The Blue Mountains climb from Glenbrook and Lapstone, near the Nepean River, to Katoomba, Blackheath and Mount Victoria, more than a kilometre above sea level. Three local conditions change handyman work here: the surrounding bush, the steep ground and the cold winters. On bush fire prone land, owners book seals for gaps under doors, metal mesh for vents and weepholes, and deck repairs in timber that suits the setting. Houses set below the street can have long flights of outdoor stairs, so carrying materials down from the road adds time to each visit. Winter mornings in the upper villages can be too cold for exterior paint and gap fillers, which have minimum temperatures set by their makers. Older cottages bring timber sash windows that stick or drop, possums finding a way into the roof and paint that may contain lead. Heritage listings in parts of the Mountains mean some exterior repairs need written confirmation from council before work starts. Wood heaters, gas heaters and draught sealing need care, because some vents must stay open for the appliance to run safely. Travel matters as well, because a handyman driving up from Penrith or across from Lithgow may charge to reach your village. The prices on this page are 2026 estimates for weekday work, and a clear quote lists materials, travel and carrying time on separate lines. Post your job on The Quote Yard and we will connect you with local handymen across the Blue Mountains who can quote on it.

Local Costs That Add to a Mountains Visit

What is involved
Upper village addresses can attract a travel fee of $50 to $150. A handyman living in the same village may charge nothing extra for the drive.
Long outdoor stairs add carrying time to every job on the list. Photos of the path from the road help the handyman include it in the price.
Metal mesh and bushfire door seals cost more than standard parts. The quote should name the material so you can compare like with like.
Cold or wet days can delay outdoor painting and gap filling. Paint and filler makers set minimum temperatures that rule out frosty mornings.
Confirm the travel fee, the materials and any carrying time in writing before the visit, so each quote covers the same work.

Handyman Help for Ridge-Top Villages and Bush Blocks

The Blue Mountains rise from Glenbrook and Lapstone near the Nepean River to Blackheath and Mount Victoria, with the villages strung along the Great Western Highway and the railway line. The Bureau of Meteorology weather station at Katoomba is 1,017 metres above sea level, and its records show an average July low of 2.7 degrees. Because of that height, the surrounding bush and the steep ground between ridges, handyman lists here include jobs that a Sydney list would not. Ember gaps around doors, swollen timber windows, possums in the roof and boards on decks close to the house all come up on Mountains properties. Prices still start from the NSW handyman rates, with extra time for travel and carrying added where they apply.

Across NSW, handyman services take in small repairs, fitting and maintenance that do not need a trade licence. Wiring, gas, water pipes and drainage need licensed trades at any price, and Blue Mountains electricians and plumbers quote for that work separately. One Mountains handyman visit can still include several small tasks, which matters here because of the driving involved. Owners, tenants, landlords and people with a weekender in the villages all book this kind of work, and the prices below are 2026 estimates.

Mountains Handyman Job Prices, 2026 Estimates

Weekday handyman labour in the Blue Mountains costs about $85 to $125 an hour in 2026, which overlaps the $80 to $120 band in the NSW handyman pricing guide. Handymen based in the lower Mountains, around Glenbrook, Blaxland and Springwood, also work across western Sydney, so their rates can be close to Sydney rates. Jobs in Katoomba, Leura, Blackheath and Mount Victoria can carry a travel charge of $50 to $150 when the handyman drives up from further away. Minimum charges, the smallest amount billed for any visit, run from about $100 to $170, a little above the NSW guide's $80 to $150 because some include part of the drive up the range. Half day bookings of about four hours cost $350 to $520, and full days run from about $620 to $950 for one handyman, slightly above the guide's $600 to $900 for the same reason. Weekend or after hours work costs about $120 to $180 an hour, the same band the NSW guide gives for the whole state.

Each job in the table includes labour and small fixings, priced as 2026 estimates for Mountains properties. Larger materials, such as decking timber, rolls of metal mesh, door seals or a replacement sash, are extra and should appear as their own line. Prices at the lower end apply when several jobs share one visit and the handyman can park close to the house. Jobs on a block with a long flight of steps, or ones that need a ladder on sloping ground, move toward the top of each range.

