Hire a Tiler Gold Coast QLD - Get Local Quotes

Tiling work on the Gold Coast ranges from a shower retile in a Surfers Paradise tower to large porcelain floors in a Hope Island canal home and outdoor tiles around a Palm Beach pool. Each of those settings changes how a tiler plans the job, the products they choose and what they charge for it. Apartment work depends on lift bookings, the contractor rules set by the body corporate and the hours a building allows for noisy cutting. Homes close to the surf need trims, drain grates and fixings made from materials that resist salt. Long rectified tiles, meaning tiles ground to exact straight edges for very fine grout lines, need a very flat base to avoid lippage, the small step between neighbouring tile edges. Around pools and outdoor showers, the slip classification of a tile matters just as much as its colour. The membrane under the tiles is the part you never see, yet its quality affects whether a shower or balcony stays dry for years after the tiler has left. Queensland law also applies here, because building work valued over $3,300 needs a contractor licensed by the Queensland Building and Construction Commission (QBCC), and the contract value caps the deposit. The prices on this page are 2026 estimates for labour across the city, and tiles, adhesive and membrane products are added on top unless a quote states otherwise. Post your job on The Quote Yard and we will connect you with licensed tilers across the Gold Coast who can quote on it.

What Pushes a Gold Coast Tiling Bill Up

What is involved
Tower jobs need lift bookings, protection and rubbish carried down in bags. Those steps add hours that a house job does not need.
Large porcelain tiles need a flatter base and two installers. Grinding and levelling the slab first can add a noticeable amount per square metre.
Beachside homes need grade 316 stainless trims and grates. Those parts cost more than standard grades but resist tea staining near the surf.
Old membranes that fail a flood test, where the area is filled with water to check for leaks, have to come out. Any balcony or shower that leaks cannot simply be tiled over.
Have every tiler list labour, preparation, membrane, materials and rubbish removal on separate lines, and name the tile, adhesive and trim products. Quotes set out that way are much easier to weigh against each other.

Booking a Tiler for a Gold Coast House or Apartment

Gold Coast tilers are estimated to charge $55 to $110 per square metre in 2026 for standard floor and wall tiling labour, which matches the Gold Coast band on the Queensland tiling services hub. Large porcelain, mosaics, herringbone layouts and work inside occupied towers are priced above that band, and small visits carry a minimum charge. Tiles, adhesive, grout, trims and the waterproofing membrane are separate costs, so two quotes with the same labour rate can still differ by thousands of dollars. Writing a clear scope is the simplest way to make the totals comparable, because every tiler then prices the same area, the same tile and the same preparation. Repair work such as replacing cracked tiles or relaying hollow ones has its own price list under tile repairs in Queensland, so the focus here is new tiling and full retiling.

Before calling anyone, decide what kind of job you have. Splashbacks and laundry floors can go straight to a tiler, while a full bathroom involves demolition, plumbing, a membrane and tiling in a fixed order. For the larger job you can hire a tiler who organises the other trades, or a builder who brings a tiler in, and whole-room budgets are set out under bathroom renovation in Queensland. Choosing the route first saves time, since a tiler asked to run a full renovation will either decline or add a margin for managing the other trades.

2026 Tiling Price Ranges From Coolangatta to Coomera

Gold Coast floor and wall tiling labour is estimated at $55 to $110 per square metre in 2026, with plain ceramic walls toward the lower end and heavily cut porcelain floors toward the top. Large format porcelain, meaning tiles of 600 by 1200 millimetres and bigger, is estimated at $75 to $140 per square metre because each tile needs two people, more adhesive and a flatter base. Retiling a small bathroom with a new membrane is estimated at $3,000 to $6,500 for labour and waterproofing, with tiles extra, which overlaps the whole-room figures in the small bathroom renovation cost guide. Outdoor and pool surround tiling labour is estimated at $65 to $125 per square metre, and a tiled kitchen splashback at $350 to $1,100 depending on its length and the number of power point cut-outs. Removing old tiles adds an estimated $30 to $70 per square metre before any new work starts. Every figure here is a 2026 estimate for normal weekday hours, before tower logistics, after-hours work or travel up to the hinterland.

Supply prices for tiles vary far more than labour does. Tile showrooms on the coast sell ceramic, porcelain and natural stone, and a thick outdoor porcelain can cost several times more per square metre than a basic wall ceramic. Some tilers supply tiles at trade price plus a margin, while others prefer you to buy them and quote labour alone. Whichever way you go, the quote should name who orders the tiles, who checks the batch number on delivery and who pays for breakages.

