Gold Coast Handyman Estimates
These are 2026 estimates for weekday work on the Gold Coast. Your price depends on building access and parking, the grade of hardware chosen, the drive to hinterland addresses and whether any part of the job needs a licensed trade.
Hire a Handyman Gold Coast QLD - Get Local Quotes
The Gold Coast takes in beachfront towers, canal homes, family suburbs and hinterland acreage, and each kind of property changes how a handyman plans a visit. In a Surfers Paradise or Broadbeach tower, work starts with a lift booking and parking, and the body corporate (the owners as a group) may be responsible for the door or railing you want fixed. Closer to the sand, salt spray reaches hinges, lock cylinders and sliding door tracks, so plated hardware can pit and stiffen sooner than it would inland. Holiday units need small repairs done in the hours between one group of guests leaving and the next arriving. Out in Currumbin Valley or Springbrook, or up on Tamborine Mountain, the drive alone can add a travel fee to a short job. In older low-rise blocks and beach cottages built before 1990, fibro linings need testing before anyone drills into them. Every Queensland home must have interconnected photoelectric smoke alarms by 1 January 2027, so older alarms in owner-occupied and holiday homes need replacing within weeks. Before storm season, blocked gutters, loose balcony furniture and sagging gates all need attention. A handyman can carry out building work worth up to $3,300 without a Queensland Building and Construction Commission (QBCC) licence, but electrical and plumbing work needs a licensed trade at any value. Prices here are 2026 weekday estimates, before materials and any travel charge. Post your job on The Quote Yard and we will connect you with local handymen across the Gold Coast who can quote on it.

Why Gold Coast Handyman Bills Differ
Handyman Jobs Between Coolangatta and Coomera
Gold Coast handymen do the same core tasks as elsewhere in Queensland, from sticking doors and loose hinges to flat pack, shelving and small plaster patches. The setting is what changes, because a job might be on the twentieth floor of a Broadbeach tower, in a canal home at Mermaid Waters or on a sloping block in Currumbin Valley. Each address raises different access, approval and corrosion questions before work starts. Handyman rates are higher in inner Brisbane than in outer suburbs, according to the Queensland handyman services hub, and Gold Coast estimates overlap both of those bands. For a Brisbane home, use our separate guide to hiring a handyman in Brisbane.
Housing differs across South East Queensland, so nearby regions each have their own handyman price guide. Owners with a second home further north can check rates in the Sunshine Coast handyman guide, written for absentee owners and hinterland timber homes. Buyers of new estate homes north of Brisbane, where builder warranty questions come up, can compare prices in our Moreton Bay and Redcliffe guide. Owners of rentals and bay island homes south of the city can get prices from handymen in Logan and the Redlands.
Gold Coast Handyman Rates Set Beside Brisbane and the State Bands
Weekday handyman labour on the Gold Coast costs about $75 to $115 an hour in 2026, which is within the Queensland band of $65 to $120. The Brisbane estimate is $70 to $110 an hour, so the two cities overlap almost completely. A minimum charge, also called a call-out fee, is the least you pay for a visit however short it is, and here it is about $95 to $170. Half a day with one handyman costs about $290 to $480 and a full day about $540 to $900, overlapping the state bands of $250 to $500 and $500 to $960. Weekend and public holiday labour costs about $110 to $170 an hour, which applies to Saturday repairs between holiday guests. Travel fees of $40 to $110 apply to some hinterland addresses, and the amount should appear as its own line on the quote.
Several jobs on the Gold Coast price list come from tower living, such as balcony door rollers and anchors set into concrete walls. Others come from holiday letting, where a short repair run between guests is billed as a single visit. Each estimate includes labour and small fixings, while larger parts such as a new lockset, a TV bracket or a roller kit are added at cost or with a margin. Prices assume the handyman can park within a short walk of the unit or house. Where a building charges contractors for parking, that fee is passed on as a separate line.
