The Illawarra runs from Helensburgh and the northern villages, through Wollongong and Shellharbour, to Kiama and Gerringong, and handyman work changes with the homes along it. Weatherboard cottages in the older suburbs can have timber sash windows that stick or drop. Newer houses around West Dapto and Shell Cove can show settling doors and cracks that may still be the builder's responsibility. Homes near the surf wear out locks, hinges and screen door rollers faster, so parts made from a metal that resists salt last longer. Sloping blocks below the escarpment have timber steps and landings that rot where they meet damp soil. Older homes may also contain asbestos sheeting, which has to be checked before anyone drills or cuts it. Apartment blocks in central Wollongong add by-laws, the building's written rules, plus lift bookings and parking rules to even a short visit. After a storm, the roof has to be made watertight by a roofer before a handyman patches any stained ceiling. Waste is another local question, because the Wollongong council depot does not accept building waste such as timber offcuts. In New South Wales, work valued at more than $5,000 needs a contractor licence, the state licence for residential building work, and electrical, plumbing and gas work needs a licensed trade at any price. Weekday labour costs about $75 to $110 an hour in 2026, with a minimum charge of $80 to $150 a visit. Post your job on The Quote Yard and we will connect you with local handymen across the Illawarra who can quote on it.

What Adds to an Illawarra Handyman Bill
Repairs and Odd Jobs From Helensburgh to Gerringong
Handyman work across the Illawarra happens on a narrow strip of coast where very different homes stand within a few streets of each other. One morning might start with a sash window stuck shut in a Scarborough cottage and finish with a sliding door that has jumped its track in a Shell Cove townhouse. The tasks themselves match those described for handyman services across NSW, from hinges and flyscreens to patching and assembly. What changes here is the age and type of each home, its distance from the surf and the slope of the block. General detail on each task is on the state handyman pages linked throughout this guide.
Weekday labour in the region costs about $75 to $110 an hour in 2026, which is the Illawarra figure in our NSW handyman pricing guide. That band overlaps the state range of $80 to $120, and the other prices on this page stay within the state bands wherever the guide gives one. For jobs the guide does not price, such as new cords for a timber sash window, the estimate here is built from the hourly rate and the time the work takes. Travel is the main reason an Illawarra quote can be higher than the state figures, because the region is long and thin.
2026 Handyman Figures for Illawarra Homes
Every visit carries a minimum charge, the least a handyman bills however quickly the job is finished, and the state guide puts it at $80 to $150. Some businesses call the same amount a call-out fee, which is a set charge for coming to the property, and then bill each hour on top. Half a day costs about $350 to $500, the range our NSW hub gives for a Wollongong booking, and a full day about $550 to $900. Saturday, Sunday and evening work runs at $120 to $180 an hour, which the pricing guide describes as 30 to 50 per cent above weekday rates. Materials are extra in each case, apart from small items such as screws, filler and silicone. The table below lists 2026 labour estimates for jobs found in local homes from the northern villages to Kiama.
Fixed prices suit jobs with a predictable time on site, such as remeshing a flyscreen or replacing a set of sliding door rollers. Hourly billing is fairer when the cause stays hidden until the work starts, such as a door that binds for a reason nobody can see yet. Hardware made for coastal homes can cost more than a standard part, so its price belongs on a separate line of the quote. Where a job also needs a licensed electrician or plumber, that trade quotes separately and its work is not included in these figures. Asbestos testing, skip bins and tip fees are also left out of the table, since they depend on the materials found.
The pricing guide places Illawarra rates between those of Sydney and the inland regions of the state. Central Coast handymen are listed at $80 to $110 an hour and Newcastle and Hunter handymen at $75 to $105, so the three coastal regions overlap closely. Rates in Sydney's eastern suburbs, lower north shore and northern beaches are higher, at about $100 to $130 an hour. Those bands give a fair starting point when an owner compares a quote from a Sydney business with one from a local handyman.

