Hire a Handyman Moreton Bay and Redcliffe QLD - Get Local Quotes

Moreton Bay and Redcliffe cover the land between Brisbane and the Glass House Mountains, from the Redcliffe peninsula and Bribie Island to the estates around North Lakes and the acreage near Dayboro and Woodford. Local handymen hang blinds and shelves in new houses, ease doors, patch plaster, repair gates and screens, and fit battery smoke alarms. New homes come with a builder's defect period, so cracked plaster or a binding door in the first year may belong on the builder's list before anyone else works on it. Older peninsula units and houses built before 1990 may contain asbestos, which changes how a handyman drills or cuts. Bayside streets need steel and fixings suited to salt air, and small sheds on acreage have size limits before approval is needed. Unit owners in Redcliffe and Scarborough also need to know whether a repair belongs to them or to the body corporate before booking anyone. Blinds fitted in new and older homes alike must meet a national rule on cord loops and the height of cord fittings. A handyman can do building work valued up to $3,300 without a Queensland Building and Construction Commission (QBCC) licence, but electrical work, plumbing and several other trades need a licence at any price. The prices here are 2026 estimates that overlap the Queensland and Brisbane handyman bands, with travel added for Bribie Island and the rural north and west. Post your job on The Quote Yard and we will connect you with local handymen across Moreton Bay and Redcliffe who can quote on it.

Why Moreton Bay Handyman Bills Vary

What is involved
Travel to Bribie Island or the hinterland adds driving time to each visit. Handymen based near the job may charge no travel at all.
Work on a new home in its first year may first need the builder's written answer. That step can delay a booking but protects the owner's claim.
Older homes can add a testing step before drilling into wall or eave sheeting. Houses built before 1990 are likely to contain some asbestos.
Steel and fixings near salt water may need a higher grade than the old part. The grade chosen changes the material cost on the quote.
Request a quote that lists each job, the minimum charge, the travel fee and the materials on separate lines, so two quotes can be lined up fairly.

Handyman Help for Moreton Bay Homes, Old and New

Moreton Bay is one council area, but the homes in it change a great deal from one suburb to the next. The Redcliffe peninsula has walk-up unit blocks and houses from the post-war decades, while North Lakes, Mango Hill and Narangba include estates of houses only a few years old. To the west and north, properties around Samford, Dayboro, Woodford and Mount Mee run to acreage with farm gates, sheds and long fence lines. The council itself dates from March 2008, when the Caboolture Shire, Pine Rivers Shire and Redcliffe City councils were amalgamated. Because of that mix, the same small job can need very different checks depending on the age of the home and how close it is to the water.

The everyday jobs here are the same as those listed under handyman services across Queensland, from doors and plaster to flat pack and screens. What changes north of the Pine River is the set of rules and site conditions around those tasks, from builder defect periods to salt air and rural travel. Owners closer to the city can compare rates with those for hiring a handyman in Brisbane, where the housing mix includes raised timber Queenslanders. Handymen on the Sunshine Coast work under the same state rules, with their own regional prices and travel patterns.

2026 Handyman Price Ranges for Moreton Bay Homes

Weekday handyman labour across Moreton Bay and Redcliffe costs about $70 to $105 an hour in 2026. That band overlaps the statewide guide's $65 to $95 an hour for outer suburbs, including Moreton Bay, and the Brisbane band of $70 to $110. Each visit starts with a minimum charge, also called a call-out fee, which is the smallest amount you pay however short the job is, and here it runs from about $90 to $160. Half a day with one handyman costs about $280 to $460, and a full day costs about $520 to $860. Bribie Island, Dayboro, Woodford and Mount Mee can add a travel charge of about $40 to $120, depending on where the handyman is based. Materials are charged on top of these figures unless a quote says they are included.