Job Mountains Band How It Is Charged What Changes the Price
Door bottom seal and frame seals fitted $90 - $220 Per door Door type and uneven floors
Metal mesh flyscreen fitted to a window $60 - $160 Per window Mesh metal and frame condition

Gap around a pipe or cable sealed $20 - $60 Per gap Access and sealant type
Deck board replaced $50 - $110 Per board Timber species and length
Outdoor stair tread replaced $80 - $200 Per tread Stringer condition and carrying
Timber sash cord replaced $120 - $260 Per sash Paint sealing the sash shut
Sticking timber window eased $90 - $200 Per window Swelling and old paint

Exterior paint touch-up on trim $150 - $400 Per area or hourly Weather and lead paint risk

Penrith Side or Lithgow Side: Where the Handyman Starts From

A call-out fee is a set charge for coming to the property, and in the Mountains it is closely tied to where the handyman starts the day. Upper villages such as Blackheath and Mount Victoria can be reached from Lithgow to the west as well as from Penrith to the east, so handymen from either direction may quote. Someone living in Katoomba or Wentworth Falls may charge no travel at all for jobs in those villages. Starting from Penrith adds the drive up the highway, which can add a large amount to the bill for a one hour repair. The NSW pricing guide puts regional travel surcharges at $50 to $150, and the Mountains estimate on this page uses the same band.

Grouping jobs is the simplest way to spread a travel charge, so write down every small fix before booking. Together, a door seal, two vent screens, a loose handrail and a sticking window can fill a half day booking and share one travel fee. Owners who live in Sydney and visit on weekends can arrange a weekday visit with a key left in a lockbox, which avoids weekend rates. Some handymen offer a fixed price for a set list, which helps when you are not there to watch the hours. Travel on the Central Coast or in the Illawarra runs mainly along the coast, which is a different travel pattern from the Mountains. In the Mountains, the climb itself adds time, because the highway is the main route between the lower and upper villages.

Ways to Keep Mountains Travel Costs Down

What helps
Book a handyman who lives in or near your village where you can.
List every job before the visit so one trip covers them all.
Leave a key and clear parking for a weekday visit to a weekender.
Confirm whether travel is a flat fee or charged by the hour.
Mention steps and slope in the brief before the price is set.
Get the travel fee for your village in writing at booking, because two handymen starting from different towns can price the same job differently.

Ember Gaps at Doors, Windows, Vents and Weepholes

The NSW Rural Fire Service advises fitting seals around doors and windows, covering gaps in external walls and installing fine metal mesh screens on windows and doors. Its preparation guide also suggests metal fly screens on vents, metal gutter guards and enclosing the area under the house. These are small jobs on an existing house, and the door, window and vent items fall within handyman work. Roof gaps, ridge capping (the covering along the roof peak) and gutter guards involve work on the roof itself and are priced with Blue Mountains roofing work. Keeping the two lists apart means each trade quotes only for the part it has the equipment and training to do. Separate lists also make it easier to see what each part of the ember protection costs.

CSIRO bushfire research advises sealing any gap wider than 2 millimetres and avoiding vents with openings wider than that. It recommends mesh and frames of stainless steel or bronze, with aluminium as the next best option. A weephole is a small gap left in the bottom courses of a brick wall so moisture can drain out, and a metal mesh cover keeps it draining while closing the gap. Under a door, a bottom seal or sweep closes the gap between the door and the floor, and perimeter strips close the gaps along the frame. Raven makes door bottom seals and perimeter door seals, and Crimsafe makes stainless steel security screens with a bushfire product range.

Standard seals and mesh screens can go on during an ordinary handyman visit. Screens that must meet a stated bushfire rating are better ordered from a bushfire security screen specialist who can show the rating in writing. Either way, the quote should name the mesh metal and the number of openings, so two prices can be compared. Plastic or fibreglass flyscreen mesh does not match the RFS advice to use metal, so check the material before agreeing to a cheaper price. Garage roller doors can leave gaps at the bottom and sides, and brush or rubber seals made for roller doors can close them.