| Sliding door rollers replaced | $80 - $180 | Per door | Roller type and door weight |
| Flyscreen remeshed, standard mesh | $30 - $60 | Per screen | Frame condition |
| Flyscreen remeshed, pet mesh | $50 - $90 | Per screen | Screen size |
| Sash window cords replaced | $150 - $300 | Per window | Paint sealing the beads |
| Door lever or entrance set swapped | $90 - $200 | Per door, hardware extra | Fit with the old holes |

| Cornice or ceiling crack filled and painted | $120 - $250 | Per crack | Ceiling height and paint match |
| Bath resealed with silicone | $120 - $200 | Per bath | Mould under the old bead |
| Security screen door fitted | $400 - $800 | Per door | Frame square and solid |
| Draught seal fitted to a door or window | $40 - $80 | Per opening | Brush or compression seal |
| Cabinet hinges adjusted | $80 - $150 | Per visit or added to a list | Number of doors |
How a Visit Is Billed When the List Is Short or Long
One small job on its own is the dearest way to use a handyman, because the minimum charge covers travel and set-up whether the work takes ten minutes or an hour. Tightening a loose hinge by itself may cost $80 to $120, while the same hinge added to a longer list takes only a few minutes of paid time. Writing every small fault into one list before booking lets the handyman spread the minimum charge across all of them. Part hours are billed in different ways, with some businesses charging in quarter hours and others rounding up to the next half hour. That billing step should be written on the quote, since the cost of an extra twenty minutes depends on it.
Half-day and full-day bookings suit longer lists, such as preparing a rental between tenants or working through a building inspection report. The state guide prices a half day of about four hours at $350 to $500, and a full day of about eight hours at $600 to $900 in Sydney or $500 to $750 regionally. The day rate should say whether travel and a lunch break are included, and how materials bought during the day are added. Handymen who see the job list in advance can bring the parts they need, which saves a trip to the supplier halfway through the booking.
Weekend work costs more, and the pricing guide gives the example of $100 an hour on a weekday rising to $130 to $150 on a Saturday. Sunday and public holiday work in the same example reaches $150 to $180 an hour. Paying that rate makes sense for an urgent repair, such as a back door that will not lock, but not for routine maintenance. Commuters who leave the Illawarra early for work in Sydney may still manage a weekday booking if a neighbour or agent can let the handyman in. Key safes, small lockboxes that hold a spare key behind a code, are one way to give access without being home. Any arrangement like this should be agreed in writing, including who holds the code and when it will be changed afterwards.

Crossing the Region: Travel From the Northern Villages to Gerringong
The Illawarra stretches from the edge of the Royal National Park to the farmland south of Gerringong, so the travel charge on a quote depends on where the handyman starts. Handymen based in Wollongong may charge nothing for Corrimal or Figtree but add a fee for Stanwell Park, Jamberoo or Gerroa. Our state guide puts regional travel surcharges at $50 to $150, charged either as a flat amount or as driving time at the hourly rate. Helensburgh and Otford are closer to the Sutherland Shire than to central Wollongong, so a handyman from the southern edge of Sydney may be the nearer choice. Businesses based in the city can follow the higher bands on our Sydney handyman page, which start at $85 an hour. The south has a similar choice, since a home in Kiama or Gerringong may be closer to a handyman in Shellharbour or Albion Park than to one in Wollongong.
Booking several neighbours on the same day is one way to share a travel fee, as long as each household receives its own quote and invoice. Holiday homes in Kiama and Gerringong raise a different issue, because the owner may live elsewhere and rely on photos sent after each job. Clear notes of the parts used and the time spent help an absent owner check the bill against the work. Weekend homes north of Sydney have the same problem of empty homes between visits, and handymen on the Central Coast plan around it in a similar way. Travel should be stated before the visit is booked, whatever method the handyman uses to charge for it.
Giving the nearest cross street and any parking limits helps a handyman judge the trip before quoting. Some streets in the northern villages are narrow and steep, which can mean carrying tools and materials from a car parked further away. Large items such as a replacement door or a long length of timber may need two people where parking is far from the house, and that should be priced up front. Photos of the driveway or street frontage answer these questions before anyone makes the drive.