The table lists 2026 estimates for jobs that come up across the region, with labour and small fixings included. Blind and curtain prices are per window and assume the owner has already bought the blinds or tracks, while a specialist in blinds and curtains installation can supply and fit them together. Gate, shed and fence prices are for repairs to existing structures, because a new shed or a long run of new fencing can push the total past the QBCC licence limit. Smoke alarm prices cover alarms with 10-year batteries, which need no electrical work and can be fitted without an electrical licence. Hardwired alarms are a job for a licensed electrician, and you can compare Moreton Bay and Redcliffe electrician estimates for that work.

These figures assume weekday daytime work, and weekend or public holiday visits are charged at a higher rate that the quote should state. Jobs that also need a licensed trade, such as a new power point behind a wall-mounted TV, add that trade's own minimum charge as well. Owners can save a visit by booking the electrician first and the handyman straight after, so the bracket goes up once the point is in place. Getting both prices at the same time also shows the full cost before either job is booked.

Hourly Billing, Fixed Prices and Travel to Bribie or Woodford

Moreton Bay handymen charge by the hour after the minimum charge, or they set a fixed price for a job with a known scope, such as hanging three blinds. Hourly billing suits work with a hidden cause, such as a door that keeps jamming, because the time needed is not clear until the cause is found. Fixed prices suit repeat tasks where the handyman already knows the time involved, including flat pack, shelving and smoke alarm swaps. Half-day and full-day bookings cost less per hour for a long list, and they also cut the number of minimum charges you pay. Each line on the quote should say which of these methods applies.

Travel is the main regional difference, because the council area runs from the Brisbane boundary near Bald Hills to rural land north of Woodford. Bribie Island, Dayboro, Mount Mee and Woodford are a longer drive from handymen based around Strathpine, North Lakes and Redcliffe. Some handymen bill that drive as a flat fee and others charge it at their hourly rate, while a handyman who lives nearby may charge no travel at all. Second trips for parts double the travel cost, so photos and measurements sent ahead help the handyman bring the right hinge, bracket or screen spline. Screen spline is the rubber cord that holds flyscreen mesh in its frame, and it comes in several sizes. Neighbours on the same acreage road can sometimes share one trip, as long as each job is invoiced to the right owner.

Handymen in neighbouring regions price travel in similar ways, but the places that attract a surcharge are different. On the Gold Coast, hinterland suburbs and high-rise buildings change the price, while trips across Logan and the Redlands can include the bay islands. West of Brisbane, handymen across Ipswich and the Lockyer Valley cover farms and country towns where the drive can take longer than the job. Comparing a Moreton Bay quote with prices from those regions only makes sense when the travel line is shown separately.

A Brand New House With Faults: Builder First, Handyman Second

The estates at North Lakes, Mango Hill, Narangba and Burpengary East contain houses that are still inside their first year after completion. Hairline cracks in plaster, nail pops, doors that rub on the frame and paint runs can all appear in that first year, and an owner may be tempted to call a handyman straight away. The QBCC's Standards and Tolerances Guide, in its December 2023 edition, treats each of these as a defect when it appears within 12 months of completion and fails the guide's test. Under the guide, cracks in plasterboard walls and ceilings in the first 12 months are a defect if they can be seen from a normal viewing position, which it sets at 1.5 metres or more. Nail popping, where a fixing pushes a small bump through the plaster surface, is also a defect within 12 months. Paint runs, sags and coarse brush marks that can be seen from the same position fall into the same group.

The guide also sets out measured tests for doors inside and outside the house. Within 12 months, a door that binds or jams because of poor workmanship is a defect, and so is a door that twists so it will not close, latch or lock. The gap between door and frame is defective if it is under 2 mm or over 4 mm, as is a gap under the door over 15 mm once flooring is down. The frame around a door is called the jamb, and the metal plate on the jamb that the latch clicks into is the strike plate. Measuring these gaps with a steel rule shows whether the builder or a handyman is the right person to contact first, and later door installation and repairs can follow once the period ends.