Gap or Opening What a Handyman Fits Material to Request 2026 Estimate
Gap under an external door Bottom seal or sweep Metal channel with a rubber or silicone seal $60 - $140 per door
Gaps along the door frame Perimeter seal strip Seal held in a metal carrier $40 - $100 per door
Opening windows Fine metal mesh flyscreen Stainless steel, bronze or aluminium mesh $60 - $160 per window
Wall and subfloor vents Mesh cover over the vent face Stainless steel or bronze mesh $15 - $45 per vent
Brick weepholes Mesh or perforated metal insert Metal, not plastic $15 - $45 per opening
Gaps around pipes and cables Sealant around the pipe or cable Fire-rated or high temperature sealant $20 - $60 per gap
Open space under a low floor Metal mesh or sheet fixed to the frame Metal mesh or fibre cement sheet Quoted after inspection

Checking Bush Fire Prone Status Before Adding a Deck

Bush fire prone land is land that a council has mapped as likely to be affected by bush fire, and the map affects what can be built without approval. The NSW Rural Fire Service has an online address check built from council maps, and it says each result is valid only for the day of the search. Blue Mountains City Council can also issue a section 10.7 planning certificate, which states whether a lot is bush fire prone. Any development on mapped land must comply with Planning for Bush Fire Protection, the NSW planning guideline for building in those areas.

Exempt development is small building work that needs no development approval if it meets every standard in the State Environmental Planning Policy (Exempt and Complying Development Codes) 2008, known as the Codes SEPP. For a new deck, the Codes SEPP limits the area to 25 square metres and the floor height to 1 metre above existing ground level. On bush fire prone land, a deck less than 5 metres from a dwelling must be built of non-combustible material to stay exempt. New timber decks within that distance would therefore fall outside the exempt standards, even when every other standard is met. Garden sheds on bush fire prone land have their own exempt standards, which apply statewide, from the Mountains to the Northern Rivers. The NSW planning department publishes the codes and bush fire guides for anyone checking a small project.

Before Building Anything New Near the House

Steps to take first
Run the RFS address check and save a copy of the result.
Order a section 10.7 planning certificate if you are unsure.
Measure the distance from the new structure to the house walls.
Choose non-combustible materials within 5 metres on mapped land.
Keep the exempt development standards with your job papers.
A handyman can build to a plan, but checking whether the plan needs approval is the owner's job, so settle that before work starts.

Deck Repairs: Timber Species, Fixings and Oil

Replacing a cracked or rotten deck board is a standard handyman job, costing about $50 to $110 a board in 2026 including a normal length of timber. Bigger deck repairs covering several boards, a loose step or a section of joists, the beams the boards are fixed to, cost about $300 to $1,500. AS 3959, the Australian Standard for building in bushfire-prone areas, names seven species as bushfire-resisting timber, and the standard sets out where each can be used. Those species are blackbutt, spotted gum, silvertop ash, turpentine, red ironbark, river red gum and kwila, also sold as merbau. Matching the existing species keeps a repaired deck consistent, and it matters more when the original deck was built to a bushfire specification. If nobody knows the species, a handyman can take an offcut to a timber supplier to compare the colour and grain.

Leaves and stored timber under a deck can catch embers, and the RFS lists wood piles, mulch and leaves among the items to clear from around a house. During a repair visit, the handyman can clear and screen the space under a low deck, using metal mesh fixed to the frame. Galvanised or stainless steel screws resist rust better than plain steel ones in a wet climate, and Makita makes cordless drills while DeWalt makes impact drivers for driving them. Cabot's makes decking oil, and a fresh coat on new boards helps them resist water during long wet spells. Oil should go on during a dry spell, because damp boards take longer to absorb it and the finish can stay tacky.

Deck Problem Likely Cause Handyman Fix When a Carpenter Takes Over
Single cracked board Age, sun or a heavy impact Board replaced in a matching species When several joists under it are soft
Board lifting at one end Screw pulled out of a damp joist New screws into sound timber When the joist end has rotted
Spongy area near the house Water from a downpipe or blocked gutter Boards lifted to inspect the frame Bearer (main beam) or joist replacement
Wobbly step off the deck Loose bolts at the side beam Bolts tightened or replaced When the side beam has split
Leaves and timber under the deck Open sides below a low deck Debris cleared and metal mesh fitted When the deck is high off the ground
Grey, rough boards Weathering of the timber surface Light sanding and decking oil Not needed for surface work

Outdoor Stairs, Handrails and Carrying Gear Downhill

Houses set below the street or built on a slope can have long flights of outdoor timber stairs, and those stairs take hard wear in wet, shaded weather. A tread is the flat part of a step you stand on, and a stringer is the sloping side beam that the treads are fixed into. Replacing one tread costs about $80 to $200 in 2026, while a split stringer is structural carpentry and may mean rebuilding the whole flight. Moss and algae make shaded treads slippery, and adhesive anti-slip strips or a grit coating can help once the timber is cleaned. Handrails that move when grabbed should be fixed straight away as part of external stair and ramp handrail repairs, and Ramset makes masonry anchors for brackets set into brick.

