Newcastle and the Hunter take in harbour terraces, lakeside fibro homes, postwar brick suburbs and farmhouses spread up the valley towards Scone. A handyman working here also has to think about old coal workings under the ground, because they affect what can be built and how damage is claimed. The NSW Government lists 30 Mine Subsidence Districts, including Newcastle, Lake Macquarie, Muswellbrook and Patrick Plains around Singleton. Subsidence Advisory NSW names jamming doors and windows as possible signs of subsidence damage, so a sticking door should be photographed before anyone planes it. Small pergolas, garden sheds and decks can be built without subsidence approval when they meet the agency's exempt list, although decks are excluded on some lots. In the City of Newcastle, repairs to a heritage item or a home in a conservation area may need a written council response before work begins. Weatherboard cottages in the coalfield towns around Cessnock may also have old sheeting containing asbestos, which should be tested before any board is cut or removed. Landlords near the university at Callaghan must keep rentals fit for habitation, which covers damp walls, leaking windows and rotten timber. In 2026 a Hunter handyman charges about $75 to $105 an hour on weekdays, plus a minimum charge of $80 to $150 and a travel fee for upper valley jobs. Post your job on The Quote Yard and we will connect you with local handymen across Newcastle and the Hunter who can quote on it.

What Adds to a Hunter Handyman Bill

Common extras
Travel to the upper valley can add $50 to $150 when the handyman is based near the coast.
On some lots, a subsidence application adds time before a new deck or carport can be started.
Heritage notifications in the City of Newcastle take about two weeks to process.
Asbestos testing of old sheeting adds a step before any cutting or drilling begins.
Comparing two handymen is simpler when each one prices every job, the travel and the materials as separate amounts.

Small Repairs From the Harbour to the Upper Hunter

A handyman booked in Newcastle and the Hunter could be easing a sash window in a Cooks Hill terrace one day and replacing weatherboards on a Kurri Kurri cottage the next. The tasks match those offered by handyman services across NSW, yet some of the local paperwork is different. Large parts of the region lie inside declared Mine Subsidence Districts, and Subsidence Advisory NSW keeps its own list of what can be built there without approval. Homes in the City of Newcastle's heritage conservation areas follow a separate council process for repairs and small changes. Further up the valley, the drive to farms near Singleton, Muswellbrook and Scone adds to the price of a short visit.

Prices quoted here are 2026 estimates for weekday work that match or overlap the regional figures in the NSW handyman pricing guide, which puts Hunter labour at $75 to $105 an hour. Where a job on this page does not appear in that guide, the band shown is our own estimate for this region. Owners with a second property on the far north coast can compare these figures with the Northern Rivers handyman guide, where salt air and flood repairs raise different costs. Every price assumes the home is safe to work in and that no part of the job needs a licensed trade.

Newcastle and Hunter Handyman Rates Set Against the NSW Bands

Weekday handyman labour in Newcastle and the Hunter costs about $75 to $105 an hour in 2026, which is the band the state pricing guide gives for this region. That is below the NSW figure of $80 to $120, though a long drive to the property can cancel out the difference. Each booking also carries a minimum charge or call-out fee of $80 to $150, which is the smallest bill you can receive even for a five minute fix. With a longer list, a booked half day runs to about $300 to $500 and a full day to about $500 to $900, plus any materials. Weekend and after hours work runs at $120 to $180 an hour, so routine jobs cost less when they are booked for a weekday. Travel to a town well away from the handyman's base can add $50 to $150 to the bill.

The table compares common Hunter jobs with the matching bands in the state guide, so you can see where a quote falls. Plaster and door repairs are listed separately because movement in older homes can bring both problems up at once. Raking out and refilling a ceiling crack costs $120 to $250, while patching a fist-sized hole in plasterboard costs $100 to $180. Cornice, the moulded strip where the wall meets the ceiling, is priced by the metre at $25 to $50. Sash window and weatherboard prices are our own 2026 estimates, since the state guide does not list either job.

Hourly Billing, Fixed Prices and Trips Up the Valley

Handymen in the region price work in three ways, which are by the hour after a minimum charge, as a fixed price per task, or as a half or full day booking. Hourly billing suits a repair whose cause is unknown, such as a door that has started to bind for no clear reason. Fixed prices suit predictable tasks, including hanging a mirror, refitting a sash cord or replacing one deck board. Day bookings suit a long list, because the travel and the minimum charge are paid once for every item on it. Before agreeing, check whether part hours are billed as full hours, half hours or quarter hours.

