Sunshine Coast Handyman Rates
These are 2026 estimates for weekday handyman work on the Sunshine Coast. Your price depends on the travel distance, how many jobs are grouped into one visit, the timber and fittings chosen, and whether part of the work needs a licensed electrician, plumber, builder or pest controller.
Hire a Handyman Sunshine Coast QLD - Get Local Quotes
The Sunshine Coast runs from Pelican Waters and Caloundra north to Noosa, and inland to the timber villages of the Blackall Range and the farms of the Mary Valley. The kind of handyman work a home needs changes along that stretch of the coast and hinterland. Brick and rendered homes near the beaches need doors eased, screens replaced and plaster patched, while older timber houses at Maleny, Montville and Mapleton bring rotten deck boards, worn stair treads and damp trim. Range roads and long rural driveways add travel time that a job in Maroochydore or Kawana does not. Some homes are holiday houses, weekenders or investments whose owners live in Brisbane or interstate, so keys, access and photo reports matter as much as the repair itself. Warm, humid summers let mould grow in closed rooms and wardrobes, and termites can hollow out a skirting board before anyone notices the damage. Older owners who want to stay in their own homes can have grab rails, lever handles and safer steps fitted, and some qualify for a state subsidy toward the labour. Handymen may take on work valued at up to $3,300 without a Queensland Building and Construction Commission (QBCC) licence, but electrical, plumbing and chemical termite work always need licensed trades. The prices on this page are 2026 estimates for weekday work during normal hours, and jobs up on the range can carry a travel charge. Post your job on The Quote Yard and we will connect you with local handymen across the Sunshine Coast who can quote on it.

What Lifts a Sunshine Coast Handyman Bill
Booking a Handyman for a Sunshine Coast or Noosa Home
Handymen working between Caloundra, the Blackall Range and Noosa charge about $70 to $115 an hour in 2026, with a minimum charge of $95 to $170 for a short weekday visit. A minimum charge is the smallest bill a handyman will send for any booking, and it can include the trip and up to an hour of work. Queensland has no general handyman licence, but the Queensland Building and Construction Commission (QBCC) requires a licensed contractor once a building job passes $3,300 including labour, materials and GST. You can compare statewide rates for common jobs, and the limits on electrical and plumbing work, in our Queensland handyman services guide. The figures on this page are 2026 estimates and assume weekday work during normal hours.
Handyman work on the Sunshine Coast falls into a few groups, and each one suits a slightly different kind of tradesperson. Coastal suburbs from Kawana to Peregian have brick and rendered houses, townhouses and units, where common jobs include doors, screens, plaster and fittings. Up on the Blackall Range at Maleny, Montville and Mapleton, older timber houses with decks and outdoor stairs bring carpentry repairs and rot. Another group is homes whose owners are not there, such as holiday houses, weekenders and investment properties owned by people living in Brisbane or further away. Older residents who want to stay in their own homes may want grab rails, lever handles and safer steps. Telling the handyman which group your home belongs to helps them bring the right timber, fixings and tools on the first visit.
What Common Handyman Jobs Cost Here in 2026
One full day of handyman labour costs about $540 to $900 in 2026, and a half day booking costs $290 to $490 for one person. Single jobs booked on their own cost more per hour because the minimum charge still applies, so a $90 to $180 price for a key safe covers the drive and setup as well. Replacing a rotten hardwood deck board costs $60 to $110 per board, and a broken outdoor stair tread, the part of a step you stand on, costs $150 to $350 each. Cleaning off mould stains and repainting the ceiling and walls of one room costs $180 to $450 once the cause of the damp has been fixed. Fitting a stainless steel grab rail into solid backing costs $150 to $360 per rail, and swapping a round knob for a lever handle costs $70 to $150 each. These bands overlap the rates for hiring a handyman in Brisbane, and the main local addition is a travel charge of $40 to $120 for homes on the range or in the Mary Valley.