| Job | Gold Coast Estimate | Charged As | Main Price Factor |
|---|---|---|---|
| Balcony sliding door rollers replaced | $160 - $360 | Per door, rollers extra | Panel size and roller type |
| Flyscreen door rescreened | $60 - $130 | Per screen | Standard, pet or stainless mesh |
| Lock or handle changed inside the lot | $90 - $260 | Per door | Hardware grade supplied |
| TV bracket fixed to concrete | $180 - $380 | Per TV | Bracket type and wall material |
| Shelving fixed to concrete or block | $120 - $300 | Per run of shelves | Number of anchors and load |
| Furniture anchored with straps | $40 - $90 | Per item | Wall material behind the item |
| Battery smoke alarm supplied and fitted | $110 - $190 | Per alarm | Number of alarms in the home |
| Repair run between holiday guests | $150 - $420 | Per visit | Length of the list and timing |
| Gate rehung or new latch fitted | $120 - $300 | Per gate | Post and hinge condition |
| Plasterboard hole patched and painted | $140 - $380 | Per patch | Size and paint matching |
Minimum Charges, Loading Docks and Hinterland Travel
Handymen on the Gold Coast bill in one of three ways: by the hour after a minimum charge, by a half or full day block, or at a fixed price per item. Hourly billing suits repairs with an unknown cause, such as a door that will not latch because the frame has moved. Fixed prices suit predictable work, like a TV bracket on a concrete wall or a set of flyscreens measured in advance. Day blocks suit a list of ten or more small items in one home, because the minimum charge is paid only once. Whichever method applies, the quote should name it beside each line so you can check the invoice.
Tower work adds time that a house job does not. The handyman may need to sign in at reception, collect a lift key, use a booked service lift and park in a loading bay with a height limit. Some buildings allow contractor vehicles in the basement, while others send them to street parking a few blocks away. Carrying a door, a ladder or a toolbox from the street to a high floor adds time to each trip. That time is billed at the hourly rate unless the quote includes it in a fixed price. Checking the parking and lift rules with the building manager before the visit lets the handyman price the access accurately.
Travel to the hinterland is billed differently by each handyman. Coastal handymen driving up to Springbrook or Tamborine Mountain may charge a flat fee of $40 to $110, or bill the driving time at the hourly rate. Tamborine Mountain is in the Scenic Rim council area, and coast-based handymen who travel there price the trip the same way. Grouping several jobs into one hinterland visit spreads that fee across the whole list.
How a Gold Coast Visit Price Adds Up
Balcony Doors, Front Doors and Railings: Owner or Body Corporate
Before booking a handyman in a Gold Coast unit, find out whether the item belongs to your lot, meaning your own unit, or is maintained by the body corporate. In a building format plan, used for units stacked inside one building, each lot's boundaries follow its walls, floors and ceilings, and everything outside the lots is common property. Queensland Government guidance says the body corporate is usually responsible for doors and windows, and their fittings, set in a boundary wall between a lot and common property. It is also usually responsible for railings and balustrades on or near that boundary, including the balustrade of a private balcony. Doors and windows that open onto a balcony forming part of the lot are the owner's job to maintain.
In practice, the sliding door between your living room and your own balcony is yours to repair, so you can book a handyman for its rollers or lock. The front door that opens onto a common corridor is a boundary door, so a broken closer or a sagging hinge there should go to the body corporate manager first. Loose glass panels and rusted rails on the balcony are also body corporate matters, so report them to the manager instead of booking a handyman. Fixtures inside the lot, such as wardrobe doors, towel rails and kitchen hinges, are the owner's responsibility. Your building's by-laws, which are the scheme's own rules for owners and occupiers, can confirm who is responsible for each item in your scheme.
Some owners want to add something to common property, such as a security screen on the front door or a hook in a common wall. A scheme's regulation module, such as the standard or accommodation module, is the set of rules it runs under. Under either of those two modules, the committee can approve an owner's improvement to common property if the total cost is less than $3,000 and it does not detract from the appearance of a lot. Larger or more visible changes need an ordinary resolution, which is a majority vote, at a general meeting that takes longer to arrange. Once approved, the owner maintains the improvement and must tell the body corporate the type of work and its value. Repairs to the common property itself are arranged by the committee as strata common area repairs and paid from the body corporate's funds.