Travel has more effect on the price once a job moves beyond the lower Hunter. A handyman based in Maitland may charge nothing to reach Rutherford or Thornton but add a fee for a farm near Denman or Merriwa. Some charge a flat travel amount, while others bill the driving time at their hourly rate, and both approaches are fair if the quote states the figure before the visit. Booking a handyman who already lives in Singleton, Muswellbrook or Scone can remove the charge altogether. Homes further north around Taree have their own travel figures in the Mid North Coast handyman guide. A single trip for several jobs means the travel fee is charged only once.

The length of the list matters as well as distance, because a long list of small jobs can add up to licensed building work. In NSW, residential building work valued at more than $5,000, counting labour and materials, needs a contractor licence, the state licence for residential building work, and a written contract. A combined list close to that figure needs the same contract and insurance steps as larger handyman home repairs in NSW. Keeping each quote itemised makes it clear whether a combined list has reached that threshold.

Looking Up a Lot's District and Guideline Number

Coal has been mined under parts of Newcastle, Lake Macquarie, Maitland, Cessnock and the upper valley, and the state has declared Mine Subsidence Districts over those areas. Its published list names 30 districts, including Newcastle, Killingworth-Wallsend, Lake Macquarie, West Lake, East Maitland, Branxton, Patrick Plains and Muswellbrook. Subsidence Advisory NSW, an agency of the NSW Government, has to approve building work in these districts before it begins, except for items on its exempt list. Being exempt under council planning rules does not by itself exempt the work from the subsidence rules, which have their own list. Each lot is assigned a Surface Development Guideline, which is a set of design rules for building on that land. A council or accredited certifier, an official licensed to approve plans, can sign off a complying design under Guideline 2, 3, 3A, 6 or 8, and the agency handles 1, 1A, 4, 5 and 7.

The quickest check is the Spatial Viewer, an online map on the NSW Planning Portal, which shows whether an address falls inside a district and which guideline applies to the lot. Note the guideline number from the result before planning any structure, since the exempt items that apply depend on it. A design that follows the guideline is approved within 7 calendar days, while one that departs from it goes to a merit assessment, a case by case review decided within 40 calendar days. Two of the districts, Swansea Heads and Swansea North Entrance, are near the channel at the southern end of Lake Macquarie, while the Wyong district is on the Central Coast. Others, such as Appin, Wilton and Picton, lie south-west of Sydney, closer to the Illawarra than to the Hunter. The Lithgow districts are on the western side of the range, beyond the towns in our Blue Mountains handyman guide.

Send these details with the job request so the handyman can tell whether an application has to come first.

Decks, Pergolas and Sheds That Need No Subsidence Approval

Subsidence Advisory publishes a list of improvements that can be built inside a district without its approval, and several of them are handyman jobs. Pergolas, garden sheds without services, gazebos without masonry, cubby houses and awnings are exempt up to 50 square metres, with no guideline excluded. Decks, balconies, terraces and verandas are also exempt up to 50 square metres, but not on lots under Guidelines 1, 1A, 4, 5 or 7. Access ramps are listed with no size limit and no excluded guideline, which helps owners adding a step-free entry. Replacing cladding or a roof is exempt except under Guidelines 1, 1A and 7. Internal alterations in a timber or steel frame are exempt as long as they make no structural change.

These exemptions only cover the subsidence rules, so council planning rules and the building code still apply to the same structure. Garden sheds, for example, must also meet the state exempt development standards on height, floor area and boundary setbacks before they can go up without council approval. Stratco makes steel pergola and shed kits, and Lysaght makes steel roofing and wall sheeting. Kit instructions set out the footing sizes and fixings, and a handyman should follow them closely on site. For a change to an existing structure, a handyman who takes on pergola and outdoor structure repairs can say whether the work counts as new building.

Decks call for the closest check, because they are excluded under five of the guidelines. Replacing a few rotten boards during deck repairs is repair work, while extending a deck or building a new one is fresh work that may need an application. Tell a shed builder the guideline number before ordering any kit larger than 50 square metres. Filing the Spatial Viewer result with the quote means everyone works from the same information.