Materials can vary a great deal between two quotes for the same job. Hardwood deck boards, marine grade fixings and stainless rails cost several times more than pine, zinc plated screws and chrome rails, and a cheaper quote may have priced the cheaper version without saying so. Each quote should name the timber species, the fixing type and the product model for any part the handyman supplies. With that detail in writing, you can see whether a lower total comes from a lower hourly rate or from different materials.
| Job | 2026 Estimate | How It Is Charged | What Moves It |
|---|---|---|---|
| Handyman labour, weekdays | $70 - $115 per hour | Hourly after the minimum | Travel and booking length |
| Half day, one handyman | $290 - $490 | Block booking | Number of jobs grouped |
| Full day, one handyman | $540 - $900 | Block booking | Materials collected on the day |
| Key safe fitted | $90 - $180 | Supplied and fixed | Brick, block or timber wall |
| Hardwood deck board replaced | $60 - $110 per board | Per board | Species and board length |
| Outdoor stair tread replaced | $150 - $350 each | Per tread | Condition of the stringers (side boards) |
| Deck cleaned and oiled | $18 - $35 per m² | Per square metre | Grey timber and access |
| Mould stains treated, room repainted | $180 - $450 per room | Per room | Primer coats and ceiling height |
| Grab rail fitted | $150 - $360 per rail | Per rail | Tiled or timber wall |
| Sticking door eased and resealed | $100 - $250 | Per door | Swelling and hinge wear |
Call-Out Fees, Hourly Blocks and Fixed Job Prices
A call-out fee is a flat charge for travelling to the home, and some Sunshine Coast handymen add it on top of the hourly rate while others include it in a minimum charge. Either way, a 20 minute job such as tightening a gate latch can cost as much as an hour of work, because the drive and parking still take time. After the minimum, each handyman bills time in set blocks, such as 15 or 30 minutes, and the block size should appear on the quote. Fixed prices suit jobs with a clear scope, such as fitting four grab rails or replacing six deck boards that have already been inspected.
Jobs where the extent of the damage is unknown, like rot under a deck or termite damage behind a skirting board, are fairer on an hourly basis with a cap that you agree in writing. Materials are billed either at cost with a receipt or with a markup that covers the time spent buying and carrying them. Driving from Maroochydore to a timber yard and then up to Montville can take an hour before the handyman arrives, so find out whether that time is charged. Waste removal also changes the total, since old deck boards, rotten trim and broken fittings have to go to a council facility or a skip. Weekend and public holiday work carries a loading on the weekday rate, and that loading should be shown as a percentage or a separate hourly figure. Grouping several small jobs into one half day booking removes repeated minimum charges and is the simplest saving available.

Coast Suburbs, Range Villages and the Mary Valley: Who Travels Where
Coastal suburbs between Caloundra and Coolum are within easy reach of handymen based in Maroochydore, Kawana or Caloundra, and quotes there rarely include a travel charge. Noosa Heads, Noosaville, Tewantin and Sunshine Beach are in Noosa Shire, and a handyman based there may treat a trip south past Coolum as a longer journey. The Blackall Range villages of Maleny, Montville, Mapleton and Flaxton involve a climb on winding roads, and a coastal handyman may add $40 to $120 to cover the extra time on the road. Kenilworth and the Mary Valley are further again, so a handyman who lives in the hinterland can be cheaper than a coastal business for those homes. Asking for a handyman who lives near the job is a fair request, and it can remove the travel charge from the quote entirely.
Distance also changes how a handyman plans the day, since a range visit leaves less time for a second job elsewhere. For that reason, some handymen set a half day minimum for jobs above Maleny or out at Kenilworth. Grouping every job at a range property into one long visit is the cheapest way to work within that condition. If two neighbours on the same road need work, booking them for the same day can also lower each household's share of the travel charge.
| Area | Typical Homes | Common Handyman Jobs | Travel Factor |
|---|---|---|---|
| Caloundra, Kawana and Pelican Waters | Brick houses, units and canal homes | Doors, screens, plaster and fittings | Rarely a travel charge |
| Mooloolaba, Maroochydore and Buderim | Units, townhouses and hillside houses | Unit repairs and outdoor steps | Parking and building access |
| Coolum, Peregian and Noosa | Beach houses and holiday homes | Check visits and key safes | Noosa based handymen for the north |
| Nambour, Palmwoods and Woombye | Older timber and brick houses | Doors, rot repairs and stairs | Short drive from the coast |
| Maleny, Montville, Mapleton and Flaxton | Timber homes with decks on slopes | Deck boards, treads and damp timber | Range travel fee |
| Kenilworth, Eumundi and Cooroy | Acreage, farmhouses and sheds | Gates, shed doors and long job lists | Half day minimum possible |
Keys, Photos and Sign-Off for Owners Who Live Elsewhere
Owners of Sunshine Coast holiday houses and rentals who live in Brisbane or interstate need a way to let the handyman in and to check the work without driving up. A key safe, a small locked box fixed to a wall that holds a door key behind a code, is the simplest answer, and fitting one costs $90 to $180. Master Lock makes wall mounted key safes with push button and dial codes, and the safe should be screwed into masonry or a stud, the timber or steel frame member inside a wall. Change the code after each trade has finished, and keep a record of who was given it and when. If the home has a monitored alarm, ask your Sunshine Coast security installer to set up a temporary user code for trades, never the master code. In a strata building, the building manager may hold keys and may need notice before letting a trade in.