Tilers based on the coast may add a travel fee for jobs on Tamborine Mountain, in the Currumbin Valley or deeper in the hinterland. Steep driveways and long carries from the truck also slow the delivery of heavy porcelain to hillside homes. Sending photos and measurements before the site visit lets the tiler measure and quote in a single trip. Fixed price quotes for hinterland work should show any travel allowance on its own line. Quotes from a coastal tiler and a hinterland tiler can then be compared on the same basis.

Square Metre Rates, Day Rates and Minimum Charges

Gold Coast tilers price work in three ways, and one quote can mix them. Square metre rates suit open floors and plain walls, where the area measured from a plan converts directly into labour. Fixed prices suit bathrooms, laundries and splashbacks, because the time goes into cuts, corners, niches and sealant joints that a square metre figure does not capture. Day rates, estimated at $550 to $900 per tiler in 2026, suit repairs and jobs where the condition of the floor is unknown until the old tiles come up. Minimum charges, estimated at $250 to $450, apply to small visits such as replacing a few tiles or fitting one run of trims.

The labour rate rarely covers the work done before the first tile goes down. Grinding high spots, filling hollows with a levelling compound and priming the slab are separate preparation lines, and their rates are listed under floor levelling and screeding. Screed is sand and cement mortar spread to make a flat or sloping base, needed where a shower floor must have a fall to the waste, meaning a gentle slope toward the drain. Trims at edges, sealant in movement joints and carrying rubbish down to the street are further lines that cheaper quotes can leave out. Tilers who price each of these separately are far easier to compare with the others. You can then see whether a low total comes from a lower rate or from missing work.

Retiling a Bathroom Inside a Gold Coast Tower

Apartment towers in Surfers Paradise, Broadbeach and Main Beach add steps to a tiling job that a house never needs. The body corporate, the owners' group that runs the building under the Body Corporate and Community Management Act 1997, sets by-laws on noise, deliveries, the use of lifts and the removal of rubbish. Building managers may ask contractors for a certificate of currency, which proves their public liability insurance is current, a site induction and a booked slot in the goods lift before the first day. Protective pads in the lift, floor sheets in the corridor and a rule against cutting tiles on the balcony are other conditions to expect, and each one adds time that the tiler will price. Stripping a bathroom produces a large volume of heavy tile and mortar waste, which goes down in the lift in bags at agreed times, or through a rubbish removal service the building approves. Get the contractor rules in writing and send them to every tiler before they quote.

Work inside your unit, known as a lot, can still affect common property, the parts of the building that all owners share. Which parts of a bathroom belong to the body corporate or the lot owner depends on the scheme's plans and by-laws, so get the committee's answer in writing before work starts. Moving a floor waste (the drain in the floor), changing the shower position or core drilling, cutting a round hole, through the slab can need body corporate approval as well as a licensed plumber. Leave time for that decision, since committees meet on their own schedule and an answer to a request may take several weeks.

Parking is another cost that mainly affects tower jobs. If the building has no contractor parking, the tiler has to unload at the dock and park elsewhere, and paid parking across a week-long job adds to the price. Tilers who have worked in the same building before will already know the dock times, the lift rules and the building manager, which can save a day of setting up. Mention the building name when you request quotes so each tiler can say whether they know it. That detail also helps the tiler judge how much time to allow for carrying materials from the dock to the unit.

Tower Requirement What It Involves Who Arranges It Possible Cost Effect
Goods lift booking Set time slots for materials and rubbish Owner or tiler with the building manager Extra hours if slots are short
Contractor induction Building rules, exits and parking Tiler, before the first day Time added to the quote

Corridor and lift protection Pads, floor sheets and daily clean-up Tiler Small materials allowance
Rubbish removal Bagged waste carried down in the lift Tiler or a rubbish removal service Labour and tip fees

Swapping Carpet for Tiles Above Another Unit

Replacing carpet with tiles in a living area or bedroom changes how footsteps and dropped objects sound in the unit below. The Real Estate Institute of Queensland (REIQ) describes noise from hard floors such as tiles and timber as a common source of dispute in apartments, and notes that some schemes have by-laws restricting hard flooring. Section 167 of the Body Corporate and Community Management Act 1997 also deals with nuisance, which includes noise that interferes unreasonably with a neighbour. The REIQ advises any owner thinking about new flooring to check the by-laws first. Where a dispute reaches an adjudicator, the person appointed to decide it, the REIQ says the owner may be ordered to put carpet back or to add sound insulation under the floor.