Steep access also adds labour, because every board, bag of screws and ladder has to be carried down from the road. Quotes for a house below the street should state whether carrying time is in the hourly rate or added as its own line. Sloping ground changes how a ladder can be set up, so a handyman may bring a ladder leveller or a work platform for jobs above the ground floor. The RFS 10/50 rules let owners in a 10/50 entitlement area, the land where the rules apply, clear trees within 10 metres and other vegetation within 50 metres of a home without approval. Clearing is restricted on slopes steeper than 18 degrees, where any pruning must keep at least 75 percent of the canopy. New steps and paths are a landscaping project with Blue Mountains landscaping costs of their own, while repairs to existing stairs fit into a handyman visit.

Sash Windows, Fogged Glass and Swollen Frames

Older cottages in the Mountains can have timber double-hung windows, where two sashes, the framed panels holding the glass, slide up and down past each other. The sashes hang on cords that run over pulleys to hidden weights inside the frame, and a broken cord leaves the sash dropping or stuck. Replacing a sash cord costs about $120 to $260 per sash in 2026, and broader window repairs and hardware follow similar hourly rates. Paint layers built up over decades can glue a sash shut, and cutting it free needs care to avoid splitting the thin timber strips that hold it in. Lead paint was used in most homes built in Australia before 1970, according to the NSW Government's LeadSmart advice, so old window paint should be tested before scraping. LeadSmart recommends wet scraping and wet sanding, plastic sheeting under the work and a HEPA vacuum, one with a fine particle filter, for the clean-up.

Water on the inside of the glass on a cold morning is condensation, which forms when warm, moist indoor air meets a cold pane. Wiping it off each morning protects the timber sill, which can rot and grow mould if it stays wet through winter. NSW Health advises running exhaust fans when showering, cooking and drying clothes, and opening windows when the weather allows. For mould on a painted sill, it suggests mild detergent, or four parts vinegar mixed with one part water, followed by complete drying. Condensation in bathrooms and laundries is a separate wet area question for a Blue Mountains waterproofer.

Sash repairs are easier to schedule in the warmer months, because a sash taken out for a new cord leaves an opening in the wall until it goes back. Finishing each window on the same day avoids taping plastic over the gap on a cold night. The weights are housed in a cavity behind a small removable cover in the frame, and they are heavy enough to need careful handling. Old pulleys can be cleaned or replaced at the same time, which helps the sash run smoothly once the new cord is fitted. Owners with a whole house of sticking sashes may find a specialist window restorer quotes competitively for the full set. For one or two windows, a handyman visit combined with other jobs keeps the travel fee shared.

Window Fault What You Notice Handyman Fix 2026 Estimate
Broken sash cord Sash drops or will not stay open New cord tied to the weight $120 - $260 per sash
Sash painted shut Window will not move at all Paint line cut and sash eased $90 - $200 per window
Swollen hinged window Window binds in winter Edge planed and sealed $90 - $200 per window
Loose glazing putty Glass rattles or lets water in Old putty removed and replaced $80 - $180 per pane
Rotten sill section Soft timber below the sash Small section cut out and patched $150 - $400
Broken latch or stay Window will not lock or hold open New hardware fitted $60 - $150 per window

Draught Sealing Without Cutting Off Heater Air

Draught strips on doors and windows cut cold air leaks, and the Australian Government's Your Home guide supports them as long as doors and windows still open and close easily. The same guide warns that unflued gas heaters, which release their exhaust into the room, need fixed ventilation to stop toxic gas building up. Those permanent vents must stay open, so a handyman sealing a house should leave them alone even when they let in cold air. NSW Health also advises keeping a room with a gas heater well ventilated and having heaters and gas supplies regularly serviced. Servicing a gas appliance or changing its vents is work for a licensed gasfitter, not a handyman. Chimneys used only now and then can be closed off with a damper, a metal flap inside the chimney, when the fire is not lit.