Photo sign-off means agreeing before the visit which photos the handyman will send when each job is finished. The request should cover a wide shot showing where the repair is, a close shot of the finished work, and a photo of any part that was removed. For hidden work such as a new deck joist, the horizontal timber that deck boards are fixed to, a photo taken before the boards go back on is the only record you will have. Release the final payment once the photos arrive and match the job list.
Time spent waiting at a locked gate, or driving back to collect a key, can be charged at the hourly rate, so test the access plan before the booking day. Asking a neighbour or property manager to confirm that the gate was shut and the house locked afterwards adds a second check at no cost. Tell the handyman where the water shut-off and the switchboard are, in case a fitting leaks or a drill finds a cable. If pets, pool gates or a vegetable garden need care, put those instructions in the same message as the code. Keeping all of it in one written note avoids phone calls while the handyman is on site.
When You Cannot Be There
A Routine Check Visit for Holiday Houses and Weekenders
Some owners book a handyman for a routine check visit every few months, paying $120 to $260 for an hour or two of checking and small fixes plus a photo report. On the visit the handyman opens the house, checks that doors and windows close and lock, looks for water stains on ceilings, and walks the deck and steps for soft boards. Faults for licensed trades, like a dripping pipe or a safety switch that keeps cutting the power, should be photographed and reported, not repaired on the spot. Leaks and drainage smells go to a Sunshine Coast plumber, and power faults to a Sunshine Coast electrician. Agree in writing what the handyman may fix without asking, with a dollar limit, so small faults are dealt with on the day.
Every private house, townhouse and unit in Queensland must have interconnected photoelectric smoke alarms by 1 January 2027, under rules published by the Queensland Fire Department. Interconnected means that when one alarm senses smoke, every alarm in the home sounds together, and photoelectric alarms detect smoke with a light sensor in place of the older ionisation type. Alarms are needed on each storey, in each bedroom and in hallways that connect bedrooms to the rest of the home. Handymen can fit battery powered alarms that link to each other wirelessly, but any hardwired alarm must be installed by a licensed electrician. Holiday houses that stand empty for months are easy to overlook, so a check visit before the deadline is a sensible time to count the bedrooms and hallways. You can compare supply and fitting prices, and battery against hardwired systems, on our page for smoke alarm installation.
| Check | What Is Looked At | Done on the Day | Passed To |
|---|---|---|---|
| Doors and windows | Locks, latches and swollen frames | Ease, adjust or lubricate | Locksmith for failed locks |
| Ceilings and walls | Water stains and mould spots | Photo and report | Plumber or roof plumber |
| Decks and steps | Soft boards and loose rails | Refix or replace a board | Builder if joists are rotten |
| Smoke alarms | Age, type and interconnection | Battery alarms tested or fitted | Electrician for hardwired alarms |
| Fly screens | Tears and loose frames | Re-mesh or refit | Screen maker for new frames |
| Outdoor taps and hoses | Drips and damp ground | Photo and report | Licensed plumber |
Timber Houses on the Blackall Range: Decks, Steps and Damp Wood
Homes on the range at Maleny, Montville, Mapleton and Flaxton include timber houses with wide verandahs, outdoor stairs and decks built to face the view. Timber on the shaded side of a house can stay damp for long periods after rain, especially where garden beds or shrubs grow against it. Rot starts where water collects, such as the top of a joist under a board, the cut end of a stair tread, or the bottom of a door frame that rests on a wet deck. Probing suspect timber with a screwdriver is a quick test, and soft wood that gives way under light pressure needs replacing, not filling. Selleys makes Knead It, an epoxy putty for small timber repairs, and Gorilla Glue makes a water resistant wood glue for joining new pieces of trim. The cause of the damp should be dealt with at the same visit, whether that means cutting plants back, clearing a blocked gutter or opening a gap so water drains off the deck.