Acoustic underlay is a resilient mat laid between the slab and the tiles to reduce the impact noise reaching the room below. Products differ in thickness and in their tested performance, so the tiler should name the product and show its test result against the level your by-laws or building guidelines require. The REIQ notes that adjudicators have consistently treated the Building Code of Australia criteria as a reasonable benchmark for noise transfer, and an acoustic engineer's report is considered necessary evidence in these disputes. The underlay raises the floor slightly, which affects door clearances and the step at the balcony sliding door. Underlay supplied and laid is estimated at $25 to $55 per square metre in 2026, and older Brisbane unit blocks face the same by-law questions covered in hiring a tiler in Brisbane.

QBCC Licences, Contracts and the Three Storey Warranty Limit

Building work valued over $3,300, counting labour and materials, must be done by a contractor holding a licence from the QBCC. The wall and floor tiling licence class covers cutting and fixing tiles to floors, walls, pools and spas, and its scope includes applying waterproofing for wall and floor tiling. There is also a separate waterproofing licence class, which covers applying, installing and repairing waterproofing as a trade in its own right. You can check a contractor's licence number and classes on the public register at the QBCC website, and a digital licence shown on a phone has the same legal standing as the card. Owners doing work on their own property need no licence for work valued at no more than $11,000, which matters if you plan to strip the old bathroom yourself. The membrane certificate a licensed installer should hand over is described under bathroom waterproofing in Queensland.

Deposits are capped by contract value under the QBCC rules. Work of $3,300 or less can carry a 20 per cent deposit, level 1 contracts of $3,301 to $19,999 a 10 per cent deposit, and level 2 contracts 5 per cent. Contracts above $3,300 must explain the five business day cooling-off period, which starts the day after you receive the full signed contract, and level 2 contracts come with the QBCC Consumer Building Guide. Progress payments must match the work done, so a contractor cannot claim more than half the price, deposit included, until at least half the work on site is finished. Paying more than the contract allows, or paying ahead of the schedule, weakens your protection under the Queensland Home Warranty Scheme.

That scheme covers residential building work over $3,300, and the licensed contractor collects the premium from you as part of the deposit and pays it to the QBCC within 10 business days of signing. The QBCC states that multi-unit buildings with more than three storeys above a car park are not residential construction work for the scheme and are not insurable. This rule matters a great deal on the Gold Coast, because a bathroom retile in a tall tower may carry no statutory home warranty, while the same job in a two storey townhouse would. Confirm with the QBCC how your building is treated before you sign, and rely more on the contractor's own written warranty and insurance where the scheme does not apply.

Balcony Tiles Over a Membrane: Falls, Outlets and Upstands

Balconies on coastal towers face wind-driven rain, salt and direct sun, and a tiled balcony stays watertight only while the membrane beneath it does. The membrane, a flexible waterproof layer bonded to the slab, has to turn up the walls as an upstand and run into the outlets so that water passing through the grout still drains away. External membranes fall under AS 4654 and internal wet areas under AS 3740, and both standards are published by Standards Australia. The tiles above need a fall to each outlet so water does not pond, and the door sill needs enough height above the finished tiles to stop water running inside in a storm. Laticrete, Davco and Bostik make liquid membranes for wet areas and outdoor use, and the product data sheet sets the number of coats and the cure time before tiling. Stripping and retiling a balcony is estimated at $400 to $800 per square metre in 2026, in line with the ranges for balcony waterproofing and repair.

Whether a balcony membrane belongs to the owner or to the body corporate depends on the scheme's plans and by-laws, and the answer tells you who approves and pays for it. New tiles should never go over an old membrane that is leaking, since the new finish would have to come up again to reach the fault. Bond breakers, strips that stop the membrane sticking at the joint between wall and floor so it can stretch as the building moves, belong at every corner and junction. Have the tiler photograph the membrane, the bond breakers and the flood test before any tiles cover them.