Sealing a house more tightly can also raise the risk of condensation, because moist air has fewer ways out. Your Home suggests venting moisture at its source, such as with exhaust fans that close when they are switched off. For doors, handyman door repairs can start with the hinges, because a door that has dropped will not close against a new strip or line up with its lock. Window and door draught proofing costs about $15 to $40 an opening across NSW, and Mountains prices are similar once travel is added. Exitex makes draught excluders and door seals, Lockwood makes door locks, and a quote may name these makers or others for the same parts.

Openings to Leave Alone When Sealing

Keep these open
Permanent wall or ceiling vents that serve an unflued gas heater.
Subfloor vents, which can take metal mesh but must keep air moving.
Exhaust fan outlets, which carry moisture out of wet rooms.
Weepholes in brick walls, which drain water from the wall cavity.
If a gas heater, cooktop or hot water unit is in the room, have a licensed gasfitter check the ventilation before any draught sealing starts.

Paint and Gap Filler in Katoomba Winter Temperatures

Bureau of Meteorology records for Katoomba show an average July maximum of 9.6 degrees and an average July minimum of 2.7 degrees. June and August are only slightly milder, with average minimums of 3.8 and 3.4 degrees. Those figures matter because paint and fillers have a minimum temperature for application and drying. Dulux makes Weathershield exterior paint, and its product page sets a minimum of 5 degrees during application and drying. Selleys makes No More Gaps gap filler, and its technical sheet for the multipurpose version says not to store or apply it below 5 degrees.

On a winter day in the upper Mountains, that leaves a short period around the middle of the day for exterior painting or filling. Dulux also warns against painting when rain is forecast or when overnight dew could reach the coating before it dries. Selleys advises protecting the filler from water until it has skinned and allowing longer curing in damp conditions. When a handyman declines exterior painting on a cold morning, the reason is the maker's instructions for the product.

Indoor work is less affected, provided the house is heated while products cure. Plaster patching, for example, can go ahead in winter if the room stays warm enough for the compound to dry. CSR Gyprock makes plasterboard and jointing compounds, and Knauf makes plasterboard as well, so the drying time printed on the compound bag sets when a patch can be sanded. Frozen outdoor pipes are a different winter problem, and they belong with a licensed Blue Mountains plumber.

Product Maker's Limit What It Means for a Winter Job Better Timing
Dulux Weathershield exterior paint 5 degrees minimum during application and drying No early morning starts in midwinter Late morning to early afternoon
Selleys No More Gaps Multipurpose Do not store or apply below 5 degrees Keep tubes in the heated house overnight Midday on a dry day
Gap filler outdoors Protect from water until skinned Check the forecast before outside work Dry days only
Exterior paint before dusk Avoid rain and overnight dew on wet paint Finish early enough to dry before evening Mild, still days
Interior plaster patching Drying time on the compound bag Heat the room while it dries Any time with heating on

Wood Heaters, Firewood Stacks and the Council Approval Step

Installing a new wood heater in NSW needs council approval under section 68 of the Local Government Act 1993, so the first call is to Blue Mountains City Council. Installations are assessed against AS/NZS 2918, the standard for installing domestic solid fuel heaters, and the heater itself must meet its own standards. That makes heater installation a job for a specialist installer, with the flue, the pipe that carries smoke out through the roof, handled under the same approval. Handymen can still help around the heater, such as building a firewood rack, easing a sticking room door or refixing skirting near the hearth. Flue flashing on the roof is priced with roofing work, and removal of soot and creosote, the tar that builds up inside a flue, belongs with a chimney cleaning service. Check with council before an installed heater is moved or altered, even when the change looks small.

The RFS lists wood piles, door mats, mulch and outdoor furniture among the combustible items to clear away from a house before fire season. A firewood store built against the house wall is handy in winter but goes against that advice in summer. Free-standing racks set away from the house, with a roof to keep the wood dry, suit both seasons. Expect about $250 to $700 for a handyman to build a simple timber or steel rack, depending on size and materials, and BlueScope makes Colorbond steel sheeting for a rack roof.