Some range houses stand on timber or concrete stumps, the short posts that hold a raised house off the ground, and those are structural parts of the building. Replacing or packing a stump changes how the house is supported, so a licensed builder should do it, and you can book one for restumping. After the builder has finished, a handyman can fix the things that show the movement, such as a door that has started to stick. Blocked vents or a damp space under the floor feed rot in the timber above, and that problem can be assessed through subfloor repairs and ventilation. On older range homes, a handyman who works with timber every week is a better fit than one who mainly assembles furniture.
Where Rot Starts on a Range House
Rotten Deck Boards, Loose Balustrades and the Point Where a Builder Takes Over
Replacing a handful of deck boards is handyman work, but the job changes once the frame underneath is involved. Boards rest on joists, and the joists rest on bearers, the larger beams that carry the deck's weight down to the posts or stumps. If probing shows rot in joists or bearers, the repair is structural, and once the total passes $3,300 including labour, materials and GST a QBCC licensed contractor must do it. Larger frame repairs and pergola work can be booked through deck and pergola repairs. New boards should match the existing species and width, since a mismatched board moves differently and can leave a trip edge.
Balustrades, the rails and posts along the edge of a deck or stair, protect against falls and need more care than a cosmetic repair. Under the Housing Provisions of the National Construction Code, published by the Australian Building Codes Board, a barrier is required on a deck or other floor where a person could fall 1 metre or more. Stairs that rise 1 metre or more need a handrail on at least one side for their full length. On a range block that slopes away from the house, a deck that looks low at the front can be well over 1 metre above the ground at the back. Loose balusters, the upright bars between the rails, can be tightened or replaced by a handyman, while new or rebuilt balustrades can be booked through deck balustrade and handrail repairs. Nobody should lean a ladder or a heavy load on a balustrade that may be loose until it has been checked.
New boards can look brighter than the old ones at first, and an oil or stain helps them fade to a colour closer to the old boards. Intergrain makes UltraDeck timber oil, and Cabot's makes deck and exterior stains, both of which go on once the new timber is dry. Oiling the whole deck at the same visit gives a more even colour, and you can book deck staining and oiling as a separate job. Screws should suit the timber and the setting, and stainless steel screws resist rust better than plated ones on a deck that stays damp.
| Deck or Stair Problem | 2026 Estimate | Who Does It | Check First |
|---|---|---|---|
| One to five boards replaced | $60 - $110 per board | Handyman | Joists under the boards |
| Stair tread replaced | $150 - $350 each | Handyman or carpenter | Stringers holding the treads |
| Loose baluster or rail refixed | $90 - $240 | Handyman | Post fixings at the base |
| Deck cleaned and oiled | $18 - $35 per m² | Handyman or painter | Board moisture before oiling |
| Joists or bearers replaced | $1,800 - $6,500 | QBCC licensed builder or carpenter | Licence once over $3,300 |
| New balustrade along a deck edge | $250 - $600 per metre | Licensed builder or balustrade installer | Height of the fall below |
Mould on Painted Timber and Plaster: Repairs After the Cause Is Fixed
Warm, humid summers on the coast and the range let mould grow on ceilings, wardrobe walls, painted timber and the backs of doors, particularly in rooms that stay closed. Painting over mould without cleaning it and drying the room lets the spots come back through the new paint. Mould advice on the Queensland Government website says bleach is not an effective mould killer and recommends rubber gloves and an N95 or P2 disposable respirator for larger clean-ups. Where mould has stained plasterboard, the gypsum sheet lining used on walls and ceilings, a stain blocking primer goes on before any topcoat. Dulux and Taubmans make primers and ceiling paints for this work, and the cleaned surface should be completely dry before the first coat.
Repainting only lasts if the source of the moisture has been found and fixed first. Stains that grow after rain point to a roof or gutter leak, while mould spread evenly across a ceiling points to poor airflow and steam from showers and cooking. Leaks go to a plumber or roof plumber, and a wired exhaust fan or ceiling vent needs a licensed electrician. Badly stained or soft plasterboard can be cut out and patched, and CSR makes Gyprock plasterboard in standard and moisture resistant sheets for that repair. Larger or recurring growth, or mould inside wall cavities, should go to mould remediation specialists who can measure moisture and remove affected linings.
