Hire a Handyman Logan and Redlands QLD - Get Local Quotes

Logan and the Redlands take in rented townhouses beside the Pacific Motorway, acreage around Jimboomba and Greenbank, bayside homes from Capalaba to Redland Bay and island cottages reached only by ferry. In one day, a handyman here might fit a bedroom blind in a Loganholme rental and rehang a heavy farm gate at Logan Village. Rental jobs follow Queensland tenancy law, which sets out whether a broken lock is an emergency repair and how much a tenant may spend when the landlord's repairer cannot be reached. The same law sets out how a tenant asks to screw a shelf to the wall. Owners who live in their homes must have interconnected photoelectric (light-sensing) smoke alarms by 1 January 2027, and alarms with a sealed 10 year battery are a job a handyman can do. Pensioners aged 60 or over may qualify for a state subsidy that pays part of the labour on small repairs. A visit to Russell, Macleay, Lamb, Karragarra or Coochiemudlo adds ferry fares and waiting time, and a handyman's job rubbish is charged commercial rates at council centres. On acreage, the jobs can include heavy gates, shed doors and long runs of fence, and the drive can add a travel charge. Handymen cannot take on electrical, plumbing or gas work, and building work over $3,300 needs a Queensland Building and Construction Commission (QBCC) licence. Prices on this page are 2026 weekday estimates before parts, travel and tip fees. Post your job on The Quote Yard and we will connect you with local handymen across Logan and the Redlands who can quote on it.

What Adds to a Logan or Redlands Handyman Bill

What is involved
Ferry crossings to the bay islands add fares and waiting time. Doors, timber and sheet materials need a vehicle on the vehicle ferry.
Acreage at Jimboomba, Greenbank or Mount Cotton means a longer drive. Some handymen charge a travel fee, and others raise the minimum charge.
Commercial fees apply when job rubbish goes to a council centre. Timber is charged on every visit to Redland's mainland centres.
Rental work can need a written entry notice, or the owner's written approval on Form 23 for wall fixings, first. Waiting for paperwork can push a job into a second visit.
Send every handyman the same numbered job list with photos, and ask each one to show travel, parts and tip fees on separate lines.

Odd Jobs, Rentals and Island Homes: Hiring a Handyman Locally

Handymen across Logan and the Redlands take on small jobs that do not need a licensed trade, such as easing a sticking door, refitting a gate latch, patching plasterboard or assembling and anchoring furniture. For 2026, a fair estimate is $70 to $115 an hour on weekdays, with a minimum charge or first hour of $90 to $180. Those figures overlap the statewide bands for handyman services in Queensland. Logan City takes in acreage districts such as Jimboomba and Greenbank and newer estates such as Yarrabilba and Flagstone. Redland City covers the bayside suburbs from Capalaba to Redland Bay, along with the island communities of southern Moreton Bay. Each of those settings brings different travel, access and waste costs, even when the job itself is identical.

Rates south of Brisbane are close to the city's, and the state rules on bond repairs, body corporate approval and pool gates are the same here as when hiring a handyman in Brisbane. Tenancy rules, a state labour subsidy for older residents and the coming smoke alarm deadline change who pays for some local jobs and who may do them. Owners who also hold a unit near the beach can compare handyman work on the Gold Coast, where holiday lets and high-rise buildings change the job list. Sending a written list of jobs with photos and rough measurements makes every quote that follows easier to compare.

Estimated 2026 Charges for Everyday Handyman Jobs

Fixed prices per item are the easiest way to compare handyman quotes, and the bands below are 2026 estimates for weekday work in Logan and the Redlands. Assembling a flat pack item costs about $70 to $220, depending on its size and the number of drawers and doors. Anchoring a bookcase, wardrobe or chest of drawers to the wall adds $40 to $90 per item, with the strap and wall fixing included. Mounting a television on a supplied bracket is estimated at $150 to $350, and the price rises when the wall is brick or the cable has to be hidden. Hanging a set of pictures, mirrors and shelves costs around $90 to $240 for one visit. Makita, DeWalt and Ryobi make the cordless drills and impact drivers (heavy-duty powered screwdrivers) handymen use for this kind of work, and brick needs a drill with a hammer setting.