| Item | Usually Maintained By | Handyman Role | Approval Before Work |
|---|---|---|---|
| Sliding door to your own balcony | Lot owner | Rollers, locks, seals and screens | None for like-for-like repairs |
| Front door onto a common corridor | Body corporate | Only if the manager engages them | Body corporate manager |
| Windows in an outside boundary wall | Body corporate | Report faults to the manager | Body corporate manager |
| Balcony balustrade or glass rail | Body corporate | Report faults to the manager | Body corporate manager |
| Wardrobe doors, towel rails, hinges | Lot owner | Repair or replace | None |
| Security screen added to the front door | Owner, after approval | Install once approved | Committee or general meeting |
| Hot water unit serving only your lot | Lot owner | Licensed plumber only | Check by-laws for access |
Drilling Concrete Walls and Slabs in Towers and Walk-Ups
Hanging a TV, a mirror or a row of shelves in a Gold Coast unit can mean drilling into concrete, block or plasterboard over steel studs, sometimes in one room. Concrete walls need a hammer drill, masonry bits and an anchor rated for the load, and the work is louder and slower than fixing into a timber stud. Ramset makes concrete screw anchors, and Fischer makes wall plugs and anchors for concrete, brick and hollow walls. Makita, Milwaukee and DeWalt make cordless hammer drills suited to this kind of fixing. A stud is a vertical timber or steel frame member behind plasterboard, and a heavy TV bracket there should go into studs or a rated anchor. Plasterboard alone will not hold a full motion TV arm, which levers outward each time it is pulled away from the wall.
Ceilings and floors in a concrete tower need more care than walls. Some towers are built with post-tensioned slabs, which contain steel cables stretched under very high tension and cast inside the concrete. Drilling into one of those cables can damage it and weaken the slab, so a handyman should not drill into a ceiling or floor slab without the body corporate's written consent. Queensland Government guidance lists essential structural elements of the building as a body corporate responsibility, even where they are not on common property. Bosch makes wall scanners that detect metal, cables and studs, but a scanner is a check before drilling and not a substitute for the building's records.
Homes built before 1990, including older low-rise blocks and beach cottages, are likely to contain some asbestos, according to the Queensland Government asbestos website. Anyone drilling a few holes in fibro wall or eave linings must keep fibres out of the air, using hand tools or low-speed battery tools with a wet method. Power tools such as sanders, saws and grinders must not be used unless enclosed or fitted with a dust control device, such as on-tool extraction linked to an H class hazardous dust vacuum. Removing more than 10 square metres of non-friable asbestos, the bonded kind in fibro sheeting, needs a licensed removalist, and asbestos testing at an accredited laboratory confirms whether it is present before anyone cuts.
Fixing Into Gold Coast Walls
Fire-Rated Entry Doors in Apartment Buildings
The front door of an apartment that opens onto a common corridor may be a fire door, built and tested to hold back fire and smoke for a set time. A fire door carries a compliance tag, a small plate or label on the door edge, which is one way to tell it apart from an ordinary door. Its hinges, lock, seals and closer are part of what was tested, and the closer is the arm at the top that pulls the door shut. Drilling a peephole or swapping a lock can therefore change how the door performs in a fire. The QBCC lists installing and maintaining fire doors and fire shutters within the scope of its passive fire protection licence, and carpentry and joinery licence holders can also install fire doors. Handymen without one of those licences should leave the door, its closer and its hardware alone.
Because the door is set in a boundary wall between the lot and common property, the body corporate is usually the party that maintains it. Any door that no longer closes and latches on its own should be reported to the building manager, who can arrange a licensed contractor. Owners who want a new lock or a digital keypad on a fire-rated front door need the body corporate's approval and a contractor licensed for fire door work. Gainsborough and Lockwood make door hardware, and any lock fitted to a fire door has to be one the door's maker allows for that door. Doors inside the unit, such as bedroom and wardrobe doors, are the owner's responsibility, and a handyman can rehang, trim or replace them.