Sticking Doors and Windows as a Possible Subsidence Sign

Subsidence Advisory NSW lists jamming doors and windows, along with fences that have shifted, among the signs that ground movement may have damaged a property. Binding has other causes too, such as swollen timber, worn hinges or a frame that has dropped with age. Inside a district, though, the cause matters, because a planed and rehung door removes the evidence an assessor would want to see. Take dated photos of the gaps around the door, the marks where it rubs and any cracks above the frame before the handyman starts. Measuring the gap at the top and bottom of the door with a ruler gives a simple record that can be compared later.

Where mining has stopped, an owner has 12 months from learning that subsidence caused the damage to lodge a claim with the agency. Each claim needs a description and photos of the damage plus any supporting documents, and the agency acknowledges it within 7 days. After an in-person assessment, a cost estimate for the repairs is prepared, and an accepted claim is paid once all parties sign a deed of release, the document that settles the claim. General enquiries go to Subsidence Advisory on (02) 4908 4300. If safety or security is a concern at the property, the agency points owners to its 24 hour emergency hotline on 1800 248 083. Doors that will not lock can then be made usable, with the old hardware kept and the handyman's invoice filed with the claim papers.

Windows in older homes raise the same question, especially timber sashes that suddenly stop sliding. Paint build-up, swollen timber and broken cords are causes a handyman can check first, and none of them involve the ground. Diagonal cracks from the corner of a frame, gaps opening between the frame and the wall, or several doors binding at once suggest movement that an engineer should look at. A lock that no longer lines up with its strike plate, the metal plate in the frame that the latch enters, is another clue. Lockwood makes door locks and Gainsborough makes door handles and locks, so check the name stamped on the old part before a replacement is ordered. Once the cause is known, the repair itself can be priced against NSW handyman door repairs.

Post Holes, Footings and Ground That Gives Way

Digging for a fence post, a letterbox or a shed footing is routine handyman work, but two checks come first in this region. Free enquiries through Before You Dig Australia show the cables and pipes recorded under the property before anyone breaks ground. Inside a subsidence district, the ground can also hold a subsidence hole, which Subsidence Advisory describes as a hole in the surface that may open into a much larger cavity below. These holes can hold hazardous gases from old mines that may not be visible, so the official advice is to keep away and report them.

If the ground slumps or a hole appears while posts are being dug, stop work and move everyone back from the edge. The Subsidence Advisory 24 hour emergency hotline is 1800 248 083, and Triple Zero (000) is the number to call if there is an immediate threat to life or property. Do not let anyone go near the hole, climb in to look or try to fill it. Anyone setting posts for a gate should price the job for normal ground and agree in writing what happens if a void is found. Leaning posts and sagging gates can be priced against the bands for handyman fence and gate repairs in NSW. Coastal sand and river flat clay behave differently when dug, and a Newcastle and Hunter landscaper can advise on larger footing work.

If the Ground Moves While Digging

Steps in order
Stop the post hole auger or shovel and move people and pets well back from the hole.
Call the Subsidence Advisory emergency hotline on 1800 248 083 at any hour.
Call Triple Zero (000) first if a person, car or building is at immediate risk.
Fence off the area and photograph it from a safe distance.
Agree in the quote how the handyman will charge if work stops because a void or a buried service is found.

Patching Old Cracks Without Hiding a Bigger Problem

A handyman can fill and paint a plaster crack in an hour or two, but whether the patch lasts depends on what caused the crack. Geoscience Australia records that the earthquake of 28 December 1989 damaged about 50,000 buildings, roughly 35,000 of them homes. Damage was worst on the soft sediments of the Hunter River, and a crack in a pre-1990 house may come from the earthquake, later ground movement or clay soil shrinking and swelling. Cracks that were filled years ago and have opened again may point to ongoing movement, not to a poor finish. Before any patching, photograph the crack beside a tape measure and mark each end with a pencil and the date. If the crack grows past those marks over the following weeks, a structural engineer should see it before any handyman returns.

Hairline cracks along plasterboard joints and cracked cornice corners are within a handyman's skills once the cause has been ruled out. The usual repair is to rake the crack open, fill it with a flexible compound and repaint, and the state guide puts a ceiling crack at $120 to $250 in 2026. CSR Gyprock makes plasterboard and cornice, Knauf makes plasterboard, and Selleys makes fillers and flexible gap sealants. Cracked or loose cornice can be replaced for about $25 to $50 a metre, or by a cornice repair specialist for ornate profiles. Larger holes and sagging sheets come under plastering and Gyprock repairs, which may need a plasterer.