Repairs carry wider bands because the cause of a fault is not always visible until the handyman starts work. Replacing a deadlock or door handle with a supplied lock is estimated at $90 to $220, while re-meshing a fly screen costs about $50 to $120 per screen. Rehanging a gate or fitting a new latch costs about $120 to $300, and refixing a leaning fence or loose posts can range from $150 to $500. Gutter cleaning on a lowset house, built close to the ground, is estimated at $180 to $380, and highset homes on tall stumps and two storey homes cost more for the extra ladder work.

Small plaster repairs, such as filling the holes left by old picture hooks or a door handle, are estimated at $140 to $380 for a patch that is sanded and painted. Selleys and Bostik make gap fillers, sealants and patching compounds, while Dulux and Taubmans make the interior paints used to touch up a repaired wall. Matching an old colour is easier when the owner still has the tin or the colour name, because a patch in a slightly different shade shows up in daylight. Resealing a shower or bath with fresh silicone is estimated at $160 to $380, and larger holes in plasterboard walls are a job for plastering and Gyprock repairs.

Minimum Charges, Half Days and Grouping a Job List

A minimum charge is the smallest amount a handyman bills for any visit, and it is meant to cover the first hour of work and the drive to your address. Estimates for 2026 put that charge at $90 to $180 across Logan and the Redlands. Half day bookings for one handyman are estimated at $280 to $500, and full days at $520 to $900. Booking a block of time makes sense once the list of jobs passes about three hours, because the minimum charge is then paid only once. Seeing the full list in advance also lets the handyman bring the right fixings, hinges and filler instead of making a second trip to buy them.

Travel is the other part of the bill that changes across the region. From a base near Springwood or Loganholme, a handyman can reach Shailer Park, Daisy Hill or Beenleigh with little driving, but a trip to Jimboomba, Logan Village or Mount Cotton takes longer. One business may charge a flat travel fee for outer areas while another builds the time into a higher minimum charge, so check which method applies before booking. Island jobs add a ferry crossing and time spent waiting for sailings, which is why they are priced separately further down. Grouping several jobs on one day, or sharing a visit with a neighbour in the same street, spreads the travel cost across more work. Weekend and after-hours visits cost more again, and an urgent call on a Sunday can carry a surcharge on top of the hourly rate.

Emergency or Routine: How the Tenancy Law Sorts a Repair

Queensland's Residential Tenancies and Rooming Accommodation Act 2008 splits rental repairs into two groups, emergency repairs and routine repairs. The Residential Tenancies Authority, known as the RTA, publishes the emergency list, and anything not on that list counts as a routine repair. Several emergency items belong to licensed trades, such as a gas leak, a dangerous electrical fault or a burst water service. Others fall within handyman work, including a fault or damage that leaves the home unsafe or insecure, which the RTA says includes smoke alarms. Repairs needed to bring a rental up to the minimum housing standards are also classed as emergency repairs.

For a property manager or landlord, the split matters because emergency work cannot wait for the next routine maintenance round. Front doors that no longer lock, broken latches on ground floor windows and failed smoke alarms are all faults that leave the home unsafe or insecure. Locks and latches can be fixed by a handyman the same day, while a burst pipe or a power fault needs a plumber in Logan and the Redlands or a licensed electrician. Routine repairs, such as a sticking cupboard door or a torn fly screen, still have to be fixed within a reasonable time. Since 1 May 2025, the minimum notice a property manager must give before entering for routine work has been 48 hours, up from 24 hours. Booking a handyman for a routine repair therefore needs a written entry notice to the tenant at least two days before the visit.