Trims, Grates and Fixings That Cope With Salt Air

Metal parts in a tiled area corrode and stain faster near the surf than they do inland. The Australian Stainless Steel Development Association advises grade 316 as the minimum within about five kilometres of the sea, warning that grade 304 is likely to show tea staining, brown marks where salt collects. On the Gold Coast, the beachside suburbs from Coolangatta to Main Beach lie well inside that distance, and the association notes that wind can carry the salt and the staining risk much further inland. Stainless tile trims, shower grates, balcony outlet covers and balustrade base plates all fall under that advice. Schluter-Systems makes tile edge profiles in stainless steel and aluminium, and Stormtech makes linear drainage grates for showers and outdoor areas, so a quote should name the alloy grade and not just the word stainless. The association also recommends a smooth surface finish, because rough finishes show far more tea staining.

Regular washing keeps stainless steel looking right in salty air. The association suggests washing stainless steel whenever nearby windows or glass are washed, and its cleaning advice is soap or a mild detergent in warm water, followed by a rinse with clean cold water. Grates in outdoor showers and pool areas also collect sand, which holds moisture against the metal and slows the flow to the drain. Aluminium trims with an anodised finish, a hardened protective surface layer, or a powder coated finish suit some designs, though cut ends and scratches expose bare metal to the salt. Dry Treat makes penetrating sealers for natural stone and unglazed tiles, which help outdoor stone resist salt and staining when the sealer is renewed on the maker's schedule.

Large Format Porcelain in Canal and Coastal New Builds

Owners on canal estates such as Hope Island and Broadbeach Waters, or in northern suburbs such as Coomera and Pimpama, may choose large porcelain tiles running from the kitchen out to the alfresco. Rectified tiles have their edges ground after firing so every piece is the same size, which allows grout joints of two or three millimetres. Fine joints and long tiles make any unevenness in the slab show up as lippage, which is easy to see and can be felt underfoot. Long tiles can also have a slight bow from the kiln, so the maker's installation guide should state how far each row may be shifted when tiles are laid in a staggered pattern. Owners of new estate homes north and west of Brisbane face similar questions, and local detail is available from tilers in Moreton Bay and Redcliffe and tilers in Ipswich and the Lockyer Valley.

Tile levelling systems hold neighbouring edges level while the adhesive sets. Raimondi makes a levelling system of clips and wedges, and the clips are snapped off once the adhesive has cured. Back-buttering, spreading a thin coat of adhesive on the back of each tile as well as the floor, helps large tiles make full contact with the bed, which matters outdoors and in wet areas. Mapei, Ardex and Kerakoll make cement-based adhesives graded for large porcelain tiles, and the data sheet for the chosen product sets the trowel size and coverage. Cutting long tiles cleanly takes a long rail cutter or a wet saw, and Rubi, Montolit and Sigma make manual tile cutters in lengths that suit big formats. Any quote that names the levelling system, the adhesive and the cutting method shows that the tiler has planned for the tile you picked.

Slip Ratings Around Pools, Alfresco Areas and Outdoor Showers

Slip resistance in Australia is tested under AS 4586, which grades surfaces from P0 to P5 with a wet pendulum test, where a rubber slider swings across a wet tile to measure grip. Another test uses a tilting ramp coated with oil, and its results are given as R9 to R13. The standards handbook SA HB 198 recommends at least P4 for swimming pool surrounds and P5 for ramps and stairs that lead into the water. Glossy porcelain that suits a lounge room can fall well short of those classes, so the outdoor tile needs its own test report. Pool coping, the edge tiles or pavers along the top of the pool wall, is right beside the water and needs both a suitable class and a rounded edge that is comfortable to sit on.

Pool areas bring other trades and rules into the job. The pool barrier has to stay compliant while tiles and coping are replaced, so no fence panel or gate should come off without a plan for temporary fencing from a pool fencing contractor. The expansion joint between the coping and the surrounding paving needs a flexible sealant, not grout, while tiles inside the pool shell are a job for pool tile and surface repairs specialists. Outdoor tiles in full sun expand and contract each day, so movement joints, flexible sealant-filled gaps that let the tiled surface move, are needed at the edges and across larger areas. Existing surfaces that are too slippery can also be treated with non-slip coatings or strips where retiling is not planned.

Who Does What: Tiler, Waterproofer, Plumber and Electrician

Each bathroom retile involves several licensed trades, and the order they work in matters. The plumber disconnects fixtures, moves or replaces wastes and sets the height of the floor waste, then the tiler or a separate waterproofer screeds the floor and applies the membrane. Plumbing work in Queensland needs a licence at any value, so moving a shower waste is a job for a plumber, whom you can book through hiring a plumber on the Gold Coast. Heated floor mats under tiles need a licensed electrician for the connection and thermostat, and you can find one through hiring an electrician on the Gold Coast. The membrane then cures for the time stated on its data sheet before any tile goes on, and humid weather can stretch that wait. Where a new shower screen is part of the job, the glazier fits it only after the grout and sealant have fully cured.