Before a Mould Repaint
Hollow Skirting Boards and Who Deals With Termites
Termites eat timber from the inside, so damage can first appear as a skirting board that sounds hollow or crumbles when a vacuum cleaner knocks it. If you find live termites, leave them undisturbed and call a licensed pest controller before any timber is removed. Chemical termite treatment needs a QBCC termite management chemical licence at any job value, and the person doing it must also hold a pest management licence issued by the Department of Health. Handymen cannot treat termites or install barriers, but they can replace damaged skirting boards, architraves around doors and windows, and sections of door jamb, the timber lining of a door opening. Ask for the pest controller's report before booking repairs, since it shows how far the damage runs. Damage to structural timbers such as wall studs, floor joists or roof framing is building work, and a licensed builder should quote it through termite damage repairs.
Book a full inspection through termite inspection and treatment when trim damage turns up, because the visible part may be a small piece of the problem. Matching the profile, the shaped face of an old skirting or architrave, is the hardest part of trim repairs, since some older shapes are no longer made. The handyman may need to buy the closest profile, have a short length milled, or replace the trim around a whole room so it matches. That choice can move the price from about $180 to well over $480 per room, so the quote should state which approach is planned.
| Task | Who Does It | Licence | 2026 Estimate |
|---|---|---|---|
| Termite inspection with written report | Pest controller | Pest management licence | $250 - $450 |
| Chemical soil treatment | Pest controller | QBCC termite chemical and pest management licences | $1,800 - $4,500 |
| Skirting or architrave replaced | Handyman | None for work up to $3,300 | $180 - $480 per room |
| Door jamb section replaced | Handyman or carpenter | None for work up to $3,300 | $250 - $600 |
| Wall studs or floor joists repaired | Licensed builder | QBCC licence over $3,300 | Quoted after inspection |
Grab Rails, Lever Handles and a Labour Subsidy for Over-60s
Small changes can make a home easier to live in as its owners get older, and a handyman can fit several of them in a single visit. Practical starting points include grab rails beside the toilet and shower, lever handles, a second stair handrail and battery sensor lights, and the rails can be booked through grab rail and safety rail installation. Enware makes stainless steel grab rails in a range of lengths, and Gainsborough makes lever door handles, which are easier to turn than knobs for people with a weak grip. A grab rail can only take the load its fixing allows, so it has to be screwed into studs, solid masonry or a timber plate added behind the lining, not into plasterboard alone. Bosch makes wall scanners that find studs and hidden cables before drilling, which matters on a tiled bathroom wall where a wrong hole is hard to hide. Outdoor steps at a range house need the same solid fixing for a handrail, and longer runs can be quoted through external stair and ramp handrails.
Home Assist Secure is a Queensland Government program that subsidises handyman and trade work for people aged 60 or over, or any age with a disability, who hold a Pensioner Concession Card. It subsidises labour up to $200 per job and $500 a year, on jobs costing $1,500 or less in total, and the person pays any cost above the subsidy. Eligible work includes minor modifications such as grab rails and easy turn taps, lock repairs, key safes and smoke alarm installation. Local providers can be found by entering a suburb name on the Queensland Government website, or by calling 13 74 68.
If the person qualifies, check the program before booking a private handyman, because the local provider arranges the work and the subsidy comes off the bill. Someone who does not qualify can still use the same list of changes when asking for private quotes. Threshold ramps, short wedges that smooth the step at a doorway, can be fitted by a handyman and booked through wheelchair and threshold ramps. Makita and Milwaukee make cordless hammer drills and impact drivers, the tools used to fix rails into brick, block and timber walls. Ask whether the handyman will leave spare screws and a note of where each rail is fixed, in case a carer or a later trade needs to know.
| Change | 2026 Estimate | Who Can Fit It | Good to Know |
|---|---|---|---|
| Grab rail, straight | $150 - $360 per rail | Handyman | Fixed into studs or masonry |
| Lever handle replacing a knob | $70 - $150 each | Handyman | Latch must suit the new handle |
| Second stair handrail | $280 - $650 per flight | Handyman or carpenter | Solid posts at each end |
| Battery sensor light | $60 - $140 each | Handyman | Wired lights need an electrician |
| Threshold ramp at a door | $180 - $480 | Handyman or ramp supplier | Measure the step height first |
| Key safe for carers | $90 - $180 | Handyman | Code shared only with carers |
Hooks, Rails and Broken Locks When the Home Is Rented
Tenants who want a fixture such as a hook, a shower grab rail or a shelf bracket attached need the owner's written permission first, according to the Residential Tenancies Authority. The request is made on Form 23, and the owner or property manager must act reasonably and reply in writing within 28 days. If there is no written reply within 28 days, the tenant does not have permission to go ahead, so a handyman should not be booked until approval arrives. Where the home is in a body corporate scheme, the owner must pass the request to the body corporate within the same 28 days. Approval can come with conditions, such as the tenant paying to remove the fixture and repair the holes when the lease ends.