| Part of the Illawarra | Example Places | Travel Note | 2026 Travel Estimate |
|---|---|---|---|
| Northern villages | Helensburgh, Stanwell Park, Coalcliff | Sydney based handymen may be nearer | $0 - $150 |
| Northern suburbs | Thirroul, Bulli, Corrimal | Short drive from Wollongong | $0 - $80 |
| Central Wollongong | Wollongong, Fairy Meadow, Figtree | Short drive for Wollongong based handymen | $0 - $50 |
| Western suburbs | Dapto, West Dapto, Horsley | New estates beside older streets | $0 - $80 |
| Around Lake Illawarra | Shellharbour, Albion Park, Shell Cove | Local businesses as well as Wollongong ones | $0 - $80 |
| Kiama area | Kiama, Jamberoo, Minnamurra | Fee likely from a Wollongong base | $50 - $150 |
| Far south | Gerringong, Gerroa | Longest drive from Wollongong | $50 - $150 |
Newer Homes Around West Dapto and Shell Cove: Builder First
The NSW Government describes West Dapto as one of the state's fastest-growing residential areas outside Sydney, and much of its third stage was rezoned in March 2024 for up to 2,275 homes. Newer suburbs around Shell Cove and Albion Park have also added houses in the south of the region. New homes can show small faults in their first years, such as a door that starts to rub or a crack along a cornice, the moulding where the wall meets the ceiling. Before paying a handyman to fix them, check whether the work is still covered by the builder's statutory warranty. Building Commission NSW says homeowners have statutory warranties of six years for major defects and two years for other defects, counted from completion. In a house finished eighteen months ago, a sticking door may therefore be the builder's problem, at no cost to you.
Building Commission NSW says homeowners should first try to resolve a defect with the builder, and a written request with photos gives a clear record. If that does not resolve it, the Commission offers a free complaint handling service, and a complaint can be lodged at a Service NSW centre. Owners must apply to the tribunal before the warranty period ends, so a slow reply from the builder is a reason to act sooner. Paying someone else to repair a defect first can make it harder to show what was wrong, so photograph and measure everything before any work. An independent building inspection before the two year mark can list items to send to the builder while there is still time. Handymen are the right choice for items outside the warranty, such as changes the owner made after handover or damage caused by everyday use.
Some adjustments after handover are simple settings, not defects, and they can be done during any handyman visit. Kitchen and wardrobe doors hang on adjustable hinges, and Blum and Hafele make cabinet hinges with screws that move a door up, down or sideways. Sliding wardrobe doors have height adjusters on their bottom rollers, which can stop a door jumping off its track. Setting these takes a few minutes each, so they suit a visit already booked for other jobs.
| Item Noticed | Possible Cause | Contact First | When a Handyman Fits |
|---|---|---|---|
| Internal door rubbing on its frame | Frame movement or a dropped hinge | Builder, if within warranty | After the warranty, or once the builder declines in writing |
| Crack along a cornice | Timber framing drying and shrinking | Builder, if within warranty | Filling and painting once the cause is settled |
| Gap beside a skirting board | Shrinkage of trim or framing | Builder, if within warranty | Gap filling and paint touch-up |
| Sliding door hard to move | Track out of level or debris in it | Builder or window maker | Cleaning the track and adjusting rollers |
| Loose towel rail | No backing in the wall behind it | Builder, if fitted at handover | Refixing into the frame or a backing board |
| Shelving the owner added later | Not part of the builder's work | Handyman | Any time |
| Wardrobe door off its track | Roller height not set | Builder at handover, or the owner | Adjusting the rollers during any visit |
Old Coal Mines, Cracked Walls and Compensation Claims
Underground coal mining can make the ground above it move, and Subsidence Advisory NSW lists cracking walls and jammed doors among the damage it can cause. The agency also points out that reactive soils, tree roots and poor building work can leave similar marks, so a crack alone proves nothing. Homeowners who think mining is the cause can lodge a compensation claim online, by email or by post, with photos and a description of the damage. In areas where mining has finished, claims must be lodged within 12 months of becoming aware that subsidence caused the damage, according to the NSW Government. New procedures for managing claims took effect on 1 July 2025, and they differ between active and non-active mining areas.
A handyman who fills and paints a crack before it is photographed may remove the evidence an assessor needs to see. None of the 30 Mine Subsidence Districts on the NSW list is named for an Illawarra suburb, while several cover Newcastle and Lake Macquarie, where handymen in Newcastle and the Hunter work around approval rules. A home does not have to be in a district to claim, but the claim is refused if the home lies beyond the reach of ground movement from any coal mine. Owners can check the Underground Coal Mining Area layer in the Spatial Viewer, an online property map on the NSW Planning Portal, to see whether past mining occurred nearby. Once a claim is settled or ruled out, the patching and door adjustments become ordinary handyman work.