Possums in the Roof and Closing Their Way In

Possums are protected in NSW under the Biodiversity Conservation Act 2016, and they live in the bushland around the Mountains villages as well as in gardens. NSW Government advice is to find the entry point at dusk, when the possum leaves its shelter to feed. It also suggests putting up a nest box at least 4 metres above the ground in a garden tree. Entry points should be blocked only once you are sure the possum has left the roof, which the advice notes is usually at night. It is illegal to relocate or kill a possum, or to trap and release one, without a licence. Licensed catch and release operators must release a possum at dusk no more than 150 metres from where it was caught.

The repair side of the job is handyman work, and it starts after the possum has moved out. A one-way door can be fitted over the main hole so the possum can leave but not return, then replaced with a permanent repair. Gaps are closed with timber or wire mesh, and the government advice also suggests trimming branches that overhang the roof. Other ways in, such as chimneys, drainpipes and other gaps around the building, should be checked during the same visit. If the possum keeps returning, there is probably another entry point, and the steps need repeating. Trapping is a job for a licensed operator, and possum removal services can show their catch and release licence before starting.

Eaves linings, the sheets under the roof overhang, may be fibro cement in older houses, so a sheet on a pre-1990 home should be tested before anyone drills it. Work at the roof edge also needs a stable ladder or platform, which takes longer to set up on sloping ground. Gaps under ridge capping or roof tiles are roofing work, and a roofer can close them during a separate roof visit. Booking both trades in the same week cuts the time the possum has to find the next gap before the second repair is done.

Entry Point Sign to Look For Handyman Repair 2026 Estimate
Gap at a gutter end or fascia (roof edge board) Dark rub marks on the timber Gap closed with timber or metal $80 - $200
Loose or broken eaves lining Sagging sheet under the roof edge Lining refixed, tested first if pre-1990 $120 - $300
Gap under ridge or roof tiles Scratching above the ceiling at dusk Roofer reseals the tiles Priced with roof work

Maintenance on Heritage Items and in Conservation Areas

The Blue Mountains Local Environmental Plan 2015, the council's main planning instrument, lists heritage items and heritage conservation areas, which are streets or precincts protected as a group. Under clause 5.10, altering the exterior of a heritage item, or of a building in a conservation area, needs development consent. Consent is not needed if the owner first notifies the council and the council confirms in writing, before work starts, that the work is minor or is maintenance. The council must also be satisfied that the work will not adversely affect the heritage significance of the item or area. Repainting in a new colour, replacing timber windows with aluminium or swapping a front door could count as altering the exterior, so check with council. Like-for-like repairs, such as a rotten sill replaced with the same profile, may fit the maintenance description, but the written confirmation is still needed first.

Tell the handyman about a heritage listing before quoting, because matching materials and profiles can take longer. Timber mouldings may need to be made to order, and old paint will need lead-safe preparation before anything is repainted. Testing before any scraping can be booked through a lead paint testing service. Clause 5.10 also requires consent for structural changes inside a heritage item, so interior work that touches the structure needs the same care.

Other trades face the same rules on a listed cottage, including Blue Mountains security installers who fit cameras and alarms to street-facing walls. Replacing a broken picket, refixing a loose weatherboard or reglazing a pane with matching glass may be treated as maintenance once council has agreed in writing. Records of the original colours, profiles and hardware help council see that the repair matches what was there. Photos taken before and after the work are useful for the same reason, and they belong with the council letter. Keeping a few spare boards and lengths of moulding after a repair can save a special order next time.

Before Repairs on a Listed Property

Steps in order
Check the heritage schedule or a planning certificate for the listing.
Write a short description of the repair, with photos, for council.
Wait for written confirmation before any exterior work begins.
Keep removed timber profiles so new pieces can be matched.
Plan lead-safe methods for any paint applied before 1970.
Keep the council's written confirmation with your house papers, because it records that the repair was cleared before work began.

Fallen Branches and Storm Damage: Who Comes First

Tall eucalypts near houses mean storm damage in the Mountains can involve trees as well as roofs and fences. For emergency help during a storm or flood, the NSW SES takes calls on 132 500, and anyone in danger should call 000. Fallen powerlines are a matter for Endeavour Energy, the network operator for the Blue Mountains, which lists 131 003 for emergencies. Stay well clear of any wire on the ground and keep others away until the network operator has made it safe. Electrical damage inside the house, such as a meter box struck by a branch, needs a licensed Blue Mountains electrician.