Cracks in external brickwork call for a bricklayer, who can look at mortar, articulation joints (flexible gaps built into long walls) and repointing as described for Newcastle and Hunter bricklaying. Wide cracks, cracks running through whole bricks or cracks that keep growing are matters for an engineer before any filler goes on. Where the house is in a mine subsidence district, the photos taken before patching also support a claim if the damage is later linked to subsidence. Filling a crack never removes the need to find out why it opened in the first place.

Heritage Notifications for Work on Older Newcastle Homes

The City of Newcastle advises that most works on a heritage item or a property in a heritage conservation area need development consent. Consent may not be required when the council is satisfied that the work is maintenance or minor works and will not harm heritage significance, under clause 5.10(3) of the Newcastle Local Environmental Plan 2012. Maintenance is defined as ongoing protective care, and it does not include removing or disturbing existing fabric (the original materials of the building), making alterations or introducing new materials. Minor works are changes that would be exempt development if the site were not heritage listed, provided they do not harm its significance. Owners lodge a Heritage Minor Works or Maintenance Notification online, and the council takes about two weeks to process it.

Work must not start until the council confirms in writing that development consent is not needed, and if it declines, a development application (DA), the formal request for consent, is required. For a handyman, a job that removes original timber or brings in a new material, such as an aluminium window in place of a timber sash, falls outside maintenance. The council's development control plan (DCP) asks for original features and detailing to be kept and restored with traditional materials of the period. It also encourages new fixings to go into mortar joints, not into sandstone or face brick, which matters when a handyman attaches a letterbox, a hose reel or a house number. Air conditioners must not be mounted on the front facade, so a bracket for a new unit needs a side or rear wall. The plan asks for painted surfaces to be repainted in colours that suit the style and period of the building, and prices for that work are set out with heritage home painting costs.

Lath and Plaster, Picture Rails and Old Sashes in Inner Newcastle

Older homes in Cooks Hill, The Hill and Newcastle East need some small repairs that come with their age. Double-hung sash windows, where two timber frames slide up and down on cords running over pulleys to hidden weights, stop working when a cord breaks or paint seals the sash to the frame. Replacing the cords means removing the beading, the thin timber strips that hold the sashes in place, and a careful handyman can do it without splitting the old timber. Our 2026 estimate for new cords on one window is $150 to $300, depending on whether both sashes need cords and how much paint has to be cut free. Rotten sills or sashes are joinery work, and a specialist in window repairs and hardware can make new parts to match the old profile.

Some walls and ceilings in these older homes are lath and plaster, where lime plaster was pressed onto thin timber strips nailed across the studs, the upright members of the wall frame. This plaster can crumble or let go of the laths when drilled, so heavy items need fixings into the studs or into the brick behind the plaster. Fischer makes wall plugs for plasterboard and masonry, and Ramset makes masonry anchors, but the right choice depends on what the drill finds behind the surface. Picture rails, the timber mouldings running around a room just below the ceiling, let mirrors and frames hang from hooks and wire without any new holes in old plaster.

Old paint on sashes and frames in homes of this age may contain lead, so testing comes before any sanding or heat stripping. If you are unsure, book lead paint testing before the handyman quotes the window work. Dulux makes exterior paint and Taubmans makes interior paint, and a handyman can match a chip of the existing colour from either maker. Hanging a group of frames from a picture rail avoids drilling the plaster, and the state guide prices picture hanging at $30 to $50 for a single picture. Ask the handyman to check that the rail itself is firmly fixed before trusting it with a heavy mirror. Loose rails can be refixed into the brick or studs behind them with screws hidden under filler and paint.

Weatherboard Cottages in the Coalfield Towns

Timber and weatherboard cottages are part of the housing in Cessnock, Kurri Kurri, Weston and other towns that grew around the coalfields. The Bellbird-Millfield district near Cessnock is one of the declared Mine Subsidence Districts, so the cladding rule on the exempt list matters here. Replacing cladding is exempt from Subsidence Advisory approval except under Guidelines 1, 1A and 7, so a handyman swapping rotten boards on a lot under any other guideline needs no subsidence application. Weathertex makes timber weatherboards at Raymond Terrace, using about 97 per cent hardwood timber and 3 per cent wax. James Hardie makes fibre cement weatherboards, and a new board has to match the profile of the existing ones. Bring an offcut or a clear photo of the old board to the quote, or ask a weatherboard and cladding repair specialist to source a match.