Before a Crack Is Filled
Sash Windows That Stick, Rattle or Will Not Stay Open
Some older cottages in the northern villages and inner Wollongong suburbs have double-hung sash windows, where two timber frames slide up and down past each other. Each sash is balanced by metal weights hidden in the side of the frame, joined to it by cords that run over small pulleys. When a cord breaks, the sash drops or will not stay open, which can trap fingers or let the window slam shut. Paint is another problem, because layers of it seal the sash to the frame and to the beads, the thin strips that hold it in its track. Swollen timber after a wet spell can also make a sash bind, much like a sticking door. Freeing a painted-shut sash and replacing its cords is careful work, since the beads and the small cover over the weights have to come off without splitting.
Old paint layers on window frames can contain lead, and scraping or sanding them can spread dust through the house. Owners of older cottages can find the lead precautions in our guide to handyman home repairs. Casement windows, which swing open on side hinges, have their own faults, from worn winders, the geared handles that open them, to stays that no longer hold the frame steady. Selleys makes timber fillers for small patches of rot, and Dulux makes enamel paints for window frames. Larger rot in a sill, the bottom piece of the frame that sheds water, can need a carpenter or a specialist in window repairs and hardware.
Sash fasteners, the catches that lock the two sashes together, can be the only security on an old window. Keyed locks or stops that limit how far a sash opens can be fitted to the frame without changing how the window looks from the street. Fitting them is a short job when the sash already runs freely, so it suits the same visit as new cords. Strata buildings have their own rules on window safety devices, so tenants should check with the landlord, and unit owners with the owners corporation, the body made up of all the unit owners, first.
| Window Fault | Likely Cause | Handyman Fix | 2026 Estimate |
|---|---|---|---|
| Sash drops or will not stay up | Broken sash cord | New cords on both sides | $150 - $300 per window |
| Sash will not move | Painted shut | Cut the paint line, free and wax the runners | $80 - $200 per window |
| Sash rattles in the wind | Worn beads or gaps | Refit beads and add seals | $40 - $120 per window |
| Window will not latch | Loose or missing catch | New sash fastener | $60 - $150 |
| Casement swings in the wind | Worn stay or winder | Replace the stay or winder | $80 - $180 |
| Cracked pane | Impact or stress in the glass | Glazier replaces the glass | Glazier's quote |
| Old window with no lock | Only a simple catch fitted | Keyed lock or opening stop | $60 - $150 per window |
Locks, Hinges and Handles Near the Surf
Salt spray can travel well inland, and Gainsborough cites studies showing it reaching up to 48 kilometres from the coast. Gainsborough makes door hardware, and it recommends marine grade 316 stainless steel for homes exposed to salty air. Its advice says salt spray is particularly harmful to iron, steel and metal-coated products, including powdercoated and electroplated finishes. The same advice suggests cleaning stainless door hardware once a month with warm soapy water and a soft cloth, and avoiding steel wool. Its warranty excludes finish damage caused by corrosive environments, and it names coastal locations as an example.
That exclusion matters when a handyman replaces a front door handle on a house a short walk from the beach. Cheaper lever sets with a plated finish, a thin metal coating over the base metal, may look new for a while, but their finish may not be covered once salt marks the surface. Lockwood makes deadlocks and entrance sets, and Yale makes digital door locks, so check each maker's coastal guidance before choosing. Hinges deserve the same check, since a steel hinge that rusts can stain the door and start to bind. Door closers, the arms that pull a door shut, have exposed joints that need the same cleaning, and dormakaba makes door closers. Readers comparing handymen and locksmiths can check the licence limits for lock work in our guide to handyman door repairs and installation.
| Part | What to Request Near the Coast | Care Between Visits | Handyman Labour, 2026 |
|---|---|---|---|
| Front door lever or entrance set | 316 stainless or a finish the maker approves for coastal use | Wipe monthly with warm soapy water | $90 - $200 |
| Deadlock | Maker's coastal guidance on the finish | Keep the face clean and dry | $90 - $200, rekeying by a locksmith |
| Butt hinges | Stainless hinges with matching screws | Wipe down with the door | $80 - $120 per door |
| Sliding door lock | Stainless parts where the maker offers them | Brush salt and sand from the latch | $80 - $180 |
| Door closer | Closer sized for the door weight | Wipe the exposed arms | $120 - $250 |
| Gate latch | Stainless or galvanised latch | Rinse after strong onshore wind | $80 - $150 |
| Screws for outdoor fittings | Stainless screws to match stainless parts | Check for rust stains each season | Included in the job |
Screens, Security Doors and Sliding Door Tracks by the Beach
Flyscreens on beachside homes face salt, sand and sun on both sides of the window. Standard mesh can be replaced for about $30 to $60 a screen, and pet-resistant mesh for about $50 to $90, according to our state pricing guide. When a frame is bent or its corners have split, a new screen at about $80 to $150 per window can cost little more than repairing the old one. Security screen doors cost about $400 to $800 fitted, and they need a square, solid frame to close and lock properly. Owners weighing mesh grades and door types can request prices for flyscreens and security screens.
