each conversation with the cleaner and the agent, since dates matter if the matter goes to the RTA or QCAT. Keep a note of the cleaner's response even if the problem is fixed, since it helps if you later need to compare businesses.

Clauses and Claims That Should Make You Pause

Some offers look cheap only because they leave out work you will later need, so read each one closely. An end of lease package that excludes the oven, window tracks or walls is not comparable with one that includes them. A bond-back guarantee without a time limit, a written scope or a named contact is worth very little if the agent rejects the clean. Watch for prices that change once the cleaner arrives, since a fair quote should already account for the photos and details you sent. Any business that will not give an ABN, an insurance certificate or a written quote is one to avoid.

Hourly quotes need a stated estimate of total time, or the final bill can climb without limit. Watch for vague phrases such as standard clean or full clean, since those words mean different things to different businesses. Extra charges for pet hair, heavy soiling or stairs should be listed on the quote, not mentioned on the day. Cash-only offers with no receipt make it hard to prove what was paid, which matters for bond disputes and complaints.

Warning Signs in a Cleaning Offer

Be cautious when
The quote has no ABN, business name or contact address.
The scope uses general terms without a list of tasks.
A guarantee has no time limit or written conditions.
The price depends on extras that are not costed in advance.
The business asks for full payment before the first visit.
A very low price for a large end of lease clean can mean a short visit and missed areas.

Getting Three Logan or Redlands Quotes for the Same Job

Getting useful quotes starts with sending every cleaner the same description of the job. List the number of bedrooms, bathrooms, living areas and storeys, and say whether the home is a unit, a suburban house, an acreage property or an island home. Name each task you want done, such as the oven, inside windows, carpets or the verandah, and attach photos of the hardest areas. Give the date the job must be finished, especially for an end of lease clean with a set inspection time. For island or acreage jobs, include the ferry point or the road conditions so travel can be priced properly.

When the quotes arrive, compare the total price for the whole job and not just the hourly rate. Check whether each quote includes GST, travel, equipment and supplies, and how much notice is needed to cancel without a fee. Choose the cleaner who answered your questions clearly, showed current insurance and put every term in writing. For a regular arrangement, a single trial visit shows you the quality of the work and the true time it takes.

Once you accept a quote, send one message that confirms the date, the price, the tasks and how the cleaner will get in. Keep the other quotes, since they give you a reference point if the price changes later. Cleaners looking for work in the region can find leads on our page for end of lease cleaner jobs in Queensland. If a quote reveals other work, such as a dripping tap or a failed exhaust fan, our Logan and Redlands plumber guide and electrician guide cover the next steps. Posting one job description on The Quote Yard means every cleaner who replies is pricing the same work.

Logan and Redlands Cleaner Questions

Do I need WorkCover if I pay my cleaner directly?
WorkCover Queensland offers a household worker policy for people who pay someone to work in or around their private home. It costs $60 for up to two years, and it can apply even when the cleaner has their own ABN. If the cleaner works for a company, that company's insurance should cover them instead.
Which award sets the pay for a cleaner I employ myself?
Fair Work says the Cleaning Services Award 2020 covers cleaners whose employers are in the contract cleaning industry. Cleaners not covered by any industry award fall under the Miscellaneous Award. Contact the Fair Work Ombudsman to confirm which one applies to your household before you agree a rate.
How soon must I get my exit condition report back?
The RTA says the property manager or owner must send the completed report to your new address within three business days. Give them a forwarding address when you return the keys. Compare their copy against your own photos and the entry report as soon as it arrives.
Can a cleaner get to my house on Russell or Macleay Island?
Yes, SeaLink runs passenger and vehicle ferries from Weinam Creek at Redland Bay to the southern bay islands. Ask whether the cleaner will cross on foot or bring a vehicle, since that changes the gear they can use. Check that the ferry fare and any waiting time are shown in the quote.
Who cleans a new house after the builder hands it over?
Check your building contract, because some builders include a fine clean and others only remove rubbish and obvious marks. If the house still has plaster dust and stickers on the glass, a move-in clean before furniture arrives is the easiest time to do it. Report any defects you find to the builder in writing.
Why does my acreage home cost more to clean?
Travel from the cleaner's base adds time and fuel, and gravel roads send fine dust through screens and onto sills. Large verandahs and outdoor areas also take longer than a suburban courtyard. Ask for any distance fee to be written into the quote before the first visit.
What should I do with my dog while the cleaner is here?
Put the dog in a separate area of the yard or house before the cleaner arrives, even if it is friendly. Vacuums and strangers can unsettle animals that are calm with the family. Tell the cleaner about pets that slip out through open doors.
Can my cleaner use my own products instead of theirs?
Cleaners can work with your products if you say so in the brief and keep them together in one place. Ecostore makes plant-based cleaners and Earth Choice makes plant-based detergents if you want milder options. Ask the cleaner for the safety data sheet of any strong product they still plan to bring.
Is it worth booking a trial clean before a regular arrangement?
A single trial visit shows you the quality of the work and how long your house really takes. Use it to agree which rooms are done each visit and which are rotated. Confirm the regular price in writing after the trial, not before it.
Where can I go if a cleaner breaks something and will not pay?
Put the complaint in writing with photos, and ask the cleaner to notify their insurer. The Office of Fair Trading offers free conciliation if the business stops responding. QCAT can hear consumer and trader disputes about services valued up to and including $25,000.

How The Quote Yard Works

We connect you with independent local tradies and service providers, we don't perform any trade work ourselves. Tradies provide their own quotes directly to you. Always confirm licensing, insurance, and scope of work before engaging any provider.

All Queensland tradies are required to hold appropriate QBCC licences. Verify at the Queensland Building and Construction Commission.
Prices are estimates based on typical Logan and Redlands cleaning rates in 2026. Your final price will depend on the size and condition of the home and the services chosen, so compare written quotes that list hours, inclusions and any extras separately.