Each handover between trades can lead to damage that no single trade accepts responsibility for. Drilling through a finished membrane, or covering a waste set at the wrong height, creates a fault that shows up as a leak months later. Agree in writing who inspects each stage, and keep dated photos of the screed, the membrane, the bond breakers and the flood test. The full sequence for a Queensland bathroom, from strip-out to the final sealant, is set out step by step in bathroom tiling across Queensland.

Dust, Silica and Asbestos in Older Coastal Units

Cutting and grinding tiles releases respirable crystalline silica, a fine dust that can scar the lungs when breathed in over time. Queensland's code of practice for managing silica dust in construction took effect on 1 May 2023, and it lists tiles among the materials that contain crystalline silica. One example in the code is a worker using a tile saw with an integrated water feed for wet cutting, and the code names water suppression and on-tool dust extraction as proven controls. The code and its guidance are published by Workplace Health and Safety Queensland. Inside a tower, dust can also spread into corridors and shared spaces, so cutting outdoors or in a set area is a sensible condition to agree.

The national engineered stone ban took effect in Queensland on 1 July 2024, but it does not stop tilers working with porcelain. Workplace Health and Safety Queensland states that porcelain and resin-free sintered stone, a stone-like slab fused under heat and pressure, are exempt, so porcelain tiles can still be cut and laid with dust controls. Engineered stone benchtops are a separate matter, and an owner replacing a vanity top in the same project will need a different material, such as porcelain, sintered stone without resin or natural stone. Tilers who also fit benchtops should be able to explain which of those materials they can cut and install with the right dust controls.

Homes built in the 1950s to the 1980s can contain asbestos in their building materials, and the Queensland Government's asbestos website notes that laboratory analysis of a sample is the only way to be certain. That matters before old wall sheeting, vinyl or tiles come out of an older unit or beach house. Testing a few samples with a written report is estimated at $350 to $800 in 2026 through asbestos testing and inspection services. If a result is positive, removal goes to a licensed removalist through asbestos removal, and the tiler starts only once that work is cleared. Booking that test into the schedule avoids stopping work halfway through the strip-out.

Work Hours, Deliveries and Council Noise Rules

The City of Gold Coast limits noisy building work and deliveries to 6:30am to 6:30pm, Monday to Saturday, with no work allowed on Sundays and public holidays. Those hours are published on the City of Gold Coast website, which also describes an after-hours exemption permit for work that cannot be done in standard hours. That permit is assessed within 10 business days, carries fees and may need an acoustic report, so it suits large projects more than a single bathroom. Body corporate by-laws in a tower can set narrower hours, such as a later start or quiet periods for cutting, and the tiler has to follow whichever rule is stricter. Three days of work in a house can stretch to five when cutting is only allowed for part of each day.

Deliveries of tiles and adhesive also need planning. Pallets of porcelain are heavy, tower loading docks may only take trucks at booked times, and a narrow canal street may leave no room for a truck to unload. Tiles left on a balcony or in full sun can be stained or chipped before they are laid, so agree where materials will be stored. Where a truck must stand in the street for a large delivery, the council's temporary road closure team deals with the approvals.

Tiling Over Old Tiles to Avoid a Full Strip-Out

Laying new tiles over old ones avoids heavy demolition, which appeals in a tower where rubbish removal is slow and noise is restricted. It only works when the old tiles are firmly bonded, flat and free of cracks, so the tiler should tap every tile and lift any that sound hollow. The added height affects door clearances, the balcony door edge and the step into a shower, and a floor waste set for the old floor may end up too low. In a wet area the membrane under the old tiles cannot be inspected or renewed, so tiling over a shower floor leaves an unknown membrane in place. Adhesive makers publish primers and products for bonding to glazed tiles, and the tiler should follow the data sheet for the chosen system.