Sliding glass doors near the beach collect sand in the bottom track, and the rollers underneath wear as the door is pushed across it. Replacing worn rollers costs about $80 to $180 in 2026, and a track that is vacuumed regularly keeps the new rollers running longer. Coastal homes further north have the same salt problems, and handymen on the Mid North Coast and the Northern Rivers deal with them along long stretches of shoreline. Draught seals on doors and windows near the sea can also perish, and replacing a brush or compression seal costs about $40 to $80 per opening.
Coastal Screen and Door Care
Outdoor Steps, Rails and Edging on a Sloping Block
Homes on the lower slopes of the escarpment, from Thirroul to Mount Kembla, can reach the front door by timber steps and landings. Those steps touch damp soil, catch leaf litter and stay wet in the shade, and in those conditions untreated or wrongly treated timber rots. Treated pine is graded by hazard class under AS 1604, the Australian Standard for preservative-treated timber, published through Standards Australia. H3 suits timber outside and above the ground that can dry after wetting, while H4 suits timber in the ground for non-critical uses such as garden edging and fence posts. H5 is for in-ground structural uses, such as retaining walls, piles and the stumps that hold up a building. Koppers makes preservatives used to treat pine, and a quote for outdoor work should name the hazard class of every piece of timber.
Replacing step treads, the boards you stand on, is handyman work, as is replacing stringers, the angled side boards that carry them, once the posts below are sound. Each tread costs about $80 to $200 to replace in 2026, depending on its length and how it is fixed. Handrails on outdoor stairs need firm posts and fixings, and owners can compare quotes for external stair and ramp handrail repairs when a rail has worked loose. Sleepers are heavy timber or concrete beams, and once they are stacked to hold back soil they form a retaining wall. Retaining walls on unstable slopes can need engineering input, and the local detail is in our Illawarra landscaping cost guide.
Posts for a new handrail or garden edge go into holes in the ground, so check for buried cables and pipes first. Before You Dig Australia (BYDA) provides free plans of underground services, although private lines such as a cable to a garden shed may not appear on them. Steep blocks in the mountains bring similar access problems, and Blue Mountains handymen also work under bushfire rules for outdoor timber. Concrete footings, the bases that hold posts upright, add time and materials when the ground turns out to be rock or heavy clay.
| Outdoor Item | Hazard Class to Request | Who Does It | 2026 Estimate |
|---|---|---|---|
| Step tread | H3, above ground | Handyman | $80 - $200 per tread |
| Stair stringer | H3, above ground | Handyman or carpenter | $150 - $350 per stringer |
| Garden edging board in soil | H4, in ground | Handyman | $30 - $60 per metre |
| Deck board | H3, above ground | Handyman | $50 - $100 per board |
| Sleeper retaining wall | H5, in ground and structural | Landscaper, engineer for taller walls | Landscaper's quote |
| Stumps under a landing | H5, in ground and structural | Carpenter or builder | Builder's quote |
After the SES Has Been: Storm Repairs in Order
Storms along the coast and the escarpment can bring down branches, lift fence panels and break glass. For help during a storm or flood, NSW SES asks people to call 132 500, and to call Triple Zero (000) when a life is at risk. Volunteers deal with the urgent danger, while the permanent repairs that follow fall to tradespeople and the owner's insurer. When strong winds are forecast, NSW SES advises tying down, bringing inside or otherwise securing loose objects around the house. Before storm season, a handyman can help by fixing loose gate latches, anchoring outdoor furniture and refixing loose palings, the upright boards of a timber fence. Larger jobs, such as replacing a damaged pergola, can be priced through storm damage repairs.