Older cladding, eaves linings and wet area walls may contain asbestos, and SafeWork NSW advises that homes built or renovated before 1990 are likely to include it. SafeWork NSW rules allow up to 10 square metres of non-friable asbestos to be removed without a licence, while friable material or a larger area needs a licensed removalist. Non-friable means the fibres are bonded into cement and are not easily released, while friable means the material can be crumbled by hand. Before a handyman cuts, drills or pulls off an old board, an asbestos test settles the question before the job is priced. SafeWork NSW warns against using high-pressure water on asbestos roofs and fences, so old sheeting should not be pressure washed.

Cottage Cladding Checklist

Before the boards come off
Confirm the guideline for the lot, since cladding replacement is not exempt under Guidelines 1, 1A and 7.
Have old sheeting tested for asbestos before any board is cut, drilled or removed.
Match the board width and profile, using an offcut from a hidden wall if one is available.
Prime cut ends and paint new boards as the maker's instructions require.
Get the asbestos result in writing before accepting a quote that includes removing old cladding.

Landlord Repairs Under the Fit for Habitation Rules

Landlords with houses near the University of Newcastle campus at Callaghan, in suburbs such as Jesmond, Waratah and Shortland, may have only a short gap between leases to fix things. The Residential Tenancies Act 2010 requires a rented home to be fit for habitation, and it lists seven minimum standards that apply before the home is let and through the tenancy. The home must be structurally sound, have adequate light in each room and adequate ventilation, and be supplied with electricity or gas with enough outlets. It also needs adequate plumbing and drainage, a water connection for hot and cold water, and bathroom facilities that allow privacy. These standards apply to every residential rental in NSW, whether it is a family home or a house shared by students.

Section 52 of the Act sets out what structurally sound means, and much of the wording describes problems at handyman scale. Floors, ceilings, walls, supporting structures, roofs, stairs and balconies must be in a reasonable state of repair and not liable to collapse because they are rotted or otherwise defective. Floors, ceilings, walls and supporting structures must not be subject to significant dampness, and the roof, ceilings and windows must not let water in. A rotten step, a balcony board that flexes or a window that leaks in heavy rain can therefore become a compliance issue, not only a maintenance one. Landlords can read the full section on the NSW legislation website, and NSW Fair Trading takes tenancy enquiries on 13 32 20. Repairs to wiring, gas or plumbing still need a licensed trade, even when a handyman is doing the rest of the list.

Ventilation and damp are linked in older brick and timber houses, where blocked subfloor vents can keep the space under the floor wet. Clearing vents and replacing broken vent covers is a simple handyman task, while adding fans or new vents may need an underfloor ventilation installer. Sika makes sealants for windows and joinery, which can stop a minor leak around a frame once the cause has been found. Booking rental property maintenance between leases keeps these items from building up before the next tenant moves in.

Sheds, Gates and Tanks on Hunter Valley Acreage

Rural and lifestyle blocks around Singleton, Muswellbrook, Scone and Dungog bring jobs such as shed doors, farm gates, tank stands and small outbuildings. Patrick Plains and Muswellbrook are both declared Mine Subsidence Districts, so the exempt list applies to new structures there as well. Machinery and hay sheds in a timber or steel frame with no masonry are exempt up to 500 square metres, except under Guidelines 1, 1A and 7. Above-ground water tanks up to 30,000 litres are exempt with no guideline excluded, though the plumbing connection is still licensed work. Animal shelters and aviaries are also on the list, with aviaries limited to 50 square metres.

Distance can make up a large share of the cost on these jobs, so a full day booking with a written list gives better value than several short visits. Driving from Maitland to a property past Scone can take a handyman longer than the job itself, and the travel fee should show that openly. Kit sheds and cubbies are priced alongside furniture in handyman flat pack assembly, and a garden shed kit costs about $300 to $600 to put together. Larger steel sheds with engineered footings belong with a shed builder, especially where wind bracing and council approval are involved. On farms, check where buried water lines and power cables run before any post goes into the ground, because private lines past the meter may not appear on public records. Milwaukee makes cordless impact drivers and Bosch makes battery drills, and a handyman working far from a power point relies on tools like these for the whole day.