Fault in a Rental RTA Category Who Fixes It 2026 Estimate
Front or back door will not lock Emergency, unsafe or insecure Handyman or locksmith $90 - $220
Ground floor window latch broken Emergency, unsafe or insecure Handyman $60 - $140 per window
Battery smoke alarm failed Emergency, smoke alarms included Handyman $110 - $190 each
Hardwired smoke alarm failed Emergency, smoke alarms included Licensed electrician $150 - $260 each
Gas leak or dangerous electrical fault Emergency Licensed gasfitter or electrician Not handyman work
Sticking cupboard or internal door Routine Handyman $90 - $260
Torn fly screen Routine Handyman $50 - $120 per screen

When a Renter Books and Pays for an Urgent Fix

Every Queensland tenancy agreement must name a nominated repairer with a phone number, and say whether the tenant should call that person or the property manager first. When neither can be reached within a reasonable time, the RTA says the tenant or property manager can arrange emergency repairs up to a maximum value of four weeks' rent. Tenants who pay must ask the owner or property manager in writing to be repaid, attach every receipt, and allow at least seven days for the money to come back. If it has not been repaid by then, the tenant can make an urgent application to the Queensland Civil and Administrative Tribunal, known as QCAT. The cap is tied to the rent, so a household paying $600 a week could authorise up to $2,400 of emergency work. Handyman prices for an insecure door or a failed latch are well below that limit.

The repair should fix the fault and nothing more, because repayment covers emergency work and not upgrades. Tenants hiring a handyman should request a tax invoice that names the address, the fault, the parts used and the time spent. Photos taken before and after the repair help the property manager approve the refund quickly. Work that needs a licensed trade, such as a gas or electrical fault, must still go to that trade in an emergency.

Steps for a Tenant Arranging an Urgent Repair

Step
What to keep
Call the nominated repairer
The time and number called
Try the property manager
A note of each attempt to make contact
Book the repair
A tax invoice that names the fault
Ask for repayment
A written request with every receipt attached
Allow at least seven days for repayment before applying to QCAT, and keep copies of every message you send.

Form 23 Requests for Shelves, Hooks and Furniture Straps

Since 1 May 2025, a Queensland tenant who wants to attach a fixture or make a structural change has to ask the owner in writing on Form 23. The RTA describes attaching a fixture as fastening an item to a wall, such as by gluing, nailing or screwing it. That covers jobs such as a picture hook, a floating shelf, a curtain rod or a strap that holds a tall bookcase against the wall. The owner has 28 days to decide after receiving the request, and no reply does not give the tenant permission to go ahead. If no answer arrives in that time, the tenant can use the RTA's free dispute resolution service.

An owner who agrees can attach conditions, such as requiring the tenant to remove the item and repair the holes at the end of the tenancy. When a dispute reaches QCAT, the RTA lists factors the tribunal will consider, including safety, whether a qualified tradesperson is needed and whether the home can be restored afterwards. Anchoring furniture is an important safety step, since tall drawers and bookcases can tip onto a climbing child. The Australian Competition and Consumer Commission (ACCC) information standard for toppling furniture has applied since 4 May 2025 and requires permanent warning labels on new clothing storage units and bookcases 686 mm or taller. Fixing the strap into a stud, the timber or steel frame member behind the plasterboard, lets it hold without tearing the lining. Fischer, Ramset and Rawlplug make wall anchors for hollow plasterboard and solid brick, and furniture assembly visits can include the anchoring.

Removing fixtures at the end of a tenancy is a separate small job, and filling the holes and touching up paint across a few rooms is estimated at $120 to $300. That repair is easier when the paint colour is recorded on the entry condition report or the tin is kept in the garage. Tenants who installed items under Form 23 should reread the conditions the owner set, because an approval may allow the fixture to stay. Photos of each wall before and after the patch help settle any later claim on the bond.

Change in a Rental Form 23 Needed? Handyman Estimate 2026 At the End of the Lease
Picture hooks screwed into the wall Yes, attaching a fixture $90 - $240 a visit Holes filled and touched up
Furniture strap fixed to a stud Yes, attaching a fixture $40 - $90 per item Strap removed and holes patched
Curtain rod or blind brackets Yes, attaching a fixture $70 - $160 per window Left or removed as agreed
Floating shelf Yes, attaching a fixture $90 - $200 Plasterboard patch if removed
Hooks glued to the paintwork Likely, gluing can count $0 if fitted by the tenant Paint repair if it lifts
Freestanding shelving with no wall fixing No fixture attached $70 - $220 to assemble Nothing to restore

Locks, Privacy Coverings and Safe Fittings in Rented Homes

Queensland's minimum housing standards have applied to every general tenancy since 1 September 2024, and several of them describe handyman work. Every external door, and every window that can be reached from outside without a ladder, must have a working lock or latch. Rooms where a tenant could reasonably expect privacy, such as bedrooms, need privacy coverings on the windows, and the RTA accepts blinds, curtains, tinting or frosted glass. The coverings rule does not apply where a fence, hedge or tree already blocks the view into the room. Fixtures and fittings must not be likely to cause injury through normal use, and the home must be in good repair. Floors, decks and stairs must not be likely to collapse because of rot, a defect or significant dampness.