QBCC advice is to raise a defect with the contractor first, then give written notice of every item with a timeframe for repair, such as 14 days. The builder must give at least 48 hours' notice to get access during normal working hours. Complaints to the QBCC about non-structural work have to be lodged within 12 months of completion, and structural complaints within 12 months of noticing the defect. Under the Queensland Home Warranty Scheme, a non-structural defect must be noticed within 6 months of completion and claimed within 7 months. The scheme's product disclosure document lists defects caused by anyone other than the licensed contractor among its exclusions, so a handyman's repair can make a later claim harder. Photos, measurements and the builder's written reply are the records to keep before any other trade starts work.

Blinds, Shelves and TVs on New Plasterboard Walls

Window coverings, curtain tracks, shelves and a TV bracket are jobs that owners of a new house can expect to book soon after moving in, unless the builder's package included them. Internal walls in these houses are lined with plasterboard, a gypsum sheet screwed to studs, which are the upright timber or steel frame members behind the lining. CSR makes Gyprock plasterboard, and Knauf makes plasterboard as well. A light shelf can hang on plasterboard anchors, but a loaded shelf or a bracket for TV wall mounting needs to be screwed into studs or held with an anchor rated for the weight.

Finding the studs before drilling avoids holes in the wrong place, and it also lowers the risk of hitting cables or pipes inside the wall. Bosch makes wall scanners that detect studs and live wiring, and Stanley makes stud sensors for the same purpose. Even with a scanner, a careful handyman keeps holes away from the space directly above and below power points and switches, because cables can run straight up or down from them. Fischer makes wall plugs and cavity anchors, Ramset makes hollow wall and masonry anchors, and Rawlplug makes plugs and toggles for plasterboard. Any hole through tiles in a bathroom or laundry should be sealed, and Sika makes sealants for wet areas, while Bostik makes silicone sealants as well. Drilling into a builder's tiles in the first year should be raised with the builder first, because a later leak could lead to a dispute about who caused it.

Blind Cord Rules When Window Coverings Go Up

Corded blinds and curtains have their own national installation rule, the Competition and Consumer (Corded Internal Window Coverings) Safety Standard 2014, and installers must comply with it. It exists because a loose cord loop can strangle a young child, so it sets limits on cord loops and the height of cord fittings. After installation, a loose cord must not be able to form a loop of 220 mm or longer at any point less than 1,600 mm above the floor. A cleat, the small hook that a cord is wound around, cannot be installed lower than 1,600 mm above the floor. Cord guides below that height must stay attached under a pull of 70 newtons, and the cord must be held so it cannot form a long loop. The covering also has to be installed following the instructions on its packaging, using any cord safety parts named there.

The installer must attach a label with their name and contact details, and the warning labels and swing tags supplied with the product have to stay on. That rule matters in new estate homes, where an owner may buy blinds online and book a handyman only to fit them. The handyman fitting those blinds is the installer, so the quote should mention cord safety parts and the installer label. The Australian Competition and Consumer Commission (ACCC), the national product safety regulator, says fines and penalties may apply for failing to meet a mandatory standard. Cordless and motorised blinds avoid loose cords altogether, and they are another choice for rooms where young children sleep or play.

Check Required result How to test Why it matters
Loose cord loop No loop of 220 mm or more below 1,600 mm Pull the cord and measure Loops are the choking risk
Cleat height At or above 1,600 mm from the floor Tape measure from the floor Wound cord stays out of reach
Cord guide Firmly fixed if below 1,600 mm Firm pull on the guide A loose guide frees the loop
Installer label Name and contact details attached Look near the top rail of the blind Owner knows who fitted it
Maker's labels Warning labels and swing tags left on Check the cord and rail Later occupants see the warning

Garden Edging, Steps and Pergola Posts Near the Termite Barrier

New houses are built with a termite management system, and the QBCC says a durable notice describing it must go in a prominent place, usually the electrical meter box. The notice lists the protection method, the installation date and the recommended inspections. The QBCC warns that footpaths, garden beds, patios, pergolas, landscaping and turf added later can make the system less effective and let termites reach the house. Some systems rely on an exposed slab edge, so that termite mud tubes running up the side of the concrete can be seen during an inspection. Covering that edge with a raised garden bed, a timber step or soil piled against the wall can hide those tubes.