| Door Job | Fire-Rated Entry Door | Door Inside the Lot | Main Check |
|---|---|---|---|
| Hinges tightened or replaced | Licensed fire door contractor | Handyman | Hinge type and screw length |
| Door closer adjusted | Licensed fire door contractor | Handyman, if a closer is fitted | Door closes and latches fully |
| Lock or handle changed | Licensed contractor, with approval | Handyman | Hardware matched to the door |
| Peephole or pet flap added | Approval and a licensed contractor | Handyman | Hole size and door core |
| Door trimmed at the bottom | Licensed contractor only | Handyman | Clearance above the floor covering |
| Seals or weather strips fitted | Licensed contractor only | Handyman | Fire seals differ from draught strips |
Balcony Sliders, Roller Wheels and Flyscreen Doors
The aluminium sliding door onto a balcony runs on small wheels called rollers, set in the bottom of the door panel, which carry the full weight of the glass. Sand and salt that collect in the bottom track wear those rollers down until the door drags, jumps the track or will not lock. The handyman can lift the panel out, fit new rollers that match the door maker's profile and adjust the height so the lock lines up again. Replacement rollers in stainless steel or with sealed bearings cost more than basic nylon wheels, and the quote should name the type. On a high floor, the panel has to come out on the inside of the unit, since nobody should lean over a balustrade to handle heavy glass. Two people are needed for large panels, and the second person adds to the labour cost.
Flyscreen doors on balcony sliders also wear quickly in onshore winds. Mesh pulls out of the spline, the rubber cord that holds it in the frame, and the screen door wheels run in the same gritty track as the main door. Rescreening one door costs about $60 to $130 in 2026, and pet-resistant or stainless mesh adds to the materials line. Rinsing the track with fresh water and vacuuming out sand between visits slows the wear, and it needs no tools. Replacing every screen across a unit is a bigger job than a rescreen, and flyscreen replacement and installation specialists can measure and make them to size.
Balcony floors in towers are laid over a waterproofing membrane, a flexible layer under the tiles that stops water entering the unit below. Screwing a planter stand, a privacy screen or a clothes airer into the balcony floor can pierce that membrane and start a leak. Leaks from a damaged membrane are a job for balcony waterproofing and repair specialists, and the repair can involve lifting tiles over a wide area. Free-standing items that need no drilling avoid that risk, and the body corporate's by-laws may restrict what can be fixed to a balcony anyway.
Balcony Slider Checklist
Locks, Hinges and Sheet Steel Close to the Surf
Salt spray from the surf settles on locks, hinges, handles and screws, and plated or powder-coated hardware near the beach can pit and stain soon after it is fitted. Gainsborough makes door hardware and recommends marine grade 316 stainless steel for homes exposed to salt air, because the molybdenum in 316 resists corrosion better than 304 grade. The same maker notes that some studies suggest salt spray can reach up to 48 kilometres inland, so canal homes and suburbs well back from the beach are not free of it. Gainsborough suggests cleaning stainless door hardware about once a month with warm soapy water and a soft cloth, and avoiding steel wool, which leaves particles behind. Hardware warranties can exclude damage caused by poor maintenance, so a record of cleaning visits can help with any later claim.
Sheds, carports and fences made from steel sheeting are another part of a coastal handyman job list. BlueScope makes Colorbond steel and publishes guidance on which of its products suit each distance from breaking surf. For wall cladding, BlueScope recommends Colorbond Ultra from 500 to 800 metres from breaking surf and its stainless product within 500 metres, while standard Colorbond walling is listed for sites more than 800 metres away. Lysaght makes steel roofing and walling sheets, and Stratco makes steel fencing and sheds, so a replacement sheet should match the grade of the panels around it. Mixing metals, such as galvanised screws through stainless brackets, can speed up corrosion where the two metals touch.