A landlord preparing a Logan or Redlands rental for a new tenant can use these standards as the checklist for a single handyman visit. Window locks are estimated at $60 to $140 per window, and a bedroom blind or curtain track fitted with supplied parts costs about $70 to $160 per window. Lockwood and Gainsborough make deadlocks and entrance sets, and Yale makes digital door locks for owners who prefer a keypad. Loose balustrades, the railings along stairs and decks, and rotten deck boards are a different matter, because structural repairs can need a licensed builder once the work passes $3,300. For made-to-measure blinds, a blind and curtain installer can measure and supply, while a locksmith can rekey every lock, changing its internal pins so that one key opens them all.

Privacy coverings can be blinds, curtains, tinting or frosted film, and the cheapest compliant option depends on the window. Frosted film on a bathroom or toilet window costs less than a blind and suits rooms where light matters more than a view. Roller blinds in bedrooms need brackets fixed into the timber or brick above the window, not into hollow plasterboard on its own. Choosing standard blind sizes before ordering can cut the cost of a refit across several rooms.

A Rental Standards Walk-Through

Item
What the standard asks
External doors
A working lock or latch on each one
Ground floor windows
A working lock or latch if reachable without a ladder
Bedroom windows
Blinds, curtains, tint or frosting for privacy
Fixtures and fittings
Not likely to cause injury through normal use
Repairs needed to meet the minimum housing standards count as emergency repairs, so they should not wait for a routine visit.

Home Assist Secure Help for Pensioners and People With Disability

Home Assist Secure is a Queensland Government program that gives advice, referrals and a labour subsidy for small repairs and safety work. To qualify, a person must be 60 or older, or any age with a disability, and hold a Pensioner Concession Card. The person must also be unable to do the work because of a lack of skills or health and safety risks. Both owners and renters can apply, although renters cannot use it for work that the law says the property owner must carry out. The Queensland Government website lists handyperson work, yard work such as cleaning gutters, minor modifications such as grab rails and easy-turn taps, smoke alarm work, and minor security work such as key safes. The subsidy pays labour up to $200 per job and $500 per year, and only jobs costing $1,500 or less in total qualify.

Each area has a local provider, and the state's suburb lookup or a call to 13QGOV (13 74 68) finds the one that covers your address. People who already receive help through another government program, such as Support at Home, generally cannot use the scheme unless exceptional circumstances apply. Grab rails beside a toilet, estimated at $160 to $380 per rail, may be partly covered when booked through the provider. Rails have to be fixed into studs, noggings (short timbers fixed between studs) or masonry, because a plasterboard anchor on its own will not carry the load of someone falling. Tiled walls add time, and a grab rail installer drills porcelain with diamond bits to avoid cracking the tile. Unused subsidy expires each year, so the scheme suits small jobs spread across the year.

Program Item What It Covers Example Handyman Job 2026 Estimate
Handyperson work Small repairs around the home Door eased or latch replaced $90 - $260
Yard work Pruning branches or cleaning gutters Lowset gutter clean $180 - $380
Minor modifications Grab rails and easy-turn taps Grab rail beside a toilet $160 - $380 per rail
Smoke alarms Installation, battery changes and vent cleaning Battery alarm fitted $110 - $190 each
Minor security Key safes and doors and windows that lock Key safe fixed beside a door $90 - $200
Labour subsidy Up to $200 per job and $500 a year Jobs up to $1,500 in total Check materials with the provider

Owner-Occupied Homes and the 1 January 2027 Smoke Alarm Date

Queensland's smoke alarm law reaches its final stage on 1 January 2027, when every existing private home, townhouse and unit must comply, including those lived in by their owners. Homes sold under a contract signed after 31 December 2021 already had to meet the standard. A compliant alarm is photoelectric, meets Australian Standard AS 3786-2014, contains no ionisation sensor and is interconnected so that every alarm in the home sounds together. Alarms are needed on each storey, in each bedroom, and in hallways that connect bedrooms to the rest of the home. Where a storey has no hallway, the Queensland Fire Department says to place an alarm between the bedrooms and the rest of that storey.