Emergency repairs are a separate category, covering problems such as a serious roof leak, a fault that makes the home unsafe or insecure, and serious storm damage. If the tenant cannot reach the emergency contact within a reasonable time, they can arrange repairs themselves up to a value of four weeks' rent. The tenant then asks the owner for reimbursement in writing with the receipts, and the owner must be given at least seven days to pay. Broken external door locks can fall into that category, and the minimum housing standards also require working locks or latches on external doors and on windows reachable without a ladder. The tenancy agreement must list a nominated repairer for emergencies, and for a broken lock that can be a handyman or locksmith chosen by the owner. Disputes over repairs or modifications go first to the authority's free dispute resolution service and then, if unresolved, to the Queensland Civil and Administrative Tribunal (QCAT).
Rental Jobs and Who Approves Them
When a Range House Repair List Outgrows a Handyman
Handyman work without a QBCC licence is limited to jobs valued at $3,300 or less, counting labour, materials and GST, and only when the work is not electrical or plumbing and needs no occupational licence. Some work needs a licence at any value, including drainage, plumbing, gas fitting, chemical termite management, fire protection and building design. Long lists of repairs on a range house or a neglected holiday home can pass $3,300 sooner than an owner expects, especially when decks, stairs and doors are bundled together. Once a job is over that amount, the person doing it needs a licence class that covers the work, and any name can be searched on the QBCC website before you sign. Most residential building work above $3,300 must also be covered by the Queensland Home Warranty Scheme, with the premium collected from the owner by the licensed contractor. Non-structural defects must be noticed within 6 months of completion and claimed within 7 months, while structural cover lasts 6 years and 6 months.
The QBCC caps deposits at 20 per cent for work costing $3,300 or less, 10 per cent for contracts from $3,301 to $19,999, and 5 per cent for larger contracts. It calls the middle band level 1 contracts and the higher band level 2 contracts. Deposits of up to 20 per cent are allowed where more than half the price is custom work made off site, such as made to measure cabinetry. Progress payments must match the work done, so a contractor cannot claim more than half the price before at least half the onsite work is complete.
| Job Value or Type | Licence Needed | Maximum Deposit | Paperwork |
|---|---|---|---|
| Up to $3,300, general handyman work | None | 20 per cent | Written quote and invoice |
| $3,301 to $19,999 | QBCC licence for the work class | 10 per cent | Level 1 contract |
| Larger contracts | QBCC licence for the work class | 5 per cent | Level 2 contract |
| Plumbing, drainage or gas, any value | Licensed plumber or gasfitter | Set by contract value | Plumbing compliance records |
| Electrical work, any value | Licensed electrician | Set by contract value | Certificate of testing and compliance |
| Chemical termite treatment | QBCC and pest management licences | Set by contract value | Written treatment report |
Pre-1990 Sheeting, Old Paint and Where Offcuts Go
According to the QBCC, a house built before 1990 has a good chance of containing asbestos, in places such as wet area splashbacks, the lining behind floor or wall tiles, insulation and old fuse boxes. Before a handyman drills, cuts or sands sheeting in an older beach house or range cottage, the material should be treated as asbestos until a sample has been tested. Non-friable asbestos, the bonded type set in cement sheeting, can be removed without a licence only in amounts under 10 square metres, and safety and disposal rules still apply. Testing can be booked through asbestos testing and inspection, and larger jobs through asbestos removal, while photos of common products appear on the Queensland Government asbestos website.
Sunshine Coast Council runs resource recovery centres at Beerwah, Buderim, Caloundra and Nambour, and smaller sites at Kenilworth, Mapleton, Witta and Yandina, all listed on the Sunshine Coast Council website. The Buderim site takes only metal, green waste and concrete for recycling, so a handyman carrying old timber and broken fittings will use another site. Asbestos needs separate handling, and the national disposal finder run by the Asbestos and Silica Safety and Eradication Agency lists the Caloundra landfill, which asks for 48 hours' notice on an application form. Homes around Noosa, Tewantin and Cooroy fall under Noosa Shire Council, which runs its own waste facilities. Paint on older timber may contain lead, so window frames, verandah rails and doors should be tested before sanding, with lead paint removal booked where the test is positive. The quote should show who takes the waste away and what the disposal will cost.