That matters for handyman work such as a timber step at the back door, garden edging along the house or a post for a shade sail beside the slab. Read the meter box notice before the job is quoted, and include a photo of it in the brief you send out. The QBCC recommends an inspection by a licensed pest controller every year, or more often in high hazard areas. Chemical termite management needs a QBCC licence at any job value, so a handyman can repair damaged trim only after termite inspection and treatment by a licensed pest controller.

Before Building Anything Against a New House

Checks to make
Read the termite notice in the meter box and photograph it for the quote.
Keep garden beds, paths and steps clear of any exposed slab edge.
Book the yearly inspection with a licensed pest controller before adding structures.
Leave chemical treatment to a pest controller who holds the QBCC licence.
If a step or edging already covers the slab edge, mention it at the next pest inspection so the inspector can check behind it.

Who Repairs What in an Older Redcliffe Unit Block

Redcliffe, Scarborough, Woody Point and Margate have walk-up unit blocks from earlier decades, and those run as community titles schemes, the legal setup for buildings with shared common property, have a body corporate. A body corporate is the group of all lot owners that manages the common property under the Body Corporate and Community Management Act 1997. Its by-laws are the scheme's own rules, and they can cover matters such as noise, the look of the building and the use of common property. Before booking a handyman, a unit owner needs to know whether the item is the owner's job or the body corporate's job. The answer depends on the survey plan, the registered plan of the lots: a building format plan sets lot boundaries along walls and floors, while a standard format plan sets them on the land.

For building format plans, the Queensland Government lists the outside of the building, its roof and its foundations as body corporate responsibilities. The body corporate also maintains doors and windows in a boundary wall between a lot and the common property, including garage doors, and railings or balustrades on that boundary, even on a private balcony. A balustrade is the safety barrier along the edge of a balcony or stair. The lot owner looks after the inside of the lot, its fixtures and fittings, and the doors and windows that open onto a balcony that is part of the lot. Equipment that serves only one lot, such as its hot water system or air conditioner, is also the owner's job even when it is on common property. So a sticking sliding door onto a private balcony falls to the owner, while a loose balcony balustrade goes to the body corporate.

Standard format plans work differently, since the owner's lot includes the building on it. In those schemes, the lot owner is generally responsible for the outside of the building within the lot, including exterior walls, doors, windows, roof and foundations. The body corporate keeps the common property, its facilities and any shared utility pipes and wiring. Work on common property, such as a shared fence or a stairwell handrail, should be booked through the committee or manager, and owners can find trades for it among strata common area repairs.

Older Peninsula Homes: Testing Sheeting Before Any Drilling

Queensland's asbestos website says a home built before 1990 is likely to contain some asbestos materials. On the peninsula and in older parts of Strathpine, Petrie and Caboolture, that takes in houses and unit blocks from the post-war years through to the 1980s. The same site tells homeowners not to saw, sand, scrape or drill holes in asbestos materials, and never to use 240-volt power tools on them. Where drilling cannot be avoided, it says a cordless drill running below 650 revolutions per minute may be used with measures to limit the release of fibres. Makita makes cordless drills with variable speed triggers, and Milwaukee makes cordless drills with similar speed control.