Fixings matter as much as the hardware they hold. Stainless hinges held on with plated screws will still stain and loosen as the screws rust in the timber or frame. Selleys and Sika make sealants used around door frames and balcony thresholds, and a sealant rated for outdoor exposure is the better choice at a beach address. For beachfront and canal homes, the quote should say which grade of hardware, screw and sealant is included.
| Item | Better Near the Surf | Cheaper Option | What It Means for the Quote |
|---|---|---|---|
| Entrance lock and handle | 316 stainless steel | Plated or powder-coated zinc | Higher parts cost, fewer replacements |
| Door hinges | 316 stainless steel | Plated steel | Screws matched to the hinge |
| Screws and small fixings | Stainless to suit the hardware | Zinc plated | Small extra cost, no rust streaks |
| Shed or fence wall sheets | Grade matched to distance from surf | Standard sheet | Sheet grade named on the quote |
| Sealant at frames and thresholds | Outdoor-rated sealant | General indoor sealant | Product named on the quote |
| Balcony door rollers | Stainless or sealed bearing rollers | Basic nylon wheels | Roller type named on the quote |
Small Repairs in Holiday Units Between Bookings
Holiday units can take more wear than a family home, because each group of guests uses the doors, blinds and furniture differently. Owners who manage their own lets need a handyman who can fit a repair into the gap between check-out and the next check-in, which may be only a few hours. Onsite letting managers in resort buildings may arrange repairs for the units they rent out to guests, so owners should check their letting agreement before booking an outside handyman. Self-managed owners deal with the handyman directly, and some keep a standing arrangement for a weekly or fortnightly visit. That arrangement should still be written down, with the hourly rate, the minimum charge and the amount the handyman can spend on parts without asking.
Leaving a small parts kit in a locked cupboard at the property saves a second trip for common failures. The kit might hold spare blind cords, curtain track gliders, toilet seat fixings, furniture glides, remote batteries and a spare flyscreen roller. Guests can damage furniture by dragging it across tiles, so felt glides under chairs and tables protect both the furniture and the floor. Fixing a door stop to the skirting board stops door handles punching holes in the plasterboard behind them. Yale makes digital door locks with keypad entry, which let an owner give the handyman a code and change it afterwards, provided the door is not a fire door. Photos of each finished repair, sent the same day, give an absent owner a record without a trip to the coast.
Running toilets and dripping taps reported by guests need a licensed plumber, and plumbers on the coast charge more per hour than handymen, according to the Gold Coast plumber guide. Faults with power points or lights go to a licensed Gold Coast electrician, whatever the size of the job. Cleaners who prepare the unit between guests can photograph broken items so the handyman arrives with the right part, and you can compare their rates in our Gold Coast cleaner hiring guide. Keeping all three contacts in one list shortens the time a unit stays empty awaiting repairs.

Battery or Hardwired: Getting Smoke Alarms Compliant Before New Year
Every Queensland dwelling must have compliant smoke alarms installed by 1 January 2027, according to Queensland Fire Department guidance. Homes being sold, rented or re-rented already need them, so the deadline mainly affects owner-occupied homes and holiday homes that have not been upgraded. A compliant alarm is photoelectric, meaning it senses smoke with a light sensor, and it is interconnected so that every alarm sounds when one does. Alarms must be fitted in every bedroom, in hallways connecting bedrooms to the rest of the home, and on every storey.
Battery alarms must have a 10-year non-removable battery, and they can be linked to each other wirelessly. Alarms of that type do not need an electrician, so a handyman can supply and fit them, at about $110 to $190 each in 2026. Hardwired alarms are different, because 240-volt alarms connect to the electricity supply and must be connected by a licensed electrician. Where a home already has hardwired alarms, the replacements must also be hardwired, so a handyman cannot swap them for battery units. Brooks and Clipsal make photoelectric smoke alarms in both battery and hardwired versions. Holiday homes with several bedrooms over two levels can need six or more alarms, so the owner should count bedrooms and levels before requesting smoke alarm installation.
Apartment owners should check what is already on the ceiling before buying new alarms. Detectors wired to the building's fire panel are part of the building's fire safety system, and only the contractors who maintain that system should touch them. Any separate alarm powered from the unit's own circuits is a hardwired alarm and needs an electrician. Where neither kind is present, battery alarms fitted by a handyman can meet the rules, and the body corporate can confirm what the building already provides. Whatever the type, look for the Australian Standard number AS 3786-2014 on the alarm, and replace any alarm that is over ten years old, fails a test or contains an ionisation sensor.