Who may fit the alarms depends on how they are powered. Alarms with a non-removable 10 year battery that link to each other wirelessly can be installed by the owner or by a handyman. Hardwired alarms connected to mains power must be installed by a qualified electrician, and the fire department's fact sheet says that a home with hardwired alarms must replace them with hardwired alarms. Clipsal, Brooks and Red Smoke Alarms make photoelectric alarms in wireless battery and hardwired versions. Fitting a wireless battery alarm is estimated at $110 to $190 each in 2026, and hardwired replacements by an electrician can be compared through smoke alarm installation quotes. With the deadline less than two months away, booking now leaves time for a second visit if an alarm arrives faulty.

Home Situation Alarm Type Needed Who Can Fit It 2026 Estimate
No alarms or old battery alarms Photoelectric, 10 year battery, wireless link Owner or handyman $110 - $190 each
Existing hardwired alarms Hardwired photoelectric, interconnected Licensed electrician $150 - $260 each
Extra bedroom added One more interconnected alarm Depends on the existing system $110 - $260
Expired alarm in a battery system Same wireless type Owner or handyman $110 - $190
Two storey home Each storey plus every bedroom Depends on the power supply Priced per alarm

Ferry Crossings, Materials and Island Handyman Visits

Russell, Macleay, Lamb and Karragarra islands are reached by passenger and vehicle ferries from Weinam Creek at Redland Bay, while Coochiemudlo is served from the Victoria Point jetty. Mainland handymen can cross on a passenger ferry with hand tools, but long lengths of timber, sheets of plasterboard or a new door need a vehicle on the vehicle ferry or a separate delivery. Ferry fares, the wait between sailings and the time spent on the water all add to the cost of a visit. Estimates for 2026 put the island travel charge at $120 to $300 on top of the normal hourly rate, depending on the island and whether a vehicle crosses. Where the handyman lives on the island, small jobs need no crossing, although larger materials still have to come over from the mainland. Grouping every job in the house into one visit matters on an island, because each extra trip means another ferry crossing.

Island homes on tank water and onsite wastewater (septic) systems need Logan and Redlands plumbers for any plumbing work, so a handyman's part is the carpentry, doors, screens and fixings. Doors, screens and gate hardware close to the water can wear faster in salt air, so request stainless steel screws and hinges for outdoor jobs. Before the visit, measure each door, screen or panel and send photos, so the handyman can buy everything on the mainland in one trip. Find out who pays any vehicle ferry fare, and whether time spent waiting at Weinam Creek is billed. Discovering a missing part on the day can mean a second crossing, which may cost more than the part itself.

Where a Handyman's Job Rubbish Can Go in Each Council Area

Old doors, timber offcuts, packaging and broken fittings have to go somewhere, and the cost of a tip run depends on each council's rules for trade loads. Redland City Council runs mainland Recycling and Waste Centres at Birkdale and Redland Bay, open daily from 7am to 4:30pm. From 6 October 2026, residents receive 12 free visits per vehicle each financial year across the two mainland centres, and charges apply after that. Bricks, concrete, clean soil, mattresses, timber and tyres are charged on every visit. The council states that commercial operators, including home repairers and tradespeople, cannot use a resident's free visits, so a handyman's load pays commercial fees. Any handyman who removes waste is therefore likely to add the fee and the driving time to the quote.

The island centres follow different rules, and their allowances and fees did not change in October 2026. The Karragarra and Lamb Island centres accept only scrap metal from commercial and non-resident users, so other trade waste from those islands has to come back to the mainland. The Russell, Macleay and Coochiemudlo centres take some items from commercial users for a fee, paid in cash or on an account. In Logan, the Browns Plains and Carbrook Waste and Recycling Facilities charge commercial fees for trade loads, and Logan City Council says domestic waste vouchers cannot be used for commercial waste. Handing a resident's voucher to a handyman to cover a trade load is therefore not allowed.