For handymen, the rule from WorkSafe Queensland is that a licence is not required to remove ten square metres or less of non-friable asbestos. Non-friable, also called bonded, means the fibres are locked into a solid material such as fibre cement sheet, while friable material can be crumbled by hand. Work under that limit still has to follow the asbestos part of the Work Health and Safety Regulation 2011. You cannot tell whether a sheet contains asbestos just by looking at it, and a laboratory test of a sample can confirm it, as the Queensland asbestos website points out. Any handyman who finds suspect sheeting behind a cupboard or above a bath should stop, photograph it and arrange a sample test before carrying on. Owners can book asbestos testing first and, where needed, a licensed removalist for anything over ten square metres.

Sheet Steel and Fixings for Woorim, Bongaree and the Bayside

Bribie Island has two kinds of shoreline, because Woorim faces the ocean surf while Bongaree and Bellara face the calmer water of Pumicestone Passage. The Redcliffe peninsula and Deception Bay face Moreton Bay itself, which is sheltered from the open ocean by the sand islands. That difference matters when a handyman replaces a steel fence sheet, a shed panel or a side gate. BlueScope makes Colorbond steel and publishes guidance on which of its steel products suit each distance from salt water. For wall cladding, it lists standard Colorbond steel for sites more than 800 m from breaking surf and Colorbond Ultra for sites more than 500 m away, with its stainless product suited to any distance. Beside calm marine water the walling distances drop to more than 200 m for standard Colorbond steel and more than 100 m for Colorbond Ultra.

Lysaght makes steel roofing and wall cladding from BlueScope steel, and Stratco makes steel fencing, gates and sheds. For a handyman, the practical point is that a replacement sheet near the Woorim surf may need a different product from the one it replaces. Gate hinges, latches and screws near the water come in stainless steel or with marine coatings, and the quote should name which is used. Different metals in contact can corrode each other, so screws through a steel sheet should follow the sheet maker's fixing advice. Photos of the old sheet profile and colour help the handyman match a panel without a second trip to the island.

Product From breaking surf From calm marine water Practical note
Colorbond steel, standard More than 800 m More than 200 m Sites well back from the shore
Colorbond Ultra steel More than 500 m More than 100 m Closer bayside streets
Zincalume steel More than 1,000 m More than 1,000 m Sites well away from the coast
Colorbond stainless steel Any distance Any distance Foreshore and beachfront sites

Farm Gates, Small Sheds and Fence Lines Around Dayboro and Woodford

Acreage around Samford, Dayboro, Woodford and Mount Mee brings a different set of handyman jobs from a suburban block. Farm gates sag as hinge pins wear and posts lean, shed doors jam on bent tracks, and long fence lines need posts and wire replaced after storms or fallen trees. Repairs to these items can stay within the $3,300 limit, but a new shed or a long run of new fencing can pass it quickly once materials are counted. Once building work goes over that figure, it needs a QBCC licensed contractor. Rural jobs can also need a trailer, a post hole auger (a powered drill for digging post holes) or a generator, which some handymen charge as equipment hire. Before any post hole is dug, the free Before You Dig Australia service shows the buried cables and pipes on record.

City of Moreton Bay's building approval fact sheet says a small class 10 building, such as a garden shed, needs no building approval when its plan area is no more than 10 square metres. Its height must be no more than 2.4 metres, its mean height, or average roof height, no more than 2.1 metres, and no side can be longer than 5 metres. Fences are accepted development, meaning no building approval is needed, when they are no higher than 2 metres above natural ground and are not pool fences. Work that needs no approval still has to meet the relevant standards, so a kit shed needs the anchoring its maker specifies. Larger sheds, garages and carports fall outside that exemption and are a job for shed and garage builders.

Boundary fences between neighbours fall under Queensland's dividing fence rules, and the state says neighbours usually contribute equally to a sufficient fence. A neighbour planning fencing work can send a notice to contribute with the estimated cost before the fence is built. No dividing fence is required where both properties are classed as agricultural land, and on grazing land a sufficient fence must hold the stock kept on either side. Replacing a few rotten posts or rehanging a sagging gate is handyman work, while a full boundary rebuild belongs with fence and gate installers.