Large limbs and trees resting on a building need a qualified arborist, and the RFS notes that tree removal does not need a trade licence. That makes it sensible to check the arborist's training, public liability insurance and workers compensation cover before work starts. Once the tree is off and the roof is covered, a handyman can handle screens, garden structures, outdoor stairs and fence and gate repairs. Insurers may want photos of the damage before anything is removed, so take wide and close photos first. Written quotes that list each repair separately make an insurance claim easier to check. Wider storm damage repairs involving wall or roof framing need a licensed builder once the value passes $5,000.

Weekend owners may not see storm damage until their next visit, so a neighbour or property manager who can check the house afterwards is useful. Handymen can be booked for a look-over visit with photos sent to the owner, priced at the minimum charge plus any travel. Small fixes such as a torn screen or a broken gate latch can be done during that same visit. Anything involving the roof, a tree or the power supply is passed to the right trade instead.

After the Storm Who to Call When the Handyman Comes In 2026 Estimate
Someone in danger or the house unsafe 000, then the NSW SES on 132 500 After emergency services leave Not applicable
Powerline down on the property Endeavour Energy on 131 003 After the network is made safe Not applicable
Tree resting on the roof Arborist, then a roofer Ceiling marks and trim once dry Quoted after inspection
Fence section flattened Handyman or fencer Straight away if posts are sound $250 - $900
Torn flyscreens and broken latches Handyman Next available visit $30 - $90 per screen
Outdoor stair or handrail damaged Handyman or carpenter Once the area is safe $80 - $200 per tread

Fibro, Lead Paint and When a Contractor Licence Applies

Homes built before the late 1980s may contain asbestos, according to SafeWork NSW, in materials such as fibro eaves linings and wall sheets. Drilling a hole for a vent screen or a possum repair can release fibres if the sheet contains asbestos. A licensed removalist is needed for any friable asbestos, the crumbly kind, and for more than 10 square metres of non-friable sheeting. Smaller amounts of bonded sheeting can be removed without a licence in some cases under the SafeWork NSW code of practice, but SafeWork NSW recommends a licensed removalist for any amount. Samples can be checked through an asbestos testing service before the handyman drills or cuts. Lead paint precautions apply to old doors, fascias and fences as much as to windows.

In NSW, residential building work valued at more than $5,000 including GST, counting labour and materials, needs a contractor licence, the licence that lets a business contract for building work. Electrical wiring, plumbing, drainage, gasfitting and air conditioning work need a licence at any value. Above $5,000, the work also needs a written contract, and above $20,000 it needs home building compensation (HBC) insurance, which protects owners if the builder dies, disappears or becomes insolvent. Licences can be checked through Service NSW before any deposit is paid, and deposits are capped at 10 percent. Long lists of handyman home repairs can pass the threshold when added together, so total them before booking.

Every job carries consumer guarantees under the Australian Consumer Law, including that services are provided with acceptable care and skill. If a repair fails and the business will not fix it, NSW Fair Trading takes complaints about home building work. Home building disputes must go to NSW Fair Trading before they can be heard by the NSW Civil and Administrative Tribunal. Keep photos, the quote, the invoice and any messages together, because they show what was agreed and when.

Weak Spots in a Mountains Handyman Quote

A quote for ember sealing that does not name the mesh material leaves you guessing whether it is metal or plastic. Quotes for deck boards should name the timber species and the fixings, especially within 5 metres of the house on mapped land. Exterior painting quoted for the middle of winter should explain how the work will meet the paint maker's temperature limit. For a possum job, a quote that includes trapping is a warning sign unless the operator holds a catch and release licence. On older homes, look for a line about asbestos testing or lead-safe methods before any drilling, cutting or scraping.

Travel should be stated as a fixed amount or an hourly rate, not left until the invoice arrives. Carrying time on steep sites should also be visible, so quotes that include it can be compared with ones that do not. Large deposits, cash-only terms and pressure to start the same day are reasons to slow down and check the business. Licence numbers matter once the total passes $5,000, and the number should match the name on the quote.