| Alarm Type | Who Can Fit It | Estimate 2026 | Note |
|---|---|---|---|
| 10-year battery, wireless interconnected | Handyman or owner | $110 - $190 each, supplied | Must show AS 3786-2014 |
| 240-volt hardwired, interconnected | Licensed electrician | $140 - $280 each | Hardwired replaced with hardwired |
| Detector on a building fire panel | Fire services contractor | Body corporate cost | Report faults to the manager |
| Old ionisation alarm | Replace with photoelectric | Price of a new alarm | Ionisation sensors must go |
| Alarm over ten years old | Replace with a compliant alarm | Price of a new alarm | Check the date on the back |
Fixtures, Urgent Repairs and Long-Term Rentals
Tenants who want a shelf, a TV bracket or a picture hook fixed to the wall need the owner's approval first, using Form 23 from the Residential Tenancies Authority. The form is a request to attach fixtures or make structural changes, a separate form is advised for each request, and the property manager or owner has 28 days to decide. Where body corporate by-laws need further approval, the request goes to the body corporate within those 28 days, and its own decision is not bound by that limit. No reply does not count as permission, so a tenant who hears nothing should use the RTA's free dispute resolution before drilling. Owners can approve with conditions, such as requiring the tenant to repair any damage when the fixture is removed.
Emergency repairs follow a separate process under Queensland tenancy rules. They include a fault or damage that makes the home unsafe or insecure, which takes in smoke alarms, as well as serious storm damage. The tenant should first contact the nominated repairer or the emergency contact named in the tenancy agreement. If nobody can be reached within a reasonable time, the tenant can arrange the repair up to a value of four weeks' rent. The owner then has at least 7 days to reimburse the tenant, after which the tenant can apply urgently to the Queensland Civil and Administrative Tribunal (QCAT). Handymen engaged for an emergency lock or door repair should give the tenant an itemised invoice to pass to the owner.
Minimum housing standards have applied to every general tenancy in Queensland since 1 September 2024. Several involve handyman work: external doors and windows need working locks or latches, bedrooms need privacy window coverings, and fixtures must not be likely to injure anyone in normal use. Loose towel rails, broken window latches and missing bedroom blinds can therefore be more than cosmetic problems in a rental, and blinds and curtains installation can cover the last of those. Owners who keep a Gold Coast property on the long-term rental market can book a handyman to check those items before each new lease starts.
Tenant or Owner: Who Books the Handyman
Getting Homes and Balconies Ready Before Summer Storms
Queensland Government advice is to prepare a home before storm, cyclone and monsoon season by checking the roof, cleaning gutters and downpipes, trimming trees and securing loose items. The QBCC checklist adds protecting skylights with wire mesh and fitting shutters or security screens to glass doors and windows. Ground-level and gutter items can be handled by a handyman in one visit, at about $250 to $600 for a half day with a fixed list. Roof sheets and loose tiles are different, and anything above the gutter line is roofer work, so Gold Coast roofers should be booked for it. Gutters on a two-storey house cost more to clean than on a single-storey home because of the ladder work and the extra time.
In a tower, the main storm job is on the balcony. Outdoor furniture, pot plants, umbrellas and barbecue covers left on a high balcony can be lifted by strong winds and fall onto people or property below. Holiday let owners who are away from the coast can ask a handyman to bring items inside or tie them down when a severe weather warning is issued. Some buildings set rules on what can stay on a balcony, and the body corporate manager can confirm them. Shade sails over ground-floor courtyards can be unclipped and stored before a storm, and a handyman can show the owner how to take them down safely.
After a storm, the State Emergency Service can be called on 132 500 for help with damage such as a tree on the roof or a leak that needs an emergency tarp. Insurers may ask for photos and an itemised invoice before they pay for repairs, so the handyman's paperwork matters. The QBCC reminds owners that a contractor must be licensed for building work over $3,300, which can apply to larger storm repairs such as a full fence or a carport. Smaller fixes, such as rehanging a gate or replacing a few palings, remain handyman work, while storm damage repair specialists can take the larger rebuilds.