Sharing a Hunter Job With Licensed Trades

Electrical, plumbing, drainage, gasfitting and air conditioning work needs a licence in NSW whatever the job is worth, so a mixed list has to be split. The handyman can patch the plaster after a Newcastle and Hunter electrician moves a power point, or refit a vanity door once a local plumber has fixed the leak behind it. Wet area membranes, the waterproof layer under shower tiles, are a job for a waterproofer, so a handyman should only reseal silicone on top of sound tiles. Cameras, alarms and access control are installed under a security licence, which is a separate check from any building licence.

Planning the order of work saves return visits, since a handyman who arrives before the electrician may have to patch the same wall twice. Give each trade the same numbered list, mark which items belong to whom, and agree who will patch the holes each one leaves behind. For a camera or alarm job, a Newcastle and Hunter security installer holds the licence class needed, and the handyman can patch or paint afterwards. Where an asbestos test comes back positive, a licensed removalist finishes the removal before any other trade starts. Request a separate written quote from each trade, so a delay or variation on one part does not hold up the rest of the list.

Task Handyman Part Licensed or Specialist Trade Order of Work
Moving or adding a power point Patch and paint afterwards Electrician Electrician first
Leak behind a vanity Replace swollen panels Plumber Plumber first

Telling Poor Workmanship Apart From New Ground Movement

When a repair fails, the first question is whether the work was done badly or the house has moved again since. Under the Australian Consumer Law, a handyman must provide services with due care and skill, with remedies for a failure listed by the Australian Competition and Consumer Commission. A patch that cracks along its edges within weeks, a door planed unevenly or a shelf pulling out of the wall points to the work itself. Fresh cracks in a different spot, or several doors starting to bind together, may point to movement, and inside a district that is a matter for Subsidence Advisory. Keeping the dated photos taken before the job makes it far easier to tell the two apart. Put the fault in writing to the handyman, with photos and a reasonable date for the fix.

When there is no reply, lodge a complaint with NSW Fair Trading, which tries to resolve home building disputes before they go further. Disputes that are not settled can go to the NSW Civil and Administrative Tribunal, known as NCAT, which will only accept a home building dispute once it has been through Fair Trading. Subsidence damage goes through a separate claim to Subsidence Advisory, with the 12 month limit counted from when the owner learns the cause. Handymen cannot assess subsidence, but a clear invoice showing what was repaired and when helps the agency's assessor. Keep the quote, invoice, messages and photos in one folder for either route.

Unlicensed work is a separate problem from poor work, and for general building jobs it arises once a combined list has grown past $5,000. Check a contractor licence before signing, using the licence check on Service NSW, and confirm the name on the licence matches the business on the quote. If an unlicensed person has done electrical, plumbing or gas work, have a licensed trade inspect it before the fitting is used. Licence details for each trade belong on its own quote and invoice, so the paperwork shows who did which part.

Gaps and Red Flags in a Hunter Handyman Quote

A clear quote lists the minimum charge, the hourly or fixed price for each job, travel, materials and any weekend rate as separate items. For a home in a subsidence district, look for a note on whether the work is exempt or needs an application, especially for decks and carports. On a heritage property in Newcastle, the quote should say whether the job removes original fabric or brings in a new material, since either one takes it outside maintenance. Hume Doors makes internal doors and Corinthian Doors makes entrance doors, and a door replacement quote should name the maker, size and finish. Vague items such as general repairs or sundries leave you unable to compare two quotes.

Be wary of a handyman who offers to take on wiring, tap replacement or gas fittings, because those jobs need a licence at any price. Be careful too with a demand for a big cash deposit, because NSW home building law caps the deposit at 10 per cent of the contract price. Quotes that promise to fix a recurring crack with filler alone, without asking how long it has been there, leave out a basic check. Check that the quote includes asbestos testing where old sheeting will be cut, or states clearly that you will arrange it. For rentals, the quote should be addressed to the landlord or agent who approved the work, not only to the tenant. A handyman who asks for the subsidence guideline or the heritage status without prompting has thought about the local rules.