Fibre cement sheeting needs extra care before any of it goes in a trailer. The Queensland Government's asbestos website says asbestos was used in homes from the 1950s to the 1980s and is very difficult to identify by sight. Laboratory analysis of a sample is the only certain test. Homeowners may remove 10 square metres or less of non-friable, or bonded, asbestos, which does not crumble by hand, without a certificate, while larger areas need a certificate or a licensed removal contractor. Asbestos must never go in a household bin, and sawing, sanding or drilling it should be avoided. If a handyman finds suspect sheeting, the job should stop until asbestos testing has been arranged.

Waste Type Redland Mainland Centres Logan Facilities What It Means for a Quote

Neighbours, Storm-Damaged Fences and the Notice to Contribute

Dividing fences between neighbours fall under Queensland's Neighbourhood Disputes (Dividing Fences and Trees) Act 2011, and the general rule is that neighbours contribute equally to building and maintaining one. Before asking a neighbour to share the cost of fencing work, an owner gives a Notice to contribute for fencing work, Form 2, with at least one written quote attached. If the neighbours have not agreed within one month after the notice is given, either of them can apply to QCAT. Work should not start while the neighbour disputes the cost, the type of fence or the need for the work. Any neighbour who wants a dearer fence than a basic, sufficient dividing fence has to pay the extra cost and the extra maintenance. The written price from a fence repair visit can be the quote attached to that notice.

Storms can flatten a fence and leave a yard open to the street or a neighbour's dog. In that case the QCAT guidance allows the owner to carry out urgent fencing work first and give the neighbour a Notice to contribute for urgent fencing work, Form 1, as soon as possible afterwards. Keep photos of the damage, the quote, the invoice and the notice, because the neighbour must be given a copy of the notice before any application to QCAT. Pool fences that form part of a dividing fence have their own notice, and a gap that leaves a pool open needs a prompt fix through pool fence repairs.

Acreage Gates, Shed Doors and Wildlife-Friendly Fences

Acreage blocks around Jimboomba, Greenbank, Logan Village and Mount Cotton bring a different job list from a suburban block. Examples include rehanging heavy farm gates, freeing shed roller doors and replacing rotten posts on long runs of fence. Sagging gates can come from a post that has moved or a hinge that has worn, and resetting a post in concrete costs more than adjusting a hinge. Stratco makes steel sheds, gates and fencing, and BlueScope makes the Colorbond steel used in shed walls and fence sheets. Treated pine posts set in the ground should be H4 timber, the treatment level, called a hazard class, made for in-ground use. Rails, the horizontal members that carry palings or wire, stay above ground and can be H3 timber.

Redland City Council publishes wildlife-friendly fencing advice for landowners whose fences cross the paths of koalas and other wildlife. It suggests a gap of 50 centimetres between the ground and the first rail or strand of a rural fence, so ground-dwelling animals can pass underneath. For an existing solid fence, a pole leaned at 45 degrees against the inside gives a koala a way to climb out of the yard. Barbed wire and high voltage electric fences are not fauna friendly, according to the same advice. The council also notes that fencing in some areas is now required to be fauna friendly, so check with the council before a handyman replaces a rural fence.

Builder Defects or Handyman Jobs in Yarrabilba and Flagstone

New homes at Yarrabilba and Flagstone in Logan are handed over with bare walls, and blinds, shelves and a television bracket are the kinds of jobs that follow. Anything the builder should have done right, like a door that will not close, a cracked tile or a gap in the cornice (the moulding where wall meets ceiling), goes on the builder's defect list first. QBCC information on the Queensland Home Warranty Scheme says non-structural defects must be noticed within six months of completion and a claim made within seven months. Fixing a defect before the builder has been told can make the fault harder to prove, and electrical faults found at handover go to an electrician in Logan and the Redlands, not a handyman.