Acreage Job Brief Checklist

Details to include
Gate width, weight and whether it is timber, steel or mesh.
Shed size, its maker and whether parts need repair or replacement.
Distance of the work from the house and the nearest power point.
Access for a ute or trailer, and any locked gates on the way in.
The Before You Dig Australia reference for any new post holes.
Send a photo of each hinge, latch and post from both sides, since rural travel makes a second trip expensive.

Storm Preparation and Checking Flood Levels Before Repairs

Queensland Government advice is to prepare a home before the storm, cyclone and monsoon season, not after a warning is issued. Its list on qld.gov.au includes checking the roof for loose tiles, eaves and screws, cleaning gutters and downpipes, trimming trees and securing loose items that high winds could throw around. Handyman jobs on that list include gutter cleaning on a single storey home, a high shelf for chemicals, sticking screen doors and the tie-down of a garden shed. Roof sheets, tiles and tall trees need a roofer or an arborist, and anything near power lines needs the network operator or a licensed electrician. Larger storm damage repairs after an event may need a licensed builder. In 2025, ex-Tropical Cyclone Alfred widened the 2022 breakthrough at the northern tip of Bribie Island and created a second one further south, according to the state government.

Council's Flood Check property report gives its latest available flood information for a single property. It covers river, creek and urban drainage flooding, storm tide inundation, tidal inundation and overland flow (rainwater running across the ground), and compares flood levels with ground and building floor levels. Storm tide is the rise in sea level when a storm surge arrives on top of the normal tide, which matters for low streets around the bay. For handyman work, the report helps decide where to put a new garage shelf, a laundry cupboard or a storage rack. In flood-prone areas the state's advice is to store poisons well above ground level, so a high shelf for garden and pool chemicals is a sensible early job. Owners can also give the report to their insurer, which council notes can help an insurer assess flood risk.

Task Trade When to book Note
Gutters and downpipes cleared, single storey Handyman or gutter cleaner Before storm season Low roofs only for ladder work
Loose roof sheets or tiles Roofer Before storm season Height safety rules apply
Overhanging branches Arborist Before storm season Large trees need a tree specialist
Garden shed anchored Handyman Any time Use the maker's tie-down kit
High shelf for chemicals Handyman Any time Above the likely flood level
Fallen wires or a damaged meter box Licensed electrician or the network Straight away Stay well clear of the wires

Booking Before Christmas and the New Year Smoke Alarm Date

Late in the year, the smoke alarm deadline, storm season and the Christmas break all affect handyman bookings in Moreton Bay. By 1 January 2027, every existing Queensland home must have interconnected photoelectric smoke alarms that meet Australian Standard AS 3786-2014, according to the Queensland Fire Department. Photoelectric alarms detect smoke with a light sensor, and interconnected means all the alarms in the home sound together when one of them detects smoke. Alarms are required on each storey, in each bedroom and in hallways that connect bedrooms to the rest of the home. Homeowners can fit alarms with non-removable 10-year batteries themselves, so a handyman can fit these wireless models too, while hardwired alarms need a licensed electrician. Owners who want a dedicated installer can book smoke alarm installation instead.

Some handymen close for part of the Christmas and New Year break, which falls during storm season. Booking a smoke alarm visit in November leaves time for a second visit if an alarm is faulty or the count is wrong. Holiday homes on Bribie Island and along the bay coast may be empty until the summer break, so owners may want repairs finished before guests arrive and before a local cleaner does the changeover. A key left with a neighbour or agent lets the handyman finish the job while the owner is away.

Adding Up a Job List Against the QBCC Limits

Queensland handymen can do building work valued at no more than $3,300 without a QBCC licence, provided it is not electrical or plumbing work and does not need an occupational licence. Above that value, the QBCC says the work needs a licensed contractor, and most residential work valued over $3,300, including materials, labour and goods and services tax (GST), needs Queensland Home Warranty Scheme cover. Some work needs a QBCC licence whatever its value, including drainage, plumbing, gas fitting, chemical termite management, fire protection, building design, site classification and mechanical services. Site classification is the soil assessment used to design footings, which are the concrete bases that carry a building. Electrical work of any value needs a licensed electrician under a separate licensing system run by the Electrical Safety Office. Owners can do building work on their own property valued at no more than $11,000 without a licence.