After a storm, the repairs need to be done in the right order. Roof damage comes first and needs a licensed roofer, with local repair prices available in our Illawarra roofing cost guide. Fallen trees and large branches belong with an arborist, and wires on the ground need the electricity network and a licensed electrician. Once the roof is watertight, a handyman can patch a stained ceiling, replace broken screens and rehang gates. Neighbours sharing a fence knocked over by wind can read about notices and cost sharing in our guide to handyman fence and gate repairs.
Storm Repairs by Trade
If the Handyman Finds Sheeting That Might Be Asbestos
Fibro, a fibre cement sheet, lines extensions, eaves and laundries in older homes across the region. SafeWork NSW warns that homes built before 1990 are likely to contain asbestos in some of their building products. A careful handyman stops work when a job reaches sheeting of unknown age, rather than drilling a quick hole to find out. Testing a small sample through a licensed assessor confirms what the material is, and quotes for asbestos testing and inspection can be compared before the job is rebooked. Until the result comes back, the handyman can carry on with other jobs on the list that do not touch the sheet.
SafeWork NSW says friable asbestos, the crumbly kind, must be removed by a licensed removalist in any amount. Non-friable asbestos over 10 square metres also needs a licensed removalist, and SafeWork NSW recommends using one for smaller areas as well. High-pressure water and compressed air should never be used on asbestos roofing, fences, eaves, gutters or downpipes, the regulator warns. Any removal above the 10 square metre limit needs a business holding a SafeWork NSW asbestos removal licence, and its licence number belongs on the quote. Wrapped asbestos waste cannot go to the Wollongong council depot, which affects how the whole job is priced.
Steps When Asbestos Is Suspected
Offcuts, Old Doors and Sheeting: Where They Go
Repair jobs produce waste, from a pile of rotten treads to an old door or a bag of broken sheeting. Wollongong City Council says its Whytes Gully depot does not accept building waste, and its list of building waste includes timber and galvanised iron sheeting. The council also says asbestos cannot be taken to its depot. Residents can book a free on-call household clean-up through the council for bulky household items. That leaves timber offcuts and old sheeting to be taken away by the handyman or a waste business, and the quote should show who pays the tip fee. Prices for removal trucks in the area can be compared in our Wollongong rubbish removal guide.
Shellharbour City Council's Dunmore Recycling and Waste Disposal Depot accepts residential asbestos, but residents must submit a form at least five working days before the drop-off. Loads of more than 100 kilograms of asbestos, or more than 10 square metres of sheeting, must be tracked through the WasteLocate system. The NSW Environment Protection Authority advises phoning a landfill before visiting to confirm it accepts household asbestos. Paint is simpler, since the Community Recycling Centre at Kembla Grange takes up to 20 litres from residents. Kiama's Minnamurra facility is no longer a landfill, but its Community Recycling Centre takes household quantities of paint, metal, gas bottles, batteries and smoke detectors.
| Material | Where It Can Go | Condition | Note for the Quote |
|---|---|---|---|
| Timber offcuts and old treads | Private waste business or tip | Not accepted at Whytes Gully | Show the removal or tip fee |
| Old doors and frames | Private waste business, or reuse if sound | Counted as building waste | Removal on its own line |
| Galvanised iron sheeting | Metal recycler or waste business | Listed as building waste by the council | Removal on its own line |
| Asbestos sheeting | Dunmore depot | Form lodged 5 working days ahead | Licensed removalist for larger amounts |
| Leftover paint | Kembla Grange or Minnamurra recycling centre | Up to 20 litres | Owner can drop it off |
| Old smoke alarms and batteries | Minnamurra recycling centre | Household quantities | Owner can drop it off |
| Bulky household items | Council household clean-up | Booking needed | Outside the handyman's price |
| Gas bottles and fire extinguishers | Minnamurra recycling centre | Household quantities | Owner can drop it off |
Booking Work in a Wollongong Apartment Building
Wollongong's city centre and the streets behind North Beach have apartment blocks where a handyman visit needs more planning than a house call. Each block is run by its owners corporation under by-laws, the written rules for the building, which every resident and trade must follow. Those by-laws can set working hours, require a booking for the lift and say where trade vehicles may park. Building managers in larger blocks may also want a copy of the handyman's public liability insurance, the cover for damage or injury caused during the work, before the visit. Sending the by-laws and the building manager's contact details with the job list saves a wasted trip into the city.