Before Drilling an Older Home
Putting Faulty Handyman Work Right in Queensland
If a repair fails, start with a written message to the handyman that includes photos, the invoice and the date you noticed the fault. Under the Australian Consumer Law, services must be provided with due care and skill and be fit for any purpose you made known, whether or not the quote mentions a warranty. The ACCC publishes guidance on these consumer guarantees, and they apply to small handyman jobs as well as larger building work. For building work valued above $3,300, the QBCC can also take a complaint about defective or incomplete work. Money disputes that cannot be settled between the two sides can go to the Queensland Civil and Administrative Tribunal as a minor civil dispute.
Some situations need action before any dispute is settled. Any balustrade or stair that has come loose after a repair should be blocked off and photographed, and nobody should use it until a second tradesperson has checked it. If a handyman drilled into a cable or pipe, turn off the power at the switchboard or the water at the meter and call a licensed electrician or plumber straight away. Keep every message, quote and invoice from the job, because a QBCC complaint, a tribunal claim and an insurance claim all ask for them.
Travel, Timber and Licences: Weak Points in a Sunshine Coast Quote
Start by checking what the quote says about travel, since a range or Mary Valley job can carry a fee that a coastal job does not. Then check whether materials are named by species, size and brand, such as hardwood decking in a stated width or a grab rail of a stated length. A deck or stair quote should say whether the joists, bearers and stringers, the angled side boards that hold the treads, were inspected and what happens if hidden rot is found. Mould repaint quotes should include cleaning, drying time and a stain blocking primer, not only paint. Any quote that combines several jobs should give a total, so you can see whether it passes $3,300 and needs a licensed contractor.
Some warning signs are specific to homes in this region. Any handyman offering to treat termites, or to spray a barrier around the house, is offering work that needs both a QBCC licence and a pest management licence. An offer to wire in smoke alarms, sensor lights or an exhaust fan without an electrician is also a warning, because that is electrical work at any value. Deposits above 10 per cent on a job between $3,301 and $19,999 break the QBCC limits unless more than half the price is off-site custom work. Be cautious about any quote that suggests sanding or cutting old sheeting without a test first. Check the handyman's Australian Business Number (ABN) and public liability insurance, which pays for accidental damage to your property or a neighbour's.
Gaps and Warning Signs
Offers to spray for termites from a business without both licences.
Plans to sand or cut old sheeting before any asbestos testing.
Briefing Three Handymen With One Photo List
Write one numbered job list and send the same version to every handyman you ask to quote. Give each job a photo, a rough measurement and a short note of what you want done, such as replacing three soft boards near the back door. Add the suburb, whether the home is on the coast or the range, how to get in if you will not be there, and whether the property is rented or in a body corporate. If you will be away, include the photo sign-off you expect and the code arrangement for the key safe. Three quotes give you enough prices to compare, and handymen who visit before quoting can spot hidden rot or damp that a photo misses.
Check how long each price holds, which jobs will be passed to another trade, and when each handyman can start. A quote that splits labour, materials, travel and waste into separate lines is easier to compare than a single total. If one handyman finds a problem the others missed, such as a rotten bearer, get the others to price that item too before you choose. Owners with property in more than one region can compare handyman work on the Gold Coast and in Moreton Bay and Redcliffe, where housing and travel differ. Keep the chosen quote, the photos and the invoice together after the work is done. Those records help with a warranty claim, a tenancy dispute or a future sale of the home.
Owners who also hold a rental south or west of Brisbane can request quotes from handymen in Logan and the Redlands or in Ipswich and the Lockyer Valley. Holiday home owners who need cleaning between stays can book Sunshine Coast cleaners and share the same key safe and photo rules. Giving every trade the same access notes keeps the records of each visit consistent. Clear job lists also help a handyman decide quickly whether they can do every item or should refer part of it to a licensed trade.

For Trades & Contractors - QLD
Handyman jobs on the Sunshine Coast can lead to work for other trades. Rotten frames go to carpenters and builders, stumps to restumpers, old sheeting to asbestos assessors and removalists, and damaged linings to plasterers and painters. Each of these trades can be booked separately when a handyman job uncovers work outside a handyman's scope.