Long lists of small repairs can pass $3,300 once labour, materials and GST are added together, especially when a deck, fence or shed is part of it. When a list gets close to that figure, separate the larger building items, such as a new fence run, from the general repairs and give those to a licensed contractor. For work above $3,300, the QBCC caps deposits at 10% up to $19,999 and 5% above $20,000, while work of $3,300 or less has a 20% cap. Deposits of up to 20% are allowed where custom work made off site, such as cabinetry, windows or a shed, is more than half the contract price. The contractor cannot claim more than half the price, including the deposit, until at least half the onsite work is done.

If a Moreton Bay Handyman's Repair Fails

Under the Australian Consumer Law, services must be provided with due care and skill and be fit for any purpose the customer made known. If a repair fails because of poor work, the first step is to contact the handyman in writing, describe the fault and give a reasonable time to fix it. Photos of the job when it was finished and after it failed make that conversation much easier. If the handyman will not respond, consumer and trader disputes for contracts valued up to and including $25,000 can go to the Queensland Civil and Administrative Tribunal (QCAT). The tribunal suggests trying to negotiate a solution with the other party before applying.

Licensed building work valued over $3,300 goes through the QBCC complaint process, with the same written notice steps that apply to a builder. Check the licence number on the QBCC online licence search before paying for any work that needs a licence. Consumer guarantees for services are national rules enforced by the ACCC, and they apply whether or not the quote mentions them. Keep invoices, quotes and messages together in one place, since every complaint route asks to see them.

Checking Each Line of a Handyman Quote Before You Book

Quotes that give one lump sum for a list of different jobs make it hard to compare handymen or to drop a job later. Each job should have its own line, with the minimum charge, travel and materials shown separately. For a new home, a quote that offers to fix plaster cracks or door gaps inside the first 12 months should prompt a check that the builder has already been told in writing. On a pre-1990 home, look for an allowance for asbestos testing before any drilling into sheeting, or a note that the handyman will stop if suspect material is found. Blind fitting quotes should mention cord safety parts and the installer label that the national standard requires. On acreage, a quote for building work that adds up to more than $3,300 should come from a QBCC licensed contractor.

Be wary of a handyman who offers to move a power point, add a light or replace a tap, since those jobs need licensed trades. Cash-only prices with no business name or Australian Business Number (ABN) on the quote make it hard to follow up if the job fails. A deposit above the QBCC limit for the contract value is a reason to check the contract before paying anything. Public liability insurance, which covers damage to your property during the job, should be confirmed with a current certificate.

Photos, Measurements and the Home's Age in One Written Brief

To get quotes you can compare, send every handyman the same written brief. Number each job, add a wide photo and a close photo, and include measurements for anything that has to be ordered, such as blinds, screens or a gate. Give the suburb, the year the home was built and whether it is a house, a unit in a body corporate or acreage, since each changes the checks needed. For a new home, say when the builder handed over the keys, and for an older home say whether the sheeting has been tested.

Post the same brief to three or more handymen and have each one price it line by line. Note whether each quote is fixed or hourly, and how many hours an hourly quote expects the work to take. Check the travel line against your suburb, especially for Bribie Island, Dayboro, Woodford and the bay villages. If one handyman suggests a better fixing or material, send that change to the others so all quotes price the same work. Licensed parts of the job can go to a Moreton Bay plumber or a Moreton Bay tiler at the same time, each pricing their own part of the work. Booking the handyman after any licensed trade has finished avoids paying for patching twice.