Once the builder's list is closed, handyman work in a new home involves fixing into plasterboard over timber or steel frames. CSR and Knauf make plasterboard, and the lining on its own will not hold a heavy television without a fixing into a stud or a backing board (a timber panel behind the lining). Locating the frame takes a stud finder and a small test hole, and steel studs need different screws from timber ones. Booking shelving, a TV bracket and blinds as one half day visit, estimated at $280 to $500, means paying the minimum charge only once. Owners in estates north of Brisbane face the same order of work when hiring a handyman in Moreton Bay and Redcliffe. Door stops are worth adding early, because a handle swung hard into new plasterboard can punch a hole through the lining.

Licence Limits, Consumer Guarantees and Unfinished Work

The Queensland Building and Construction Commission, known as QBCC, lists a handyman among the people who can work without a licence. That applies as long as the job is valued at no more than $3,300 and is not electrical, plumbing or other work that needs its own trade licence, known as an occupational licence. Drainage, gas fitting, chemical termite management and fire protection need a licence at any value. Once a contract for building work passes $3,300, the person doing it needs a QBCC licence, and the contract rules change as well. For residential work between $3,301 and $19,999, a written level 1 contract is required and the deposit is capped at 10 per cent. Contracts above $20,000 are level 2 contracts, and the deposit cap for those drops to 5 per cent.

Small handyman jobs still come with the consumer guarantees in the Australian Consumer Law, which say services must be provided with due care and skill and be fit for any purpose you made known. A fixing that pulls out of the wall, or a gate that drops within weeks, can be raised with the handyman in writing, with photos and the invoice. The Australian Competition and Consumer Commission sets out the remedies when a service fails, including having it fixed or getting a refund. Disputes that cannot be settled can go to QCAT, which hears minor civil disputes up to $25,000, including consumer claims. For work by a QBCC licensee, the QBCC also accepts complaints about defective building work.

Quote Details to Question Before Booking a Local Handyman

Each handyman quote should list every job with its own price or time estimate, and say whether parts are included. Check whether the minimum charge covers travel, and whether an island ferry or an acreage drive is billed separately. For rental work, the quote should describe the fault in the same words the property manager or tenant will use to approve or refund it. Smoke alarm quotes should name the brand and model and confirm the alarms are photoelectric, interconnected and powered by a sealed 10 year battery. Any quote to replace hardwired alarms from someone who is not a licensed electrician is a reason to look elsewhere.

Tip fees should have a line of their own, because commercial rates apply to trade loads at Redland and Logan centres. Be wary of a request to use your resident's visit or voucher for the handyman's load, since both councils keep those for household waste. Large deposits on small jobs are another warning sign, given that QBCC guidance sets 20 per cent as the most a contractor can ask for work of $3,300 or less. Check that the business has an Australian Business Number (ABN) and public liability insurance, and request the certificate if the work is inside a unit block.

Each job listed with its own price or time estimate.
Parts and fixings named, with the brand and model where relevant.
Travel, ferry fares and tip fees shown as separate lines.
Smoke alarm type confirmed as photoelectric, interconnected and battery powered.
Form 23 approval noted for any fixture added in a rental.
Licensed trades named for any gas, electrical or plumbing work.

Hardwired alarm swaps offered by someone who is not an electrician.

Deposits above 20 per cent on a job of $3,300 or less.

A quote far below the others may leave out travel, tip fees or the parts needed to finish the job.

Three Handyman Quotes Built on One Written Job List

To get quotes you can compare, send every handyman the same written list. Number each job, add a photo and rough measurements, and note the material behind anything that needs fixing to a wall, such as brick, plasterboard or timber. Say whether the home is owner-occupied or rented, because rental work may need Form 23 approval or a written entry notice before the visit. Mention the suburb or island, the access, any dogs, and whether parking is available close to the door. For acreage, give the distance from the house to the gate or shed and say whether a vehicle can reach it. Ask each handyman to price the same list and to state which jobs they would pass to a licensed trade.