Writing a Mountains Job Brief That Gets Matching Quotes

Start with a numbered list of every job, with a photo and a rough measurement for each item. Add a site note that covers the village, whether the house is above or below the street, how many steps lead to the door and where a vehicle can park. State whether the property is on bush fire prone land, roughly when the house was built and whether any part is heritage listed. Mention any gas heater or wood heater in rooms where draught sealing is planned, so the handyman can flag vents that must stay open. Send the same list to every handyman, which lets you compare each job line by line instead of looking only at the total. Weekend owners can add the dates the house is empty and where a key will be left.

Other NSW regions bring their own conditions, from older homes in Newcastle and the Hunter to long drives between towns on the Mid North Coast. In the Mountains, the brief needs the slope, the bush and the cold, because those three things change the time and materials for the jobs on this page. Small indoor jobs can join the same list, such as flat pack assembly or a shelf, and they cost less when they share the travel fee. Once quotes arrive, check that each one includes the same materials, the same travel and the same carrying time. The cheapest total is only a fair comparison when the lines underneath it match.

Blue Mountains Handyman FAQ

What does a weekday handyman visit cost in the Blue Mountains?
Weekday labour costs about $85 to $125 an hour in 2026, with a minimum charge of about $100 to $170 per visit. Handymen living in your village may charge no travel fee at all. Travel from Penrith or Lithgow can add $50 to $150 to a job in an upper village.
Can a handyman fit metal mesh over my vents and weepholes?
Yes, covering vents and weepholes with metal mesh is handyman work and costs about $15 to $45 per opening in 2026. CSIRO bushfire research recommends stainless steel or bronze mesh, with aluminium as the next best option. It also advises sealing any gap wider than 2 millimetres around the house.
Do I need approval for a new deck on bush fire prone land?
A small deck can be exempt development if it meets every Codes SEPP standard, including a 25 square metre limit. On bush fire prone land, a deck less than 5 metres from a dwelling must be built of non-combustible material to stay exempt. Check your address with the NSW Rural Fire Service tool before ordering materials.
Which timbers suit replacement deck boards near the house?
AS 3959 classes blackbutt, spotted gum, silvertop ash, turpentine, red ironbark, river red gum and kwila as bushfire-resisting timbers. The standard also sets out where those timbers can be used, so check the deck's bushfire requirements before ordering. Matching the species already on the deck also keeps the repair consistent.
Can a handyman install my new wood heater?
No, a new solid fuel heater in NSW needs council approval under section 68 of the Local Government Act 1993. The installation must meet AS/NZS 2918, so a specialist installer fits the heater and flue. The handyman's part is building a firewood rack or fixing trim around the hearth.
Is it legal to block a possum out of my roof?
Yes, provided the possum has left the roof first, which NSW advice says is usually at night. Possums are protected in NSW, and trapping, relocating or releasing one needs a licence. Handymen can fit a one-way door and then close the gaps once the possum has gone.
Do I need council approval to repair a heritage-listed cottage?
Exterior changes to a heritage item or a building in a conservation area need consent under the Blue Mountains LEP 2015. Minor work or maintenance can go ahead without consent if council confirms that in writing first. Send council a short description and photos before the handyman starts.
Why won't a handyman paint outside on a winter morning in Katoomba?
Dulux sets a 5 degree minimum for Weathershield during application and drying, and Selleys says not to apply No More Gaps below 5 degrees. Katoomba averages a July minimum of 2.7 degrees, according to Bureau of Meteorology records. Outdoor painting and filling therefore wait for the warmer middle of the day.
Who should I call when a tree branch falls on the house?
Call 000 if anyone is in danger, and the NSW SES on 132 500 for storm help. Report fallen powerlines to Endeavour Energy on 131 003 and keep well clear of them. An arborist removes large limbs, and a handyman repairs screens, fences and stairs afterwards.
Will draught strips cause condensation or heater problems?
Draught strips suit doors and windows that still open and close easily. Permanent vents for unflued gas heaters must stay open, because those heaters need fixed ventilation. Tighter sealing can raise condensation, so run exhaust fans when showering and cooking.

Blue Mountains Handyman Specialists

For Trades & Contractors - NSW

Some Mountains repair lists include work that a handyman cannot legally or safely do. Wiring, gas, plumbing, asbestos removal and large tree work all need their own specialists, and carpenters handle structural timber. Book one of these services for the licensed part of the job.