Wall tiles are a different case from floors. Extra weight on plasterboard or old fibre cement sheeting can exceed what the lining is designed to carry, so the combined weight needs checking against the board maker's limits. Wedi makes waterproof building boards and shower floor elements that can replace damaged linings in a retile, and Decina makes acrylic shower bases for owners who prefer a one-piece base to a tiled shower floor. Both options change the scope, so they belong on the quote as separate choices with their own prices. For a unit bathroom where the membrane is old or unknown, the safer path is a full strip-out with a new screed and membrane, even though it costs more and takes longer. That decision is easier once the tiler has lifted a test tile in a hidden spot and checked what lies underneath.

Situation Tile Over? Main Risk What to Ask For
Sound, flat floor tiles in a dry room Possible Door and threshold heights Tap test results and a named primer
Floor tiles in a shower recess Not advised Old membrane left unchecked Full strip and a new membrane
Cracked or hollow tiles No New tiles crack along the same lines Removal and a level base
Glazed wall tiles on sound sheeting Possible with care Extra weight on the lining Weight checked against the board maker's limits
Balcony over an old membrane Not advised Hidden leaks into the unit below Flood test before deciding

Defects, Written Notices and QBCC Time Limits

If tiles crack, lift or leak, send the contractor a written notice listing each defect with photos and a time to fix it, such as the 14 days the QBCC uses as an example. If the contractor does not respond, a complaint about defective work can go to the QBCC, and the time limits are strict. Under the home warranty scheme, for non-structural defects you must notice the problem within 6 months of completion and lodge a claim within 7 months of completion. Structural defects are covered for 6 years and 6 months, but the claim must be lodged within 3 months of noticing the defect. The QBCC decides how a defect is classed, so describe the full extent of any water damage to framing, ceilings or the unit below.

Disputes that the QBCC process does not settle can go to the Queensland Civil and Administrative Tribunal, known as QCAT, which hears domestic building disputes. Keep the contract, any variations (agreed changes to the work or price), invoices, product data sheets, the membrane certificate and the stage photos together in one place. Spare tiles from the same batch are useful evidence too, and they are the only way to replace a cracked tile without a visible patch. Store at least one full box in a dry cupboard for as long as you own the property.

Warning Signs in a Gold Coast Tiling Quote

A quote that names no tile, adhesive, grout or membrane product leaves you nothing to measure the finished work against. The quote should also say whether natural stone or unglazed tiles will be sealed after grouting, and with which product. Check that preparation is priced on its own lines, including removal, grinding, levelling and the screed to falls in a wet area. In a tower, look for lift bookings, protection, rubbish removal and any restricted hours, since leaving them out means the price rises later or the work is rushed. Near the beach, trims and grates should carry a stated stainless grade, and outdoor tiles should come with their slip classification. For any job over $3,300, the quote or contract should show the contractor's QBCC licence number, and the deposit should fall within the legal cap.

Some offers are reasons to stop and keep looking. A deposit above the cap for the contract value, a request for cash with no invoice, or a promise to tile over a leaking shower floor all fall into that group. So does a tiler who says the membrane can be skipped because modern tiles are waterproof, since tiles and grout let water through and only the membrane keeps it out. Check any price far below the others item by item against the scope before you accept it.

What a sound quote shows
Tile, adhesive, grout and membrane products named in writing.
Removal, grinding, levelling and screeding priced on their own lines.
Lift bookings, protection and rubbish removal included for towers.
Stainless grade stated for trims and grates near the beach.
Slip classification shown for outdoor and pool tiles.
The QBCC licence number and a deposit within the legal cap.

Promises to skip the membrane because modern tiles are waterproof.

Deposit requests above the cap for the contract value.

Any Gold Coast quote far below the others needs a line by line check against the written scope before you sign it.

Collecting Like-for-Like Quotes From Gold Coast Tilers

Each tiler should price the same written scope, so prepare one before anyone visits. Include the suburb, the building type and floor level, the room sizes, photos of the existing tiles and any damage, and the tile you have chosen or your budget per square metre. For a unit, attach the building's contractor rules, the lift booking process and the permitted hours. For a beachside home or a pool area, say that you want 316 stainless trims and grates and a tile with a stated slip classification. Ask each tiler to separate labour, materials, preparation, waterproofing and rubbish removal so the totals can be compared item for item.

Three written quotes give a fair spread for a bathroom or a large floor. Check how long each price holds, the start date, the expected number of working days and how the membrane cure time fits into the work schedule. Owners with property elsewhere in the south east can compare tilers in Logan and the Redlands or tilers on the Sunshine Coast, where housing types and travel differ. Per square metre bands for the capital are listed under Brisbane tiling costs and can be read beside the Gold Coast figures here. Choose the quote that matches the scope most closely, not simply the lowest total. Keep the accepted quote with the contract so any later variation can be checked against what was agreed.