Repairs to shared areas such as a lobby door are arranged by the strata manager, who runs the building for the owners corporation, and can be quoted through strata common area repairs. Ladders on a balcony are a fall risk, so work near a balustrade, the railing along the balcony edge, needs a plan for safe access. Deliveries of flat pack furniture use the same lift booking, so delivery and handyman flat pack furniture assembly can share one time slot. Moving a light or adding a power point in a unit is licensed work for an Illawarra electrician, even when the handyman is already there.
Apartment walls can be concrete, masonry or plasterboard, the gypsum sheet used to line walls, on a steel frame, and each needs a different drill and fixing. Concrete calls for a hammer drill and masonry anchors, and the noise carries through the building to neighbouring units. Some building managers ask for a note to neighbours before drilling starts, even when the by-laws allow the work. Heavy items such as a wall-mounted television or a tall bookcase need fixings rated for both the wall type and the weight involved. A handyman who knows the wall type in advance can bring the right bits and anchors and finish in a single visit.

Putting a Poor Repair Right
Services bought from a handyman come with guarantees under the Australian Consumer Law, whatever the price of the job. The ACCC lists three for services: due care and skill, fitness for any purpose you made known, and completion within a reasonable time. When a repair fails, describe the fault in a message or letter, attach photos and say what you want done about it. Depending on how serious the problem is, a fix, a refund or compensation can all be fair outcomes. Dates, invoices and messages kept from the first quote onwards make that request easier to support.
If the business will not help, NSW Fair Trading accepts complaints about home building work. Disputes that stay unresolved can go to the NSW Civil and Administrative Tribunal (NCAT), which asks for home building disputes to go through Fair Trading first. Building Commission NSW handles complaints about building defects, including those in new homes still under statutory warranty. For a home finished in the last few years, the builder and the Commission remain the first stops, not a new handyman. Plumbing faults have their own licence and certificate rules, and an Illawarra plumber or Illawarra waterproofer should handle any leak behind a repair.
Before Saying Yes to an Illawarra Handyman
A quote with one total and no detail leaves no way to check what is inside it. Each job should appear on its own line, with the rate or fixed price, the minimum charge, any travel fee and the materials. For a beachside home, the hardware should be named by maker and material, so that a 316 stainless part is not swapped for a plated one. For a house built in the last six years, the quote should leave out defects the builder may still have to fix. Older homes need a plan for any fibro found during the job, including who pays for testing. Electrical, plumbing or gas items listed without the name and licence of the trade doing them are a reason to stop.
Removal and tip fees are easy to leave out, and they add up on a small job when the council depot will not take the waste. Large deposits for a one-day visit are another warning sign, since payment on completion is a fair request for small work. Under the Home Building Act 1989, the NSW law for residential building work, work valued at more than $5,000 including labour and materials needs a contractor licence. Owners can confirm that licence, its classes and its expiry date through Service NSW.

Photos, Measurements and a Numbered List for Comparable Quotes
Quotes can only be compared line by line when every handyman receives the same written brief. Number each task, attach a photo and add a measurement where size matters, such as the width of a sash window or the length of a step. Note the suburb, how close the house is to the beach, the year it was built if known, and whether it is a house, a unit or a rental. For a newer home, add the completion date, so the handyman can tell you if an item belongs with the builder. Mention anything heavy or awkward to carry, such as a solid door going up a long flight of outdoor steps.
When the quotes come back, compare them job by job instead of by the final figure. Check that each one prices the same hardware, includes the same waste removal and treats travel the same way. A higher price that includes stainless hinges and a trip to the tip may cost less over time than a cheaper quote that leaves both out. Tall furniture should be secured with an anti-tip strap, a short strap that ties it to the wall, and the brief should say what the wall is made of. Wall anchors, the plugs or toggles that grip the inside of a drilled hole, differ for brick, plasterboard and timber, and Ramset, Fischer and Rawlplug make them. Plasterboard walls need a stud, one of the timber or steel uprights in the frame, behind anything heavy that hangs on them.
Long lists for an older cottage can justify a paid inspection visit, as long as its cost is credited against the final bill. Materials bought by the owner should be on site and checked before the handyman arrives, so no time is lost on missing parts. Makita, DeWalt and Milwaukee make the cordless drills and saws handymen carry on these jobs. Festool makes dust extractors, which keep fine dust down when a handyman sands a door or sash indoors. Hand tools still matter on small jobs, and Stanley makes the tape measures and hand planes used to ease sticking doors.