| Job | Gold Coast Estimate | Who Does It | When to Book |
|---|---|---|---|
| Gutters cleaned, single storey | $180 - $380 | Handyman or gutter cleaner | Before the first summer storms |
| Gutters cleaned, two storey | $280 - $550 | Handyman or gutter cleaner | Before the first summer storms |
| Loose items secured or stored | $95 - $250 | Handyman | When a warning is issued |
| Gate rehung or relatched | $120 - $300 | Handyman | Any time before the season |
| Fence palings or sheets replaced | $150 - $500 | Handyman or fencer | After the damage is photographed |
| Loose roof sheets or tiles | Roofer's quote | Licensed roofer | As soon as damage is found |
| Overhanging branches trimmed | Arborist's quote | Arborist | Before the season starts |
Acreage and Hillside Homes Behind the Coast
Behind the beaches, the Gold Coast hinterland takes in Currumbin Valley, Tallebudgera Valley, Springbrook and Mudgeeraba, with Tamborine Mountain just over the council boundary. Properties there are larger, and handyman jobs shift toward farm gates, shed doors, fencing and long timber decks. The roads are narrow and winding in places, which adds time to every trip and makes a second visit for a forgotten part expensive. Handymen who live in or near the hinterland may not charge a travel fee for nearby addresses, while coast-based handymen are more likely to add one. Photos, measurements and the make of any gate hardware sent ahead of time help the handyman load the right parts.
Some hinterland jobs move beyond handyman work once the problem is looked at closely. A sagging deck can mean rotten bearers or posts, which are the structural timbers under the boards, and replacing those is carpentry work that may need a licensed builder. Water tanks are heavy when full, since 5,000 litres of water weighs about five tonnes, so a leaning tank stand needs a builder or engineer and not a quick prop. Retaining walls on sloping blocks fall into the same group, and council rules for hillside walls are a matter for a Gold Coast landscaper or builder.
On these properties the handyman's role is the lighter work, such as rehanging gates, replacing a few deck boards and fixing shed doors. Paddock and driveway gates on acreage sag as hinge pins wear and posts lean, and a handyman can reset the hinges, fit a new latch or add a gate wheel. New fence posts can strike buried cables or pipes, so a free request through Before You Dig Australia before digging post holes is sensible. Older hinterland homes may have fibro linings, so test any fibro before drilling, the same as for older homes on the coast. Owners of rural homes west of Brisbane, where flood repairs add to similar gate and shed jobs, can read our Ipswich and Lockyer Valley handyman guide.
Planning a Hinterland Visit
When a Handyman List Becomes QBCC Licensed Work
Handymen do not need a QBCC licence for building work valued at $3,300 or less, provided the work is not electrical or plumbing work and does not need an occupational licence. Above $3,300, counting labour, materials and GST, the person doing the building work must hold a QBCC licence for that class of work. Some work needs a licence at any value, including plumbing and drainage, gas fitting, chemical termite management and fire protection. Electrical work is licensed separately through the Electrical Safety Office, and it is never handyman work at any dollar value. Long lists of small jobs can pass $3,300 once materials are added, so larger lists should be priced by a contractor licensed for that class of work.
Payment rules also change with the contract value. For work of $3,300 or less, the maximum deposit is 20 per cent of the price. Level 1 contracts, from $3,301 to $19,999, allow a deposit of up to 10 per cent, and level 2 contracts of $20,000 or more allow up to 5 per cent. Up to 20 per cent is allowed where custom work made off site, such as made-to-measure windows or a prefabricated shed, is more than half the contract price. Every contract over $3,300 must include advice about the cooling-off period, and progress payments must match the work completed. No contractor can claim more than half the contract price, including the deposit, until at least half of the work on site is done.