Moreton Bay and Redcliffe Handyman FAQ

My North Lakes house is eight months old and the plaster has cracked, so who fixes it?
Under the QBCC Standards and Tolerances Guide, a plaster crack in the first 12 months is a defect if it can be seen from 1.5 metres or more. That makes it the builder's job, so give the builder written notice with a timeframe such as 14 days. Keep photos and measurements, and wait for the builder's answer before a handyman patches anything. The home warranty scheme also excludes defects caused by anyone other than the licensed contractor.
What gap around a door counts as a defect in a new Queensland home?
Within 12 months of completion, a gap between the door and its frame under 2 mm or over 4 mm is a defect under the QBCC guide. Gaps under the door of more than 15 mm, once the floor covering is down, are also a defect unless extra clearance is needed for ventilation. Doors that bind, jam or will not latch because of poor workmanship are defects too. Measure the gaps with a steel rule and send the figures to the builder.
Do blind cord safety rules apply when a handyman fits blinds I bought online?
Yes, the national installation standard for corded window coverings applies to whoever installs them. The cord must not be able to form a loop of 220 mm or longer below 1,600 mm, and cleats must be at least 1,600 mm above the floor. The installer also has to attach a label with their name and contact details. Warning labels and swing tags supplied with the blind must stay on.
Can a garden bed or step go against the slab of my new house?
The QBCC warns that garden beds, paths, patios, pergolas and turf added after building can make a termite management system less effective. Some systems rely on an exposed slab edge so inspectors can see termite activity. Read the durable notice in the meter box before planning the work, and send a photo of it with the job brief. Before anything is built against the house, a licensed pest controller can advise on the barrier.
Who pays to fix the balcony balustrade at my Redcliffe unit?
In a building format plan, the Queensland Government lists railings and balustrades on the lot boundary as a body corporate responsibility, even on a private balcony. The owner looks after the doors and windows that open onto a balcony that is part of the lot. Report a loose balustrade to the committee or body corporate manager in writing. Standard format plans are different, so check the survey plan first.
How much old sheeting can a handyman remove without an asbestos licence?
WorkSafe Queensland says a licence is not required to remove ten square metres or less of non-friable asbestos. The work must still follow the safety rules in the Work Health and Safety Regulation 2011. Anything larger, or any friable material, needs a licensed removalist. Sheeting cannot be identified by looking at it, so a laboratory test of a sample is how asbestos is confirmed.
What steel should replace a rusted fence sheet near Woorim beach?
BlueScope guidance for wall cladding lists standard Colorbond steel beyond 800 m from breaking surf and Colorbond Ultra beyond 500 m. Its stainless steel product suits any distance from the surf. Measure the distance from the high water mark to the fence before ordering a sheet. Stratco makes steel fencing in several profiles, so a photo of the old sheet helps the handyman order a match.
How big can a garden shed be in Moreton Bay before it needs building approval?
City of Moreton Bay's fact sheet says a class 10 building such as a shed needs no building approval if its plan area is 10 square metres or less. It must also be no more than 2.4 metres high, with a mean height no more than 2.1 metres and no side longer than 5 metres. Larger sheds need approval and may need a licensed builder. Every shed still has to be anchored to its maker's instructions.
How can I find out if my Deception Bay property is affected by storm tide?
Request council's Flood Check property report, which gives its latest available flood information for a single property. It covers creek and urban drainage flooding, storm tide, tidal inundation and overland flow. The report also compares flood levels with ground and building floor levels. That comparison helps decide how high to fix shelves, cupboards and storage.
Should I split my repair list if the total is close to $3,300?
Once building work is valued over $3,300, including labour, materials and GST, it needs a QBCC licensed contractor. Most residential work over that value also needs Queensland Home Warranty Scheme cover. The deposit for work from $3,301 to $19,999 is capped at 10% of the price. Splitting the list so a licensed contractor takes the larger building items keeps the rest of the repairs with the handyman.