Sending Hunter Handymen the Same Brief

Comparable quotes start with one written brief that every handyman receives, numbered so each item can be priced on its own. Give the suburb or town, the age of the house if known and whether it is a rental, a strata unit or acreage. Add the subsidence district and guideline from the Spatial Viewer, and say whether the home is a heritage item or in a heritage conservation area. Attach a photo of each job, with a tape measure in the frame for cracks, gaps and damaged boards. Note any fibro or other old sheeting, any wall that feels damp and any job that might need an electrician or plumber. State whether you will buy materials yourself or want the handyman to supply them at a listed price.

Three quotes give a fair spread, and a site visit is reasonable for anything involving cracks, decks or cladding. Phone or photo quotes suit simple fixed-price tasks such as hanging pictures, fitting a flyscreen or assembling a shed kit. Compare the hourly rate with the $75 to $105 band for this region, and query any travel fee above $150 for a trip within the Hunter. Check that each quote shows the handyman's Australian Business Number (ABN), contact details and, for work over $5,000, a contractor licence number. Confirm the start date and how long the quote stays valid before you accept it.

Once a quote is accepted, put any change to the job list in writing before the extra work is done. Keep the dated photos from the brief, because they show the condition of the house before the work started. For homes in a subsidence district, those same photos can support a claim if movement is found later. Tidy records make the next booking quicker, since the handyman can see what was fixed and when.

Newcastle and Hunter Handyman FAQ

Which new decks in a mine subsidence district are on the exempt list?
Decks, balconies, terraces and verandas up to 50 square metres are on the Subsidence Advisory exempt list, but not on lots under Guidelines 1, 1A, 4, 5 or 7. Check the guideline for your lot in the NSW Planning Portal Spatial Viewer before the deck is designed. Council planning rules and the building code still apply separately from the subsidence rules.
Why should a jamming door be photographed before it is planed?
Jamming doors or windows appear on the Subsidence Advisory NSW list of signs that a home may have subsidence damage. Dated photos and gap measurements taken before the repair give an assessor a record to use later. Once the door has been planed, the evidence of how far it moved is gone.
How long after noticing damage can a subsidence claim be lodged?
Where mining has stopped, the owner has 12 months from learning that subsidence caused the damage. The claim needs a description and photos of the damage, with any supporting documents. Claims are acknowledged within 7 days, and Subsidence Advisory takes general enquiries on (02) 4908 4300.
What should happen if a hole opens while fence posts are being dug?
Stop digging, keep everyone well away from the hole and do not try to fill it. Call the Subsidence Advisory 24 hour emergency hotline on 1800 248 083. If a person or a building is at immediate risk, call Triple Zero (000) first.
Can sash windows on a Newcastle heritage house be repaired without a development application?
Work that counts as maintenance or minor works may not need development consent if the City of Newcastle agrees in writing first. Maintenance means ongoing protective care and does not include removing original fabric or introducing new materials. Lodge a Heritage Minor Works or Maintenance Notification and wait for the council's answer before work begins.
How long does the City of Newcastle take to answer a heritage notification?
The council says these notifications take about two weeks to process. Work must not start until you have a written response confirming that development consent is not required. If the council declines the exemption, a development application has to be lodged instead.
Where should a letterbox or hose reel be fixed on a heritage brick facade?
Newcastle's development control plan encourages new fixings to go into mortar joints, not into sandstone or face brick. Mortar can be patched later, while a hole drilled through a face brick stays visible. Tell the handyman about the heritage status so the right fixings come on the day.
Which repairs can stop a rental near the university meeting the habitability rules?
Under the Residential Tenancies Act 2010, a rental must be structurally sound, which includes floors, walls, stairs and balconies in a reasonable state of repair. Rotten timber that could collapse, significant dampness and windows or roofs that let water in can all breach that standard. Landlords should fix these before a new lease starts and keep them repaired through the tenancy.
Is replacing weatherboards on a coalfield cottage exempt from subsidence approval?
Replacing cladding or a roof is on the Subsidence Advisory exempt list, except on lots under Guidelines 1, 1A and 7. Older sheeting should be tested for asbestos before any board is removed. Matching the profile of the existing boards keeps the repair from standing out on the wall.
Why can a Scone or Muswellbrook job carry a travel fee?
Handymen based in Newcastle or Maitland can spend a long time driving to the upper valley, and regional travel fees run at about $50 to $150 in 2026. Booking a handyman who lives nearby can remove the fee entirely. Putting the whole list into one day means the travel charge is paid once.