Three quotes give a useful spread for any job list costing more than a few hundred dollars. If some items turn out to need another trade, a tiler in Logan and the Redlands can replace cracked wall tiles. Once the repairs are done, a cleaner in Logan and the Redlands can prepare the home before a new tenancy starts. Keep each quote, the invoice, any Form 23 approval and the photos together for as long as you own or manage the home. Those records help if a fixing fails, a tenant asks for a refund or a buyer's inspector asks about recent repairs. Leaving a written note of the parts and fixings used makes the next repair faster, so request one from the handyman.

Prices and local rules differ across south east Queensland, so owners with property in more than one area should compare like with like. Owners of an older timber house west of Brisbane can compare handyman rates in Ipswich and the Lockyer Valley, while holiday home owners can look at handyman rates on the Sunshine Coast. Regular garden work beyond a quick tidy is a separate booking through lawn mowing and garden maintenance south of Brisbane. Together, a clear list, three written quotes and a record of what was done are the simplest protection for any handyman job.

Handyman Questions From Logan and Redlands Homes

Is a Logan or Redlands handyman dearer than one based in Brisbane?
Weekday rates are close, with 2026 estimates of $70 to $115 an hour and a minimum charge of $90 to $180. The difference comes from travel, since acreage blocks and the bay islands can add a separate charge. Island visits are estimated to add $120 to $300 for ferry time and fares. Grouping jobs into one visit spreads that cost across more work.
Can a tenant pay a handyman for an urgent repair and get the money back?
Yes, if the nominated repairer and the property manager cannot be reached within a reasonable time. The RTA says emergency repairs can then be arranged up to a maximum of four weeks' rent. The tenant asks for repayment in writing with every receipt and allows at least seven days. If the money is not repaid, the tenant can make an urgent application to QCAT.
Does a renter need Form 23 to anchor a bookcase to the wall?
Yes, screwing a strap or bracket into a wall counts as attaching a fixture under Queensland tenancy law. The tenant sends the owner a written request on Form 23, and the owner has 28 days to decide. Owners can approve with conditions, such as removing the strap and patching the holes when the tenancy ends.
Which rental faults count as emergency repairs in Queensland?
The list includes burst water services, blocked toilets, serious roof leaks, gas leaks, dangerous electrical faults and failed hot water or cooking appliances. Faults that make the home unsafe or insecure are also emergencies, and the RTA says this includes smoke alarms. Repairs needed to meet the minimum housing standards count as emergency repairs as well.
Who qualifies for Home Assist Secure help with small repairs?
You must be 60 or older, or any age with a disability, and hold a Pensioner Concession Card. You also need to be unable to do the work yourself because of a lack of skills or safety risks. The subsidy pays labour up to $200 a job and $500 a year, for jobs costing $1,500 or less in total.
Can a handyman replace my hardwired smoke alarms before 1 January 2027?
No, hardwired alarms must be installed by a qualified electrician in Queensland. Queensland Fire Department guidance says a home with hardwired alarms must replace them with hardwired alarms. Handymen can fit wireless photoelectric alarms with a sealed 10 year battery where the home has no hardwired system.
Will a handyman take job rubbish to a Redland or Logan tip?
Handymen can remove job rubbish, but trade loads pay commercial fees at council centres. Under Redland City Council rules, home repairers cannot use a resident's free visits, and Logan does not accept domestic vouchers for commercial waste. Expect the tip fee and the driving time to appear as a separate line on the quote.
What does a ferry crossing add to a handyman's bill?
The 2026 estimate is $120 to $300 on top of the normal rate, covering ferry fares and travel time. The figure is higher when a vehicle has to cross with doors, timber or sheet materials. Sending measurements and photos first lets the handyman bring every part in one trip.
Do I need my neighbour's agreement before fixing a storm-damaged fence?
No, Queensland law allows urgent work on a damaged or destroyed dividing fence to go ahead first. You then give the neighbour a Notice to contribute for urgent fencing work, Form 1, as soon as possible. Keep photos, the quote and the invoice in case the cost has to go to QCAT.
How can an acreage fence be made safer for koalas?
Redland City Council's wildlife-friendly fencing advice suggests a 50 centimetre gap under the first rail or strand of a rural fence. Leaning a pole at 45 degrees against the inside of a solid fence gives a koala a way out. Barbed wire and high voltage electric fences are not fauna friendly under the same advice.