Gold Coast Tiler FAQ

Why does a tower bathroom cost more to retile than a house bathroom?
Towers add lift bookings, a contractor induction, lift and corridor protection, and rubbish carried down in bags at set times. Body corporate by-laws can also shorten the hours when tiles may be cut, which stretches the job over more days. Those items should appear as their own lines on the quote. Labour for the tiling itself is estimated at $55 to $110 per square metre in 2026, the same band as a house.
Can my body corporate stop me replacing carpet with tiles?
Some schemes have by-laws that restrict hard floors, and section 167 of the Body Corporate and Community Management Act 1997 deals with nuisance such as noise. The Real Estate Institute of Queensland says an adjudicator may order hard floors replaced with carpet or extra sound insulation added. Check your by-laws and get written approval before you order tiles.
Does the home warranty scheme cover tiling in a high-rise unit?
The Queensland Home Warranty Scheme covers residential building work over $3,300. The QBCC states that multi-unit buildings with more than three storeys above a car park are not insurable under the scheme. Confirm your building's status with the QBCC and rely on a written workmanship warranty where the scheme does not apply.
Which stainless steel grade should trims and grates be near the beach?
The Australian Stainless Steel Development Association advises grade 316 as a minimum within about five kilometres of the sea. Lower grades such as 304 are likely to tea stain, which leaves brown marks on the surface. Ask the tiler to name the alloy grade of every trim, grate and outlet cover on the quote.
What slip classification do tiles around a pool need?
Slip resistance is classed from P0 to P5 under AS 4586 using a wet pendulum test. The handbook SA HB 198 recommends at least P4 for pool surrounds and P5 for ramps and stairs leading into the water. Ask for the test report for the exact tile and finish you are buying.
What is lippage and how do tilers keep large tiles flat?
Lippage is the small height difference between the edges of neighbouring tiles, and it shows most on large rectified tiles with fine grout joints. Tilers reduce it by flattening the base first, back-buttering each tile and using a levelling system. Raimondi makes a clip and wedge levelling system that holds the edges level while the adhesive sets.
How much deposit can a tiler ask for in Queensland?
Under the QBCC rules the deposit is capped at 20 per cent for work of $3,300 or less. The cap is 10 per cent for a level 1 contract from $3,301 to $19,999 and 5 per cent for a level 2 contract of $20,000 or more. Progress payments after that must match the work completed on site.
Can new tiles go straight over the old ones in my unit?
Tiling over old tiles can work in a dry room when the existing tiles are flat, firmly bonded and free of cracks. It is not advised in a shower recess or on a balcony, because the old membrane underneath cannot be checked or renewed. Door clearances, thresholds and the floor waste height all need checking before you agree to it.
What hours can tilers work on the Gold Coast?
The City of Gold Coast allows noisy building work and deliveries from 6:30am to 6:30pm, Monday to Saturday. No noisy building work is allowed on Sundays and public holidays without an after-hours permit. Tower by-laws can set shorter hours, and the tiler must follow the stricter rule.
Does the engineered stone ban affect porcelain tiles?
Workplace Health and Safety Queensland states that porcelain and sintered stone products without resin are exempt from the ban that began on 1 July 2024. Porcelain tiles can still be cut and laid, but the silica code of practice expects wet cutting or on-tool dust extraction. The ban does stop new engineered stone benchtops being installed.

Gold Coast Tiling Specialists

For Trades & Contractors - QLD

Tiling on the Gold Coast depends on other trades for the parts a tiler cannot do. Wastes and fixtures need a licensed plumber, heated floors and new power points need an electrician, and old sheeting may need an asbestos test and a licensed removalist. These are trades that Gold Coast owners may need to book alongside a tiling job.

We connect you with independent local tradies and service providers, we don't perform any trade work ourselves. Tradies provide their own quotes directly to you. Always confirm licensing, insurance, and scope of work before engaging any provider.

All Queensland tradies are required to hold appropriate QBCC licences. Verify at the Queensland Building and Construction Commission.
Prices are estimates based on typical Gold Coast tiling rates in 2026. Your final price will depend on the tile, the floor or wall preparation and access, so compare written quotes that list labour, materials and waterproofing separately.