Residential building work over $3,300 done by a licensed contractor is generally covered by the Queensland Home Warranty Scheme. Multi-unit buildings with more than three storeys above a car park fall outside that scheme, so owners in taller towers cannot rely on it for work inside their units. Work by an unlicensed person has no cover under the scheme, so search the QBCC licence register before paying a deposit. The licence search shows the licence class, so you can check that it matches the job.
| Job Value or Type | Licence Needed | Maximum Deposit | Contract Rule |
|---|---|---|---|
| Building work up to $3,300 | No QBCC licence for a handyman | 20 per cent | Written contract recommended |

| $20,000 or more | QBCC licence for that class | 5 per cent | Level 2 contract, cooling-off advice |
| Custom off-site work over half the price | QBCC licence over $3,300 | Up to 20 per cent | Contract describes the off-site work |
| Plumbing, drainage or gas fitting | Licensed trade at any value | Set by contract value | Plumbing or gas paperwork |
| Electrical work | Licensed electrician at any value | Set by contract value | Certificate of testing and safety |
| Fire doors and fire protection | Fire protection or carpentry licence | Set by contract value | Body corporate approval in units |
Unfinished Repairs, Faulty Work and Who Can Help
Under the Australian Consumer Law, a handyman's services must be provided with due care and skill and be fit for any purpose you made known. If a repair fails because of poor workmanship, you are entitled to have it fixed, and for a major failure you may be able to cancel and get a refund. The first step is to write to the handyman, describe the problem with photos and give a reasonable date to return. The Australian Competition and Consumer Commission (ACCC) publishes plain guidance on consumer guarantees for services, which can be quoted in that letter. Keep copies of the quote, invoice and messages in case the matter goes further.
Where the job was domestic building work, QCAT requires both parties to go through a QBCC dispute resolution process before applying, and the QBCC also deals with defective and incomplete work. For other disputes, QCAT hears consumer and trader claims valued up to and including $25,000. QCAT registry staff cannot advise which type of claim to file, so it helps to get legal advice on whether a claim is a building dispute or a consumer one. Unit owners with a dispute over common property repairs can use the dispute resolution service of the Office of the Commissioner for Body Corporate and Community Management. Tenants and owners use the RTA's dispute resolution service before applying to QCAT on tenancy matters.
Paying by bank transfer to a business account leaves a record that supports any later claim. Handymen without an Australian Business Number (ABN) or insurance are harder to pursue, so check the ABN on the Australian Business Register and request a certificate of currency for public liability insurance. A certificate of currency is a one-page document from the insurer that shows the policy is active on a given date. Building managers in towers may want the same document before a contractor can start, so a handyman who takes unit work should have it ready.
Lines to Check Before Accepting a Gold Coast Handyman Price
A clear Gold Coast handyman quote lists every job separately, with labour, parts and any fixed price shown against each line. Access time for towers, such as parking and lift bookings, should be either included in a fixed price or stated as billable time. For coastal homes, the quote should name the grade of any hardware, screws and rollers, since 316 stainless steel and plated parts look similar on the day they are fitted. Any travel fee for a hinterland address should be a single named amount, with a note on whether return trips for parts are charged. Where part of the job needs a plumber, electrician or fire door contractor, the quote should say so and leave that work out.
Be wary of a quote that bundles a long list into one price with no breakdown, since it cannot be compared or checked for missing items. Requests for a large cash deposit before any work starts are another warning sign, given the deposit limits that apply to building work. Watch for any offer to adjust a fire door, drill into a balcony floor or replace hardwired smoke alarms, because none of that is handyman work. Handymen who will not provide an ABN, an insurance certificate or a written quote are harder to hold to account later.

Sending Every Gold Coast Handyman the Same Job Sheet
To get comparable quotes, send one written job sheet to every handyman. Number each job, add a photo and a rough measurement, and note whether the item is in a unit, a house or a holiday let. For units, include the floor level, the building's parking and lift rules and whether the body corporate has approved any work on common property. For beach addresses, say whether you want 316 stainless hardware, so every quote prices the same grade. For hinterland properties, describe the driveway and road access and list any gate or shed hardware by brand. Sending the same sheet to three handymen lets you compare their hourly rates, minimum charges and fixed prices on equal terms.
Timing has an effect on the prices handymen give. Weekday daytime visits avoid weekend rates, and booking before storm season or the busy summer holidays gives more choice of dates. Holiday let owners can name a gap between bookings so the handyman prices a visit that fits the window. If a bathroom repair grows into a retile, the job moves to a tiler, whose quotes you can compare using our Gold Coast tiler guide. Once you choose a quote, confirm the jobs, price, date and access details in writing, and keep that message with the invoice.
